SWISS TOWER BY E2A The «Swiss Tower» is the first phase of integrated development project in the city centre of Yekaterinburg, a prospective Papanina residential quarter by Brusnika developer. Project includes such phases as a masterplan, transport analysis and simulation, architecture of facades and floor plans, landscape design, interioir design of lobby and unique flats. Mariia worked as a project manager and was engaged with all teams on all phases. The masteplan was developed by dutch bureau KCAP for the area of 34 ha, 300 000 m2 of SFA and density 13 000m2\ha.

The development plot was complicated in terms of urban planning, On one side, there is a water protection zone, and on the other — the mainline drainage system, which is hard to relocate. Not to mention the street red line. As a result, the foundation plot was reduced to just 661 m2. The only advantage was to extend the facade on the street side and thus expand the building volume. There were concerns about the viablity to build a tower in such a tiny spot but then it was decided to turn it to structural morphology. And just due to the plot restrictions, the tower receives such peculiar feature as an arch and elegant columns.

The tower is designed by swiss bureau E2A as a transparent glass shell with solid cores - staircases and bathrooms - of reinforced concrete permeating it. The contrast of materials singles it out from the urban fabric - staircase a nd elevator sections and bathrooms acting as cores, the rest is made of glass.

Also there are light, lacy balconies with rounded basements with a view to maximise on the area of apartments overlooking the pond. The balconies add sculptural shapes to the building and additional depth to the facades. They also create attractive light and shade effects, varying at different times of day. Moreover, the balconies allowed of designing French windows in apartments.

Another peculiar feature of the project is small circular window in bathrooms - they are called oeil-de-boeuf or bull’s eye. Designed at 11eye level, they are conceived so that residents can get a view of the scenery while taking a shower.

Initially, we conceived an even bigger glass area with floor-to-ceiling windows. This meant installing radiant floor heating, but in order to balance the cost we have come up with the solution of making a small pillar underneath the window and placing the radiator there. This pillar is invisible while looking at the building at human height. It is also inconspicuous inside the apartment as it is just over 50 cm from the floor level. We have thus managed to preserve wrap-around glazing as the main architectural principle. Each apartment is equipped with a floor to ceiling window leading to the balcony with no traditional threshold bar, resulting in a levelled surface of the living quarters and the outdoor area. The apartments facing the pond. are so called «Rock star apartments». They were named this way for spectacular views from spacious kitchen and living room overlooking the waterfront. The apartment’s design basically needs no doors - the privacy is ensured by the geometry of sapaces. That said, sliding doors closing at the window transom are conceived in the project. In reality, doors can only be needed for soundproofing. The strength of Swiss layouts is their open framework and ideal forms, where all surfaces are smooth, and there are no protruding shafts or air chutes. On top of that, wrap-around glazing perimeter wise is not only an architectural but an interior highlight. The layout design leaves windows unobstructed.

Interior design: unique flats In the initial phase of the project there were no laundry rooms inside the apartments. It is true that the Swiss do not require washing machines in every single apartment. It is quite radical for the lifestyle in Yekateriburg though. So we had to make some changes in layouts at the phase of design development and plan utility zones featuring a laundry room or a storeroom in each apartment. Also it was made a very detailed design of unique flats floor plans - it is 2 levels apartment with kitchen on the top floor and an exit to a private roof terrace. The interior design was done by Shubochkiny architects and interior designer Tatyana Kerova. The idea was to show the future owners the possibility of organisation of space and to demonstrate the advantage of the architecture - strip glazing, wooden window frames and proportions of the rooms.

Interior design: lobby Public zone interiors will endorse the architectural concept, making the building a single entity. The porch, entrance hall, and floor landings blend into the project concept by means of geometric lines and identical materials. Interiors designed in the spirit of Swiss industrial architecture also by E2A and are enhanced by concrete walls, self-levelling terrazzo floors and crispy white light. They are softened with oak finishes and natural features: plants and an aquarium. The main signature feature is the aquarium, a real highlight of the project. The aquarium separates the retail zone (we imagine a restaurant) from the residents’ lobby on the ground floor. It acts as a divider on the one hand, but also as an interior feature, which is visible at both sides. Meeting no wall the light goes through the aquarium glass and draws attention to Koi fish. When we were discussing the project, our Swiss colleagues referred to this type of fish as fantastic creatures. Thanks to their eye catching orange-yellow scales, they will become the only bright spot in monochrome interiors of the house.

NORTHERN QUARTERS PM

In the northern district of the city of Yekaterinburg Dutch bureau LEVS designed a middle-income residential development and Mariia worked as a project manager.

Brusnika

On the outer bounds of the ensemble, the volume functions as a clear delineation of public roads. On the inside, the freestanding ‘urban villas’ refer back to the countryside-like settlements that used to be in the area. The continuous inner courtyard with a public square was design by Polish landscape firm S&P Architektura. Height accents on the corners give the plan directionality and relatability. The façade architecture accentuates different movements in the volume – sideways, upwards and inwards. The sculptural appearance of the buildings is the result of a grid-less façade with distinctive wood-like aluminium volumes on the top. White stucco forms a neutral background for large, randomly positioned windows and outdoor spaces that give the buildings a residential character.

INNESTO, SCALO GRECO PM, urban planning, graphic design

The Greco Breda site is a former “freight terminal” of 6 ha, part of the Milan strategic plan to transform underused railway areas of the City. INNESTO, the first Zero Carbon “Housing Sociale” project in Italy, is the showroom of Milan’s new sustainability strategies. INNESTO proposes the development of an innovative 4th generation district heating (4GDH) system, powered by renewable sources (including an urban wastewater heatrecovery system). The design of Nearly Zero Energy Buildings is coupled with a preassembled construction technology and an optimal mix of bio-sourced materials. The aim is to reduce CO2 emissions and reduce waste, allowing the structure to be disassembled and 100% recycled. The project promotes active mobility, public transport, sharing systems and a drastic reduction of private vehicle use through reduced availability of parking areas. A 30-year commitment to integrated management is made by leveraging innovative tools and value-adding shared spaces that establish relationships between residents, involving the entire neighborhood: A Human Adaptive Zone.

The new vision for the “Citta Vecchia” (“Old city”) proposes attractive spaces, adequately and healthy infrastructured, rediscovery of usual places and the release of new creative energy and economic resources that will stop drift of the decay. “2022 The Island returns to the center” is briefly to recall the changes related to economy, infrastructure, society and environment: from mono-functional district to the creative experimental center; from the space that you are just crossing to the destination; from an abandoned place to center of attraction.

Our project creates PEDESTRIAN FRIENDLY ENVIRONMENT, where the main elements are: the unique promenade that embraces the island with the two waterfronts, oriented to Mar Piccolo and Mar Grande; via Duomo the main street that reconnects the island with other parts of the city and several transverse paths that makes the area more accessible.

Signals of change suggest the potential to open port precincts and unlock access to their specific clusters of services, technologies and skills, while leveranging their unique waterside location. This exhibition is part of an ONGOING GLOBAL RESEARCH project of ARUP UNIVERSITY aimed at defining plausible city-based port developments and opportunities for key stakeholders associated with port ecosystems. It presents a holistic overview of the directions that port development could take, while highlighting the complexity of interrelated influencing factors.

ENERGY OF THE FROST Master Thesis

Nowadays, rising the topic of SUSTAINABILITY is a very common practice, if not to say even fashionable. Usually, it is proposed to use renewable sources of energy, deal with efficiency in a case of scarcity of resources, somewhere with the ‘’soft’’ climate. But how to approach this problem and deal with this issue in the areas with very rich natural sources, cheap primary cost of energy and IN THE EXTREME COLD CLIMATE conditions, where apriori the power demand is vastly high? So, the aim of the following study was to develop a strategic proposal in effective use of energy for the city of Yakutsk, the biggest Russian city on a PERMAFROST LAND. Talking about the city itself, it is important to understand the origin of the energy, way of its effective converting to other forms, that is related to the utilities and transport issues and methods of avoiding losses (housing and energy efficiency). Climate restrictions make impossible use of some standard renewable energy technologies, and the access to indigenous fossil fuels reduces the profitability of the others. By investigating these questions and studying the governmental strategic policies, the solution was found in hydro power, that will change completely the picture, and also using solar energy will have impact on a local scale. To decrease the losses it was raised an issue of energy efficiency classes of buildings in the city. The absence of efficiency certifications (“passports”) of the buildings, makes this question very challenging and redirects the research towards the history topics of Soviet mass housing and parameters of construction, that prevailed in Yakutsk as in any other Siberian city.

Sustainable strategies for Yakutsk, the extreme cold city City views By analysing the city’s building endowment state, individual strategies for the each series of existing apartment houses strategies have been developed. The accurate assessment of the previously proposed strategies and tools, provided the possibility in saving the energy, that consecutively is planned to be used in improving the sustainable public transport system: involving electrical vehicles and using cheap energy of a national grid. Engaging only these three parameters, as ENERGY PRODUCTION, ENERGY PERFORMANCES CLASSES OF BUILDINGS AND MOBILITY NETWORK, will significantly change city by raising the standard of living. The ecological situation will improve due to reduction of pollution, CO2 emissions and heat losses. Enhancing the urban design occurs as a result of introducing new tools, promoting slow mobility and pedestrian attractiveness, and finally preserving and reinforcing identity, will also radically affect on the society and culture in general.

Olonkholand masterplan is an INTERNATIONAL COMPETION aimed to create a new qualified development and cultural cluster in Yakutsk - biggest city on a permafrost land.

Olonkholand has potential to be an place where more people are proud to live, work and have fun, it will be the cultural and civic heart of the Yakutian community.CONCEPT of the project based on a landscape organisation that creates 3 «wild nature parks» that represents 3 LANDSCAPE ZONES of Yakutia: ARCTIC TUNDRA, FLOODPLAIN FORESTS and TAIGA.New park will boast fantastic leisure and winter/summer facilities alongside a new experimental residential settlement.

The axes of the surrounding quarters form the new ones inside the complex territory and fix the position of bus stops and boat stations. For the width of the quarter it was decided to take the average size of the quarter in Yakutsk that is 150 m. Green corridors are working as link between the embankment of a canal, park and hippodrome.

A GREEN RIVER FOR MILAN urban planning, graphic design

Green River (FIUME VERDE) is a urban reforestation project proposes to develop a vision on the future of Milan’s abandoned railway yards. Green River aims to TRANSFORM the 90% of the seven RAILYARDS INTO a NETWORK OF uninterrupted PARKS, gardens, woods, oasis and fruit gardens for communal uses – linked together by green cycle paths realized on rail trail lines, the remaining 10% could be employed to build high density urban areas that will host all those facilities Milan’s districts now lack of: especially young professional housings and student hotels, but also cultural services and people support areas (libraries, clinics, kindergartens), social and market housing. An organized system consisting of public places, architectures and green Metropolitan Towers, characterized by massive ways to inhabit areas and interlace functions. Green River will run through Milan in a circular path, halfway from the late 19th century urban enlargements, the Corpi Santi and the early 20th century peripheral areas; it will also include an urban mobility ring (MM6 on surface) and an underground structure profiting from geothermal energy from the stratum water. With the construction of the MM6 line along the Green River, Milano will then become the fifth European city for extension of its public transport network. The abandoned railway yards conversion will represent one of the greatest urban requalification and rehabilitation projects of the next few years in Europe.

The Via Brunetti Area in Milan’s North West is a highly interesting strategic enclave that shows itself as a huge game board for extremely different actors and transformation scales, going from productive facilities to real estate potentials, and from big infrastructures to marginal squatters. This workshop is NOT about designing how the via Brunetti Area should look like. On the contrary, the task was to develop a tool to describe and play the area’s negotiated transformation, as an open-end process of different and even diverging interests and visions. For that, we described a development’s proposal for Via Brunetti’s area in the form of a GAME. It is a ludic but accurate representation of an urban development. It will thematize the negotiation itself, and will be able to describe very different realities –values, topologies, actors, actions, contexts, etc.- with different tools within a single operational framework. It will be able to describe a its transformation process without defining its result, and focusing on the question “who makes the city?”.

WANNA BE FANCY Politecnico di Milano

This project was done for Ethnography and Photography class in Politecnico di Milano. The topic of the course was transformation in architecture and the task was to select an example, to make a research and to discribe the transformation using language of images.

Urban photography

So, I found hotel Ca’ Bianca as an interesting example of crossover, emerging from the mutation and transformation of an historical cascina. While I was collecting intormation people told me their conjectures - a monastery, a villa, a cabaret. Posters and advertisements opened for me the side of a jazz club, poetry evenings for a jet set and a comic show. This place trying to attract customers in all possible ways, grabbing and mixing new tendencies with activities that took part there long time ago.

Ethnography individual work

I was attracted by unexpected combinations of different atmospheres in Ca’ Bianca, it was like I am flipping through a random selection of postcards. Some places reminded me scenes from the movies, others recalled old photos and paintings. Ca’ Bianca - how I saw it - is very connected to the art, culture and creativity and also open to experiments and provocations. In my photostory I want to show you the variety of atmospheres which Ca’ Bianca can provide!
