A seasonal journey
Bold tones inspired by nature and culture
BY BEN O’CONNELL
The 2024 Dulux Colour Forecast embraces seasonal change with an eclectic mix of cool and warm mid-tone hues.
One of three palettes in this year’s Colour Forecast, Journey is influenced by travel, folk traditions, and cultural differences.
“Maximalist and pattern-heavy, Journey combines bold mid-tone colours with cooler shades,” Dulux colour specialist Davina Harper explains.
The palette highlights lush green colours inspired by nature - Dulux Tarras, Te Horo with muted blues - Dulux Te Anau, Murrays Bay - that help to make a space feel larger and tranquil.
Journey weaves together elements of bohemian charm, eclectic allure, and the art of craft, which have influenced furniture and decorative objects in the bedroom.
Dulux colour forecaster and stylist Bree Leech loves to bring texture and dimension to spaces.
“Artwork, woven lighting and a tribal rug complete the bohemian charm of the space, tying the colour palette together,” says Leech.
Decadent Dulux Martinborough completely envelopes the living room. To balance the space, softened beige and deep red—Dulux Glinks Gully and Dulux Carmen— were added to the trims, doors, architraves, and soft furnishings.
The secondary living space’s walls are refreshing blue-green, perfect for soaking up the autumn sun before the darker winter days. Uplifting Dulux Te Anau works as a backdrop for other warmer colours.
Charming and eclectic features, such as a floral ceramic vase and artwork featuring pops of pink and grassy greens, and a layered rug in golden beige, create a positive space for resting during autumn.
Dulux Murrays Bay (main walls)
Dulux Te Horo (desk) Dulux Epsom (ceiling)
The hallway is washed in the warmth of Dulux Epsom creating a gentle mood throughout the home.
For those wanting to introduce the Journey palette in their home this autumn, Davina says that every colour is designed to work cohesively and is so versatile, from creating a relaxing and inspiring space in one room and charming and positive in another.
“Just select which colour you want to be the hero and bring in other hues in different proportions to create a colour palette to match the desired mood.”
Harper says, “The Journey palette celebrates many layers: pattern, wicker, and vintage treasures. Try mixing pieces that you have collected, experienced, or that remind you of your travels with these colours to transform your space.”

Luxurious family bathrooms and children’s bedrooms branch off, ensuring privacy without compromising the open feel.

A new era of farmhouse design
BY PAIGE O’BRIEN
Reinventors of New Zealand’s design landscape, First Light Studio, based in Wellington, has recently been announced as the 2024 NZIA Nelson/Marlborough Architecture award winner in housing.
The home design that won them the award, labelled ‘Two Gabels’, is located in Wakefield and is a simple and elegant farmhouse intended for suburban living.
The home emphasises environmentally friendly living and has high-performance/Passivehaus design elements, all contained within 150mm twinskin walls, including airtightness membranes, mechanical ventilation, thermally broken windows, and solar design.
The link to the outside is a major design element that satisfies the newly retired homeowners’ passion for gardening and the natural world.
It accomplishes this by opening the inside to the outside through a designated mudroom accessed from both sides of the dual-sided entry located between the garage and laundry.
The design aims to cherish a sense of community by fostering relationships with nearby homes, many of which are owned by family members. It aspires to simplicity and elegance while blending in perfectly with its rural yet residential environment.

Bolitho’s personal project
BY JAMIE QUINN
Tim Bolitho, the man behind the successful construction company Bolitho Building, has recently completed a personal project that is as much a testament to his company’s capabilities as it is to his own design vision.
The home, a collaborative effort with his wife, Bryony, is a striking example of the company’s signature style: a harmonious blend of architectural simplicity and high-quality materials.
Bolitho Building is renowned for its expertise in villa renovations and new builds, but the company’s roots lie in smaller-scale projects. The brief was clear: let the materials shine. And shine, they do. Abodo wood, oak, Canterbury clay bricks, marble, and handcrafted Moroccan tiles are the stars of the show, their beauty enhanced by the clean lines of the architecture.
The modern kitchen designed by Bays Joinery showcases a luxurious marble benchtop, expertly sourced by Universal Granite.
Forte Flooring’s Verona Moda Altro range brings a touch of elegance and durability to the expansive hallway, making it the perfect backdrop for everyday life.
The house is designed with flexibility in mind, evolving with the needs of the Bolitho family. It was also a deeply personal journey for Tim and his wife. Having complete control over the design process, from material selection to the smallest details, was a rewarding experience.
One standout feature is the expansive 38-metre hallway. At 1600mm wide, it’s more than just a corridor; it’s a space for play, a grand entrance, and a unique architectural statement. To achieve the perfect northfacing orientation for every room, the couple undertook the monumental task of constructing an 80-meter retaining wall.
It’s clear that this is more than just a house for the Bolitho family. It’s a living showcase of Bolitho Building’s talents. And as Bryony says, “A builder’s home is never complete.” But for now, this home is just a small sample of a company’s passion for creating exceptional spaces, and a family’s dream realised.

The Lookout
BY PAIGE O’BRIEN
Parsonson Architects, based in Wellington, has just recently been crowned the NZIA’s Nelson/Marlborough Architecture Award winner in the housing category for 2024 for their build ‘The Lookout’.
Establishing the company in 1987, current director Gerald Parsonson says, “We are delighted to have recognition from our peers for this unique project.
The house delicately rests on a pair of sturdy columns, creating a dramatic entrance upon arrival. Designed as a protective shell, it features a weathered steel rain screen over its painted cladding, with large openings that frame breathtaking panoramic views.
The generous overhangs and louvred screens provide shade and protection from the sun, wind, and rain, adapting to the changing seasons.
Access to the house is via a stairway from the driveway below. The rectangular layout positions the bedrooms to the south and the living areas to the north.
Perched high above the sea, the house offers stunning views of the mountains to the west, hills to the south, and Tasman Bay to the east.
Embedded into the site, the house utilises exposed concrete blocks for retaining and bracing walls, contrasting with the delicate Douglas fir posts and beams in the main living space, which is clad in Okoume plywood.
At the top of the stairs, the hallway leading to the bedrooms is designed as a vibrant colour box, with reds and oranges reflecting the hues of the spotted gum floors.
Gerald says, “We have pushed the boat out a bit with this material selection and use of colour, and it was great to have others appreciate this.”
Swimming pools are a great way to cool off on a hot day, get some exercise, and relax. But before you take the plunge and install one in your backyard, there are a few things you need to consider.
The first decision you need to make is what type of pool you want. In-ground pools are the most traditional and offer the most design flexibility. You can choose from a variety of shapes and sizes and add features like waterfalls, fountains, and spas. However, in-ground pools can be expensive to install and maintain.
Above-ground pools are a more affordable option. They are also easier to install and maintain than their in-ground counterparts. However, they are not as durable as in-ground pools, and they may not add as much value to your home.
Natural pools, also known as biofiltration or living pools, are a more eco-friendly option. They use plants and filters rather than chemicals to clean the water. Natural pools are a good choice for people who are concerned about the environment or who have sensitive skin. However, they can be more expensive to install and maintain than traditional pools.
Once you have decided on the type of pool you want, you need to consider the size and shape. The size of the pool will depend on the size of your backyard and how you plan to use it. If you have a small backyard, you may want to consider a smaller pool or an aboveground pool. The shape will also depend on your personal preferences and the layout of your backyard.
In addition to the size and shape of the pool, you also need to consider its depth. The shallow end should be deep enough for young children to stand comfortably, while the deep end should be deep enough for adults to swim laps.
Another important factor to consider is the material. Pools can be made from a variety of materials, including concrete, fibreglass, and vinyl. Concrete pools are the most durable,
but they are also the most expensive. Fiberglass pools are a good middleground option. They are less expensive than concrete pools, but they are still very durable. Vinyl pools are the most affordable option, but they are not as durable as concrete or fibreglass. Finally, you need to consider the cost of installing and maintaining a pool. The cost of installation will vary depending on its size, shape, and material, as well as the cost of labour in your area. The cost of maintenance will also vary depending on its size, type, and climate.
By considering all of these factors, you can choose the right swimming pool for your needs and budget.

A home tuned to the landscape
BY PAIGE O’BRIEN
Situated in Fairhall, Marlborough, this multi-level property capitalises on views of the vineyard below with its covered decking to the south, double staircase, and large garage.
This four bedroom home was planned to maximise the breathtaking vistas and accommodate a thoughtfully designed retaining wall that allowed for a 150sqm lawn on the sloping site.
In charge of bringing this build to life, Townley Construction says “a lot of thought needs to go into the early stages of earthworks and desgin to avoid unncecessary costs”.
Townley Construction owner Roger says, “Anderson Architecture came up with a design that worked really well for this section and also gave the clients a greatsized lawn area, which can be hard to achieve on a sloping section like this.”
The owners were able to divide their living spaces across the three floors of the house: the master suite and living areas are at the middle level, the kids’ bedrooms are upstairs, and there’s a sunkdown media room with beautiful in built joinery.
Thanks to its high raftered ceilings, the mezzanine office is perfectly situated in this property. Its exterior is wrapped in a distinctive asymmetrical design made of a combination of plaster and cedar.
Roger says that the build overall ran smoothly, considering that the construction of the house was during a period of material supply issues and shortages. “ Luckily, we were able to secure certain items and materials early to avoid any hold-ups”
“I think it shows that when the building industry is going through a tough time (worldwide material shortages), forward thinking and high organisation carried out through the project pay off. It means we are a step ahead of others and can still provide a high-quality service that runs smoothly.
“We are big on communication and transparency with our clients throughout the entire build; this once again means we can carry out a smooth, problem-free build.”
Crafting legacy homes in Nelson
BY JAMIE QUINN
Basham Building isn’t your average builder. This Nelson-based company specialises in turning the “too hard” into exceptional homes.
A champion of Passive House standards, Basham Building is the only certified Passive House tradesman in Nelson. Their passion lies in creating lasting legacies, meticulously built from foundation to finish, with a focus on healthy, energy-efficient living. They achieve this through superior insulation, high-quality windows and doors, and a mechanical ventilation system, ensuring a healthier environment for their clients.
Their expertise extends beyond building techniques. Basham Building thrives on challenging sites, particularly those on steep hills with limited access. Their methodical planning ensures they overcome these obstacles, always keeping the client’s vision and budget at the forefront.
This philosophy is evident in a recent project designed by Karsten Architecture and constructed by Basham Building right in the heart of Nelson. Here, they subdivided an existing property on a sloping section, maximising the limited space with a cleverly designed 181.7 square meter home. The architect’s vision played a crucial role in transforming a challenging plot into a successful project.
Maintaining access while preserving the existing trees was vital. Basham Building used timber retaining
walls and a fully insulated foundation to achieve this, allowing the new home to seamlessly integrate with the established greenery.
The client’s desire for a warm, healthy home aligned perfectly with Basham Building’s values. High-quality insulation, thermally broken windows and doors, and a mechanical ventilation system, all based on Passivhaus principles, ensured exceptional energy efficiency.
Meticulous interior joinery was crafted by Prestige Joinery for this light and airy kitchen.
The exterior is clad in beautiful, durable recycled hardwood timber, while the interior showcases an abundance of natural light thanks to strategically placed windows and skylights. Chemical-free paint and the talents of local craftsmen who crafted the joinery, tiled bathrooms, and extensive timber flooring round out this stunning home.
This project exemplifies Basham Building’s fixation on perfection. The team isn’t satisfied with just creating
stunning homes. Their passion goes deeper, extending to crafting homes that achieve the world’s highest performance standards.

Bay View beauty

Sitting on coveted Bay View Road, a stunning new build by Johnson Residential is turning heads.
Johnson Residential is made up of a team of highly skilled builders who specialise in all aspects of residential construction. Their focus is creating premium-quality homes in the Nelson Tasman region – dream homes that clients can be truly proud of.
This philosophy is evident in their latest project at 87 Bay View Road. A collaborative effort between Johnson Residential and a repeat client, this home proves the power of partnership. The client, with her keen eye for design and family-centric vision, worked closely with Johnson Residential and Ember Ruby Design to transform this house into a true home. Her ideas, from the inviting niches in the hallway to the cosy daybed and the thoughtfully placed shelving for family photos, have infused the home with a warm and personal touch.
From the moment you step inside, the panoramic views take centre stage. The grand entryway opens to a broad staircase leading down to a spacious family room. Here, expansive triple-slider doors open onto a deck, blurring the lines between indoor and outdoor living.
The sleek kitchen features a large island with a stunning waterfall stone benchtop that commands attention, and the thoughtfully placed sink offers a view of the outdoor BBQ area.
The focus on detail extends beyond aesthetics.
Functionality is key, with a Frame TV and a feature gas fireplace adding warmth and ambience to the family area. Bespoke wooden shelves tie the kitchen and entryway together, creating a cohesive flow.
Moving through the home, a media room provides a dedicated space for family movie nights or cosy evenings in. The home office, cleverly positioned with a view of the family and kitchen area, allows you to work from home while keeping an eye on things.
Four generously sized double bedrooms with built-in wardrobes ensure comfort for the whole family. A well-appointed family bathroom with both a bath and shower caters to everyone’s needs, while a separate toilet and laundry room add to the home’s functionality.
However, the true pièce de résistance is the master bedroom suite. Cantilevered over the slope to maximise the view, this haven features a luxurious en-suite bathroom with a walk-in shower and a freestanding bath – all with a breathtaking vista as your backdrop.
This stunning build is a place where breathtaking views meet meticulous design, creating a home that perfectly blends comfort, functionality, and luxury. Johnson Residential doesn’t just build houses; they create dream homes.
Established in 2012 by Pam and Jason Gardiner, Jason Gardiner Builders has quickly risen to become a highly respected and award-winning building company in the Nelson Tasman region.
With over 30 years of experience and a proven track record of excellence, Jason Gardiner Builders specialises in new builds and renovations, tackling any challenge with innovative solutions and meticulous craftsmanship.
One such build that faced COVID restrictions stands out from the rest. Sitting among the established greenery of central Nelson is a unique architectural gem. Lovingly named Park House due to the nature in which it responds to Fairfield Park, this masterpiece was designed by Irving Smith Architects and brought to life by Jason Gardiner Builders.
The original two-story villa, clad in white timber, stood proudly on a gentle rise overlooking generous gardens on both sides. The owners, who had raised their family in the villa, were ready to downsize but didn’t want to leave the stunning location.
The clever solution was to build a new house directly in front of the existing villa, bordering the northern boundary. To create the new building site, engineered ground stabilisation work was required prior to significant excavations into the hillside below the existing home, for new retaining walls and foundations.
BRIGHTWATER, NELSON
Warm timber cabinetry by Waimea Joinery complements the white countertops and stainless-steel appliances in the contemporary kitchen.
The final product is a design that strikes a perfect balance. A modern, engineered home that coexists harmoniously with the established villa, a testament to thoughtful architecture and expert construction.
Upon arrival, a streamlined entry guides visitors past the ground floor to the lift or stairs leading to the next level. As you ascend, a picture-perfect view unfolds a framed panorama of mature trees in Fairfield Park.
Inside, acoustic panels were incorporated into the social spaces and along the main stairs to dampen noise from the nearby road. The living area flows seamlessly from a slightly raised kitchen, creating a layered effect accentuated by internal framing that visually defines different sections within the open-plan layout.
The main bedroom upstairs offers a private sanctuary with its own large deck. A discreet passageway provides privacy and can be sealed off when entertaining. Two guest bedrooms complete the downstairs floor plan.
For Jason Gardiner Builders, every project represents a collaborative journey, ensuring a successful outcome and a space their clients can truly call home.

Over the years, APH has built a solid reputation based on excellent service and consistency. Their finished projects speak for themselves, standing proudly across the Marlborough region as testaments to their industry prowess.
Building in isolated places such as deep within the Marlborough Sounds might seem like a daunting undertaking, but the APH Design & Build team tackles the challenge head-on.
APH Design & Build’s specialities include design and build, renovations and extensions, knock-down rebuilds, drafting services and interior design.
“We love to be involved from beginning to end,” they say. “Being in Marlborough, location is always a unique aspect of our projects.”

“It is always front of mind for us to be thinking about how we can give back to this community that has given us so much.”
This 1970s Summerhill stone brick home recently underwent a remarkable transformation, blending contemporary design with the nostalgic charm of its origins. This extensive renovation project was not merely about updating the house but reimagining its potential while preserving its unique roots.
Stepping inside, the extent of the transformation is clear. Walls that once divided the space were thoughtfully removed, creating light-filled open living areas. The joinery, crafted by The Custom Space, becomes a statement piece itself, highlighting the homeowner’s unique style with pops of colour throughout the space.
This renovation was a testament to the skilled craftsmen and the meticulous attention to detail that defined every aspect of the project. Something the team at Daniel Smith Builders and their trusted subcontractors pride themself on immensely. From restoring original features to integrating modern conveniences, every decision was guided by a commitment to honouring the home’s original charter while enhancing its functionality and aesthetic appeal.

A breath of fresh air
BY JAMIE QUINN
Nelson Orthodontics clinic in Richmond, New Zealand, stands out for its expertise in creating confident smiles and its innovative design that prioritises patient experience, community connection, and environmental responsibility.
Designed by Redbox Architects, the project won the Commercial Architecture category in the 2024 NZIA awards. Outgrowing their central Nelson location, Nelson Orthodontics sought to expand their reach to serve the growing Richmond population. The new clinic’s address on a prominent corner site with frontage on a major road offered the perfect opportunity. Being close to five schools was a major perk, significantly reducing travel time for younger patients, who make up a large part of their clientele.
The design brief emphasised functionality and cutting-edge technology but with a welcoming and open atmosphere. An open floor plan facilitates the flow of patients for shorter appointments, with private consultation rooms available for more in-depth sessions. The vision extended beyond the clinic’s immediate needs; the possibility of accommodating additional healthcare providers in the future solidified the building as a valuable community facility.
Respectful of the surrounding residential area, Redbox Architects opted for a two-level building with a unique perforated screen facing the street.
This screen wasn’t just for aesthetics – it showcased a bespoke artwork by Maori artist Robin Slow, titled “Haumanu,” which translates to “restore to health, or rejuvenate.” The artwork depicts birds, symbolising the connection between physical and spiritual well-being, reflecting the clinic’s mission. The screen also provides filtered light and pocket views for those inside.
Moving inside, their goal was to create a space that defied the typical sterile medical environment. Pops of colour and warm oak-look flooring contribute to a welcoming and comfortable atmosphere for both staff and patients.
Sustainability was a big focus for the project. The use of cycle stands and electric car chargers encourages eco-friendly transportation choices. A substantial solar panel system on the roof helps offset electricity usage, while durable, low-maintenance materials like aluminium cladding minimises environmental impact. The building even has a living green wall that filters air and regulates internal temperatures, further contributing to a healthy environment.
The collaboration with Kumanu landscape architects ensured a seamless integration of the building with the public space. Low plantings soften the building’s lines, while paved areas and seating create an inviting exterior space.
Redbox has proudly used the Nelson Orthodontics clinic to demonstrate thoughtful design that prioritises patient experience, creates a sense of community, and treads lightly on the environment. This innovative space sets a new standard for healthcare facilities, creating a win-win situation for patients, staff, and the environment.
