Campus Estate Management Autumn 2014 1
FRONT COVER STORY 2
AUDE REPORT 2014
UK University Estates turnover hits ÂŁ27 billion
Autumn 2014 Campus Estate Management
University Sector Turnover Equivalent To Fourth Largest FTSE Company – Higher Education Capital Expenditure Greater Than Entire Crossrail Budget – Universities Occupy 26 million m2 (280 million sq ft ) – Over 2.5 Times The Size Of The Government’s Estate (10 million m2 (107 million sq ft ) The Association of University Directors of Estate (AUDE) have released its comprehensive annual report which details the impact of University estates and facilities across the UK. The report titled ‘Higher Education Estates Statistics Report 2014’ shows the University sector has a turnover of £27.3 billion, spends £2bn (excluding residential) per annum and occupies 26 million m2 (280 million sq ft). Breaking this down, in comparison to FTSE listed companies the University sector would follow Tesco (£63bn*), Vodafone (£38.3bn), SSE (£30.6bn) into fourth spot with Sainsbury’s just behind with a turnover of £23.9bn. In terms of capital expenditure on University estates, excluding residential, the spend was £2bn between 2012-2013 which equates to more than the average annual Crossrail budget (£14.8bn spread across 9 years between 2009-18). In terms of size, UK universities occupy an area just shy of the NHS estate (30 million m2, 322 million sq ft) but more than two and a half times the Governments own estate (10 million m2, 107 million sq ft). The sector has felt monumental changes over the past 5 years with tuition fees trebling in England, income declining in real terms, competition growing and any surplus income or space under significant pressure and demand. Up to 2010 the sector saw year-on-year increases in income greater than inflation but now copes with the fact that its income has not been as fast growing with ever
increasing costs. The report also reveals the substantial investment made into estates - £2bn in 2012/13 with such funding increasingly coming from internal University sources rather than from the Government. Energy and emissions is another key focus of the report and with these costs expected to continue to rise, the sector is at the forefront for carbon reduction strategies. At present, this is yet to materialise into reduced energy consumption, however, it holds the increase in consumption to a manageable level as buildings become
ever more complex. Excellent work has been done across the sector to date and a theme of continuous improvement is apparent. The annual report highlights some of the key trends to date, examples of which include: n University estates and facilities are accessed by 2.4 million members of the British population n Investment, excluding residential, in the academic estate has risen by £170m or 9% from 2011-12 n The size of the estate remains stable g with older buildings demolished
Campus Estate Management Autumn 2014 3
and new buildings producing more balanced space n Total property costs slightly reducing, despite significant upward pressure on the increasing cost of energy and other factors outside the control of Universities n Improved income per m2 n A reduction in space with efficiencies being introduced and greater utilisation n Overall carbon emissions remaining stable, showing the previous upward trend has been halted, and reducing when calculated by FTE n Functional suitability and condition of buildings improving and the age of the estate getting younger n Increased residential capital expenditure Andrew Burgess AUDE Chairman and Deputy Chief Operating Officer of Loughborough University, said:
”The EMS report once again shows the magnitude of what the HE Estates sector produces annually, in terms of the work it delivers, the scale it covers and the people it provides for. This report undoubtedly shows that good-quality estates management translates into a better staff and student experience which, in a climate of increased tuition fees, less income and added competition, is more valuable than ever. The University Estates sector is often taken for granted but through demonstrating that its annual turnover is larger than 346 of the FTSE 350 top revenues, I hope that people will appreciate the size, quality and impact of HE estates to both local and the UK economy.” Sir Ian Diamond, Principal and Vice-Chancellor of the University of Aberdeen, said:
“The HE sector has undergone Copernican changes in recent years as the effects of budget cuts, tuition fees and soaring
4
Autumn 2014
energy prices pile pressure onto a body already providing so much for so many. This report shines a light on exemplary practice and should be mandatory reading for anybody facing cuts and similar changes. The University estate is, quite literally, the building blocks of our nation’s academia and future and should be supported and celebrated at every opportunity.” The report which was completed by every UK-wide institution creates a robust and complete picture for the entire sector. The report has been written, for the second consecutive year by CBRE, the global experts in commercial real estate services. George Griffith, from CBRE who was involved in authoring the report said:
“The size and complexity of the University estate is something that is a constant source of surprise to the wider public, and those in the property industry. Few people realise that the estate is almost as large as the NHS or the resources that go into its management and

ongoing development. It is clear University estates management underpins our future generations’ development with the sector contributing substantially to the public purse in the process. This data will become a benchmark to analyse how continuous improvements can be made now and going forward.” *correct according to Tesco’s released first quarter figures (as of June 2014) n For more information please visit www.aude.ac.uk

LapSafe® revolutionise Kings College Library system with the Diplomat™ LMS Self-Service Loan Lockers Kings College London is one of the world’s leading universities with a very long and distinguished history. The College is at the centre of a wide range of cutting edge research, as well as top quality teaching and learning. For over 180 years King’s has made an extraordinary contribution to modern life. The College has five campuses in London and has a community of more than 25,000 students, 6,500 staff and tens of thousands of former students and staff that make up the King’s ‘family’. The College has a renowned reputation in the humanities, law, sciences including health areas, such as psychiatry, medicine, nursing and dentistry and social sciences, including international affairs. All of these subjects and the array of other subjects benefit from the use of IT; with this in mind the College decided to loan laptops out to the students to help with their work and to heighten their student experience. King’s initially bought five LapSafe® Ambassador™ units and staff manually loaned the laptops out to students. However, the College found that
outside of the staffed hours, they could not offer the use of the loan laptops as there were no members of staff to sign them in and out. The College offers a 24 hour library between March and June, so having no access to laptop loans meant that the students had no flexibility to use these resources after a certain period of time. To tackle this problem the College contacted LapSafe® to find the best suited Diplomat™ to meet their needs. LapSafe® Products have been the market leaders in managing storage and charging solutions for devices in volume, and had recently designed and manufactured a range of self-service loan charging lockers for laptops, netbooks, tablets and iPads. Matt Couzens, Service Improvement Coordinator at Kings College said, “We were lending laptops using the Ambassador™ and members of staff were doing it manually behind a desk. It was really time consuming and our libraries are only staffed until 8.30pm, meaning that students only had a limited time to borrow a laptop. We approached LapSafe® for a solution as we
Autumn 2014 Campus Estate Management
already had a relationship with them and because they are the market leaders”. Kings College London have six LapSafe® Diplomat™ units located at different libraries across the campus, 2 x 12 bay, 1 x 24 bay and 3 x 48 bay. All units are linked to their Library Management System (LMS), Ex Libris Aleph so that the College can track who has loaned a laptop, for how long and if they have returned it in time. Matt Couzens also added, “The product is exactly what we needed and the customer service is great. We recently had a group of school students touring through our campuses; they were bored out of their minds, dragging their feet and were almost falling asleep. When they saw the LapSafe® Diplomat™ laptop cabinets and the staff on the tour explained what they were, the students faces lit up knowing that we lend laptops for free. They were amazed that this was possible; LapSafe® have revolutionised the way that our library works”. n For further information please visit www.lapsafe.com
Alpro fitted at Philip Morant School and College The Philip Morant School and College in Colchester, Essex, is using transom door closers from Alpro Architectural Hardware. The school is a high achieving 11- 18 academy that was rated as ‘outstanding’ in its last Ofsted inspection. The Alpro closers have been fitted on doors manufactured by Essex-based IDF Aluminium Ltd. Major works at the school have seen the creation of a vestibule, a 715 square-metre steel tapered trellis canopy and a new main entrance between two existing buildings using curtain walling. A space which had previously served only as a route between buildings has become an integral part of student activities. Alpro’s overhead transom closers used on the school doors are a means of hydraulically controlling the opening and closing of an aluminium door. Features include dual closing speed to allow flexibility, three levels of spring strength and 90-degree hold open facility. Builders and glaziers benefit from the ability to adjust the latching and closing force according to the weight and height of individual doors as well as type of usage. Fine-tuning to accommodate the exact needs of a pupil and staff user base is all-important in a school application. Transom closers are contained within the transom header bar of a door. They are therefore well suited to use in
premises where attention is being paid to aesthetics as is the case at Colchester where the current works will see the canopy feature a screen-printed gable end fabric designed by the school’s art teacher. Philip Morant School and College is also using door handles from Alpro’s Impressionist range which are manufactured from 304-grade stainless steel and are specified widely for their functionality and visual appeal, in this case complementing the school’s dark green livery. Keith Parry, Sales Director at Alpro, said: “Our transom closers are designed for durability and have been tested independently at 250,000 double-action cycles. They have been used at the universities of London, Portsmouth and Liverpool, and we’re
pleased to have extended our work now into secondary education.” IDF Aluminium specialise in the design, manufacture and installation of aluminium doors. The door solutions are designed for use in commercial and public sector environments where usage may be high but maintenance costs must be minimised. The company has 30 years’ experience in the shop front and commercial door market. IDF Aluminium ensure a quality service by designing and fabricating all of their doors and shop fronts in-house with no use of sub-contractors. The client portfolio covers transport, local government, healthcare and education from schools through to universities. n For further information please visit www.alpro.co.uk

School library gets a makeover with A-ray of colour with Heckmondwike FB Array fibre bonded carpet from Heckmondwike FB has been chosen by Newbridge High School Academy Trust in Coalville, Leicestershire for its newly refurbished library. The Library Administrator Ms Surenne Zake was tasked with designing and furnishing the new library. To do this, she carried out a great deal of research into different flooring styles, decoration and furnishings. She also met with Heckmondwike FB’s Area Sales Representative Mel Parker and was shown a sample card for Array when it was used in conjunction with Broadrib from Heckmondwike’s Creative Flooring range. She loved the design and instantly decided this was the range and style she wanted. As the library has both a book and IT area, she wanted to bring the two together, so replicated the square border design she had seen on the sample card around the perimeter of the library. She also used a similar square border design around the soft seating area to create an attractive, eye-catching look. Heckmondwike FB supplied 92m2 of Array tiles and 20m2 of Broadrib tiles for the borders, both in purple. Ms Zake carefully selected purple sofas and chairs in two shades to complement the purple Broadrib and Array flooring.
8
Ms Zake said: “I like to use my creative flair and really enjoyed the challenge of designing our new library. Colour was very important and there’s more scope with a library than other areas of the school, where the design can be a little bit more flamboyant. We have had some great feedback from pupils and staff – our library is an even better place to work now!” She adds: “We are very pleased with the library refurbishment.” The carpet tiles were installed by local flooring contractor Quality Flooring Services. Broadrib is extremely popular for use in schools and office interiors and is often used in conjunction with Array with its complementary colours. Broadrib has a wider rib structure than some other fibre bonded carpet products, creating a defined contrast in its texture. Available in 24 colour options, Broadrib is widely specified in public buildings, libraries, retail outlets and for commercial carpet environments. Array carpet tiles are becoming renowned within both the commercial and educational sector for their unique appearance and endless design opportunities. Array features a mid-width rib design, with a charcoal background enhanced with a subtle linear pattern.
Autumn 2014 Campus Estate Management
Recently six more colours have been added to the Array range, which includes Copper, Marble, Peacock, Violet, Emerald and Fuchsia, bringing the number of options within the Array range to 12. Both Array and Broadrib are anti-slip tiles, which will not ravel or fray and their strong thermal properties mean they effectively conserve heat. They also offer acoustic properties that reduce noise pollution, which makes them ideal for multi-occupancy buildings. Both ranges are popular with contractors as they can be cut on site without risk of fraying, which allows individual flooring designs to be created and installed with ease. Heckmondwike FB carpets and carpet tiles are available with full technical support, as part of the service. All fibre bonded products are manufactured by Heckmondwike FB at its base in West Yorkshire, where the company is fully certified to ISO 14001, as part of its commitment to sustainability. Heckmondwike FB is one of the leading carpet suppliers to the education, commercial and public sectors and is wellknown for the excellent value, durability and high performance of its products. n Sample cards for Supacord, Array and Broadrib are available on request visiting the website www.heckmondwike-fb.co.uk.

Why you can trust a B&ES member The 1300 member firms of B&ES, the Building & Engineering Services Association (formerly HVCA) are engaged in the design, installation, commissioning or maintenance of a wide range of building engineering services including heating, ventilation, air conditioning, refrigeration, heat pumps, ductwork, ventilation hygiene, plumbing, facilities services, energy management and renewable technologies. In fact the prime driver for the Association’s name change from HVCA to B&ES in 2012 was that most members no longer described themselves as “h&v contractors” but providers of a wide range of integrated building and engineering services and renewable technologies to the education, healthcare and local government sectors, amongst many others. Importantly, B&ES is the only UK trade association that
makes it compulsory for its members to undergo regular, third-party inspection and assessment of their technical competence and commercial capability, carried out by an independent certification body. B&ES Chief Executive Roderick Pettigrew, comments, “We believe that B&ES has a duty to make sure that clients are able to differentiate between qualified and unqualified firms. We have long accepted that we must provide a workforce that is competent and able to provide independent verification of its credentials. What clients want is peace of mind that a job will be completed professionally, on time and to budget. There can surely be no better way of ensuring our members meet such expectations than our independent inspection and assessment policy, which means that all B&ES member firms can
provide third-party evidence of their competence, reliability and adherence to industry standards.” n For more information please visit: www.b-es.org

Autumn 2014 Campus Estate Management
Speaking about this initiative, Cucina MD Steve Quinn said: “This is a fantastic opportunity for the students at our partner schools to enjoy the very finest of British food made from seasonal, locally produced ingredients. It has been wonderful to collaborate with Phil Howard to prepare thesse British Classics.” Commenting on his participation in this celebration of British food, Phil Howard said: “One of the amazing things that has happened in the food world in the last ten years is that people are not just talking about provenance and seasonality, it is real. It’s in restaurants and suppliers are aware of it, chefs are aware of it and customers are aware of it. The next thing is to introduce it to schools so that it becomes part and parcel of their understanding to eat local, to eat British, to eat local and to eat sustainably. And also, healthily. This is a really important thing. To get involved with a company like Cucina, whose mission statement is to feed kids well, is a great thing.”
Homerton College begins expansion with Lloyds bank investment Construction is underway on a brand new development at a University of Cambridge college, made possible with the support of a £20 million funding package from Lloyds Bank Commercial Banking. The new development has been commissioned by Homerton College as part of a 20 year investment plan focusing on achieving a series of improvements, including new building developments to expand its current site, in order to maintain its excellent reputation as a renowned academic institution. Situated on Harrison Drive, the three acre site will incorporate 90 residential units, comprising a mix of houses, together with one, two and three bedroom flats, increasing the provision of high quality accommodation both for students and visiting academics. The site will also feature commercial space, with the income from the scheme set to increase the number of bursaries and scholarships offered by the college. The package provided by Lloyds Bank’s Cambridge team reinforces its commitment
to supporting higher education institutions in developing the skillsets of future generations. Keith Waters, Estates Manager at Homerton College, said: “We are pleased to announce this investment from Lloyds Bank, which has been invaluable in allowing us to bring this latest step in our 10 year development plan to life. “This project provides Homerton College with a top class new development to help further enhance our international reputation, whilst offering a new revenue stream to allow us to build new facilities and offer more support to our students than ever before.” Randall Dawson, Relationship Director at Lloyds Bank Commercial Banking, said: “At Lloyds Bank, we are committed to helping to drive economic growth, and this investment aids the delivery of a new residential and commercial development that will improve the quality of facilities on offer at Homerton College, helping it to maintain its stellar reputation for generations to come.
“By aiding the regeneration of this area, which is highly visible to those arriving into Cambridge by rail from London, this is a project that promises to boost the local economy by enhancing perceptions of the Hills Road area, and of the city as a whole.” n For further information please visit www.lloydsbank-commercialbanking.com/
University key worker family housing designs approved Architectural proposals for key worker and market housing on the North West Cambridge Development were approved today by the local planning authorities. The collaborative design by Cottrell and Vermeulen, Sarah Wigglesworth Architects, and AOC, comprises 70 key worker and market homes which respond
to the changing landscape within the development, with five-storey buildings that lead from the new local centre, Eddington, to the lower density family housing within the new area named Ridgeway Village. The proposals support family life with two shared courtyards, thresholds and sensitive landscaping
around the Veteran Oak Gardens, which is a historical boundary marker and unique landmark within the development. Roger Taylor, Project Director for the North West Cambridge Development said: “The collaborative architectural designs by Cottrell and Vermeulen, Sarah Wigglesworth Architects, and AOC, are characterful and responsive to their location within the site. They demonstrate how the masterplan ideals of quality architecture and vibrant street life will be implemented as future residents move from the local centre into the more residential neighbourhoods within the site. We are delighted that the local authorities are supportive of the proposals for the lower density homes.” The buildings have been designed to the Code for Sustainable Homes Level 5 and to meet Lifetime Homes standard. Works on the North West Cambridge Development infrastructure will start in 2014 with phased completions from 2016 n For further information please visit Biky.wan@admin.cam.ac.uk

Unite Students secures planning approval for Portsmouth development Unite Students, the UK’s leading developer and manager of student accommodation, has received resolution to grant planning approval for the development of a 0.8 acre site in Portsmouth city centre. The site will provide a home for 836 students and completion is anticipated in time for the 2016/17 academic year. The Greetham Street site is being acquired from Portsmouth City Council. The development represents a £42 million investment, and is projected to have a development yield of 9.5% in line with Group target levels and will add c5p to NAV and 1.5p to EPS. Unite Students have operated in Portsmouth for 10 years and have three properties that provide a home for 1,400 students studying at The University of Portsmouth (UOP). Ranked 55 by The Times University league table, the city
has one of the lowest supply ratios of purpose built student accommodation from the 23 cities Unite Students operate in. Unite is working closely with the local community, Portsmouth City Council and UOP to help accommodate a large and growing number of students studying in the city. As part of Unite Students’ commitment to provide a home for success for all students living with them, plans for the development include designated areas for private study, and generous communal space for students to socialise in. Students will benefit from features such as LED lighting, high speed 20Mb Wi-Fi and fortnightly cleaning for kitchens and communal areas within shared flats, all designed to help enhance students’ learning and living experience, so they can achieve more from their time at university.

First in class T
he Mixology14 Student Furniture Designer of the Year award, sponsored by KI Europe’s KICKSTART programme, has been won by Sang A Choi of Buckinghamshire New University for her innovative designs, Beehive and Pony. This award is open to any person enrolled on a recognised furniture design course in the UK. Beehive is a chest of drawers inspired by the relationship between objects, gaps and space. The concept behind Beehive is to create shadow using minimalist lines and forms.
Made out of solid oak, its black finish increases the reflection and accentuates the concept. Pony, Sang A Choi’s second piece, uses recycled climbing rope to create a simple bar stool. The whole concept and detailing of the stool is inspired by climbing. The frame wrapped with the rope creates curves for a seating posture similar to a saddle or harness, creating a feeling of safety and comfort while seated. A re-appropriated climbers’ carabiner is used to join the ends of the ropes beneath the seat. The blue rope goes into and out of the
Autumn 2014 Campus Estate Management
tubes almost snake-like, emphasising the continuous language of climbing and giving the illusion of holding the whole frame together as if by magic. Jonathan Hindle, Group Managing Director of KI in the E.M.E.A commented:
“KI are delighted to be recognising and supporting emerging talent once again through our ongoing KICKSTART programme. Never has there been a more important time to encourage
design talent to work in the furniture industry.”
Lynn Jones, Head of Academic Department – Furniture at Bucks New University, also added:
“Sang A is an amazing, fresh, up and coming designer, her award is really well deserved. Still only in the middle of her one year Master’s degree course, she has shown exceptional design ability and creative tenacity throughout her time with us at the university. Sang A, originally from South Korea, also did her degree in Furniture: Contemporary Design. Her work is always stylish, poetic and charming, each her piece is finely thought through and carefully designed to sensitively complement and respect the interiors she
designs for. Full of flair and quietly fascinating with a highly original aesthetic, and very skillfully crafted, there is a serenity and professionalism to Sang A’s work that is becoming her own unique signature.” Wesley George Cripps and Ian Reveley also from Bucks New University were shortlisted for the furniture products they have designed. Wesley George is in his second year of a degree in BA (Hons) Furniture at Bucks New University. Through exploration and experimentation with t-section steel he devised his T-Section Chair by inventing a process of bending the steel in on itself creating a lovely unique curved profile, with a portion removed to allow it to bend. His bedside reading table is designed to be a quick depositary for eBook/iPads during a night-time reading session. The folded corner of the drawer eliminates the
need to open it. The vibrant red draw front references the iconic Royal Mail post box. The styling is a considered shaker/ modernist mix. Ian Reveley is now in his second year on the MA Art and Design Practice: Furniture Design at Bucks New University. Inspired by an international student competition set by the Belgian carpet industry, Ian designed The Serpentine Chair. Unused samples and off-cuts of carpets which would potentially end up in landfill are transformed into a functional part of a piece of furniture. Inspired by the visualisation of a sound wave formation, he created a structure which allows the carpet to be more than just a covering material. It also acts as a cushion, removing the need for any foam material. Aesthetically intriguing, it isn’t instantly recognisable as carpet. Contrasting leather is used to fasten and protect the material and add definition to the edge g of the chair.

FIRE SAFETY
Fire fighter Fielding Johnson Building, University of Leicester campus
T
he University of Leicester’s high quality academic reputation has earned it a position in the top 2% of universities of the world, and a ranking in the top 20 of UK major national league tables. Based a mile south of Leicester city centre, the University’s compact campus contains a wide range of twentieth century architecture, from the oldest building, which dates back to 1837, to its three distinctive towers built in the 1960s. Like all educational establishments, the welfare and safety of its students is the University of Leicester’s highest priority, whether it is security procedures in the teaching halls or fire protection in the student accommodation. There are 23,000
24
students attending the University and a significant proportion of these reside in the multiple accommodation blocks based close to the main campus. One of the University’s accommodation blocks, part of Oadby Student Village, has recently undergone a refurbishment of its fire alarm and detection (FDA) system as the existing system became obsolete. Marston Fire, based in Loughborough in Leicestershire, carried out the install having won the contract when the business was put out to tender. Oliver Marston, managing director, Marston Fire, oversaw the installation and was involved in the tender process from the initial stages. Marston said: “The original
Autumn 2014 Campus Estate Management
brief was to replace the existing fire alarm system that was obsolete and the only solution that would meet all of the University’s requirements was the Gent system that we put forward. We had to use the existing wiring that was already in place and install a brand new panel and detection devices.” The solution that was selected for the project was the Vigilon Compact panel together with Gent’s brand new EN54-23 approved S-Quad devices. Marston continued: “This was the very first installation of Gent’s new S-Quad devices and when the discussions took place about the benefits of the new VADs, the customer was very keen to use them. The University is already
familiar with Gent’s products as their FDA systems are installed in a number of buildings across the main campus, so it was an ideal opportunity to try out the new devices.” The S-Quad devices conform to the European Standard EN54-23, which specifies the criteria for Visual Alarm Devices (VADs). Prior to EN5423 there was no way to determine the effectiveness of a VAD, so the requirement was introduced primarily to standardise the VADs rating and performance. The VADs usually provide a primary alert for deaf or hard of hearing people, or for areas with high background noise. In the University of Leicester’s student accommodation the flashing strobes were designed to meet BS5839 pt1 and EN54-23, providing 0.4lux above the ambient light levels. This allowed the
VAD’s to be used as the primary source of indication for the building’s residents if required. Marston carried out the installation at the end of April. As the building was occupied, one of the biggest challenges for the project was the very short timeframe for completion. Marston said: “We installed the system in the morning and it was fully operational the same evening so it took less than a day to complete. The existing product was removed early in the morning and the new Gent solution was up and running later that day. “The main challenge, apart from the speed of turnaround, was to remove all the existing equipment as it was not compatible. Once we changed over to the new system we used the new loop diagnostic software from Gent. We
tested the system alongside the Gent development team which provided an extra measure of assurance and gave us a health check on the existing cabling in line with the manufacturer’s recommendations.” Dan Ascough, business manager, Gent by Honeywell, said: “The FD&A solution was completed successfully and the University has since praised the speed and professionalism of the installation team. The system is providing the University with the highest possible fire detection and evacuation technology, the higher power strobe output in the new S-Quad VADs will ensure the students are safeguarded in any fire scenario.” Further upgrade plans to specific areas of the University of Leicester’s FD&A system are set to take place in the g summer.

Students get first class protection in luxury accommodation Sanctuary Students Grenville Street is by no means your typical type of student accommodation. The private building is a stylish new development located in Liverpool city centre, with every aspect designed to offer the most luxurious standard of student living. Situated close to both The University of Liverpool and Liverpool John Moores University, the brand new building is ideally located for studying, shopping and socialising. The modern six storey property offers students a choice of either personal studio apartments, or shared luxury apartments accommodating four, five or six people. All rooms offer en-suite bathrooms and double beds and the vast public areas of the building include spacious common rooms and on-site laundry facilities, as well as the security and plant rooms. When it comes to the safety of the building’s resident and visitors, having the most reliable and efficient fire detection and alarm (FDA) system to protect both life and property is critical. The FDA installation at the high spec building, included a Gent by Honeywell solution, selected to offer to the most robust protection for the occupants and building. The installation was completed last
26
summer ready for the start of the academic 2014 term. HE Simm was the main electrical contractor and the FDA system was designed, commissioned and installed by one of Gent’s key systems integrators HESIS. Allan Wong, HESIS, said: “An L4 category system was selected to cover the congregated areas, including the fire escapes, corridors and common areas. The Gent Vigilon system was installed alongside a range of the company’s S-Quad multi sensor detectors to provide the most sophisticated detection, and also minimise the number of unwanted false alarms at the property.” The main Vigilon panel was installed in the reception lobby, and the system incorporated a paging system to connect it to the fire alarm. Allan Wong said: “The flexibility of the Vigilon solution allowed us to connect it to a paging system for the staff on duty in the building. Each of
Autumn 2014 Campus Estate Management
those employees will now be given notification of any alarms via a signal on their paging device. The fire alarm was also interfaced into the AOV (automatic opening vents) system which operates every single vent throughout the property, so the vents will open automatically on detection and the windows on the lift lobbies on all floors will open in the event of a local fire.” In addition, the Gent solution was also fully interfaced into Grenville Street’s plant rooms and also covers the property’s adjoining car park. Heat detectors with beacons were installed throughout the car park. Allan Wong said: “The other element of the FDA solution is that in the event of an activation in the car park the system has been configured to trigger in the plant room which then automatically turns the fans on to extract the smoke from the car park. “Students residing in Liverpool’s Grenville Street property have been given the ultimate protection by the Gent system. The occupants can enjoy the luxury of their surroundings safe in the knowledge that the most robust and reliable solution is at work behind the scenes.”

GROUND MANAGEMENT
Flower power
Patience Atkinson-Gregory, MD of horticultural supplier Amberol explains how to make the most of containers on your site. Transforming your site with containers We all know that appearances are important. With universities and colleges competing for students, one way of creating a great impression on potential students and their parents on visits and open days is to make your site look good. Some organisations have a natural advantage: if you are in a rural location with spacious grounds surrounded by rolling hills, it’s relatively simple to create and maintain an attractive site. However, more urban environments or a 1960s concrete-dominated campus presents more of a challenge. This is where container gardening can have a significant impact, enabling you to create attractive floral displays that can transform an otherwise uninspiring area. Furthermore, containers are often used to grow edible plants – a practice that is becoming more popular as many educational establishments strive to achieve greater levels of sustainability. The University of St Andrews for example has set up an ‘Edible Campus’ drive, whilst the University of Roehampton’s ‘Growhampton’ project has resulted in the creation of student led growing spaces with a container garden yielding edible produce that is used in a campus café. Why use containers? Containers offer the benefits of flexibility, control and mobility, making it easier to grow a wide variety of
28
plants anywhere. Containers can be placed according to plant type and preference, in sunny or shady conditions. You can use whichever type of soil best suits your purposes and it’s also easier to reduce weeds and prevent damage from disease and garden pests in the controlled environment that containers provide. Getting started Whilst growing plants in containers isn’t difficult, there are ways of reducing the maintenance involved
Autumn 2014 Campus Estate Management
and of ensuring the best results. Ultimately, you are aiming to create the ideal growing conditions for whatever you plant. As with most projects, preparation is key. Drainage: Waterlogged plants don’ thrive, so ensure that containers have adequate drainage. Even if a planter has pre-existing holes, you may wish to create additional ones. Self-watering containers are the exception: they don’t have drainage holes because the specialised design
means that plants are able to access moisture as and when needed. The containers that we have developed have a capillary action matting system that facilitates the dispersal of water only when required by the plant. Soil: the ability to choose and vary the soil that you use is particularly helpful in an area with poor quality soil. Container gardening is all about maximising growing conditions and so using the right soil is crucial for optimal growth. Flexibility is also important as plants favour different conditions. For example, lettuce like finely worked soil whilst runner beans will tolerate a coarser texture. Most plants will grow in multipurpose compost, although perennials and shrubs prefer a loambased compost which is heavier and offers increased stability. Making the right choice There are many styles and sizes of containers on the market, made from a wide variety of materials. Whilst aesthetics are important, there are other factors to consider such as durability and maintenance when making a selection. Plastic: flexible and hardy, plastic is a great choice. It doesn’t dry out as much as clay or terracotta, whilst the appearance of plastic containers has radically improved in recent years. Some even look like wood or terracotta, but with the increased durability that plastic offers. With sustainability in mind, many containers are now made from recyclable polyethylene. Glazed ceramic and terracotta: clay and terracotta pots are attractive, but they dry out faster than plastic. They are also prone to cracking when exposed to severe or prolonged frost so look out for frost-proof pots. Positioning pots on feet can help reduce the risk of frost damage. Wood: another attractive material which enhances the integration with the natural environment. However, it does rot over time. Treating the wood and lining containers with punctured plastic
sheeting can help extend longevity. Half barrels are often used for growing fruit trees. Metal: contemporary and attractive, metal containers have become increasingly popular. They are practical as they don’t crack in the cold or rot. However, they are susceptible to external temperatures, heating and cooling quickly. Self-watering: creating optimal conditions for growth, self-watering containers have a sub-soil water reservoir. Evaporation is kept to a minimum and the roots absorb only what they need, facilitating optimal growth. Designed for easy maintenance, each container has a filling point which rarely needs to be topped up more than once a week. Keeping on top of maintenance Whilst containers make it easy to grow a whole range of flowers and edibles, proper maintenance is still important to ensure maximum flowering or cropping. Deadheading: Regular deadheading of flowering plants will help them bloom for longer as all the nutrients and energy go into making flowers rather than producing seeds. Pruning: shrubs or climbing plants should be regularly pruned to maintain health and shape. Pruning also eliminates damaged and diseased parts of the plant. The degree of pruning
varies from plant to plant. Feeding: Container plants need additional nutrients and should be topped up with fertiliser approximately once every two weeks. You may wish to adjust the frequency of feeding depending upon how your plants respond. They can be fed by adding fertiliser to the soil, using a slow release fertiliser or by spraying leaves with doubly diluted solutions. Watering: a major disadvantage of container gardening is the fact that the soil is more likely to dry out and so plants may need more frequent watering. This can be resolved by using self-watering containers that require topping up only once a week. What can you grow? The list of plants that grow well in containers is long and diverse - these are just a few. Vegetables Lettuce: prefers shade in the summer and a well-drained soil. Don’t plant too densely and watch out for aphid attacks. Potatoes: best grown from seed potatoes or tubers. There are many varieties of potato. For example, first earlies can be planted from February onwards and should produce a crop within about three months. Second earlies are planted a few weeks later g and take three to four months to
Campus Estate Management Autumn 2014 29
mature. Potatoes grow best using a crop rotation system and root vegetables do well in the same soil after potatoes have grown there. Tomatoes: best planted in larger containers and should be placed around 50-60cm apart. The stem should be tied to a vertical cane although some types can be grown in hanging baskets. Soil should be kept moist and plants should be fed with fertiliser fortnightly. Spring onions: easy to grow from seed, these perennial vegetables provide a high yield in minimal space. They have shallow root systems and can be grown in small pots as well as with other vegetables. They like welldrained soil in a sunny position. Try planting a salad garden in one large container, which could include lettuce, spring onions, chives and tomatoes. Herbs Many grow well in containers. Most prefer a sunny, sheltered position in well-drained soil and may need protecting from frost during colder months. For example, parsley
30
germinates slowly in warm conditions and requires a rich soil in partial shade whilst mint tolerates shade and moist soil. It is an invasive plant, so growing it in pots can contain it. Fruit Many varieties of fruit such as apples, pears, cherries and blueberries grow well in containers. Small fruit trees and bushes can be planted throughout the year, although spring is the optimum time. Again, good quality compost is essential and include fertiliser pellets and/or feed fortnightly to maximise cropping. Fruit is usually best planted in a sunny location and should be kept well watered with the compost surface allowed to dry out between watering. Flowering plants Many flowering plants thrive in containers and with a variety of heights, sizes and styles available, it is easy to create a stunning display. Planting warm weather annuals will ensure a long lasting display. Geraniums, marigolds, begonias, sweet pea, fuchsia and lobelia are all good choices. Dwarf cannas and
Autumn 2014 Campus Estate Management
dwarf dahlias are suitable for larger containers. Some rose varieties don’t grow well in containers so it’s important to choose the right type such as a patio or miniature rose for ground cover. Roses need deep containers to accommodate their roots. Edible flowers such as marigolds and nasturtiums grow well in containers and make a great display. So, don’t discount containers as too high maintenance or too limited to work on your site. It’s true, they can’t match some stunning natural surroundings, but they can transform an environment for the better - or significantly enhance the landscape that you have already created. Capsule dorm Antwerp Student Hostel inspired by Japanese Capsule Hotels launched by Today for Tomorrow
32
Autumn 2014 Campus Estate Management
A
ntwerp - Belgium: The ASH, short for Antwerp Student Hostel, opens this week and has found its inspiration in the Japanese capsule hotels. Capsule hotels, a model which stacks multiple sleeping units into a single grid format, has a firm footing in cities across Japan and, in recent years, has seen a surge in popularity across the globe. Some airports - including London Gatwick, London Heathrow and Amsterdam Schiphol - offer sleep ‘pods’ complete with workspace, televisions and enough space to stand. This is a gross enhancement on the space afforded to those using the more traditional capsule hotel, which often means simple sleeping pods stacked in rows. Now this trending hotel concept has come to Antwerp in Belgium: www. antwerpstudenthostel.com. Capsules as rooms This tried and tested model has been taken as the inspiration for a new hostel in Antwerp called ASH (Antwerp Student Hostel). The capsule hostel offers a luxurious private space for each traveller with a high-end finish in a shared room. The private space of the capsule comes with a locker and shared showers. Each capsule has been made sound-proof and has private ventilation in order to secure your night’s rest. The concept of sharing a room with strangers creates an easy to connect atmosphere and enhances friendships worldwide during travelling. Capsule hotels beds offer slightly more luxury for the solo traveller or group. The ASH offers a combination of both: the traditional bunk beds and capsule beds are offered to travellers. Besides the innovating capsule concept, the ASH offers extra services such as a lobby, communal kitchen, a garden and a laundromat. Breakfast and dinner are available on demand. Chosen by the Antwerp Management School (AMS) Beds can be found in the traditional hostel bunk bed format or the capsule hotel bed style, with shared shower facilities and a communal kitchen. Across the development there are 63 rooms and 48 hostel beds. The student rooms come in different sizes with private ensuite bathrooms. Free high speed wifi is a standard service at the hostel. The ASH is both for long and short stays in the city centre of Antwerp. It doesn’t matter if the traveller passes by for a
few days, six months, a whole year or only during summer school. Everybody is invited: (inter)national students, PhD students, researchers, professors, family and friends travelling. Whether you are alone or travel with a group, the hostel offers a comfortable and luxurious place to stay. Furniture and kitchen packages are available upon request. Linen service and the cleaning service are just a few of the extra services the hostel offers. The flexibility and service the ASH offers are amongst the main reasons why The Antwerp Management School decided to become partner of the ASH and put their 3 Continents-programme students in the Fall Semester. Besides the Antwerp Management School, the Erasmus Student Network and the University of Antwerp have partnered up with the ASH for their
accommodation program. Location The Ash is strategically located in the heart of the centre, close to the central station and public transport. Close to the University of Antwerp it offers also the possibility to enjoy the Antwerp night life. In order to guarantee the security of the guests, the entrance has been electronically secured and there is 24 hours video surveillance. In case you would come with a car, there are many public parkings in the neighbourhood. Aim The Antwerp Student Hostel offers much more than a private campus; the hostel is a meeting point for different nationalities to meet with one another. The large shared kitchen and recreation areas of over 100 m2 make it easy to connect in a

safe environment where fun, work, and study can be combined! The Antwerp Student Hostel offers large libraries/study areas for students to study in silence and all tranquillity. The general appeal of these alternative hotel units is the reduced cost, with prices often much below that of the standard hotel room. Shared facilities are usually on hand and the pods booked for a set period of time. The ASH offers highend quality for a democratic rate. The aim is to lower the barrel to travel and to make feel people at home away from home. Special Olympics During its soft launch, the ASH was selected as the home for the volunteers of Belgium’s major sports event of 2014, the European Special Olympics. The event took place from the 9- 20 September. Behind the ASH The property has been developed by Belgian firm Today for Tomorrow with the Japanese form of the capsule hotel as a guiding influence. This Belgian real estate developer is specialized in innovative student accommodation with cutting edge architecture. The building itself has been constructed with all latest materials and technologies. Beds can be booked per night or for long duration stays. Rates start at 24₏/night.
