From the Agent Tim's take on the market this quarter
While it has been a very challenging time for all Melburnians, the property market has shown remarkable resilience in the face of the many obstacles created by the COVID-19 pandemic. During our first lockdown we were able to adapt and pivot towards online and digital solutions that enabled both vendors and buyers to continue to transact property safely and successfully. There has also been a surge in discreet off market sales. In the brief period when onsite auctions were permitted, the strength of the market was evidenced by auction clearance rates that had returned to the high numbers we saw in the pre-COVID months. Despite media predictions, prices have remained relatively stable with quality property performing particularly well. Now that we are heading towards spring, we are experiencing increased traffic on all real estate websites, with buyers hoping for an influx of new property on the market.

Daniel Dick (formerly head barista at Melbourne coffee institution St Ali), the owner of cafe Nigel, believes the tuna-melt jaffle is an unsung hero. The coffee blends and single origins come from St Ali. The certified organic Feels Good blend is used for the black coffee. It´s robust, but also sweet with a pronounced acidity to it. There are six jaffles to choose from. Beyond the creamy tuna melt there´s a ham, cheese and tomato chutney version, and one with baked beans and smoky chicken. Each morning the countertop cloche is packed with home-baked sweets, by Dick´s wife, Alexandra Bird. The fit-out gives special consideration to functionality. It´s clean and contemporary but still elegant, with terrazzo floors, timber furnishings and a deep oceanic green ceiling.

In a location that is highly sought after for its family focus and with the space, style and zoning to satisfy the most discerning purchaser, it was not surprising that this sensational brand new residence attracted a great deal of interest throughout the marketing campaign. At the conclusion of the expressions of interest campaign the property was sold for an excellent but undisclosed price.
