The leaky home crisis… help is here!

Sadly most of us know of someone who has had the unfortunate experience of owning a leaky home.
Managing director Danny Wright says, “It’s very simple, if a home doesn’t leak, it won’t rot… Rot is the costly effect of a leak, stop the leak and stop the problem”.
It’s a very stressful and expensive curse that descended down upon the country over three decades ago, and we are still dealing with it today, costing families and home owners hundreds of thousands of dollars.
It may sound very simple but he says a large number of the contractors working today just don’t understand how to fix a leak effectively or stop it from leaking in the first place.
The cost of repair and re-cladding of homes and apartments has crippled and even bankrupt many unsuspecting home owners. Many don’t even know they are living in a leaking home until they try to sell the home and the potential new buyer gets a building inspection that reveals all. Suddenly their beloved home is worth not much more than land value. The knee jerk reaction by most in the building industry is to not to attempt a repair, but rather to protect themselves and insist on a full re-clad costing anywhere between $300,000 - $1m.

Until relatively recently Asbestos flew under the radar in New Zealand, regulations existed but they were brief and vague in comparison to the rest of the world. This all changed in 2016 with the introduction of the new asbestos regulations which toughened up the requirements around managing, identifying and removing asbestos and bought New Zealand more in line with other developed countries in its approach to managing this potentially deadly mineral.
How can you be sure you are selecting a competent Asbestos Surveyor or Asbestos Assessor? When selecting an Asbestos Surveyor, it’s important they have the correct level of training and experience, however it’s also the quality of experience that really matters, not just the length of experience. There are many Asbestos Surveyors that have 3 or 4 years’ experience but have never been mentored by a Senior Surveyor and are self-taught. There are also many that have the P402 certificate of training for Asbestos Surveying and Sampling and use this to claim competence. The P402 whilst a great starting point doesn‘t on its own prove competency, much like an apprenticeship Asbestos Surveyors should also have considerable time shadowing and being overseen and mentored by a Senior Asbestos Surveyor. I’d always recommend when trying to select an Asbestos Surveyor that you insist on P402 trained Asbestos Surveyors but that you also request details of ongoing training and mentoring and who that has been provided by. Good companies will also audit their staff and we’d also
recommend asking for evidence of this. Independence is very important when selecting an Asbestos Assessor, we’d always recommend sourcing an Asbestos Assessor independently and not relying on recommendations by those undertaking the asbestos removal. A good Asbestos Assessor will carry out adequate checks during works and ensure the area is handed back in a safe condition, this isn’t necessarily a quick process and some asbestos removal contractors prefer the path of least resistance which doesn’t always align with a safe approach and quality work. This isn’t to say that there aren’t some good honest asbestos removal contractors out there who want to do a great job safely, however there are definitely a number who don’t have these standards and independent selection of your Asbestos Assessor will safe guard against an unsafe outcome. Lastly whilst not mandatory at present, IANZ accreditation to ISO17020 for Asbestos Surveying and ISO17020/ ISO17025 Asbestos Assessing activities is available and some companies have chosen to voluntarily gain this accreditation to prove that they
have the systems in place to provide adequate training, mentoring and auditing of Asbestos Surveyors / Assessors so it’s worth looking for companies that carry this accreditation as extra peace of mind. It is also worth noting that a good Asbestos Surveyor does not necessarily make a good Asbestos Assessor although they can do if they have a good level of training and experience in both disciplines. Surveying and Assessing are two different disciplines with different training requirements and skill sets, many Asbestos Assessors will claim that their Licensed Asbestos Assessor status proves competency for asbestos surveying – it doesn’t, this is a common misconception. In summary, do your due diligence properly in this area prior to engaging the services of an Asbestos Surveyor or an Asbestos Assessor, poor selection can lead to bad workmanship, unnecessary exposure to asbestos and large unnecessary costs for repeated work. Set within a home with a tropical influence, this creation by Kira Gray of Fyfe Kitchens was designed to make a statement with a garden influence. The bed interacts with the outside deck setting, while the master wardrobe was positioned to the rear of the room to maximise the space, connecting the ensuite and also providing the backdrop for the bed. A galley style ‘his and hers’ fullylined wardrobe was designed with maximum hanging but minimal drawers. To keep consistency with the rest of the tropical home, stained oak veneer was selected. Sandy tones and hues of the sea were introduced to the interior furnishings to create a tranquil ambient space. The design won the Residential Spatial Innovation Design at the 2019 NKBA Excellence in Design Awards.

Why are so many Kiwi homes unhealthy?
Despite millions in spending and research, there is still a large amount of substandard housing in New Zealand, with respiratory illnesses increasing every year and very clear links between healthy housing and respiratory health. This is the view from building science and architectural engineering experts Oculus, who’ve released a Healthy Home Guide to help Kiwis make simple changes to their homes, and ask questions about whether the spaces they live in are healthy enough, especially as the country recovers from the COVID-19 pandemic.
As part of their philosophy of questioning governance and the building industry about these issues, while educating people about how buildings should be operated by their occupants in ways that are healthy, comfortable and affordable, Oculus saw a gap in the delivery of adequate 16 | B&R
information – which is where the new Healthy Home Guide comes in. The guide outlines the science behind how buildings work: Explaining heating, ventilation and moisture in simple terms, dispelling myths and providing suggestions for healthier ways to live in a home. Examples include the fact that contrary to popular opinion, heating and ventilation are healthier and more effective at removing moisture than dehumidifiers or opening windows, and that studies have shown leaving heat pumps on to regulate temperature can be up to 13 percent more efficient than turning them on and off. However, while the suggestions in the Healthy Home Guide will help, Oculus co-director and architectural engineer, Shawn McIsaac, says the problems with Kiwi housing run deep, and now more than ever is the time to address this.

Oculus believes both of those are true.” Oculus co-director and structural engineering expert, James Powers, says it comes down to Kiwis just not being well enough informed about healthy homes, with messaging from key industry leaders about ‘warm, healthy, drier housing’ focusing on the intentions of the building’s design but not on educating the occupants about how that home is supposed to be operated. “We find there is this market assumption that ‘code minimum’ homes operate themselves and don’t require user intervention, but nothing could be further from the truth. Getting what you pay for Why now is not the time to cut building costs
As we move into a time of economic uncertainty, Canterbury home buyers who are eager to build new homes are being warned not to choose a builder based on price alone. “Your first mistake as a buyer is to assume that all builders build the same – because they don’t,” says South Island Golden Homes licensee, Dean McGuigan. “A lot of builders are quick to quote per square metre rates to win customers – but that’s just a race to the bottom. “It compromises the quality of the client’s house. To get it to that price the builder has to compromise the quality of the fittings and materials or products that go into the home.” Dean says major events like the Christchurch earthquake, Auckland’s Convention Centre fire and the leaky homes epidemic
put a spotlight on weaknesses and often lead to a change in industry practice or building codes. Engineered rib-raft foundations – which are structurally stronger and less likely to crack or shift in an earthquake – are standard at Golden Homes, along with a fire-retardant roof underlay. “While the roof underlay we use is more expensive, it stops a flash fire should a fire enter the roof cavity,” he explains. An example of striving to be ahead of the building code, Dean says, “Golden Homes was the first to put double glazing into our homes as standard before it was compulsory.

Overall, I was tired of things being covered up or done the quick and cheap way plus I had seen clients being taken advantage of. People centre their lives around their homes, a place to be with loved ones and build their lives up from. This can be limiting architecturally and in particular interesting spatial connections. “A key driver is to assess the environmental response to the site and include good passive house design principles at early stages of the concept – put simply, balancing solar gain, shading and ventilation. A good verandah and sheltered courtyard provide simple solutions.” Matt says.

Homebuilders are looking to reduce their impact on the planet more than ever, and with that comes new challenges to overcome in regards to space. “We’ve noticed more clients reducing the scale of the build for budget reasons but for also people changing the way they live. “To reduce the scale of the house, you have to make the most of transitional spaces and interconnected volumes so the house still feels generous.”
Balancing the market and intriguing design When building your home, you have to balance smart design solutions with how the market views the property – unfortunately, intelligent design doesn’t always match up with how your house is valued. For example, homes are often valued on not only how many bedrooms there are but how big those bedrooms are, which can be a bit tricky while working with limited space.
“Interesting spaces and volumes reduce the footprint of the house, but also challenge the way clients use those spaces versus the resale values and requirements. “Your bedrooms might not be the perfect measurements for the valuation. Is it an interesting architectural space or is it ticking all the boxes? It depends what you find important and what you place a priority on. “Again, it comes back to the client. A client that doesn’t mind
stepping sideways a bit to achieve a unique solution.” Life is a balancing act, and homeownership is no exception. They came to Lockwood to talk about options for a high quality, architecturally designed home as well as a smaller dwelling on the site.
“The design was then customised to create sheltered outdoor areas, office space and other additional requirements. The Pavilion was then sited in front and below the smaller dwelling providing privacy for both buildings.”
Chris Fraser and his local Lockwood team in Wanaka walked the land with them, and together, they embarked on a design process that would accommodate Tony and Sue’s original ideas and create a home they could enjoy with their family for many years.
Tony and Sue are delighted with their new home and accommodation unit. The interior showcases Sue’s design flair and the special items they have gathered throughout their travels around the world.
Tony and Sue wanted to incorporate covered outdoor living and entertainment areas and passive house features, making the most of their north-facing views. They also briefed Chris and his team on their requirement for a second two bedroom home to cater for overflow family and friends and to use as an Airbnb rental.
They supported Wanaka-based industry where they could, purchasing sustainably sourced redwood tabletops, serving bench and bench seats through a local timber craftsman. The schist for the pillars came from Cluden Stone Quarry and the incredible stained glass window commissioned from local leadlight artist Jennifer Robertson.
“Tony and Sue’s site had great views. The challenge was making the most of that outlook while maintaining privacy for both the main home, and the smaller dwelling.” says Chris.

The aquatic construction experts advocating for better access to pools Swimming pools capture the imagination of people everywhere, no matter the culture, young or old. New Zealanders in particular have a special connection to the water, with approximately two thirds of New Zealanders living within five kilometres to the coast, according to the census. On top of that, New Zealand has the tenth longest coastline in the world at 14,000 kilometres. Kiwis’ special connection with water is only natural given our proximity to it and how it plays such a large role in our lives. With that knowledge in mind, Jacobs Construction has been building here in New Zealand since the 1970s, when founder Lance Jacobs started building cowsheds in Waipukurau. From there, Jacobs became the sole distributor of Myrtha Pools – the world-renowned Italian pool designers and constructors – in New Zealand in 1999. Specialising in commercial pools, Jacobs Construction is well-known for creating aquatic visions both domestically and abroad. Some of the company’s most distinguished accomplishments include the wave pools at Sydney’s Wet n Wild and the pools for the London Olympics. Leading these projects was founder Lance Jacobs – after his unexpected death earlier this year, he has been succeeded by his son, Blair. Before his passing, Lance had been great friends with SwimTastic’s CEO and founder Mark Bone, a lifetime swimmer and coach who oversaw the 1996 Olympic campaign and led New Zealand to two Olympic gold medals. Jacobs Construction recognises the importance of water safety, with preventable drowning deaths on the rise here in New Zealand. This starts with a solid and sound water education. Most children are first exposed with learning how to swim at their school pools. As summer is just around the corner and more Kiwi kids will be dipping their toes in the water around our shores, Jacobs Construction encourages schools to look at upgrading pools. According to New Zealand Council for Education Research (NZCER), many schools share their pools or use council or community pools

for lessons. Around a third of schools also made use of external swimming instructors, but most swimming teaching is done by classroom teachers. Half the schools surveyed needed help with funding, often drawing on community fundraising to maintain their learning-to-swim programmes. It’s also vital that people with disabilities have the knowledge to swim as it could literally save their lives. Preventable drowning fatalities at beaches in 2019 saw a 50 percent increase on the 2013-2017 average of 18, with 27 fatalities, according to Water Safety’s Drowning Report. Training opportunities abound for the post-COVID job market There’s never been a better time to retrain or upskill in preparation to enter the construction and building sector, according to Doug Rodgers, Head of Faculty – Trades and Technology, at Southern Institute of Technology (SIT).
“With the Government investing in infrastructure and housing, and the subsequent impact of COVID-19, skilled workers will be more important than ever to get industry accelerating again.” The significant job losses that occurred during New Zealand’s response to the COVID-19 pandemic gave SIT the impetus to rapidly respond to the changing needs of the post-COVID workforce. Assisting newly redundant workers find places on specially designed short courses became a priority. By giving support to those who needed it the most, former workers from tourism, hospitality and retail have been able to retrain quickly, in order to return to the workforce as speedily as possible. SIT was able to achieve this redeployment of labour because one of its strengths has been its close and effective relationships with industry. Without their input, the successful collaboration would never have happened. The result of those key relationships is SIT’s capability in producing programmes clearly focused on graduates achieving employment outcomes at the completion of their study, or giving them a clear pathway to further qualifications if desired. “All of SIT’s programmes are designed in consultation with industry to meet the huge 34 | B&R

MC Builders owner Mike Craig says building a new home should require zero to minimal maintenance. “If you are in a reasonable area, resale of a new home should be a lot easier and most of the time new subdivisions have schools nearby, along with parks, public transport and other amenities,” Mike says. Experts suggest isolating new livestock in a separate and contained area before letting them out to pasture. As a result of isolation, livestock can expel seeds from previous properties in a controlled environment. Similarly, used farming equipment should be cleaned thoroughly before use so weeds from the previous property aren’t spread to your property.
A weed infestation can harm livestock while also wreaking havoc on crops, pastures, property and the surrounding area. As much as you might like to, it’s not as easy as taking a flame thrower to a bed of weeds. In fact, the use of flame can help some weeds germinate and grow in number while also endangering everything in close proximity. There are many considerations to be made in regard to weed control which includes understanding how weeds spread, identifying weeds on your property and removing weeds accordingly.
How weeds spread Seemingly obvious, according to Agronomy’s journal article, “Weed

That is why some ornamental plants, such as agapanthus, are considered pests in New Zealand. The agapanthus is a prime example because of its ability to spread seeds through wind and flowing water. considered a pest in New Zealand because of its durability and its tendency to dominate an area and surrounding plants. Weeds can also spread through animal excrement and by temporarily attaching to carriers like humans, animals and farm equipment. Although there isn’t much that can be done to prevent wild animals from spreading seeds, there is something that can

There are many considerations to be made when removing weeds. To remove weeds, you should: • Identify the specific weed you’re dealing with; different weeds require different methods of weed removal • Be patient, don’t leave bare patches of dirt in the process of weed removal; while you’re getting rid of one weed, you’re leaving your property vulnerable to other weeds • Alternate herbicides annually to avoid herbicide resistance • Avoid spreading seeds during transport by securing weeds to moving equipment. Most weeds are unwanted because they take up an already limited amount of space and they decrease pasture and crop production. Hawkweed, gorse and wild broom are common weeds
that alter their surrounding soil composition to prevent other plants from growing in the area. In addition to altering soil composition, weeds are troublesome because of the physical effects they can have on livestock. For example, sweet briar has especially sharp and curved thorns which makes them difficult to remove. Along with sweet briar, barley grass and thistle often get stuck in pelts and sensitive areas of the face, potentially decreasing the value of pelts and increasing the likelihood of infection.
Weed removal Correct weed identification is the first step in weed removal. Once you can identify the weed you can use the appropriate methods and herbicides. Although weed removal largely depends on the weed you’re dealing with, there are some general guidelines that can help you reach your desired outcome.
As tempting as it might be, hacking away at weeds until there’s only a patch of dirt left does more harm than good. Not only could you be damaging nearby plants, bare land is ideal for a number of weeds to distribute their seeds and grow. Be patient and work on large areas of weeds in small sections and stages. Depending on the weed your dealing with, alternate the
herbicides you use to manage them on an annual basis. Weed removal usually requires multiple applications of herbicides so using the same herbicide year to year can make the weed your treating herbicide resistant. Don’t tap out on water savings Water conservation is crucial during a drought, but it’s most effective in the prevention of droughts and water shortages. Most of us are familiar with behavioural changes we can make to conserve water; for example, turning off the tap after soaping up hands and before rinsing. However, just as we can learn good habits, we can also fall back on old habits.
When faced with climate change and water shortages throughout the country, we need a guaranteed method of conserving water. We can consistently conserve water by integrating these ideas into the design of our homes: 1. Choose water efficient appliances and tapware Water efficiency labels makes choosing water efficient appliances and tapware a nobrainer. As you would expect, the
more stars displayed, the more efficient the product.
If switching out your tapware isn’t an option, attach a tap aerator wherever possible. They’re easy to install and inexpensive. 2. Match your tapware to your hot water pressure system Leaving the tap on and waiting for the water to reach the right temperature is a big water waster. You might leave the tap on longer than necessary if your tapware and pressure system don’t match.
3. Place your hot water cylinder strategically When building a home, you should strategically place your hot water cylinder so that the distance between your cylinder and hot water access points are minimal. Hot water access points usually include the bathroom, kitchen and laundry.
Before purchasing new tapware, check the label and be sure it matches your pressure system. If you’re unhappy with your current pressure system, a plumber can change it for you but be sure to switch your tapware accordingly.
Decreasing the distance between the cylinder and access
points also decreases the time and water wasted while waiting for the water to reach temperature. Although changing our behaviour to conserve water is a good thing, there’s still room for human error. Nevertheless, water efficient appliances, tapware and design can guarantee water savings without it being at the forefront of our minds.
