QUICK LUBE INDUSTRY AT A GLANCE Though the industry took a hit in 2020 from the COVID-19 pandemic, the quick lube industry is expected to grow by 2.3% annually to reach $8 billion in revenue by 2026, according to IBISWorld. Auto care industry shifts influenced by the pandemic have presented new opportunities, including e-commerce growth, vehicle maintenance delays, increased average vehicle age, and more miles driven. An expected decline in the national unemployment rate during the outlook period, coupled with a rise in consumer spending, will likely increase the number of vehicles on the road as more individuals look to afford personal transportation. However, warehouse clubs are expected to rise as external competitors pose a threat to industry operators.

From 2016 to 2021, industry demand has become dependent on the number of vehicles and total mileage as oil change and maintenance services are carried out periodically after vehicles reach a certain mile threshold. Prior to 2020, declining oil prices encouraged vehicle owners to drive their vehicles rather than using ride sharing platforms or public transportation. Therefore, higher vehicle usage over the last five years led to an increased need for oil change services, benefiting industry growth.

The average cap rate for auto repair trades in 2021 is 6.5% and $194 per square foot. The total transaction volume year-to-date is $2.9 billion, compared to $2.8 billion in 2020.

With electric vehicles revolutionizing the automotive industry, auto service providers will need to implement training programs for skilled technicians to enhance the conventional auto technician with the necessary skills to maintain an electric vehicle. The electric vehicle era presents immense opportunities, as they come with their own set of repairs, including glass, technology, battery chips, tires, and more.

Pricing Flexibility: Consumers base their oil change and other automobile maintenance decisions on price. UNDERSTANDING THE BIG PICTURE O C C U PA N CY C O S T ( R E N T ) Occupancy cost is simply defined as all costs related to a tenant occupying a space, including rent, taxes, insurance, maintenance, etc. One of the largest expenses a retailer will incur is the rent paid by the tenant to the landlord. Low rent is advantageous for you as a landlord because it keeps the operator’s expenses low, allowing for greater profitability at a location. When your tenant is profitable, they continue to operate out of the space preserving your equity in your investment.
