First up, I would like to say a massive thank you to our amazing Jasmine, who is no longer working for Matters Magazine. After five years on and off with the magazine - beginning as a school-based trainee - Jasmine has taken a leap of faith to try her hand at something new. We will be forever grateful to Jasmine for all her efforts, ideas and tenacity whilst working for the magazine and, of course, wish her all the success she deserves in her new venture. We absolutely know that whatever Jasmine chooses to do now, or in the future, she will do well.
We didn’t fully begin our chilling until after we went to print with this issue of the magazine, that’s for sure. Magic and I have a few trips planned, including a five-day Date with Destiny seminar for me with Tony Robbins - probably not that chilling, the course runs from 9am to 11pm six days straight! - and then a week in the Cook Islands; that will definitely be all about relaxing! Do you make sure you take time out? It is absolutely imperative that you do. It’s great to be busy, busy, busy, because most of the time that means
@businessmattersmagazine
If you don’t chill out, de-stress, relax or take some time out, then pretty soon you can expect to burn out. Business and burn out go hand in hand if we don’t look after ourselves. Wouldn’t you agree? See articles on page 28 and 96.
We would like to welcome our new team member, Sharon. Sharon brings with her a multitude of skills and a wealth of experience and we are thrilled to have her as part of our small, but very productive team.
HOT OFF THE PRESS. I am also absolutely thrilled to share with you that, after the magazine being here on the Coast for more than ten years, I am now a qualified journalist. It’s something I have been working on in my spare time yep, I have lots of that, not! So it has taken a while. As you can imagine, I am delighted and immensely proud to display this certification on my wall. We hope you enjoy our financial year pul-out calendar – see page 55. We include all the public holidays, school holidays and the dates you need for your BAS and GST lodging etc.

BENTLEYS
THE SUNSHINE COAST
is a great place to live People flock here for the environment, the views, the laid-back nature and the friendly locals. It’s why Brendon Murray of Bentleys Chartered Accountants relocated here, even though he thought he would have to wait until retirement. Brendon’s love of the Sunshine Coast has been a long one. He owned a beach house at Mudjimba for a few years and has always held the gorgeously unique Hinterland as one of his all-time favourite places. So, what exactly does Brendon love about the Coast? One question, many answers! The chilled-out lifestyle of locals, their friendly and approachable nature, the way they conduct themselves, the relaxed ambiance, the blissful beaches, an appreciation for the pristine coastline and the tranquillity of the mountains of the Hinterland. The list is endless. A world away from the city life he had been living in Brisbane. Raised in a semi-rural environment in Scone in the NSW Hunter Valley, Brendon was lured to the hustle and bustle of the Brisbane CBD 20 years ago. Yes, it’s great for business and opportunity, but his own personal comfort zone has always been in the surroundings of his youth.

Brendon, Victoria and their fur kids Bella and Daisy
He found it. Right here on the Sunshine Coast, bringing about his own sea-change. What most people don’t know about Brendon, is that he is an avid gardener. It’s ultimately why he settled for a small acreage here. On his own little piece of paradise, it took him and his family only ten weeks to renovate an old colonial homestead, turning their dream into a family home. His three children have taken to the move with joy, welcoming the change of character and pace from busy city life. The opportunity to relocate from Bentleys Chartered Accountants in Brisbane - a firm that he has been a part of for over 15 years - to Caloundra was what made his dream possible. Brendon has been a partner of the 40-year-old firm since 2002, focusing on regional and rural family businesses spread out through the state of Queensland.
More than accountants. Bentleys are all for helping people with their business figures; it’s what they do well, but they strive to do more. They take pride in helping business owners make decisions and plan for their future, showing them the stepping stones between where they are now to where they want to be. They do this by forging ongoing and meaningful relationships with owners. It is Brendon’s firm belief that achieving such a relationship comes down to being personable; he doesn’t want to be a walking calculator. He deciphers what the figures mean about the business and then, using this data, how he can help business owners achieve their goals. Bentleys Chartered Accountants is a passionate, energetic firm striving to broaden its horizons, looking to work with great people and forge strong relationships. Brendon loves his new position. He loves his new home and can’t wait to explore more of what the Coast has to offer. Bentleys Sunshine Coast. At your service for over 30 years. a www.bentleys.com.au

LEARNING MATTERS
ENGAGING STUDENTS:
CREATING CLASSROOMS THAT IMPROVE learning Produced by the Grattan Institute and co-authored by Peter Goss, Kate Griffiths and Julie Sonnemann, Engaging students: creating classrooms that improve learning suggests widespread disengagement is plaguing Australian schools and details worrying cases of ghost students slipping through the cracks. It argues that 40 per cent of Australian students are disengaged in class and are lagging up to two years behind their peers as a consequence. Goss is convinced that the research unearths a hidden epidemic that calls for a comprehensive reform of our education system. Crucially, it’s the compliant but disengaged, rather than the outwardly disruptive or aggressive students, that make up the biggest chunk of those not with it in the classroom, he suggests. Perhaps they crouch in the back row, eyes glazed, brains inconspicuously tuning out. Shielded by the hum of class activity, their apathy goes unnoticed. These are precisely the children we need to worry about, Goss says. “Over the last ten years a number of studies have painted a clear picture that about 40 per cent of Australian school students are regularly disengaged from their learning (and) that media sometimes likes to focus on the students that are aggressive or out of control …” he tells EducationHQ.
many of its claims, raising questions about its validity.
The senior lecturer says the document is “very selective in its summaries” and makes sweeping statements based on a small sample of students. Comment by Peter Freney, B.Ed., M.Ed., M.Ed., FACEL (Qld):
Chilling out is a great concept; it implies that we should relax when things get tough and not to take it too seriously. But can we take it too far? Should students chill out in the classroom and disengage from learning? Even if some authorities dispute the numbers in the above article, and reduce the 40 per cent to 30 per cent, or even 20 per cent, is that acceptable? Of course, there are many reasons that students will disengage and chill out in the classroom, including boring lessons not relevant to the student’s life, other disruptive students and prior poor learning experiences. But what if the student experiences fluorescent lights that are too bright, the whiteboard too glary, the words going fuzzy and dancing around on the page causing blinding headaches and visual stress? This is the opposite of chilling out; this disengagement is caused by high physical and mental stress. The good news is, it can be treated. m
“The data that we saw clearly showed that too many teachers are being thrown in the deep end and being told to sink or swim, and that needs to change,” he says. “I was pretty surprised to see that those students are just as far behind on average in their learning as the students who are acting out, so it’s a really serious problem.” But leading academics and policymakers aren’t sold on the report’s findings. Dr David Zyngier from Monash University, whose own studies have been seminal in shaping the research on student engagement, has criticised

PROPERTY STYLING
with Catherine Craig
STYLING FOR SELLING IN WINTER
There are some very simple tips that will enhance your home when selling in the winter months. Top Five Winter Warmers 1. Colour. A splash of vibrant colour in your front garden or a potted plant at the front door will lift the kerb appeal of your home. 2. Welcome mat. A welcome mat at the front door and a conveniently placed umbrella stand and possible coat rack will help keep the damp items outside. 3. Light it up. The introduction of an extra table lamp or floor lamp will help light up your living areas. Keep your blinds and drapes open to let as much natural light in as possible. 4. Warm and cosy. Using beautiful fabrics, such as luxurious velvet and soft chenille and wool will help create that cosy atmosphere. Team that with soft, fluffy throw rugs and the heating on at a comfortable level and you have a sanctuary. 5. Smell. A great way to create a fresh scent prior to open homes is to use an oil diffuser with essential oils such as citrus. Citrus oil is also known for its mood-lifting effects.

TENANTS FROM HELL… AND HOW TO AVOID THEM
Property investment is relatively safe. Of the many things to consider, one of the most important is good tenants.
First contact. Ask questions. “Why are you moving?” “Who will be living in the property?” “What is your current living situation?” Property viewing. Repeat the above questions. Are there any discrepancies from previous answers? Can the tenants provide three to five references? Provide the tenants with details of the application process. The application process. Be vigilant; does the information match that previously provided? Have you contacted the applicants’ references and verified their employment? Is there any information missing? Choosing the wrong tenants, a lack of current legislation knowledge or failing to complete paperwork can be costly. If you are managing the property yourself, it is important to consider your availability to attend routine inspections and provide maintenance, your knowledge on the RTRA Act, access to tenancy default databases, etc. Do you really want the headache of property management? Property managers take the stress and worry out of rentals; let their experience work for you to ensure effective management of your investment. It’s also tax deductible.

WINDOW COVERINGS with Marilyn Black
CREATING PRIVACY IN YOUR OWN HOME
Marilyn Black from Harlequin Blinds gives us the latest trends in window coverings to create more privacy in your home. Dual blinds - two blinds in one window give you privacy during the day whilst still allowing light in. During the day, the screen fabric blocks out the glare and much of the heat from the window, but still enables you to enjoy your view without people being able to see through them into your home. This style of blind is ideal if you have a view or window that directly faces a neighbour or the front of the street. The screen fabric blind is not as effective during the evening, so you will need to pull down the block out blind. Allowing total privacy during the day and night, the blinds give you better insulation in the hot and colder months; effectively providing two layers of fabric insulating your window and allowing total privacy.

HOW A BROKER CAN REDUCE YOUR STRESS
SUSTAINABILITY with Maria Faulder
WE ARE ‘KILLIN’ IT’ BY NOT KILLING IT
Are you stressed at the thought of the home buying process?
Each year Australian hair salons send over 1.5 million kilos of recyclables to landfill.
A broker could help you by:
We don’t! We’ve decided to take action.
• Giving you a choice: finding a suitable loan and funder for your situation by understanding your objectives and position.
Not only do we recycle, we also repurpose with Sustainable Salons Australia.
• Helping you get pre-approval: organising pre-approval so you can shop for your new home with confidence. • Reducing mortgage stress: ensuring you are comfortable with your repayments now and in the future when rates and repayments may rise. • Applying for incentives: letting you know whether you’re eligible for government incentives such as the First Home Owners Grant and helping with the paperwork. • Supporting you all the way: guiding you from your first conversation to the handover of the keys. Buying a home can seem like a complex process, especially for first timers; however, a broker can help make the experience as enjoyable and straightforward as it should be.

I’m sure that most of you have wondered where all that hair goes once it’s swept away. Or you have even asked yourself, “How do I donate my hair to make a wig for a sick child?” Or maybe, “How much water do you guys waste?” At Suite Three Hair, we are always looking at new ways to be more sustainable. We use EcoHeads on our basin taps, effectively meaning we rinse your hair with pure water; they even limit water wastage too. We use Easydry single-use towels; they are biodegradable and we even offer them to local mechanics for rags after they leave the salon. October 2016 saw us launch with Sustainable Salons Australia and we now donate all salon hair waste towards making hair booms that absorb oil spills in the ocean.
BOOKKEEPING

THE IMPORTANCE OF BEING EARNEST (WITH YOUR BOOKS)
With 30 June just around the corner, the threat of tax returns looms large in front of us all. Yet, many small business owners starting to feel the anxiety and dread of neglecting their books all year still rely on compliance to motivate them into action. So why else would you keep your books up to date throughout the year? ASIC data shows that the five main reasons that small businesses fail are all related to inaccurate or non-existent record-keeping; these include: 1. Poor cash flow management. 2. Lack of strategic management. 3. Trading losses. 4. Lack of capital. 5. Poor financial control. Maintaining your books consistently throughout the year not only provides you with vital feedback on the health of your business, but also the information you need to make strategic decisions. Inaccurate bookwork can be as destructive to your business as no bookwork at all. A good bookkeeper will ensure your financial information is delivered accurately and regularly.

WHY YOUR PET NEEDS TO BE MICROCHIPPED Most importantly, it’s compulsory in Queensland! A microchip is the size of a large grain of rice inserted under the skin between shoulder blades. The benefits of microchipping include: • Reuniting lost pets with their rightful owners. • Providing a simple and permanent form of electronic identification. • A unique 15-digit number for each pet, readable by microchip scanners at veterinary surgeries or animal shelters. • Full registration of your pet’s data on up to nine different registries. All changes must be updated on registries as soon as possible. WHY YOUR PET SHOULD BE DESEXED Ultimately, the choice is yours, but desexing your pet has a number of significant benefits. • Your pet is less likely to have anti-social behaviour. • It will make your pet more affectionate and friendly. • There is a reduced incidence of pyometra, cancer (mammary and prostate) and related reproductive diseases. • No need to find homes for unwanted offspring. • A longer happier life.

ONE-STOP SHOP FOR COMMERCIAL, RENOVATION AND CONSTRUCTION PROJECTS It was back in 2014 that Charles Wyllie, working as a contract coordinator for an asbestos business, saw a gap in the market, decided to fill it, and so 470 Group was born, in August of that year. What prompted the decision was the fact that wherever he went, clients were looking for project management of their renovations. “I knew that with my experience and knowledge, I could fill that role, so I did,” said Charles And he didn’t go alone, taking his long-time mate, with 15 years in the game, Barry Blair with him. They joke about it being the brains and the brawn! 470 Group are a multifaceted construction company, specialising in construction projects, commercial and retail fit-outs, and asbestos removal. Covering a growing area, from the Sunshine Coast to south Brisbane, 470 Group is attracting top end clients, such as Bayer, recently carrying out a full amenities refurbishment of the company’s busy production factory in Brisbane. “Our strong construction capabilities enable us to provide a high quality end-to-end service, effectively managing your project from de-construction through to completion,” said Charles.

LASERZONE
“A LOT OF PEOPLE SAY IT’S A CHILDREN’S GAME…
it’s an adult game, but we let children play!” Laserzone is a family entertainment centre located in Warana. Celebrating its 22nd birthday this coming June, Laserzone has seen a variety of people through its doors. Ranging from children at their parties to the laser tag world championship players. This laser tag centre is certainly the place to be for fun and adventure. This small business, originally called Zone 3, has passed through the hands of several owners but has been Annette Lasek’s third child for the past 11 years. Annette claims the key to Laserzone’s prosperous span is to constantly evolve and update the experience for all who visit. Annette originally worked as an Improvement Consultant overseas before she moved from Melbourne to the Coast to retire before the age of 40. After travelling around Australia, and enjoying the retirement life for five years, she became the manager at Laserzone. Seizing an opportunity, she bought into half of the business and several years later the other half was bought by Katie Tealby; a long-term employee and laser tag fanatic. At the time, it was the only laser tag business in Australia run by two women. Laserzone is a family-owned business; Annette’s husband is Laserzone’s electrical engineer and her two adult children are also employees. As an independent business owner, Annette ensured that her business would prosper by rebranding the business from Zone 3 to Laserzone, a more concise and clear name for the enterprise. As a part of this change, Annette also developed a set of core values which guide her team in daily operations. She strives on giving visitors to Laserzone the feeling of leaving reality behind and ensuring everyone leaves happier than when they entered. The values she has taught her crew are all about giving that bit more,
going that extra mile to make everyone’s day better. Annette is also planning and adapting for the future, with a brand new virtual reality suite opening on the 1st of June at the Matters Magazine launch. Annette and Katie are applying the finishing touches to their virtual reality attraction which is another way they wish to enhance their visitors' experience. A large-scale renovation, mixed with larger ideas; Annette is confident this project is a step in the right direction.
One of the reasons why Annette loves and thrives in her business is the way she runs it; Annette only works in the business two to three days a week. She believes in a good balance, to run your business and not work in your business. Her essentials are: • Having a sense of purpose in your business. Nothing will go anywhere without purpose. • Making sure that you have set standards for all aspects of your business and that they are met. • Trusting in your team, and having faith that they can do it better than you can. Your team is your biggest asset, and this can’t happen unless you are willing to let go of micro management. •
18 ISSUE 84
Laserzone typically recruits new staff twice a year - often with over 600 applicants, which they narrow into a group interview of about 30. The team then chooses who they want to work with, looking for leaderships skills, compassion and adaptability. Usually they engage two or three out of the 30 candidates on a paid three-month trial. At the end of their trial, the new recruits can choose between a sizable cash bonus payment or a position at Laserzone.
No one takes the money. Annette realises that laser tag is an opportunistic activity, with values that most people do not necessarily see, such as: • The success of the team depends on team work within the team. • It is a brilliant sport for non-sporting types.
• It gets people active without realising it. • It’s just plain old fun. • There is a league that allows children and young adults to socialise and strategise, starting with a junior level (8-14 years old) and also an adult level (14+) every Wednesday night. • There are Friday and Saturday night groups for older teenagers and adults, which focus on skill and teamwork. • A large portion of our cliental is based around children’s birthday parties, which are mainly hosted on weekends. • There are large group bookings; for example, corporate groups honing in on team building and HR management, that usually have competitions against departments. e
“A lot of people say it’s a children’s game … it’s an adult game, but we let children play.” There is a wide variety of people and groups who play laser tag. Although it mostly viewed as a children’s activity, but it’s certainly not limited to that.

FITNESS MATTERS
EXERCISE FOR
STRESS AND anxiety
You’re busy. You’re stressed.
Too busy and too stressed to exercise, even though you know it’s good for you? Does that sound like you? The physical benefits of exercise - improving physical condition and fighting disease - have long been established; medical professionals always encourage staying physically active, but that’s not all, exercise is also considered vital for maintaining mental fitness. And now for the good news. Virtually any form of exercise, from aerobics to yoga, can act as a stress reliever. A little can go a long way. Just five minutes of exercise can begin to stimulate anti-anxiety effects. Studies show that exercise is very effective at reducing fatigue, improving alertness and concentration as well as enhancing overall cognitive function. This can be especially helpful when stress has depleted your energy or ability to concentrate. When stress affects the brain, with its many nerve connections, the rest of the body also feels the impact. It all makes sense; if your body feels better, so does your mind. Exercise and other physical activity produce endorphins - chemicals in the brain that act as natural painkillers - and also improve the ability to sleep which, in turn, reduces stress. Scientists have found that regular participation in exercise has been shown to decrease overall levels of tension, elevate and stabilise mood, improve sleep and improve self-esteem. RELATIONSHIP OF EXERCISE TO ANXIETY DISORDERS Stress and anxiety are a normal part of life, but anxiety disorders are often the most common psychiatric illnesses. The benefits of exercise may well extend beyond stress relief and go as far as improving anxiety and related disorders. Psychologists studying how exercise relieves anxiety and depression
suggest that a 10-minute walk may be just as good as a 45-minute workout. Some studies show that exercise can work quickly to elevate a depressed mood in many people. Although the effects may be temporary, they demonstrate that a brisk walk or other simple activity can deliver several hours of relief, similar to taking an aspirin for a headache. Science has also provided some evidence that physically active people have lower rates of anxiety and depression than sedentary people. Exercise may also go a long way to improving mental health by helping the brain cope better with stress. In one study, researchers found that those who engaged in regular vigorous exercise were 25 per cent less likely to develop depression or an anxiety disorder over the next five years. EXERCISE AS PART OF THERAPY According to studies, for some people regular exercise is as effective as medication to reduce symptoms of anxiety and depression and the effects can be long lasting. One vigorous exercise session can help alleviate symptoms for hours; a regular schedule may significantly reduce them over time. So, you decide! Will it be one day, or will today be day one?

For many generations, a small collection of buildings on the outskirts of a village in Japan had been the Dojo and home to an old Kyudo (archery) school. Each year, the villagers would approach the master of the school and ask if he would perform a public demonstration of his art at the village celebrations. Every year, the master would gently decline the invitation, but every day the soft thud of arrows striking home would echo beyond the Dojo as he practised. And then there came the year when, to everyone’s pleasure, the master agreed to join the villagers and demonstrate his archery. Early in the morning his assistants assembled the target in the fields beside the cliff at the edge of the village. Meanwhile, the master made his own preparations. First, he strung his massive bow, then carefully selected his arrow and arranged his robes. Taking his stance, he knocked the arrow and, breathing deeply, he effortlessly drew the bow to its full extent; there was a moment of silence and then the arrow was released soaring out across the sky. The villagers watched its progress intently, only to see the arrow sail well above the target and disappear over the cliff. In the stunned silence that accompanied this event, the master was heard to joyfully cry out, “Bullseye!” Earlier this year, I was in India for two weeks delivering a series of strategic living workshops and I kicked off each of them by sharing the above story.
It’s always interesting to hear people’s reactions and their interpretations regarding its meaning. These seminars were for the senior leadership teams from several very large corporations including Microsoft, TATA Advanced Systems, Honeywell and McAfee. As you can guess from that, we are talking about some very well educated and experienced people with significant business acumen. When summarising the thoughts of the participants about the above story, we usually arrive at something like the following, “Greatness aims at targets that others do not yet see.” And, of course, this is the secret to great leadership, great business and great life. Are you looking over the horizon for the unseen targets in your business and your life? ca www.compassinc.org.au

EVEN ROAD TRIPS CAN BE disrupted I’ve been trying to remember the first time I heard the buzz term 'industry disruption'. I don’t know where it was, but it wasn’t that long ago, and I didn’t quite realise what the term really meant. It’s safe to say that today we all know what disruption means and, for tourism in Australia, it’s really hitting home.
As an industry here in Australia, tourism hasn’t been around all that long. For the lion’s share of working-class Australians, it all started with driving holidays back in the 1950s. With the exception of rail journeys and - for the more privileged - cruise ships, it was the family car that got us on the move discovering new parts of the country. There are many of us living on the Coast now who, as kids, made the summer pilgrimage from down south in the back of an HQ Holden, without seat belts! There was little change to this Australian way of life for decades.
I was reminded recently how much the travel sector has been disrupted. Back when Aussies were hopping in their cars to travel interstate, the motoring clubs around Australia saw an opportunity. As a benefit to members, they got together and introduced the national star-rating scheme. RACQ, NRMA and the others developed an accreditation system awarding hotels, motels and holiday parks between one and five stars, depending on the level of comfort offered. This was how our mums and dads identified the traveller accommodation that suited their budget. Earlier this year, star ratings were officially dumped. It would appear they are no longer relevant to the travelling public. Most of us are used to hotels and resorts being defined by their star rating; such was the influence of these first accreditation schemes launched around the world. Due to the success and influence of online traveller review websites such as Trip Advisor, the motoring clubs of Australia have now stopped supporting the national star-rating scheme. It no longer matters how the industry rates a hotel, people want to know what other guests think. Most of us will gladly choose a hotel based on the opinions of complete

strangers before trusting a nationally accredited star-rating system that has served travellers for over 60 years.
As a result of disruption, it no longer matters if a hotel thinks it deserves five stars. What really matters is the experience of the guests who are in-house today. The majority of people are honest and contribute to online forums to help their fellow travellers. Trip Advisor, Facebook and so many other platforms keep hotels on their toes. The traveller is better informed than ever. Postscript: In preparing this column for print, I’m advised that the Australian Tourism Industry Council will resurrect Australia’s recently defunct star-rating scheme. In these changing times, I wish them luck keeping this grand old tradition alive. ca

RELAX…
AND YOU COULD BE A WINNER!
A business owner’s thoughts are typically never far from the business - whether it be worrying about staff, competitors, losing clients, stock levels or the lease/rent on premises - there is always something to stress about. In addition to the worry, most business owners work between 50–80 hours per week in a hands-on, day-to-day role to maintain control. In reality, it’s impossible to do both roles at optimum levels; eventually the business or the owner’s health, will deteriorate. Clever operators will step back from the daily grind and concentrate on fine tuning systems to get the most out of the business. Rather than work in it, wise owners will recruit key staff, enabling them to work on the business, freeing up time and seeing things clearer whilst making better business decisions.

Although many business owners doubt it can be done, the advice of a good accountant will assist in this process, which should also be part of an exit strategy. Smart advisors rave on about exit strategies for a reason and a priority is that you have a good saleable asset when you decide it is time to move on. History proves business buyers will be more attracted to an opportunity with key staff in place, opposed to one where the husband and wife are hands on and paramount to the businesses success. In addition to attracting buyers, a business operating without handson owners will generally achieve a much higher sale price; they also often sell much quicker than those reliant on owners. So, relax. Step back. Enjoy life… and create a stronger saleable business.

Stress:
A STATE OF MIND by Shari Hall
A recent survey by the Australian Psychological Society shows that over one-third of Australians admit to feeling extreme stress in their lives. When adrenaline and cortisol are released, blood pressure rises, hearts race, we feel shortness of breath, sweaty palms, anxiety and an impending sense of danger!
Stress now seems to be a part of our daily existence as we try to manage work, family, finances, health, social media addiction and more. Loss of sleep, poor nutrition, less exercise and decreased face-to-face social interaction are all responses to prolonged stress. Stress increases our risk of disease, suppresses our immune system and turns off our libido. At a chronic level, stress is a silent killer. If you can view stress differently as it happens, you can alter the effect it has on you. According to Dr Kelly McGonigal, Stanford University professor and author of 'The Upside of Stress', when you change your mind about stress, you can change your body’s response to it.
If we start by identifying and acknowledging the feelings and thoughts we have towards stressors in our lives, then redirect our attention to the positives transforming fear into courage, suffering into meaning, threats into opportunities or challenge and isolation to community - we make better choices, maximise potential opportunities and ultimately create a more resilient self. As the old saying goes, “What doesn’t kill you makes you stronger!” 28 ISSUE 84
TRY THESE TOP 10 'D STRESSORS' DISCONNECT Turn off. Tune out. Take time out. Forget phones, televisions and laptops. Take a bath. Take a breath. Take a walk. Take in the view. It’s a beautiful world out there if you give yourself a moment to see it. DECLARE Declare your love for yourself and others. Be grateful for the blessings in your life, your family, friends, pets, lover and coworkers; doing so takes the focus off the negative and places it on the positive. DECIDE Decide to get things done. Uncompleted task and to-do lists lead to discontentment, worry and anxiety. Chaos breeds stress. Focus on one thing at a time. Start ticking the boxes. DETACH Detach yourself from the opinions and expectations of others, whether it be family, friends or colleagues. Learn to say 'yes' to yourself. Stop listening to the naysayers. Embrace who you are and what you can do. DANCE Dance to your favourite music. Engage in exhilarating exercise. Involve yourself in a hobby. When is the last time you really laughed and had some fun? DETOX Detox. Resist the temptation of junk food, caffeine, alcohol or cigarettes. Instead, treat yourself and your body to nutritious foods, plenty of water or a massage with some healing essentials oils.
DECLUTTER Declutter, discard and donate anything that contributes to an untidy, stressful environment: an overly committed schedule, piles of files, over-populated contact lists and unwanted household items. Give yourself some space!

So, your business is up and running and you’ve done all of the usual things to promote your services online:
Website 3 Blog 3 Social media 3 You’ve got the digital space covered right? Well, maybe not. There’s a bit more to consider, especially if you want the Google gods to notice you online. Your content needs to be fresh, informative, unique and snore free, but it also needs to please the big search engines. One of the main ways that you can optimise your content is with keywords. Keywords help search engines and users to understand the purpose of your pages and therefore help you to achieve good quality traffic and ranking. How do I know what keywords to use? Look across various marketing platforms to find keywords that encourage high traffic, but that have low competition. Consider the following: • What terminology does your audience use?
rank for these keywords and phrases? • Look to your competition, how do they rank? How do I apply my keywords?
1. Offer you competitive rates 2. Uses commercial equipment and chemicals 3. Is insured with public liability and workcover 4. Offers police checked service providers 5. Offer no lock in contracts 9. Offers a flexible service
Remember, content and keywords are partners. Create killer content around your keyword research for maximum ranking and engagement with your audience; be sure to include your keywords in the following places: • Page titles. Only use one keyword per page and make sure your titles are unique. • Meta description. This is the snippet of text that you see in Google results. • Alt text added to an image tag. • Body copy on your web pages and within your blog.
• What are the terms (keywords) and phrases that your consumers use when searching?
#SwellTip: Apply keywords to your copy in a clean and natural fashion. Google will penalise you if you flood your pages with keywords that make no sense.

MAYORAL BUSINESS

MARK JAMIESON
Council is honoured to again be the platinum partner in the 2017 Sunshine Coast Business and Tourism Awards, which highlight the excellence, diversity and entrepreneurship that exists across our region. Our businesses - small, medium and large are amazing ambassadors for the Sunshine Coast, representing the innovative spirit that complements our enviable lifestyle so perfectly. The 2017 Sunshine Coast Business and Tourism Awards, which were launched in May, celebrate our vibrant business community and honour those who have excelled in our healthy, smart, creative region. I invite you to nominate a Coast business to receive the accolade it deserves. It is certainly an historic time for our Sunshine Coast with so much positivity and opportunity across the region, including in our business community. There really is no better place to be at this time. We are seeing substantial progress in all of our game-changing projects - the new Maroochydore CBD, the Sunshine Coast Airport expansion and the Sunshine Coast Solar Farm - on top of the opening of
the Sunshine Coast University Hospital alongside many associated buildings in the Kawana Health Precinct. The Aura and Harmony developments, a combined total of $10 billion in investment, are underway, as is the $400 million expansion of Sunshine Plaza. Our unemployment levels have dropped below the State average, business confidence is strong and building approvals are at a seven-year high.
Last year, we achieved our best domestic visitor figures for more than a decade and our international tourists spent more than ever before. And we are one of only four Australian regions on the world’s Smart 21 communities list for 2017. When I speak to people right across our region, I detect a sense of excitement and optimism. We can certainly look forward to a very bright future. For more on the business awards, go to sunshinecoastbusinessawards.com.au c

DUPLEX MATTERS
DUAL INCOME STRATEGIES
duplex properties
There are plenty of reasons to invest in the Sunshine Coast property market; there are also plenty of strategies.
When calculating if your duplex is cashflow positive, do not include the amount of deprecation you can claim as you will not get this back until you complete your tax return; this can be regarded as an added bonus.
Is a duplex strategy right for you?
OWNER-OCCUPIER
RENT
Why not live in one unit and rent out the other? The rent from the second unit can help pay your mortgage.
A duplex has two properties, so you receive two lots of rent. With the right duplex investment, if both units are rented you will achieve positive cashflow which will cover the cost of the mortgage, rates, insurance and property management. If one side becomes vacant, you still have rent coming in on the other side to offset your mortgage repayments. EQUITY UPLIFT A duplex is often purchased before construction. Upon completion, two units on one title with a common wall can be strata titled as two units. An investor now has two separate titles that can be sold separately, creating an immediate increase in equity which can be quite substantial.
Alternatively, it is not uncommon for two generations of a family to buy a duplex together, with family living in one side and grandparents in the other. m
Tracy Drent and Paula Harris, Vizion Group Qld Vizion Group Qld promise: Your property should give you cash and equity instantly and we have a crafted, tested real world system we are so confident about that we can commit to having your back – no matter what!
DEPRECIATION Unlike a typical investment house, a duplex has two of everything, and so a greater amount of depreciation can be claimed. This results in a higher tax refund from the Australian Taxation Office over a 10-year period.

SECRETS TO BUSINESS SUCCESS
HIGH TRUST TEAMS:
s s e c c u s s s e n i s u b o the secret t World leading business expert explains why high trust is key to high performance teams
Whether you’re a small business owner or CEO to a large enterprise, building a team of experienced and skilled individuals is essential to your success. But we often forget one crucial element to establishing a productive work environment - trust. According to world renowned business and human behavioural expert, Dr John Demartini, without it, your team cannot work cohesively and effectively. “Establishing trust within your team will set you apart from the competition and help you achieve your goals,” explains Dr Demartini, “Without trust your business can quickly become an unfulfilled environment that can diminish opportunities for achievement or success.” Dr Demartini explains that creating a high trust team doesn’t have to be difficult, and establishing trust is simply the by-product of honouring your team member’s highest values - what it is that is most important to them. He goes on to explain that by allowing each member of staff to understand how they can contribute to themselves as well as the team is the first step towards building trust.

So how do you build a high trust team? Understanding your staff’s highest values is one of many stepping stones to establishing trust. Dr Demartini offers business leaders five more ways to achieve this.
1. STOP FEARING FAILURE The long-standing belief that failure should be avoided at all costs to achieve success, can often work against you. Allowing your team to make so-called ‘mistakes’ gives them room to learn and grow, and they’ll be less likely to ‘fail’ in the future. This will be advantageous not only to your business but to your staff, as they will trust that you’ll give them the freedom to challenge themselves, be creative and pick themselves up after experiencing ‘failure’ or what is actually feedback.
2. AVOID MICROMANAGING Loosening the reigns to avoid becoming the dreaded micromanager will quell your team’s anxieties and show that you trust their abilities. Give your staff more responsibility and delegate tasks that may go beyond their current skillset or knowledge. They will go above and beyond to prove their potential and keep your trust, encouraging them to step outside their comfort zone and achieve things they never thought possible.
3. ENCOURAGE DEBATE Surrounding yourself with like-minded, supportive employees who agree with your ideas, while a great false self-esteem boost, can become counterproductive. And you will quickly find yourself leading a team of blind followers, rather than innovative individuals. This will hinder the progression and growth of your business and stifle your staff’s potential and creativity. Allow your staff to respectfully disagree with you, this shows you trust their opinions and insights. Encouraging lively debate will present you with alternatives and new ideas that will work in your business, and your team’s best interests. Greater still, staff will speak up more and challenge you, proving they trust both you and themselves.
4. PROVIDE REGULAR FEEDBACK Giving feedback outside of formal reviews will help you determine your staff’s strengths and weaknesses and help them develop in areas that require improvement. There’s nothing more disheartening than a team member sitting down for a formal review only to realise they’ve been completing a task inadequately all along. And even more disheartening; that they’ve been repeating costly ‘mistakes’ for months. This creates fear and distrust and can put a damper on employee morale and productivity. Address concerns immediately and provide constructive criticism and feedback. Your staff will appreciate this and will seek your guidance and help in the future, creating an environment with less stress and conflict.
5. GET PERSONAL A great way to build trust is to encourage your team to bond with each other. Start by sharing the most meaningful aspects of your personal life, whether it be a hobby or a humourous anecdote. Your staff will open up and provide insight into their lives that will help your team work more effectively together and establish a more comfortable, relaxed work environment. Strong teams are built on high trust and will create a cooperative, productive work environment, allowing your business to grow and prosper. f www.drdemartini.com

Composite cosmetics is the name we use for the use of composite resin to enhance your smile. Composite can be used to replace failing silver fillings with a natural tooth-coloured material; it can also be used to repair chipped and damaged teeth. However, it is the use of composite veneers that provide the glamour of a full smile makeover. Veneers have the capability to improve colour, shape, position and the overall appearance of your teeth. The results are virtually instantaneous and, as well as being a lot less expensive than the alternative procedures, they are also far more conservative.
Dr Clive Creager, Dr Nancy Rajan and Dr Andrew Glendinning are the committed team of dentists at Divine Dental in Noosa. With over 60 years of dental experience between them, they provide a truly comprehensive and holistic approach to their patients’ dental needs. Each of them has their own area of special interest: Dr Clive likes to concentrate on dental implants and restorative dentistry, Dr Nancy loves treating kids and Dr Andrew provides orthodontic and cosmetic dentistry. Your oral health is inextricably linked to your overall health and the team at Divine Dental understands this to their core.

CONSERVATIVE AND AFFORDABLE
YOU MATTER
PRIORITISE It can be a frightening thing to wake up one day, look in the mirror and not even recognise the person staring back at you. Am I really that old? Am I really that tired? Why has the sparkle that people used to comment on been replaced by a dullness, almost sadness, in the eyes that I see now? If we continue to give, give, give, without taking time to fill up on things that inspire and nurture us, we can very easily reach a point where we are emotionally empty and the alarming realisation hits us that there is quite simply nothing left to give. We feel empty, useless, depleted beyond repair. Why do we wait until crisis point before we start to believe that we are worthy of giving ourselves priority and that we need to factor it into our daily routine somewhere? How many marriages and wonderful relationships have come apart at the seams primarily because we have forgotten to prioritise ourselves in amongst the busyness of life? Why is it that we ignore our inner yearnings and our hunger until such time as the person in the mirror is unrecognisable as the person we once were? Don’t let ten years, one year or even one more day go by without giving priority to yourself and your needs. It doesn’t matter how or when you do it, but some time in every day you need to make yourself the focus of your attention. Don’t rely on your partner, children or friends to give you permission to look after yourself. Nor should it be their job to keep you healthy and happy. You need to place enough value on yourself and your role as a business owner, parent or partner that you know without doubt that taking care of yourself is paramount for success in every area of your life. Once you realise the true power and importance of your various roles in life, this step will become as basic as brushing your teeth. You simply won’t contemplate a day without plugging in to your own needs.

YOU!
Author Robin Sharma captured the essence of self-care perfectly when he said, “To construct an awesome life, build your daily life around your deepest priorities”. We all have the same 24 hours in every day; the difference between creating a happy, productive day that is relatively stress-free and one that is not lies in how we spend those precious hours and what we say to ourselves during the day.
In fact, it is not even the words we say aloud that count, it is the unspoken, yet powerful, inner dialogue that can propel us forward or hold us back. You cannot empower and uplift anyone else in life unless you firstly empower yourself. Be the kind of role model that others look to emulate … it’s time to prioritise the most important person you know—the one staring back at you in the mirror. m

ACCOUNTING MATTERS
MAKING YOUR END OF
FINANCIAL YEAR The end of financial year 30 June deadline is fast approaching and it’s time to think about what you need to do to make the lead up as stress-free as possible. This is one time of the year you need to consider business and tax options as, after 30 June, you are recording history. GETTING THE BUSINESS READY Many businesses struggle with keeping on top of their paperwork. The lead up to 30 June only increases this struggle due to additional reporting requirements. If you haven’t done so already, the guidelines below may help. • If you have stock, be ready to complete your stocktake at 30 June (or as close to), this will ensure that any old or obsolete stock is written off and you aren’t paying tax on it. Review how you are valuing trading stock. • Ensure your employee payments are reconciled now so that after 30 June you are ready to prepare PAYG summaries and report the information to the ATO by the 14 July due date. • Superannuation payments for your employees are due no later than 28 July for the June quarter. Don’t miss this date as ATO penalties will apply. Better still - cash flow permitting - why not pay prior to 30 June to obtain a tax deduction in the 2017 financial year? • If you have not already reviewed cloud accounting options, now is the time. Doing so now will leave you enough time to implement a 1 July start date. There are many issues you need to consider which may legally minimise or delay your tax liability, so best not leave it until the last minute.
Some tax planning options need to be implemented well before 30 June so, if you are dealing with banks and superannuation funds, please be aware they usually have deadlines on when they will accept investments/ prepayments/superannuation contributions. Issues to consider prior to 30 June include, but are not limited to, the following: • Delay deriving assessable income; this depends on whether you are accounting on a cash or accrual basis.
42 ISSUE 84
stress free!
• Bring forward deductible expenses. If you were planning to purchase at item in July, consider purchasing it in June. • Prepay up to 13 months of next year’s expenses. This option is not available to all taxpayers, but certainly applies to small businesses. • If your business has any bad debts, write these off prior to 30 June. • Negative gearing on property or shares. Check with your lender or accountant if you can prepay your interest. • Staff bonuses. You may be able to claim a tax deduction in June for staff bonus payments made in July if they are documented for payment. • Consider additional superannuation contributions, if appropriate. If they need to made, contribute prior to 30 June to obtain a tax deduction. • Review your assets to see if you can write off those that are no longer being used in the business. • If you need any additional assets to assist the business, consider purchasing these prior to 30 June. Small businesses are eligible for an outright tax deduction for single assets below $19 999. • Be generous. Consider a gift of cash or property as a donation to an appropriate deductible gift recipient. Finally, as the new financial year starts on 1 July, set your business goals and start planning for your success. After all it is hard to hit a target you can’t see or don’t know what it looks like. Holidays are the perfect time to disconnect from the digital world and find some time to connect with family, friends, nature and yourself. If you’re finding it difficult to unwind, and even harder to switch off from work mode, perhaps breaking up with your phone over your getaway is just what the doctor ordered. So here are some tips to make it seamless. 1. LET PEOPLE KNOW Let family and friends know ahead of time that you will be spending time off the grid. Regardless of physical reception, let people know that you have made the conscious decision to unplug your phone on your holiday. For any work or family emergencies, establish some protocols, but ensure you stick to your own rules. If you are seen to be available and online, people will soon feel like they can contact you. 2. BE ORGANISED Getting ready to disconnect begins well and truly before you leave your driveway. Be as organised as you can be beforehand. Finish as much work ahead of time and set up automated out-of-office message responses. With your automated out-of-office responder, leave enough information in there that will give the person who is trying to contact you another point of contact. Try to limit your return-to-work Inbox backlog as much as possible with automatic filing settings so that your Inbox isn’t too overwhelming for you when you return. 3. ONLY TAKE PERSONAL DEVICES WITH YOU If you decide to totally switch off from work mode while you’re away, the easiest way to do this is to take only your personal devices with you. If you do have work emails on your phone, you can easily remove them and add them again when you get back to work. If your work phone is your personal phone, take out the SIM card and replace it
with a cheap prepaid SIM card so that your family and friends can still contact you if they need to. 4. MAKE SURE YOU’RE ON BOARD – LIKE, REALLY ON BOARD It’s easy to say you’re going to unplug, but you have to be ready to commit to this. The biggest hurdle to disconnecting from technology is often your own self-control. So that you don’t self-sabotage your digital retreat, make sure all your pings, dings and vibrations are turned off. Simply, the sounds on your phone can leave your brain in a twinge. If you don’t want to rely on sheer willpower, organise your holiday strategies ahead of time so that you don’t find yourself replying to your emails in the middle of the night while your significant other is sound asleep. These are just some strategies you can employ before your next escape. It’s so important that you take the time to relax on your holiday so you can come back refreshed and ready to go.
If you can take the time to unwind, your work will be better off when you return as it will allow you to approach any problems and ideas with a revitalised perspective. Unplugging really is a win-win for everyone involved. m

AUTHOR MAJELLA LENNOX
MOTHERHOOD
IS A ROLLERCOASTER
RIDE
Majella Lennox launched 'Roller Coaster Mumma: The ride from birth to bonkers' on 22 April at Paisley Park in Caloundra to an impressive crowd of family, friends and local supporters.
The theme was pink, the event was fun, a fitting culmination to a challenging and sometimes bumpy ride to the birth of her first book. Ask Majella why she wrote her book and she could give you the usual suspect reasons but, when it all comes down to it, she will tell you that she wanted to help ordinary everyday mothers like herself. And then, without taking a breath, she will replace 'ordinary everyday', spilling out adjectives including amazing, incredible, selfless, generous. The list is endless. Hard and intense though it was, she’s willing to admit that the book took on a life of its own. It haunted her from the moment she decided to write it. The main characters of the book are her two children, without whom, of course, the book would not have been possible. Change the names in the book and, she has discovered, her ride will fit all those mums out there trying to juggle motherhood, family and professional activities.
“If I can make one mother laugh and feel good about themselves, then I have achieved my goal in becoming an author.” Judge for yourself. Majella’s book is available on her web site, in local bookstores or online from Amazon. “Irreverent and heartfelt. Rude and ridiculous. Real life parenting.” - Amazon review. BALANCED!
The most common complaint I hear from business owners and corporate clients during their medical intuitive session is that they don’t have balance in their lives. So, grab yourself a cuppa and let’s get balanced! There are two areas in the body that are concerned with balance: the organ of the heart and the pituitary gland. The heart is about
awareness, balance, love of both yourself and others and respect.
The pituitary gland is about intuition, insight and balance. These two areas are where most women work from and where they focus on other people, but not themselves. So what does this mean?
LET’S LOOK AT MARY’S STORY Let’s look at Mary’s story. Mary’s medical intuitive session was about her enlarged heart, which had been diagnosed by her doctor. She was told that she needed to rest and not do much. This was like a death sentence for Mary. Mary was used to being very active and on the go all the time; she was on committees, volunteering and caring for her grandchildren. She had a ‘big heart’, she always loved others more than she loved herself and she was very unbalanced by doing for others and not herself. Mary did not understand this as she felt as though she was giving to herself when she gave to others, but she was not aware that she was not open to receive the praise, acknowledgements, love and compliments that she was given. It was all give, give, give. The unbalance stems from the fact that the heart’s four chambers are give and receive. Her insight to the situation (pituitary gland) was also unbalanced as she perceived that she was not doing enough for other people. Mary stated that she once had such accurate intuition and was able to connect to guides, angels and energy, but since caring for her grandchildren full time she had lost it. A closer look at Mary’s energy revealed that she was working from Root Chakra survival only—and that, again, was due to her being out of balance. So, it was time for Mary to learn tools and techniques to bring her life back into balance and look after herself. After a crystal grid session, I witnessed all Mary’s duality aspects come into alignment and that her cellular memory was forming a divine balance within.
A word to those who are out of balance: stop, reflect and have time for yourself. Allow your intuition to give you messages and insight to what your mind, body and spirit require. Give yourself time - to play, to work, to learn, to enjoy family time and to sleep. It is perfectly acceptable to say “No” as this sets a boundary and does not reject the person. Enjoy your new balanced life. With a background in nursing, pathology and a knowledge of autopsy, Jean Sheehan is an award-winning and internationally recognised mentor and medical intuitive. Her unique systems for adults and children have been taught in universities in Australia and internationally. Jean has also been featured in numerous radio, TV and magazine articles. Artist’s impression of the new Maroochydore city centre
FUTURIST REVEALS EXCITING VISION FOR
Maroochydore CBD
The Sunshine Coast of the future will be younger, smarter and more vibrant than ever before, according to a new report by leading commentator and futurist, Bernard Salt. Mr Salt, a partner at KPMG, also predicts the Coast’s population will surge from 350 000 today to 550 000 by 2040. This transformation will be driven by the emergence of a new economy on the Sunshine Coast, with the new Maroochydore CBD at its centre. Mr Salt’s report, The Activated City: Imagining the Sunshine Coast in 2040, makes bold predictions, but his vision is based on existing trends and investments in the region. He argues that infrastructure such as the new hospital precinct at Kawana and international airport runway will activate the entire region, both economically and culturally. The results of this for our region will be impressive. Mr Salt predicts: • An influx of footloose businesses attracted by the Sunshine Coast’s lifestyle and environment.
• New flight connections with Asia-Pacific cities. • A vibrant entrepreneurial sector, driven by second generation CEOs– baby-boomer retirees still keen to utilise their money and skills. • An increase in knowledge workers, attracted by higher education expansion and new start-ups. • A flourishing hipster culture and emergence of the Coast as a cultural hub. The report argues the new Maroochydore CBD will provide the vital ecosystem for these new ventures to thrive. The CBD’s future is exciting, but there’s also plenty happening right now on the site. Work began in April on the first stage of civil construction works, which will see utilities installed and new roads built across 10 hectares of the site. Stay up to date with the latest developments on the Maroochydore CBD project at Maroochydore-city.com.au ca

INTERNATIONAL STAR, ADELE
Hear Adele’s deliciously frank life story comes alive, backed by an electrifying six-piece band, when Naomi Price stars in Rumour Has It for one cabaret performance only at Lake Kawana Community Centre on Friday July 14 at 7.30 p.m. Following the recent sell-out Adele tour with standing ovations across the country, including an acclaimed season at Sydney Opera House, Rumour Has It evokes the inspirational spirit and talent of the mischievous working class diva from Tottenham. Starring 2017 Green Room Award winner Naomi Price (The Voice Australia 2015), Rumour Has It charts the incredible rise of the blockbuster soul sensation of the modern age, live in story and song. This will be Naomi’s debut at the Lake Kawana Community Centre. Winner of a coveted Matilda Award for Best Musical or Cabaret and featuring all the greatest hits from Adele’s mega-platinum catalogue including Rolling in the Deep, Someone Like You and the Oscarwinning Skyfall, this universally acclaimed Australian homage to pop’s most loveable lass guarantees a truly rollicking night out. Tickets are $42 for A Reserve and $39 for concessions; $38 for B Reserve and $35 for concessions and for groups of six or more. SUNCOAST FITNESS
RUMOUR HAS IT TELLS THE INSPIRATIONAL LIFE STORY OF
YOUR WEIGHT, HEALTH AND
WELLNESS
There is no argument that being obese and living an unhealthy lifestyle leads to medical problems, diminished lifestyles and shorter life spans nobody would argue with the science. But are we being realistic with the goals we set ourselves in relation to how we look aesthetically and our body fat percentage in the pursuit of what is deemed fit or healthy? The causes of frustration and failure in weight management are many. One important reason for failure is setting unrealistic goals. Fraudulent advertising suggests that you can lose large amounts of weight quickly with little or no effort. The idea of fast and easy weight loss tends to stick and is the reason so many of us fail. The goal of achieving a so-called ideal body needs to be replaced with a more realistic goal of lower body weight, better diet and daily exercise. Overweight people who adopt a healthy lifestyle will lose weight and reduce their risk of disease.
This production contains frequent coarse language and adult themes and is recommended for people aged 15 years and over.
Obsessing about calories, carbs, fats or any nutrient is not healthy eating. It makes meals stressful and unpleasant.
REVIEWS
If you feel you need to lose weight to help with a healthier, happier lifestyle, be realistic and plan the journey.
“Both poignant and pithy…Fabulously entertaining!” The Courier-Mail “A raucous and rollicking performance that would make Adele proud!” Scene Magazine “A joyous, heart-warming celebration of a major musical talent, performed with love, passion and skill by equally talented Australian artists led by the incomparable Naomi Price.” e

FIVE TIPS FOR HEALTHY WEIGHT LOSS • If it is too good to be true, it is too good to be true. Don’t go for the fast-loss fads. • Get active. Exercise does not have to be in a gym: walk, play tennis, swim, ride a bike, just be active daily and enjoy life. • Plan your meals and eating. Get advice from your doctor, fitness professional or dietician; have a base knowledge of foods that your body needs and enjoy food, but hold yourself accountable. • Find a healthy buddy; someone who can take the journey with you and hold each other accountable to goals. • Reward yourself and enjoy life whilst taking the journey.

YOUR HOME IS YOUR CASTLE
- OR SO IT SHOULD BE After
Do you feel relaxed and happy when you walk through your front door. Does your home reflect your success in life? Does it feel like an extension of your personality? It wasn’t so long ago that we would go out to a pub or a club for almost all of our socialising, but times have changed. We all spend more time entertaining at home than we have done for the last umpteen years. It is sometimes much nicer to have friends over for dinner or a drink, rather than meeting in a public place, but do you find the thought of having people over a happy, relaxed thought?
or don’t need? If so, get rid of them. Take a thoroughly objective, hard look at your kitchen cupboards and drawers... what’s in them? Do you need all these things? Look at your wardrobes, linen cupboards and garage; these are the usual suspects when looking for unnecessary junk that is cluttering up your life. The feeling of being cleansed after a good chuck out can’t be underestimated! Now that the extreme heat has gone, it’s time to get into relaxing and chilling out with some friends and family, break out the paper napkins and enjoy your castle. ca www.dihenshall.com.au
Outdoor kitchens, pizza ovens, wine fridges, even cellars, are all so much more popular than ever before because they support and elevate the concept of entertaining at home. Isn’t it thrilling to be able to whip up a home-made pizza? Or grab a chilled bottle from your lit-up wine fridge? Surely that will impress the Joneses no end. Relaxing and chilling at home is so much easier when you’ve got a calm, happy environment to bring friends into. Regardless of your lifestyle or personality, there is one enemy of this happiness: clutter. Remember the old saying, a place for everything and everything in its place? Do you have piles of things lying around that don’t have a designated storage area? If so, you’ve got a problem. Are you hoarding things from the distant past that you don’t look at,

My Carrot Distribution, the brainchild of Ian and Amanda Richens, was established in August 2015 after identifying a gap in the market for a personalised delivery service to independent grocery and route outlets. The vision: a service very different to the box-drop style of larger distributors.
The specific focus was on local products for health-conscious consumers; with products ticking boxes such as being in the highest growth category of health and well-being and, wherever possible, Australian. Drawing upon Amanda’s professional relationships and FMCG knowledge, combined with Ian’s business solutions background, My Carrot Distribution was successful in securing several emerging brands across Australia, forming a premium product portfolio that could be offered to their loyal customer base offering a point of difference as a destination. My Carrot Distribution’s sales strategy was simple: • To build a loyal customer base by providing excellent customer service and quality, affordable and credible products. • To be recognised as the go-to distributor by providing reliable and premium services offering health-conscious, boutique, unique and non-mainstream products.
HEALTH BUSINESS

PERKii probiotic water is: • lactose free • low in calories, only 26 calories per 300ml serve • gluten free • low in sugar.
• To target the health-conscious consumer, in partnership with like-minded businesses, supplying complementary products appealing to their consumers.
My Carrot Distribution has secured exclusive distribution across the Sunshine Coast and have grown tenfold since launching on the Sunshine Coast to now distributing throughout South East Queensland.
Although there are plenty of available products deemed healthy, this is a niche market with consumer preferences for products without additives, preservatives or those high in sugar and salt/sodium.
Pride in bringing innovative, new and local products to the market is the driving force at My Carrot Distribution. There’s always room for such products for a loyal stockist base so, if you have one, and would like to partner with a reputable, respected and reliable distributor, please call 1300 681 511 or visit our website at www.mycarrot.com.au ca

Amanda and Ian Richens , My Carrot Distribution
Amanda and Ian Richens are the driving force behind the My Carrot family-owned, Sunshine Coast, distribution company. It was three years ago that Amanda decided to add a start-up distribution company to their already impressive business portfolio. With success firmly under her belt, she is back doing what she loves best: coaching others in business development and sales careers. Ian’s passion is to help others generate improvement and change in their businesses. He was able to put this into practice for himself with the launch and success of the My Carrot Distribution start up.

On the Road with the
MERCEDES BENZ CLA 200 SHOOTING BRAKE By Brendon Murray from Bentleys
What perfect timing to review this little gem! The autumn weather was superb and I was heading to Brisbane for dinner. I gave my new friend a good run on the highway, around the city, as well as on winding country roads to my Sunshine Coast Hinterland home. The highway driving was nothing less than superb! Tight firm steering, an eager engine and a gearbox waiting to drop a gear or two and fly around anything in our way. City driving was awesome! The compact body of this car darted in and out of traffic, even parking was a joy.
But my favourite was the winding mountain roads of the beautiful Noosa Hinterland. This pocket rocket handled like it was on rails! The comfortable, supportive seats meant I was glued to the car, with every turn being a joy.
The Shooting Brake—a posh name for a station wagon!—has generous boot space, lending the car to being a great fit for a young active couple, a small family with a canine companion or even an older couple who like a car with personality and need great luggage space. Seriously, for a car in this small wagon market, you will not find better. At just under $60 000 drive away it is competing with some much larger SUVs or prestige wagons, but none will have the cheeky personality or the fun zip of this little beauty. Another stand out was the friendly team at Mercedes Benz Sunshine Coast. They could not have been more welcoming and provided an immaculate sample of their wares for a very fun test run. The three-pointed star has excelled!

Are you a giver or a taker? I believe a key ingredient for business success is the ability to collaborate effectively. It’s all about making trusted connections. From what I have learned, it is those who embrace sharing—rather
than taking—who will have the edge through forming deeper trusted
connections and finding collaboration opportunities more easily. These values underpin everything we do at the Food Agribusiness Network (FAN), a not-for-profit, member-based organisation established in

BUSINESS COST MATTERS
BE LIKE STEVE, CHILL OUT ABOUT recruitment I asked Steve, a successful small business owner employing 12 staff, what one of his biggest challenges in operating and growing his business was. He thought for about three seconds and said, “Geez, it’s been hard to find good staff. Last time we advertised on Seek, we had over 300 applicants for an administration role.” Isn’t that a good thing? Steve didn’t think so, “I’m a small business owner-operator, I have no dedicated HR staff or expertise, how do I deal with that? I’m time-poor anyway, there’s no way I have the time to read 300 applications and interview dozens of candidates. So, it’s really pot luck choosing someone from the pool. It’s easier to put the word out through staff, colleagues, other businesses and contacts to refer someone. Even then, we’re not necessarily getting the best person for the job.”
average price of $500, and we add in the hours spent by business owners going through the recruitment process and the opportunity cost of this, we reach $3 000-$5 000 pretty quickly. That equates to over $52 million per year across the small business sector. I asked Steve how he dealt with the stress and costs of recruiting staff, “We’ve moved on since the last recruitment exercise. I’m now pretty chilled out about it. We found a great recruitment partner who helps us target the type of person we want through their extensive networks and utilising a range of recruitment channels. This way, we are fishing where the fish are, not just throwing a hook into the water and hoping the right fish comes along.” And what about the costs?
Does this sound familiar?
“You have to expect that there will be costs involved to find the right person; we’ve minimised these by taking advantage of assistance that’s out there. It would cost me a hell of a lot more in time and wasted opportunity to wade through 300 applications.
The reason? The number of applicants is twice the number of jobs available in the Sunshine Coast region.
Remember, how it costs, is up to you. I’ve decided that it’s not going to cost me my health or sanity.” m
Normal labour market turnover accounts for around 31 000 people, that’s 20 per cent of existing employees changing jobs every 12 months. If we include unemployed and new arrivals to the region, this is a staggering 40 000 people competing for around 23 000 available jobs annually. Local employer surveys show a ratio of six to ten applicants per job, with usually only two suitable applicants per job. Using Steve’s example of 300 applicants, there could be up to 60 suitable applicants for his administration position. How do you find the time to interview 60 applicants to find the right one? What about the cost for small businesses? Based on available data, 10 500 vacancies each year will be in small businesses. If each of these vacancies is advertised on Seek at an

You may be missing out, or taking unnecessary risks, if you take a set-and-forget strategy to your superannuation.
• Balanced or default options may hold anywhere between 60 to 75 per cent of its growth assets with the rest in defensive assets. These options are designed to suit most people most of the time, but may not be appropriate for your individual circumstances.
A lot can happen between the time you start your first job and the time you retire; life doesn’t stand still and neither should your investments.
A MATTER OF TIME
In all likelihood, the investment choice you made at 25 years of age may no longer be appropriate at 45 or 55 years of age. Or you may not have made an active choice, opting instead for your fund’s default option. In most cases, the default option is a balanced portfolio of growth and conservative assets. The mix of investments is chosen by the fund manager to suit the average fund member who might be anywhere from 18 to 65 years of age. The problem with this approach is that we all have a slightly different appetite for risk and different financial circumstances. What’s more, these things are not set in stone but can, and do, change as you progress through life. CHECK THE MENU To make sure your superannuation suits your current needs, start by checking how your money is invested and then compare this with what else is on the fund’s menu. All superannuation funds have a range of investment options for you to choose from. Your choice will depend on the amount of risk you are willing to take and the return you can expect to make in the long run. Most funds these days offer an a la carte menu of single asset options such as Australian shares, international shares, sustainable shares, property and fixed interest, which you can mix and match to suit.
The thing to remember about risk in investment, as in life, is that time often heals all wounds. If you have 20 or 30 years left to work and save, you may consider taking a little more risk than someone with less than 10 years until retirement as you have more time to recover from the swings and roundabouts of global investment markets. The argument for reducing your investment risk grows stronger as you near retirement and you have less time to recover from a market downturn. Depending on your appetite for risk however, it may be appropriate to keep some money in growth assets to avoid depleting your capital too quickly. Just because superannuation is a long-term investment, it doesn’t mean it should be filed away in a drawer until you retire. Alternatively, you can choose from a selection of ready-mixed options to suit different risk profiles. Different funds use different labels but, according to ASIC’s MoneySmart website, there are four broad categories[1]: • Growth options typically hold around 85 per cent of their funds in growth assets with the balance in defensive assets. • Conservative options have around 70 per cent defensive assets with the balance in growth assets.

Are the investment choices you made when you were 25 now not-so-super? Just because super is a long-term investment, it doesn’t mean it should be filed away in a drawer until you retire. And in all likelihood, the investment choices you made when you were younger may no longer be appropriate. So if you take an active interest in your super now, it is more likely to last as long as you do. To find out more call 07 5479 0785.

MONEY MATTERS
SUPERANNUATION: IS IT TIME TO REVIEW YOUR investments?
EDUCATION MATTERS
THE CHALLENGE OF
REWARDING effort
The challenge of moving away from rewarding results to rewarding the effort is an issue that I began talking about in 2015. Schools, parents and community organisations still struggle to move
away from the need to constantly reward our children. We are all guilty. • Your pre-schooler proudly shows you his latest crayon drawing. • Your daughter eagerly asks you to rate her volleyball serve on a scale of 1 to 10. • Your son calls you to the computer to show you his latest stop animation short film. Every time our children seek feedback, we face an essential crossroad: choosing whether to praise the ability or the effort that produced the work. It’s easy to praise ability. There’s something about it that feels grand, aspirational. But when we choose to praise our child’s ability, telling your daughter what a good volleyball player she is, or calling your son a great artist, we are planting a dangerous seed. Psychologist Carol Dweck calls it the 'fixed mindset'. Subtly, yet powerfully, as parents and educators we are reinforcing the idea that the world of experience is divided into two categories: things children are naturally good at and things they aren’t. In time, your children will unconsciously gravitate to activities that come easily to them and avoid those that do not. The world of work and experience becomes less about exploration and challenge and more about finding a reliable set of 'things I’m good at' they can cling to.
72 ISSUE 84
In a world that rewards pioneers, creators, entrepreneurs, risk takers, that is, those willing to first fail before they succeed, this behaviour is disastrous, leaving them ill-equipped. In contrast, praising your child’s effort, praises something directly within your child’s control.
“Wow, your serve has really improved… your hard work is starting to pay off!” “I love this drawing … I can tell you’ve been practicing; keep it up!” By doing this, we give our children one of the greatest gifts a parent can give: a healthy relationship to risk and challenge the unknown in a safe place. We have separated love from performance. As parents, let’s try it, knowing we may fail or we may succeed. The words we choose, they matter. So speak wisely. Their future power is in our hands. m

He is married to Elizabeth and they have four children, the oldest is in her second year at the University of Queensland and his youngest three are at St Andrew’s, where he hopes they love being with Dad! POSITIVE AND PRODUCTIVE workplaces
Where some think it’s a 'nice to have', I would like to stress that joy in the workplace is a 'need to have' element of every business: a business with a good corporate culture that runs smoothly from the inside is better able to operate and present a positive image in the marketplace. We humans are very social creatures, we yearn to be respected, liked and trusted; if this is supported from management level down, it encourages employees to go above and beyond. On the flip side, if the people side of your business isn’t given the attention it deserves you can run in to all sorts of problems from high staff turnover to costly training exercises, HR issues and general distraction from the core purpose of the business, not to mention it won’t be a fun place to spend so much of your time! To help you build and boost your corporate culture - and ultimately make a positive and productive workspace - I’d like to share some of my top tips. You may find that not only will your workplace be more productive, but you’ll also have greater direction, staff and customer loyalty, cost savings, boosted brand value and a corporate edge when you seek to recruit more staff.
• Talk with employees about their goals and desires and incorporate their contributions to the overall company goals and culture. Also ensure your employees understand the culture and why it’s important.
ommit to leading the way and acting in C the way you want all employees to act; for example, if you want open communication to be a core value then always be open and communicate with your employees and customers. Reward those who advance the culture and be open and honest with those who don’t. I know that I’ve given you a lot to process here, so I suggest you prioritise and focus on a few key culture adjustments; decide what will really make a positive impact for your staff, your customers and your business and slowly build on that. m

How to create or boost corporate culture • Review your core values and think back to why you started, or became involved with, the business: what do you want to achieve? Aligning your business values with the right people makes a difference; people who share the same values within their personal lives often live by these values and therefore truly believe in what makes your business different to the rest.

AT LIVING VALLEY SPRINGS
We’ve all had plans to lose weight, eat healthy, get more sleep and have a detox or two. But does anyone really know the benefits of living healthy?
74 ISSUE 84
For 26 years, The Living Valley Spring Retreat in Kin Kin has been providing education and knowledge for healthy living, eating and lifestyle. Owner Gary Martin believes that learning is the most significant way for people to turn their health and, thus, their lives around. After 10 years in accounting, Gary left to start a journey of studious knowledge on nutrition, foremost on losing weight and being healthy. Like many of us, his regime of cutting out the nutritionally poor foods and beverages, such as coffee and sugar, didn’t produce the desired results; as a result, he concentrated on what his body was lacking: proteins and fats. Moving from Sydney - and after studying natural therapies for three years - Gary started a health retreat; his vision was to remove people from their normal environments for a short period of time to reeducate them and treat their diseases.
Nutrition education and diet go hand in hand, one ultimately leading to the other. Frustratingly, there are too many diets to choose from! High carb, low fat, no sugar and paleo, to just name a few. Health trends in lifestyle and fitness genres tend to lean towards whatever is marketable, popular and easily accessible. Take the vegetarian diet, for example. Since the 1980s, vegetarianism has skyrocketed in popularity, as both a diet and a way of life. Unfortunately, there are studies (2) showing that without a varied diet, it is possible to not get enough protein in the modern vegetarian (and vegan) diets. Recently, both red and white meat have been brought back into the healthy living spotlight. But why?
LET’S LOOK AT PROTEIN Protein is made up of 22 amino acids, which are all proteins in themselves. The human body requires all 22 types, with eight of them being essential for human bodily function. Through vegetable proteins, vegan and vegetarian diets access the eight essentials, but the rest are not readily available in their diet. These good proteins are found in meat, poultry, seafood, beans and peas, eggs, soy products, nuts and seeds. (3) BENEFITS OF PROTEIN • An increase in cognitive function. • An increase in serotonin and dopamine. • Proper muscular repair. • Good hormone production. • Good hormonal balance. • Boost in fertility. LET’S LOOK AT FAT The low-fat diet has become one of the staple diets of the westernised world, this is especially so in America. But Gary says that good fats are the way to go. BENEFITS OF FAT • Proper hormone balance. • Emotion and mood balance. • Healing within the body. con't over page

Health and nutrition can be overwhelming. Calorie counting, advertising, nutrition information tables and organic crazes surround us. There are fad diets, crash diets and those diets where the rules can be bent a little, but when 62.8 per cent of the population of Australia (1) is classed as obese or seriously overweight, it’s time to discover the facts.

FACTS WITHIN THE FATS
OUR BODIES CAN HEAL AND ADJUST. All in all, detoxing and cleansing achieve the same goal: ridding the body of toxins. However, there are differences between them.
• Traditional fats in butter contain vitamins E and A, iodine, selenium and minerals.
CLEANSING:
• Coconut oil contains 92 per cent saturated fats, a high heat tolerance, anti-bacterial and antiviral properties, anti-parricidal and gives the metabolism a boost.
DETOXING:
• Duck fat contains saturated fats (mainly used in France).
Instead of limiting fats, carbohydrates should be cut down. Carbohydrates are mainly sugars, providing a high-energy burst with a short life span. According to the ABS Australian Health Survey 2011-2013, the average diet contains a high carb-saturated diet, with an overindulgence in sugar and grains. (4) The ensuing overeating of grains is resulting in above average obesity, cardiovascular disease and strokes.
DETOX The term detoxing - or cleansing - is often brought up when the subject of healthy living is raised. Why do we need to detox? Gary believes it to be an important step in letting the body readjust itself to a healthier way of life.
The food that we eat today has been contaminated with toxic sprays, fertilisers and pesticides. Another contributing factor is air pollution from living in cities. Although the human body is equipped with pollutant - eliminating organs, the poisons that we live with today are more difficult to remove organically with time.
Communication solutions that meet your needs
• A regular clean out of toxins and pollutants. • A deep purging of toxins and pollutants. • A strict regimen of diet and living guidelines. If you are still undecided about all this nutrition talk, Gary asks these questions: “Are you happy with how you feel physically?” “Are you happy with how you feel emotionally?” “How about the energy levels that you have?” You can maximise all that. That little book for calorie counting? Throw it away! Weight loss, healthy eating and, most importantly, healthy living doesn’t come from how much you eat, it’s ultimately what you eat. Changing your diet from a high-carb, high-sugar indulgence to a high-fat, low-sugar exactitude allows your body to transition its energy intake from carbs - which are unsatisfying and burn out quickly - to fats, which last much longer and peaks your energy levels for a longer length of time. This detox of the body can improve more than your energy and fitness levels, it can change your whole well-being. A LITTLE ABOUT OUR SALES TRAINING Prime’s objective is to help people nurture simple sales systems through 1. Your language (your actual words) 2. Your body language 3. Your energy language Let me explain what I mean by this
“
“
The sales person becomes a serial sales person pre-empting every move of the customer to help them overcome their fears and satisfy their needs. Are you ready to stimulate your intuition and get lucky in sales? BUSINESS OWNERS Most business owners work in their business and they are their business. Take the owner out of the business and what do you have. In most cases, there is not much of a business left without the owner. So the owner has bought himself a job where he is usually the owner, sales person, sales manager and usually many other roles such as accounts manager and recruiting officer. Our system helps the owner to remove himself from being in the business which leaves more time to work on the business to find ways to improve profits. Most owners think this is not possible and that they are irreplaceable. Not true. With scripts and accurate documentation, accountabilities and system performance measures every role can be duplicated and improved.

SALES PEOPLE How many people do you know in sales who make the same income every year, year after year, even ten or more years later? Most sales people would be in this category. It is possible to increase your income every year by analysing what you do, documenting it and improving everything by one per cent to double, even triple your annual income. This procedure is not difficult but needs to be kept simple to be effective. Prime has identified the key parts of a sales presentation and fully systemized this procedure from the first qualifying question asked to the body language in the final sit down close for any sales business.
Janet Kake has been selling for 21 years, she is the author of ‘THE SALES BIBLE’, has had her own successful Real Estate Business, bought and sold multiple properties, and trained in the science of sales, the science of body language, and the science of story telling, to name a few. Janet is passionate about empowering people to sales success.

THE INGREDIENTS
for success
By Holly Davidson
Starting with such humble beginnings, it’s hard to believe that 4 Ingredients is now a household name. Kim McCosker started on one small book about reducing and relieving the stresses of cooking at home and now, 10 years on, she has written 30 books and has a million followers on social media. With the release of her new book, Ten Years In, you would almost expect the boastful retellings of glossy magazine pages and publishers by the dozen knocking on her door. But Kim remembers only too well that the phenomenon in the cooking world was an uphill battle about credibility, PR management and learning the skills of marketing a book that was considered unpublishable. Kim is constantly asked questions such as, “How do I start a business?”, “How do I manage a brand, and evolve into a better brand?”, “What is the secret to success?” As Kim always says, “There has never been anyone less likely to write a cookbook than me!” Pushed into the publishing world, she learned all she could about marketing right from the start, without even having a budget for PR. So, taking all that she has cultivated from the past 10 years, she has placed her story and her wisdom into a book that can give everyone tips and tricks in marketing. “There are a million ideas; often it is the ability to market well

that is the only difference between something that sells and something that doesn’t.” Regardless of the product, if you want to reach a larger audience and clientele, there are certain stratagems that can magnify the idea. One of Kim’s ways is through the collaboration of different people and companies, like Gourmet Garden. Such partnerships are beneficial to both parties, but the question of “Why?” must be answered, “Why would they be partners, what’s in it for them?” To partner your brand with another, you will need to: • Clearly articulate the benefits to your potential partner. • Understand the partner’s market. • Understand the partner’s product. • Understand your own product and your market. • Understand how your product can amplify the partner’s customer requirements. • Undertake research thorough pitches to the partner. Ultimately, a partnership is created for the customers, the collaborator and your product. “You don’t need an MBA in Business, you just need a good ideas. The difference between a dream and reality is the action you take in between.” Along with collaboration, another cache in the marketing world is viral marketing. To Kim, this is the most powerful marketing tool on the planet. Due to its isolation in Australia, Kim’s branding required a platform to bridge between continents. The output from viral marketing is hard to positively ensure, but its capability for larger audience reach and knowledge is what most marketing plans wish to make. Turning to the connected and viral nature of online social media in the early stages of her business contributed to her success story.

Kim has more than 700,000 followers on the 4 Ingredients Facebook page and an audience of thousands on different social media pages across the internet. The ability to adapt easily to this marketing strategy helped Kim to have a much better understanding of her clients and their needs. Social media marketing and the further option of online sales has huge benefits, the most significant of which is a large following providing a constant chatter of feedback and need that helps boost and magnify your product. Even better is a large following that is engaged; they read and view your product actively, giving your product a longevity and maintaining currency in the market. “There is no secret to success. There is no hidden formula, it is really hard work. I liken starting your own business to starting an ultramarathon. You need strength, stamina, tenacity and that has to be underwritten by a central ingredient - passion.” e www.4ingredients.com.au
About Kim Kim is a devoted wife and mother, before business woman, balancing work and life and putting her family above all else. To step back from such a role, she values connecting with her family, spending time on a weekly basis doing little things and initiating one big group activity, or holiday, to look forward to. An important aspect of her life is dinner, ensuring that her family eats together five nights a week, to connect and grow together. She ensures that her home is happy and focuses on what can be done, rather than what can’t.

CAR LOAN MATTERS
ARE CLASSIC CARS A BETTER
INVESTMENT THAN They say diamonds are a girl’s best friend - but could a classic car be smarter? The 2015 Wealth Report recently published by Knight Frank Research revealed some important information on investing in classic cars. When luxury investments were compared over a 10-year period, from 2004 to 2014, classic cars far out-performed diamonds as a luxury investment. In fact, fancy coloured diamonds increased in value during this period by 167 per cent, while classic cars increased by 487 per cent.
WHAT DOES THIS MEAN? Don’t waste your money on diamonds for your wife, instead invest in a classic car! Well I’m not sure your wife would agree but at least now you have some hard evidence to try and convince her.
diamonds?
If you are thinking about buying a classic car, don’t use a home loan broker or a broker that specialises in standard car loans - use a finance broker that specialises in classic car loans. An experienced classic car loan broker will have access to many bank and finance company car loan products, specifically for classic cars, some of which are not available to the general public.
Your classic car loan broker will be able to help you select the best loan for your needs, saving you precious time and money. Good luck! m
Dan Fox, Fox Car Loans
Did you know that loans for these classic cars are really different to normal car loans? Many general lenders do not recognise that classic cars can be an investment, and increase in value, rather than a depreciating asset, like a standard modern car.
After 17 years’ experience with several finance companies, Dan decided to establish Fox Car Loans in 2006 to offer customers the best possible finance solutions for their individual circumstances. Dan is a former Jet Ski champion and is passionate about helping various organisations and holds various volunteer and executive positions in Australia.

THE MAGIC OF
by Vickie Magic
I was lucky enough to spend the weekend at the Power of Now retreat with Eckhart Tolle right here on the Sunshine Coast, 13-15 May - the only retreat in Australia on his agenda. If I’m honest, I wasn’t 100 per cent sure if I was an Eckhart Tolle fan. But I can tell with 150 per cent certainty that I am now. The Magic of Now is a magic that we all need. When we truly comprehend that what happened yesterday has no bearing on how we feel right now, in this moment - and the fear or anticipation of what may or may not happen tomorrow also has no bearing on the right now, in this moment - suddenly an opportunity may open up for us to love and appreciate and accept that:
• Right now, in this moment, everything is actually perfect • Right now, in this moment, life is magic • Right now, in this moment, is actually where our life is supposed to be. We can let go of the hurt or pain of yesterday - or the fear or worry of what may go wrong tomorrow - and we can actually live our lives fully present in the magic of now. WOW! All of sudden, my walk on the beach this morning was no longer full of thoughts about getting this done or that done, or the other thing, it was looking at and appreciating the beauty surrounding me; it was feeling the cool water on my feet, the breeze on my face … my mind was filled only with the thoughts of the beauty of what is right now: the Magic of Now. f www.eckharttollenow.com

This winter is going to be cold and although the slab of your new home may be one of the colder parts of your home, you will be fired up when you discover what you could be getting charged versus what you should actually be paying.
We have all heard stories of new builds where the price continues to grow throughout the build. One of the very first (and major!) causes of an increase that rears its ugly head in a new home build is the slab and foundations upgrade due to a soil classification result. In most cases builders are charging $10 000 or $15 000 for a standard upgrade. Unless you are building a massive home, this is extortion! THE FOLLOWING THREE MUST-READ TIPS WILL ENSURE THAT YOU ARE NOT BEING TAKEN FOR A RIDE. 1. Ensure that your original quote states that the soil conditions allowed for are at least an M type soil; even better if you have it quoted for an H1 type soil. Never let a builder allow for an S type soil classification as only about three per cent of the Sunshine Coast will ever receive the lowest soil classification of S type soil. 2. Get the increases and decreases for M, H1 and H1-H2 noted in your quote before you start building; this way you will know how much the increase or credit will be before you get the soil test completed. For example, if your quote notes that your site has H1 type soil, and your engineer’s result comes back as an M type soil, you will
know exactly how much credit you should receive from your builder. If your quote notes that your site has H1 type soil, and your engineer’s soil result comes back as an H2, then you already have a fixed amount of what the increase in cost will be.
3. The guide below indicates the standard increase based on a 250m2 slab.
-
M to H1 $1 800 +/- $500
-
H1 to H2 $2 000 +/- $500
-
M to H2 $3 800 +/- $500
If you receive anything different from the above for a house slab of 250m2 or less, then you should obtain another quote. m

BUILDING MATTERS
A BUILDER'S BIGGEST secret
COMMUNITY BUSINESS
CHILLIN’ OUT Are you a victim of too much work and not enough play? This can deliver catastrophic outcomes; I have seen it happen. A burdensome workload can creep in to control every aspect of your life and you can easily find yourself on a treadmill that is difficult to step off. Believe me, I’ve been there. It seems to take more effort to take time off when you start thinking about the backlog of work, even after a short break. And then, the guilt creeps in and you despair about taking time out of your business. Does this sound like you? If so, you are not alone. Even when you look at another person’s life and can’t seem to figure out how they manage their workload, the chances are they are battling the same challenge.
with Roz White from White’s IGA
If you want to remain successful, it is essential to invest in personal time out. Tired, worn-down bodies and brains simply cannot be as productive or effective; if you are tired and wrung out, you can end up making mistakes. Using the analogy of a leaking refrigerator - far from ideal in one of my supermarkets - I would need to return it to good working order without delay. So why don’t we seek to look after ourselves when our own batteries are flat or when we’re not running on all cylinders? To maintain our best capacity, and stay at a high performance level, taking time to chill out is essential. Think of your longer-term health and viability. This is all good in theory, but what practical tips can I share to help guide you to find essential time out. It’s not rocket science! The most effective tool I have adopted over the years is to simply rule time out of my schedule. For me, if it’s not in the diary, it just doesn’t happen. So, make a start by just putting aside a day or two - or even better - a week off and work your schedule around that. If you have trouble fitting in your workload before and after work, try extending your day to achieve results, but still have your chillin’ out time. Remember, it is essential; think of it as an investment, not a cost. Being in business 24/7 effectively means there is no off button. Switching off is an acquired skill, but finding time to regenerate will provide a solid framework to allow for new and creative thinking, to establish new business plans and strategies, all essential to creating a sustainable business model fit for the future. If you don’t allow yourself this essential sustenance, you will likely be void of new ideas and initiatives. ca

FOR YOUR NEXT SPEAKING “The human brain starts working the moment you are born and never stops until you stand up to speak in public.” - George Jessel (American actor, known in his lifetime as 'Toastmaster General of the United States') Can you relate to feeling nervous when you know it’s your turn to speak? Do you ever feel you could share your message more effectively? Have you noticed how great speakers make it look so easy and effortless? Even top speakers have experienced fears when they started out and I’ve been there—I know what it’s like. We know public speaking isn’t effortless and, through working with clients, I’ve discovered the main reason for these fears is because you’re driving in the wrong gear. It’s like driving 110kph on the highway in second gear! Knowing that you need to speak publicly can be one of the most nerve wrenching experiences you can have. You may have incredible knowledge and an amazing business; however, if you continue driving in the incorrect gear, it will always feel demanding and stressful. The key to changing this is learning how to shift gears. It’s important to remember, whether you’re doing your first presentation or speaking professionally, a level of fear is almost always present. Steve Siegold, the Mental Toughness Coach, explains that when we put ourselves under too much stress our performance goes down. He calls it a performance break down because when we get stressed, our IQ drops! However, when people learn how to manage their emotions, they no longer perceive things as a threat. When we’re stressed, part of our brain - called the Amygdala - triggers an emotional response to the thing with which we feel threatened. A flight or fight reaction occurs and this physically impacts our body with uncomfortable sensations, such as dry mouth, pounding heart, trembling and a fear of forgetting our words.
If your public speaking fears are stopping you signing up clients or you’re afraid to speak at network events, I wonder how many opportunities you’re missing? Are you curious to know how you can change gears so that you manage your emotions whenever you need to speak?
THREE STEPS FOR YOUR NEXT SPEAKING OPPORTUNITY 1. Visualise: Hold a positive, clear picture of the outcome for your presentation. Remember to include all your favourite colours, sounds, feelings, positive thoughts and language. Think of role models you look up to or aspire to become. Reflect on their qualities, such as, tone, how they hold themselves and how they speak. 2. Practice: Know your subject and content well and remember to breathe deeply. Research shows your fears are reduced by 75 per cent when you feel prepared and confident. 3. Circle of influence: Focus on the things that are within your power and not on the things that aren’t. For example, you can manage how you feel and what you tell yourself. However, you can’t manage how your audience will respond. Here’s to your success as you change gears and share your message. m

Dear Alvia My wife and I have been estranged for years; we sleep in separate rooms, although we still kind of run the home together. It is like we keep up appearances, but no longer really want to be together. We just don’t have the guts to call it off properly. What should I do? From S Dear S My first thought is for you to talk to your wife honestly and say what you want to do. If that is too difficult, perhaps both of you should work with a relationship professional or a separations specialist. Usually the fear of what might happen is what keeps couples in a dysfunctional relationship. When a plan is put into place, the break-up remains amicable and the fear is removed. Often, things aren’t as bad as the fear. ca

JACQUI WILSON-SMITH, WINS WOMAN OF THE YEAR Sunshine Coast businesswoman, Jacqui Wilson-Smith intends to use her new title as Queensland Rural Woman of the Year to help fund an innovative online training platform for rural industries to access a design-led thinking approach to solving problems in their businesses. With her $10 000 bursary winnings, Jacqui wants to launch the learning platform that will enable the creation of virtual communities where rural businesses can collaborate, learn how to speed up the pace of innovation, reduce risks and create business growth. “I really am passionate about sharing this knowledge and making it accessible and want to pilot it through the Food and Agribusiness Network (FAN),” says Jacqui, who is Chairman of FAN. “Thanks to the funding from this award we are well on the way to making it happen, although we will also be looking for an additional project sponsor to get it off the ground”. According to Australian Bureau of Statistics (ABS) the agriculture, forestry and fishing sectors have the lowest proportion of innovativeactive businesses in Australia. New thinking and approaches are needed to drive our ambitions for growth. Jacqui’s training platform is one way of driving this change. “Design thinking is an iterative process that can be learned and I want to

PROPERTY MANAGEMENT MATTERS
FINDING THE RIGHT TENANT FOR YOUR property Finding the right tenant is crucial to ensure that your investment property runs smoothly.
During peak rental markets, as we are currently experiencing on the Sunshine Coast, rental properties are in very high demand and tenants are competing against each other to secure a property.
• Is the property clean and tidy on routine inspections? Are the lawns and gardens maintained to a reasonable standard? Are pets being kept at the property and are they indoor or outdoor pets?
• Do they constantly make demands for items that they require for the property? • Have there been any complaints from neighbours at previous properties?
Long- or short-term tenants. Which suits you best?
• Why did they leave their previous property?
• Long-term tenants want a property to call home, secure in the knowledge that they are leasing the property for a long period. These tenants prefer a 12-month lease with an option to extend.
• Have they met the identification requirements. This must include valid photo id and verification of income for each adult occupant of the property.
• Short-term tenants want a property for a limited time as they may be moving to the area and looking at buying or have recently sold and wish to build. These tenants will generally sign a tenancy agreement for a period of three or six months and will assess the situation as the contract nears expiry.
• Have they been checked by a reputable tenancy database to ensure that there is no past history that could create problems with future tenancies?
As the property owner, you need to decide what type of tenancy best suits you. Most investment property owners prefer a long-term tenancy as this provides stability for the investment and ensures that mortgage payments are met. Are the tenants right for you? Happy tenants = happy landlords = happy property managers. Assess your prospective tenants by looking for stability in their application: • Are they in regular employment? Have they been in the same position for a reasonable period of time? Will their income allow them to cover the rental payments and the everyday living costs without causing undue financial stress? • How long have they been in their current property? Do they have a clear history of payments being made on time? Is the rent paid up to date? • Do they have a good reference history from previous landlords and rental agencies?
Once you select the tenants for your property, ensure that all lease conditions are discussed at length with them and that the agreement is fully understood by all parties. Protect yourself Do you hold a current landlord insurance policy to cover yourself for unforeseen circumstances. m

The latest buzzword for companies who are working for positive change in long-established industries for the betterment of the people’s INDUSTRY DISRUPTERS. I recently took a business trip to Sydney and am extremely proud to say that Act4Tomorrow Separation Specialists have been named an Industry Disrupter.
whether to stay or leave) - One party (or both) who have decided it is over but are unsure how to proceed - Couples who are amicable and would like to move as quickly and smoothly through the process to avoid having their matter escalate by outside forces - Couples who are knowledgeable regarding their finances and require a minimum amount of assistance to bring their settlement to fruition What exactly do we do and why you should come to us first?
I was positively and graciously received by an audience of Sydney solicitors and was asked by two of the larger Sydney based firms to return to talk business! Finally, I feel, my business-venture has been received by the legal fraternity as an opportunity to improve the often negative environment of separation and divorce to one which could reduce the time, money spend and angst for individuals and their families. What this means for my business is that the positive change we are aiming to achieve for separating couples throughout our country has the potential to become a reality.
We work with you to formulate a plan of what needs to be achieved, starting with your break-up if necessary, who needs to be involved and how to make it all happen. We literally manage the entire process to reduce your overwhelm, walk you through the process, handle communications back and forth between you and your ex-partner, introduce you to solicitors who will work collaboratively to move your matter to resolution. We have also created a positive group from other industries who you may need to call upon, mortgage brokers, valuers, forensic accountants, real estate agents, solicitors, insurance brokers, psychologists etc. We are a One-Stop-Shop and our objective is to move Other companies who have been labeled Industry you through this process as smoothly as possible, taking into Disrupters are Uber, Air BNB, AMAZON and YouTube consideration your emotional circumstance, whilst saving you If you have not heard of Act4Tomorrow Separation Specialists, I unnecessary court costs. started the company in 2013, after my own negative, protracted and extortionately priced separation experience. THE IMPORTANCE OF CHILLING OUT
Take a Chill Pill!
THE IMPORTANCE OF CHILLING OUT By Holly Davidson
When was the last time you gave yourself time out? This is a question that has two possible responses: a half-hearted shrug or an absurd giggle. “It’s all about work, work, work!” “There are not enough hours in the day!’ You can reap the rewards of your efforts, but your efforts can only go as far as you can. If you work yourself into the ground, you can end up with nothing left to give. Taking time out is a necessity. You wouldn’t keep a car engine running for hours on end without feeding it fuel or giving it a check-up. So why do we do it to ourselves?
96 ISSUE 84
I think Dr Seuss said it best, “Step with care and great tact and remember that life’s a great balancing act” The key word in that wonderful rhyme is balance. It’s a tricky word; one that comes with a finicky nature and often dances out of our reach, but that balance between work and life can allow you to appreciate the joys of life, especially around the Sunshine Coast.
So, why do you need to take time out?
CHILL OUT ON THE WATER
STRESS RELIEF We all have stress in our lives, but how we maintain it leads to how much it affects us. Stress can be beneficial to work ethic, allowing us to perform under pressure. However, as with anything that needs to be balanced, it is harmful when we have more than we need. Too much high-level stress can leave the body vulnerable to a mountain of health risks and diseases. FOCUS SHIFTER Wandering thoughts on future engagements, home problems and more while trying to work? The scatterbrain effect can take its toll, ramping up anxiety and uncertainty in making decisions regarding work and home life. Having the ability to still yourself and take it easy permits you to ensure certainty. MOOD LIFTER Due to constant pressure, it’s common to have a negative attitude about almost everything. Having allotted time to yourself gives you something to look forward to, improving your outlook on your work life exponentially. HEALTHIER YOU Taking a break can do wonders for your health and your mental state. Instead of shying away from challenges and stress-inducing problems, you can face them with a levelheaded attitude. It can even go as far as extending your life. Take time to unwind and breathe, take a step back. Relax, readjust, re-evaluate and then rejoin, feeling better than you did before. Value time for yourself, top up your fuel and check in with your own state of well-being. There are heaps of places to chill out all around the Sunshine Coast. The only variant is you! If you are one for vibrant nature, you can walk along one of the countless beachfronts ranging from Noosa to Caloundra; there are also plenty of national parks and sanctuaries along the Hinterland range to soothe your soul. On the other hand, massage, beauty and spa treatments do wonders for your self-esteem, confidence and well-being. A day for yourself on a regular basis can lead to a more fulfilled, meaningful work life. Even switching off technology and just taking a moment to breathe can give you a better balance in your life! Along with taking time out for yourself, taking time out with your work colleagues allows for better teamwork. Human resources and team-building exercises do have reason behind them! They can be big, extravagant procedures or small, costeffective experiences. Taking time out from busy schedules to build upon better relationships and skills promotes growth within your business. A team that plays and works together, stays together. I know that the lifestyle of today is set around deadlines, and there is barely enough time left in a day to get through a never-ending list. I have a deadline on this article. But, like a car abandoned on the side of a road when it has run out of fuel, is it really worth it to go until you can’t go anymore? Realigning the body and the mind through relaxation and taking a step back helps you to focus yourself. Give yourself the opportunity to chill out, because the balance of work and f rest all starts with you!

Fellas ‌ get ready to move over! As an Honorary Senior Fellow of the Sunshine Coast University, I have had the privilege over the last 14 years of attending quite a few graduation ceremonies. Watching graduands receive various Bachelor or Masters degrees and PHDs, it became apparent that
In 2011, there were at least 30 per cent more females than males with tertiary qualifications. I am prepared to bet the 2016 Census will show this trend is continuing, if not accelerating.

signalling fundamental changes in what have been long held and traditional social and economic gender norms and stereotypes.
Sunshine Coast Tertiary Qualifications 2011
Given the significant changes in male/female higher education levels now occurring, it is difficult to see how this situation can continue. Between 1996 and 2011, the number of females on the Coast with higher level incomes rose 979 per cent, whilst males with highest incomes rose only 526 per cent, or less around half. So, changes to the gender balance are underway. And about time!
A key driver for these changes is the increasing capacity and reputation of the University of the Sunshine Coast (first student intake in 1996). When compared with national trends in higher education achievement, the Sunshine Coast is powering ahead. Thanks to USC!

But, as the chart shows clearly, changes in female education achievement are yet to be reflected in income levels. The difference in higher-level incomes between males and females on the Coast is hardly news. This behaviour has been built into the system of most cultures from the beginning of industrialisation.

WALK IT The Mary Cairncross Scenic Reserve is over two kilometres of tranquil walking tracks, boardwalks and viewing platforms. Pick up a guide to the walking trails—some with wheelchair access—at the desk when you visit the Education Centre. More information—including a location map—is available on the Mary Cairncross Scenic Reserve website: mary-cairncross. com.au Hidden on the northern side of Buderim— less than a kilometre from the village— the Buderim Forest Waterfall Walk is a 45-hectare secluded oasis; a rainforest world of tall trees, ferns, babbling waterfalls, cascades and bird calls. A splendid walking trail has been developed from two entry points. The lower entry is off Lindsay Road via Harry’s Lane; the second entry point is via Quorn Close, which runs off Lindsay Road at the top of Buderim. Parking is available at both entry points. A map at the entrance to the park provides information about the various walking trails. The tracks are well maintained and suitable for beginners (although a bit more challenging at the start at the southern end of Sunshine Beach), where you will enjoy views of the ocean, surfers, dolphins and turtles.
Mount Tinbeerwah is an easy 30-minute walk to the top, from where you will experience an incredible 360-degree views of Noosa, the river system to the string of lakes, the coast and the Hinterland forest. Part of the track is accessible by wheelchair.
