From sales manager to sales leader

Will the bank say "yes"?

A few weeks ago, the National-led Government delivered our seventh Budget. It focusses on a plan that’s working and helping New Zealand families get ahead.

Few sales managers are born with the critical leadership abilities needed to overcome today’s challenges. However, sales managers can be transformed into sales leaders.

When we think about banks, we think about money. It then stands to reason that a bank officer understands numbers, right? Well, no - not necessarily.

Vision enables the sales manager to look ahead and create/ plan ongoing missions or campaigns that unite and motivate the sales team. Great sales leaders have vision and have targets that others may not see.

Banks are certainly all about money and are very good at managing money. But understanding your financial reports? No, that’s a very different skill set. When making a loan application, never make an assumption about how much the bank officer understands.

Under this government 194,000 new jobs have been created since the start of 2011 – that’s around 120 new jobs every day. A further 150,000 new jobs are also forecast to be created during the next four years. Budget 2015 continues to build upon what we’ve already put in place to help New Zealand families, including free doctors’ visits and prescriptions for children under 13, which come into effect on July 1 this year. Budget 2015 includes a $790 million package of measures to help reduce hardship for children living in some of our poorest families. This package will see increased work obligations for sole parents on benefits, and more childcare support for lowincome families to help parents be in work, education or training. We’re also delivering a $25 a week increase in benefit rates for families with children, and increasing Working for Families payments to low-income families by $12.50 in most cases. Our focus is on helping these children out of the cycle of hardship and the best way to do this is to support their parents into work. This approach is working – the number of children living in benefit-dependent houses has dropped by 42,000 in the past three years. Our responsible approach also means we’re able to put more money back in New Zealand families’ pockets through lower ACC levies. Around $500 million in cuts are expected to be made in 2016 and 2017, which is in addition to the $1.5 billion a year we’ve reduced ACC levies by since 2012. This will see annual ACC motor vehicle levies drop from about $330 to $195 on July 1 this year, and they are likely to drop further to about $120 next year, saving vehicle owners about $210 a year. Budget 2015 also commits $2.4 billion extra funding to health and education over the next four years and we continue to focus on getting better results for New Zealanders from that money. It also includes funding to build a new primary school at Rolleston, which is forecast to open in January 2017. We continue to support Cantabrians through the rebuild and recovery of Christchurch, with the Government’s total contribution now at $16.5 billion. This includes $107.8 million in Budget 2015 to support land clearances to make way for anchor projects and preparing land before construction begins. We are making good progress in completing the Christchurch Central Recovery Plan’s Anchor Projects.

Essentially their targets are often located way “beyond the headlights”. Leaders have the end in mind with defined, precise, clearly set goals and milestones that will realise maximum potential in them, for their companies and their colleagues. Their vision and goals are big. Napoleon once said “imagination rules the world”. Einstein believed that “imagination is more important than knowledge, for knowledge is limited to what we know and understand”. Sales leaders are visionary with imagination to see beyond what others see. They become market leaders gaining first mover advantage, becoming first to mind and enjoy the resultant abundance of the fruit of their labour, intuition and courage. Decision making is critical to effective leadership. Leaders who make bad decisions are not leaders for long. Know-it-all sales managers actually don’t! Every decision or choice that is made will have consequences – good or bad – and sales leaders make good decisions based on using good process of understanding the issues, identifying the problems, generating sound alternatives and choosing the right options. Sales leaders often choose to use consensus as a model to be inclusive and engaging with their teams; in effect, gaining their buy in. We all know that in the majority of cases a group decision will have a better result than one taken in isolation. Sales leaders have the ability to understand the “how” in getting their “batting averages” up. No one wants to follow a sales leader who shoots from the hip, delays decisions, or has a low percentage of “right” decisions. Salespeople are motivated by leaders who have a good batting average, and respond decisively. They know gaining success is dependent on the numbers. Numbers of prospects, numbers of qualified prospects, conversion rates, return on investment, revenue and margins. Empathy – understanding and influencing the sales team is always a challenge. That’s why emphasis is placed on empathy, communication style and motivation. Sales leaders must practice situational leadership and understand how to identify and support the motivational needs of each of their sales team colleagues. Personal qualities like empathy, trust, ethics, integrity, honesty, listening skills, responsiveness and role modelling are of the utmost importance.

What does a lender look for? When you ask to borrow money a lender will always look for two things: 1. Security – something they can sell if you default on the loan. 2. Serviceability – an ability to pay the loan instalments (your income, less expenses). Security can be a combination of physical assets and guarantees (by you or someone else), or financial securities (a term deposit). But beware - business balance sheets usually value assets at cost, not market value. As a result, company shares and business assets can be undervalued. You need to communicate the market value of the security you are offering. Serviceability can be tricky, particularly for business owners. Often your financial reports are prepared for tax purposes, and/or you may have income from multiple sources. It can be difficult for a busy bank officer to untangle the information and gain a proper understanding of your income. Also, historical reports may not reflect current trading and future prospects, and certainly not the impact a new investment may have on future income and cash flow. This is where you need someone who can understand and explain your business history, current activities and future prospects in a manner a bank will understand. Should I borrow? Some debt is good, and some is not advisable. With debt comes risk. It is useful to remember that when you borrow, you are really spending tomorrow’s income today. That is because the loan, or at the very least the interest, is going to be paid from future income. If you are committing tomorrow’s income, you should have a good reason for doing so. How can I maximise my chance of success? Employ an adviser who can understand your business, your financial information, and your needs. Present information to the target lender that explains in plain English: purpose, serviceability and the true value of your security.

We see two ‘elephants in the room’ in markets at present; the so-called ‘stretch for income’ and the ‘drift to growth’. By ‘stretch for income’ we are referring to the increasing tendency for investors to take on more risk to source higher yields, whether this is by buying higher yielding equities or higher-yielding bonds (which, by their nature, are also higher-risk). The ‘drift to growth’ is an outcome of this stretch for income. As the supply of higher-yield bonds has dried up, investors have shifted capital from lower risk income assets (cash and bonds) into growth assets (shares and property), where returns have been higher, but so are risks. This process may be appropriate; in our view, many New Zealand investors have too little invested in growth assets. However, investors who are shifting into growth assets, or into higher risk fixed income, need to be aware that this involves additional risk. The last material fall in markets was six years ago, during the global financial crisis, when sharemarkets fell by 30 percent to 40 percent and a similar fall could happen again at any time. Investors should talk to their adviser about their asset allocation and ensure they understand the risk profile of their portfolio and consider carefully any decision to shift capital into higher risk assets. There are a number of key issues around asset allocation we believe investors need to consider at present. 1. Focussing only on returns when constructing a portfolio ignores the other half of the investment equation - risk. Asset allocation is the key driver of risk in your portfolio, especially the split between lower risk income assets (cash and bonds) and higher risk growth assets (shares and property). 2. The return from bonds is indeed lower than the potential return from shares, but this return is far more certain and reliable than from shares. Bonds play an important role in portfolios as they help provide a buffer during periods of market stress. 3. Be wary of moving too much of a fixed income portfolio into higher risk, high yield bonds. It is only high quality bonds that hold their own during market declines. Lower quality bonds tend to behave like shares during periods of elevated risk, and therefore provide little or no diversification benefit at the very time when you need it most. Here’s a sentence I’ve never heard credited to Richard Branson; “I would love to grow my business, but I want to maintain my work-life balance”.

How is your hedgehog? To some this might be a strange question, to others familiar with business guru Jim Collins’ Hedgehog concept, it will make sense.

These words are simply not the Virgin leader’s style because a glimpse into Branson’s mindset reveals mantras such as: Just do it! Believe it can be done and prepare well. Have fun; when it’s not fun, move on. Be bold; calculate the risks and take them. Challenge yourself; aim high. Live the moment; love life and live it to the full. Value family, friends and your team; pick the right people and reward talent. Have faith in yourself; think “yes” not “no”.

The basis of this strategic concept is about doing one thing in your business and doing it well. But, its more than a strategy - the hedgehog is the understanding that comes from discovering the answers to these three key questions:

Sadly, it seems a significant portion of the NZ small business population do not share Mr Branson’s philosophies. According to the recently published Westpac ‘Grow NZ 2015’ report, when asked “Which of these would you consider to be the single biggest obstacle to expanding your business?” a worrying 21 percent of respondents chose the option “I want to maintain my work-life balance”.

I want to focus on what it is that drives your economic engine - what is the one number in your business that could increase your bottom line if you were to focus on it, understand how it can contribute to growth, and then work on improving that number.

I say “sadly” and “worryingly” because a simple, small and subtle change in mindset and language could make a huge difference to business productivity, New Zealand’s economic performance and the quality of life of many, many more New Zealanders. Yes, instead of the opening line, I suggest the simple, small and subtle change of replacing “but” with “and” so that all business owners are saying “I would love to grow my business and maintain my work-life balance”. This seemingly innocuous tweak to our self-talk forces our brains to ignore excuses that hold us back and ask better questions of ourselves, such as “How do I grow my business and maintain my work-life balance?” As the Bransons of this world know, there is always a way to reach your goals. We live in unprecedented times. We can make much better use of our resources, we can develop more effective processes and, importantly, we can continually measure our progress to ensure we’re doing the right things right. If we prioritise the wellbeing of our people and keep stakeholders accountable to higher growth goals, we can collectively transform New Zealand’s productivity and performance culture. In turn, business owners will reap the rewards of stronger businesses and far more stakeholders will get to enjoy better work-life balance. So the next time you hear business owners (or anyone) use the “but” word, remember Richard Branson and ask yourself whether the introduction of the more abundant concept of “and” would make for a much better work-life balance outcome.

I work with clients to find the most important single driving denominator, referred to in business speak as ‘profit per x’. X should be the single economic denominator, or measure, that can have the greatest and most sustainable impact on your long term success. For Annabel’s Educare, a business with six childcare centers across Canterbury, we spent a lot of time working through each aspect of the Hedgehog concept. When we got to the economic engine, we discovered that by changing the focus from how to best provide for each customer, we changed the focus of how to best utilise each hour available to each customer. “This has resulted in many positive changes,” Annabel says. “It also means that by working with each customer to look at how they were using their childcare hours, and their entitlements to government subsidies, many were able to better utilise the centre to their advantage.” This small change in the focus to what was happening each hour, with the hour being the X, has had numerous flow-on affects. For Annabel, the hedgehog concept is a living breathing strategy that she is always using to better the business. “It is all so simple, but so powerful. By committing our passions, our fanatical focus and our core values to paper, we have been able to create a far superior environment for the children - which is our ultimate aim. We have better cohesiveness across the business, improved interactions with customers, we better utilise all our resources and we have better feedback and fantastic staff engagement,” Annabel adds. To be the best business you can be, you need to discover and understand the answers to those three questions asked earlier - you can then set your goals and strategies based on this understanding.

It’s inevitable that there’s a time lag, it happens simply because there are often other pressures on cash that don’t have a direct effect on profitability. The first step in business is to be profitable. Sounds simple enough but with profitability comes a real need to manager some of these other forces that suck cash. It’s unfortunate that all too often they don’t happen in the order you’d prefer them to. So on the assumption you have a profitable business, let’s look at some of these other forces. Taxation: It’s crucial you set aside the cash to meet the tax requirements and there are many, from PAYE and GST through to Terminal Tax and Provisional Tax. Find out these amounts early and set the cash aside so as to avoid unnecessary penalties and stress. If you’re not paying tax then chances are you haven’t made any money, or you’ve cheated on the tax return. Yes of course there are some exceptions, such as having losses brought forward. Debt: Poor debt management kills many otherwise successful businesses. Loading up with debt can become like a drug that lets you postpone making hard decisions. Debt to fund growth is good, but funding losses with debt is a recipe for disaster. It’s important to remember that debt is repaid with after-tax profits. This can create real headaches. Working capital: It’s been reported that 80 percent of NZ businesses have insufficient working capital – cash set aside to fund the day to day operations of the business. This is something that needs to be planned for and then worked on. A common goal is retaining after tax profits equal to two months of operating costs in cash with no draw down on any lines of credit and all taxes paid or the cash set aside. This is considered the lowest you would want this set at. Money to self: Once you’ve dealt with the first three other forces you get some for yourself. It might be your business is in growth mode and so you’re ploughing the cash back in, but eventually you’ll get to withdraw it and invest in something else to help grow your wealth and diversify your risk. Diversification is a sound wealth strategy as relying on only one source of income can be a dangerous path, especially in the long term. We typically recommend paying yourself a market salary for the job you perform and then use excess after-tax profits to clear personal debt, and then build other wealth creating assets.

Just lately I’ve noticed that when we’re building a new website, we talk ‘look and feel’. About how important it is that our new site both looks and feels good. We want visitors to enjoy the browsing experience, stay longer when they visit and come back time and again. So I do wonder why it is then that when we talk new building design –for houses or commercial buildings – our focus is so very often based solely on what places look like. If you saw my previous viewpoint, you might recall I wrote about how so many buildings are being constructed of glass these days, often because of the cost factor, but also because of recent trends on building design. We can be easily swayed. Picture yourself in a wooden floored room with a warm coloured wooden ceiling and some exposed beams. How does that compare with how you might feel in a concrete floored building with white walls and ceilings? The warmth of wood is certainly appealing. Why choose wood? Some of the advantages of using wood, from a sustainable (building material, financial and people) perspective are that it’s renewable - so long as it’s from a sustainable source, it’s an excellent environmental choice. It grows naturally using solar energy. There are lower CO2 emissions in the making of wooden building materials. It’s recyclable. Construction using wood can be cheaper overall and the energy consumption requirements are the same or lower than those of buildings made of concrete or steel. It creates a pleasant working environment. According to Canadian architect, Tye Farrow, (who was awarded the First World Architect Award for Advancing Health and Humanity using the medium of health and architecture at the Stockholm-based World Congress on Design and Health), using timber in buildings enhances health and wellbeing. Lifting performance and productivity The Green Building Initiative in the USA states that the warm and natural attributes of a wooden design generate positive feelings and evidence suggests that this can contribute to an individual’s overall sense of wellbeing. When wood has been used in schools and offices, there has been an increase in performance and productivity. Long term value over short term gain Wherever we’re building, the opportunity to create something truly sustainable is very achievable with foresight and planning, so if you can, choose wood - in the long term, it’s something from which the whole community will benefit.

Why do customers that have worked with you for years, just move on? Despite the belief that customer turnover is all part-and-parcel of business practice, industry expert Eugene De Villiers believes that no customer ‘just moves on’. Eugene De Villiers Any long term relationship with a customer that has continually met or exceeded expectations should not lead to their departure from your business. The only factor that may affect this is when there has been a change of staff within your customer’s business and the new appointee would either like to do things differently, has plans to start ‘afresh’ or simply has pre-existing supplier relationships with whom their loyalties lie. In order to help minimise this risk and make any possible departure a difficult proposition, it’s essential to ensure the quality and efficiency of the work you provide is such that no one in any of your customers’ business could sensibly allow such a thing to happen. Of course, at times you will come across discontent customers. However, rather than simply give up and let them go, why not challenge yourself to retain them?

The best course of action is to firstly ask your customer one of the most awkward questions, “What can we do better?”

The faster you respond to your customer and the more radical your response, the more likely you will stop their departure.

Then, apply the least used but most valuable ability in business - listening.

Honesty goes a long way in helping repair a customer relationship. If you are willing to openly admit that you may have failed - on whatever level - you’ve made a good start towards repairing that relationship and putting it in good stead for the future.

Take what they have said back into your business and then ask the difficult questions; if we are not servicing or meeting their needs, or providing them with the service we had committed to – what is lacking in our organisation? Is this from a lack of leadership or training? Do we have the wrong personnel on the job? Could it be the age-old adage of having oversold and under-delivered?

Of course, there are those who argue that a change of customer is healthy and in some instances, I would agree. However, for the most part I believe it’s far more beneficial to change your customer relationships, if required.

I recommend a ‘complete audit’ to be conducted once at least every three years. It provides an opportunity to answer the tough questions such as; are we meeting your needs? Are we providing you with good value? Are we providing a service that you are unable to replicate within your business?

The preferred practice is to treat all customers the same, irrespective of how much they spend or how long they have been spending with you. In doing so, you will soon find that even your newest will fast become part of your foundation.

Regular audits are also critical in helping ensure you are on the right track and your relationships are maintaining relevance. A long term customer relationship is just that - a relationship. My experience is that over time, both parties develop an understanding and mutual respect for one another, meaning their relationship moves from client/supplier into the far more beneficial one of friend/client/supplier. Of course, while it can be tempting to treat new customers differently, you will reap more benefits by treating them the same as you would your long-term customers – you will just need

Performance review conversations can be difficult for employers to carry out. Some employers may be strapped for time and the review can quickly fall to the bottom of the ‘to do’ list, while other employers may not have the confidence and knowledge about what is required and they avoid the topic. But in order for you to get the best out of your staff and to keep them working at their best for your business, it is important to perform yearly performance reviews with all of your staff.

Preparation is key It is important to prepare for the performance review before you meet with the employee to achieve the best result, especially if you are unfamiliar or anxious about holding the conversation.

The purpose of an annual review is to identify developments needed, recognise achievements, outline expectations for future performance and discuss career growth and promotions.

As the employer you can prepare for an effective performance review conversation by taking the following steps:

Problem solving If the employee is falling short of the standard required by missing deadlines or not meeting objectives, use a problem solving approach to talk through how they can improve. Start of by outlining the gap between the results they are producing and the results that are required. Ask the employee to consider why they are not meeting their targets and discuss what obstacles have been harbouring their success. Then identify ways they can improve and what you can do to help them reach their goals. Make a joint commitment to both actively work towards improvements and meeting the office standards.

Make it clear the employee is not the problem, but the behaviour or actions they have been exhibiting does need addressing. Let them know the behaviour is not supporting career progression or helping them achieve desired results. Listen to their response and help them to find a solution.

Don’t dredge up the past. If an employee has had a misconduct warning in the past and it has been resolved don’t bring it up again. Reflecting on their negative past is unproductive and demoralising for them, instead focus on positive actions they can make in the future. No bombshells. Don’t bring up any surprises unless they are positive ones. Deliver criticism in a constructive helpful manner that focusses improving on their downfalls. Leave your personal opinion of staff at the door. No doubt there are some staff you are friends with and some staff who you don’t get along with, but whatever your personal opinion of them you must not let it enter your professional assessment of their work.


THE NEW HOME FOR BELFAST BUSINESS Local businesses are screaming out for space as the Christchurch rebuild gathers momentum and developers are answering the call with industrial parks being built and expanded throughout the city. Canterbury Today magazine talks to the development firm behind the only industrial development on the city’s northern corridor about Christchurch’s northern expansion, what the development means for the region and future plans for the motorway extension.

INDUSTRIAL LAND SELLING NOW!

A $36 million subdivision is being developed on the former site of the Canterbury Freezing Works, previously owned by Alan Hubbard’s South Canterbury Finance before being sold by the Crown to recoup assets after it bailed out the collapsed financier’s investors. Later purchased by New Zealand owned and operated development firm Rapaki Property Group, works began on the 22 hectare site on the corner of Belfast and Blakes Roads, just east of State Highway 1, in March 2014. The only large scale industrial development in the Northern corridor, Belfast Business Park will cater for a mix of business needs from those expanding due to the Christchurch rebuild to others looking to simply relocate. Forty two lots ranging from 1,750sqm to 2.4ha in size will be delivered over three stages and titles for the 24 lots in stage 1 are expected 31 July 2015, priced from $145 per square metre to $205 per square metre. Stages two and three will be rolled out to meet demand. Predominantly zoned B5 with a small area along Blakes Road zoned B4, Belfast Business Park allows for a mix of heavy and light industry, plus attached offices, Rapaki Property Group managing director Simon Henry explains. “Buyers so far have tended to be related to the building industry and what you would find in any modern gateway industrial park leading into a city. As a prime spot for trucks coming down State Highway 1, hitting the Northern stretch of the city, Belfast Business Park offers the ideal location for distribution throughout the city.” Marketing of Stage 1 began in August 2014 and 50 percent of stage 1 has already sold. Silver Fern Farms remains a tenant on part of the site which is earmarked for stage three and there is potential for a café facing Belfast Road to be developed in the future. Located just 10 km from the CBD, 20km from the Port of Lyttelton and 8km from the Airport, Simon is surprised nobody has made the most of the Northern opportunities before now.

“It’s surprising that Christchurch doesn’t have a substantial hub on the North side of the city,” he says. “Much of the city’s residential growth is taking place to the North and West of the city and with significant growth in areas such as Kaiapoi, Rangiora and Pegasus taking place in the North, this is an area which absolutely warrants ongoing commercial development.” The significant population shift to the Northern areas has meant an increase in the labour pool within these northern lying areas. It is almost a case of businesses having to chase employees as the population shifts. Simon points to the roading upgrades and motorway extension as an indication of the area’s promising future. In late 2016 the New Zealand Transport Authority (NZTA) is due to start work on the Northern arterial motorway extension – a four lane motorway which will connect the Northern motorway to QEII Drive and ultimately link up to Cranford Street. This section of motorway will run past Belfast Business Park (approx 500m to the East), with on and off ramps located on Belfast Road. As a result a new ring route will open up from Belfast to the Port of Lyttelton, reducing drive times. NZTA is also currently working on the Western Corridor project which is creating a four lane motorway from Belfast to Hornby, with the road improvements already dramatically improving access to the airport and further South. With all of the motorway improvements, commercial traffic starting in Belfast will now be able to connect easily with the South Island highway network. “Standing back and looking in, the Belfast Business Park represents a significant industrial hub being developed on the North side of the city – the only one,” Simon says. “This hub is ideally located for all the activity flows into the city and the location will be ideal for servicing both the city and the agricultural region to the North.”

Successful CIOs are no longer senior executives who have spent their career in IT. They increasingly have spent time working in the broader business world in order to act as an effective interface between IT and the business and, critically, deliver business outcomes.

That’s one finding from Hays Information Technology’s ‘DNA of a CIO’ report, which is based on one-on-one interviews with 243 IT leaders in Australia and New Zealand. The report found that today’s CIOs are not as boxed in as IT managers, but rather are people who can provide business solutions. They have a genuine desire to be involved in business improvement and are in a unique position to act as a link between business strategy and IT strategy.

As a result, there is no ‘box ticking’ approach to reaching the top IT job; instead aspiring CIOs need to gain a broad base of experience both inside and outside IT.

4. A passion for people All of the CIOs spoken to had high praise for the talent in Australia and New Zealand’s IT industry.

For most of them, working with IT people is one of the best things about being a CIO, and it is this passion for people that is the final piece of their DNA. “The CIO is now firmly ensconced in the echelons of senior management,” says Peter Noblet, senior regional director of Hays Information Technology. “Rapid advancements in communications and technology have accelerated this development. As a result the role of CIO has quickly evolved. Technical expertise plays a significant role, but other softer skills associated with business management have risen in prominence. “Importantly, aspiring CIOs should gain exposure to various functional areas of an organisation. One of the most interesting findings of this report for me is that it confirms there is no box ticking approach to reaching the CIO position. “You don’t need to have held a certain job before you can be promoted to the next. Instead, reaching CIO is more about gaining a broad base of experience rather than checking off a list of job functions. “Such a broad base of experience helps aspiring CIOs understand how to deploy technological solutions that map back to business objectives. CIOs truly are an interface between IT and the business.”

Everyone knows the friendly face of Mike Pero and chances are you can hum his businesses’ catchy jingles. His powerful marketing and public relations campaigns have driven this self-made New Zealand businessman to an almost iconic level.

Arguably the most successful entrepreneur in the finance industry, he holds an impressive curriculum vitae to brag about. Mike is six times New Zealand Motorcycle Road Racing Champion, a qualified motorcycle mechanic, a former airline pilot and has created and grown a number of successful businesses. Most people will associate Mike Pero with the mortgage broking firm Mike Pero Mortgages, which has seen his face plastered across our televisions advertising the business for the best part of the last two decades. But unbeknown to most, he sold the mortgage company in 2004 and has 18 | July 2015    www.canterburytoday.co.nz

since embarked on a number of new business ventures including the Flight Experience business, which he has also since sold. But more recently our association with the Mike Pero brand has shifted from mortgages to real estate. It all began in 2010 when he saw a new opportunity knocking. The change of the Real Estate Agents Act of 2008 brought in new rules making it possible for someone who didn’t hold a real estate licence to set up a business - and that’s exactly what he did and Mike Pero Real Estate was born.

Leading the pack Opening a new business is always hard, even for a seasoned entrepreneur like Mike. He says initially he gained a lot of confidence growing Mike Pero Real Estate thanks to his background and experience in running the mortgage business franchises and franchise law. But he admits it was hugely different to mortgages in a number of ways. “It was baptism by fire in the first few months and to be fair in the first year or two there was a lot more to be learned than I anticipated; it was like diving into a PhD. It is certainly a vibrant, exciting and colourful industry and I love it so much.”

The real estate business is recognised as a leader in marketing and he says it’s one of the main reasons it has caught on so quickly. Mike thinks his familiar image and the trusted brand that he’s built up over the last 25 years has largely contributed to the winning formula. “A lot of people have grown up with the Mike Pero Mortgages television ads so they know the jingle and they know my face; I’ve met school children who can sing our jingle.

He says at the time if he had the choice to change his mind and back out he would have, but he was already thoroughly invested so he pressed on through the tough times. And it’s lucky he did persist as it turned out to be, with out a doubt, the best decision he’s ever made. “Once upon a time I thought we would only be a small boutique real estate company now I see us being a serious challenge to the legacy brands. And already we’re delivering a level of service that far exceeds the traditional models.”

With shiny red real estate offices now in all corners of the country the company has experienced a welcomed flood of customers, and suffice to say its growth has significantly exceeded its three year business plan. “We wrote a very ambitious business plan from the onset, we have now exceeded our best growth expectations by another 30 percent; we are well ahead of where we wanted to be.”

Marketing genius Mike Pero Real Estate is now the fastest growing real estate business in the country. The rapid growth is down to a lot of planning, strategy, smart thinking and of course killer marketing.

Mike Pero Real Estate launched on Valentine’s Day of February, 2011 in Christchurch, the following week the devastating earthquake hit the city destroying the proposed head office. So head office started from Mike’s three car garage at home.

Now the real estate company is growing at a phenomenal rate with a new branch opening every 32 days somewhere in New Zealand – this month there are 48 branches and Mike’s goal is to reach 60 by this time next year. “We have branches from Invercargill to Kerikeri and our main centres are Auckland, Nelson and Christchurch.”

Even with the immense success the business has already achieved in its short life Mike isn’t slowing down. “We have so much more potential, I feel pretty excited as to where I sit at the moment. Looking back to 2011 I knew relatively nothing compared to what I know now and I feel pretty excited as to what the future holds over the next three to four years.”

“I was a personality that was seen on TV unlike a lot of the other brands that were just faceless organisations and by putting a face to the name the trust factor went up. I’ve since transferred that trust across from mortgages to real estate and it turns out to be my most successful business that I’ve started from zero.” Its fresh approach to real estate advertising with its ‘Property Preview’ advertising their listings on TV One and TV3 has put the company front and centre. Despite the businesses rocky beginnings (born out of the Christchurch quakes), Mike Pero is firmly in control of his greatest business success to date. And at the expenses of sounding too pretentious he says he feels “really, really chuffed about it”.

Calling it quits The general public perception is that Mike owns and plays an active role in Mike Pero Mortgages. His name and face associated with the brand certainly gives this impression, so you can be forgiven for making the assumption. But in fact he cut all ties with the successful national business he grew from birth a year ago.

Previous to the launch of Mike Pero Mortgages in 1991 there was no such thing as a mortgage broker in New Zealand. The businesses effectively created a whole new industry never seen before in this country. Creating an unheard of business model meant there were a number of hurdles to conquer. He says the major challenge to overcome was educating the general public about what the role and functions of a mortgage broker were. “When I said I was a mortgage broker people would say well what does a mortgage broker do? People were so used to going direct to the bank, so I felt for the first 10 years our marketing was about explaining what a mortgage broker is. And even in some of the commercials we still have I’m explaining what it is we do. I felt like a single person carving my way through a jungle.”

Kaiapoi Aquatic Centre - Taunton Engineering built the new steel structure around the existing pool due to damage from the earthquakes. Sheppard and Rout Architects is putting its mark on Christchurch with the design of innovative and exciting buildings within our new city centre.

Award winning ways Stranges Building was designed by Jasper van der Lingen and replaced a historic building from 1899. It won the supreme award in the Christchurch Civic Trust Awards last year.

Director Jasper van der Lingen says the practice is thrilled to be at the heart of the city’s redevelopment, already completing a number of flagship projects within the city since the 2011 earthquake.

“We started building the Stranges Building when the city was still a red zone area. It was the only building starting to go up when everything else was coming down,” Jasper says.

One of the company’s most iconic postearthquake projects is Stranges Building on the corner of Lichfield and High Streets. It was the first permanent building to be completed in the heart of the city following the 2011 quake.

“We saw it as a really important building to try and set the scene for what a future Christchurch would be like, showing the type of quality it should be about, and trying to give it a really

Sheppard and Rout also designed the new BNZ Centre in Cashel Square, which will be completed by the end of next year. The BNZ Centre will front Hereford and Cashel Streets and will be the base of BNZ in Christchurch.

Cashel Mall has always been an iconic shopping centre in Christchurch, with the new BNZ Centre set to enhance the retail experience in the area. It is seen as a real opportunity to revive Cashel Mall as the city’s principal retail experience. Jasper says the BNZ Centre will be a significant addition to the cityscape. “The BNZ Centre will have two major laneways, three arcades, and a central courtyard; you’ll be able to wander through from the river. “It’s a retail development, while the Gough development next door is a hospitality development. They will complement each other very well when they’re both finished.” Stage 1 of the BNZ Centre in Hereford Street will be finished at the end of this year, with stage 2 on Cashel Street due for completion by the end of next year.

Significant other projects Sheppard and Rout has a number of other major projects underway within central Christchurch, including a four storey office building on the corner of Armagh and Durham Streets and a fivestorey office block in Victoria Street. “We did one about a year ago which was the first commercial timber-framed building in Christchurch. It’s the Young Hunter House in Victoria Street, with Matisse occupying the ground floor. It’s very innovative technology using timber and post tensioning. We’ve done some other buildings using post-tension rocking wall technology, but not with timber.”

The design of Young Hunter House involved a practical integration of engineering and architecture, making the structure a fundamental part of the architecture. “Engineering has become even more important to how people design buildings since the earthquakes,” Jasper says.

Designing the new Christchurch The team at Sheppard and Rout has been listening to what people want their new city to look like, incorporating those ideas into the heart of their design projects.

“People like to see the bones of the building and how it’s put together.”

“We’re trying to pick up on themes and ideas that people started talking about after the earthquakes,” Jasper says.

In addition, Sheppard and Rout has a number of interesting housing projects on its books, as well as a high end apartment building in the city. Sheppard and Rout are also part of the architecture team constructing the major redevelopment of Burwood Hospital.

Rangi’s brilliant building blocks for education Students and teachers at Rangi Ruru Girls’ School are revelling in their brand new school facilities, which include a new library, science centre, student services, and music, dance and performing arts buildings. The Christchurch school lost 60 percent of its buildings due to damage caused by the 2010 and 2011 earthquakes. Rangi Ruru principal, Julie Moor says the last stage in the project was completed in April, with the entire school community delighted with the results. After the earthquakes, the school’s board of governors decided to redesign the entire campus and build a school flexible enough to meet the needs of tomorrow’s young women, focussed on the highest quality teaching and learning. Stage 1 of the project involved rebuilding the school’s academic and cultural zones, and included the Gibson Centre, which houses the school’s library and information technology services. It is named after the Gibson sisters, who founded the school in 1889.

The Rangi Ruru Museum and Gallery, and the Art and Technology buildings have also been strengthened and refurbished. Julie says the school’s new 2,000 sqm Performing Arts Building was the last to be completed and is a fantastic asset to the school. It includes a 120 seat theatre, a modern dance studio, teaching spaces for music, drama and dance, practice rooms and a recording studio. “We had a very conservative standard school built in an older style. What we’ve got now enables us to spread out and use every space as a teaching space,” she says. “The students love the spaces. It was interesting last year seeing them move into the new buildings and take ownership of them and enjoy them. The same thing has happened this year with the Performing Arts building.

A better way to lift and repair The Canterbury earthquakes made many Christchurch homes settle into the soft earth around them, but thanks to Slabjacking NZ Limited, many have now been lifted back up where they belong. Slabjacking NZ uses its own innovative system to lift and repair slabs and foundations damaged in the earthquakes. The company developed the system in 2012 after recognising a need for an alternative repair strategy that corrected floor levels without the potential to make the building perform in a worse manner in a future event. Engineering professionals considered numerous options and had clear concerns that traditional underpinning (involving heavy concrete pads left under the existing foundations) and deep grout injection, resulted

in permanent point loads applied to the building foundations and ground below. The considerable weight of the underpins (often in excess of 2.5 tonnes for each pad), had the potential to undermine the ground and sink further in the event of a future earthquake. As a number of engineers observed, concrete underpin pads have the potential to act like a “brick in a swimming pool” in a future earthquake, and drag your house foundations down with them. Slabjacking NZ designed and developed a new low-impact system to level and repair earthquake damaged homes and buildings. The company pioneered the use of temporary screw piles, used in conjunction with mechanical and hydraulic equipment specifically for this purpose. It spent 12 months designing, testing and refining its repair system and since then has repaired in excess of 100 buildings in and around Christchurch.

“Our core business has always been new residential housing,” Peter explains. “Since those early years we have produced everything from family homes and top end architectural apartments, to complex hillside builds and retirement units, which has given us wide exposure and a diverse skill set.” Much like the earthquakes have changed the face of Christchurch, Home Trends Builders too has changed. Adapting to a changing marketplace

Much like Christchurch has adapted to significant change, so too has Home Trends Builders. The earthquake repairs the company has carried out during the past four years has been a steep learning curve, with new skills, methodologies and technologies enabling the rebuild of the city. The residential rebuild has also required a unique response when dealing with customers, as Peter explains. “Four years on, earthquake repairs are still emotional for many people and requires careful handling. For most people their home is their biggest asset and to see that asset broken and having lived with it for so long can be devastating. “It’s a great sense of accomplishment to be able to repair those homes, often to a standard above and beyond what they were before and present that back to the owners.” Once a client meets with members of the Home Trends Builders team, they deal with the same people throughout the process. Key staff have been with the company, some for as many as 23 years and that level of experience can assure clients they can deliver on their promises. Perhaps the biggest sense of accomplishment for any business is the number of repeat customers one receives. For Home Trends Builders this reflects the high level of quality and service customers receive.

Peter foresees little change moving forward – as they say; if it’s not broken, don’t fix it. “We will continue servicing the earthquake repairs which we expect to continue for the next 10 years, particularly in the hillside suburbs and Fendalton, where only a fraction of the work has been completed. “We will continue to work on new homes and repairs. Canterbury is home. We know and understand the environment here. It’s an exciting place to be right now and we’re lucky to call this home.” It’s the world’s best job, Peter says. He’s guiding his own teenage children into their chosen career paths now and they remind him often of his commonly used phrase, ‘if you love what you do, you’ll never work a day in your life’. Peter insists he hasn’t. “It’s truly the best life there is,” he says. “Being able to produce something at the end of the day gives you such an immense sense of satisfaction; doing different things every day, meeting different people and taking pride in your work. “I can drive around town today and see hundreds of houses that we have built over the years that are still there and that’s the biggest sense of accomplishment. We’re here for the long haul and it’s an exciting place to be. I’ve got the same passion today that I had on my first day on a building site all those years ago.” >

Porters Ski Area upgrades pack some punch Porters Ski Area is back for the 2015 ski season and better than ever before. The largest and most extensive redevelopment in the ski area’s history is now complete and open to the public. The Porters Ski Area team had their work cut out for them, labouring tirelessly during the past summer to deliver the new area. The work totalling $7 million covers a brand new Doppelmayr fixed grip quad chairlift, which has been installed on the south side of the valley. The new chair “Easy Rider” has 93 chairs and can carry up to 2,000 people an hour. This improvement means the T-bar no longer cuts the run in half. The improvements also include large scale earthworks which have seen more than 65,000

cubic metres of material moved to improve the ski area terrain and facilities. Thanks to the extensive works, skiers and snowboarders no longer face steep climbs up to access tracks; all slopes are now in easy reach. Plus a new beginner’s area has been created adjacent to the existing intermediate lift. This will be serviced by a Sunkid carpet lift and offer a fantastic terrain progression for beginners. All lifts (except the two upper T-bars) are electrical, driven from a new power plant installed down the valley. This means no more noise from diesel engines in the base area. All these improvements have made Porters Ski Area a first-class ski field for beginners to advanced. And since it’s the closest ski area to Christchurch there’s nothing stopping you from testing out the fresh white powder this season at Porters. Ashburton’s first class sporting facility Ashburton residents are revelling in their new swimming and sports facility, which is attracting plenty of interest from the public and sports groups alike. The Ashburton District Council’s new EA Networks Centre is a first class aquatic and recreational facility designed to meet the sporting needs of the Ashburton district now and into the future.

The EA Networks Centre in River Terrace opened for business on May 10 and has seen great numbers through the door.

In addition to the aquatic and sports facilities, the impressive new complex also features two modern meeting rooms available for hire (including for children’s parties), and retail products for adults and children. An onsite café has recently been let to Ashburton business Taste, which has an existing café next door to Countdown. The new Taste café should be open in early July.

Most people are very positive.” The EA Networks Centre was designed by architect Alex Head of Warren and Mahoney, and built by Naylor Love Construction. Building work began in October 2013 and was completed on time and to budget in April this year. “Naylor Love did a great job and their two guys onsite, Nick Cornane and Peter Taylor, were fantastic to work with,” Steve says. “It’s a pretty special complex and I think the Ashburton District Council should be commended for taking a punt and building what they built.”

Local clubs embrace new facility Ashburton sports clubs and enthusiasts are making the most of the new EA Networks Centre facilities. Situated on an old river terrace along the Ashburton River, the 8000 sqm facility is the first step in developing a recreation precinct complete with outdoor cricket, hockey and rugby pitches. The Ashburton District Council wants the facility to serve the wider mid-Canterbury region. The aquatic centre features a 10 lane, 25m swimming pool, which has been approved to hold national short-course swimming events.

Steve says the district’s netball competition has moved its entire tournament indoors at the facility, with games scheduled several times a week. Basketball and badminton teams are also using the indoor courts. Initially a “kitchen and table top bookkeeper” herself, NZBAI president Melanie Morris fell into the profession in 2006 when she had an unexpected change in employment circumstances and began working from home around her young family. “My working career centred around administration, management and selfemployment however, when I had to support two young children from home and needed to look into what I could do, bookkeeping offered a great option and it grew from there.” A few years later the business had grown and Melanie was now employing staff when a situation arose with Inland Revenue seeking to review a client’s books. “I realised pretty quickly I didn’t have anywhere to go for support or advice and, as we did not have an association I was on my own,” Melanie says.

Run by a strong executive team of industry volunteers from accounting and bookkeeping professions throughout the country who are passionate about the industry, the NZBAI holds year-round training seminars and networking events, as well as an annual conference and an awards ceremony for more than 250 members around the country. Nationwide regional directors hold regular coffee meetings featuring guest speakers and deliver education online, while the association has teamed up with The Career Academy which now offers a Certificate in Bookkeeping. Both individuals and organisations can sign up for NZBAI membership. The benefits include having access to a strong support network of like-minded professionals, as well as a library of resources and templates.

The NZBAI continues to reach out to those sole trading bookkeepers – the mums working around young children, the tradesperson’s wife who is balancing the books for the family business and other administration roles which require bookkeeping skills.

Members receive regular communications and industry updates, and can take advantage of discounts on software, events, training and seminars. Importantly, each member has the opportunity to take an online exam and become certified. Certification shows that a high industry standard has been met.

“It’s important for them to recognise they can get a great benefit from being involved with the association,” Melanie explains.

Back on centre stage A vibrant arts scene is one of the hallmarks of any world class city and it’s something Showbiz Christchurch’s newly appointed general manager, Michael Bayly is working towards re-creating as our city finds its feet once again.

Entertainment | Showbiz Christchurch Michael is duly excited about the future of musical theatre in the city and the magnificent redevelopment of the Isaac Theatre Royal. Showbiz Christchurch has just finished a hugely successful season of The Phantom of the Opera, which was its first major, large scale production at The Isaac Theatre Royal since the February 2011 earthquake. Michael was appointed general manager in midMay and has extensive experience in both the business sector and performing arts, including musical theatre and opera. “I’m delighted to have the opportunity to participate in the post-earthquake re-emergence of Showbiz in setting the national standard for large scale, fully staged musical theatre productions,” he says. “I look forward to the greatly increased opportunities to see major musicals that Showbiz is bringing to Christchurch with its return to the Isaac Theatre Royal in 2015 and beyond.” Showbiz Christchurch is back with a bang after four years out of the spotlight.

The February 2011 earthquake greatly reduced Showbiz’s operations until April this year, when it launched a three week season of The Phantom of the Opera at the newly repaired and refurbished Isaac Theatre Royal. Michael says the season of Phantom was a huge success, and is now preparing for their next show, Monty Python’s Spamalot, which will open on September 4, the fifth anniversary of the first Canterbury earthquake. Shows booked for 2016 include Mamma Mia (April), Hairspray (June) and Evita (Sept). Showbiz Christchurch’s world class productions include large live orchestras, West End quality sets and costumes, and state of the art sound and lighting rigs. Showbiz has a long history of great productions in Christchurch, including Les Miserables, Me and My Girl, Chess, 42nd Street, Grease, JC Superstar, Cats, Chicago, Miss Saigon, Sweeney Todd, and the recent Phantom of The Opera.

Business alignments available Michael says Showbiz Christchurch is now one of the largest musical theatre companies in New Zealand and a major part of a consortium obtaining the rights to bring new shows and New Zealand premieres to the country.
