Hot home

MAKING A STATEMENT

This unique Halswell residence received the Residential New Home Between 150m2 and 300m2 Architectural Design Award at the Canterbury/Westland Regional ADNZ Architectural Design Awards in 2015. The home was designed to offer its owners a play on the classic European farm barn conversion. By incorporating large hardwood beams, which the owners had sourced over the years, with exposed steelwork, raw concrete and plenty of subtle details blended with beautifullycrafted bespoke joinery units, the house champions a rich tapestry of old and new. The judges said the home balanced an eclectic selection of natural materials well. A range of styles are successfully brought together and a sense of time is invested in the work. The architect behind the home is Nic Curragh of Objects Limited.

First homes

First-home buyers: to buy or to build? By Lydia Truesdale

For many New Zealanders, home ownership is the ultimate dream. About half of all adults in New Zealand own their own property – specifically 49.8 percent of people aged 15 years and over owned or partly owned the home they lived in, according to Statistics New Zealand’s 2013 Census.

This demand, exasperated by immense international interest, means there’s not a huge amount of freely available properties, let alone at prices that welcome the average income. But fear not, future homeowners, because with people’s frustration comes ingenious inventiveness on what constitutes a home. The variety of houses available and popping up is expanding, particularly at entry level, from traditional, architectural designs to more innovative, space-saving and bang for your buck solutions like tiny houses, container houses, barn-style houses and houses on wheels.

So, where to start? House hunting is a daunting process and the rules of the game often change to reflect the market. First things first - is getting your home loan or pre-approved finance confirmed. Once your finance has been approved, the very next things to consider are your three Ps: purchasing power, preferred lifestyle, and preferred choice of location. • What’s your spending limit? • Do you mind commuting or do you want to be in close proximity to the community and its amenities? • Are there public transport routes handy to the property? • What are the neighbourhood crime rates? • How receptive is the section to sun? • What are the views like? • How close are your neighbours? • Where is the nearest school? Etcetera. Once you have an idea of the above, it’s time to consider some of the differences between building and buying: what are some of the factors behind each process and what might be best for you and your budget. 6 | B&R

www.buildandrenovate.co.nz

Buying

Building

Pros:

Pros:

• The hard work has been done for you and you can essentially move straight in after settlement without having to wait for your dwelling to be built

• Flexibility with budget and customisation

• What you see is generally what you get. Cons: • You might have to compromise some desirable factors for others • Buying existing property is generally the more expensive option of the two. 1. Choosing a property • LIM report • EQC report/repairs • Rates • Insurance • Property tax

• Convenience and cost-effectiveness of home and land packages. Cons: • Building is a much longer process than buying existing • There is more opportunity for complications to arise throughout the process and delay you or put you over budget. 1. Choosing a section • Terrain, surveys and valuations • District plans, titles, covenants, building and resource consents • LIMs, PIMs and council files

• Location/zoning.

• Services (power, phone, water and sewerage)

2. Choosing personnel

• Rates

• Real estate agent • Lawyer. 3. Settlement

• Architects’ plans and/or builders’ quote • Conditions • Sale and purchase agreement.

• Conditions

2. Choosing personnel

• Sale and purchase agreement.

• Banker or mortgage broker? • Designers, architects and builders

Keep in mind: A property tax applies if selling within two years (or a Residential Land Withholding Tax for offshore persons). You can ask the agent anything you want to know about the property and they can’t withhold any information they are aware of. However, you shouldn’t rely only on their information and you should do your own research. Depending on the property, other things to consider getting checked out are weather tightness issues, possible ‘P’ contamination and the condition of plumbing and wiring. You might be eligible for KiwiSaver’s First Home Buyers Grant, which could increase your purchasing power considerably. The following organisations offer free advice, information and/or resources about property and the buyer’s process:

• Lawyers • Tradespeople and labourers. 3. Construction begins • Project management • Expected timeframe and budget • The better your preparation throughout the earlier stages of the process, the better equipped you will be to adapt to and nip challenges in the bud.

THE CUBE By Lydia Truesdale

Small, innovative housing solutions are emerging victorious from the Christchurch rebuild. Slowly but surely they’re becoming a popular choice for a range of homeowners, and rightfully so.

“There’s a big difference between a house that’s affordable because it is poor quality and a house that’s affordable because it is innovative,” says director of Cube, Matt Gorinski.

A local, forward-thinking project management and building company, Cube was among the first local companies to recognise the place of progressive, compact housing in today’s economy and is refreshingly passionate about marrying these solutions with homeowners. WHAT’S A CUBE HOUSE? A ‘Cube’ house is a small yet highly sophisticated home. It’s by no means ‘cheap’, rather affordable, because of its intelligent composition within compact dimensions. There are three set designs to choose from: the original (one bedroom), a T shape and an L-shape (both two bedroom). The designs consist of open-

plan entertaining areas, private bedrooms and full size bathrooms. When it comes to materials only the best are used, ensuring a high-spec home that exceeds standard regulations. To allow for this to occur on budget, every component, even floor covering dimensions, have been designed to size to avoid wasted labour and material costs. An original Cube house is versatile: able to be transported in one piece for relocation or on-sale, or to be extended in a seamless manner, for example, the entertaining area can be enhanced by flowing onto a deck, and any additional bedrooms can be easily added to the bedroom wing. COST OF A CUBE HOUSE To build, a Cube house generally costs in excess of $2,000 per square metre but Matt says this is a poor indication of overall affordability when you consider

that buyers can build a brand new, hi-spec home, that is highly affordable to run long term, from $86,000 + GST. Coupled with a section purchase price of say $150,000, buyers end up with a warm, clean, environmentally and financiallyefficient house for under $290,000 – and that’s something that appeals to a number of people including first home buyers, retirees, young professionals, travelling professionals, young families and more. CUBE HOUSES: THE WAY OF THE FUTURE Harcourts Grenadier’s Keith MacDonald, top salesperson at the Beckenham office for 2016-2017, was the agent for a Cube house that recently sold in the Port Hills. He says there was a strong showing of interest and the design generated excitement and discussion amongst potential buyers. Cube’s innovative building solutions extend to sleep outs and offices. These smaller designs – Cube cabins – are an intelligent way to add value to most investments, either as a home studio or office that is private to the main house, or as an extra, standalone bedroom for guests, family or as a rental/ B&B opportunity. Cube has completed a number of builds and has many more in the pipeline. Matt recognises that

If you have questions about smaller housing solutions, Matt the expert can help, as he has plenty of experience: MATT GORINSKI Cube Cabins (03) 332 0053 matt@cubecontracting.co.nz www.cubecabins.co.nz www.cubecontracting.co.nz

a Cube design is not going to be suitable for every homebuyer, but its familiarities with modernEuropean housing movements suggest compact, innovative housing is the way of the future. Matt wholeheartedly believes that if people keep an open mind to modern housing solutions then even those who think they can’t get on the property ladder might not only be able to call themselves homeowners, but homeowners of a brand new, sophisticated home of the future. HIDDEN COSTS By Natalia Rietveld

When looking to build your own home or renovate your existing home, if a quote looks too good to be true, chances are it probably is. More often than not builders will leave out certain costs to bring their overall quote price down to secure the job. Here are a few things to look out for on your next quote.

ASBESTOS REMOVAL When tearing down the old and building anew or when renovating your existing home, asbestos is one to look for. In any home that was built before the year 2000 make sure it has been checked for asbestos. If asbestos is present a specialist team will be required to remove it. These costs can escalate quickly.

ENGINEERING The main engineering costs are usually in two areas - structural and foundations. If plans have not been finalised, a ‘PC sum’ will need to be allowed. For foundations a geo-tech report needs to be provided to the engineer so they can work out what is required for your project to meet, or exceed the NZ Building Code. For the structural engineering, the plans will need to be provided to the engineer so they can determine what size, specification, and spacing of timber or steel frame work is required for your project to meet, or exceed NZ Building Code. Engineering costs are not cheap and can ramp up considerably depending on the complexity of the job.

TEMPORARY SERVICES Site fencing, site toilet and a temporary running water supply are now basic health and safety requirements on many construction sites and these are usually a week-by-week renting cost. Scaffolding is also another big cost to keep an eye on. Waiting for plans/consents to come out of council and weather and contractor delays can drag out the timeline of your project, adding to the overall costs of the temporary services.

SITE PREP COSTS A lot of house package costs are associated with a “flat and level site”. If your section is undulated and hard to get vehicles and machinery to, bottom line is, it will cost you more to build on. If your main contractor hasn’t been to check out where the project is to take place, you can assume they have priced it as a “flat and level site” which can end up in arguments around

the extra costs associated with the build.

PC SUMS Just be aware if the quote has a lot of Prime Cost sums (PC sums) in it. Some PC sums are to be expected as it may not be possible to have an exact cost at the time, but just check that the PC sums are relevant, and ask other people or professionals that you know in the industry, if the PC sums are enough to cover or close to covering what they are allowed for.

COUNCIL FEES Check in your quote to see if the main contractor has included any council fees. Council consents may be required and you may even need a resource consent, or have to pay a development levy.

GST Is your quote GST inclusive or exclusive? That’s a 15 percent difference which on a $600,000 house and land package is roughly $78,000.

Interior design

Getting it right By Ann-Marie Appleton

A cheeky answer would be “not hiring an interior designer!”

Seriously though, working with qualified, experienced and trusted professionals like designers, architects and great builders from the beginning will eliminate many, many costly mistakes and save a great deal of time, stress and money. Here are snippets of some conversations I’ve had over the years…

Is there a focal point? Do I have too many? Each room needs a place that draws the eyes, whether it’s fabulous interior architecture, amazing wallpaper, beautiful furniture, fabulous art work… however, you need some blank spaces and a place for eyes to ‘rest’ as they observe and take a room in. Be careful your focal point isn’t actually tidy clutter. Custom-made curtains and window treatments are a classic investment. Avoid cheap and casual looking curtains, as these are rarely a suitable investment for a stylish home, in any room.

As an interior designer I am often asked, when I meet new people “what are the most common design mistakes people make in their home?”

CY PAC

Don’t skimp on lighting – ceiling lights, pendant lights, floor lamps, wall lights, table lamps, even candles – all add interest and layered lighting creates a great ambience and can hide a multitude of sins! Art work hung too high or too low irritates a lot of people –try and keep at eye level. Some pieces look better grouped, such as family photos, other pieces may need space around it. Don’t be afraid of mirrors – hanging a large mirror will diffuse light and can create the illusion of space. Mirrors hung specifically behind lamps reflect and add more light into a room. Check out your scale and proportion. A very common mistake is oversized couches squashed into a room with no space for anything else. Take some time to measure both your room and the furniture.

Try not to use trendy or ‘fashion’ colours/patterns for custom furniture, drapes etc – they will date much quicker and you may regret this decision in a couple of years. Do it only if you really, really love it or keep it to smaller pieces, cushions, accessories etc Don’t over do it when themeing a room – keep it subtle, know when to stop and add a few neutral pieces to break it up. Add your own personal touches, don’t be too ‘matchy-matchy’ but most of all you must love it. Don’t buy everything from the same place or copy the ‘whole’ look – it will only leave you and your home looking a bit flat and predictable. CREATING GREAT KITCHENS A kitchen that flows like a work of art is one that has not only been designed and dressed well, but one that also prioritises effortlesslyfunctioning hardware.

Kitchen and interior extraordinaire, Melanie Craig of the award-winning, Wanakabased Melanie Craig Design Ltd, specifies Blum products for just this reason.

Kitchens have certainly integrated themselves into our open plan living experience, and for Melanie, it’s paramount her clients have well-organised drawers that open without effort and close quietly. “How frustrating is it when you are cooking your evening meal and you can’t find the wooden spoon and it starts to burn… you were calm, now you’re rushing, hunting high and low for your lost spoon.”

“Kitchens for me are the control tower of the home. Your kitchen is where your day begins, where your children do their homework, where your grandchildren help you bake, where friends linger. It’s where your lifestyle unravels,” Melanie says.

She adds that we are often found conversing with friends and family whilst endeavouring to cook dinner, prepare nibbles and the likes. Making things that little bit easier, no longer is it necessary for drawers to be unorganised, hard to open, or slam shut interrupting conversation.

“It’s not until you intensely study the area and the people habits do you truly understand the kitchen’s importance.”

Blum offers internal drawer organisation at its best. For Melanie the Ambia-Line is a standout. Boasting slim,

minimalist design and diverse setting options, it’s flexible for many of her clients. Another of Melanie’s go-to product lines is Blumotion – the soft-close system developed by Blum. With Blumotion, kitchen drawers close softly and effortlessly no matter how hard you slam fronts, doors or pullouts, or how heavy they are. Melanie’s enviable eye for spatially-savvy design solutions results in unique spaces specific to the client and their needs.

She finds the Blum brand appreciates form and function as much as she does and, accordingly, Blum products perfectly harmonise and bring to life the kitchen havens she’s worked so hard to create for her clients. Joinery

Kitchens

of quality

Buying in subdivisions has become a popular choice for homeowners enduring the Canterbury rebuild, and helping this growing demographic of proprietors to bring to life their dream homes is Christchurch-based Misco Joinery. Having been in the trade for 30 years, Misco Joinery has come to understand that trends and techniques may change over time, but what is ultimately important to homeowners doesn’t: quality craftsmanship that functions well and stands the test of time. Individually Misco’s team of staff boast specialist strengths that collectively carry across the board to meet these demands and more. The imminent completion of a brand new, 3,500 square metre purpose-built showroom and factory in Kaiapoi is proof that Misco’s ability to actualise clients’ dream kitchens is in hot demand. The whole team is heavily involved in the completion of its new headquarters. They are completing all their own joinery – because, they say, if you want a job done right you do it yourself – as well as throwing ‘paint parties’ to simultaneously complete the paint work while having fun developing company culture.

Kitchens and carpentry of the finest craftsmanship Misco was founded out of one man’s desire to produce quality kitchen carpentry for his peers and this remains a distinguishing factor of the company today. Growth has happened organically and while still specialising in the concept to completion of new kitchens, Misco also constructs cabinetry and joinery for wardrobes, laundries, studies and offices as well as additional joinery options.

“Our team loves the German-made Hafele hardware range for its robust and trustworthy nature. All of the board we use to manufacture product is from the top of the line, moisture-resistant Aqualine range, and our stylish laminate and stone bench tops are well priced,” director Glenn Colenso says. “Quality at an affordable price is our core belief.” But crafting quality product is only half the equation; the other half being the product’s design and functionality for its intended use within its intended space. Herein lies Misco’s point of difference: the team prides itself on being able to make sense of client’s wishes and transform them into functioning works of art that outlast their use.

Subdivisions growing in popularity A growing percentage of Misco’s client base is made up of those living or buying in subdivisions. Marketing manager Penny Abell says there are many reasons why subdivisions are a popular choice for Canterbury homeowners today.

Free measure and quote on benchtops

03 349 6607 | www.arkaybenchtops.co.nz

First and foremost, houses in subdivisions are new; clean, manicured, well insulated, well ventilated and safe – built to meet all postquake compliance standards. Additionally, a new residence gives homeowners freedom of choice when it comes to design. Misco works with clients to incorporate their ideas from scratch, or making modifications without the fear of exposing the bones of an old house and the consequences that might come with it. Subdivisions in Canterbury are generally well situated and relatively reasonably priced to buy and live in and therefore particularly appeal to the demographics of first homebuyers, families, retirees and foreign nationals. This neighbourly make-up gives subdivisions a highly desirable community feel, but one that respects privacy.

A little bit of history Misco Joinery has been perfecting the art of carpentry since 1988. Specialising in the design and manufacture of kitchens, laundries, wardrobes and study areas, it has become a familiar name in the regions of Christchurch, north and south Canterbury and the West Coast of the South Island.

Joinery

The Misco process Misco personalises each and every client’s journey. It endeavours to meet even the most unique of clients’ requests, but it’s also pragmatic and advises clients when an idea is going to be more expensive, difficult or impractical than envisioned; however this doesn’t mean it won’t still produce the solution if it’s what the client wants. For the full concept to completion service, which typically takes approximately 12-16 weeks, various steps are followed for a smooth and hassle-free process: STEP ONE: Look and learn Misco encourages clients to begin by simply observing and understanding how their families really use the given space; writing down their routines for the week gives them an accurate snapshot of the nature and amount of time spent in the space, what’s working and what’s not. STEP TWO: Meet with the designer “Our designers are well accustomed to interpreting client’s wishes and illustrating them in 2D. They encompass clients’ lifestyles with their expertise in spatial planning to deliver a detailed design where clients will be at ease maximising the use of the space.”

STEP THREE: Comprehensive quote “Working off floor plans or measuring on site, our designers discuss all the available solutions and provide a competitive quote that delivers customised solutions to budget. Included in this quote is 3D CAD drawings of the layout.” STEP THREE: Sign off Director Michael Chernishoff will meet with you once you are completely happy with the design, colours and quote, to sign off before the manufacturing of your design can begin. Michael will give you details of when your solution will be manufactured and the date for installation. STEP FOUR: Manufacturing Everything is manufactured at Misco’s on-site factory using both the latest computerised equipment and doing things by hand; ensuring accuracy and efficiency. Your design will be fully completed on site, assembled and ready for installation. Step five: Installation Misco’s team of experienced installers will install your new joinery efficiently, paying stringent attention to the smallest detail.

The company was established on strong principles, as a family owned and operated enterprise between carpenter and current director, Michael Chernishoff, and his father, who took pride in hand crafting products from scratch to completion.

Misco Joinery understands that no business stands alone and it would like to make note of the close working relationships it shares with the following names on these pages: Anthony Shearer, Rheel Group, Arkay Benchtops, Stefano Orlati, Heritage Hardware, Taymac and Marbello.

Today Misco Joinery intends to keep things that way, and has added to the company’s capabilities the value of modern technologies, like using automation for tasks such as cutting to produce an even smoother, more precise finish, and in quicker time.

Grand designs In New Zealand, examples would be Larnach Castle, many old rural homesteads and a sprinkling of large suburban homes. Many of the latter are neo-Georgian in architectural style, this still being regarded by many as a stylistic pinnacle.

STATEMENTS IN SIZE

Grand designs in a rural context

It would be fair to say a grand design, in Christchurch terms, would be seen as a large home or dwelling that exceeds 400 square metres in size, for example, one that is easily bigger than the current standard home.

The latter has been catching up over the past 50 years.

However, a house of 400 square metres or more today would be perceived by most people to be generously scaled and within the reach of only a privileged few. They would also be likely to consider such a home to provide well above their general needs. Some smaller houses offering outstanding features can also be seen as grand designs.

But large homes, though perhaps not a great number of them, have defined grand designs over many centuries. The best are notable for their architecture, their setting or context and the history of their inhabitants. We can think of historic castles and palaces and in more recent times of country houses and occasional grand city houses.

While, historically, most grand designs have been built on generous plots of land and in rural areas, numerous have been constructed on small but prominent sites, offering the occupants and the viewer outstanding views and visibility. In Canterbury most are situated in rural or hillside areas. Examples of more physically prominent homes can be seen on the Port Hills, around the Lyttelton Harbour inlet and around Banks Peninsula, including Akaroa. In more recent times, a number have been built around the edge of the city’s urban area, mostly on rural residential lots.

The pattern here has been to build along traditional lines, for example in neo-Georgian style complete with sufficient land to give the impression of a traditional rural country estate, even if the land holding might be just two-five ha, not 200-500 ha or more in scale. It is axiomatic that the person with the wherewithal to build a large home is likely to have the resources to afford a reasonably generous parcel of land or a highly scenic plot offering landscape character and views. This person is unlikely to want to build an expensive home on a restrictive or unattractive piece of land. Grand designs in an urban context Within the city boundaries, the conditions for building a large and expensive home remain much the same. These include a reasonably generous parcel of land, some existing and appealing natural features such as water, large trees and most likely homes nearby of

similar character – which generally point to the inner older-residential suburbs like Fendalton, and to the Port Hills from Scarborough around to Tai Tapu. A drive around key areas of the city and the immediate hinterland indicates a massive number of new dwellings have been or are currently being constructed. Whereas EQC predicted soon after the 2010/11 earthquakes in

the order of 3,000 - 4,000 homes would need to be repaired or rebuilt, it seems 30-40,000 might be closer to the mark, with construction currently under way in what feels like every street in Fendalton. In this latter area there is the occasional grand design still emerging. However, the majority are comfortable looking new homes, mostly in the 200-400 square metre size range. Only a few

larger than this are evident on key streets. Most of the new builds are also single or double storey. Few projects are multi-level. Blocks of large apartments that have been proposed and marketed recently, appear to have failed to attract new buyers and have generally been withdrawn. Reasons for this include nervousness about further earthquakes, insurance complications and financing.

Grand designs

Smart homes

Integrated systems

The future of grand designs in Canterbury It would be safe to say that grand designs are in the minority and are not impacting the local property market to any measurable extent, thus preserving the prestige of the grand designs that do exist. Our practice is involved in a range of residential projects. Less than 10 percent of these however, would be considered to be in the grand design range. Most are in good-quality homes in the 200400 square metre range and there is an increasing range of clients moving into the sub-200 square metre range in both townhouse and stand-alone projects.

It is relatively rare for the client to ask for a contemporary style of home at this level in the market. The interior fit out is likely to be in traditional style as well. Buying and selling grand designs is limited to a small section of the market and while the entry level has risen a little in recent years, most households need to limit their purchase to suit their income level. There is also a discernible trend towards downsizing and interest in more urban living.

Smart homes – everybody has heard the term, but the thought of where to start and how much it is going to cost can be quite overwhelming when building a new home.

The first place to start is actually understanding what a smart home is. Essentially a ‘smart home’ is a house that uses the latest electronic technologies to control or automate different aspects of the house to simplify day-to-day life. WHY WOULD YOU WANT A SMART HOME? A smart home can simplify complex tasks or automate them completely. These tasks may include turning the heated towel rails on to ensure you always have warm towels in the bathroom, or turning lights on and off and adjusting the shade

control according to the time of day. It can even help you pick your favorite music station and play it throughout the house. Today, every home is different, as are every homeowner’s requirements, but if the technology you have invested in improves your daily life and does it in an unobtrusive way, then that would be considered a good investment. There is no point having the technology in your home if it takes you more time to manage it than it does to do the tasks you have tried to automate manually. No matter what sort of system you are planning on implementing, you should always speak to a custom installer like CGAV. CGAV specialises in home automation that seamlessly integrates with your audiovisual system.

Landscaping

Landscaping by the numbers By Katie Costain and Ben Freeman

Whether you’re designing a new garden or renovating an existing one, bringing your ideal landscape to life can be a pricey endeavour. With so many options available across a wide range of products and design styles, it is important to know when to splurge and when to save. By putting a bit of thought into your design, plants and hard materials ahead of time, you can keep to your budget without sacrificing your style. Getting help from landscape professionals (designers and contractors), can save you the stress and cost of making mistakes during your garden renovation. If hiring a professional is not in your budget, spend a bit of time doing some research. Garden centres and nurseries offer free landscaping and planting advice, while websites and books can help with the more practical side of things. If you’re willing and able to roll up your sleeves, you can save money on the cost of installing your new garden. Most landscape designers will be able to order the plants they have suggested for your property. If you aren’t able to follow their plan, it might be possible to get your designer to set out the plants for you to then dig the holes and plant them in the ground. It should go without saying, but if you’re not experienced with installation, hire a professional for the landscape projects you can’t undertake. Fixing DIY mistakes on garden projects can be very costly down the line and, in the meantime, poor installation can create an unsafe environment in your yard. Hardscape spaces like pathways and courtyards are much more expensive in both materials and installation than softscape areas. You can significantly cut down your costs by selecting less expensive hardscape materials, or utilising larger planting areas.

Material selection will have a significant impact on your budget. There are many options available for New Zealand gardens – from decking to paving to permeable chips and stones. Each of these materials includes a wide variety of treatments at varying price points, so it can pay to consider the application of your chosen material; cheaper materials like gravel and chip are great for side yards and pathways where they are less often used. Where hardscape is the focal point of a design, like a courtyard or patio, it can pay off in the long run to go for your top choice of material. Often underestimated, plant selection can make or break your landscape. Avoid the temptation for “instant gardening” (overfilling a bed by planting too close together). Instead, space your plants for what the garden will look like in five years, taking into account the plants’ mature sizes. While hardscaping will use up the majority of your budget, purchasing plants to fill an entire garden, or even a single garden bed, can add up very quickly. It is easy to get carried away at the nursery, but it is important to remember that not all plants are created equal. Evergreen trees and shrubs are a great way to add structure to your garden. They anchor the planting in your garden beds and will look good year-round. Opt for perennials and flowering shrubs that bloom year after year, rather than annuals which require replacing every season. Including plants in your garden that are native or well suited to your region and climate will reduce your irrigation and maintenance requirements – native plants get an extra tick as they support native birds and insects. Save your budget to upgrade plant sizes that will make a big impact in your garden. If your budget allows; spending that little bit extra will get you trees and slow growing shrubs in larger sizes, which means you’re not having to wait for those key plants to grow.

If hiring a professional is not in your budget, spend a bit of time doing some research. Garden centres and nurseries offer free landscaping and planting advice, while websites and books can help with the more practical side of things. - Katie Costain

If you choose to purchase a mature tree, ask for the help of a landscape professional for installation, in order to reduce the risk of the tree experiencing shock when transplanted.

Dividing a project up into multiple phases will probably not save money in the long run, but it will ease your budget now and allow time for you to replenish your savings. In order to do this, you will need a master plan for the finished garden before you begin. A master plan should clearly indicate zones so you can determine which areas are your top priorities and the best order in which to complete the work. There is no point starting with the front of your property if you have limited access to the back and may end up damaging and having to redo your new garden. Putting a bit of time and thought into the way you undertake your garden renovation will help save you time and money, and more importantly enable you to spend your budget more wisely, so you can get the most out of your garden. Outdoor fires

DIY Stunners

Playing

with fire

By Natalia Rietveld

Now that’s it’s chilling off it’s time to warm up. Rather than spending your nights in front of ‘the box’ why not cuddle around an outdoor fire and let the conversations start flowing?

<

A brazier is simple way to get that outdoor fire you’ve been dreaming of without having to disrupt your landscape. The benefits of a brazier are that you can move it as it suits, if it’s a little windy it can be moved to a more sheltered area or be taken out into the open to enjoy those beautiful clear starry nights. In this examples from Broadway Sheet Metals a really simple set up placed in front of a stunning view to stay warm while watching the sunset creates, an evening dreams are made of. Each and every brazier can be personalised by simply changing up your seating.

This little gem was created by mother of two Sasha Smith. She has sectioned off an area to the side and out of the wind. She has edged the area with large river stones and filled it in with Grey Rounds. The fire pit can be created using chicken wire doubled up for strength or any leftover fencing you have lying around, fill it up with a stone of your choice.

<

Make sure the wire is deep enough in the ground to keep it standing strong. Be sure to leave some gaps to allow the fire to breath. Such a simple idea can really shape your outdoor area and give you a space to socialise with friends and family alike.

< There are a lot of Youtube tutorials on how to create this look. Often created with leftover or damaged pavers/bricks as chipped corners aren’t an issue when creating this fire, and can be easily hidden. There is a little bit more work to it than just placing a brazier but if it’s a permanent fixture you’re after this is one of the cheaper ways to go. Be smart with your location choice, you don’t want something that is continuously exposed to the elements leaving it unusable 99 percent of the time. This particular fire is popular in a more rural setting depending on your seating choice can have a really nice rustic feel.

Outdoor fires

A job for the professionals

<

This beautiful table top fire is sure to impress. Just the right size to fit into those cosy little nooks with added the practicality of a tabletop. These fires are typically gas operated with the option of LPG or natural gas, eliminating the slow start that is typical of wood burners. A one-touch ignition and you can have a mesmerising, warm fire in a flash. Similar models can be found from your local hardware and garden stores.

<

This is a fire with a purpose. An outdoor pizza oven not only warms the toes but it doubles as a way to entertain your guests. Pizza is quick and easy to make for a large gathering and made in a genuine pizza oven with that subtle smokey flavor leaves your mouth watering at the thought. Free-standing pizza ovens can be bought from most hardware stores. For a more permanent fixture contact a local residential stone mason, if you have the design in your mind they can whip something up in no time. Pictured is Riverlea Group’s Buschbeck pizza oven which is available at most Mitre 10 Mega outlets, BBQ Direct and Placemakers in Riccarton. With this set-up you’ll be wanting to entertain every night of the week.

< This is an entertainers dream and the perfect example of how to turn a simple outdoor area into a sumptuous space. An outdoor fireplace creates a warm and inviting space for friends to gather for a relaxed evening. An outdoor fireplace can be inserted into a mantel of your choice to suit any setting. Modern outdoor fireplaces are cleaner burning and produce a lot more heat than a typical open fire and gas options are available. www.buildandrenovate.co.nz B&R | 19

Garages

GARAGE CONVERSIONS: TURNING DEAD SPACE INTO LIVING SPACE bedroom, must comply with council requirements for habitable rooms – insulation, damp proofing and so on – and potentially alternative on-site parking for two cars. These require a building consent.

Want more living space but don’t want to go to the expense of extending your home or moving?

More and more Kiwis are finding out there is a more cost-effective way – by converting their garages, and not just to spare bedrooms, but home gyms, man (or woman) caves, rumpus rooms, home theatres, creative spaces, home offices - the list goes on and on. As nationwide renovation specialists, Pzazz Building are finding that these conversions aren’t just being contemplated by those on a tight budget. Owners of high-end homes are getting into the act and are finding that even considerable investments in garage conversions, provided they’re well-conceived and designed, can generate strong returns by adding value to their properties.

If you’re looking to add a kitchen or create a ‘minor dwelling’ to put granny or the teens in, or to rent out, you’ll also need resource consent.

You’d never know this was once a garage. The glass doors and deck make it blend perfectly with the rest

A common problem they’ve found however, is that many homeowners believe they don’t need building or resource consent because conversions involve existing structures. This can catch up with them when they want to sell their homes if the renovation requires work that needs a consent.

There are two main types of garage conversions. The simplest is where the conversion just adds space to an existing home without changing its use from a non-habitable to a habitable space – e.g. converting the garage to a games room. All other conversions, including transforming a garage into a

A key part of garage conversions is design and space planning. This is where good spatial design is critical. You simply shouldn’t recognise conversions as former garages. That’s because, in the case of attached garages, they should be designed to fit seamlessly in with your home’s flow and décor. Even detached garages can be made to integrate beautifully with your home, either by using

WE ARE DEDICATED TO THE SAFETY OF YOUR STAFF, CONTRACTORS AND THE PUBLIC.

The perfect garage conversion integrates into both the interior and exterior of the home.

The result? A fresh new living, working or creative space which maximises the value of your property. Here are some other tips for converting your garage which Pzazz Building can help you with: Replace your garage doors: Tilt and roller doors instantly say ‘garage’ instead of ‘bedroom’, instead replace the garage door with full-length bifold glass-andaluminium doors. They instantly transform the outside appearance of the home and open up the new room to the light, air and view. Cover the cold concrete floor: Building regulations require the floor of your conversion to be 150mm higher than external paving. This gives you the opportunity to construct a raised floor with insulation or breathable

panels underneath to warm up the room. Bring in the light: Garages normally don’t have many windows, but if you replace the door with glass bifolds, sliding doors or French doors as suggested above, you’ll normally find you have plenty of light. However, if the door is facing the wrong way for the sun or view, you may want to replace it with a wall and add exterior doors or windows on the sunny side. If the new space is still a bit dark, consider skylights.

Property investment

PROPERTY MARKET MECHANICS Canterbury’s property market is ripe for residential rentals and these can be a lucrative investment if done properly, but quite the opposite if not, says Strategic Homes Group – a local company guiding homeowners towards maximised gains on their property investment. Strategic Homes is proud of its 18-year history providing solutions and guidance in property investment – whether for a first home, dream home or investment home. Director Andrew O’Donoghue says his business is ideal for people looking to create wealth through property investment, predominantly for their retirement earnings. “The first goal is to help clients earn enough equity from their investments to pay off their

own personal mortgages first and then build a retirement fund,” Andrew says. “After 18 years I can say that that’s been pretty successful for our clients.” The key to rental investment success “The quality of the home you present is directly related to the quality of tenant you receive,” Andrew says. Strategic Homes Group’s Halswell show home is an excellent example of the calibre of build the company produces. But more than each house itself, the dwelling in its overall context is carefully considered. Just as the company name suggests Andrew says he is very conscious of where urban development is heading and cogitates this – including regional transporting and infrastructure

plans as well as land/soil types – when acquiring locations for clients. “We [Strategic Homes] don’t build homes on the basis that they’re rentals…we’ve always built homes on the basis that we’d be happy to live in those homes ourselves.” It’s a renter’s market The New York Times has hailed 2017 as ‘the year of the renter’. In NZ it’s no different. A large amount of Cantabrians are

professionals who can’t afford to buy, yet are sick of renting old, cold or damp flats and want somewhere respectable to call home – and they’re getting pickier with where they choose to rent. Paired with the right rental property this demand can be transformed into a mutually beneficial agreement that provides non-homeowners with respectable rental options, and homeowners with respectable tenants that bring to fruition their profitable investment.

Controlling condensation An HRV will:

Introduce fresh, dry, warm air

With the new building codes in place, houses have become increasingly more airtight. The result of this is reduced air circulation and an increase in condensation. Older, ‘draughtier’ homes may not have required added ventilation in the past, but due to upgrading to aluminium windows, increasing insulation and sealing up the gaps to retain their heat, families are now finding that ventilation has become an issue. Snow Temp is working with Fusion Homes to help provide clean, dry, energ- efficient homes.

Exhaust, stale, polluted, humid air

Reduce condensation, mould and mildew

Snow Temp’s manager, Graham Milburn, says conventional ventilation by opening windows and doors to ventilate your house wastes 100 percent of exhausted energy, thus reducing the very purpose of energy efficiency regulations. A Heat Recovery Ventilation System (HRV) can reclaim up to 95 percent of the energy from exhausted air and recycles up 800 percent more energy than it costs to operate.

Cosy homes

Unlike other condensation control devices, HRVs perform best when conditions are at their worst. Sunshine, a warm roof space or heating elements, are unnecessary. HRVs ventilate, 24 hours a day every day. - Snow Temp manager, Graham Millburn

“People are coming to us wanting to find out more about how they work. It is actually very simple. This type of ventilation reduces high humidity, pollutants and odours in a home by replacing stale air with fresh warm air,” Graham says.

Snow Temp is finding that nowadays there is an increased market awareness of HRVs.

“Unlike other condensation control devices, HRVs perform best when conditions are at their worst. Sunshine, a warm roof space or heating elements are unnecessary. HRVs ventilate 24 hours a day, every day.

“By the natural laws of physics, whenever cold air is warmed, humidity is reduced and condensation control is the result. The fresh air introduced into a home is warm and dry and provides a permanently fresh, healthy indoor environment. “I believe that in the not too distant future heat recovery systems will be installed as a matter of course in new homes.” Snow Temp Ltd 196 Wordsworth St Sydenham Christchurch (03) 379 3589 websales@snowtemp.co.nz www.snowtemp.co.nz

Renovation and restoration

Getting rentals up to par Contractors with a passion for helping property investors make smart renovation decisions.

Greg McCourt and Jo Hopkinson met in the chaotic days of the earthquake repairs and quickly recognised in each other a commitment to detail, and the ability to engage with property owners to get the result from their investment that owners are looking for. They’ve worked together now since 2012 and GJ Solutions Group offer a one stop shop for renovations, from design and building through to painting, carpet, vinyl and concrete driveways and paths. Jo says “we start with a meeting with the property owner on site and the first things we ask the owner are, ‘what do you want out of this renovation? Do you want to maximise your rent? Are you going to sell? Are you selling now or in a year? What are your sales price goals?’

“Once we know the answers to these questions, we work with the owners to design a scope for the project”. The rental market in Christchurch has become increasingly competitive in the last few years, so it has become more and more important for rental property owners to keep upgrading their properties. The most commonly asked question by investors, Jo says, is ‘how can I maximise rental returns and get the best tenants?’ “Often it can mean more light through the windows, fresh curtains, a change in paint colour, an exterior house cleansmall things that make a world of difference. “Sometimes we’ll put in a new kitchen bench but reuse the same aluminium countertop. Maybe one or two windows need replacing, but the rest are just fine. We can also do the underfloor insulation as per the new requirements, there is not much we do not do.”

First things we ask the owner are, ‘what do you want out of this renovation? Do you want to maximise your rent? Are you going to sell? Are you selling now or in a year? What are your sales price goals?’

GJ also recommend all property owners have a professional inspect their previous earthquake repairs to make sure they were done correctly. More often than not there may be items ignored, like piles and floor levelling, and the quality of the plastering and painting should always be checked.

We also worked with Greg and Jo to do a few extra upgrades. The house then sold immediately.

Val Williams from Strowan offers this testimonial. “Jo’s experience dealing with the complex EQC system took us on a successful repair journey.

“Their charges are extremely competitive. We have enjoyed working with them, showing respect for our tenants and good quality workmanship.”

Jo had EQC on site, the correct payout was received and all work completed in six months.

Renovation and restoration practical purposes to help fight off the cold.

Creating warmth with colour

Tuck woolly brightly coloured throws into the back of the sofa or drape them at the end of your bed as a great accent piece. It is a pop of colour as well as easy access to extra warmth.

If you’re considering the end result of a significant renovation or restoration project, then it pays not to forget about colour and accessories – both of which play a role in setting the atmosphere of a home.

The shorter days and chilly temperatures mean we are spending more time indoors searching out the warmth of our abodes. With the help of the right colours and furnishings a more cosy, homily atmosphere can be achieved.

It is easy to create inviting interiors for the cooler months by working with a warm colour scheme and adding carefully selected accessories that inject personality and interest. Here are a few simple ways to design your own winter retreat. Colour scheme Many people are afraid to decorate their home with strong

colours. The consequence is their homes are saturated in the safe, but bland beige. It is time to break away from beige and use stimulating colours to bring a splash of life and fun to your house.

Rugs are the perfect solution to take the chill off floor boards and tiles and add a sense of luxury under foot. Alternatively, layer sheepskin rugs over dining chairs or occasional chairs for added comfort.

The warm side of the colour wheel includes vivid red, bright yellow, hues of orange, tints of brown and soft pink. These colours evoke warmth because they remind us of the sun or fire.

Candles and table lamps are an affordable and elegant way to add a touch of indulgent wintry ambience as they bath living spaces in a soft golden glow.

Using hot colours to decorate your home creates the illusion o f warmth. This is because warm colours have an advancing effect which means they draw in a room making it feel smaller, but also cosy.

Innovation above Representing the majority of roofing contractors in this country, the Roofing Association of New Zealand (RANZ) entered its 23rd year by embarking on a number of projects to enhance the professionalism and standards within the roofing contracting industry and to ensure its future sustainability. Recognition of roofing as a specialist trade has ensured that as the collective voice for roofers, RANZ has developed valued relationships both within the building and construction industry and with various government departments – notably WorkSafe and MBIE.

Innovation In the last few years innovative architectural designs have evolved in the build environment in New Zealand, with accompanying new and different roofing systems contributing to the skill requirement of roofing contractors.

One of the most notable achievements of RANZ was the development and introduction of apprenticeship training and formal roofing industry qualifications registered on the NZQA framework. All strands of the roofing qualification have recently been reviewed and Skills, which undertakes roofing training, is currently re-writing course content with the aim of having new materials in place by the end of 2017. Another feature of the review was to align roofing training more closely with MBIE’s licensing scheme, roofing being one of the licensed trades.

Five points to consider when it comes to your roof • There is a big difference between price and value when selecting a replacement roof

• Always seek more than one quote when repairs or a reroof are required

• Maintenance of your roof should be scheduled on a regular basis

• Use a member of the Roofing Association of New Zealand – they are well informed about changes to the building code, health and safety regulations and technical matters.

• Your roof will not last forever. There comes a time when repairs simply won’t be the answer as leaks will persist

Rolleston

BUILDING MOMENTUM Rolleston comes of age ‘The town of the future’ was the slogan that most scoffed at, but those naysayers will now be biting their tongue when they see what Rolleston has become.

Rolleston is a town that is really coming of age. In the years since the Christchurch earthquake it has grown exponentially. Though the growth may be largely earthquake driven, Rolleston has a lot more to offer than just quake refuge. Since 2006 the population within the Selwyn District has grown by approximately 33,000, bringing the total population to around 56,000. Of those 56,000, 15,000 are taking up residence in Rolleston.

“Our district welcomes new businesses and our strong population growth creates the demand for new businesses.”

Rolleston

Why choose IZone: • Izone’s industrial land is some 40-60 percent less expensive than other local developments • Commercial and water rates in Selwyn are significantly lower than in Christchurch City • Izone is set up for industry and there are no development contributions. This is a significant cost advantage. Selwyn District Council chief executive David Ward, says that Selwyn’s population was growing quickly before the earthquakes, the earthquakes have merely accelerated the rate of growth.

Business opportunities The Selwyn District Council has established one of New Zealand’s largest business parks in Rolleston. IZone covers a staggering 188 hectares and is already hosting more than 70 businesses which are mainly involved in manufacturing, warehousing and logistics. Conveniently situated on State Highway 1, IZone is a short 20-minute drive from Christchurch Airport and only 40 minutes from the Port of Lyttelton. Its location is easily accessible to all modes of transportation, including rail, making Izone ideal for export/import, freight forwarding and manufacturing. And IZone is the only industrial hub to have its own dedicated staff recruitment website.

Asside from IZone, David says the district has a range of employment options with plenty of space open for new service businesses in other areas as well. “Our district welcomes new businesses and our strong population growth creates the demand for new businesses.”

Taking up residency

David says a recent residence survey indicated that 90 percent of residents think that Selwyn is a great place to live. “As part of our District Plan Review we will also be looking at what aspects people consider to be important to our district’s lifestyle and seeking to protect them.” Under the Selwyn Housing Accord approximately 1,200 new sections

were issued in 2016. “Building consent activity continues to be strong in 2017 as it has been over the past few years.” Rolleston really has become the ‘town of the future’. Become a part of it and grab your own slice of paradise in one of New Zealand’s fastest growing communities.

There is ample opportunity in Rolleston to settle down and create the perfect lifestyle David says. “Rolleston is a very welcoming community which offers a safe and attractive environment with great new facilities like new schools, a new aquatic centre and a range of new parks.” Moreover, Rolleston is the host of many weekend markets and has a strong sporting-club network.

Subdivisions

Getting the lay of the land If you are thinking about subdividing a property, it’s useful to review the steps you’ll need to take.

Whether you are thinking of carving off the back of a section to make two lots, or developing a lifestyle block or a site that could be a large multi-development subdivision, the process is similar it’s just the scale that changes. Checklist: • A feasibility study provides a thorough report on the subdivision options for the site as well as any restrictions, issues or considerations that should be known about before proceeding

• A Subdivision Scheme Plan is then prepared with input from a Licensed Cadastral Surveyor • Civil engineering design for earthworks and site access, including roading, footpaths, driveways. • Infrastructure design for the provision of sewage, water supply, stormwater drainage, power and telecommunication services • A subdivision consent is required for all types of subdivision and will include an Assessment of Environmental Effects

• A site investigation, including a geotechnical assessment

• Site works are then undertaken to form access, building platforms and to install infrastructure

• A topographical survey is required in most instances for subdivison/engineering design

• On completion of those works s.224c Certification is obtained from the Council

36 | B&R

www.buildandrenovate.co.nz

• The Land Transfer Survey can then be completed and new titles sought. Derek Wood, principal surveyor at Envivo Engineering, Surveying & Planning, says, “Christchurch Council has made allowance for more infill subdivisions, particularly if an existing building has been condemned; there’s more leeway to develop sites.

take me to subdivide?’ – followed swiftly by ‘how much will it cost?’ The feasibility study enables Envivo to answer these difficult questions recognising that every site is unique.

“There are some good opportunities to look at sites in new ways – to maximise the developments and ensure that we make the most of each property.”

Christchurch Council has a wealth of advice on their website with diagrams and tips on managing the subdivision process. The Council requires regular monitoring is undertaken throughout the process to ensure that all works and services are carried out and installed to the Council’s Infrastructure Design Standard.

For first time developers it can be daunting to review all the steps that need to be taken in order to subdivide. The most frequently asked question is ‘how long will it

Derek adds, “One of the key factors that should be considered is availability of consultants. Find out contractors’ availability as that will have a huge impact on the

Subdivisions

speed a development gets underway – and ultimately how much it will cost.

development, brownfields site or refurbishing heritage buildings.

“Our teams are very responsive and can be on-site quickly, it’s our point of difference. Plus we offer comprehensive experience; over the last 18-years we have carried out over 1,000 subdivisions, and over 4,000 topographical surveys.

A current high profile development is the $300 million Albany rose Garden site in Auckland, one of New Zealand’s largest residential apartment developments with 800 units. This premier apartment development presented a series of unique challenges that Envivo successfully overcame to achieve consents and approval from Council on a non-notified basis.

“We can help you assess whether you can subdivide your property, guide you through each step of the process and manage it smoothly for you.”

IMPRESSIVE PORTFOLIO OF PROJECTS Envivo has worked on a variety of projects throughout New Zealand and overseas: RESIDENTIAL Before you start building, renovating or adding to your home there are reports you and your architect will need. Envivo can help with topographical surveys, overland flow path reports and feasibility studies as a starter.

SEISMIC ASSESSMENT AND STRENGTHENING A hot topic right now is seismic assessments and the implementation of appropriate seismic design solutions. Envivo can assist every step of the way – from an Initial Evaluation Procedure (IEP) of an existing building and a Detailed Engineering Evaluation (DEE) to a full retrofit design solution, building consent documentation and construction phase services. STREETSCAPES AND OPEN SPACES

A topographical survey is a highly accurate measurement and recording of the physical features of a property that includes levels, contours, buildings, structures, trees, services and shows the position of the boundaries. Architects, engineers and project managers need this information before they can start to design, build or renovate.

Envivo’s consultants have plenty of experience providing engineering design and project management services for open spaces, streetscapes, as well as recreation and coastal amenities that are attractive, functional and practical.

Envivo works closely with residential developers, architects and individual home owners to provide information, reports and designs to ensure your project progresses smoothly.

Infrastructure is integral to the success of any development project. Envivo has specialists in-house on three waters; stormwater, waste water and water reticulation, plus roading, traffic, power and infrastructure design.
