Property Market Update Boroondara

Edition 2, 2020 The recent COVID-19 Stage 4 restrictions will obviously have an indelible effect on all Victorians, and we appreciate that big decisions about property or changing lifestyle may not be top of mind for most of you. We are also acutely aware of the pressures many of you will be feeling during this time and we wish you and those close to you the very best of health and a safe path out of this crisis. Despite the demanding times, many of our clients continue to buy and sell homes in the highly sought-after areas of Melbourne we serve and we felt a review of the property market in your local area might serve as a welcome distraction.

We look forward to a brighter Spring and a return to a 'new normal' where we can again be close to family and friends, and for many of us, a time when we can enjoy Melbourne's favourite pastime - property! Stay safe and please reach out should you require any assistance or just a little advice.

From the Agent Nicholas Franzmann's take on the market this quarter

While it has been a very challenging time for all Melburnians, the property market has shown remarkable resilience in the face of the many obstacles created by the COVID-19 pandemic. During our first lockdown we were able to adapt and pivot towards online and digital solutions that enabled both vendors and buyers to continue to transact property safely and successfully. There has also been a surge in discreet off market sales. In the brief period when onsite auctions were permitted, the strength of the market was evidenced by auction clearance rates that had returned to the high numbers we saw in the pre-COVID months. Despite media predictions, prices have remained relatively stable with quality property performing particularly well. Now that we are heading towards spring, we are experiencing increased traffic on all real estate websites, with buyers hoping for an influx of new property on the market.

Boroondara Lifestyle Green Cup

The drinks menu (all 600 millilitres) is divided into green smoothies and superfood smoothies. At a quick glance it can be confusing to tell the difference (a lot of them feature kale, spinach, chia, almond milk), but there are some nice mixes and the staff will help you with what you´re after (if you´re feeling rundown, or if you want a satisfying blend that will fill you up).

As for snacks, you can pick up a selection of house-made bliss balls, raw energy bars and slices. There are also three versions of blended acai bowls and a single-serve of avo toast topped with chia or chilli flakes - all good for a light snack. - Broadsheet

A Word From My Clients We recently purchased our family home with the assistance of Nick and were thoroughly impressed with the high level of service and professionalism. At the outset, Nick took the time to discuss our needs and differentiate the "must haves" from the "wants". Nick provided the much needed market insight and expertise that enabled us to focus on the right property and purchase our dream home. Nick was helpful, knowledgeable and thoroughly pleasant to deal with. We would not hesitate in recommending him and his team to anyone looking to buy or sell in the Camberwell area.

Now that our house sale has been completed, except for settlement next month, we would like to express our thanks to the staff at Marshall White & Co (Hawthorn) & in particular to Nick Franzmann. Nick has been very helpful throughout the process from the beginning & was successful in negotiating an excellent result for us prior to auction date. We first met Nick over a year ago when we purchased an apartment ´off the plan´ through him. During this period we found him to be very professional & cooperative, and we were pleased to engage him for the sale of our property. We have already referred him to several friends.
