I am delighted to be providing my first market review of our local market in the last financial year from our new office in Berowra. We have now entered what is typically the quiet season for the real estate market. Berowra and Berowra Heights, has enjoyed an unseasonably busy period for the months of May and June and our office has sold 12 properties in that timeframe. Stand out results have still been recorded in our local market and I am very happy to share the following examples: 27 Goodwyn Road, Berowra - federation style property with 3 bedrooms and additional studio was on the market for 1 day and sold pre-auction for $ 1,470,000 14 Rosslyn Street, Berowra - renovated 4 bedroom home was on the market for 1 day and sold for $1,352,500 ($52,500 over the price guide of $1,200,000 to $1,300,000) 11 Clinton Close, Berowra Heights – original red brick 3 bedroom home sold prior to marketing from a buyer sourced through the McGrath database within 7 days for $1,171,000 ($121,000 over the price guide of $1,010,000 to $1,050,000) A few observations we are seeing out in the market below: • There are fewer buyers through our open houses • Buyer urgency is decreasing • Strong prices are still being achieved but days on market have increased The last financial year has seen a constant period of steady price increases – about 20% and we are now entering a period of consolidation which will provide stable price levels. It is unlikely that we will see any further growth in value for quite some time. There is even a possibility of a minor price correction this year especially if interest rates escalate significantly. Our local property market will continue to enjoy a positive environment as the demand remains stronger than our supply. The stabilisation and calming of the price growth must be seen as very positive as it may encourage vendors to list their property as they come to terms with the knowledge that the market has reached its peak as the prices level out. This also gives first home buyers an opportunity to obtain the new grants available and secure their first property. In conclusion, I would like to thank the Berowra Community for the overwhelming welcome my team and I have received following the opening of our beautiful new office. We have received many good wishes and gifts and many local residents have popped in to visit and meet the team.
