Sposato Residence
Sposato Residence 14 Brookway Nutley, NJ 07110 The Sposato project consisted of providing a series of exterior and interior additions and alterations to the existing 2-1/2 story 1 family residential home.
Existing Residence Before Additions & Alterations
Rendering of Proposed Additions & Alterations My role in this project consisted of providing zoning analysis, measure and draw existing conditions, design development of new residence in plan, elevation, and section according to the owners needs, and develop a new exterior facade design.

The improvements in the design from the existing residence to and the new residence after the additions and alterations are very substantial. The changes to the first floor consisted of designing a grander stair tower to the second floor which to allow light flow and in the home and provide a pleasing view to the park, modifying the front porch, removing the kitchen walls to provide an open plan in the dining room, living room and kitchen, rear deck, and providing a master suite with bedroom and bath.

Front Elevation The exterior elevations consisted of designing a new stair tower in the front of the building, new porch, rear 1 story master bedroom, stone, and hardyboard siding facade with azek trim panels.

Casey Residence
Casey Residence 11 Marion Road Montclair, NJ 07043 The Casey project consisted of providing a new front porch addition to an existing 2-1/2 story 1 family residence.
Existing Residence Before Additions & Alterations
My role in this project consisted of providing zoning analysis of the existing site to study the extent in which the proposed porch could project off the existing residence. The local zoning code required me to take the average distance of the (3) adjacent residences to the right and left of the existing home and take the average distance to be the allowed setback for the front yard. I then developed plans, elevations, and sections of the existing conditions from visiting the site and designed the proposed porch according to setback requirements.

This Casey Residence taught me how to provide average setbacks of a series of front yards of properties, and develop technical drawings in plan, elevation, and section.
Figueroa Residence
Figueroa Residence 138 Spatz Avenue Nutley, NJ 07110 The Figueroa project consisted of providing a new 2-1/2 story 1 family residence on an existing vacant lot on a hill.

My role in this project consisted of providing zoning analysis of the existing site to study the setback, coverage, and height parameters in which how large the potential building could be. The building height was a special issue because the building is on a hill an average of both sides had to be take for the building height. Then I worked with the owner to discuss their “wish list� of what they would like have in their new home and developed plans, elevations, and sections designs according to that

Basement Plan The basement plan is partially built into the hill on the left side and exposed to ground level on the right side where the garage is located. The layout consists of a recreation room, bath, utility room and a (2) car garage.
First Floor Plan
The first floor plan layout consists of a dining room, kitchen, half bath, breakfast area, rear deck, and sunken great room.
Second Floor Plan
The second floor plan layout consists of (2) standard bedrooms with closets, laundry room, study, bath, and master suite with walk-in closet, balcony and bath.
Attic Plan
The attic was designated as finished storage space for the client with option to use it as a future study or office.
Front Elevation
The exterior facade consists of a stucco and stone with a combination hip and gable roof with asphalt shingles. The windows are double hung and awning.

The Figueroa Residence taught me how to design in conditions where the grade is not flat in this case on a hill and allowed me to develop skills to solve conditions such as this.

Verdesco Residence
Verdesco Residence 50 Rector Street Millburn, NJ 07041 The Verdesco project consisted of providing a new 2-1/2 story rear addition to an existing 1 family residence with alterations to the front canopy, and second floor cantilever with a new exterior facade.

Residence Under Construction My role in this project consisted of providing zoning analysis of the existing site to study the setback, coverage, and height parameters in which how large the additions can be. This property is located in a flood zone so care need to be taken into account with the design. I took measurements of the existing residence to generate plans, elevations, and sections of the existing conditions. Then I worked with the owner to discuss their “wish list� and implement some design solutions I had in mind.

The cellar plan consists of alterations to the existing cellar by providing finished spaces for a bath and utility room. Stated earlier because the site is located in a flood zone a cellar could not be built under the new addition so are series of concrete piers were designed to support the addition over an open crawl space. A drywell design was also required for the flood zone. The first floor plan consists of a new half bath, open kitchen and great room area with a fireplace and sliding glass doors the exterior. The second floor plan consists of a new cantilevered walk-n closet off the front of the building, study, and master suite with closets, balcony, and bath.

The exterior facade consists of a stucco facade, front cantilever on the second floor, new front canopy and roof with a new asphalt shingle gable roof on the rear of the building with concrete piers supports the new addition.

Schipper Residence
Schipper Residence 319 Passaic Avenue Nutley, NJ 07110 The Schipper project consisted of providing a new 1-1/2 story side addition to an existing 1 family residence with alterations to the existing interior and modifications to the exterior facade.

I took measurements of the existing residence to generate plans, elevations, and sections of the existing conditions. Then I worked with the owner to discuss their “wish list� and some design solutions I had in mind.

Tuhnell Residence 25 Chestnut Street Nutley, NJ 07110 The Tuhnell project consisted of providing a new 2-1/2 story rear addition to an existing 1 family residence, new 1-1/2 story (1) car garage, and new masonry front porch.

Luberto Residence 375 Chestnut Street Nutley, NJ 07110 The Luberto project consisted of providing a new 2-1/2 story rear addition to an existing 1 family residence, new (1) car garage, and alterations to facade, porch, and the interior.

The foundation plan consists of a new crawl space below the addition with interior alterations to finish the existing cellar and a new stair to access the exterior. The first floor additions and alterations consisted of rebuilding the new wood front porch craftsmen style, new kitchen, eating area, family room, bath, garage, modifying the stair to cellar and interior partition alterations. The second floor additions and alterations consisted of a new laundry room and master suite consisting of a large bedroom, bath, and walk-in closet.

Garden Apartments 141 River Road Nutley, NJ 07110 The Garden Apartments project consisted of designing a garden apartment complex to accommodate (24) dwelling units on an existing brown field site.

I then discussed with the owner the amount of square feet per unit and developed designs reflecting this in plans and elevation.

Pincore Group LLC. 79, 77, 75, 73 Orchard St. Bloomfield, NJ 07003 The Pincore Group LLC. project consisted of designing an existing abandoned building into habitable commercial units.

My role in this project consisted of providing zoning and parking analysis of the existing site to study the setbacks, height, coverage, and parking parameters to develop the proposed design. In order to comply with new parking requirements a portion of the existing building needed to be removed so that a parking area could be provided for the tenants.

My role in this project consisted of taking measurements of the existing conditions of the 3 story building most specifically the 1st floor area where the existing bar is located, then generated existing conditions of the building. The existing floor plan layout was awkwardly configured and did not provide positive feeling. Then using the existing conditions design a refined modern bar/restaurant atmosphere.

Designing the new layout was challenging because of the shape of the building but I felt the end result of the layout was successful. The new design consisted of a new vestibule, handicap ramp, bar space, dining area, seating, kitchen, and restrooms. The Stone Horse Taverne & Grille project taught me how to efficiently redesign a bar and restaurant space into a more functional aesthetically pleasing environment. The proposed exterior elevations were only altered on the first floor level are some initial rendition ideas I developed for the exterior facade.

My role in this project consisted of providing zoning and parking analysis of the existing building in order explore any design constraints. In this case the site needs to go for a variance because of the change of use of the property.

Arlington Jewelers
Arlington Jewelers 503 Franklin Avenue Nutley, NJ 07110 The Arlington Jewelers project consisted of converting an existing mixed use 3 story building into a jewelry store with apartments above by demolishing the existing building but maintaining the existing footprint with a 1 story addition in the rear.

New Building Interior & Exterior My role in this project consisted of providing zoning and parking analysis of the existing building in order explore any design constraints. Then according to the owner’s program designed the jewelry store floor plans, interior elevations, and details as well as the floor plan for the apartments above. Another member of the firm was responsible for providing the exterior facade design.

The foundation was the only part of the existing building that would remain the rest was demolished. The existing foundation walls were reinforced with concrete piers and rebar. The first floor plan is the jewelry store space with cabinets, display area, repair shop, safe, and restrooms.

The Arlington Jewelers project taught me how to design commercial display space and understand the needs it requires as well as designing a mixed use building.
Vac-U-Max
Site Plan Vac-U-Max 69 Williams Street Belleville, NJ 07109 The Vac-U-Max project consisted of providing interior alterations by designing new men’s and women’s restrooms in the existing commercial facility.
My role in this project consisted of designing the men’s and women’s restrooms in the existing building with floor plans, interior elevations, and sections and researching detailed information about the restroom materials, fixtures, and accessories to be installed.

Vac-U-Max is a commercial facility which required significant thought into the design of the restrooms to be ADA compliant. Such as accommodating the 5’ turning radius for wheelchairs seen in the floor plan and handicap fixtures and accessories seen the in the interior elevations. The Vac-U-Max project taught me how develop detailed commercial restroom layouts in plan, section and interior elevation.

Meadowlands Plaza Hotel
Meadowlands Plaza Hotel Lot-36.01, Block-472 Hamilton Blvd. S. Plainfield, NJ 07080 The Meadowland Plaza Hotel project consisted designing a new 4 story hotel on a vacant site.
Ground Floor Plan
2nd - 4th Floor Plan My role in this project consisted of providing zoning and parking analysis for the proposed hotel and designing the preliminary plans, elevations, and sections of the building for the clients and township review board. The first floor plan consists of a restaurant, lounge, gym, kitchen, offices, elevators, restrooms and meeting rooms. The second - fourth floor plans consists of (123) rooms with (3) different room configurations (A,B,C).
The exterior facade of the building consisted of various sized brick, and stucco designs. The Meadowland Plaza Hotel project taught me how develop plans to design a building of a very large scale.
