Team Chauncy sold eight out of the top 10 house sales in Naremburn including two spectacular sales: 5 McBurney Street, fetching an impressive $5,160,000, and 4 Berry Avenue selling for $4,440,000. We also had exceptional off-market sales, including 24 Park Road which sold for $4,100,000 and 12 Lawson Lane, the highest townhouse sale, achieving $2,570,000, and 2/ 36A Park Road, setting a new suburb record for a onebedroom apartment at $1,170,000.
Our auction clearance rate of 90% and an average of just 19 days on the market demonstrates the effectiveness of our strategic approach to marketing Despite the challenges posed by 10 interest rate rises in the last financial year, we have witnessed strong demand from foreign buyers, reaching the highest level in the last eight years The limited flow of new properties to the market, coupled with robust housing demand, has helped offset some of the interest rate increases and acted as an accelerant on property values.
However, as fixed interest rates expire and inflation puts on some downward pressure, we anticipate an increase in property supply in the last quarter of 2023 and first quarter of 2024. With the spring season approaching, we advise considering an early spring campaign to capitalise on returning buyers and improving sentiment before any potential increase in supply in September/October
