E
conomic development was a major focus for the Meadowlands Regional Chamber throughout 2017, as we prepare to welcome new projects and developments that will have a major impact on our overall economy and quality of life. In the end, the developments will translate to growth. The infrastructure requirements to accommodate and enhance this growth were a key part of the conversation at our Thought Leaders Conference with Uber, McKinsey & Company and ReThink Studio, which we’ve recapped in this issue on page 6. This conference is where we also presented our Meadowlands Vision 2040 plan, which is available at www.meadowlands.org. We look forward to engaging more area business leaders and expanding the conversation about how we can collaborate on future growth—and carry out the initiatives outlined in our Meadowlands Vision 2040 plan. The upcoming projects and growth will garner the Meadowlands increased attention on the national and international scene, with more businesses hopefully taking an interest in relocating to or conducting business in the area. The assets and attributes of the region will become more illuminated, and it will be even more critical for us to be able to tell our story of why the Meadowlands is an exceptional place to live, work and visit! In this issue, we offer a snapshot of that story with an Economic Development Section that begins on page 14. More of this story is also told in the 2018 Economic Development & Relocation Guide which can be ordered directly in print by calling (201) 939-0707. This guide has gone out to executives at over 15,000 organizations regionally and afar to welcome and assist anyone prospectively looking at making the move here. A recent development on the public affairs scene has seen representatives from five of our members and also myself be appointed to serve on Governor Elect Phil Murphy’s Transition 2018 committees. This is outlined in greater detail on page 10. It is a testament to the hard work that our Chamber members have put into establishing the region as an economic driver for New Jersey and an internationally recognized travel and tourism destination—and we look forward to working with Governor-Elect Murphy and his new administration. As always, we will keep you updated and informed on these developments, through Meadowlands USA and our other publications and communications tool. Thought Leaders Conference
Executives from Uber, McKinsey & Company and ReThink Studio join Meadowlands business leaders
T
he Meadowlands Regional 2040 Foundation hosted its third annual Thought Leaders Conference in October where executives from Uber, McKinsey & Company and ReThink Studio joined business leaders from the Meadowlands October to discuss issues of economic development in the region. At the conference the 2040 Foundation, which is an economic think tank subsidiary of the Meadowlands Regional Chamber, presented its 2018 Economic Development & Relocation Guide (available at meadowlandsusa.com) and its Meadowlands Vision 2040 plan, which outlines a strategic plan for economic growth and sustainability for the region through the year 2040. “These ideas, along with the chamber’s comprehensive blueprint to leverage the existing assets and investments in the region will promote business growth and business attraction,” said Jim Kirkos, president and CEO of the Meadowlands Regional Chamber. “The
2040 Vision Plan is the result of some of the most creative, analytical, passionate and resourceful minds collaborating to ensure that the Meadowlands as a region can thrive through the year 2040.” The conference panel topics included transportation, infrastructure and workforce development in the region, and the discussion touched upon critical issues such as growing jobs, economic resiliency, growth sustainability and improving the quality of life. The panel featured Regional General Manager for Uber Technologies Sarfraz Maredia, Founder of ReThink Studio Jim Venturi and Garo Hovnanian of McKinsey & Co. Venturi presented on the ReThink NYC Regional Unified Network (RUN) plan, which is a multi-stage development program to establish a regional rail network and interconnected system between Manhattan and the Meadowlands. “The question is how do we create a viable alternative that allows us to get from anywhere to everywhere affordably

throughout the region?” Venturi said. Venturi believes that the RUN plan, which has an estimated cost of $30.5 billion, would relieve the congestion and mobility challenges that the region often faces and make it “possible for users to get from anywhere to everywhere.” The plan calls for improvements at Secaucus Junction with additional track work expected to cost around $300 million. “All of the transit networks in the area are ultimately geared toward getting people into Manhattan,” said Venturi. “You can still get people into Manhattan, but also purpose them to get around the region. That’s the magic that Secaucus can offer. So many rail lines come together there because it’s so close to the PATH at Journal Square and because it’s at (exit) 15X and the NJ Turnpike. You can redirect so many of the buses that go there and spare them the torture of the helix going through there. It’s an opportunity to turn New Jersey from a place that really suffers from these congested roads and into its true self, which is a beautiful state.” More information about the RUN plan can be found at www.rethinknyc. org. Maredia also announced that Uber will be opening a Greenlight Hub in Secaucus in 2018, which would serve as a support center for Uber drivers and customers. The new building will be 7,000 sq. ft.—which is twice the size of the Hoboken hub—and will be located at Harmon Cove Industrial Park. “Our move to Secaucus reflects Uber’s ongoing commitment to serving our New Jersey driver community,” said Maredia. “We’re excited about the growth we’ve seen in the Garden State and plan to continue investing in the region.” Among the business leaders in attendance at the conference was Executive Director of EZ Ride and Meadowlink Krishna Murthy, whose organization has focused closely on serving the transpor-
tation needs of corporate clients in the Meadowlands area. “A lot of businesses are coming into the area and they’re all concerned about access to public transportation,” Murthy said. EZ Ride offers the Meadowlands a network of shuttle services with roughly 20 different routes that transport more than 1,000 people a day. The company also provides carpool and vanpool programs as well as access to people with disabilities. About The Meadowlands 2040 Foundation The 2040 Council was established by the Meadowlands Regional Chamber in 2009 as an economic development “think tank” comprised of leaders from small to large companies who have invested mightily here in the Meadowlands. The purpose of this initiative was to discuss “big picture” issues that affect the economy and to collaboratively create a vision plan that advances the region through the year 2040. Topics of discussion include transportation infrastructure & mobility, flood control, education & workforce development, the regulatory environment and overall economic development. Now a full installed foundation, one of the driving goals for the 2040 Foundation is to enhance the local economy by strengthening the workforce and improving the overall quality of life for the Meadowlands community.

Tax Credits & College
Are you aware of these tax breaks for college?
I
n its most recent survey of college pricing, the College Board reports that a “moderate” college budget for an in-state public college for the 2016–2017 academic year averaged $24,610. A moderate budget at a private college averaged $49,320. Many parents struggle with college expenses. You might think that the IRS is an unlikely place to seek help with paying for college but did you know that there are some significant tax benefits available for college? According to a recent agency release, there are two specific college tax credits you or your dependent children may qualify for: 1. The American Opportunity Tax Credit, (AOTC) can be worth a maximum annual benefit of $2,500 per eligible student. The credit is only available for the first four years at an eligible college or vocational school for students pursuing a degree or another recognized education credential. Taxpayers can claim the AOTC for a student enrolled in the first three months of 2018 as long as they paid qualified expenses in 2017. 2. The Lifetime Learning Credit, (LLC) can have a maximum benefit of up to $2,000 per tax return for both graduate and undergraduate students. Unlike the AOTC, the limit on the LLC applies to each tax return rather than to each student. The course of study must be either part of a post-secondary degree program or taken by the student to maintain or improve job skills. The credit is available for an unlimited number of tax years.
Other college tax credits The IRS also reminds taxpayers of these other college/educational tax benefits such as: • Student loan interest can be deducted up to $2,500 per year. However, beware of the income limitations. • Scholarship and fellowship grants are generally tax-free when they are used to pay for tuition, required enrollment fees, books and other course materials. However, they are taxable if used for room, board, research, travel or other expenses. So, use these funds wisely.

• If you are using eligible savings bonds to pay for college, interest is usually tax-free (subject to income limitations) if bonds were purchased after 1989 by a taxpayer who, at the time of purchase, was at least 24 years of age. Programs specific to New Jersey & New York In addition to the credits and tax breaks provided by the IRS to help with college expenses, there are also some plans and programs specific to New York and New Jersey. For example, New York is one of those states that has a pre-paid or “529 plan.” These 529 plans, so-called because Section 529 of the Internal Revenue Code specifies their tax advantages, are used by many families to prepay or save for a child’s college education. Contributions to a 529 plan are not deductible, but earnings are not subject to federal tax when used for qualified education expenses. What is really nice about New York’s 529 Plan, is that your child does not have to attend a school in New York. The money contributed to the account can be used to pay qualified higher-education expenses at any eligible school—college, university, vocational, trade, or graduate—anywhere in the United States or abroad. While contributions to the plan are not deductible on your federal income tax return, according to the plan, if you work in New York and pay New York State income taxes, you may be entitled to a state tax deduction of up to $5,000 ($10,000 if you’re married filing jointly). New Jersey also has a 529 plan known as “NJ Best.” Like New York’s plan, it can be

used at any accredited college, not just colleges or universities in New Jersey. However, students at New Jersey colleges and universities can receive a tax-free scholarship whose value increases along with time and investment in the plan. With both plans there are no income restrictions, you can open a 529 plan regardless of how much or how little you earn and your investments grow free from federal and state income tax. Also qualified withdrawals are not subject to federal or state income tax. The Greater Meadowlands Region is serviced by several state and interstate highways, as well as the New Jersey Turnpike which runs right through it. The Garden State Parkway borders the western part of the region. The Greater Meadowlands region connects three Hudson River crossings into Manhattan—the Holland Tunnel, Lincoln Tunnel and the George Washington Bridge.
The average commute time in the Meadowlands is 28 minutes, less than the average commute time in New Jersey overall and in the New York Metropolitan region overall.
The Greater Meadowlands Teterboro Airport is located right in the heart of the region, home to many private aviation charter companies that fly nationally and globally. Newark Liberty International Airport is just 10 miles away. There are 25 airports within 50 miles of the region, including LaGuardia Airport (16 miles) and John F. Kennedy International Airport (21 miles) in New York City. Mass transit is abundant. NJ Transit services the Meadowlands with several train lines, bus lines and the Hudson–Bergen Light Rail. Jersey City and Harrison are serviced by the PATH train, which goes directly to World Trade Center in Manhattan and also Newark Penn Station. There are also several private services available, including EZ Ride through Meadowlink, which offers shuttle transportation around the region. A NJ Transit train ride from Secaucus Junction to New York Penn Station can take as little as 8 minutes. Business Incentives There is over $1 billion from identified incentive packages going toward investment projects across companies, industries and municipalities in the Meadowlands, according to WAVTEQ which tracks incentive programs across the United States. This number also represents 29 percent of all incentive investments in the entire state of New Jersey, despite the Meadowlands representing a relatively small geography.
Business organizations that are creating or retaining jobs in New Jersey may be eligible for tax credits ranging from $500 to $5,000 per job, per year; with bonus credits ranging from $250 to $3,000 per job, per year through New Jersey Economic Development Authority’s Grow NJ Assistance Program.

DAMASCUS BAKERY INC. Damascus Bakery, a Brooklyn based family-owned and operated bakery since 1930, has expanded operations to 65 Industrial Street South in Clifton, a 204,000 square foot industrial/warehouse building. The former GlaxoSmithKline building had recently undergone a major $10 million upgrade and renovation after Tulfra Real Estate teamed up with Hampshire Companies to acquire the building in 2015. Damascus Bakery is a large-scale baker of paninis, pitas, roll-ups and wraps which can be found in such popular retail locations as Starbucks, Chick-fil-A, Whole Foods, Kings and Costco, among others. The bakery currently has operation facilities in Brooklyn and Newark, and will now be with us here in Clifton.
FLOMO & GLITZZIE.COM FLOMO—a major national brand of gift bags, party supplies, gifts/novelty, plush, bows, ribbons, mugs, school supplies, educational products, stationery and holiday/seasonal merchandise—is a long time member of the Meadowlands business community. In 2015 they moved from their space in Teterboro to a new 20,000 sq.ft. showroom and highly efficient 200,000 sq.ft. warehouse distribution center in Moonachie. The company retained 100 percent of its employees through the change in location, and the move also saw the launch of its new e-marketplace venture Glitzzie.com. FLOMO is owned by Nygala Corp. and it takes pride in its commitment to develop, design, manufacture, import and supply retailers with a wide selection of everyday and seasonal products.

FRONTAGE LABORATORIES Frontage Laboratories, the global pharmaceutical research company, opened its newest New Jersey facility in Secaucus in May 2015, with the aid of $2.44 million in Grow NJ incentives. The 36,000-square-foot facility, which includes a 160-bed research center, nearly tripled the company’s clinical capacity in the United States and complements its existing facility in Hackensack.
GOYA FOODS Goya Foods, the largest Hispanic-owned food company in the United States, opened a state-of-the-art, sustainable corporate headquarters in the Meadowlands industrial area of Jersey City in April 2015. Goya was headquartered in Secaucus beginning in 1974 and they will now maintain that location as a key distribution center. Goya’s new center totals nearly 900,000 square feet on 58 acres and ensures the retention of over 500 existing local jobs and the addition of 100 new positions. A longstanding member of the Meadowlands business community, Goya has invested $250 million and additional resources in its facilities in the Meadowlands industrial area of Jersey City and Secaucus.
MEGAS YEEROS In 2015, Greece-based Megas Yeeros LLC—producer of traditional Greek meats like souvlaki, befteki and kebab—opened a new 40,000-square-foot production and headquarters facility in Lyndhurst, creating over 100 new local jobs. The New Jersey factory, which is the company’s first U.S. facility, is in a single level USDA-approved plant previously used to produce sausage casings. It is set up to prevent any cross contamination from products or personnel. The Lyndhurst factory is producing about 10,000 pounds a day in products, with a capacity of 17,000 to 18,000 pounds a day. “Our growing company with roots in Greece will continue to expand, adding local jobs and becoming more involved in the local communities. We currently have distribution for our products throughout the northeast, Chicago, the mid-Atlantic, and Connecticut; and growing every day,” said Nikos Stergiou, General Manager of Megas Yeeros. “Megas Yeeros is quickly becoming part of the rich tradition of successful profitable companies with their headquarters in New Jersey.”

QUEST DIAGNOSTICS Quest Diagnostics Incorporated, the world’s leading provider of diagnostic information services, relocated its corporate headquarters from Madison to Secaucus in September 2017. The company also operates another facility here in the Meadowlands in Teterboro and employs more than 2,300 people throughout the state. “This decision best serves our shareholders and employees,” said Steve Rusckowski, president and CEO. “Our move to Secaucus allows us to retain our New Jersey employees while being in better proximity to public transportation and many of our major healthcare partners. We have deep roots in New Jersey, and we look forward to continue innovating and empowering better health with diagnostics insights in the Garden State.”
THE REALREAL The RealReal, the leader in authenticated luxury consignment, opened a 129,000 square-foot warehouse in Secaucus, moving its east coast processing and fulfillment operations from an over-capacity warehouse in midtown Manhattan to the newly leased warehouse in Secaucus. The state-of-the-art facility supports the tens of thousands of luxury goods The RealReal receives and processes on a monthly basis. “We were bursting at the seams of our Manhattan and San Francisco warehouses so the opening of our new Secaucus warehouse could not come at a better time for us operationally,” said The RealReal CEO Julie Wainwright. “From an overall brand perspective, the new warehouse represents an exciting milestone of growth and expansion for our thriving business and allows us to support an even greater volume of authenticated luxury goods on a daily basis.”
Y INTERNATIONAL In November 2016, Y International, one of the largest importers of U.S. food and household products to the Persian Gulf region, celebrated the opening of its first U.S. warehouse and distribution center in Lyndhurst. Y International USA purchases and exports food that is “Made in the U.S.A.” from its new facility, giving manufacturers the opportunity to expand their reach to the emerging markets it serves. The company, which currently has 75 employees at the 75,000-square-foot facility, is expected to employ up to 250 people at the site. Y International USA is a division of LuLu Group International, which operates the hypermarket and retail venture LuLu Hypermarket. They operate stores in the Middle East, Asia and Africa. Bank Card Systems integrates technology, service & trust to provide payment solutions
C
an you recall the last time you peeled off a few large bills for a purchase? Or didn’t swipe your debit card for a mocha latte at your favorite morning stop? “I don’t even carry cash,” said Tarek Saheli, owner and CEO of Bank Card Systems (BCS) in Rochelle Park. “Almost no one carries cash anymore, and I’d be surprised to find a business that doesn’t accept credit cards for payment. It simply is a way of life these days.” Established 15 years ago, BCS is in the business of providing all those credit card processing products and services to merchants of all sizes across the country, including corporate retail chains, midsized businesses, restaurants, mom-and-pop shops and your favorite morning stop. “We have become a cashless society, no doubt about it. What we do is provide the services companies need to make their transactions smoother and more efficient,” Saheli says. Changing with the times Saheli said savvy business owners are always seeking to improve their point of sales (POS) systems to streamline transactions. For BCS, that means keeping up with technology. “When we started out 15 years ago, we were using countertop credit card machines. That seems like a lifetime ago,” said Saheli. “Our goal is to stay current—and even ahead of the curve—when

it comes to innovative technology in the field. We pay attention to changes in the industry and we pass along that knowledge to our customers.” BCS offers a variety of credit card processing solutions including standalone terminals, registers with integrated credit card processing, mobile solutions for Smart phones and other mobile devices, POS systems, online solutions/ecommerce and wireless terminals—which have increased in popularity as many businesses are shifting to non-traditional formats. Wireless terminals are also increasing in use in locations where network connectivity may be unavailable, such as outdoor venues, food carts, kiosks, sporting events and open markets. Saheli said wireless terminals are the most flexible, compact and ready immediately wherever the merchant can connect to cellular service. The POS System remains the most popular among restaurants and food-service business because of the multiple features it offers. The POS can accept every type of payment, manage employee schedules and track employee hours. “It also has the options for accounting and bookkeeping and does advanced reporting,” Saheli said. “We offer products and services for one-stop shopping.” In addition to a wide range of credit card systems, BCS also offers solutions for check services, gift cards, cash advance and loans. BCS customers include merchants from all industries, including retail, government, restaurants, healthcare, nonprofits and ecommerce, among others. Quality Service & Trust Are Key With such a rapid evolution of products and technology, Saheli said BCS strives to ensure their customers feel confident in whatever solution they choose. “It can be a bit overwhelming for merchants when it comes to choosing a product. We do all we can to help them choose the best system for their needs,” Saheli said. “We want them to feel comfortable in choosing the options that best fit their business type and their volume of sales.” Some systems are very sophisticated and are ideal for a business that handles, for example, a million dollars in sales a month,

Saheli said. “Those types of systems don’t make sense for a small business without that kind of volume, so we will not sell that same equipment and services to both. We want it to be a simple solution for our customers. It’s not about pricing, it’s about the quality of service.” BCS said the sales team—which includes sales representatives located across the country as well as in the Rochelle Park headquarters—give 100 percent to all customers. “These days, there is more competition for us than in the past. We make sure our sales people offer only their best for every customer, no matter the size of the business. Therefore, we are very selective in our sales agents choices.” Saheli stressed. He added that BCS is not looking for rapid growth that “will make it hard for us to offer the same quality service.” “We personalize our attention to the customers, something that is sorely lacking in a lot of businesses,” he added. “I’d rather we continue that approach.” ‘Attractive sales package’ Unlike many of its competitors, BCS offers a unique combination of affordable and fair pricing, no long-term service contracts and the equipment is provided free for the merchants. “Most companies make their customers purchase the equipment in order to use it. Bank Card Systems does the opposite. We provide all the equipment free of charge and we walk through its use, step by step as part of our service,” Saheli said. “We’re also available 24/7 if merchants have questions or concerns, and customers who open accounts with us can cancel at any time without paying a cancellation fee.” Because of this, referral business has always been very good, Saheli added. “Our sales people know and understand the equipment and are always available to help, no matter what.” Interchange fees with the credit card companies themselves are fixed, so the BCS options and free equipment become an “attractive sales package,” Saheli said. Security, increased risk factors With the explosion of credit card use—whether in-store, online or through one’s cell phone and mobile device—there also is an

increased incidence of fraud and security breach. “We read about it every day, and sometimes it seems like no matter what we do, it happens anyway, to small companies, individuals, the big retailers, banks; no one is immune,” Saheli said. “It’s an ongoing battle but just as the systems themselves are evolving, so are the security solutions, and BCS is working constantly to make sure our security software stays updated.” “We are very aware that the risk factors are there when dealing with credit systems. We also remind our merchants that they, too, are responsible for keeping their POS safe from hacking and other breaches. It’s a priority to help our customers stay as safe as possible, and we do that through communication and trust.” Saheli is a few short steps from completing his doctorate in civil security leadership, management and policy at New Jersey City University in Jersey City, New Jersey—the only program of its kind in the United States. “There are so many different layers to maintaining data security in business today,” he said. “What I’m learning can only be more beneficial for our customers and for the industry.” Convenient location The Bank Card System headquarters is located in Rochelle Park, with convenient access to north Jersey’s major roadways— Routes 17 and 4, the Garden State Parkway and Interstate Rt. 80 are close by. In addition to the country-wide sales team, the BCS office staff consists of Erica Morales, the BCS communications and marketing manager, who joined the company in 2011; and Estella Herrera, BCS office manager, who has nearly 30 years’ experience in the industry.

What’s next? Saheli laughed when asked about where the credit card processing business can possibly go next. “Who knows? Some of the technology we have now will be obsolete or outdated before you know it. The chips in the cards are getting smaller and smaller. Maybe we’ll even have chips implanted in our hands or something,” Saheli said. “I’ve heard about technology that may include eyeglasses with the internet being activated by blinking. It’s the stuff of science fiction, and people will do it, no doubt.” And likely, BCS will be right there with it, he added. here’s a Finnish quote, “Happiness is the place between too little and too much.” In our culture that’s so driven by having more, no matter what we already have, this can be a smart and helpful bit of advice. For families just starting to plan their financial priorities, budgeting can be a balancing act: paying bills, saving wisely in the event of emergencies and investing in anticipation of children’s college tuition or your own retirement. The desire for more “stuff” actually can contribute to a financial bind for families. In many cases, a lack of financial priorities leads to overspending, leaving too little money to cover expenses and savings. As a result, many individuals have little choice but to continue working into their retirement years. For many Americans, however, retirement will span decades—and that key thought should be near the forefront of your planning efforts. Start by planning your journey Everyone should avoid the temptation to plow ahead with no plan, possibly because they think they don’t earn enough to save or because poor decisions have left their finances in such turmoil that they don’t want others, including family members, to know. You should never be embarrassed about what you make or the situation you are in. It might surprise people to know how many others are in situations similar to theirs. Set goals, ask the right questions, and find someone to help you Setting goals is critical to your financial wellbeing, and it starts with introspection and questions. For example, would you love to
work into old age or do you want to retire early? Would you like to start a second career or own a business? How will you financially provide for your children’s college education? Is your dream house a near or distant possibility? At the heart of having an investment plan for your future is figuring out exactly what you want to achieve. In determining your investment goals, there are several questions that can help you and your financial advisor develop an appropriate investment plan. • First, how long can you invest your money? • Second, how comfortable are you with up and down movements in the value of your investments? • Third, how much ready cash do you need to meet unexpected emergencies or expenses? Move saving up your priority list Typically when we budget, we budget all of the required obligations that we have— mortgages, car loans, utilities—and then we budget our discretionary spending. And whatever is left over, if anything, is what we save. Re-order your list (and priorities): Pay required household bills and then budget your savings, moving nonessentials to the bottom of the list.

Smart planning starts with a simple principle: Pay yourself first Save systematically to take advantage of the potential for compound growth. As a hypothetical example, Sally, age 23, invests $5,500 a year for 10 years in a Traditional IRA. At age 65, her investment will be worth $363,418, based on a hypothetical, consistent return of 5 percent. By contrast, David starts funding his Traditional IRA at age 40, putting in a total of $143,000 over 26 years until he’s 65. Using that same assumed return, his investment will be worth $295,180 — about $68,000 less than Sally has in her account even though she invested $88,000 less. A small amount can be huge here, even if you are saving $10 a week or $50 a month or $200 a month. Doing so may be more reliable than hoping for an inheritance from your parents, who may incur unexpected medical bills or give their money to someone else. Job Interviewing Requires Great Communication Conducting effective interviews & identify the right candidates with these tips
I
t is hard to think of any aspect of professional life where communication doesn’t come in to play. Consider how often as a manager, supervisor or business owner you’ve had to hire someone. In the process, you conduct interviews, yet few professionals have been trained to do this well. Being a great interviewer is critically important in finding out the strengths and weaknesses of a potential new hire. With this in mind, consider the following: Be prepared. The key in any effective interview is to customize your approach to the person seeking the job and the requirements you are looking for. For example, every interviewer asks; “What are your greatest strengths?” Yet, a more customized approach would be; “Tell me a situation in your previous job where you really had to be creative to solve a problem.” Further, these prepared or “canned” questions have been asked so many times before of job applicants, that you are not likely to get especially relevant or useful information. Job prospects know they are coming and predictably they prepare canned answers. Make it engaging. If an interview is droning on, the first thing to consider is why the interview is so dull or boring? Is it you? Is it the job applicant? One of the things to look for is enthusiasm and passion, which are often communicated through high energy. But if you really think the person has possibilities, here are some things you can do. Lean forward. Pick up your volume as well as your pace, and ask a follow up question like; “Tell me more,” or, “Do you have an example?” Often people play off your energy and become more interesting as a result.

Use follow up questions. Since so many applicants are on their best behavior in interviews and often give the “right answers,” there are ways to find out who the person really is and if they are right for your organization. The key is in the follow-ups; “You have communicated many times in this interview that you are a ‘team player.’ Describe a specific instance where you’ve lead a team to deal with a particularly difficult challenge or problem.” Another follow-up might be; “You said that you are a consensus builder. Tell me about a time where you had to bring people together and resolve conflict or actually build consensus.” Throw curve balls. There are some interesting questions you can use that the interviewee may not expect, but can be very useful. Some of my favorites include; “What are you most proud of, professionally or personally, and why?” Or, “What is your biggest disappointment to date in business or work and what have you learned from it?” And one

Then he got a job at the Zeta Psi Club which marked a turning point for him. He eventually worked his way up to managing the club and enjoyed the opportunity to network and build working relationships with many business people. The Zeta Psi job led to another great opportunity as one of the managers of the West Side Tennis Club in Flushing, Queens. Created in 2010 in response to the economic recession, ELEC brought together IUOE Operating Engineers Local 825 and its union contractors in a labor-management organization to pursue mutually beneficial objectives. These included: promoting the benefits of Union Labor; encouraging our Operating Engineers to obtain and maintain certifications and credentials through a member-reimbursement program; and partnering with private developers to advocate for economic development projects. In 2014 ELEC launched a contractor toolkit and grant program to help its signatory contractors compete in markets in which union labor was under-represented. In 2016, ELEC’s Road to Repair consumer campaign successfully advocated for the Transportation Trust Fund’s (TTF’s) renewal and constitutional dedication. In 2017, ELEC expanded Road to Repair’s focus, advocating for all types of infrastructure, including water/ sewer and energy. We have already seen success in advocating for the Water Quality Accountability Act, which became law in July 2017.

Tech In The Cloud
The Internet of Things is around the corner, and that is a good thing
I
recently attended a presentation and demo on the Internet of Things (IOT). The IOT solution was fascinating to me in terms of its innovative approach to solve the problem of controlling multiple appliances from a single mobile application. In the home automation space, appliance manufacturers are now building washers, dryers, fridges, water heaters and water sprinklers with intelligent electronics that would allow a user to send commands that turns these devices on and off, adjust temperatures, etc.—all from smartphone applications. The key issue is the lack of standardization amongst appliances and the clutter of smartphone applications required to communicate with devices that users wish to control remotely. Everyone uses text-messaging such as

WhatsApp for communications with other people. What if there was a cloud-based Middleware solution that users could send text messages to control their devices and smart appliances? One company working on a solution to this problem is Singapore-based Unified Inbox, who built a UnificationEngine™ for the Internet of Things. The best way to describe the capabilities of the Intelligent IoT Messaging solution is via an example. A user has deployed an automated water sprinkler and water heater in her home and wishes to control these devices remotely using a text-based messaging application such as WhatsApp. The user brings up WhatsApp on her smartphone, types in the number of the IoT cloud-based messaging server and sends the message ‘Turn on water’.

One of the key components of the IoT messaging engine is the configuration and security management subsystem. It knows which users are authorized to send messages, appliances the user is allowed to control and the locations where these appliances are installed. The Intelligent IoT Messaging solution authenticates the text message from the user and, from its configuration database, determines that the user’s home is at location A and has two automated appliances: a water heater and a water sprinkler system. The next step taken by the Intelligent IoT messaging engine is to send the user’s query to the IBM Watson Platform for natural language processing. Yes, the same technology that IBM used to defeat two long-time winners of the Jeopardy! Tele-
vision game in 2011 now lives in the cloud and is accessible to middleware solutions that require applications such as natural language processing, machine learning capabilities and artificial intelligence. The ‘Turn on water’ text message and user appliance information is sent to the Watson server for natural language processing. Watson responds with ‘Turn on water heater or water sprinkler?’ The Intelligent IoT Messaging solution sends the text back to the user and she texts back ‘Turn on water sprinkler.’ The Intelligent IoT Messaging solution receives the user text and forwards to Watson along with appliance configuration information to ascertain there is no ambiguity—the Watson server responds affirmatively. Embedded within the Intelligent IoT Messaging Solution are connectors developed for each appliance manufacturer that allow communications in ‘machine language’ to the appliance in a device-independent fashion. The Intelligent IoT messaging solution knows that the user has a water sprinkler from manufacturer A at location A and issues the command to turn on the water sprinkler. When the positive response has been received from the appliance that the water sprinkler has been turned on, a text message is sent back to user confirming that the ‘Water sprinkler turned on.’ Intelligent IoT Messaging solves the problem of application clutter on smartphones when integrating the growing number of devices becoming available in the Internet of Things. This market will grow by delivering a cloudbased middleware solution with natural language processing capabilities that use a single text-based application to interface with a multitude of IOT devices that are rapidly being introduced. Shen Yun Awakens Ancient Chinese Arts Performing arts group continues to stun audiences with dance, music & folklore
D
ragons live forever. In Chinese legends, they are beings of glorious purpose, noble and magnificent in deed and in character. Their scales, laden with the light of the heavens, glisten in seas and storms, the stage for grand displays of power. The ancients spoke of these sacred creatures spreading blessings throughout the land. But as time passed and legends faded, they were nearly forgotten. Relics of a distant era, buried under dust— until a delicate touch brought them back to life. In the morning of a new millennium, Shen Yun Performing Arts has awakened the sleeping myths of old. And the result is nothing short of splendid. A global sensation Established in 2006, Shen Yun now tours annually around the world. The New York-based performing arts group has grown from a single company to four—each complete with a dance troupe, singers and a live orchestra. Its performances are grounded in classical Chinese dance, an art form almost as old as China itself. Twelve years and five continents have seen over 5,000 successful shows at sold-out venues such as Lincoln Center, the Kennedy Center and Palais des Congrès de Paris, among others. What started as a wish to revive traditional Chinese culture has exploded into a global sensation, earning the praise and admiration of art lovers from all walks of life. Art at its essence True art does not need translation—its message reaches beyond the boundaries of language and speaks directly to the soul. The very best of authentic Chinese culture—spanning 5,000 years—is skillfully woven into original dance pieces and compositions by Shen Yun’s choreographers and composers. Some are portraits of China’s greatest heroes, like the strategist Zhuge Liang and the woman warrior Mulan. Others paint scenes from folklore and fantasy, from the exploits of the Monkey King to the halls of the Dragon King’s palace. Maser Consulting Leader Named President-Elect of American Institute of Certified Planners Commission
D
eborah Alaimo Lawlor, FAICP, PP, was named President-Elect of the American Institute of Certified Planners (AICP), the professional institute of the American Planning Association. AICP represents 16,500 certified planners and focuses on ethics, professional development and standards of practice. Lawlor will take office January 1, 2018. In this elected, volunteer position, Lawlor will serve one-year as president-elect before assuming the presidency for a two-year term, followed by a final year as past-president. She will be responsible for leading the eight-member AICP Commission in governing the institute and is currently completing her second four-year term as a Commissioner. “Debbie has had a lifetime passion for planning that is unsurpassed in the industry,” explained Kevin Haney, PE, President and COO of Maser Consulting. “We are proud to have someone as distinguished as Debbie on our team and congratulate her for achieving this national honor.” At Maser Consulting P.A., Lawlor is the discipline leader of Planning Services. With more than 30 years of state, regional and private sector planning experience, she manages 12 planners representing more than 50 municipalities and a large private development clientele. Maser Consulting has 22 offices nationwide and employs over 700 professionals including licensed engineers, planners, surveyors, landscape architects and environmental scientists. Previously, she served as the Chief Planner and Chief of Sustainability and Economic Growth at the New Jersey Meadowlands Commission. Debbie Lawlor is a Fellow of the American Institute of Certified Planners, one of the planning profession’s highest honors. “To be able to engage the public from a planning perspective on the national level is going to be a great experience,” stated Lawlor. “One I might not have achieved without the support and confidence of so many people I’ve met along the way.” An active APA member, Lawlor has held numerous leadership roles, including serving as chair of the Community Assistance Planning Services Committee, and as member of the APA Research Agenda Task Force and was a charter member of the Sustainable Communities Division. She was vice chair of state planning for the Regional and Intergovernmental Planning Division and first vice president of the APA New Jersey Chapter. In 2009, she received the APA New Jersey Chapter Distinguished Service Award.
Weiss Realty Affiliate Acquires 48,492 SF Office Building in Neptune

eiss Realty, a leading New Jersey based full-service commercial real estate and investment firm, has announced the successful completion of a major sales transaction with the purchase of 1800-1836 West Lake Avenue, Neptune, NJ for $8.8 million The three story, 48,492 sq. ft. office building is located at the intersection of Route 35 and West Lake Avenue. CBRE Capital Markets Debt and Structured Finance team of James Gunning, Donna Falzarano and Kyle Saviano arranged a $6 million permanent loan from Natixis of behalf of West Lake Neptune LLC and West Lake Neptune 11 LLC for the transaction. Fred Meyer of NAI Mertz and Jack Sudia of NAI Atlantic Coast Realty were the exclusive brokers and the Meyner and Landis Law Firm of Newark represented the seller. Saverio Cereste of Fort Lee and William Schmidt of West Orange represented the buyer. “With its proximity to Hackensack Meridian Health Jersey Shore University Medical Center, we recognized the property’s strength and attractiveness located in the West Lake Avenue Re-development District.
