Our theme this year is how retail is about change and how we embrace change. Genesis is a Greek word for beginning. When we embrace change it means starting over, starting at the beginning to ensure you approach the market and opportunities with fresh ideas. Ignite means focusing your energy and attention to light up and attract positive outcomes. Starting over again and again with fresh ideas is the summary of our theme this year.
Our team keeps our promises to you large or small. The RECON issue of the Retail People Magazine is my favorite edition of our magazine. Retail Congress Issue - MENA Awards Presentations and Gala Dinner at the Mandarin Oriental Faisaliah Hotel and Convention Centre.
Across the MENA region into West and Central Asia, Retail People has expanded its footprint. This special edition also features many great articles and contributions. The Retail Congress RECON event showcases Saudi Arabia’s massive strides in retail and mixed-use developments.
The retail development leaders in Saudi Arabia have all contributed to this issue of the Retail People Magazine with amazing projects and feature articles. Al Othaim Investments, Cenomi, Hamat Holdings, Shomoul Holdings, Azad Properties, Kinan, Alandalus Property all have projects with an estimated construction value inexcess of SAR 12 billion. Construction timing for these projects is in line with delivery prior to Vision 2030. Retail professional Muhammad Jawad speaks about the vital role of Property Management. Rahul Kharkar’s article describes the importance of technology and the customer journey. Again, we are here to honor and recognize the bestof-the-best in the Middle East & North Africa Shopping Centre and Retailer Awards. This year, we received our largest ever number of submissions for our awards. We received 231 submissions, from different shopping centres and retail brands, including solution providers in the region. We would like to thank all our judges who invested their time in reviewing all the awards submissions.
Our membership and senior judges from past years have requested changes to our MECS+R awards judging system. The judges now will only be judging those submissions where they have enjoyed a career with hands-on experience. For instance, the marketing submissions will be adjudicated by our judges who are marketing professionals. The number of submissions each judge must review will be reduced dramatically from past years. Reducing the volume of submissions reviewed by each judge increases the time spent on each submission. The marks associated with each submission have been adjusted to the same judging scales implemented at the ICSC in New York. This judging adjustment works to ensure all submissions are ranked at an international level.
Finally, congratulations to all entrants for taking the time, effort, and investment to deliver these detailed and sophisticated submissions. You are striving for excellence and your desire to achieve exceptional results raises the standards in the retail industry in our region and globally. In 1994, a seed was planted—a small idea with great ambition: to create a platform that would connect, empower, and elevate the retail and shopping centre industry in the MENA region. From its humble beginnings, the Middle East Council of Shopping Centres (MECSC) emerged with a vision that resonated with the evolving needs of an industry on the brink of transformation. Share information and share experiences in the industry.
The early days were about building relationships. The founders, a group of passionate professionals, realized the potential of collaboration and the value of shared knowledge. Year after year, MECSC evolved into more than just a council—it became a thriving community. It was through networking events, training programs, and conferences that industry leaders, emerging talents, sponsors, and supporters all came together, weaving a rich network of shared experiences and innovations.
In 2019, to better represent the expanding role in the region, MECSC transformed into MECS+R—Middle East Council of Shopping Centres and Retailers. This change reflected our commitment to cater to both shopping centre and retail companies, recognizing that the two sectors were growing
Through challenges and successes, MECS+R has always remained steadfast, adjusting to shifting markets, embracing technology, and responding to the changing dynamics of retail and commerce. Al Othaim Investment, a diversified group spanning real estate, entertainment, F&B, cinema, hospitality, fashion retail, AI, and sport, has achieved remarkable success with its recent launch of numerous development projects. The company is currently in a phase of high activity and diligent efforts as part of its strategy to establish significant multi-use projects and enhance existing ones to align with its comprehensive investment approach.
This endeavor aligns with the Kingdom’s historic economic transformation under Saudi Vision 2030. It reflects the company’s commitment to the vision’s strategic objectives, bolstering its presence through diverse and comprehensive investments that leverage its group companies integrated and systematic capabilities. The company is actively completing projects valued at over $4 billion (SAR15 billion). The company is actively spearheading 23 diverse projects across the Kingdom, poised to revolutionize real estate development and strategic investment. These projects will contribute significantly to the nation’s infrastructure, boosting citizen homeownership and catering to investor aspirations. The company’s diverse portfolio encompasses malls, commercial and entertainment centres, residential projects, office spaces, and hotels, offering investors unparalleled opportunities to maximize returns.
Among these noteworthy projects is “Othaim Circle” in Khobar, a 52,000 sqm development with a budget of $107 million (SAR400 million). This vibrant hub will boast entertainment facilities, diverse retail stores, a selection of specialized restaurants, commercial offices, a dedicated gym and spa, and lush green spaces.
Another impressive project is “Othaim Park” in Dammam, which is spread across 224,000 sqm and has exceeded $400 million (SAR1.5 billion) in investment. This mixed-use development features a luxurious hotel, high-rise residential towers, a commercial building, specialized restaurants, a modern cinema complex, an array of retail stores, and captivating sculptures. With parking capacity exceeding 4,000 vehicles, stunning gardens, and dedicated spaces for walking and sports, “Othaim Park” offers an unparalleled living and leisure experience.
ENTERING THE HOSPITALITY MARKET
Expanding its reach and fostering local talent, the company is making waves in the hospitality industry. By launching a dedicated hotel and hospitality subsidiary and collaborating with key players like the Saudi Tourism Fund, Al Othaim is positioned to be a significant force in the market. Poised for growth, the company plans to unveil 14 international hotels boasting over 2,000 units. These luxurious accommodations will attract renowned international restaurants, offer premium services, and create over 3,000 jobs in various fields, both directly and indirectly.
JOB CREATION IMPACT
Al Othaim Investment’s projects are set to create approximately 50,000 direct and indirect job opportunities. This substantial job creation underscores the company’s commitment to contributing positively to the national economy and providing significant employment benefits across various sectors.
CENOMI CENTERS SPEARHEAD CHANGE IN SAUDI ARABIA
Retail in Saudi Arabia is a young and rapidly developing sector. In total, it accounts for 49% of the GCC market and is growing rapidly. Yet demand exceeds provision. Currently, there is just 0.4 sqm of GLA per capita against 1.3 sqm in Dubai and 1.6 sqm in Abu Dhabi. As such, the Kingdom offers major opportunities for international retailers and brands to enter a significantly underserved market.
This is coupled with Saudi Arabia’s Vision 2030, an initiative aimed at diversifying the economy and boosting non-oil sectors which is set to further accelerate retail market growth, as well as a tourist boom that has seen a 56% y-o-y increase in tourist arrivals during 2023.
At Cenomi Centers, we see new retail development as central to meeting this potential. We are well along a path that will see both Riyadh and Jeddah benefitting from two new flagship malls, Jawharat Riyadh and Jawharat Jeddah. Each will be the largest in their respective cities for footfall and spend and will be completed at the end of 2025. The Jawharat, or “Jewel” malls are part of our response to retail undercapacity in the Kingdom and both are now more than 90% structurally complete. It is also worth noting that by 2027 we are increasing our GLA by 44% across six new centres including a third flagship Jawharat Al Khobar.

With over two decades of global real estate and shopping centre expertise spanning Asia, Europe, Latin America, and the U.S., Alison Rehill-Erguven spearheaded ventures, including her role as Pradera Retail Asia’s CEO, orchestrating its integration into Brookfield Asset Management. A seasoned ICSC Board Member and a holder of a Master of Science (MS) from Colorado State University, she currently serves as the CEO of Cenomi Centers.

As the leading player in the shopping centre sector in Saudi Arabia, we are spearheading retail change in the Kingdom. Among other things, this means a shift towards greater percentages in F&B, entertainment and lifestyle offerings as Saudi consumers’ tastes and preferences continue to evolve. As part of the mix in our centres, F&B and leisure used to account for around 30% of the total offer. Today it is closer to 40%, reflective of this evolution that is taking place across the market with shopping centres becoming focal points for leisure, as much as retail.
The combination of a young and youthful population, the arrival of companies looking to locate their head offices in the capital and a burgeoning tourist influx, mean that leisure incorporates everything from new cinemas to experiential F&B zones as well as events and entertainment. All of this is central to what we are doing at Cenomi Centers.
There is also the matter of retail mix with leasing activity at Cenomi Centers being incredibly active. In the first half of the year, we renewed over 1,300 leases and brought on board 235 brands including 65 brands that are new to the portfolio with names such as Asics, Oakley, Charlotte Tilbury and Five Guys being added to the portfolio.
Cenomi Centers has proven to be adept at sensing the changing requirements of shoppers in Saudi Arabia with Jawharat Jeddah, for instance, set to offer 300+ stores, the first international standard luxury wing, an events hub and next generation entertainment as well as over 10 new brands to the city. The opening of Jawharat Riyadh will also see shoppers benefitting from 300 of the world’s most sought-after brands across 75+ flagship stores. This will include more than 10 brands new to KSA and exclusive brands in the city for the next 5 years. As in Jeddah, the Riyadh scheme will increase the place of F&B, events, and entertainment as part of the offer.
All of this implies a potential strain being placed upon the environment. Therefore, we take great pride in announcing that both malls will be the first in KSA to achieve Gold-LEED certification, setting a new standard for sustainability in the region.
The Saudi Arabian consumer landscape is changing at pace. At all our Cenomi Malls, we are taking steps to ensure that we are at the forefront of this change, with Jawharat Riyadh and Jawharat Jeddah poised to contribute over 650m EBITDA, 40% of current EBITDA, following stabilization. Change is a matter of looking ahead and realising opportunity. We are and will continue to be a major part of this.

In my role at Merex Investment, I am responsible for leading and developing the marketing strategies for Merex corporate and its lifestyle destinations such as City Walk, The Beach, JBR and J1 Beach (our new luxury beachfront dining destination situated in La Mer South).
With more than two decades of marketing experience across the Middle East & South Africa, I always found the world of retail fascinating and dynamic, and as a result it provides us marketeers continuous opportunities to subtly blend both ‘science and art’ to achieve results.
TELL US ABOUT A SIGNIFICANT TURNING POINT IN YOUR LIFE OR CAREER. Managing my first shopping mall back in Bahrain as General Mall Manager in the early 2000 (as the only female on the team), taught me the ins-andouts of our industry, the valuable contribution of each staff member and the power of teamwork combined with open-communication that are all needed to succeed and overcome daily challenges.
WHAT DO YOU THINK OF RECENT TRENDS IN RETAIL AND MARKETING?
The mall and retail evolution both have shaped the way we as marketeers approach our marketing and communications strategies. The digital tools we have today offer instant, targeted, personalized communication and valuable data, all of which were neither instant nor available when I started my career. I think for this reason I embrace innovation and technology possibly even more than my Gen Z colleagues.

In high school I was groomed to become a full-time musician, playing harp and piano in youth orchestras…. and that taught me very early on about teamwork, coordination and discipline. So today I would say that my leadership style is a combination of my personal experiences and that of my teams and colleagues that I have worked with.
