Overlooking the dynamic waters of Dunedin’s Harbour in Port Chalmers, Ocean View is an exemplary residence constructed by Connor Jones Group in collaboration with architectural partner Parker Warburton Team Architects for owners Tom and Lara Connor.

This project, named Ocean View by Connor Jones Group, stands as a paragon of modern architecture, seamlessly integrating into its stunning natural surroundings.

The site’s steep gradient presented significant challenges, demanding a sophisticated architectural approach. The combined efforts of Connor Jones Group and Parker Warburton Team Architects resulted in a robust foundation and extensive retaining walls, essential for a stable building platform.

Every aspect of Ocean View is designed to maximise the natural beauty of its location. Each room faces southeast, capturing uninterrupted vistas of the harbour and hills, while the north-facing outdoor living area is perfectly positioned to enjoy summer sunlight. The home’s orientation enhances its aesthetic appeal and ensures a harmonious blend with the surrounding landscape.

Inside, Ocean View exudes a warm, organic ambiance, reflecting Lara Connor’s vision for a minimalist yet cosy family home. Inspired by renowned architects, Instagram, and the television show Grand Designs, Lara chose a soft, neutral, almost blush hue of eucalyptus timber for the interior. High-end finishes, such as Marrakesh plaster-finished walls, add a subtle Moroccan touch, while custom eucalyptus joinery, a custom steel pivot entry door, and a custom precast concrete wall with a woodgrain indent enhance the home’s sophisticated charm.

Central to the home is the kitchen, described by Lara as the heart of the house. Featuring an expansive island bench, it fosters a welcoming social atmosphere, perfect for gatherings and entertaining. The home’s comfort is further enhanced by underfloor heating in the upstairs concrete slab and radiators downstairs, maintaining a pleasant temperature throughout the year. While Ocean View is largely complete, the Connors are now focusing on landscaping, with curved rendered retaining walls currently being added. This phase promises to further enhance the home’s setting, with final touches expected by spring 2024.

Forsyth Barr House’s award-winning redesign

Nestled in the vibrant heart of Dunedin’s Octagon, the iconic Forsyth Barr House has been dramatically revitalised, a project masterminded by McAuliffe Stevens Architects and recognised as the NZIA’s Southern Region Winner for 2024.

Craig McAuliffe, Principal and Director of McAuliffe Stevens Architecture, reflects, “Their current fit-out was old and tired, and a decision was made to refurbish the entire building, including the office floors occupied by Forsyth Barr.”

Spanning the top four floors, including a newly added top floor, this modern redesign is situated in one of Dunedin’s most important civic spaces. The renovation breathes new life into the aging structure, optimising

space while honouring its historical significance within the Octagon Commercial Heritage Precinct.

The project is a beacon of sustainability, featuring improved insulation, energy-efficient systems, and reduced water consumption. It sets a precedent for environmentally conscious refurbishments in the region, heralding a future where heritage and modernity converge seamlessly.

An integration with nature

Crystal Waters offers a luxurious getaway in Queenstown, New Zealand, perfect for those seeking a private and relaxing escape. Designed to capitalise on the stunning views of Lake Whakatipu and the Remarkable Mountain Range.

This architectural success was born from a simple brief: create intimate spaces to maximise the jaw-dropping views for visitors from all over the world to enjoy.

The journey to realise this vision was no easy feat; the site posed significant challenges. Josh Greer, Director and Project Manager of Construction Collaborative and owner of Crystal Waters, initiated the project, investing considerable time and effort in clearing the land to understand its contours. He brought Neil Slater from NJS Architects on board, who designed a floor plan that incorporated floor-to-ceiling glass in both the

living areas and bedrooms, strategically framing the uninterrupted views.

The narrow access lane hindered crane usage until the advanced stage of construction when the elevated parking platforms were completed. This resulted in the majority of the materials being carried down the hillside by hand; each concrete block to form the expansive retaining walls was slid down a timber chute one by one to overcome this logistical hurdle. However, once the steel portals went up, framing the panoramic views the challenges proved worthwhile.

In mid-2023, after months of dedication and hard work, Crystal Waters opened its doors to the public and now operates as luxury accommodation for visitors from all over the world. Owned and operated by Queenstown locals Allanah and Josh, the property offers four two-bedroom suites, each designed with comfort and style in mind. The suites feature expansive living spaces, fully equipped kitchens, and private balconies complemented by wood-burning stoves and elevated spa decks where guests can relax amidst the stunning views.

Crystal Waters proves how thoughtful design can seamlessly integrate with the environment. While words and images may capture its essence, the true beauty of this retreat lies in experiencing it firsthand.

Restoring heritage

Sitting in the undulating tapestry of Cromwell’s landscape, a precious gem of history and tradition lies quietly — Happy Valley Homestead.

Its origins date back to 1914, an era marked by craftsmanship and a deep respect for the land. Since its inception, this venerable abode has stood as a silent witness to the passage of time, a testament to the enduring spirit of those who have called it home. However, it wasn’t until the Henderson family assumed stewardship in 1946 that the homestead’s true potential began to unfurl.

Duncan and Rae Henderson, well-known figures in the local community, have dedicated more than 50 years to Happy Valley after taking over full ownership from Duncan’s parents in 1973.

Ideas and plans were formed in the homestead, but had to be delayed as Duncan suffered a serious work accident in 1984, with all resources having to go into maintaining and running the property. As time went by ideas and plans never went away. Three years ago, following a tenure review, they subdivided the homestead from the rest of the farm, then sold the farm.

Ideas and plans surfaced again, and they contacted the late Pete McGrath of Gemrock Design to create a plan for the old house and then contacted Cromwell Building Contractors to build it.

They embarked on a journey to not only preserve but also enhance the homestead’s legacy, culminating in a breathtaking renovation project that breathed new life into its aged walls.

The original structure, encompassing a modest 147 square meters, was a testament to early 20th-century architecture. Its sturdy stone walls, both inside and out, stood as a testament to craftsmanship of a bygone era.

As time marched on, the homestead yearned for modernisation while retaining the essence of its storied past. Duncan and Rae took up the mantle, heralding an era of transformation while honouring the homestead’s rich heritage. The renovation journey began with a vision to expand and revitalise the homestead, breathing new life into its aged bones.

An ambitious extension and alteration endeavour saw the house expand to an impressive 276 square meters, a testament to the Hendersons’ commitment to preserving the past while embracing the future.

The additions included two bedrooms, an office/ bedroom, an ensuite, two family bedrooms, a kitchen/ dining room, laundry, a conservatory and an outside toilet.

Every decision was made with the utmost care to preserve the homestead’s character. Original stone walls were retained, and new ones were added to seamlessly meld the old with the new.

The renovation process was a labour of love, with meticulous attention to detail evident in every facet. Rumi timber floors, sourced from sustainable forests,

graced the kitchen and entranceway, their rich hues adding depth and warmth to the space.

Timber ceilings, painstakingly replicated to match the original design, extended throughout the home, echoing the craftsmanship of yesteryears. Period fixtures adorned the tiled bathrooms, each detail carefully selected to evoke a sense of nostalgia and charm.

Behind this labour-intensive endeavour stood Cromwell Building Contractors, led by the skilled hands of Garry Morton and his dedicated team.

With over three decades of experience in the community, Garry and his wife Julie epitomise the spirit of craftsmanship and community involvement.

In a world of ever-changing landscapes, Happy Valley Homestead stands as a beacon of resilience and reverence for history.

It serves as a reminder that amidst the passage of time, some things remain timeless — a testament to the enduring legacy of Happy Valley Homestead and the remarkable individuals who have safeguarded its heritage.

As visitors wander its halls and gaze upon its storied walls, they are transported to a bygone era, where craftsmanship and tradition reign supreme.
