Meadowlands 2040 Foundation: Board of Trustees

Leadership, Vision, Education, Action

“View and study a map of the world and zero in on where the earth’s economic sphere of influence exists and the Meadowlands and its surrounding region glows as the world’s economic center of gravity,” comments 2040 Foundation Board Member Senator Anthony Scardino. The Meadowlands 2040 Foundation is excited to present another edition of this guide, aimed at highlighting the thriving business climate of the Greater Meadowlands Region. The 2040 Council was established in 2009 as an economic development “think tank” comprised of leaders from small to large companies who have invested mightily here in the Meadowlands. The purpose of this initiative was to discuss “big picture” issues that affect the economy and to collaboratively create a vision plan that advances the region through the year 2040. Topics of discussion include transportation infrastructure & mobility, flood control, education & workforce development, the regulatory environment and overall economic development. Now a full installed foundation, one of the driving goals for the 2040 Foundation is to enhance the local economy by strengthening the workforce and improving the overall quality of life for the Meadowlands community. The 2040 Foundation helps promote awareness of workforce training programs to ensure that our region maintains high quality human capital to meet the needs of growing businesses. An educated and highly developed workforce retains existing companies and entices new businesses to relocate or invest in the Meadowlands. The group is comprised of prominent business leaders that have deep roots here in the region—and a strong commitment to improving the area for those who live and work here. Today the Meadowlands Regional 2040 Foundation has an 11 member board of trustees led by Chairman Fletch Creamer of J. Fletcher Creamer & Son and Vice Chair Bill Hanson of NAI James E. Hanson.

ituated on the Hudson River directly across from Manhattan, you cannot find a better location for your business than Hudson County. We are the direct center of the nation’s number one dominant market area and we enjoy easy access to New York City, Philadelphia and Connecticut. We have desirable commercial, industrial and residential space along the Hudson River and throughout Hudson County—and we are a central transportation hub for both commuter and freight traffic. A close second to location is Hudson County’s diversity. Hudson County is a community of more than 600,000 residents and is the fourth most ethnically diverse county in the nation today. Jersey City ranks among the most ethnically diverse cities in the world. The rich diversity of Hudson County translates into a highly effective workforce with fluent, multilingual capabilities, a strong sense of community and international business ties. For quality of life look to Hudson County for its old world brownstones, glamorous condos and luxury apartment living along the county’s sparkling waterfront. Our proximity to New York City’s wealth of entertainment venues and easy access to professional football and world class soccer games in nearby MetLife Stadium and Red Bull Arena are a tremendous asset to enjoy personally and to share with business clients. Hudson remains a transportation hub, boasting a modern light rail system that runs north-south throughout the County, and serviced by several major transportation arteries, including the New Jersey Turnpike, I-280, and U.S. Route 1 & 9. We are within short travel distance of Newark Liberty, Kennedy and LaGuardia International Airports. Industry Sector Focus: Manufacturing

Made In The Meadowlands

Location & infrastructure make the Meadowlands a manufacturing mainstay

T

he manufacturing industry enjoys a deep-rooted legacy here in the Meadowlands, beginning even prior to the industrial revolution. In the late 17th and 18th centuries, the growth of small towns established by Dutch and English settlers saw the expansion of the preexisting Native American trails—and later the construction of roads and bridges—to assist trade. The early commercial activities— fishing, hunting, farming and harvesting of salt hay, marsh grass and cedars—slowly moved toward more industrial and manufacturing pursuits such as milling, tanning, copper mining and clay mining (to make bricks). Little Ferry even became one of the largest brick producers in the world in the 19th century, exporting its bricks down the Hackensack River.

The region’s manufacturing contributions were well known as the industrial revolution emerged and powered forward, playing a major role in helping to build cities and communities across the country with the products it exported. Even back then, the Meadowlands ideal location made it an epicenter for manufacturing activity, as it was well positioned along the waterways, roads, bridges and booming rail corridors. Today that prime posturing continues—with manufacturing representing over 31,000 jobs and 1,645 business organizations here—and manufacturers have the ‘at home advantage’ of convenient access to one of the most dense and affluent consumer markets in the world. In just a day’s drive, our manufacturers can service the geography of 40 percent of the U.S. population

and, just right here in the Greater New York City metropolitan, there are thousands of retailers, suppliers and distributors to manufacture for. The region’s world-class infrastructure affirms the Meadowlands—still located along some of the country’s most frequented transit networks of road, rail, sea and air—as a perfect spot for the manufacturing industry. The interstate highway system, the Port of New York & New Jersey (third largest port in the country by tonnage), an advanced railway system and a diverse population all facilitate entry to valuable national and international markets. That’s why we have a multitude of manufacturers here in the Meadowlands, with a particularly strong representation of chemical and food manufacturing businesses.

Resources for Manufacturers:

More good news is that the state of New Jersey supports manufacturers with several industry-specific programs to help them grow, including: • Manufacturing Equipment and Employment Investment Tax Credit: New Jersey manufacturers may qualify for a tax credit for the acquisition of equipment and/or for the addition of employees due to equipment investment. • New Jersey Manufacturing Extension Program (NJMEP) offers technical and management solutions to assist manufacturing companies become more productive, profitable and globally competitive. • Loans, Loan Guarantees, Bond Financing and More: The New Jersey Economic Development Authority (NJEDA) offers a wide range of programs that provide access to capital to meet the specialized needs of manufacturing companies, both large and small. • Unlike many other states, New Jersey places no personal property tax on machinery, equipment or inventory.

The adjacent Port of New York & New Jersey—third largest port in the country by tonnage—along with the area’s diverse, multicultural population facilitate entry to valuable international markets.

Avanti Linens (Moonachie) manufactures products for the bath like towels, bath accessories, shower curtains and rugs.

• With the Grow New Jersey Assistance Program, manufacturing companies may qualify for fully-transferrable tax credits by creating as few as 10 full-time jobs or retaining 25 full-time jobs. For more information about the programs available to manufacturing companies in the state, please visit the New Jersey Economic Development Authority website: www.njeda.com

Production, Manufacturing & Distribution

D

uring the Colonial Period, New Jersey was called the breadbasket colony—an homage to the abundant crops and agriculture it provided. This status continues today in the form of food & beverage distribution, production and manufacturing, with the Meadowlands being a central hub for this critical industry. The Meadowlands has convenient access to the over 9,000 farms that call New Jersey home as well as the plentiful market of stores, markets, suppliers, restaurants, businesses, households, etc. The food & beverage industry depends on tight turn-around deliveries, and the Meadowlands has everything to make that happen. Goya Foods, the largest Hispanic food company in the United States, has been a key player of the Meadowlands’ business community since 1974. In 2015, Goya opened its new state-of-the-art corporate headquarters in the Meadowlands industrial area of Jersey City as part of a $250 million investment—and maintained its Secaucus location (previous headquarters) as a distribution hub for the company’s supply chain. With the country’s highest concentration of scientists and engineers being here in New Jersey, the Meadowlands is a prime place for businesses in the food flavoring and ingredients industry—and we have many such organizations located here.

Relocating for Work?

5 Reasons to Consider a Furnished Suite

W

hen you are relocating to a different state or country, finding a new home for you and your family is essential to a successful transition. After all, home is where we decompress and relax. Those feelings of excitement over the new career opportunity can quickly fade when faced with the daunting task of house hunting. What makes a furnished suite a stress-free solution? Here are five reasons why it’s so seamless. 1. Furnishings. Is there anything more stressful than trying to move your furniture not once, but twice? Or to go with the bare minimum to get by? Furnished suites are fully equipped with not only furniture, but kitchen appliances, washers and dryers, linens, and cookware. That means your temporary situation feels like anything but. And you can leave your furniture, dishware, and other essentials in storage rather than rummaging through boxes every day. 2. Flexibility. When things are in transition, you don’t want to make a long-term commitment. Give yourself time to decide what’s next. Most fur-

nished suites can be leased month to month, so you have the freedom to move on to that new home or perfect apartment as soon as opportunity knocks. 3. Comfort & Privacy. You can lean on friends and family, if they live nearby, but staying in a furnished suite gives you more space and privacy – especially if you are moving with kids or pets. 4. Service. Since you’re new to the area, you would benefit from a dedicated, on-site team that are experts at handling relocations and providing personalized service. They know what’s cool and convenient from neighborhood hot spots to local happenings. 5. A Sense of Community. Flexible-stay communities have all the perks of a hotel, with more space. Think resort pools, state-of-the-art fitness centers, executive conference rooms, media theatres, spas, and more. Seasonal events, fitness classes, and resident receptions are a great way to meet people and make new friends.
