INTRODUCTION
The studio will first time take the design site outside of United Kingdom, to investigate and experiment with new ways of living for high and medium density housing in one of the ex-industrial sites of Stockholm called Kvarnholmen. (Can read about that future is research of Kvarnholmen). It will be in our interests to develop two different type of typologies housing - the high rise point block and the lower rise, medium density that would be courtyard dwelling. The project will propose to return once promised new ways of life of the first modernist housing, but give the spirit of future, by proposing new way and potentially experimenting ways of living, by investigating new materials, structures and sustainable technologies.

GEOGRAPHICAL LOCATION
Kvarnholmen is a peninsula located in the east side of Stockholm. Its part of the much larger master-plan project in Necka. But this site, soon will be transformed into a residential area, with school and supermarket by its side. The half island is located 15 min drive from Stockholm, and has water access to it. Also the location is perfect for beautiful views, and is close to the only proper bay close to Stockholm. The site right now have only one accessible side, the road located in west, but in proposed master-plan, there will be another access from east, a new proposed bridge. That will being new connection, and will create the site much more busy location in Stokcholm region. As its will be this middle point of whole Necka, and is part of such a beautiful landscape, its great opportunity, to create dense housing. People who live there, would be close to their works, but in same time had a touch of nature, and in free time could enjoy it, not been stuck inside the city climate. Site geography is very rocky and probably created it shapes in around in last ice age. Social The users of residential will be medium are high class professionals with families, Easy access to Stockholm, but in same time close to nature. Its great times to lives in Sweden right now, as you can see the country has one of the best living standards, it necessary to keep upgrading when it comes about people comfort and living.

KVARNHOLMEN
Describing the site, The landscape gradually changes all the time, in some parts its very slope, but in others enough flat for housing. Inside the middle part of Kvarnholmen, most of the buildings are located, most of them are industrial building, sort of leftovers from another time inside the landscape. Everything else is residential blocks. The whole language of the site, is very industrial and fabric time. Most of these buildings in masterplan will be changed or some of them will be taken down, for more potential buildings. There are road, that goes trought the whole island, and there are roads leading completely around the whole island. The Most green area are north east that will stay in this sort of way. But all the south elevation will be completely changed.

HISTORY OF KVARNHOLMEN
Its known that the location of first functionalism house and the Sweden first terraced area, was build in Kvarnholmen. In 18 century this was the location for wealthy Swedes to build their summer homes and because of its incredible views and great location of Stockholm it was always attraction for people from the whole city to come for festivals or events. In 1920s cooperative association started to invest into industrial food production and the whole island was turn into something completely else. New era had started and it was known in whole Sweden. The company KF had their offices including architects office here, and in collaboration they build residential blocks for fabric workers. Most of these buildings still stands there. Eventually the company was starting to hit crises around 1980s and was completely shut down in 1992. The building space was used for different activities, like warehouses, studios and even a school. Eventually in 2002 new master plan was proposed to cover the whole island. The whole development is supposed to be finished until 2025.

Most of the buildings are post industrial brick structures, that have been left there and rented for different purposes. Right now the site is being completely reconstructed and some of the existing buildings, been completely changes from inside out. The new buildings around the site, have been focused on similar characteristics as the existing buildings, to not loose the idea of Kvarnholmen.

GEOLOGY
Kvarnholmen has traces of last ice age, you can tell them after striations in north-south direction and some of potholes. Potholes are created by action of stones carried by water. Some of most beautiful potholes got destroyed because of oil tanks were found there. Most of the rock you will find on the land consists of gneissic granite, that has some elements of younger granite. The ground Alsoconsists of loose soil layers of moraine with elements of swelling clay. The thickness of moraine rarely exceed 0.5m. The soil on this particular location is contaminated with petroleum hydrocarbons and chlorinated hydrocarbons and this is only part you can find it on island. In terms of ground condition, it will be focused to save the cliff falls, and most slope places will be extended with concrete blocks in order to create housing.

CLIMATE
The place has very humid continental climate, with hard winter. The summer is very warm, but also very rainy, that keeps the place on low dry level. The annual temperature is 6.6C. The winter temperature goes under minuses, can reach even -20 degree. Over summer, the temperature stays over 20C. But autumn and spring the average temperature is around 12.5C. The annual precipitation average is around 549 MM. The most sun reaches south, and northern side has the most shadow. The entire site has large problems with strong wind field. Mostly North-easterly wind. It could have risk of flooding in climate change. After the data from 2010, its possible that there is sea level increase from 1.9 M + 2.5 M

NATURE
In our site you can find beautiful pine forest. Fat out in south east you can find knotty old oak trees. The most interesting fiora is located below the plateau and especially on southeastern cape. In harsh environment like this all the trees have value and its very difficult to establish higher vegetation. Some parts of island is full with rocky landscape, but some others full with pines, oaks and other deciduous trees. Leaving the greenery on the site is very important especially as much as possible the trees. They give you shelter from strong winds and in summer from strong sun. And in winter when the heat is so needed, the leaves drops down and gives straight access for sun.

FINANCES
THE MONEY TALKS The way design would be financed, would probably comes from client and any sponsors, its maybe possible to gain support from Swedish housing exhibition companies, or possibly any other investors. There could be some sort of collaboration between other project in Kvarnholmen, to save to costs of materials and any sort of transportation.

BUILDING PROJECT There is need to have a full set of team: Architect, structure engineer, Mechanical, electrical engineer, Quantity surveyor, Project manager. The project to actually build, could possible be given to Skanska Sweden. They are one of the largest construction companies in Sweden. They have employees more then 11.000. They are active in development of residential construction. They are one of world leading project development and construction groups. They have perfect expertise also in landscape conditions likes these.

THE LOCATED SITE
The project land is located on east south corner of this fascinating island. This corner have faced a lot of changes after the master-plan. There is now new main road leading through to the new bridge on top of the site. It will become a very busy road in soon notice, as the bridge connect with rest of the Necka where large residential blocks are proposed, and creates completely new road link in east south of Stockholm. Speaking about the actual site, you use to be able to find there old industrial oil fabrics and the oil pipe crossing the whole elevation of the south of Kvarnholmen. Now as you can see in picture above its all cleaned up and gone for good, ironically with quite a lot of trees as well.

Most flat areas
SITE EXPLORATION
In the green you can see the most flat locations inside the site. With the red line you can see the most slope areas inside the landscape. After this drawing you can sort of tell the best locations for the housing and where it would be complicated for any sort of structures. In same time the conditions of the site are quite slope, and you cant tell exactly that any of these locations are actually completely straight, aether way they all are in a bit of slope condition. The location is in south-east of Kvanrholmen and is located by the new proposed road / bridge that will connect the island to the Necka (New proposed master plan region). Crossing the water the Russian mountain is located directly in front of the site.

LEVEL EXPLORATION
The drawings explores the hight relatively on side dressing proposal. After this drawings the decision was made about creating courtyard not an residential tower. It helps to understand the slope conditions inside this landscape, and what would possibly the be hight of the buildings in order to keep the views from the main road across the hill.

DETAIL ANALYSIS OF SITE
CHALLENGES
Large noise impact from the north road, that will run on the new bridge, and possibly will create busy traffic. The landscape is very slope and constantly changes, its very important, to make it safe, but in same way not to loose the rough landscape and characteristics. The flat area used to be oil collection, there might be left overs left around the site. STRENGHTS
The landscape brings great views across the water to Russian mountain. Great connection with nature, good location from central part of Kvarnholmen and local schools and supermarket. Great access point to leave the Kvarnholmen, as the main road is by.. Close access to the water, for potential attraction in summer. Exotic vegetation DESIGN CONSIDERATION.

ALVARO SIZA SEA PROJECT IN PORTUGAL
Exploring other people works, the most focus was put on searching for projects that works with wild or dramatic landscape. One of those was proposed by our teachers, Alvaro Siza and his sea Portugal project. It was about creating the spaces between the rough landscape and the material decisions. DESIGN CONCEPTS
Project is separated in two parts. The first one is in some sort of way quite simple. Its about looking at the landscape and finding the ways, how to use the site or propose for future innovations. Designing the ground you had to keep in your mind about the building locations and how much space they would need. Eventually the project proposes to have concrete platforms that extends the most flat areas of the landscape.

PRECEDENT - SOUTA / DE LA MOURA, HALEM RESIDENTIAL
The architect have worked with landscapes that constantly are changing or buildings that are overhanging the landscape. This is the same condition as mine building. The buildings in photos are single story high residential buildings, and it gives great sense of space and how they sit in landscape. Also the material decisions are important, to connect with surrounding nature. Specific interest was how dose the building connect with the landscape, and what are the opportunities for the access to the building.

DESIGN CONCEPT

THE PROPOSAL
The proposal is for district of residential housing of island Kvarnholmen in east south side. Its proposed to have totally around 30 houses for local Stockholm families. The scheme has been developed with due consideration of the surrounding slope landscape, the nature of it, the hight and existing access to the site. Proposal draws inspiration from experimental housing from latest century in combination of new modern housing, sustainability possibilities. Answering on questions like, global warming, sustainability, renewable energy. The actual design is straightly consider with surrounding nature of the ground. Each of the building will provide large/luxe family house with 4 bedrooms and several bathroom, personal courtyard and large common, private spaces.
CONSTRUCTION SEQUENCE Buildings structure consist of a lot of concrete, pre-cast floor, timber, and steel mesh. External finishes has timber cladding and two type of concretes. 1. Explosive using, As the ground is pure rock, to make the building to sit inside the ground there is need to use explosives, to create the space. 2. Strip footings. To take loads of the structure above, and transfer it to foundation. 3. Sub floor structures. First construction between the foundation and the building. 4. Floors. Placing the floors on load bearing walls. 5. Walls. Creating wall insulations and other elements. 6. Roof for the concrete base and afterwards the timber shed extension on the roof. 7. Final timber shed roof. There are other necessary elements to build, including the handrails on top of the building.

DESIGN STRATEGY
Its proposed to have large set of residential housings in south east of Kvarnholmen. On this location its important to focus on ideas as views, privacy, sun lighting, etc. Its important for the owners and for the future residents. Massing Designing the building layout, it was important to focus on the most straight land in order to extend it with concrete platforms, and create more land for possible buildings. The buildings 1-13 and 28-31 are slightly different, when it comes about front facade, and they have slightly smaller storage space. They also have access lobby to the front entrance inside each flat. All the other buildings will have straight access and have larger storage as well. Objective Is to design attractive, sustainable and high quality residential homes for working families. Focusing on the landscape treatment, the view, privacy and the sun access. The development will have its own identity, but in same time access and materiality might be connected with other residential district projects. Each housing will have 4 bedrooms, with flexible and adaptive housing layout. The design will respond to the local landscape, the surrounding buildings and materials, as well as vegetation and climate conditions. Use

GREEN SPACES
The drawing shows the green space that is proposed around the buildings or even on top of them in order to create more common natural space. The idea was that the landscape before was very rough, and unsafe, but now its been connected with the landscape and in same time gives you a common space, because of this collaboration. ACCESS
The buildings are separated in groups, that related with the landscape characteristics, but all the groups have one main access point that is main north road. From the main road there are two more access roads, that leads after straight to buildings. You can see that after red dotted lines. There are car park access by the each building, together there is one car park slot for each house. Its targeted to use less cars, and more bicycles. The lobby access buildings have its own common bicycle storage, while the others, should keep the bicycles inside their private house. For disabled access, the access to buildings are in same level.

MASSING
The massing is carefully proposed considering the surrounding landscape, and the slope level changes. The buildings are broken down to sets of 3-5 to connect with the best possible locations in land. The front part of the building is the main facade, that connect with the rough landscape. The massing hight is very small in order to bring best possible views, for both - road users and buildings behind. In plan buildings are layed out in best possible way to connect with the road as well, building locations most of the time are located by the flat ends where the slope starts.
The elevation focuses on horizontal lines, to bring idea of steps, or straight horizontal line in distance.

RECYCLE WASTE Central point (Drawing has a symbolic meaning only)
The district will use new waste disposal system. Its becoming popular in Sweden, especially in city of Malmo and slowly goes also to Europe countries. The function of this system is quite simple. Each set of buildings have collection of 3 pipes, for different type of rubbish. After rubbish is inserted inside in one of the pipes, it gets sucked along the underground tunnel to the central collection point, that you can see is drawn with violet circle. From there, weekly trash car drives by and collects all the rubbish, and takes to factory, where afterwards the food waste is transformed into fiogas, that can later be used energy for buses.

LANDSCAPE
The landscape is turn into green spaces as platforms between the buildings. The idea behind it is to have a place for residents to meet and socialize together. As mostly it stays only as a green space, idea is to have few picnic tables around. (a) All the side walks will be made of concrete square blocks, and will run around the whole island. (B) The corners and all ground cuts, will be treated with heavy rough concrete blocks. (C) What comes about trees, most of the existing ones will stay, to provide shade, blossom and natural feeling. The street lights will be provided around the main side walk, and by the houses. (D)

LANDSCAPE ACCESS
The side walks are oriented around all the housings, each housing block has access from both sides. The level drops are quite often, but that gives great views and more common space on top of them. All of them should applied with handrails for safety reasons.

ACCESS (1 SET OF HOUSES) / FIRE SAFETY
The middle set of buildings, have two doors, one in front of the facade (North side) and another one on top of the roof. When you walk inside the house, on your right you will have personal bicycle storage space. There is space for up-to 4 bicycles, in the winter months you have a storage in basement, large enough for anything. There are no lifts inside the house, but one staircase that is located in central part of the house in front of courtyard, and can lead you both upstairs and downstairs. Smallest corridor inside the house is 1.3m width, but that is enough for private residential purposes. Together there are 4 bedrooms, 2 of them are accessible for wheelchair users. Also family, kitchen and bathrooms are located on the ground floor for easy access for wheelchair user. The house ground floor is in perfect condition to disabled, as the access is possible for anything necessary to live. All the buildings have roof garden, access-able using the stairs, on the roof garden you have protective glazed handrails, for safety and privacy, the space is enough large for small picnics or gardening use.
There is refuse pipes located in corners of housing, each pipe is for at least 8-10 houses.
FIRE SAFETY In case of fire, your supposed to use the main entrance doors in north, but in same time, you could easy use the top floor doors, as they will lead you to green roof, from where you have easy access to other building roofs, or jump from the building would be only around 2.7m.
The building will also use each room, living room and storage for pack of fire detectors and fire alarms, especially in kitchen. In case of fire, its possible to drive on green space above the building, and take care of fire from above. ACCESS (2 SET OF HOUSES)
The west and east side buildings have few differences from the middle part buildings. The access to the building you have to go through the lobby, that is located in ground floor hight. The lobby have access from both sides, and its completely accessible with the wheelchair. All the emergency exits or entrance exits goes there. Inside the lobby you can find bicycle storage, that gives more space inside the house. Also the green roof now is connected with the landscape above and its fully accessible from both sides. Everything else for these buildings are the same as middle part ones.

SECURITY BY DESIGN
There would be meetings with design officer in Kvarnholmen, to discuss security issues related to the buildings and all the comments would later one be incorporated into design. The access strategy for the building is fairly simple. The buildings with the lobby, would have password code door, and the lobby would work on strict guest access. All the courtyard will have the lock key, to be able to lock from inside. As the roofs and rest of the landscape is connected for 50% of the buildings and its walk-able, its necessary to have handrails around, separating the spaces and for safety. In same time handrails are also around the courtyards and some of the roof windows.

VENTILATION
Being under the ground, building have a lot of passive ventilation (air trickle). There will be at least 10m ventilation gaps by the floor and windows. There is at least 2 roof lights, and several large size windows, that all are faced to courtyards. Each bedroom has its own ventilation possibilities, including also each bathroom upstairs and living room in ground floor. The air is constantly floating around, and will keep house fresh and healthy. Inside in building especially in basement, there will be few extractor fans, that takes damp air away from room in order to not have any moisture. Under floor grilles helps to keep the floor dry. There is not much necessary to have wall vents, as building is not big enough, and there is by each 5 m one large window.

PROTECTION FROM FALLING
Building is located on the slope area. It has a green roof, that all around has a handrail defence, also the courtyard that is located in middle of building have a concrete defence wall for safety reasons. The top floor large window is open-able only on top, in that case its not possible to jump through it.

STAIRCASE
Each house have only one staircase, running trough the buildings all floor. Its located in central part of the building, and is in front of main courtyard of the building. The concrete base is made of prefabricated concrete, its landings are done of timber, and handrails are made of black metal. There is lot of different ways how to contract stairs, in this case its one solid block with improved landing afterwards, it saves money and time. Its important to have good size foundation behind the stairs.

SUMMER 10am The lights access perfectly riches the kitchen and the ground floor bedrooms, also brings great morning light to the front courtyard. 2pm The light is away from the bedrooms, but still have access to main courtyard and now have a strong focus on living room in ground floor. 6pm The evening time, the light does access much of the house, except the lobby space in front of the house. The main facade of the building is located looking to the sea presenting pleasant view, This view is also possible for basement bedrooms. All the rooms have aether window or roof light access, except the basement one of the toilets has nothing, including the storage, but its mean to be cold for whole year, and there are no need for light access. The main courtyard gains a lot of light access over the whole day, and it brings strong light in both sides of the building. The lobby space, will always have daylight from large roof light access and the north small window part.

HOUSE LAYOUT
When you walk inside the building you have a small storage space, and two bathrooms on right. The left side you have large bedrooms that all have large courtyard access to them. When you come back to the lobby, and keep walking deeper inside, you will come to quite large open space, with central part having staircase leading downstairs and upstars and a courtyard in front of the building. Inside the right side you will have a dinning space and kitchen, while on other side you have more relaxing space - The fire place with tv space. When you walk downstairs, you gain access to two more bedrooms, each in left and right side. Then also on left side you have a little storage space and on right another bathroom. The same stairs leads also upstairs, to the roof location. There is small extension that separates outside from inside space. The whole roof is green and accessible by two doors. There is handrail running around the building and courtyards, for safety reasons. The whole ground floor is fully accessible by wheelchair.

MATERIALITY AND APPEARANCE
The proposal seeks to engage with the characteristics of the surrounding landscape, trough the use of materials and detailing. The landscape most strongest characteristics are the rocks laying underneath the grass and the trees surrounding the space. The ground floor level will be done from Pre-cast concrete blocks that later on Bush-hammered and plyurea coated. Also can use chemical/ retain dents for the quality. They idea behind the smoothness it to present the quality and the main floor inside the building. The basement concrete part will be done with rough tiled concrete, it doesn’t specifically have to be tiled, it could be just graphically transformed, by company Reckli. They could give it a tiled look. The Idea behind the rough concrete look is to more connect with the landscape, the random rock layout, the wildness. The roughness represents the wildness, but the tiled texture, present the control and structure. Timber courtyard and the extension on the roof is done from timber cladding, that could be chemically modified in order to archive light brown ash colour. Or possible use company Accoya to gain warm and low or pale brown timber tiles.

COURTYARD
The courtyard serves the main communal space for the building, it brings great view south faced to the water and the other side, As south faced it gains the maximum daylight Russian mountain. Its located in middle of large living room, kitchen, dinning hugged around it. Both bedrooms on ground floor, have large courtyards for each bringing strong light condition. The large windows are there to feel like square cuts inside the stone wall and timber cladding is there to make it warmer. In courtyard there is also little defence, for safety reasons and a bit of furniture, probably made of timber and concrete mix. to reflect the building. The courtyard shape is a square to better sit inside the building.

MATERIALITY AND APPEARANCE
The interior will keep running similar sequence with the exterior, It will have timber ceilings and timber flooring, they will be slightly different from each other, as the floor will be slightly darker with wider claddings, and ceilings will be opposite slightly lighter with shorter widths of claddings. The walls will be made of MDF, that will have concrete type of paint on it.

BASEMENT DETAIL
Prefabricated concrete is possible to fast construct and has quick standardization, what makes it cost efficient. Its has passive heating/cooling and it can be after end of the building cycle to be recycled ( green concrete) Its necessary to have cavity wall to drain water away, as concrete absorbs a lot of rainwater and can increase the water in air inside the building as make it very humid. Using concrete makes construction slightly cheaper, as there is no necessary for skilled labour on site. You can also save very efficient as pre-cast floor slabs shows 35% and 50% weight saving, for medium sized building. This can result in saving 184 tons of carbon, that is equivalents of driving with a car for 60 years. The basement is located half way under the floor, giving opportunity for sun light to come in.

The whole first floor is made, very simple and elegant, using no concrete or anything else, just timber, insulation and necessary joints, it becomes sort of shed on top of the building. Laminated timber its perfect for rustic style, its also low for maintenance, and low cost material, very aesthetic.

HEALTH AND WELLBEING
The building will be build after latest building regulation standards, it will be also updated to have energy regulations and conservation of fuel.
The house is generous from green landscape, large common spaces and beautiful views, with possibility on summers 5 min walk to swim.
The way the all buildings are positioned, it lets the sunlight, to give 50% of the building, natural lighting mostly from morning until around 17pm. Other buildings doesn’t give shadow.
The bedrooms are large enough, and have its own courtyards. There is 0.75% toilets for each bedrooms. The building arrangement is located in the way, that 50% of the building has natural light first half of the day.
Every bedroom has large size windows, or even courtyard. Even bathrooms have roof lights. Prefabricated concrete, is very efficient in passive heating/ cooling.
THERMAL MASS / HEATING TRANSPORT The buildings are in perfect location, 15 min drive from Stockholm with car and 5 min walk from closes supermarket and school for kids. There is bus network on the island as well and will have many bicycle storages same as car park each house 1 car.
As the buildings main material is concrete, and half of the day is completely faced in suns direction, it gives great thermal mass heath that comes out in evening and night, when sun is already gone. Building still in same time have underfloor heating in all of the floors.
SURFACE RUN-OFF The building is situated on the slope, that will mean, that any rainwater will go by the house, but in same time, can go inside the building, its necessary to have drainage techniques, little storm water systems inside the building.
Materials Building uses efficient prefabricated concrete, and tiled timber, both are cheap and easy to create.
Ecology All the buildings sits between the rough landscape that is existing already there is existing lines of trees, and there will be more proposed around the building. In same time all the buildings have green roofs. There will be some trees lost, in order to create the housing. Its not particular safe from wildlife, but the site usually doesn’t have anything else except the squares. Buildings materials, well connects with the surrounding landscape.

The buildings are layered out in similar sequence and distance from each other. It creates green space between them as well as possible common space. As you can see the building slightly sits inside the ground, that gives the opportunity for green roofs to actually be connected with the ground.
