CUSHMAN & WAKEFIELD EXTENDS CONTRACT Cushman & Wakefield (C&W) Bahrain has extended its contract as appointed managing agent and exclusive leasing agent of the Bahrain World Trade Centre (BWTC) and luxury retail shopping destination MODA Mall. The agreement will see C&W Bahrain continue to manage and lease the 46,500 square metres of office space for BWTC and 16,500 square metres of retail space for MODA Mall. Total occupancy in the BWTC increased to 81.9 per cent in 2015, attracting major international businesses such as BAE Systems, JP Morgan and UPS. C&W Bahrain has also positioned MODA Mall as an exclusive retail destination. The mall achieved 4.5 per cent year-on-year occupancy growth and currently enjoys 94 per cent retail occupancy. With this third successive contract renewal, C&W Bahrain will continue to explore innovative new opportunities and spearhead a number of significant leasing agreements for both landmark assets. This will be driven under the leadership of its newly appointed property and asset management team. The team will be led by Kelvin Crutchlow as director of asset services – Middle East and general manager of BWTC and MODA Mall. Business consultant Alex R. Suchy von Weissenfeld offers advice on gaining citizenship and a new passport
T
he Internet is a truly amazing thing. With one click (more or less) you can travel the world and the so-called “information superhighway” from the comfort of your living room. You want to order the latest fashion trends straight from the runways of Milan, Paris and London? Easy! Power up your computer, enter your wish list into Google or any of the other popular search engines, and you are going to find a treasure-trove of websites to choose and subsequently order from. This vast amount of information on virtually any topic you can think of is amazing but sometimes dangerous or confusing. Sometimes, it is intentionally so. Companies who rely on advertising revenue often word a headline in such an outrageous way that people feel compelled to click on the link to find out what the real story is, only to realise it wasn’t quite what they thought. Some people,
however, take those misleading headlines at face value and end up, well, misinformed. My line of work is largely based on knowledge of how the law in certain jurisdictions works and how to either comply with it or find ways around certain restrictions that won’t get anyone in trouble. This sort of information is often presented on the Internet in rather public articles like this one here. As a result, some details of the process are not disclosed entirely or are worded in a way that may easily be misconstrued to distract lawmakers who might have an interest in closing loopholes that my colleagues and I may have found and are now trying to “exploit” for the benefit of our clients. Per se, there is nothing wrong with this in and of itself. However, what is, for one person, obvious protection of one’s intellectual property, is for another person a smokescreen and opportunity for misleading and sometimes
outright scamming clients. This, let’s call it a tactic, is exactly what I would like to shine a light on in this article. Over the past few months, I have written in this magazine about the advantages of second passports, the investment opportunities – usually in the real-estate sector – and benefits that may come with such an investment: a second citizenship and a passport, which allows its holder to travel the world with little restrictions. Different countries have different programmes, investment and pricing structures, but they all have one thing in common: they are all governmentally approved, have been written into law after the country’s parliament debated them, and are clearly posted on government websites. This way, you, as a potential new citizen of this country, have the opportunity to read and verify for yourself what a consultancy firm may have told you or you may have read on any of its websites. I cannot stress enough how important it is that, if you wish to enrol in a “second citizenship by investment programme”, you only engage in a programme offered by a consultant that has the official approval of the country’s government. Ideally, this consultant should be officially approved by that government to disperse information about the programme, and as such be listed on an official government website as a recognised agent. Some countries do not publish such lists or are slow in updating their websites – the clients’ discretion is advised at this point. I have recently been presented with the second passport of an individual who, after paying a lump sum of money to a diplomatic mission of a West African country, was issued the travel document and a piece of paper attesting to the authenticity of the passport. This person still hasn’t travelled anywhere because his desired destination doesn’t have

his new country on its list of existing countries. It’s impossible to issue a visa to the citizen of a non-existing country. Also, it is very important to note that you can easily acquire two more types of “second passports” out there in the vastness of the Internet: “camouflage passports”; and “passport copies”, sometimes referred to as “novelty passports”.
CAMOUFLAGE PASSPORTS
“Camouflage passports” is the term often used when obtaining the passports of countries that no longer exist or have changed their status due to revolution or simple peaceful internal developments. British Honduras gained independence from the United Kingdom and changed its name officially to Belize a couple of years ago. See how many passports from British Honduras you can still find for purchase on the Internet. I found several sites offering these documents “for times of crisis”. All I can
say is, hands off! You’ll only get into more trouble trying to travel on these documents, especially in “times of crisis”.
NOVELTY PASSPORTS
“Novelty passports” are often almost exact copies of existing travel documents with minute distinctions from the original so the site and the “manufacturer” don’t get into trouble. If you are promised usability at border controls, I repeat: hands off! These documents might have been stolen from federal printing agencies or diplomatic missions and when used, any travel of yours will come to an abrupt end – for quite a number of years. Travel without limitations and visa restrictions may come with a price tag, but it does come and with it, the peace of mind that you are a law-abiding citizen of not only one, but two countries.

BaPDA How long has BaPDA been operating in Bahrain?
BaPDA is a non-profit organisation established in 2010. So we have been operating for almost six years in Bahrain.
Can you give an overview of the association’s current operations?
The Association is a representative organisation of the real estate industry in Bahrain. We represent the industry and work closely with the government to promote fair trade practices and integrity among its members, while providing a platform for members of BaPDA to organise, sponsor and participate in regional and international meetings, seminars, conferences, exhibitions, and general networking events to promote the property development industry of Bahrain. We liaise with the government authorities in forming best practice policies, laws and regulations related to the industry. We train Bahrainis and non-Bahrainis in the real-estate industry by providing many different courses. We also have launched BaPDEX (Bahrain Property Exhibition), an endeavour that offers an exciting platform for the property industry in Bahrain. The event aims to offer support to the real-estate sector in Bahrain, and present optimal solutions that meet the requisite standards suitable for all.
What is BaPDA’s five-year plan or goal?
There has historically been a significant gap between the public and private sectors in the industry. Our aim is to focus our efforts to act as a representative body to further close the gap by working with the government on laws and regulations that affect the sector. This will help encourage development within the real-estate sector by enhancing regulations, laws and consultation between the industry and the government. We also aim to be an internationally recognised real-estate organisation.
What have been the professional highlights of this year? This year has been a busy one for BaPDA. His Excellency Shaikh Salman bin Abdulla Al Khalifa, Head of Survey and Land Registration Bureau, has become BaPDA’s new honorary President. We have had some very interesting and promising meetings with government bodies in order to encourage a collaborative and sustainable approach to developing the Real Estate Development sector. Also, BaPDA is now part of the prestigious FIABCI. FIABCI is the French acronym for Federation Internationale des Administrateurs de Bien-Conseils Immobiliers, which means ‘The International Real Estate Federation’. It represents the world’s real-estate professions through its Special Consultative Status with the Economic and Social Council (ECOSOC) of the United Nations Organisation. FIABCI’s role in the UN is to make recommendations and provide advice on matters such as property rights, housing for the poor and money laundering.
How did you get to the position you occupy today?
I was elected. Back in 2010, a meeting was held to launch the organisation and it was attended by 17 CEOs and senior management officials from the major development companies in the Kingdom. On the same day, a board of directors was elected and I was chosen to be the chairman.
What’s your greatest fear in business?
I personally have no fears in business but like anyone in any business, I do have challenges. I live day by day and tackle challenges as they come and try to maintain a positive and successful mindset. I recently read a very interesting article written by Martin Seligman of the University of Pennsylvania. He has studied this fascinating

How long has Grnata been operating in Bahrain?
Grnata Group began working in the field of real estate through AlFarazdaq Real Estate company in 1982. It eventually started to build its name and so Grnata Real Estate was formed in 1995. Since that day, Grnata continued to develop real-estate services that branched out and extended to include services of all real-estate segments, which resulted in an integrated organisation of real estate named Grnata Group.

It does valuations and the feasibility studies necessary for some projects and construction development. The services offered by Grnata Towers Contracting include different construction,
maintenance and development works. Grnata Clearance works on real-estate and nonreal-estate transactions, and deals with all procedures and transactions in government departments and agencies. Some of the services offered by Grnata Clearance include registration of lease contracts.
Describe Grnata’s projects and achievements
Concerning only the projects in the Kingdom of Bahrain, each division of the Grnata Group has its own achievements. In spite of many recent obstacles, Grnata has been able to complete a number of large and small projects and deals. • Many pieces of land, buildings, villas and apartments in different areas in the central and southern governorate, such as the Wahat Sadad Villas project in Sadad area and many others
The Northern Section of Grnata Real Estate Company presented many projects that have varied between residential and commercial, and include the following: • AlMazarea subdivision located between the areas Aljasra and Demestan, consisting of 186 residential plots • AlSahel subdivision in Karzakan area. Plots varied between residential classification and commercial classification • Benan Saar in Saar Area. It consists of residential plots ranging from 390 square metres to 1,200 square metres • Ishbilia Village, a project of villas located in Jabalat Habshi area. The project consists of 243 villas on areas ranging from 240–700 square metres, and rates from BD123,000 • Saraya AlBasateen subdivision, which consists of residential plots in Saar region
with areas 340–680 square metres • Ghadeer 1 located in Jabalat Habshi that consists of residential plots • Ghadeer 2 located in Jabalat Habshi that consists of residential plots • AlNakheel subdivision located between the areas of Diraz and Barbar. Plots varied between residential classification and commercial, and sizes starting from 300 square metres • AlAali subdivision, which consists of 203 plots varying between residential and commercial classification • Many other villas, land, buildings and farms scattered in different parts of the Northern Governorate Manama and Muharraq’s Section also offered a variety of towers, buildings, villas and land plots. This was in addition to the Rayya project in Samaheej area near Diyar Al Muharraq, which consists of residential plots sizes ranging from 300–400 square metres. The section also offered freehold residential apartments in Hidd area with prices of BD60,000.

Consultation, Feasibility Studies & Valuation
As for Grnata Real Estate Consultation, Feasibility Studies & Valuation, it has been able to submit many consultancy and feasibility studies as well as valuations of several large, medium and small realestate projects. Since 2013, the company has issued thousands of reports each year to various parties. The type of properties it has evaluated have varied between large, medium and small real estate worth up to a billion dinars, such as evaluations of some of the architectural landmarks. Grnata Clearance Company has successfully helped investors, contractors, landlords and others. It facilitates their procedures in government departments and ministries and agencies. Some of its previous work has included documentation transactions involving thousands of sales contracts and power of attorney, registry of documents in the Survey and Land Registration Bureau, as well as documentation of thousands of court transactions, such as grants, separations and inheritors’ affidavit.

What have been the professional highlights of this year? There have been four professional highlights:

What are the biggest or most exciting projects that you are working on at present?
Fontana Infinity on Prince Saud Alfaisal Highway in Juffair is the most exciting at the moment.
How would you describe the culture at your company?
We currently manage more than 2,000 units with outstanding occupancy rates. This success story demonstrates our commitment towards providing quality-assured services to our valued clients, living up to their expectations. Our team is always pleased to offer our clients the best services available, within an ever-evolving market.
What aspect of your work do you enjoy the most?
I enjoy every part of my work. The satisfaction of helping others find good homes drives me. The best success comes from helping others. It is a challenging job because every day is different and every deal provides a unique set of challenges.
Which other industry besides property interests you and why? I might have been an interior designer; any field that didn’t limit my creations.
How did you get to the position you occupy today?
By competing with myself, striving hard with full dedication. Since 2015, I was certified as the first Certified International Property Specialist from the Dubai Institute. I am the first Bahraini woman to get this degree. This specific certification has been obtained by only 2,500 people around the world. I am also a member of the International Realtors Association in the US and I obtained this degree in 2015. I am grateful for the support and information coming from the Bahrain government, specifically from His Royal Highness Prince Khalifa bin Salman Al Khalifa. Also, the guidance from my parents and from the company owners was so supportive.
Do you have a business mentor, or is there anyone you particularly admire in your industry?
I don’t compare myself to anyone. I always compete with myself. I’m always looking for the higher position so that in future I can serve my fellow men and my country.
How do you imagine the real-estate market will develop over the next few years? I have a huge hope that the real-estate market will get better and better. The Bahrain government is so supportive. The 2030 vision: I look forward to seeing officials bring unique projects like schools,
hospitals and other infrastructure that can benefit the real-estate industry. As we can see, a massive investment from the government for infrastructure will give a great value to the new development.
What are the greatest challenges, and the biggest opportunities, currently facing the property industry?
How to cope with market changes. We all know it has not been stable in the last ten years and there have been a lot of ups and downs. It is a challenge to know how to manage every change, especially now with the drop of oil prices. To me, the real-estate market never dies; like food and water, it is a primary need for human beings; it is a ‘must’. The challenge is how you come up with ideas to adapt to these challenges and to offer deals that can make buying a home so satisfactory and comfortable financially.
Are there any new rules or regulations that you think could improve the performance of the real-estate industry? There is always room for improvements and new rules. I raised some suggestions and points of view during our meeting with His Royal Highness Prince Khalifa bin Salman Al Khalifa in his palace. They are reviewing it as His Highness clearly said that they are always there for any help and support, which we are lucky to have, and I’m sure a huge impact on our real-estate market will be due to that.

Layan, the first of its kind in the world, to understand the vision behind Mr Faqeeh’s mindset. He admitted that although Bahrain is smaller in size than its neighbours, in terms of leadership and businessmen, it always led the way when it came to innovation and creativity. Mr Faqeeh’s latest project – to be unveiled at BIPEX this month – is original in a different way. Named Al Sidra, the development comprises 460 villas, each with between two and five bedrooms and
priced from BD127,000 to BD165,000. The new scheme caters to Bahrainis looking for a new style of living, but according to Mr Faqeeh, the design, quality and finishing of the villas will be comparable to luxury housing. “Whenever we launch a project I make sure that it first satisfies my own personal standards. I always ask my designers, architects and team to create something that I could see myself living in or would be acceptable to me as a place of residence,” he added.
LAUNCHING AL SIDRA Viewing the designs, we could see that Al Sidra showcased five different styles of design. Some villas are Moroccan inspired, others are retro Bahraini and some are completely modern. Marble is a hard crystalline metamorphic rock which takes a high polish and is used for building and sculpture.
