his issue brings exciting and positive news about longtime Meadowlands Regional Chamber and Meadowlands Liberty Convention & Visitor Bureau member RPM Raceway whose owners, Karen Davis-Farage and Eyal Farage, recently rebranded the previous franchised company to their very own proprietary concept— while expanding and providing new experiences. They are racing ahead and enhancing the visitor experience here in Meadowlands. The concept has also sped into their four other locations in New York but we are proud that our region is the starting line for their ongoing adventurous race to success! Congratulations to Karen and Eyal. We hope that our readers will consider RPM Raceway for a corporate team building event. And on the note of corporate events, this issue contains a holiday party guide in time for the season that highlights information about some area venues you may want to look at for your office party. Please see the guide on page 42.
We recently hosted mDest17, the premier annual educational and networking event for New Jersey’s hospitality and tourism professionals—see story on page 34. The Conference offered topical information on how to attract and create life-long clientele among hard-to-reach but loyal demographics including Foreign Independent Travelers (FIT), LGBT and Millennials. We were joined by keynote speaker Jake Buganski, acting executive director, State of NJ, Division of Travel and Tourism, as he presented key facts and figures about the economic development impact of the industry on New Jersey. In this issue, we’ve also looked at some of the metrics specific to our area in a feature story on page 12. Dress the Part
How to use employee dress to market your business
L
ast week, I went to a restaurant where the servers didn’t wear uniforms. In addition, there was no consistency in the street clothes they wore. One waitress was in jeans and a pink T-shirt, another was clad in all black and the hostess sported a glamorous floor-length dress. It was a bustling place, and I got confused about which of the people hustling through the restaurant were actually employees and which were customers. It drove home the importance of employee uniforms and dress codes in marketing a business. Your employees’ appearance plays a big role in your business brand. Employees are the “face” of your business for your customers, so it is important their attire reflects and enhances your brand. Benefits of employee dress codes Creating a dress code or uniform guidelines for your employees has many benefits for your business. • Reduces confusion: As my restaurant experience exemplifies, when customers can easily spot employees to provide help or answer questions, they’re more likely to be satisfied with their experience at your business. That makes them happier customers more likely to come back—and recommend your business to others. • Builds brand awareness: Uniforms serve as a silent marketing tool, promoting your business to anyone who sees them. For example, if your employees visit customers’ homes to provide services, such as lawn care, uniforms serve as an advertisement to neighbors who happen to see them. • Morale/team building: Following a uniform policy or dress code reminds employees they’re all on the same team. It also puts them in the frame of mind to represent your business, reminding them when they’re on the job, they need to embody your business’s values.
dress differently than a technician who visits those offices to service copier equipment. Your uniform or dress code should allow employees to perform their duties comfortably and safely.
• Creates uniformity: Dress codes and uniforms convey to customers they will receive the same level of quality and service no matter who they interact with at your business and no matter which location of your business they visit.
• What style of dress best conveys your business brand? Is your brand efficient? Chic? “Alternative”? Conservative? Natural? Your brand and your target customers’ expectations will dictate what your uniforms should look like. For example, if you own an accounting firm that serves Fortune 1000 clients, T-shirts and jeans would never be appropriate attire. On the other hand, that might be the perfect uniform for wait staff at a trendy gastropub.
Developing a dress code or uniform policy To create a business uniform or dress code, keep these factors in mind: • What roles do employees play? Uniforms or dress codes must be appropriate for different roles within your business. A salesperson who calls on B2B clients in their offices must
• What type of dress code will improve employee morale? Consider giving employees some input into uniforms and dress codes, especially in creative industries. You don’t want employees to feel forced into a cookie-cutter mold. Look for a middle ground that gives employees a consistent look while still allowing them to display personality.

How to convey & enforce dress codes Include employee dress code or uniform information in your employee handbook. The more detail and examples you can provide, the better. Be concrete and specific. Terms like “professional” or “stylish” may not mean the same thing to you as they do to your employees. For example, distressed jeans are currently very stylish, but rarely look professional. Also include rules for hairstyles, facial hair and general grooming. It is a good idea to include visual illustrations of “do’s and don’ts.” Some styles of dress commonly prohibited even in casual workplaces include hats or baseball caps, ripped or dirty clothing, revealing clothing, athletic clothing, T-shirts with slogans or pictures on them and sandals. Consider creating different dress codes or uniforms for different times of year, such as hot weather. You can also have different dress codes or uniforms for different job functions, such as customer-facing employees or back-office staff. Be sure your dress codes don’t discriminate against employees on the basis of gender, sexual orientation, race, religion, age, appearance, size or other factors. Establishing a team dynamic between broker, legal & accounting
A
typical sale of a business is not simply facilitated by a business broker or merger & acquisition (M&A) advisor. “As a matter of fact, a successful transfer is always a team approach and a well-functioning interaction between the three professions will guarantee the best outcome for all parties involved,” says Achim Neumann, president of A Neumann & Associates, LLC, a leading New Jersey-based mergers & acquisitions and business brokerage firm. Unfortunately, realities are often different. With the M&A advisor having facilitated the introduction between buyer and seller, this professional also has typically the best personal relationship with both parties—quite different than the attorneys or CPAs who only join the transfer process in a later stage and can only converse with their respective principal on the buy or sell side. Quite often, this ends in ‘political jockeying’ by the principal advisors, often resulting in sub-par advice to execute a transaction—one of the worst examples being an attorney generating $100,000+ billing for a small transaction of $2 million. Within the seller’s preparatory context, it is very important that the owner selects a qualified transaction attorney well ahead of any contemplated transaction, preferably right after the business valuation is received and the decision to move forward with a sale of the business is made. Certainly, such early consultation will result in some expenses, but this step will pay off handsomely in the end. The focus here must be on the transaction, not on the attorney. Like any other field, the legal profession is highly specialized, and for example, the seller will derive little benefit of hiring a former county prosecutor representing 8

him or her in a $10 million business sale. Such an attorney will know very little about commercial business transactions and will therefore either slow down the process or completely kill the deal. By far, the most toxic combination for any deal is a seller who refers all questions to an attorney, especially if that attorney perceives being hired is to focus solely on protecting the client and not to move towards a deal closing. In this type of situation, a deal will never be closed. The attorney will always find yet another aspect to be secured in a deal— all along generating more legal fees—in a never-ending negotiation attempt. Similar challenges exist for recruiting tax advice. The business’ current CPA is well aware that after the closing of the transaction, his/her services are no further needed as in all likelihood, the buyers will bring in their own accounting team. Thus, the implication is that – at times – a considerable revenue stream for the CPA firm will no further exist. No question, some CPAs will tend to ‘prolong’ the negotiations or in a few scenarios, even

attempt to undermine the transfer. In sum, within the context of selecting the right advisors, a seller (or buyer) must ensure to take an active role in all aspects of the transfer. The objectives of a legal or tax advisor are not always completely aligned with the objectives of the principals and ignoring these facts can have a devastating outcome—despite all intentions and motivations to close a deal. Sending Kids Off to College? Have them sign a power of attorney first
I
magine this scenario. You are awakened by a phone call in the middle of the night. It is someone alerting you that your son or daughter, who is away at college, has been in an accident. They are in the hospital in critical condition. Of course, you drop everything and rush there. When you arrive, your child is on life-support and in need of a lifesaving operation and you are stunned when you are told you need to get authorization from the court to give the doctors permission to proceed! A nightmare? Yes, but it could be very real if your child did not sign a power of attorney (POA) and/or a medical surrogate form before he or she left for collage. If you are about to or have recently sent your child off to college, it is very important that you have them sign these two forms. Once your child is 18 or over, you may think you can still make important medical decisions for them. However, the fact of the matter is that once your kid turns 18, even though you are obviously still his or her parent, you have no more legal right to his or her medical information or to make critical medical decisions, than you would for someone you just bumped into on the street. That is, unless you have had them sign a POA. Without a POA in place, or at the very least having you officially listed as their medical proxy, if they should fall victim to a medical emergency out of state, or out of the country, critical medical decisions may not be yours to make Can you imagine your child lying in a hospital bed, and a court needing to appoint a guardian, rather than yourself, to make critical decisions about his or her care? Believe it or not, in most states, parents do not have the authority to make healthcare decisions—or financial decisions for that matter—on behalf of their kids once their children turns 18. If they are over 18, and away at school, that still applies—even if you are paying their tuition, still carrying them on your health insurance plans and/ or claiming them as dependents on your income taxes.

By signing the POA, young adults are granting their parents the legal right to act on their behalf should they become incapacitated in any way, while they are away at school. Again, in lieu of the POA, you should at the very least have a Designation of Health Care Surrogate and “living will” form filled out and signed. If you are a New York or New Jersey resident, and your kids are going away to college, make sure you fill out the forms for your home state, the state the school is in, and the school’s own papers if they have them. This way you are sure to be 100 percent covered in the event of a medical emergency. Think of your POA as a part of estate planning At its most basic level, estate planning is all about being prepared for possible worst case scenarios that can befall your family at some point in the future. Having your kids sign a POA before going to college, is just another way to be best prepared for a “what if” occurrence. As individuals who have only just assumed the mantle of adulthood, it may be difficult to get your college-bound kids to sign a POA. After all, they often see going off to college as a rite of passage and a way to break away from parental control and influence. Also, if they have any knowledge of a POA, they may associate it with “giving total control” over their affairs to someone else. This is often the challenge in getting elderly folk to sign a POA, as they fear abuse of their finances. That may not be the case

with college kids. However, they could fear that the POA will give you access to their grades and other things that normally are private matters between the student and the university. Still, it is best that you as the parent, be the first one to broach the subject of a POA. Then, you can sit down with your lawyers, accountants and/or other financial advisors, who can then help you draft the necessary papers. As a third party, these individuals can sit down with your entire family and help explain the critical need for the documents—and allay any fears your young adult children may have. Also, by working with a professional, you can set up the POA exactly how you and your children want it. This way you can specify what it gives you access to, and what it does not, so that the whole family will be comfortable with this very important decision. ospitourism—including our hotels, retail, attractions, meeting spaces, recreation, sports and entertainment facilities—is a revenue-generating, job-creating, community-supporting and reputation-building industry with a longstanding legacy here in the Meadowlands. It is a growing industry statewide increasing about three percent annually, but it is particularly thriving here in the Meadowlands—more than double the state overall. The Meadowlands Sports & Entertainment Complex Many consider the Meadowlands Sports & Entertainment Complex to be the epicenter of the Meadowlands region—home to MetLife Stadium, Meadowlands Rac-

ing & Entertainment, Meadowlands Rail Station and the potential for so much more. The economic impact of the complex is major, supporting over 5,000 full- and part-time jobs and generating approximately $65 million in tax revenue, according to a report from Conventions, Sports & Leisure. MetLife Stadium is home to the New York Jets and the New York Giants, and also hosted the Super Bowl in 2014. The operations of the Giants and the Jets at the stadium bring tens of thousands of visitors to each game and result in direct and indirect financial benefit to the region. MetLife Stadium is also host to many large-scale events that advance the econo-

my and reputation of the region locally and internationally, including WWE’s WrestleMania in 2013 (generated over $100 million in economic impact), Copa América Centenario in 2016 and more recently in 2017 it hosted the Indian Film Academy Awards, considered to be the ‘Oscars of Bollywood.’ The concerts at MetLife Stadium also bring in revenue and people. Artists performing at MetLife have included Bruce Springsteen, Beyoncé, Eminem, AC/DC, U2 Rihanna and more. The concerts can draw as many as 100,000 people and generate a gross revenue of over $10 million in ticket sales alone. Area attractions There are plenty of major sites, attractions,
activities and events that bring people to the region, including Liberty State Park, State of Liberty, Liberty Science Center, BergenPAC, RPM Raceway, Medieval Times, Hornblower Cruises, Spirit Cruises, Durkan Fencing Academy, Hackensack Riverkeeper, Field Station: Dinosaurs, Meadowlands pontoon/ canoe tours, nature walks, heritage sites and over 30 parks in the area. Thanks to these attractions, millions of visitors come to the Meadowlands region each year and each of those visitors will come in contact with dozens of businesses along the way, both directly and indirectly. Any visitor who comes to tour a local point of interest or attend a local event may also stay in a hotel, eat at a restaurant, shop at a store or take advantage of a local service, such as a car rental or dry cleaner. Connecting businesses & customers The Meadowlands Liberty Convention & Visitors Bureau (www.mlcvb.com) is one resource that directs visitors to the businesses nearby the event they are attending or the site they are seeing that will fulfill their entertainment, shopping, social, food and hospitality needs. The Bureau organizes their website based on exactly what visitors want to do when they come to the Meadowlands: Stay, Play, Shop, Meet and Eat. This website also caters to what businesses want when visitors come here. They help visitors learn about the businesses, know how to get to them and to connect with them, whether it be through a room booking, a ticket purchase, a dinner reservation or a simple shopping trip. The MLCVB connects area tourism-related businesses with their potential customers. Tourists and vacationers—families, group of friends, school field trips, etc.—aren’t the only potential visitors to the Meadowlands area. Conference and convention-goers, business groups and other large parties who choose to host their events or activities in the Meadowlands also comprise plenty of potential consumers and valuable sources of revenue for the region. The revenue brought to businesses in the area as visitors become patrons and customers is an important part of what drives the Meadowlands economy forward. Tourism has an effect on everyone in the Meadowlands: the government, businesses and residents alike. Therefore, the tourism and hospitality industry is certainly one to keep an eye on for anyone living in, working in, conducting business in or thinking about doing any of the above in the scenic and dynamic Meadowlands region.
Hospitourism by the numbers* Approximately $745 million is generated by the hospitourism region in the Meadowlands each year, with the number of visitors increasing annually by 8% There are over 50 hotels and over 10,000 hotels rooms in the region The Meadowlands Exposition Center has 61,000 sq. ft. of convention space and can accommodate up to 5,000 people for a larger conference, ceremony or banquet Visitors drawn to the Meadowlands’ venues, attractions, hotels and hospitality businesses spend $456 million, support 10,700 jobs and pay $233 million annually in taxes to support state operations Retail and hospitality combined as one industry is the second largest provider of jobs in the Meadowlands, with over 6,000 organizations and over 55,000 jobs Visitor spending supports $466 million in wages for local workers who live locally, with about $158 million of these wages going right back into the local economy supporting real estate, scientific/technical services and healthcare industries. Junior Achievement of New Jersey, a nonprofit group providing K-12 students with programs dedicated to enhancing education and empowering economic success, received a $135,000 donation from the KearnyBank Foundation. The foundation’s donation will support Junior Achievement of New Jersey programs that teach financial literacy, entrepreneurial skill-building, and career guidance. Junior Achievement of New Jersey has a stated goal of reaching 68,000 students during this school year.

aren Davis-Farage and Eyal Farage embarked on second careers in 2010 when they utilized their knowledge and experiences in building new and innovative businesses to construct and open an electric karting franchise in Jersey City. Liberty Science Center to host ‘Star Trek: The Starfleet Academy Experience’
S
tep onto the bridge and navigate a starship. Diagnose a Klingon patient. Make do-or-die command decisions. These are just a few of the engaging challenges offered in Liberty Science Center’s newest premium exhibition, Star Trek: The Starfleet Academy Experience, open Oct. 27, 2017 through May 28, 2018. In the exhibition, visitors take the part of a cadet in a futuristic “Starfleet Career Day” set in the 26th century. They complete a series of hands-on challenges to discover for what professional role they are best suited in the areas of Command, Engineering, Language, Medical, Navigation and Science. Based on their scores, recorded throughout by an RFID wristband, they are assigned to a specialty for further career development. Star Trek fans love walking through areas of the ship with its impressive collection of TV show costumes and props. They can see a “real” pair of tribbles, William Shatner’s Admiral uniform from Star Trek: The Movie and Patrick Stewart’s “Robin Hood” outfit from Star Trek: The Next Generation. Then it’s on to enjoy the many hands-on activities and cool technology found in the exhibit. For example, guests can guide up to six Starfleet vessels using Leap Motion hand technology. This cutting edge tool interfaces with a computer to give commends with just the wave of a hand—no mouse or touch screen involved. From inside a 360-dgree holographic projection pyramid, cadets look up to see 3D images of up to six ships, ranging from the original 32

U.S.S. Enterprise to an Intrepid-class cruiser. With just a wave of the hand, they can make the ships change course. Voice recognition technology allows “cadets” to converse with native Klingon speakers in their native language while in the sick bay, patients await a medical opinion. Guests take out a medical tricorders, review the symptoms, and diagnose the ailments from a list of possible illnesses. Next cadets try their prowess at phaser target practice where visitors can use three different methods of shooting down targets while avoiding striking non targets. In the recreation of an iconic test of character and decision making, guests can take the famed Kobayashi Maru test in which they must choose whether to break international law and risk war or save crewmembers aboard a civilian space freighter lying disabled in a “neutral zone.” Ready to be transported through space? NY Waterway continues service between Hoboken & Midtown with lower fares

Y Waterway will continue its successful service between the Hoboken/NJ TRANSIT Terminal and the West 39th Street Ferry Terminal in Midtown Manhattan with competitively-priced rush hour service that will cross the Hudson River in just eight minutes, NY Waterway President & Founder Arthur E. Imperatore announced in September. Commuters with a monthly pass for NY Waterway ferry service, with its free, seamless connecting bus service, will pay less about $1.50 more per trip than commuters taking the PATH (30-day Smartcard) and the Subway (30-day MetroCard). Starting Tuesday, September 5, rush hour ferry service will be offered to all riders every 20 minutes from 6:40 a.m. to 10 a.m. and from 4 p.m. to 7:20 p.m., Monday through Friday. NY Waterway offers free, seamless connecting buses serving five Manhattan routes from the West 39th Street Ferry Terminal. NJ TRANSIT asked NY Waterway to provide this Hoboken to Midtown service on an emergency basis this summer, carrying only NJ TRANSIT ticket holders. More than 65,000 people have used the service since July 10. “Thanks to our partners at NJ TRANSIT, we had the opportunity to test a route we have considered for years,” Mr. Imperatore said. “We believe that many riders who have experienced the comfort, the reliability—the certainty—of commuting by NY Waterway ferries will stay with us as we make the route permanent.” “That certainty is especially attractive to home-bound commuters, who don’t want to miss their train in Hoboken. he Meadowlands Liberty Convention & Visitors Bureau (MLCVB) hosted its 12th annual mDEST—the premier annual educational and networking event for New Jersey’s hospitality and tourism professionals— on September 26 at the Meadowlands Expo Center. The Conference offered topical information on how to attract and create life-long clientele among hard-to-reach but loyal demographics including Foreign Independent Travelers (FIT), LGBT and Millennials. The keynote speaker was Jake Buganski, acting executive director, State of NJ, Division of Travel and Tourism. The event also featured presentation of the Annual Hospitourism Awards. “Tourism is a $38.2 billion industry for New Jersey but there’s lots of competition from neighboring states so it’s critical for our hospitality industry to grab the attention of newly emerging demographics with appealing experiences,” said Judy Ross, Vice President of the MLCVB and Meadowlands Regional Chamber. “We’ve put together a line-up of experts that will help New Jersey stand out for its superior hospitality to domestic and international visitors of all ages and creeds.” A session called Meet Your Markets was presented by Julie Payne, CTP, CTIS, Project Manager of RLB Marketing & Creator of Get Fit. When Bullets are Best How to use bullet points correctly
everything together. Effective communication must be appealing to the eye. That is the beauty of having a one line bullet. It allows for more white space, which gives the recipient the chance to let the particular bullet point sink in or to write their own notes in between the bullets.
W
hen it comes to communication and information, especially when you are communicating in writing, more is not always better. In business, one of the most effective ways to communicate in writing is using “bullet points.” However, many people use bullet points incorrectly or work against their goal of concisely sending a clear message or call to action by making many common sense mistakes. Consider the following tips: 1) No bullet point should be more than one or two lines. For example, our communication and leadership firm put together a list of “12 Keys to Making the Connection” when communicating. The first bullet is “ATTITUDE is everything!” Clearly there is more to say about attitude but the more information in a particular bullet point, the more likely the audience is to forget your initial point.
5) How many bullets are too many? Frankly, after further consideration, “12 keys” in my making the connection list was too many. I should have gone with seven or maximum eight. Remember, Stephen Covey’s bestselling book is called “The 7 Habits of Highly Effective People.” It is not called the 12 or 14 habits. Most people can only remember so many bulleted points, therefore, no matter how many points you think you want to make, really effective communicators edit their bullets down to a maximum of seven or eight. For certain business communication, that number should be three or four. It isn’t a question of how much information you have, but rather what are the MOST significant points for your audience.
2) Highlight, italicize or put in bold certain words. In the ‘ATTITUDE is everything’ example, the “Attitude” is highlighted because that is the most significant word in the bullet point. Further, whatever tool you use to highlight a particular word, be consistent with that approach throughout the list of bullets. 3) The same thing is true in my ninth key to making the connection. “CONFRONT… But Don’t Be Nasty or Negative.” The goal is to have people remember that while their ATTITUDE is key, CONFRONTING issues and/or people is critical to effectively communicating both at work and at home. 4) Create “white space” in between each bulleted item, as opposed to cramming

6) Before you press the send button on that bulleted e-mail or business memo, print it out, take a good look at it and ask yourself; “If I were receiving this list of bullets for the first time, what would my reaction be?” Better yet, share your list of bullets with a business associate you can trust and ask for his or her honest reaction. It may not be scientific, but it can be really helpful to get that feedback. Commercial Real Estate Report Positive activity in both office & industrial markets
N
ewmark Knight Frank (NKF) released its Third Quarter 2017 Office and Industrial Market Reports for North Jersey, showing much activity and positive signals toward growth in the region. Tech growth in office market In the office market, state economic development incentives are fueling growth in the technology sector and, in at least one case, helping to fill vacancies left behind by pharma companies shedding office space due to acquisitions and mergers. Currently based at the Brooklyn Army Terminal, Modern Meadow was lured across the Hudson River with a $32 million incentive package from the state. The biotech company secured 72,900 sq. ft. at ON3, the former rebranded Roche campus in Nutley. Modern Meadow, which designs grows and assembles collagen protein to produce leather materials without live animals, is bringing an estimated 263 jobs to New Jersey. Roche, which had once employed nearly 10,000 workers, moved its sales and marketing operations to San Francisco after acquiring Genentech in 2009. It completely shut down its Nutley site in 2013. Prism Capital Partners acquired the pharmaceutical giant’s 116-acre former North American headquarters last year, with Seton Hall University and Hackensack Meridian health agreeing to lease two buildings and 16 acres to serve as the campus for their joint medical school. Prism plans to create a live-work-play environment at ON3, adding mixed-use development to the campus to augment its appeal. The region also saw expansions of technology companies aided by state incentives. Jet.com received a $25.8 million Grow NJ award to create 322 new jobs and expand its existing offices in Hoboken by 39,999 sq. ft. at 221 River. In Jersey City, Nuts.com also received a Grow NJ award in the amount of $3.1 million to lease 24, 372 sq. ft. at 10 Exchange Place and create 150 new jobs.

Bergen County saw heightened activity as Mack-Cali found buyers for six of the nine buildings in its 2.2-million-square-foot office portfolio. A joint venture of Onyx Equities and Garrison Investment Group purchased four buildings in Paramus and Rochelle Park, totaling 848,255 sq. ft. 140 East Ridgewood Avenue was purchased by the current tenant Valley Health System. One of the other Paramus buildings acquired by Onyx and Harrison was 461 From Road, where Glenmark Pharmaceuticals (headquartered in Mahwah) leased 34,415 sq. ft., expanding the facility by 20 percent. This deal, along with Sony’s 49,271 sq. ft. commitment at 115 West Century Road, drove 100,258 sq. ft. of net absorption in the Bergen Central submarket. Mack-Cali also sold 50 Tice Boulevard in Woodcliff Lake to Capstone Realty Group for $27.9 million.
Industrial tenants in expansion mode E-commerce companies, manufacturers and other warehouse space users are leading industrial spaces throughout the region at a blazing space. The third quarter of 2017 saw more than 5.8 million sq. ft in leasing activity, including 16 transactions over 100,000 sq. ft. Despite robust demand, new construction moved availability moved up 50 basis points to 8.2 percent. Plus more than 14 million sq. ft. are currently under construction, up from 8.6 million sq. ft. at this time last year. In July, Brooklyn-based Damascus Bakery Inc. leased 200,400 sq. ft. at 65 Industrial Street in Clifton for 15 years. The company was awarded an $18.6 million Grow NJ award to create 150 jobs. Tulfra Real Estate and Hampshire Companies acquired 65 industrial street in 2014 and completed a $10 million upgrade that included raising the roof to 27 feet, changing the exterior and adding new lighting and sprinklers. Demand for warehouse space in the region is expected to remain strong for the foreseeable future, fueled by the strategic location within the country’s largest consumer market along with the growth of e-commerce and relocations from New York. While availability is inching higher this quarter as a result of new construction, the marketing is unlikely to become overbuilt given the region’s land constraints. Low availability should continue to drive up rental rates over the next year, particularly for modern big-box spaces. The types of videos you can make & use right now
S
o you have either heard all the hype about using video to strengthen your online presence and want to get started, or maybe you are already using video but want to bolster the variety of what you are producing and publishing. You know that keeping your content fresh keeps people engaged and consuming your content! No matter where you are on the video publishing spectrum, it’s good to not only publish as many videos as you can, but to also produce as many types of videos as you can. If either getting started or generating more videos has been challenging, consider using these types of videos in your video marketing strategy: Company Overview Video The company overview video has a little bit of everything in it: shots of your office or facility, shots of you performing the work you do, either you or a team member discussing the company philosophy, shots of you working with clients, a client testimonial or two, interviews with your staff, some light graphics, and music. A company overview video should give the viewer the best general sense of who you are (as an individual professional or company), what you do, and why someone should consider working with you.
The “Blog Style” Video These are short, simple videos in which you educate the viewer about a small but relevant aspect of your business. If you are an accountant, you can make a video about why to check yes or no on a certain question on a tax return. If you are an interior designer, you can convey why a certain color might not work for a certain sized space. Actually, the impactful aspect of these videos is not only what you are saying, but how you are conveying it. When watching these videos, viewers are asking themselves, “Do I like her? Does he seem like he knows what he’s talking about? Can I see myself working with her?
ing. Testimonial videos are ones that show your clients singing your praises. The most effective testimonial videos use a before/during/after approach: taking the viewer from the problem that the client was experiencing prior to using your company (and all of the negative emotions associated with it) to how well you/your company actually remedied the issue—and then to the resolution, including the positive emotions they now feel as a result of choosing to do business with your company. Once you have the testimonial on video, you will never have to bother that person for another one again!
Testimonial Videos Everyone knows that word of mouth is an incredibly effective form of market-
How To/Instructional Videos Few types of videos show that you know what you are doing than the “How To” video. These are videos in which you actually show someone how to do something. If you are a caterer, show the viewer how to make your most famous flambé desert. If you are a builder, show us how to install drywall. This type of video can be very influential because it, like the Blog Style Video, accomplishes two important goal: It both demonstrates your expertise and gets your viewer to feel comfortable calling you to set up an appointment with you. Teach Your Competition If you want to have a significant impact on your audience, consider producing some “Teach Your Competition” videos.

These are ones in which you teach others who do what you do, how you do what you do. How much more of an authority can you be in your field when you publish videos that teach your competitors? Not much, and the clincher on why to produce these videos is that you are not going to care if a single competitor actually sees your videos…they are there to have a positive effect on your potential clients.
Marketing Event Videos Whenever there is an event involving your company—whether it be an awards ceremony, a nonprofit fundraiser, a grand opening or an event at which you are giving a presentation, you should have it captured on video to show to your potential clients your involvement in and commitment to your community.
New Product or Service Introductions Do you have a new product or service to sell? Or a new spin on an existing product or service? Put it on video! Be sure to show both how the product or service works and how and why you came up with it.
Showcase Related “Sister” Firms What better way to gain visibility to potential clients than to produce videos in which you interview related companies in your field? Ask them what they do, how they do it and highlight their recent successes. The more they share the video that you produced for them, the more you are exposing your company to clients likely to be in the market for your product or services.
Case Study Videos Consider these videos “mini documentaries” of how a project got done from beginning to end. The key difference with these videos vs. a before & after video is that they show, in depth, every aspect of how and why you did what you did to achieve the desired result for the client every step of the way. These videos demonstrate your expertise without coming across too “salesy.” Before & After Videos These videos are reserved for your more visual services: auto body, construction/remodeling, weight loss, hair/makeup, etc. A big key with these videos is that you should take the after picture in as similar of a position and lighting to the before picture as possible.

No matter what type of videos you ultimately decide to produce, just keep producing them!
