Mauritius...

...paradise’s reflection Surrounded by timeless harmony, truly unforgettable sandy beaches and home to a year round sunshine, Mauritius well deserves its name as the Pearl of the Indian Ocean. Land of a thousand smiles, its highly diversified cultures and welcoming nature of its people make it an exceptional world-class destination. Welcome to Mauritius...

Luxury Real Estate in Mauritius Boasting a stable political landscape and a consistently strong GDP growth for more than 25 years, Mauritius has become a sought after destination for foreigners seeking a high standard of living, an island lifestyle and profitable investments. With an ideal geographical position in the heart of the Indian Ocean, the island prides itself on the prevailing social harmony, a luxury envied by the rest of the world. In order to stimulate direct foreign investments into the local real estate sector, the Mauritian Government introduced the Integrated Resort Schemes (IRS) in 2002. New schemes have since been implemented, namely the Real Estate Development Scheme (RES) and most recently, the Property Development Scheme (PDS). These acquisition plans have been designed to attract international buyers by combining access to Mauritian residency, hospitality and upscale leisure at the heart of an integrated development plan. As a result, a significant increase in demand for homes was created, giving rise to luxury residential developments such as golf estates, beachfront resorts, integrated villages and marinas.

Investor’s Guide Foreign homeowners are eligible for a Mauritian residence permit on purchase of a real estate property, under the IRS, RES or PDS programs exceeding a cost price of USD 500,000. The spouse and children (under 24) of the new home owner are also eligible for residency. An unmarried partner will not qualify for residency, but will be entitled to a renewable residence permit on a yearly basis. The permit allows the resident to apply for an occupation permit to work or start a business in Mauritius, and offers: • A favourable tax regime: Mauritius has Double Taxation Agreements (DTA) with 33 countries including South Africa. • Individuals and corporate entities are taxed at a flat rate of only 15%. • There is no Capital Gains Tax, no dividends tax and Mauritian authorities do not require any Estate Duty should an owner pass away. • A strong banking sector, international business & financial hub. The acquisition of a residence within a development comes with an array of value added services, memberships and lifestyles: Golf & Beach clubs, luxury concierge services, rental pools, 5* partner hotels, restaurants, luxurious spa, fitness centres…
