Port Authority Transportation Facilities Set New Records for Passenger & Cargo Volume
T
he Port of Authority of New York & New Jersey announced in November that its airports, seaport, PATH and Goethals Bridge reported record passenger and cargo volumes during October 2019. The record volumes come at a time when the Port Authority is making unprecedented investments in its facilities to bring the agency’s vital facilities up to 21st century standards and to improve the traveling public’s experience. Airports Through the first 10 months of 2019, passenger volumes at the Port Authority’s commercial airports – John F. Kennedy International, Newark Liberty International, LaGuardia and New York Stewart International – grew to nearly 118 million, a new record. The volume was 1.3% above the number of passengers handled during the same period in 2018, which set the previous record high for that 10-month period. Aviation forecasts that 2019 will set an annual passenger record for the airports of about 142 million passengers. In October alone, John F. Kennedy International, Newark Liberty International and LaGuardia airports also set monthly records for passenger volume. Port of New York & New Jersey The Port of New York and New Jersey set a record in October 2019, handling 666,381 TEUs (20-foot equivalent units), a 1.2% increase over the previous October record of 658,708 TEUs set in 2018. The October 2019 numbers also represent the third largest cargo volume handled in any month in the history of the port. The Port Authority’s ExpressRail system also set an October record, handling 57,722 containers, an increase of about 1% over the 57,197 containers handled during the previous October record month in 2018. Through the first 10 months of 2019, the Port handled 6,286,762 TEUs, a new record for the 10-month period. The
6

volume was 5% above the previous record for the 10-month period set in 2018. PATH In October, PATH equaled its previous monthly record set in 2018, handling an average of 296,976 weekday passengers during the month. There were nine weekdays in October where PATH ridership exceeded 300,000 passengers, peaking at 308,725 passengers handled on October 24. From January through October, PATH handled a record average weekday ridership of 286,520 passengers, up 1.5% over the same period in 2018, and an overall ridership of 69.24 million passengers. Tunnels, bridges & terminals In October, the Goethals Bridge established a new October monthly record, handling 1,493,303 eastbound vehicles, a 1% increase over the previous record set in 2018. The Staten Island Bridges collectively also set a new monthly record in October, reporting 3,089,411 vehicles, a 2.7% increase over the previous record set in 2018. This record volume was driven by record activity at the Goethals Bridge and the resumption of normal weekend traffic at the Bayonne Bridge following the conclusion of weekend closures tied to the wind-down of the Bayonne Bridge Navigational Clearance Project. From January through October, the agency’s

six bistate crossings – the Holland and Lincoln Tunnels, the George Washington Bridge, Bayonne Bridge, Goethals Bridge and Outerbridge Crossing – saw a 1.6 percent increase in traffic compared to 2018, or 1,622,000 more vehicles during that 10-month period. About the Port Authority of New York & New Jersey Founded in 1921, the Port Authority of New York and New Jersey builds, operates and maintains many of the most important transportation and trade infrastructure assets in the country. The agency’s network of aviation, ground, rail and seaport facilities is among the busiest in the country, supports more than 550,000 regional jobs, and generates more than $23 billion in annual wages and $80 billion in annual economic activity. The Port Authority also owns and manages the 16-acre World Trade Center site, where the 1,776-foot-tall One World Trade Center is now the tallest skyscraper in the Western Hemisphere. The Port Authority receives no tax revenue from either the State of New York or New Jersey or from the City of New York. The agency raises the necessary funds for the improvement, construction or acquisition of its facilities primarily on its own credit. For more information, please visit http://www.panynj.gov

CONTINUING EDUCATION & BUSINESS TRAINING
Universal Technical Institute Bloomfield Campus Launches Ford Advanced Training Program
U
niversal Technical Institute in Bloomfield (UTI-Bloomfield) has launched the first class of its Ford Accelerated Credential Training (FACT) Program, a supplementary advanced 15-week curriculum authorized by Ford Motor Company that puts students on the road to Master Technician status. UTI students who complete the program earn up to 11 Ford instructor-led classroom credentials and more than 80 web-based credentials. As a result, graduates can provide specialized services, including performing warranty services. They also gain access to more advanced career opportunities. “Universal Technical Institute has consistently provided very efficient and comprehensive pathways for technicians to be fully trained in advanced Ford diagnostic service and repair technologies,” said Brian Porter, Technical Program Coordinator at Ford Motor Company. “We are happy to expand the FACT program to Bloomfield, so employers and consumers in the New York Metropolitan Area can receive the best possible service for their Ford vehicles and equipment.” Bloomfield, UTI’s newest campus, is the tenth UTI campus to offer the FACT Program, which provides 10 Ford specialty certification areas in diagnostic, electrical and diesel training. To be admitted to the FACT program and to learn to work with Ford’s exclusive state-of-the-art technology, students must first graduate from UTI’s core automotive or diesel program. Completion of the FACT program opens new opportunities and advancements such as Ford-specific warranty work. Dealerships and service centers that work with Ford often seek out FACT graduates for their specialized experience and knowledge. “We are delighted to welcome Ford’s FACT program to the campus,” stated Steve McElfresh, UTI-Bloomfield Campus President. “When this institute opened its doors a little over a year ago it was the first step to providing much-needed training and technicians for regional employers. The FACT Program is the next big step, allowing UTI graduates to go above and beyond for the customers and clients they serve.” Several area dealerships and service centers attended the program’s kick-off event in September of 2019 and expressed excitement at the prospect of a local pipeline of advanced-trained technicians. Representatives of Fette Ford of Clifton, Wayne Ford, All American Ford of Hackensack and Paramus, and Quality Ford of Rutherford were there to welcome the program. The automotive and diesel service industries in New Jersey and nationally have been wrestling with labor shortages for years. This shortage is even more apparent at the more specialized levels of training. The U.S. Bureau of Labor Statistics projects that by 2026 there will be more than 1.2 million job openings in the automotive, diesel and collision repair industries. To help reach that total, the transportation industry will need to fill more than 120,000 technician job openings annually, on average. About Universal Technical Institute, Inc. Enhancing Your Skill Set
Certificate programs for professionals in the workforce
E
volving industry trends and technology make it necessary to consistently reinforce your skill set—no matter what industry you are in. Certificate programs offer the opportunity for professionals in the workforce to add and delve into new skill sets to stay on top of the ebb and flow of their industry and, ultimately, pave a path for career promotions and advancement. They can even catalyze a career change. Graduate certificate programs are largely aimed at professionals currently in the workforce who are looking for specialized knowledge. These programs are widely available (sometimes even online) and are offered across a variety of field. They tend to have more flexibility and take less time to complete as they are more limited in scope—therefore offering a viable alternative to graduate school. How do you know you if you are ready to take the leap into the certificate program world? Take some time and assess your current professional situation, goals and big picture plan. As yourself the following questions: • What are your company’s pain points and growth opportuni10
meadowlandsmedia.com
December 2019
ties and how can your position help solve these? For example: do you need to learn more about a specified technology (e.g. EKG, email marketing tools, new IT software, etc.) to improve your company’s standing for future success? • Do you see a pathway for advancement in the next two to four years? In other words, is there a way for you to continue up the corporate ladder without supplementing with a new skill set or specialty? • What is your ultimate and ideal position in your company and can you get there through experience? Or do you need to refine and enhance your current skills to get there? Answering these questions will help you form the vision of your big picture and what you may need to do or concentrate on to get there—whether it be learning a new technology or a separate specialization or just diversifying your skills. Where do you look for graduate certificate programs? Most colleges and universities offer certificate programs across a
variety of field. Certificate programs are available locally at Bergen Community College, Berkeley College, Eastwick Colleges, Fairleigh Dickinson University, Felician University, Montclair State University, Hudson County Community College, Ramapo College of New Jersey, Saint Peter’s University, Teterboro School of Aeronautics, Universal Technical Institute and William Paterson University. Many of these schools offer online courses or hybrid courses, which mix online and in-person classes. You can also find a tremendous amount of certificate programs available solely online. Though there is a plethora offered, not all are created equally, so you will want to check the accreditation of the school and make sure it meets certain education quality standards and has the resources to deliver. Once you have vetted the options that offer your specific program, getting started is easy — email, call, or click enroll and start your learning journey and launch you into your next position or role for future success.

COMMUNITY
Getting the Most from your Charitable Giving
C
haritable giving is an important tradition during the holidays and Americans are the most generous people in the world. Giving Season, the final weeks of the year when donors make approximately 40% of all annual gifts, unofficially kicked off Dec. 3 with #GivingTuesday but there are opportunities to give to nonprofit organizations all year round. Whether you’re giving $40 or $400, here are some tips to help empower donors to optimize every donation and avoid the many scams that try to undo people’s generosity. Soul search Make giving a family thing. Engage them in discussing what types of causes are important to all of you. Do you want to make a difference on a national, local or international level? Be empowered to pursue your personal charitable vision. There is no wrong answer to identifying causes. Review the mission It has never been easier to confirm if a charity’s mission aligns with your charitable vision. Check your charity’s social media, speak to volunteers or even call the executive director. Part of a charity’s responsibility is communicating its sustainable impact and goals to donors like you. The more transparent the better. Friends, family, and associates can also be great sources of information about nonprofit organizations doing a lot of good. Do the research Many people spend more time researching a new restaurant online than they do a charity. Leverage the wealth of information online at sites like GuideStar, Giving USA and the Better Business Bureau to vet your charities. Check out annual reports and other relevant information to find a charity with a solid background and mission statement. Also, look at a charity’s social media feeds for up-to-date, results-focused work, long term goals and happy volunteers. Online, email, text and telephone scammers thrive on your kindness. Scammers create “mirror” social media pages that resemble a legit charity’s page. The best, fastest approach is “close then click.” Close out of any portal soliciting your donation and click to open a new tab to donate directly via a charity’s website. You’ll also save on third-party processing fees. The key is you initiating contact. Trust your instincts - if you have any question about a charity, call the charity directly or check whether it’s a registered 501c3 at IRS.gov. Set a budget How much you give is a personal decision and every dollar counts 12
meadowlandsmedia.com
December 2019
for charities. Generally, an annual charitable budget can be anywhere from 1 to 12% of income; there is no such thing as a “too small” donation. However, larger gifts to fewer charities create a bigger impact. Consider donating $100 to one charity rather than $20 to five charities. Also, give unrestricted gifts and let the charity determine the optimal use of your generous gift. Above all, create a budget and stick to it. You can’t—and shouldn’t—give reflexively to everyone who asks. Consider “noncash” gifts If you’re not in a position this year to make a financial donation, give your time instead through volunteering. Many organizations have wish lists on their website or Amazon. Wish list items are shipped directly to the charity and are sure to be used. Avoid donating unsolicited items – it’s expensive to move and store non-necessities. Individual charitable giving—in any form—has never been more important. Don’t wait to be asked by a charity to do something. Be proactive and it’s likely to be the most fulfilling thing you do. Eileen R. Heisman is President and CEO of National Philanthropic Trust (NPT) a public charity founded in 1996 to help donors, foundations and financial institutions increase philanthropy in society. Based just outside of Philadelphia, NPT ranks among the largest grantmaking institutions in the U.S. and is the country’s largest independent donor-advised fund sponsor, with grants totaling $6.8 million to charities worldwide. HUMAN RESOURCES & OPERATIONS
Vendor Contracts
Three important areas to stipulate
M
ost companies deal with a variety of vendors to deliver products and services for their business. Depending on the type of vendor, it can be directly tied to your business’ success as what they provide could be necessary for it to operate. Because of this, contracting with a vendor could involve other risks and/or complications — meaning you will want to negotiate and lay out terms for deliverability and conduct—to manage the relationship. In your agreement, you will want to go over with a fine tooth comb any details involved with three areas that pose the most risk for costly disagreements: payment, protections for data and termination . Pricing & payment One of the most common disputes in vendor contracts is over pricing so it is important to spell out every detail. The contract should include if the price can be adjusted under certain circumstances or if the pricing is fixed and not subject to change. For non-fixed pricing you should also state what would constitute as a cause for a price increase (ie. rising costs in the economy, natural disasters etc.) and consider including caps on certain increases, like a percentage that is shared by both parties. Additionally, you will want to state specifically how long the vendor is bound to the price. Along with the physical price agreements, you should also include the payment structure and when the payments must be made (e.g. in installments, when work is satisfactorily completed or a specific date/time) and any financing details involved. And, if fees are pre-paid you will want to address risk of nonfulfilment in the termination section. You will also want to consider inputting clauses on what occurs if a payment is missed or late and if that would constitute for immediate action for early termination of the agreement or if there is a grace period.
18
meadowlandsmedia.com
Liabilities in data handling & insurances Vendors will often become privy to sensitive business information and you will want to make sure the agreement contains detailed information about keeping information confidential, even after the relationship ends. Be sure to include which party of the partnership owns the data involved, as that is where most disagreements stem from. You will also want to ensure your vendor obtains a cyber risk insurance policy, which deals with using, storing and accessing confidential information. This will ensure that your vendor is covered in the event of a data breach. Depending on your industry, there may be a few other types of insurance a vendor may need to obtain. Common types of insurance for vendors are commercial general liability insurance, professional liability/errors & omissions insurance, automobile liability and worker’s compensation Insurance. With all types of insurance, to doublecheck protections are in place, you should state in the contract it is a requirement for the vendor to provide a certificate of insurance. The common pitfall of working with a vendor that does not have
December 2019
insurance is risky—and potentially costly for your business if something happens and insurances are not in place. Termination & wind-down The contract should lay out what would constitute as a breach of the contract or reason to terminate early (e.g. Are the responsibilities laid out not being preformed? Was the vendor delayed or late in delivering on a consistent basis?). The contract should define how a breach will be handled (e.g. Is there a certain timeframe the vendor can make good? Is termination non-negotiable?). When early termination is valid, the contract should also include a wind-down transition or exit strategy. Termination rights should be aimed at honoring the original agreement and the exit strategy should detail a timeline to minimize disruption to your business and customers—as this will have the most direct impact on your bottom line. \ Kimberly Quevedo is a freelance writer and a marketing and sales representative in the media industry. Bergman Real Estate Group Looks Back on 30-Years and Eyes the Future
Bergman family transforms the company into one of the most respected owners and managers of office buildings in New Jersey
W
ith what started as a one-off purchase in Houston, Texas 30 years ago, Bergman Real Estate Group has grown into a 32-employee-strong firm with over 2.25 million square feet in 23 office buildings throughout the Garden State. A little over three decades ago, Jerome “Jerry” Bergman bought that first property, and he and his sons, Michael and Steven, have worked tirelessly to grow the family-owned and managed real estate business into the full-service firm it is today. Jerry a 33-year veteran of acquiring and managing properties for national real estate firms and one of the founding members of global real estate development firm Tishman Speyer Properties, tapped into his experience to purchase his first garden apartment property in 1988. “Houston was on the heels of the oil crisis in the late 1980s and there were many foreclosures throughout the city as a result,” said Jerry. He saw the opportunities to buy significantly undervalued properties and, with one financial partner, that one deal turned into a plan to invest in properties on a bigger scale. This spawned the formation of Bergman Realty Corporation. Jerry and his oldest son, Steven, set up shop in Metuchen and began to expand their holdings. Within a short four-year period, they amassed a portfolio comprised of 10 apartment

properties with over 3,500 rental units and two office buildings totaling 300,000 square feet. As Bergman Real Estate continued to expand, the youngest son, Michael, joined the family business in 1991. He helped run the firm’s third-party asset management services, where Bergman was providing advisory and workout services to several banks to assist in repositioning and disposing of troubled office properties throughout New Jersey. In 1994, Bergman liquidated its Houston holdings and made the decision to focus on the acquisition of undervalued New Jersey office buildings, primarily due to the high vacancies that created significant value-added opportunities. “The transition from buying in Houston to New Jersey was a natural extension of our firm’s growth, not to mention we all lived and worked in New Jersey,” explains President and CEO Michael Bergman. Bergman’s first acquisition was a four-story, 85,000 square foot office building in Woodbridge at 555 U.S. Highway 1 South, where the firm is still headquartered today. This was shortly followed by the purchase of a 65,000 square foot building in MetroPark. “These two back-to-back acquisitions put us on the map in New Jersey as a credible buyer,” recalls Michael. “The brokers quickly took note that Bergman Real Estate Group was a new
investor on the scene actively looking for value-add office buildings.” One by one, the properties came trickling in, most with high vacancies and in need of capital improvements. Others were the result of lender foreclosures. The firm repositioned these assets right away by making marked improvements to the buildings and finding new tenants to stabilize occupancies, according to Bergman. Each transaction was structured with creative acquisition financing and with well-capitalized joint venture partners. “Between 1996 and 2007 was the perfect storm for the office market,” explains Michael. “Both private and institutional investors found New Jersey an attractive office market as occupancies, rental rates and property values kept going up. Things were going strong until the 2008 Great Recession hit.” Although that recession hit the New Jersey office market hard, the firm navigated the challenges without letting go of their longtime staff, a feat as other real estate firms downsized or closed altogether. “We worked through all the issues successfully, even though it was a tough time for the entire real estate industry,” recollects Jerry. From its very first acquisition in Houston to the present, Bergman adheres to a disciplined core investment philosophy focused on conservative underwriting, due diligence and
aggressively implementing specific leasing and management strategies. “We have a unique approach in that we involve our investor partners and lenders early on in the process,” Jerry said. “This assures a smooth, quick transaction later down the line.” To date, Bergman Real Estate has successfully bought and sold commercial properties with a combined market value in excess of $550 million. The firm has created several key strategic partnerships and established strong relationships with local lenders, mortgage brokers, investment sales and leasing brokers, professional service providers and of course with the numerous tenants that occupy space in its buildings. With this strong network of partnerships and decades of hands-on industry experience, Bergman Real Estate Group is well-positioned to address the future challenges of New Jersey’s office market, embracing suburban locations while offering Class A building amenities and services expected of the growing millennial workforce. “This has been the trend over the past several years,” explains Michael. “As today’s suburban tenants are looking for more lifestyle conveniences in their work environments, we have been actively updating our properties by adding numerous perks, such as full-service cafés, fitness centers with locker rooms, state-of-theart lounges and entertainment spaces with adjoining co-working

offices and conference/training centers, art studios, massage rooms, bike-sharing programs and unique outdoor spaces.” Bergman’s ongoing commitment to upgrading its buildings and investing in capital improvements and amenities is what attracted the Meadowlands Chamber Headquarters (“MCHQ”) to 1099 Wall Street West in Lyndhurst. The MC needed their headquarters to become a hub to help support local and regional businesses as well as to promote attractions in the Meadowlands, including the newly launched American Dream retail and entertainment center as well as the Meadowlands Sports Complex. According to MC CEO Jim Kirkos, at the top of MCHQ’s priority list were spacious areas for networking, opportunities for collaboration and the ability to accommodate high-end technology. “This amazing new facility will be home to our executive offices along with the very first Meadowlands Visitors Center promoting the region as a primary destination. We will offer collaboration & ideation zones, huddle rooms, a podcast studio and video conference suites, allowing new opportunities to network and collaborate. The new MCHQ is aimed at providing our members, especially small and start-up businesses with
advanced resources they may not otherwise have access to.” Bergman’s 1099 Wall Street West location fit the bill perfectly. This 7,000 square-foot ground-floor space provided an optimal setting for MCHQ, offering a convenient and easily accessible location to its members. For Bergman, a tenant like the MC will hopefully serve as a successful archetype for companies looking to set up shop in the heart of the Meadowlands. “An incredible amount has changed in the suburban real estate market over the past 30 plus years,” said Michael. “We’ve experienced the highs of the late ‘90s through the mid-2000s, the lows of the 2008 recession and the steady growth since. We have come out stronger and more experienced from all of it.” The Bergman family’s in-depth real estate management experience, clear market strategy and strong partnerships have defined their success—and will continue to enforce their strong lead in the years to come. “We are entrepreneurial in our way of thinking, and that’s been key to our success,” emphasized Michael. We are looking forward to the opportunities that lie ahead and continue to grow our company for the next 30 years.”

Leasing Commercial Space Three key legalities to keep in mind The Meadowlands Chamber recently opened its new MCHQ (see page 14), which entailed entering a commercial lease with Bergman Real Estate Group (See page 20 for company history). We’ve included this feature piece to explore three key legalities to keep in mind when entering a commercial lease..
F
inding a space to lease for your business can become more complicated than expected once you sit down to draw up the terms. Commercial leases have fewer consumer protection laws—and they are often more negotiable. The legalities involved can be lengthy, as agreements are often long term and binding and, if not clearly laid out, can sometimes lead to costly disputes and arbitration. Here are a few key considerations you will want to take into account before dotting the final I’s and crossing the final T’s on your commercial lease. The physical space: changes and maintenance The lease should take into consideration potential growth or technology you may need. Commercial leases include clauses for tenants and landlords, where tenants at minimum are responsible for keeping the property in good order (e.g. the housekeeping and repair chores) and landlords are responsible for the maintenance of major structural aspects. However, you will want to carefully spell out the exact structural aspects the landlord is responsible for and what would be involved in making modifications to the physical space. For example, modifications could include splitting larger areas to create additional work spaces, rewiring for better communications or even painting the walls. The lease should state who would be responsible for 26

December 2019
paying for which adjustments. It would also determine if the space would need to be returned to its original form once the lease is up and how that process is handled. In addition to the base rent, tenants are typically responsible for paying common area maintenance (CAM) fees. These fees cover maintenance for various common areas of the commercial property and sometimes other operating expenses for the landlord. In your lease, you will want to specifically include what the common areas are. For example, are the parking, restrooms, lawn or security equipment considered common and part of this fee? The lease should also determine how the fees are calculated. They are often based on the square footage of the space and number tenants for a pro rata share. These terms can either be fixed or variable and sometimes may be subject to change. CAM fees are the most complex and crucial to understand and it is not uncommon for landlords to overcharge in this area. They are entirely negotiable, and its important to ask what the recent CAM costs have been for the space and what is specifically included in the calculation of your share. At the end of the year, you will want to conduct an audit to determine if the projected budget of CAM charges was accurate for your rented space and the charges are being allocated properly. Rent increase calculations In New Jersey, there are no restrictions on the amount of rent that may be charged for commercial leases and the terms for acceleration of rent must be stated in the lease to be enforceable. It is important to carefully review how rent increases (escalations) are calculated, as there are a variety of methods. With the “cost of living annual increases” method, the base
Renewal options There are no laws requiring landlords to allow a tenant to renew a commercial lease in New Jersey. If the location of your lease allows for long-growth success in your business, you will want to examine the renewal process and options. In New Jersey, courts enforce the lease as written and will not allow a tenant to renew after the deadline of notice in the lease. This term is typically 9-12 months before the lease expires. You should keep abreast of the market throughout the course of the lease so when your notice date is coming up, instead of triggering the renewal right, you can craft an offer to lease, letter of intent or offer to

rent is adjusted by changes in the U.S. Consumer Price index. This type of rental escalation can be very unpredictable and lead to dramatic increases in occupancy costs. Rental increases can also be fixed either annual or at set intervals. These are closely tied to the cost of living annual increases but will only increase at a certain percentage either per year (annual) or at intervals in the lease For example, the first day of the sixth year the base rent might be increased by a certain percentage. With these, consider the length of lease and auditing it after a certain number of years to ensure calculations are accurate. Rental increases can also be calculated and based on the rising costs for the landlord. For example, with “tax pass through escalation”, rent only increases if the landlord’s property taxes increase. With “direct operating cost pass through escalation”, rent only increases when operating costs (like heating, electricity etc.) go up. When including these in a lease, it is important to identify what percentage of the tax increase the tenant would be responsible for and what exactly is considered operating costs.
amend and extend lease. This could help you work out a new deal. If you formally inform the landlord you are renewing the lease, you will be committing to the space before you know what the rental rate will be and you will not be able to negotiate other terms and conditions in the lease. You will want to use the renewal window as an opportunity to save and renegotiate the lease, ensuring you are in the best possible position to renew. LESSONS IN LEADERSHIP
Tips for Team Presentations
A
s leaders, we are often either asked or required to make team presentations, group presentations or presentations that require professionals and others to work together and communicate in a cohesive, coordinated and compelling fashion. But presenting as a team can sometimes be more difficult than presenting alone. With this in mind, consider some tools and techniques the next time you have to lead a presentation with a colleague: Trust each other. Without trust, no team can successfully present. You must have full confidence that the other presenters understand that you are all in this together. Look out for each other and “rescue” your partner if you think he or she needs it. You can only do this if you genuinely care about how your partner presents and see your fate tied to his or her performance. It’s not enough that you did a good job. That’s the difference between being part of a team and going it alone. Balance the time that each person presents. If one person is doing 90% of the talking, your audience will begin to wonder why the other presenter is even there. Make sure each presenter’s role plays to his or her strengths with respect to content and style.
If you have to correct your colleague, do it in a diplomatic and delicate fashion. If the mistake he has made is minor and doesn’t significantly impact on the quality of the presentation, leave it alone. Check your ego at that door. It is critical that you see your presentation partner “chiming in” not as an interrup28
meadowlandsmedia.com
tion but as a complement to what you are saying. Be conversational and refer to each other by name. When one of your colleagues is presenting, it is essential that you stay focused on what is being said. Avoid the temptation to daydream just because it is not “your turn” to speak. Be engaged and involved and you will see opportunities to add to the team presentation whether it was part of the script or not. Have a “blueprint” or game plan for who is going to play what role in the presentation. But don’t have it set in stone. Be structured and organized but remain flexible enough to respond and react to the fluid dynamics of the situation. Keep a conversational tone, which will allow for such spontaneity. Know exactly who is going to open and who is going to close a presentation. Don’t leave that to chance. Avoid any awkward silence or confusion when the time comes to “close” the deal. Every team that presents must have a leader or, as I like to say, a “quarterback” who will facilitate or hand the ball off and take it back to keep the presentation moving forward in a positive direction. December 2019
Practice, practice, practice. There is no substitute for it. Do a mock team presentation before colleagues who will give you honest feedback. This will allow you to tighten up your timing and the handing off from one presenter to another. It will also give you more confidence that you are truly prepared when the time comes to present for real. Never think you can simply “wing it” because each one of you knows your part of the presentation. That won’t get it done. What you don’t know and haven’t perfected is how the team will present as a group, which is very different than each one of you knowing your individual part. Remember, the whole is always greater than the sum of its parts. INNOVATION & TECHNOLOGY
Fast Food Industry Now Serving AI
T
he adoption of artificial intelligence is spreading to fast food. McDonald’s, the pioneer of fast food, is embracing AI as a way to increase sales and decrease costs. The fast food giant has invested millions in acquiring technology companies that specialize in machine learning and artificial intelligence. McDonald’s has also established McD Tech Labs in Silicon Valley. If you are a fan of McD’s you probably have noticed their new digital order boards designed to market their offerings. They strategically take into account the weather, the time of day, the popularity of certain menu items and the length of the wait time. They are currently testing technology that can read license plate numbers similar to E-Z Pass that will allow McD’s to tailor a list of suggested purchases to a customer’s previous orders. They are also exploring voice recognition technology as a way of enhancing the customer experience. This technology will free time for workers, who can instead be directed to take care of other tasks that speed up processing orders. The smart algorithms that have been built into drive through menu boards have already generated larger orders. By 2020, the new system is expected to be in place at every McD’s drive through in the country. This trend is being adopted by more and more brick-and-mortar retailers. businesses are using technology to collect data on their customers and deploy that information, like McD’s, to encourage more spending. Bluetooth devices can track shopper’s movements, allowing for companies to send texts and emails recommending incentives on products that customers considered but did not select. For example, in the growing food-delivery segment, apps have generated a treasure trove of customer purchasing data.

Another example is Domino’s Pizza, which has implemented streamlined phone and online ordering systems, data collection techniques and even self-driving cars in some areas. Their major competitor, Pizza Hut, recently acquired an online ordering software company. As you can see, AI continues to provide a plethora of ways that any business can run their operations with fewer people and increase profitability. The way it’s going, machine learning and artificial intelligence may soon know what customers want even before they decide and just offer them the opportunity to click ‘yes.’ Robert M.
