But they’re not cheap. In Haberfield, an inner-west suburb with many large houses, the median house price last year was $1.42 million. In Mosman, the median for four- to five-bedroom houses is almost double that, $2.78 million. Domain Three of the Best columnist Lucy Macken says when hunting for big houses, the best value is to be found in areas that have lots of them.
The area with more large houses than anywhere else is the Hills District, north-west of the city. Of all the Sydney suburbs with large-house sales last year, seven of the top 10 were in the Hills, figures from Australian Property Monitors show. ‘‘That’s the area where you’d get the most bang for your buck in terms of the size of your property,’’ says APM’s senior economist Dr Andrew Wilson. ‘‘As you go further in [towards the city], that decreases.’’
‘‘There’s a buzz around this area at the moment,’’ says Douglas Driscoll, chief executive of Starr Partners Real Estate, which has its head office in the Hills suburb of Bella Vista. McGrath Estate Agents chief executive John McGrath has picked it as one of his top suburb choices for 2013. ‘‘A million dollars still buys you a great family home that would be $1.6 million in the [eastern suburbs],’’ he says in his latest McGrath Report. ‘‘It’s hard to go past this area for great family living with its own village.’’ Local agent Daniel Cook, from Richardson and Wrench St Ives, agrees but says upper-end houses in the suburb – between $1.5 million and $2 million – are also good value. ‘‘Where vendors’ expectations are coming down, there’s some great buys out there,’’ Cook says.

After toying with a move to the city, a relaxed, friendly atmosphere was too much to give up. When it came time to move, Jim Paras and his family toyed with the idea of shifting from their base in the Hills to be closer to Jim’s work as a corporate manager in the eastern suburbs. But they didn’t toy with the idea for long. Everything they had loved about the Hills – the space, the friendly and relaxed atmosphere, the predominance of other families – were hard to give up, especially when moving to the inner city meant smaller, more expensive houses. So after deciding to stay in the area, they zeroed in on Kellyville because it was closer to good schools and the
shopping at Castle Hill. ‘‘We did consider moving closer to the city but the attractions of living in the Hills area far outweigh anything the city has to offer. The only thing missing is the ocean,’’ Paras says. The house they eventually bought – for $950,000 through Ray White Castle Hill – is in one of the suburb’s best streets and backs onto a bush reserve. With four bedrooms plus a study, three living areas and a triple garage, it has more than 400 square metres of internal living space as well as a pool in the backyard. ‘‘Even though Kellyville is becoming a sought-after suburb and prices are rising, you still get a lot of bang for your buck, as opposed to the inner west or the city rim,’’ Paras says.
