WELCOME Welcome to our March issue. With a new season just around the corner it feels only natural to reflect this with the magazine. Therefore, a season that brims with fresh beginnings, clear opportunities and new ideas should be complemented by an issue full of pretty florals, crisp whites and bright colours. Mega Projects Worth $32bn Bahrain will implement mega projects worth $32 bn in the coming years to boost the kingdom’s economic development efforts. The development and nation-building process will continue unabated in all sectors, particularly infrastructure, stressing that all potentials will be harnessed to boost efforts aimed at supporting the national economy and generating more job opportunities for the citizens. While these mega projects are all good news, Bahrain is still tackling stalled projects which have only recently started back up again but not without problems. Developers behind the stalled projects could be forced to rebuild the developments if gas and water pipes buried beneath the structures are found to be corroded.

Airport Expansion A multimillion-dollar project for the expansion of Bahrain International Airport has finally been launched. The Bahrain International Airport Expansion Programme is the largest aviation infrastructure project in the kingdom over the past 20 years. The project will consolidate the kingdom’s strategic location, and status at the regional and international levels in the aviation sector as the airport will be able to accommodate 14 million passengers a year. The expansion project is partly financed by the Abu Dhabi Fund for Development which contributed $918 mn. The contribution comes as part of the GCC development programme agreed upon in 2013.

NEW ELECTRICITY AND WATER PRICES What You Should Know!
The increase in electricity and water goes into effect as of the 1st of March 2016. RULES:
The electricity and water tariff will be adjusted for other accounts while keeping the current tariff in application prior to the adjustment resolution of March 2016 for each Bahraini customer holding one domestic account only. The basis for retaining the tariff in application prior to the enforcement of the Adjustment Resolution for a Bahraini customer holding a single domestic account: • A Bahraini head of a household*. • A single domestic consumption category account. • The address on the Identity Card (ID) must correspond to that registered for the electricity and water account.
Instances to which the current tariff will continue to apply for a Bahraini citizen holding a single domestic account:
1. A Bahraini head of household (married/ divorcee/widower/single) whose identity card address corresponds to the account Registered for the electricity and water account 2. For other wives with an address different from the husband’s address, provided that the account is registered in her name. 3. A Bahraini female customer who is married to a non-Bahraini where the electricity and water account is registered in her name. 4. The Bahraini minors who have guardians or the Bahraini minors who have no guardian with the approval written of the Minors’ Estate Directorate.

NORTHERN EMIRATES The residential leasing market in 2015 across the Northern Emirates saw rental rates fall marginally, with Sharjah, Ajman and Ras Al Khaimah contributing to the decline. The residential leasing market in Sharjah and Ras Al Khaimah registered a two per cent drop, while Ajman market remained flat.
ABU DHABI-DUBAI HIGHWAY Work on the $571 mn highway project is progressing well with more than 60 per cent of the job completed. The 62-km highway project is set for completion in Q4 of 2017. It will help divert the bulk of the traffic from Shaikh Zayed Road, which is currently the only major road link between Abu Dhabi, Dubai and Northern Emirates.

2 SIX-TOWER LUXURY PROJECT Damac Properties has launched ‘Aykon City,’ a massive six-tower luxury project on the Sheikh Zayed road overlooking the Dubai Canal. ‘Aykon City’ will boast an Aykon Hotel and Residences, a Maison Serviced Hotel Residences, an apartment tower, an office tower and two ultra-luxury residential towers with direct views over Dubai Canal and Safa Park.
3 4 BIGGEST LIBRARY Dubai has announced plans to build the biggest library in the Arab World, designed in the shape of an open book on an Arabic lectern, at a cost of US$272 mn. The 1 mn-sq-ft Mohammed bin Rashid Library, to be built in Al Jaddaf area in Dubai, will house more than 4.5 mn books and include several areas for interaction, events, activities, educational and cultural festivals.
EXPO 2020 With Dubai running a series of mega projects, the emirate’s property sector is projected to see a ramp up in 2018, thanks to a growing demand for new apartments ahead of Expo 2020. Firsttime buyers are flooding the market, and a greater supply of units is targeted at middle-income buyers. Change is taking place in the market, and the coming two years will identify the way forward until 2020.
LARGEST MALL Dubai will press ahead with plans to build the world’s largest shopping mall despite an economic slowdown looming in the region, but will assess market demand before proceeding with the project’s later stages. The Mall of the World’s first phase - representing about a quarter of the project’s size - should be completed before Dubai hosts the Expo 2020 exhibition.

Japan Aims at Building a Tower Twice the Height of Burj Khalifa In 2014 cities accounted for 54 per cent of the total global population and continue to grow according to a report from the World Health Organization. This upward trend, coupled with rising sea levels from global warming, may leave some of the world’s major cities vulnerable to overpopulation and massive flooding. In Japan, officials decided to launch an initiative called “Next Tokyo,” where architects would create a futuristic mega-city that is adapted to climate change in the year 2045. Kohn Pedersen Fox Associates and Leslie E. Robertson Associates joined forces to propose a vision for a new city in Tokyo Bay. If their plans are approved, the ‘Sky Mile Tower’ would be twice as tall as the Burj Khalifa, currently the tallest tower in the world standing at 828m. The super tall construction would reach a height of 1,700m and is designed to provide a home to up to 55,000 people. The tower would be surrounded by a series of man-made hexagonal islands designed to prevent flooding, and would be partially powered by the development’s own transit system. Meanwhile, In Saudi Arabia, work is continuing on the Kingdom Tower, which is expected to reach a height of 1,000m when completed in 2020. Kohn Pedersen Fox Associates

Thinking out of the box, she came up with an idea that would soon change her children’s gaming time forever. Starting out with some simple plans sketched on a paper she got to work and finished the project in about two weeks. The end result is mind-blowing and we have to admit, we are a bit jealous. ur next stop on our journey through the Caribbean’s countries with interesting perks when you purchase property: Today we are re-visiting the “Federation of St. Kitts and Nevis” and their “Property and Passport” programme.
A BRIEF HISTORY
Let me refresh your memory or maybe even introduce you for the first time to this beautiful Caribbean island nation.The larger of the two semi-independent countries, Saint Kitts is not only the ‘keeper of the capital’, a city called Basseterre, but also more officially known as Saint 28 AH MARCH 2016
Christopher Island, which is why you probably know by now who discovered and claimed it for Spain in 1493. Rule in Saint Kitts changed hands several times over the centuries between England and France with only a short period of time during the 17th century, in which Spain reclaimed the island for itself – a peace treaty between England and Spain in 1630 put Saint Kitts firmly back under English control. The inhabitants of the island – before Christopher Columbus claimed it for Spain - called it “Liamuiga”, which means as much as “Fertile Land” and that has certainly proven true for many centuries past. Saint Kitts has produced vast amounts of sugar, almost exclusively, until a declining
world market price forced the government to shut down the production only as recent as 2005. Since then, the government has successfully attracted foreign investments into its real estate sector as well as the hospitality and tourism industry. The latter contributed more than 23 per cent in total to the country’s GDP in 2014 and is expected to rise to exceed 30 per cent by 2024. Nevis, which gained independence in 1983, has also since made a name for itself in the financial offshore industry. With a stable government and investment climate, the island nation has never been in the tabloids when it came to the mention of tax heavens, money laundering and the likes, yet remains very dedicated to providing absolute privacy to investors and entrepreneurs. It was also discovered by Columbus but a little later than St. Kitts, in 1498, and then called ‘Oualie’ ("Land of Beautiful Waters") and later ‘Dulcina’ ("Sweet Island") by British settlers. It takes its modern name from a Spanish abbreviation of ‘Nuestra Señora de las Nieves’, which means “Our Lady of the Snows” and pays tribute to the miracle of falling snow on one of Rome’s hills, a story of which settlers were reminded by the clouds constantly surrounding Nevis Peak, the highest mountain on the island.

Just as its ‘little sister’, Saint Kitts offers a varied portfolio of financial services to local as well as overseas clients. Company formations are uncomplicated, privacy can be protected as nominee directors and shareholders are permissible, and incorporation time is usually less than 48 hours. But – just as Dominica – Saint Kitts does not only offer a home to your company, but also to you. In 1984, the government of the Federation of Saint Kitts and Nevis passed a law which allows foreign investors access to the country’s total protection as one of their own; the Citizenship by Investment Act. I have contacted a prominent consultant in this matter, Miss Giselle Bru. She is located in Dubai and has helped thousands of international investors to acquire a second and sometimes generally new citizenship in the Caribbean over the years. Miss Bru explained that in order to become a “St. Kittitian” or “Nevisian”, one has the option to choose between two investment strategies: investment in the country’s sugar industry or investment in the booming real estate sector. 30 AH MARCH 2016
The ‘Contribution to the Sugar Industry Diversification Foundation (SIDF)’ is a relatively straightforward process, she pointed out, in which an applicant supports the local, St. Kittitian, sugar industry with 250,000.00 US$ (300,000.00 US$ for a family of 4 – applicant, spouse and two children under 16) and after successful background checks, is granted citizenship. Similar to Antigua’s passport programme we discussed last month, St. Kitts and Nevis also allow for an investor in its real estate developments to become a new citizen. Miss Bru referred me to the government’s official list of ‘approved real estate developments’, which can be found on the “Citizenship by Investment Unit’s” website* and pointed out that any of these property units have to be owned by the investor for a minimum of 5 years before they can be legally re-sold without any ramification to the newly acquired citizenship. The minimum investment required by law in order to qualify for this option in the citizenship programme is a unit worth at least 400,000 US$.

To give you an idea of what type of luxury property this buys you I have looked at the currently available and already built units. The answer is: a 1-bedroom studio just like this one at “Butler’s Estate” in Nevis. Challenging Economic Climate Across GCC May Present Opportunities for Bahrain’s Real Estate Sector
A
s GCC markets are forecasted to face prolonged economic challenges over the coming months, Bahrain looks set to be cushioned from the blow by continued infrastructure investment from the GCC aid fund, according to the global property consulting firm CBRE as part of its Q4 2015 Bahrain MarketView. Despite negative impacts of the on-going oil slump, the real estate sector in Bahrain has proven resilient, with solid returns still considered achievable, affording hard pressed investors the opportunity for potential growth in an otherwise unpredictable market. This was underlined by the 7 per cent growth achieved within the construction sector during early 2015, as a raft of new development projects were launched across all real estate asset classes, but notably in the retail, hospitality and residential sectors. Steve Mayes, Director, Middle East Research, CBRE Bahrain commented: “This growth was underpinned by investment in large scale infrastructure projects, supported by the US$10 bn GCC aid fund, including the US$ multi-bn Bahrain Airport expansion and the expansion of government affordable and social housing schemes, are also at the forefront of this trend.”
RETAIL MARKET
The retail sector continues to dominate real estate activity in Bahrain, with Q4 2015 witnessing several significant openings and new announcements. Diyar Al Muharraq, in a joint venture with Emirati developer Eagle Hills, announced the launch of Marassi Galleria in Q4 2015. The project is a 178,000m² urban lifestyle retail and entertainment district with family plaza and festival waterfront dining, forming an integral component of the 875,000m² Marassi Al Bahrain project. This comes soon after the opening of Dragon City at Diyar Al Muharraq. This new project is a unique retail destination featuring Chinese goods and establishments with a total of 780 shop units spread over 55,000m². It opened its doors to the public at the end of December 2015. “Community malls serving new residential districts continue to emerge as a dominant theme and nowhere is this more evident than in New Janabiya where no less than 32 AH MARCH 2016
four separate malls are under development or planned. The 5,000m² Al Mercado, anchored by Alosra supermarket, is well under way and three other retail projects totaling nearly 50,000m² of leasable space are being considered,” said Mayes.
HOSPITALITY SECTOR
According to the report, Q4 2015 heralded a period of consolidation in the hospitality sector, with no major new announcements but steady progress made towards the launch of two new developments in early 2016. The Rotana Downtown in central Manama, along with Wyndham Grand at Bahrain Bay will add a further 509 rooms to the 5-Star hotel stock. Amongst others, the Marriott Residence Inn at Water Garden City is also expected to be completed in 2016. Emaar Hospitality Group will reportedly build five new hotels in the Kingdom by the end of 2018, keeping Diyar Al Muharraq firmly in the property news.
RESIDENTIAL MARKET
With the retail and hospitality sectors rapidly approaching saturation point and the commercial office market still laboring amidst weak demand, the residential sector may present opportunities for investors to leverage key advantages that Bahrain enjoys over other GCC markets. According to the recently published InterNations Expat Insider Survey 2015, Bahrain ranked highest of The Gulf countries for lifestyle, cost of living and education, at 17th globally ahead of the UAE, 19th and Oman, 24th. Mayes commented: “If you also consider that real estate costs per square metre for apartments in Bahrain average US$2,072 and US$5,037 in the UAE and that transaction costs are significantly lower in Bahrain, a case can be made for the residential sector offering potential investment opportunities, supported by a low real estate cost base, attractive business costs and Bahrain’s popularity as a place to live for MENA and western expatriate families and bachelors.” Opportunities also exist in the compound villa sector with strong occupancy levels in areas popular with expatriates, especially those with good access to the Saudi Causeway and popular schools. Prime apartment sub markets also continue to fare well with Reef Island retaining its position as the most expensive apartment location, supported by strong demand. In addition, Amwaj Islands is emerging from a relatively dormant period with an increase in construction activity in the residential sector, underlining its continuing popularity as a lifestyle destination.
OFFICE MARKET
The commercial office market continues to face stiff challenges with downside risks again appearing on the horizon. According to Business Monitor International, Bahrain’s traditional position as the regional centre for Islamic finance is now facing increasing competition from Dubai, Doha and Riyadh, which could lead to further suppression in demand for office space. The oil price slump is likely to lead to consolidation of space requirements in the hydrocarbon sector, with the real potential for current expansion plans to be sidelined. Budgets to fund Ministry office projects may also be affected by the widely discussed cuts in short to medium term government spending. “Average rentals for leading Grade A projects remain stable for now, typically quoted at between BD7 – 9 per m². Although, it is difficult to see how these levels can be maintained, with downward pressure on demand and with an additional 70,000m² of office space in Bahrain Bay and Seef coming on stream during H1 2016,” Mayes added. The main demand source continues to be existing occupiers looking to consolidate or upgrade accommodation, although there is still some call for larger traditional offices in shell and core condition. This source of demand is however limited and has until now been led by government organisations and established international firms with an existing presence in the Kingdom. MARCH 2016 AH 33

here are two types of family homes. The first is soulless and ordinary and the second is a testament to the owner’s life and personality. The latter is where Sawsan Baluch’s home comes to mind with its high ceilings and open windows with impressive views on the garden. The house itself is timeless in its appeal thanks to the attention to detail that went into the design and the use of topnotch materials and, although it was finished in 2008, it does not feel too modern and too cold. The soft colours used in the design, such as the use of cream wallpapers, neutral-coloured accessories and white paint add a calming presence to the busy walls filled with a lifetime of collected artworks. Art is Sawsan’s way of expressing herself, and the artworks displayed in her family home are a testament to her mix and match design. Sawsan designed the home herself with a simple
purpose; to feel comfortable and happy. She used materials such as wood, marble and velvet to create a mix of texture and tone and to give the house a feeling of comfort and refined beauty. In the living room, the bright sunlight hits the cream-coloured sofas beautifully and the velvet chaise longue adds a touch of colour and warmth to the sitting area. A great chandelier hangs from the top and brings a note of glamour to the open space. Connected to the living room is a smaller familyoriented sitting room decorated in darker and earthier tones. Here again, beautiful artwork dresses up the walls which are covered in a spiralinspired wallpaper. Finally, the dining room’s design is a little darker but subtle touches knit the different rooms together. The same marble was used in the dining, sitting and living rooms, and the mirror-like dresser from the dining room matches the imposing lamps and furniture used in the other areas of the house. The same blend of uniformity spreads through to the garden where cream-coloured deckchairs line the pool and plants, reminding us of the ones in the house hide the garden wall. udging a book by its cover usually turns out to be wrong and misguided. Judging Words Bookstore Café by its appearance is just about right. Upon entering the shop you are greeted by a flood of natural light that creates a sense of spaciousness and serenity. The calm and airy design is exactly what someone would expect from a bookstore housing the likes of Shakespeare, Austen and Brontë but is expertly mixed with a sense of contemporary sobriety. 15 No-Cost Ways to Save on Water and Electricity
e rely on electricity to power our lights, appliances, and electronics in our homes. Many of us also use electricity to provide our homes with hot water and air conditioning. As we use more electricity in our homes, electric bills inevitably rise. With the cost of electricity increasing in the Kingdom on March 1st, we can all benefit from some no cost ways to save our dinars and do our bit to save the planet too. Saving electricity and water is everyone’ s responsibility and teaching our children that saving electricity and water means saving money, is a priceless gift to them.
Here are some useful and free tips to save electricity and water in your home and office. ◆ Turn off unnecessary lights
Two 100-watt incandescent bulbs switched off for an average of two hours per day could save you BD4 over a year.
◆ Use natural light
A single sunny window can illuminate 20 to 100 times its area. Even if it means turning off one 60-watt bulb for four hours a day, that’s a BD3 saving over a year. Open your curtains and let the sun in. 50 AH MARCH 2016

Use task lighting
Turn off ceiling lights and use table lamps, track lighting and under-counter lights in work and hobby areas as well as in kitchens.

Take shorter showers

Stop wasting hot water in your daily routine and cut your hot water usage down by up to 5 per cent, saving another BD9 per year.
◆ Fix that leaky faucet
Fixing a hot water leak in your faucet can save up to BD11 per year in energy costs.
◆ Adjust your hot water heater
The hot water temperature in many homes is too hot. Turning down your water heater thermostat (no lower than 55ºC and no higher than 60ºC) can pay off in savings of up to 5 per cent for every 6ºC.
◆ Unplug unused electronics
Standby power can account for 10 per cent of an average household’s annual electricity use. Unplug chargers, TVs, audio and video equipment to cut standby electricity use and you could save BD15 over a year.
◆ Reduce heat in the kitchen
Avoid using the oven or stovetop in summer – try salads, smoothies or the barbecue on the hottest days. You’ll reduce the heat in your home and be more comfortable, and save on your home cooling costs, too.
◆ Run full loads
Cut one load of wash per week, even if you are already using cold water only, and you could save BD10 a year on your laundry costs.
◆ Wash laundry in cold water
By switching from hot to cold water for an average of three loads per week, you could save up to BD9 per year on your energy bill.
◆ Toss a towel in the dryer
A dry towel added to your dryer load can significantly reduce drying times. If you’re doing seven loads a week, cutting drying time by 10 per cent could save you BD10 a year.
◆ Be efficient with refrigeration
Keep the freezer department full, and defrost it regularly. Unplug and clean your fridge’s coils twice a year, and set temperatures between 2°C and 3°C (fridge) and -18°C (freezer). It all adds up and could save you BD12 a year.
◆ Use the toilet effectively
Place a brick in the cistern of your toilet. This displaces around 2L of water, saving you up to 800L of water per year and use the “half flush” button on the toilet flusher panel.
◆ Switch off the AC

You do not need a big space to create the perfect office, a corner or even a cupboard will do. Keep it simple and fresh as your guests do not always have the same tastes as you do.

Visit markets and stores to get an idea of the local materials, colours and shapes. 5.Clean out your home This one is a no-brainer. To have a clean home you need a fresh start and therefore have to throw out all of the unnecessary clutter in your home. We usually acquire a huge amount of stuff during the year that we just jam into drawers and cupboards and do not look back on – until the drawer literally blows up in our faces. The easiest way of making sure you clean out your entire house is by proceeding from room to room. If you start with the huge task of cleaning out your entire house you will give up before you even started. The store has a very stylish feel to it. Everything is showcased nicely and presented as if it were a real house. The only downside to the store is perhaps the size, which is a bit on the small side and makes it hard to admire the furniture from a distance.
