Property Market Update Stonnington

Edition 2, 2020 The recent COVID-19 Stage 4 restrictions will obviously have an indelible effect on all Victorians, and we appreciate that big decisions about property or changing lifestyle may not be top of mind for most of you. We are also acutely aware of the pressures many of you will be feeling during this time and we wish you and those close to you the very best of health and a safe path out of this crisis. Despite the demanding times, many of our clients continue to buy and sell homes in the highly sought-after areas of Melbourne we serve and we felt a review of the property market in your local area might serve as a welcome distraction.

We look forward to a brighter Spring and a return to a 'new normal' where we can again be close to family and friends, and for many of us, a time when we can enjoy Melbourne's favourite pastime - property! Stay safe and please reach out should you require any assistance or just a little advice.

From the Agent Fiona Ansell-Jones's take on the market this quarter

While it has been a very challenging time for all Melburnians, the property market has shown remarkable resilience in the face of the many obstacles created by the COVID-19 pandemic. During our first lockdown we were able to adapt and pivot towards online and digital solutions that enabled both vendors and buyers to continue to transact property safely and successfully. There has also been a surge in discreet off market sales. In the brief period when onsite auctions were permitted, the strength of the market was evidenced by auction clearance rates that had returned to the high numbers we saw in the pre-COVID months. Despite media predictions, prices have remained relatively stable with quality property performing particularly well. Now that we are heading towards spring, we are experiencing increased traffic on all real estate websites, with buyers hoping for an influx of new property on the market.

The Hamptons meet the Gascoigne with this elegant family home of generous proportions. Nestled in one of Malvern East´s most commanding locations in the leafy Gascoigne Estate, it is just a short walk to Central Park, village shops, leading schools, Caulfield and Malvern stations and Wattletree Rd trams. Oak parquetry floors flow through the sitting room with gas fire, formal dining, gourmet kitchen and generous family room opening to deep private garden. The main bedroom with en suite and walk in robe complements three additional bedrooms with robes, a study and two bathrooms. Includes alarm, laundry, irrigation, water tanks and double garage.

A Word From My Clients In the past 6 months we have both purchased and sold our family home through Fiona. On the purchase, Fiona only showed us properties that aligned with our needs and executed the transaction efficiently and effectively. For the sale, Fiona and team were extremely professional, true to their word and gave us balanced and well considered advice. Fiona´s knowledge of the local market and buyers got the sale done, ultimately with a very good outcome. If we have further real estate needs in this area in the future we would love to work with Fiona again. Catherine Ross

Professionalism, attention to detail and excellent communicational skills is why I chose Fiona AnsellJones of Marshall White to act as the real estate agent to sell two properties in 2018 and again in 2020. I had first met Fiona at open for inspection of properties in my immediate area a few years earlier, just to gauge the real estate situation at the time. Even though Fiona knew I was not a purchaser she still kept in contact. In both instances, Fiona demonstrated compassion and an excellent knowledge in relation to the marketing of two very different properties. The style of the campaign was appropriate and the results were outstanding. Pauline Cripss
