This issue of the magazine is about Success Strategies, but I guess in a way every issue is. Just last week, some of you may know, I went on a Commando Fit Bootcamp at Binna Burra with Commando Steve from the TV show The Biggest Loser. I learnt some fabulous success strategies there that I would love to share. They relate just as much to business as they do to fitness. The first one is that we all know what we have to do to be successful. Sometimes we simply stop doing it, so we have to make time every single day to refocus and remember those things that we know we need to do every single day to keep us on track and become or stay successful. The second thing is about doing our best. We often think we are doing all we can, that we are working as hard as we can, and that we can’t keep going because we are too tired, too worn out, or too something else. The thing I learnt is that this is the time we have to dig deep and not only keep going, but up the intensity. It is the people who keep going at high intensity who are the most successful. The more you keep going at high intensity, the sooner that becomes your normal and so you can step up again from there. The third thing I learnt is about technique. We often think we are already doing something right. However I learnt that when you are open to learning a new technique of doing something, you can quite often do more of it, and it can be easier than you thought. But the number one thing I learnt is that I am stronger than I ever thought I could be, that I am resilient and that I can keep going long, long, long, long, long, long, long after I ever thought I could. This serves me in both my fitness and my business. You can too. Not magic, just common sense!

by Steve Goodman YOU ARE PROBABLY VERY FAMILIAR WITH THE TYPICAL STRATEGIES TO GROW A SUCCESSFUL BUSINESS. IN FACT YOU HAVE NO DOUBT READ ABOUT MANY OF THEM IN THIS VERY MAGAZINE! STRATEGIES LIKE ‘DO WHAT YOU LOVE’, ‘FIND YOUR NICHE’, ‘DEVELOP YOUR BRAND’ OR ‘FOCUS ON CUSTOMER SERVICE’. Now there is nothing wrong with any of these strategies. Truthfully, they are all a very good place to start. But the problem is, your competition knows them all too! Add to that the fact that the business world is in a constant state of flux, with an economy that is only slowly recovering, and you have an environment where the traditional strategies may not be enough to stay ahead of the competition. It may seem counter-intuitive, but many businesses have built a successful model by letting the customer do some of the work! Think IKEA or Build-aBear Workshop. Letting the customer be involved in the design or actual ‘making’ of their purchase gets them involved emotionally, and helps them take ownership of the product, earning a bit of that Do-it-Yourself pride.

Customers like to look behind the curtain to see the process that goes into the goods they are buying. A consumer study conducted by the Harvard Business School found that customers like the perceived value if something takes a long time to be produced, or seems complicated – even if it isn’t. Don’t you think Starbucks could have come up with a quicker way to serve espresso than with that fancy brass machine and a trained barista, but the perceived value this provides keeps customers coming back, and spending $5.00 on a cup of coffee!
SATISFIED 3 TURN CUSTOMERS
INTO RAVING FANS
You have satisfied customers, and you know their value in bringing in more business. But you can increase that value many times by turning your average happy customer into a raving fan of your business. It will take a little time and effort on your part, but it’s a relatively simple strategy and will be well worth the effort. After a sale to a new customer, send a simple hand-written thank you note. Then a few weeks later, send another note with a small gift, such as a scratch lottery ticket, or a movie voucher. Such small unexpected gifts are uncommon and show your new client that you really do value his or her business. Then a few days later, follow up with a call to see how they are finding your product, and whether they enjoyed the gift. Follow that up with another hand written note thanking them for their feedback. Do this for 30 days and you will be turning ordinary customers into major fans!

THE PARKING METER FEEDER
I love this one. Go to the bank and get a sack of coins. Print a flyer that says, “I saw you were running out of time on your meter, so I put in some time for you.” On the back of the flyer put an advert for your business. Now go around and be a parking meter angel, or hire a kid to do it. Find cars whose meters are about to run out, feed the meter, and leave the flyer. You can be sure your thoughtfulness will be rewarded by that person stopping by your shop.
5 PIZZA PIZZAZZ
This is another great local marketing strategy. Get together with local pizza shops and offer to pay the price for their pizza boxes in exchange for an advert for your business on the outside or inside cover of the box.

The greatest bands you can think of that have achieved phenomenal success (such as The Beatles, The
Rolling Stones and Led Zeppelin) all had one thing in common. Every album was better than the last. These bands constantly raised the bar to challenge themselves to be better, different and more creative, while at the same time never disappointing their fans.
7 THE RIGHT TO VOTE
Engage and empower your customers by making their opinions count! Customers who are able to give their input on the features or products to be marketed take ownership, and create stronger demand for all the products in the line. A great example of this is when M&Ms asked consumers to choose their new colour.
YOUR 8 ESTABLISH EXPERTISE
Become a recognised expert in your field. Write books (there are tremendous opportunities in eBooks today), publish articles, give lectures, participate in panels. All of these are marketing opportunities and establish you and your business as leaders in your field.
9 WORK/LIFE BALANCE
In the last issue I devoted a whole column to this, but I would be remiss if I did not mention it again as not necessarily ‘unusual’ but as a business strategy that should not be overlooked. Finding the right work/life balance will ultimately make you happier and more productive and your business more successful.
10 TAKE A STAND
What is something you are really passionate about? The environment? Gay rights? Animal rights? Whatever it is, chances are there are customers out there who feel the same way. Be bold! Do not be afraid to take a stand on an issue, even a controversial one, that relates to your business or industry. Use it in your marketing and promotional efforts; your clients will likely appreciate your integrity. There are basic business strategies that will always form the core of any successful business. However, it is good to remember that there is more than one way to skin a cat, and when it comes to unlocking the true potential of your business, the only strategy doomed to fail is the one you are not willing to try!

Success with Hypnosis
Business Matters speaks to Sunshine Coast local Michael Perez about some out-of-the-box techniques for success in life and business. When you hear the word ‘hypnosis’, what comes to mind? If you’re like many people, the word hypnosis may conjure up images of a sinister stage-villain who hypnotises someone by swinging a pocket watch back and forth. In reality, hypnosis bears little resemblance to these stereotyped images. In fact a hypnotherapist does not hypnotise anyone; rather the hypnotherapist serves as a sort of coach or tutor whose job is to help the person into a trance state. A trance state is better expressed as a state characterised by focused attention, heightened suggestibility and extreme relaxation. Experiments conducted by researchers have demonstrated how hypnosis can be used to dramatically alter perceptions, including those false self-perceptions that we’re all privy to having, some of which can have devastating effects on our health, careers and personal lives. One experiment consisted of a group of volunteers, some of whom had been hypnotised, who agreed to place one arm elbow deep into a barrel full of freezing ice water. While non-hypnotised participants had to take their arms out of the freezing water after a few seconds because of pain, the hypnotised participants were able to leave their arms in the frozen water for several minutes without experiencing any pain whatsoever. Since the beginning of time, man has utilised trance states to change his state of consciousness. We danced around fires to the rhythm of beating drums, whirling and twirling around until our consciousness shifted. We used herbs and potions and the along the way we realised the power of words, and how we could captivate and influence the imagination to produce mental states that in some cases seem nothing short of miraculous. After becoming a licensed psychiatric nurse in 1979, Michael worked in various mental health capacities that mostly only offered palliative care. He became frustrated and started to look for methods that offered individuals tangible techniques to move patients away from inner conflict and leave them with a new sense of self. It was in his own search to overcome a smoking addiction and a few other problems that he had developed while growing up in the Bronx, New York, that he discovered how powerful hypnosis really was. After just two sessions Michael experienced a profound shift in how he felt about himself, which made smoking something he no longer wanted or needed to do. Beyond that he no longer felt a victim to the circumstances he grew up in. It became apparent to him that hypnosis could do for others what it did for him. It could enable people to change how they felt about themselves as opposed to how they thought, such as rationalising their pain and believing that this was the way things were for them. 10 ISSUE 56
localpeople Michael moved to Australia in 1991, and in 1992 received his certification in Clinical Hypnotherapy from the New South Wales School of Hypnotic Sciences. He has since continued his education and experiences in Gestalt Therapy, Medical Hypnosis and NLP. His sessions are not just hypnotherapy; Michael has developed an eclectic therapeutic approach which now allows him to deal with a wide range of challenges and people, including adolescents. Could Michael hypnotise you? While many people think that they cannot be hypnotised, research has shown that a very large number of people are more hypnotisable than they want to believe. For a moment now, please allow yourself to participate in Michael’s quick mental exercise. Don’t worry, you won’t be hypnotised. Before reading on, please think of the clothing one of your loved ones was wearing the last time you saw them. Close your eyes if necessary.
Did you allow yourself to do that? If yes, you just created a trancelike state, because in order for you to successfully recollect what your loved one was wearing, you had to alter your state of consciousness by focusing internally. This internal focusing is what a trance state feels like. In hypnotherapy, trance states are deepened to the extent that the conscious mind (the ‘yes but’) is bypassed and the suggestions that are being given to the individual become acceptable at a subconscious level. For example the suggestion of ‘You have no desire to smoke’ goes directly to the subconscious, that powerful part of the mind of which one is not aware but which can and does influence one’s behaviour. The possibilities for overcoming challenges with hypnotherapy are endless. Whatever your mind can conceive it can achieve. The most common challenges Michael has worked with over the years have been smoking cessation, weight loss, phobias and improving self-confidence. The important
The possibilities for overcoming challenges with hypnotherapy are endless. thing to understand about hypnosis is that it doesn’t deal with specific problems, it deals with how a person thinks and consequently feels about a situation at a very deep subconscious level that they’re not even aware of. Many businesses have benefited from group corporate workshops. Hypnotherapeutic techniques combined with NLP can dramatically improve staff morale, communication skills, interpersonal skills, motivational levels, loyalty, procrastination, self-sabotage and work ethics, just to name a few. This year, Sunshine Coast marketing and creative agency, Chilli, celebrates twenty years of helping large and small local-based businesses. Darren Blake, who is the founder of Chilli, says, “If you say it quickly, twenty years doesn’t sound so long. In reflection, it seems much longer.” When Chilli commenced operation in the early 1990s, marketing was a completely different ballgame. There was no internet or e-newsletters; no blogs or social media. The options available to successfully employ marketing strategies were minimal at best, especially on the Coast. With limited press options and only a few local TV and radio stations, the marketing world was a lot less complex than it is today. Many businesses have to continually adjust to meet the current market and Chilli has certainly done its fair share. From a creative and design base, an exciting time during the 1990s saw Chilli expand to having its own printing business.
Darren comments, “Sure - it was exciting, particularly witnessing how quickly a print business can consume working capital.” As a result, Chilli gave the Coast its first digital printing press, and one of the first large format printers within a production environment. With hopes set high to become the best marketing and creative agency on the Coast, Chilli’s next phase of change was selling the print facility in 2006. Darren wanted to prioritise quality and convenience for his clients; the delivery of superior marketing projects was now accessible without the need to travel to major Australian cities. This was the rebirth of Chilli as you see it today. This included the addition of our their own internal web team, increased design, campaign and branding skills within the design team and employing outstanding marketing resources. Chilli also founded Business Matters Magazine and ran it successfully for three years before making the decision to stick to what they know and do best: helping clients grow their business. Fast forward 20 years, Chilli are now exactly where they want to be. As a reputable and highly commended agency, they continually provide top-quality assistance to local, national and the odd international client with their creative, online marketing and branding services. When asked about the tougher times over the past twenty years, Darren says, “There have been plenty of challenges, ups and downs. Apparently, it’s all character building - but it doesn’t seem like it at the time. After twenty years, we’re still standing and there have been no changes of ownership.” Chilli are still independently owned and operated, a true Sunshine Coast family-owned success.

Reflecting back on the last twenty years, it’s hard not to think, “If I only knew then what I know now!” Given the opportunity, I could easily write a book on all that I have experienced, seen and learnt: the highs, the lows, (some of which I try not to recall) and all the fabulous people I have met in between. Over the years, Darren and I have had to become experts in change in order to stay on top of the advancements in our chosen industry. This process, seen as successful or not, has allowed us to evolve to where we want to be and where the business is today. I often get asked how I have worked with my husband for so many years and I still don’t have an answer. Darren and I often have conflicting opinions on the business, which has always been challenging but helped to keep things healthy. Our different personalities have led to the assumption that I must be a very patient woman. Maybe it is the other way around! Our story begins on the Sunshine Coast in a 4x5m shed. When we arrived on the Coast, I gained full time employment and Darren was a one-man band for the majority of this time. My weekends and
evenings were used to help manage the workload and in 1995, I left work to join him full time. Since then, we have often paced out the size of the shed and marvelled that we were able to fit in, and work from, such a limited space. Throw computers, copiers, desks and two dogs into the mix, and we had ourselves quite a cosy arrangement! Thankfully, by 1997 we had definitely outgrown our shed and went on a hunt for a new home. Our criteria was simple: we were looking for a home to accommodate our growing business. As time went on, demands grew for the graphic design side of the business and so we employed our first staff member in 1997. Soon after, we moved to the Kawana Industrial Estate and by 2000, we had set up a full print facility and needed to upgrade our premises. The next step for Chilli included a 350sqm space with more staff, more overheads, more capital and more stress. Life was certainly busy! By 2004, technology was creeping up in the print industry and digital print was introduced. We purchased the first digital press on the Coast and all the finishing equipment it required. In 2006, we made the decision
to sell the print and production arm of the business. (If you were sitting with me as I type this, you would have heard a very audible sigh of relief!) So, off we went on the hunt again for another premises. No factory or warehouse; just pure, clean, high quality commercial office space. By 2007, with the continuing progression and rapid growth of the online side of business, we found ourselves outsourcing large amounts of web work. Another Chilli expansion saw us recruiting our own in-house web gurus. We also added the strategic arm to our business in-house. Now, our desks are full! The last three years have still seen changes within Chilli, but overall, we are concentrating on what we do best: helping businesses achieve their growth goals. Technology is ever-changing, so a lot of the growth and education has happened within this space of time. We often say what we will be doing for our clients in five years time may not even have been invented yet. What’s next for Chilli? Who knows!

Currently the local population is made up of a high proportion of seniors, and there is an estimated population growth from 312,000 in 2008 to approximately 500,000.
IRT has for all three stages of construction employed local firm Gauld Project Services to carry out the construction work. The expansion project is providing much needed work for local employees and with another Greenfield site at Kawana due to begin construction in 2014 and consisting of 109 lifestyle villas and a 60 bed care centre, IRT will continue to provide work for local contractors and sub-contractors for quite some time.

IT DOESN’T TAKE 20 YEARS TO PAY OFF A HOME LOAN Don’t believe what your parents told you. The biggest fallacy our parents taught us is to believe your home loan is a ‘long-term’ debt. Most of us saw our parents work hard all of their lives to pay off their mortgage, and then struggle to retire comfortably. It is nurture not nature that keeps most of us imprisoned on the debt mouse wheel. Our grandparents, god bless their little cotton socks, were taught by the banks how to do their banking. They passed this on to their children who passed it on to you. They had a lot to say about money …
STEP 1 GET THE RIGHT LOAN I believe the most powerful way to take control of your money (and life) is to set your financial platform up properly and have a clear plan of how to achieve your goals. I use a line of credit as my preferred option for fast debt reduction. I also prefer to split the debt into two sections – a line of credit and a term loan – both interest only. This enables you to have a smaller chunk of debt to concentrate on paying off at first, therefore you can see a bigger result more quickly, which will keep you focused and motivated to do more! How do you eat an elephant? One bite at a time!
RECOGNISE THESE SAYINGS? •• “Money doesn’t grow on trees”. •• “A penny saved is a penny earned”. •• “If you count your pennies, the dollars will take care of themselves”. •• “If you can’t pay for it – don’t buy it”. Most of us believe that we should work hard, save to buy our home, spend the rest of our lives working to pay it off, and hopefully, save a bit to retire on. It doesn’t have to be that hard. By treating your money right in the first place, learning the benefits of how loans should work, and setting up the correct finance platform for both fast debt reduction and smart wealth creation, most of us can pay off our homes in five to seven years instead of 25 and get 10 properties in 10 years without struggling with the holding costs. It’s just a matter of setting your loans up properly. Look at your current situation. Have you been paying your loan off for years and seem to be getting nowhere fast? Add up the amount you have paid into your loan to date. Your monthly payment is say $2k x 12 months x 5 years = $120k. Most loans have only reduced by $5k or so in that time. Now we have an OMG moment! Time to do things a bit differently. Change the way you are doing your banking … if you follow the next six steps you will be well on your way to making a huge difference and will get out of debt fast.

STEP 2 SET UP YOUR MONEY PLAN - (CASH MANAGEMENT) The next vital step is to work out what money comes in and goes out. I use the term ‘money plan’ instead of budget, as unfortunately, the word budget is often associated with pain and restrictions. A money plan is just getting organised with your money, keeping track and making sure that your proposed spending is less than your income. It is also very important to track what you spend against what you planned to spend, otherwise your efforts of debt reduction will always be thrown off track by the ability to afford to respend these savings on ‘stuff’ and shoot your debt reduction plans in the foot!
This method works so well. But … you need to stay organised. It is much less effective if you don’t actually do Step 2. Because your money is mixed, you can’t look at the available balance of the line of credit to determine what you can or can’t afford. This will often lead to a financial catastrophe, as you get a false sense of wealth. By constantly respending the amount you have reduced your debt by, you will never pay off your loan. This loan is like a loaded gun. In the right hands, it can be a safe and easy method of beating the banks at their debt game. In the wrong hands, or misused, it can shoot you in the foot.
STEP 3 USE A CREDIT CARD Using a credit card for all of your spending, and then paying it out on the due date, means you are using the bank’s money free of charge for up to 55 days. Yes FREE. Now look at it in simple terms. Most people deposit their money into a bank account, and the banks pay little or no interest, and in fact, charge a monthly fee for the privilege of holding your cash. They are also usually sitting on a mortgage with the same bank and paying 6 or 7% interest on the money the bank has lent them. To top it off, they then borrow a few more thousand on a credit card and pay through the nose for the ‘short-term loan’. And worse still, continue to pay that money again and again and again making the item they purchased with the card five times more expensive than if they had paid cash! Let’s break the cycle! (Sorry, getting off the soap box now!)
STEP 4 BANK YOUR PAY INTO YOUR LOAN Let’s cut out the middle man. Your bank account that earns you nothing but costs you to have it is like the middle man in a transaction. Banking your money straight into your home loan is like going straight to the wholesaler – saving you a fortune! Your line of credit is just like a bank account. You can bank money in, set up direct debits (but first check if the direct debit can be on the credit card for no extra cost), and you can use an Eftpos card to withdraw cash. All the while your cash is sitting on your loan, reducing the principal and you are paying much less interest. All of your normal spending is being done on your credit card, and you are paying no interest at all on the card. The credit card can be paid out in full on the due date from the line of credit. This can also be set up automatically so you don’t forget!
STEP 6 NOW START REALLY GETTING AHEAD... INVESTING By reducing debt, you are creating more and more equity in your home. Combine this with the natural growth in property and you can start to use this equity to create wealth with the purchase of investment properties and the like. Then the fun really begins. Ahhhh … but that is another good story. Marco was born in 1974 in a small village called Neuhaus am Rennweg, which is located in the Thuringian Forest in eastern Germany. Marco’s floristry career started at Blumenhaus Geselka in Niestetal, Hessen, where he completed a three he worked in different flower shops to gain his confidence before opening his own florist shop ‘Floristikam Markt’ in his home town of Oberweissbach. In April 2000 Marco embarked on his Master Florist course in Nueremberg, graduating in September 2001. Being a Master Florist helped Marco find the inspiration to compete in florist competitions, representing his County of Thuringia in the Silver Rose Competition in 2002. He won this competition and went on to the Golden Rose Competition in 2002 in Essen, as well as plenty of local competitions. For the next three years he taught floristry and continued to compete, winning plenty of prizes and gaining recognition in the florist industry.

When I became Mayor in April 2012, the Sunshine Coast was at an economic crossroads. Our economy had been built on three main pillars: construction, retail and tourism. The problem was they were so intertwined that if one fell, they all fell. Work began on day one of the new council as we consulted with the community, business sector, education sector and many more, to ultimately create and launch the Economic Development Strategy 2013-2033 – The Natural Advantage. On the way we learned that unless we introduced new high-value industries, we would continue to suffer as soon as the economic winds changed. But we also learned that, unlike so many other competing regions in Australia, we had some unique qualities that gave us an advantage – a natural advantage, in fact. Q: Is it true that if I go on a line of credit which allows my pay cheque to go straight into my loan, it will save many years, and thousands of dollars on my home loan?
Q: How much does a line of credit cost me? Of course, this depends on the product and the lender, but a line of credit could be anywhere up to half a per cent more than the standard variable rate. For example, let’s imagine the line of credit’s interest rate is 0.2 per cent higher than a basic loan, and the loan amount is $300,000. The extra cost would be 300,000 x 0.2 percent = $600 per year. As a result, you may have just paid $600 per year in order to save $100 per year.
A line of credit facility, sometimes called an equity loan, operates like a large overdraft. You have a credit limit, and money can go in or out at any time as long as you do not exceed your limit. This loan facility is very flexible, and prevents you from having idle cash sitting in low yielding savings accounts.
If you talk to a home loan professional, they will tell you that many of their clients refinance because their line of credit isn’t working for them. The reason is that there is no compulsory requirement to reduce the balance, so you need to be very disciplined with your money. Many disreputable lenders, often telemarketers, use line of credit product facilities as tools to convince you that you can pay your home loan off in only seven years because the product is in some way superior to a normal home loan. Watch out for these scams - they almost always leave their clients in a far worse financial position than they were in when they started.
Keep in mind though, that this flexibility usually comes at a cost. Most line of credit products have a higher interest rate and annual fee than say a basic variable product.
Lines of credit are very useful under some circumstances, particularly where there are large sums of money regularly going in and out of the mortgage. A line of credit is very flexible and convenient, but financially, most borrowers are generally better off in a more traditional home loan.
Before taking out a line of credit, there are two things you should consider: how much will a line of credit save you, and how much will a line of credit cost you?
Q: I want to save for an investment property but first I want to pay off my car loan. If I roll my car loans and credit cards into my home loan, is it true that I end up paying them off over 30 years and it will cost me more?
Q: How much will a line of credit save you? A: A line of credit eliminates the need to have ‘lazy’ cash sitting in your savings account for your month-to-month expenses, usually around $2,000. While you can generally expect to earn around two per cent per annum in interest on this money if it were sitting in a savings account, you may be able to earn around seven per cent per annum in interest over time if it were sitting in a line of credit. This equates to a five per cent saving each year on your $2,000 – or $100 each year.
This is a common belief that results in many people persisting with expensive credit cards or personal loans when they don’t need to. While your home loan may be on a 30 year term, it doesn’t mean that debt consolidation needs to extend over the same timeframe. Actually, if you keep on making the same repayments that you were making before, you will pay off your car or credit card much faster once it has been consolidated, simply because the interest rate will be, in most cases, much lower. Less interest means that more of your payment is taken off the principal component, thus paying off your loan faster. The main risk with consolidating these facilities is when you add them onto your home loan, and then re-establish new loans or credit cards. The key is to consolidate your debts and refrain from using consumer debt again. And while a single, low limit credit card is convenient and sometimes essential, it is important to pay it off regularly within the interest-free period. At the end of the day, if you consolidate debts and reinvest the savings, you will usually be much better off.

LEAD ON PURPOSE FOR SUCCESSFUL LEADERSHIP When do you become a successful leader? I’m not sure that we ever 'arrive' at a successful place as a leader; it’s more a progression of learning from our mistakes and developing mastery.
CHOICE The first is the choice to be a leader. A position does not a leader make. There are many 'leaders' and business owners that I would label managers rather than leaders because they haven’t taken the pledge to be themselves and lead themselves. Conversely, there are many leaders who don’t have a title — they make choices based on the truth of who they are and the best interests of the business, which automatically makes them stand apart from the pack. No matter your position or title, leadership is a commitment or choice to serve others by stepping up to take responsibility — the responsibility to 'lead yourself'. In taking responsibility for yourself you begin to manage your emotions and communication with others in a resourceful way. Learning as you go, you constantly adjust your behaviour and strategies. Leading others comes naturally as an outflow of leading yourself. Great leaders have a clear sense of self and courage in communicating the essence of themselves to others. Think of people such as Oprah Winfrey. By being herself and sharing her challenges authentically and honestly, she has become one of the most successful influencers in western culture. Self-awareness, selfacceptance and a willingness to be vulnerable creates a loyal following. VISION Successful leaders have a clear vision for themselves and for their business or their career. They hold themselves and others accountable to achieving the business vision in a way that reflects their personal values and the values of their business or the company for which they work. CLARITY Outstanding leaders are constantly working to achieve clarity – clarity about their next step, about the trends in their marketplace, and about how to better influence others. Successful leaders understand that setbacks or failures are simply divine redirection. They read the signs in their industry and make adjustments accordingly. They are willing to put their ego aside for a better plan, idea or system when it’s presented to them from their team members, those who challenge them or from whatever source of divine inspiration they tap into. They take decisive action when the timing's right. Through building these attributes, successful leaders have extraordinary influence on those around them. WHAT’S YOUR SALES STRATEGY? When it comes to methods of selling real estate here on the Sunshine Coast we are spoilt for choice. We all know somebody who has bought or sold a house and they all have had different experiences and used different methods of buying and selling. The first step in devising a strategy for sale is working out who is most likely to be your buyer and what their circumstances are going to be. If you have a property that is more likely to be bought by an investor or first home buyer, your strategy would be very priced-based, meaning you would list at a price and be competitive against other similar homes that are on the market. If there were a lot of similar property or units, then you could look at how you could get more attention than the others with some very specific targeted marketing using either online or print media.
With the amount of activity coming from buyers that live interstate and are moving to the Sunshine Coast, it’s important to have a strategy that will attract them to your home. If you have a larger family home that’s going to be targeted at a higher priced demographic, your strategy will reflect your end result. If your main goals are to be sold in a set time frame and for a very particular price, your strategy will need to be a little more aggressive and to the point. This is where you need to consider all marketing options that are available to you, so you cast the widest net to attract the ideal purchaser for your home. A small business customer also pays for demand, however their demand costs are included in the tariff paid through their consumption. A small customer’s demand impacts their invoice through a high kWh consumption over a short period of time. Ensure you have as much data as possible to arm yourself with the knowledge to change. If you are a large customer (higher than 100,000 kWh per annum), the data is readily available through your metering. For a large customer paying $20 per kW it only takes some minor changes to reduce by 5-10 kW which will save $1000’s.

Take responsibility. Take responsibility and resolve to make a difference. 5. Make the best of every situation. Life isn’t about waiting for the storm to pass; it’s about learning to dance in the rain. 6. Take risks. “Do one thing every day that scares you,” said Eleanor Roosevelt. 7. Invest in yourself. To become successful in life, you need to find what you love doing and do it with all your heart. Study an hour a day. Learn something new every day. 8. Make sacrifices. Think of Nelson Mandala, Steve Jobs and Steve Wozniak. Google them and see what they gave up to be where they are now. What will you sacrifice? 9. Never ever give up. Donald Trump was previously indebted to the tune of $900 million. He became bankrupt. Then he borrowed more money and kept trying until he made it. Donald Trump is currently worth over $2.7 billion. Never give up. 10. Create value. You have been made to solve a particular problem. Solve that problem and success will be yours. Add value at every turn.

ACHIEVING THE PAPERLESS OFFICE The document imaging industry has been talking about creating a paperless workplace for years. Digitising paper files was an important first step toward this goal. While office technology continues to evolve, paper files keep piling up, and reducing paper clutter remains a challenge in even the most efficient offices. An important tool in the effort to reduce paper is document management software, which allows businesses to scan paper documents to create a searchable and secure electronic filing system on their computer network. Document management systems can save time and money. One in 10 documents will either be lost or misfiled during its useful life, and it can cost $350 or more in employees’ time to recreate a lost document. In addition to productivity and the cost to recreate lost documents, document management software makes sense from several standpoints: 1. Storage Cost The cost of storing data has dropped to as little as one dollar or less per gigabyte. REFINE, IMPROVE AND ENHANCE YOUR VALUE PROPOSITION All leadership teams want to see improvement in their organisation every year, every month, indeed every day, whether it is in productivity outcomes, sales targets, opportunities for growth, staff excellence or administrative and business processes and systems. It is the one overarching goal that propels us forward and we set each year, to improve on the year before. How do organisations know they are delivering what their customers want and need? A culture of feedback must be an important and ongoing part of processes in the organisation, but before leaders head into surveys and feedback discussions, there must be a deliberate action to examine the value proposition of the organisation and refine this if need be. Can leaders clearly articulate what their value proposition is? Your value proposition is a statement that clearly identifies what benefits a customer will receive by investing in that particular service or product. The phrase value proposition is credited to Michael Lanning and Edward Michaels, who first used the term in a 1988 staff paper for the consulting firm McKinsey and Co. In the paper, A business is a value delivery system, the authors define a value proposition as “a clear, simple statement of the benefits, both tangible and intangible, that the company will provide, along with the approximate price it will charge for those benefits.”(CIO.techtarget.com) All too often, organisations attempt to be everything to everyone and the value proposition becomes unfocused or diluted somewhere along the way. This creates dissatisfaction with current customers and staff and indeed can impact on future new customers as well as employment loyalty. At the core, what is your value in the market place? What are your key messages and what does this tell prospective and current customers? What are the key dimensions and motivators of customer value? Symbolic Value – name, perceived prestige, brand, generational, traditional versus contemporary Emotional Value – relational, links to personal previous experience, word of mouth advertising Practical Value – location, facilities, accessibility, transport Financial Value – costs, discounts Being known – exposing your value through consistent messages, a common language that permeates from the executive team, through marketing and then transparent in everything from print, online, conversations staff have with each other, customers and broader community. The narrative – who is your market? Who is the specific group of customers you are targeting? What is the value experience you will give them and how will you create a narrative that clearly articulates the benefits versus costs as perceived by customers? What is the service and offering mix you are giving? What are you selling that positions you attractively in the competitive marketplace? Delivering on the promises – you do what you say you will do. How what you are offering delivers clear value for the customer. How will you deliver on expectations? What are the differentials and where are the concrete examples of this in action?

DO YOU LEASE YOUR BUSINESS PREMISES?

Do you lease your business premises? Most leases give you the right to an initial term of, say, three or five years. After the expiry of that period you will probably be offered one or two options to extend for further periods of similar lengths. The ‘option’ is essentially a unilateral right for you to let the landlord know that you wish to renew your lease for a further term. Be careful though – there are some important things to consider when exercising this right: The timing of exercising the option – you may only have a small window of time to exercise your right to renew the lease and that window is sometimes ‘no earlier’ than one date and ‘no later’ than another. It is important that you get advice from your solicitor as to what those dates are and then note them in a prominent position at your business, such as beside the main telephone, so they are not overlooked. If you don’t give notice in writing strictly as stated in the lease, you may lose your right to stay on at the premises. Breaches of the lease – the landlord may refuse to allow you to stay on if you have breached the lease in some way during the initial term. Some leases are less onerous and merely state that you must not be in breach at the time you exercise your option. Negotiate the new rent upfront – once you have given notice to the landlord that you wish to stay on for the further term, the new rent will usually be negotiated to be in line with the prevailing market rent. If this is the case in your lease, make sure you negotiate the new rental rate before you exercise the option to extend. Otherwise you may find yourself paying a much higher rent than you were expecting. Once the option is formally exercised you will be bound to proceed with the further term at that new rental.

Self-employed people know well that the only place where success comes before work is in the dictionary. These ‘big picture’ changes create winners and losers, particularly in small business, usually more by luck than any inadequacy. The lingering effects of the GFC can be seen in figures showing Coast business numbers between 2008 and 2011. In that period, 21,996 businesses opened and 22,030 were closed. So times HAVE been tough, and if you have succeeded in the last four years, you are truly impressive. The chart shows the impacts of the big picture changes noted above. Highest growth in business numbers have been in coastal areas: Wurtulla, Warana, Birtinya and Sippy Downs, with the influence of major infrastructure such the university and the new university hospital. Changes in technology, currency values and demography can also be seen in the figures. SUMMARY: Significantly, over the last four difficult years most Coast areas recorded an increase in self-employment, i.e. businesses with NO employees. I think this new crop of Coast entrepreneurs deserve greater recognition than they are usually given. Like daring trapeze artists who work without a safety net, they accept the risks are high but expect rewards that justify their courage and skill. I wish them every success.

If I gave you a way to increase your sales by 37 per cent, increase your productivity by 31 per cent and to reduce your errors by 19 per cent, would you be interested? Do you think it would increase your chances of success? The ultimate success strategy is joy. Research has shown that people who are happy with what they do demonstrate those percentages I listed. Because happiness is dependent on external events and joy is intrinsic, joy offers far greater results than happiness. Think of the body as a computer system. We are all born with an original operating system of joy. Babies are not generally born miserable; they are joyful, with all the various expressions of joy - laughter, peace, sadness, reverence and contentment amongst many others. Fear corrupts the original operating system files, and those fears destroy joy through the stories developed around them. The stories are not true, yet they influence every behaviour and thought you have. How can you become more joyful and therefore more successful? Firstly, have a deep look inside during some quiet time and work out which of these fears affects you – look carefully because they are often well buried! 1. I am not worth loving OR I am not good enough. 2. I am unsafe in some way. 3. Fear of death, separation or abandonment. Challenge the source of these fears because EVERYONE is worth loving or good enough. You may not be perfect yet but you are intrinsically worth loving. Our safety depends on us and the choices we make. WE create our boundaries but it takes courage to do so. We are never separate from our higher selves or spiritual nature – we just perceive it as so and then feel lonely, alone or separate. Eradicate the false fears ruling your life and allow your joy to emerge. Next month I’ll talk about more ways to reinstall your original operating system.

I do think that the most important thing for everybody is time. We need to use our time wisely to get the best possible outcome for ourselves and our business. We all measure success in different ways and also have different strategies to achieve it. Some people measure success by how much money they make, others by the amount of extra time they have to do the things they love with the ones they love. Either way, we all have to put in place our own strategies to be able to achieve this. I do think that the most important thing for everybody is time. We need to use our time wisely to get the best possible outcome for ourselves and our business. Let’s look at it from the outside in. What if we start with three boxes – one with all the strategies you now have in place, the second with all the ones you would like to have and the third, I call this the magic box. First box, look at what you have and see if you are achieving these things. Look at where you may improve and write those things in the third box. Look at the second box and look to see if there is anything you would like to have in place and put this in the third box, the magic box. By doing this you may start to see how you can improve the strategies you now have, see the strategies you would like to have, and finally, see how you’ll have them. The answer always seems to be the same: time. Time is the most important thing because if you don’t use your time efficiently, you will never achieve your end goal. Success Strategies for Your Internet Business by Paul Barrs If I were to take an hour and write down all the things I could think of that related to success and the internet, I’d fill the hour quite easily. If I were to take a day and make a workshop out of it, I could guide you through the day with a roadmap that would still be only partially complete. Give me about a MONTH and I’ll show you everything that you need to know about internet success and we’d just be starting to get there. However, I don’t have a month and chances are, neither do you. So here’s my ‘top list’. Have a website filled with GREAT CONTENT. Notice I didn’t say nice graphics, or pretty pictures, or amazing layouts? I’m also not making any mentions of social sharing or SEO or blogging or fancy widgets. Some of these things can help, but none of them on their own can guarantee your success any more so awesome content. In fact, if you published the blandest website but had awesome content, people would still find you and people would still share your content and customers would still pay you money to get more. These days too many people place major focus on minor things. Build your website and make sure all the minimum benchmarks are ticked, then populate that puppy with the highest quality content that you and your team can get together. Do it once, then do it again, then do it again and again and again! Set up means to CAPTURE LEADS AND PROSPECTS. I did some analytics analysis for a new client recently and found that their most popular landing page was an amazing article that someone 54 ISSUE 56
had written 12months earlier. It was generating eight times more entry page traffic than its nearest rival; yet was responsible for only 0.08 per cent of the website’s total monthly revenue. This was a site that turned over just under $100,000 per month! Why? Because the page in question didn’t ask people who visited it to do anything. Whether your pages get 100 page views a month or 10,000… you MUST ask people to subscribe to something so you have an opportunity to follow them up at some point. Offer them an opportunity to download a free report, product guide or white paper. Ask them to subscribe to your weekly newsletter and give them a good reason to do so The point is, most people won’t buy from you the first time they meet you online; unless of course you sell a fixed product range that is available all over the net and your price is lower than the competition, plus your customer is already in buying mode when they arrive. But that’s not most of us. Back up your website! There’s no way around it, you’ve got to back up your website and then back it up again on a super regular basis. Let me share with the horror story that I’ll never forget…. Back in 2003 technologies were still in development and ‘cloud’ solutions were few and far between, in fact they weren’t even called that yet. I’d been running my online business for about four years by this time and had a customer database just shy of 20,000 people. I did what most people do and let my website
handle the whole thing, only occasionally exporting my database to a .csv file. Then it happened. My computer crashed and the data on it was irretrievable. OK, no problem, “I’ve got everything online….” Sure. But I didn’t download it straight away and five days later the building that hosted my website in Dallas Texas burnt down! I kid you not, that’s exactly how it happened! I lost my website, my client database and every single thing that I’d spent years building up. Suffice to say I was NOT HAPPY JAN! But it couldn’t happen again, surely? Since that day I’ve always backed up to external hard drive a copy of everything digital my business has, updated weekly. Now I also do a daily backup of active projects…. just ONE backup. Last year my laptop with all my current projects failed and required reformatting and replacement. Once I had the new laptop up and running for some reason I didn’t transfer all my backups to it. A month later the external backup drive with all my backups on it, failed. OMG! Are you serious! Unfortunately yes. Now I have my data backed up THREE TIMES; two duplicate backup drives on my desktop and the most important items up in the cloud. But my point is this… just because it’s on my backup data drive doesn’t mean it’s secure. Just because it’s in the cloud doesn’t mean it’s secure either, even though they say it is. Fires happen, buildings fall over and floods reign supreme, here in Queensland anyway. You’ve got to have your digital assets backed up. And then backed up, and then backed up again… AND in different locations.

Just one bad word from a customer whom you’ve burned and your business could be in tatters. According to a Zendesk.com study earlier this year, customers who’d experienced poor service or an online misdemeanour of some kind were 100 per cent likely to tell other people about it, as opposed to only 87 per cent of those who’d experienced something good.
This principle takes us all the way back to point number one - have a website filled with great content. Write a free report that is so good people will wonder why they didn’t have to pay for it Give away so much value that people will feel guilty taking you up on your offers And do every single thing that you’ve promised to do – and then do more. There are NO EXCUSES for not being successful online. The principles to online success are no different to those for offline success, it’s just

Do you believe a person’s behaviour at a party can accurately predict their success? Believe it or not, it can. Recently, researchers were able to determine the winners of a business competition with 87 per cent accuracy, simply by observing contestants’ behaviour at a pre-event gathering. Researchers studied such things as contestants’ energy levels, gestures, expressions and tone. Here’s a snapshot of what they discovered about achieving sales success:
The people who achieved success had more energy and a more positive attitude about things. They talked and listened more than other people and spent more time chatting with others and drawing them out. Their engaged attitude truly did make a difference in other people’s feelings toward them. So, what does that mean for you? First off, if you’re naturally charismatic, congratulations! You probably do pretty well in your business. Keep the charm flowing and work your magic. On the other hand, if you’re like most people, being charismatic does not come naturally. But the good news is you can learn to develop this trait. You can practice upping your energy level in social situations. At your next business meeting, focus intently on the people you interact with and do what you can to get them talking. Try to be more positive and engaged, even if it’s just for a short time. With practise, being an engaged, ‘glass half full’ type can become habitual. The first time you try this, it will feel
awkward. But you can get used to being engaged and positive. And you may even come to enjoy it. Most importantly, you will have a positive impact on others and on your business. EXPRESSIONS OF INTEREST OPEN FOR TEDxNoosa 2014 After a sold-out inaugural event in April, TEDxNoosa is gearing up to bring another world-class lineup of speakers to the Sunshine Coast in 2014. But first, it needs you to help find them. Expressions of interest are now open for speakers and performers at TEDxNoosa 2014, which will be held on Friday, April 4 at The J in Noosa Junction. The theme for the event is ‘Space’, and licensee Brian Keayes says topics can range from the depths of outer space to local, personal or community space. “The TEDx platform is about sharing ideas and innovation, and we chose space as the theme because it represents the ultimate in human knowledge and endeavour,” Keayes says. “But within that there’s also scope to explore our personal or creative spaces, as well as local and community issues.” Several speakers are already confirmed for 2014 including international surfer Mark Visser, who grew up on the 64 ISSUE 56
Sunshine Coast and will share his unique perspective on space, gleaned over more than a decade spent chasing the biggest waves in the world. Others who are interested in speaking or performing at the 2014 event are invited to submit a short proposal via the TEDxNoosa website, outlining their background and their “idea worth spreading”. “We’re looking for people who simply have great ideas that tie into the theme – not just people who have a great stage presence or are great public speakers,” Keayes says. The TEDxNoosa team was thrilled with the 2013 event, which featured 17 speakers from a variety of fields and was also live streamed online. On the day, attendees also had the chance to experience some of the latest developments in technology and enterprise at TEDxNoosa’s Innovation Alley. “We had 330 people in The J on the day, which was the venue’s capacity, and we had almost another 1000 watching via the TEDxNoosa website,” Keayes says. “Since the talks were uploaded to the web in May they
have received more than 36,000 views and that is growing daily.” TEDx is a global platform dedicated to uncovering the world’s leading thinkers in the fields of Technology, Entertainment, Design and beyond. Keayes says he and the team are proud to bring the concept to Noosa, and are looking forward to uncovering a new crop of local change-makers. “Our first TEDxNoosa really showed the depth and calibre of ideas that we have right here on the Sunshine Coast,” he says. “The feedback and response to the 2013 event has been amazing, and we’re looking forward to partnering with the local community to put together another world-class TEDxNoosa in 2014.”
