NEW VS OLD NATURE
CONCEPT
THE PROPOSAL FOR THIS PROJECT WAS TO REHABILITATE THE PRE-EXISTING MONESTARY AND GIVE A NEW FUNCTION: A STONE WORK SCHOOL AND A RESIDENCE SPACE FOR STUDENTS TO LIVE. WE HAD TO DESIGN A NEW VOLUME AND DECIDE THE PROGRAM FOR EACH BUILDING. WHAT I VISUALIZED FOR THE MONESTARY WAS A SPACE FOR EXHIBITION AND THE RESIDENCES; THE NEW BUILDING WOULD BE THE SCHOOL. THE DESIGN BETWEEN THE BUILDINGS IS COMPLETELY DIFFERENT. MY IDEA WAS TO DISTINGUISH THE NEW VOLUME WITH A DIFFERENT AND MODERN MATERIAL, WHICH GIVE A REAL CONTRAST BETWEEN THE NEW WITH THE OLD. EVERYTHING JUST DEVELOPED IN THIS CONCEPT.

EVOLUTION OF THE CONSTRUCTION OF THE MONASTERY
CONSTRAST BETWEEN
WATER LEADS TO A PROMENADE
One the most important element from the nature is the water. The land that surrounds the monestary had install some water wells for the agriculture. But now, just half still have water. So, bringing life again to all the wells, giving more support by maintemance of the land, and conducte a promenade through the field. Beyond that, the promenade or the water link these two building by two differents experiences: on the monastery, the new fontain on the cloister, is the font of a subtle noise from the water falling on the fontain and echoed on the walls (1) ; on the new building, the school, the water mirror is to highlight the sensation of suspension to the volume (2).
NATURE DIALOGUE
After decide the contrast between the volumes, the nature was the element that conect between them. I try to create by the contrast, a dialogue with the nature by simple spatial characteristics like: the light, transparency, weight, the scale, etc... OLD

CONCEPT
LIMA IS ONE OF THE MOST POPULATED CITY OF THE WORLD AND EVERY DAY NEW PEOPLE ARRIVE. WITH THIS KIND OF INCREASING COMES CONSEQUENCES. IS NECESSARY TO BUILT MORE VERTICALLY TO PROVIDE SHELTER FOR MORE PEOPLE IN EACH SQUARE METER. LACK OF PUBLIC SPACE IS ONE OF MANY PROBLEMS OF THIS CITY AND THE CARS INVASION ARE THE MAIN CAUSE. HOW IS POSSIBLE TO CONTROL THIS DEVELOPMENT WITH OUT TAKING SPACE FOR THE HUMAN-PEDESTRIANS LIVING THE CITY?

STUDY AREA C // AVENIDA BRASIL
DESIGN PROPOSAL
The Case Study Area C consists of five municipalities/districts to the south of Lima’s city centre, with Avenida Brasil located in the middle of the area. In total, Area C is around 25 square kilometres and stretches from the coast and to the edge of the city centre. We concentrated our research initially towards four of the areas; Pueblo Libre, Jesús Maria, Magdalena Del Mar and the south-east part of San Miguel. What we found from the analysis, it that can be break the area down into three topics; the Neighbourhoods, Avenida Brasil and the Coast. These are three main themes of the area, and our goal in the proposal is to improve them separately, and also connect them better to each other.
HISTORY
Based on the historical analysis we saw that the area’s road network and the ability to develop the land for agriculture was largely affected by the water channels made by the indigenous cultures that lived in the area. A clear sign today are the ruins of the huaca Huantille in Magdalena Del Mar. Pueblo Libre first started off as a settlement made by the Spanish for indians with the intention of evangelising the indians. The settlement continued as a cluster of haciendas and great historical personalities lived there in the 19th century. Magdalena Del Mar was founded as a balneario (seaside resort) at the end of the 19th century. Railway lines and roads were built and extended upon through the 19th century, and the area experienced a building boom in the beginning of the 20th century, where there was an extensive densification and Magdalena and Pueblo Libre grew together with the rest of the city.

The historical development of Area C
Trams and more pedestrian space in Avenida Brasil in the middle of the 20th century

There are four different districts surrounding Avenida Brasil, as we can see from the map to the left. Jesús Maria has three different centers which are highlighted in a darker tone og gray. At the top, we find the Campo de Marte park, which is an attraction for the whole city and people from all over Lima come to the area because of it. In the middle of Jesús Maria there is a commercial center. Here it is also worth to mentioning that there is another commercial centre located in Magdalena del Mar, and these are the two most important commercial areas of our study district. Both commercial centres include a large traditional market, and with the market as a starting point, the centres experienced an increase in commerce and business. At the bottom of Jesús Maria we find the residential complex of San Felipe, which is almost a micro city itself. All the services and commerce necessary for the residents are located within the complex. In San Miguel, one of the most important universities in Lima is located - Universidad Católica.
At last, in the Pueblo Libre district, we have the historical center and is already a protected area. This area is particularly interesting for tourists to visit because of the museums and history.

HOW THE AVENUE WILL BE
Currently, Avenida Brasil and the cliffs are the main barriers in the area. The avenue is the back of the area and the coast is not properly connected. Hence, the neighborhoods centers have their own introspective life. The centers and the coast are independents and the access is less comfortable for the citizens. In this map is identify which node that need to be develop to attract people to come to the Avenida Brasil.

The principal aims are to become Avenida Brasil the face of the area and make the coast accessible. The interconnections between the avenida and the neighborhood centers are possible with the new typology, mobility and open spaces development.

This is according with what happens in the present day on the avenue, but in a way, represented what is good the be expand or developt. For example, the orange hatch is the offices so will be a working ambience; at the end of the avenida Brasil is a cultural and leirure node that gives a big attraction to the seaside and a more active public life during all day.

Avenida Brasil at the moment it is rather unattractive in every aspect. It is a major physical barrier for people wanting to cross it. There are too many transport lanes, which are not being used effectively, and almost no space for people. Thus, the main goal of the proposal is to turn Avenida Brasil into a backbone of the local neighborhoods, by reducing the traffic, implying an effective system of public transportation, and dedicating at least a half of its width for people.

FUTURE OF AVENIDA BRASIL
The area C is in a phase of transformation, of re-densification. As in the all Lima, the population is increasing every day, due to immigration from the all country, growth of Limean families, etc. The first part of this densification is the informal way, people building in the courtyards, add floors to their houses. The other face of this densification is the formal one. In this area, promotors see the potential, and buy new plots to built higher buildings, losing all identity and human scale. This aspect mostly appear along the Avenida Brasil. The Avenida is indeed a good conection between the historic center of Lima and the costa verde. With the developement project of the coast which takes place right now, the area is becoming more attractive. The pourcentage of high-rise building increased in the only 5 past years of 3%. According to a study, many lots, for their size and prices could be very attractives for the construction buisness, and the pourcentage of high rise could increase of 11% in the six next years.

This is one example of how could be planned a set of plots, answering to the idea of the proposal, connecting the back of the neighborhood and giving back the human scale to the avenue. The zoom was chosen in the dynamic area of La Marina HUB, to deal with the problem of development of high-rise.
Urban rules for the development of the plots and typology for this piece of urban project is one of the possibilities that could be follow all along the avenue, in the zone 1 and 3 for the front part of the example, in the back of the zome 1 and 3 with the medium rise plots and in the zone 2 and the neighborhood for for back part of the example.

The main purpose of the proposal is conserve Costa Verde landscape, over and under the cliff. The control of the high rise is essential to give back the human scale to the area. Reactivation of the coast line with cultural and leisure areas over the cliff and with open spaces activities under it’s a way to call the people again to the seaside.
