Property Market Update Whitehorse
Edition 2, 2020 The recent COVID-19 Stage 4 restrictions will obviously have an indelible effect on all Victorians, and we appreciate that big decisions about property or changing lifestyle may not be top of mind for most of you. We are also acutely aware of the pressures many of you will be feeling during this time and we wish you and those close to you the very best of health and a safe path out of this crisis. Despite the demanding times, many of our clients continue to buy and sell homes in the highly sought-after areas of Melbourne we serve and we felt a review of the property market in your local area might serve as a welcome distraction.

We look forward to a brighter Spring and a return to a 'new normal' where we can again be close to family and friends, and for many of us, a time when we can enjoy Melbourne's favourite pastime - property! Stay safe and please reach out should you require any assistance or just a little advice.
From the Agent Tim's take on the market this quarter
While it has been a very challenging time for all Melburnians, the property market has shown remarkable resilience in the face of the many obstacles created by the COVID-19 pandemic. During our first lockdown we were able to adapt and pivot towards online and digital solutions that enabled both vendors and buyers to continue to transact property safely and successfully. There has also been a surge in discreet off market sales. In the brief period when onsite auctions were permitted, the strength of the market was evidenced by auction clearance rates that had returned to the high numbers we saw in the pre-COVID months. Despite media predictions, prices have remained relatively stable with quality property performing particularly well. Now that we are heading towards spring, we are experiencing increased traffic on all real estate websites, with buyers hoping for an influx of new property on the market.

Chefs Jim Karagiorgos and Khan Pok run an extensive menu and offer generous servings. Along with plenty of salads, there are allday breakfast items such as pancakes piled high with fresh fruit and mascarpone, and potato hash drizzled with truffle oil. The former mechanic´s workshop was turned into a luxe yet practical space in early 2016 with help from architect Maria Danos. The hoists and grease pit were replaced by warm mountain-ash fittings and a variety of tables accented with Jaguar green - a subtle nod to the building´s history. The bar´s walls are clad with rounded, emerald-green tiles, mimicking the shape of hubcaps. The lights are hidden by rolled, perforated metal fittings, another nod to the perforated leather of the aforementioned car. Behind the bar you´ll find baristas making endless cups of Axil coffee.

Classically designed yet with every contemporary luxury, this elegant residence provided the ultimate setting for both lavish entertaining and relaxed family living. With a range of superbly proportioned formal and informal spaces and a brilliantly designed outdoor precinct with large al fresco deck and pool, this 5-bedroom home attracted 141 registered buyers after almost 100 inspections. The auction was brought forward a few days when the lockdown was announced and on the day 5 bidders competed for the property, which was sold in the vicinity of $2,400,000, a price well above the reserve.
A Word From My Clients Tim's determination and persistence with the current environment was impressive and second to none, which resulted in a most successful sale. Tim demonstrated excellent communication skills, checking in and updated weekly with emails and even more in phone calls, replying promptly to my queries and appeasing to all prospective buyer enquiries. He worked well sharing information, previous under bidders and referrals to deliver the best possible outcome. We thank you for your honesty and ongoing hard work in achieving an excellent result. Russell & Kellie
Tim Mursell was a standout agent. He had an honest and thorough approach right from the onset. Right from the word go Tim kept us fully informed of how things were progressing with open and honest feedback. The final result was fantastic and surpassed our expectations but we feel the way the process was so smoothly executed was just as important during what could have been a stressful time. Tim´s auctioneering was also excellent, being patient when needed and knowing how to control the buyers. We would highly recommend anyone to use Tim in selling their property. We certainly wouldn't now use anyone else. Dino & Lia
