Car Park Exhaust - The ventilation covering both car park levels will require a single exhaust duct, 1,000 x 1,000. The point of discharge is required to be not less than 6m from any mechanical air intake or point of natural ventilation, not less than 2.5m above ground level. It is preferred that the discharge be at roof level to remove the need for a ventilation pillar at street level. The exhaust fan and attenuators are estimated to be 3600mm long x Ø900mm. Additional space of 800mm on each side of the fan/attenuator assembly is required for maintenance. Supply air ventilation intake duct is required to be 700 x 700, separate from the exhaust point. The fan assembly will be 2800mm long, x Ø700, plus allowance for maintenance access. Plant room space will be required, subject to further co-ordination with risers, for fan

placement. Current plant room locations do not provide access to an area near lift cores where the duct discharge to roof would normally be located. 4.3

Minor exhaust ventilation ducts are required to be provided to plantrooms used for electrical and fire services and waste storage. Fans for these spaces can be located in the space served. Allow duct size of 300 x 300 to each space.

Lift Lobby ventilation (Residential Floors) - Lift lobbies on each level, because there is no means for natural ventilation, will require a central fresh air supply from the roof. Allowance for these ducts is to be 400 x 400 each. Allow for a Ø300 fan for each riser.

Bathroom Ventilation - Assuming discharge on the façade, allow for a 350 x 350 weatherproof Next revision louvre and Ø300 flexible duct to façade where there are two bathrooms and laundry connected to a single fan.

Residential Kitchen Exhaust - The kitchens to each residence is located away from the façade and will be equipped with a range hood. The range hoods need to be ducted to building exterior, separate to the wet areas (code compliance). The estimated duct allowance is Ø250mm to a 350 x 350 weatherproof louvre on the façade.

Residential AC - Condensers require direct access to cooling air without recirculation of vented air. The current proposal needs to be modified to prevent recirculation. Condenser space allowance for each apartment is; • 3 bed: 1400h x 900w x 350d, • 2 bed: 1000h x 900w x 350d • 1 bed: 1000h x 900w x 350d It is recommended that additional plant spaces be provided so that each apartment has direct access to its own condenser. Note: As per councils DCP Section E2– OSD is not required due to the site being in an exemption area (Discharges directly into the harbour). However water quality treatment will be required for the site, this will require approx. 15m2 area of surface rain garden pending further analysis in addition to an underground treatment device (GPT or filter).
