Luxury Living Realtor Nancy J. Callahan shares her story and thoughts on Maui’s real estate market t’s safe to say that the last few years have been very good for Nancy J. Callahan. One of the luxury brokers with The Wailea Group, Callahan consistently ranks among the state’s most successful realtors, according to figures provided by Hawaii Business magazine. Callahan was not only the highestproducing agent on Maui, she also earned the coveted spot of No. 1 in the State of Hawaii in Hawaii Business magazine for 2011; which is based on overall sales volume for transactions that closed in 2011, with only 10 transactions totaling $119,162,334 in sales. Originally from New York City,

Callahan has been a broker on Maui for the past 24 years. She has closed more than $670 million worth of sales, including a record for Maui County — a $27 million sale in Makena representing both buyer and seller. Maui News: What attracted you to real estate? Nancy J. Callahan: ìI was in New York and I was looking for a career that would allow me a bit of freedom — where I would be my own boss, if you will. I also wanted to be independent. In real estate, you are your own boss, even if you’re under the umbrella of a firm like The Wailea Group, you still need to build a clientele and foster
those connections.î

NC:ìNumber one is confidentiality. We take a lot of private information, and it is the client’s information; it is not for us to ever discuss. It’s simple, really. Someone will open up to you if they trust you, and that should be how it is.î MN: Are there differences between buying/selling in various markets?
NC: ìNo matter what amount of money is involved, it’s still an investment and it’s important. With luxury real estate, both parties have to feel like they got a fair deal, because it’s usually a second, third, or maybe fourth home for someone. They can walk away, and the seller knows that. So you have to always keep a calm medium, always have a dialogue open, and just be patient really. On this level of real estate, you just give the client space and never push. Once you start trying to force a transaction to happen is when you start to lose it.î

things up. But it’s what keeps me going.î MN: Sounds like you are the perfect candidate for a reality show! NC: ìI’ve actually been asked to do a reality show here, but no, it’s not for me. I wish everyone well, and if they have fun doing a reality show, then great! This is enough of a reality for me.î MN: What are your hopes for the future of real estate on Maui?
NC: ìI know this sounds crazy because I’m in real estate, but I personally do not want to see Maui overbuilt. If we were to take a poll, I think we’d mostly all be on that page. You have to be cautious and see what inventory is sitting, especially if it’s new inventory just sitting there. You don’t want to see all these homes going up, but then again there’s the argument that people need jobs, so it’s a very fine line. When new projects come to market with a need for new areas to be developed that have the right vision and plan, then it is a healthy development.

Shades of Green Find out about the various types of green building certifcations available By KAINOA CASCO LEED Accredited Professional hese days, you can’t go far without seeing some sort of eco-friendly product for sale. For their part, consumers have embraced living green, buying up everything from reusable cloth diapers and organic cotton Levi’s to energy-sipping light bulbs and fuel-efficient hybrid cars. Indeed, it seems that “going green” has moved from a catchy saying to a way of life for many. The sustainability movement has also created a new market for building certifications, with countless homeowners and businesses overhauling the way they live. By now, most people have heard of Kainoa Casco LEED (Leadership in Energy and Environmental Design) certification. It basically works like this: building projects earn points for incorporating various eco-friendly features, then rack up enough points to earn a Certified, Silver, Gold or Platinum rating. But did you know that LEED isn’t the only option to green building? While it is undeniably the leading certification framework, and most proven at this point, there are other possibilities for certification. The goal of this article is not to preach about the need for certification. Rather, this should serve as a point of reference for anyone involved in real estate and the building industry who is curious about the green building certifications available. Here, I’ll provide a brief summary of the state of green building and certifications, followed by an explanation of the various options.

Green Building The green building market continues to grow at a projected 19.5 percent annually, with the projected total green building market for 2015 valued at $173 billion,

according to a recent EL Insights report. There are a number of reasons why green building strategies continue to grow, including responses to market pressure, regulatory requirements and internal benefits. Green building certifications reduce socalled “greenwashing” — a marketing technique in which a company falsely claims environmental responsibility — by requiring third-party verification on all projects. There are also a number of benefits for the property owner or manager, including the opportunity for cost savings, greater building valuation, higher occupancy, healthier work environments, improved productivity and increased branding, to name a few. In addition, green building strongly influences government incentives and regulations. In Hawaii, there are government rebates, tax credits, financing options and priority permitting relating to green building. For example, in 2009 Maui County established the Hawaii Model Energy Code, which adopted and amended 2006 IECC standards. For residential properties, all new homes must have solar hot water systems, and residential property owners are required to disclose the most recent three-months’ electricity costs in seller disclosure documents. Additionally, all state facilities are required to earn LEED Silver certification and pursue other green building initiatives. Prior to pursuing certification, property

It is also important to understand the capabilities of the professional ecosystem surrounding the project. This includes determining what architects, designers, engineers, contractors, consultants and finance partners are familiar with and available to support the certification you select. Last but not least, the property owner must do a costbenefit analysis. If a certain certification is too expensive relative to the desired benefits, then it may not be appropriate. However, it is important to note that property owners should not assume that green building costs more, because this is not always the case. Here are the certifications in no specific order.

LEED is easily the most popular certification both in terms of adoption and market awareness. It was created by the U.S. Green Building Council (USGBC) and is administered by the Green Building Certification Institute (GBCI). LEED is very prevalent in Hawaii, and most professionals working in the building industry are familiar with this program. LEED works from a checklist and point system. A property owner must fulfill prerequisites in addition to at least 40 points out of 110 points to achieve one of four levels of certification including Certified, Silver, Gold and Platinum. LEED has different rating systems for various types of development, including new construction, existing buildings, interiors, homes,

This means that it’s the most challenging certification to achieve, but also the most rewarding. The state of Hawaii has one of only four certified projects in the world today — the Hawaii Preparatory Academy Energy Lab on the Big Island. The LBC certification is divided into seven performance areas (petals): Site, Water, Energy, Health, Materials, Equity and Beauty, and requires achieving net zero energy and water on the project site. Making First Impressions Count Staging advice from the experts hen it comes to staging your property for sale, the old adage holds true: you have to spend money to make money. Proponents of home staging treat the process as an investment — one that can potentially see significant financial return if done correctly. “Staging is a valuable tool,” says Realtor Victoria Cheromcka of Island Sotheby’s International Realty. “By helping the property show better, the seller can get more money or sell faster — which will also save them money.”

Staging costs can vary depending on the type of property, ranging anywhere from “a couple hundred dollars” to upwards of $5,000 to $10,000, according to Cheromcka, who holds the distinction of becoming the first American Staging Professional (ASP) licensed stager on Maui in 2007. She is also the chairperson for the Realtors Association of Maui’s Affordable Housing Committee. But that begs the question: What do you get for all that money? The first thing to understand, says Cheromcka, is that it’s not about homeowner’s taste, but rather what will appeal to the largest amount of potential buyers. In other words, while you may absolutely adore that pink stripped wall in your daughter’s bedroom, many buyers likely will not. Therefore it’s important to shed a bit of your personal style when staging your home, because after all, you’re not the one who needs to be impressed — it’s more important to help buyers envision the space as their own. A good first step is to clear the clutter. In the case of home staging, less is definitely more. “The seller often has too much stuff,” says Cheromcka. “The property will show better if there’s not as much of the seller’s life in it.” Cheromcka encourages her clients to purge unwanted or unused items by holding a garage sale or donating it to a local nonprofit. the idea of transforming condominium units into hotel rooms. It just so happened that the developer of the newly built Fairway Villas in Waikiki had overbuilt the 364room high rise and was left with 180 unsold rooms. The developer was desperate for a solution, and Pluta figured he had the answer. Fresh out of college, Pluta stepped in and transformed the property into a condominium hotel, thus creating a hotel operation for cash flow while selling off the hotel/condo inventory to buyers. “Nobody was doing anything like it at the time,” says Pluta. “It just made so much sense to me. Why would anyone want to pay for a bedroom for $100 or $200 a night, when they could have a full-on suite for the same price?” In 1979, Pluta brought his real estate and management savvy to Maui, where he served as general manager of the Papakea Beach Resort. A year later, he purchased the management contracts and formed Resorts Pacifica Inc., which managed the Papakea Association and Vacation Rental Program. “I was only supposed to be on Maui short-term, but I just fell it love with the island and decided to stay,” Pluta

few decades ago, the Maui real estate climate was vastly different than it is today. Destinations such as Kaanapali and Wailea were in its infancy stages, almost unrecognizable from the visitor hotspots they have become; the Maui Lu in North Kihei was the primary resort for vacationing snowbirds escaping colder climates; and rural Upcountry and north shore areas were reserved mainly for farming. Longtime Maui Realtor Joseph Pluta, who has lived through the ebbs and flows of the local real estate market, shared his memories of the past and offered his insights on this ever-changing industry. A native of Chicago, Pluta moved to Hawaii in the early ’70s to attended University of Hawaii’s School of Travel Industry Management (TIM). “Back in 1974 when I graduated, there was a real estate slump,” recalls Pluta. “There had been a peak just before that, though, and there was still all this building going on in Honolulu. They called Waikiki crane city —

explains. He points out that back then, visitors to Maui would arrive here en masse through tour operators. Travel wholesalers would offer affordable packages that included flights, transportation and accommodation. “People would be here initially on a tour and they’d say ‘Hey, I like this — I want to come back again,’ ” explains Pluta. “The next time they visit Maui, they wouldn’t come on a tour; they wanted to do their own thing, and many of them would stay in condos. More and more people did that, and more and more condominiums were built to meet that demand. Now it’s just nonstop condos from Kaanapali to Kapalua.” The market later shifted from an influx of condominiums to timeshare ownership, which allows a person to use one property for a specific duration, says Pluta, adding that vacation clubs are now quite popular among return visitors. Unlike timeshares, vacation clubs provide ownership without a specific
time duration. Pluta explains, “So the mutation is that Maui went from traditional hotels, to condo hotels, to timeshares, to vacation clubs.” So what does the modern visitor look like? “They’re sophisticated,” says Pluta. “Most people who come to Hawaii today, it’s not their first trip. The repeat guests to the state of Hawaii is probably higher than any other destination.” There’s a strong correlation between visitor counts and real estate figures, Pluta adds. “The state of Hawaii is driven by tourism, and so is real estate. As tourism rises, more and more people come and the real estate values rise again. So again, people come here, they fall in love with this place and want to spend more time here.” It’s no surprise that Hawaii — and Maui in particular — is so desirable, he adds. “This is a place where they can feel safe, the weather is fantastic, and of course there are the people — the aloha spirit is something money can’t buy.”
