ver the past several months, there have been many changes in the workplace, whether we are based in a brick-and-mortar office or working from home. As we all start to come to terms with the new normal, I believe the first step is to embrace the circumstances around us. Over here at Office Concept, we are doing our absolute best to address the emerging challenges and changes. With uncertainties raging across different industries, especially in the office design arena, as a Publisher, I must admit it was no easy feat to acquire editorial resources to put together this issue and upcoming ones. Delays and cancellations of new product launches or events inadvertently affected our workflow because we are committed to bringing the latest design news to our readers. Nevertheless, rest assured we will strive to produce an excellent issue no matter what we encounter in the process.

ompanies around the world are optimising revenue, liquidity, supply-chains, and workforces using Anaplan’s cloud-based software. In deepening their footprint in Asia, Unispace partnered with Anaplan’s concept architect and project team in San Francisco to refurbish and transform their Singapore office. Anaplan needed a partner with local knowledge and flexibility that they could trust, and Unispace’s integrated end-to-end workplace design strategy was the ideal framework to successfully meet their needs. As Anaplan’s local project partner, Unispace supported the delivery and translation of the design concept, as well as design development and documentation, which included budgeting for trade market rates and determining regional compliance requirements. The new Singapore workplace saw the business double its floor plate, with the space reconfigured to include a client-facing and social zone, paired with a refreshed open plan setting. In creating an area fit for socialisation and interaction, Unispace incorporated the use of long wooden high tables to evoke a more relaxed and open environment, where people could feel at ease when communicating with one another.

Anaplan’s global design standards were also a key consideration in the refurbishment approach, as the company wanted to retain their brand identity and showcase their innovative culture. With that in mind, Unispace aligned the Singapore office’s design with the colour schemes and fabric textiles used in their global offices. The kitchen area of the office was also purposefully called the ‘Barn’ - a design standard adhered across Anaplan’s workplaces around the world - which makes reference to the company’s founding in a barn in California. The project was undertaken in two stages within a semi-operational environment. Unispace ensured careful planning, staging and programming of the works in order to minimise any disruptions to Anaplan’s daily operations, and it was ultimately delivered on time within a 14-week program. Unispace’s expertise in project management, paired with their flexibility and extensive offerings ensured the outcome was the perfect balance between the global design standards and local requirements for Singapore.

oming from a pre-built space with assigned seating, poor acoustics and inconsistent branding, Archetype needed a refresh to truly uphold their brand and culture. With the goal of pushing the design of the space to its limit, Unispace worked extensively with Archetype’s stakeholders to understand their company goals and staff needs, in order to ultimately create a space that reflected the company’s identity. In this project, Unispace employed their iterative design method - a process where key decision makers on the client side could see how workplace enhancements would progress via 3D modelling. Throughout the process, Archetype gave their full support and involvement, which allowed Unispace to rapidly implement changes and expedite sign off. One of the early decisions made by Archetype was to transition its New York office to an entirely Agile workplace model, where staff could sit wherever they felt most productive. This move allowed them to reduce their office footprint by 1,500 sq. ft., while substantially increasing collaborative and social areas. Currently, this includes a large communal entry, café and stepped meeting zone,

of which the latter can facilitate everything from coffee nooks to movie nights. In line with their goal to optimise office space, their office does not have a receptionist, and guests are invited to register on a touchscreen in the entryway instead. While almost all spaces are bookable for use, there is also a specific quiet zone for focus work. Unispace transformed this space from one that would traditionally be used for IT or storage, since it had intrusive Mechanical, Engineering and Plumbing (MEP) ducting. Instead of concealing the equipment, Unispace integrated them into the design of the space, using that as a separation barrier. The system operation was also used in conjunction with furniture as white noise.

The design also strikes a fine balance between being warm and welcoming, and paying homage to the raw, industrial feel of its location at Park Avenue. To achieve the latter, Unispace purposefully exposed the columns and floors right down to the original terracotta, and added a sophisticated touch by partially enclosing them with wire mesh. Finally, Unispace incorporated intricate design details throughout the office space. Some key highlights included the use of light sources to differentiate spaces within the office, such as the signature hanging melted globes, serving as a transition point between the café and workplace, and a graffiti mural weaving vibrant colors with Archetype’s branding and icons of New York (such as the Statue of Liberty). With the revamp, Archetype’s New York office now reflects the brand’s culture and values, and has become a space where every nook and cranny are effectively utilised.

rom coffee, to water, energy drinks and alcohol, Coca-Cola Amatil is an FMCG powerhouse. They wanted a new workplace to demonstrate their industrial might, while being an inspiring and efficient environment to work in. Finding alternative premises to accommodate their people was proving a challenge, so they decided to extend their lease and appoint Unispace to help reorder the space they already had. Unispace undertook a strategic briefing to establish project objectives, gleaning findings that helped convey the landscape of the new space. By looking at their existing space and carefully listening to their requirements, Unispace saw how Coca-Cola Amatil could remain where they were, still accommodate all existing employees comfortably, and even reduce their office footprint by giving up one of their six floors. In alignment with Coca-Cola Amatil’s vision for their new workplace, Unispace designed a new office space intended for flexibility and longevity. Moving away from the traditional style they had before, senior managers now sit amongst their teams in an agile environment, with quiet rooms offering

privacy when required. Technology was also seamlessly integrated into the design of the current workplace, to encourage teams to integrate and connect through spaces such as collaboration lounges, teapoints, a bar, a retreat lounge, a drinks emporium and a terrace. Coca-Cola Amatil’s office design centres around moments of surprise as well, creating little moments that have the ability to transform good experiences into great ones for both clients and staff alike. A designated client floor filled with light and sweeping harbour views immediately gives a dramatic welcome to visitors. Throughout the office, efficiency in design ensured existing elements were reused – from breakout chairs made of reused Coca Cola bottles, to utilisation of old workstations into bench style seating. As an occupied space, the project was completed in stages. In order to minimise disruption, a complex stacking program utilised level 12 as a transition floor, while refurbishment and renovation works were undertaken. The new space heralds a new sense of energy for the Coca-Cola Amatil team, and presents a refreshing design that is as forward-thinking as it is respectful of its heritage.

aikin, a company dedicated to pursuing solutions related to the air and environment, partnered with Unispace to create a workplace that reflects the same level of quality and care for their team in Milan. Daikin secured a new office location in the Via Ripamonti area, providing them with a multi-functional new work space that supports the holistic connection of their teams, and also brings together operations, events, technology and a showroom. The new workplace, located within an existing building, is split over two floors and spans over 32,000 sq. ft. of space. Through developing an end-to-end strategy, and conducting interviews with Daikin’s President and department managers, Unispace uncovered a strong demand for collaboration and flexibility of work settings. The open area on the first floor thus includes 140 dedicated workstations with 45 flexible workstations intended for a mobile workforce. A large central breakout area, characterised by grey and blue tones, vibrant wall graphics and timber, evokes the feeling of a northern European bistro environment. Furthermore, with the implementation of a multifunctional and reconfigurable partition system, staff at Daikin are able to utilise

‘invisible walls’ to create as many open and closed areas as needed. Such a design not only allows for greater crosscollaboration opportunities between teams, but has the added benefit of facilitating discussions, as these double up as writing surfaces or notice boards where needed. Separately, the mezzanine floor is divided into two wings. The north wing features laboratories and training rooms, designed to test and present new products and their features. The south wing contains a reception area, product showroom, as well as a conference space with capacity for 100 individuals, including its own lounge and catering function. To better underscore the utilisation of Daikin’s own products in the building, exposed air ducts were also used along the ceilings of the conference space and showroom. Daikin’s new European headquarters supports their staff by creating a working environment that not only encourages them to collaborate and be mobile, but also presents an organic space to showcase the company’s broad range of products and innovations.

eliveroo sought an environment that supports agile working, as well as their collaborative nature. As the company constantly hires new and highly-skilled staff, they sought dynamic and varied work settings to encourage sharing – whether cross-departmentally or at the canteen during lunch. At the same time, maintaining the company culture of a start-up was also important to the team. Thus, Unispace collaborated with Deliveroo to transform their River Building workplace into a flexible space that could cater to their ongoing evolution. An expansive floor plate of 50,000 sq. ft. over a single floor required the Unispace team to be mindful of maintaining connectivity between different departments, and create opportunities for collaboration and movement throughout the space to prevent silos from forming. An added consideration was to enable staff to make the most of sweeping views over the River Thames. The final office design was grounded by a prominent centerpiece known as the ‘Rooball pitch’. Shaped like a futsal pitch (without goalposts), it serves as a central gathering area for the company to hold team events and town hall meetings, complete with bean bag cushions and grandstand seating for employee comfort.

Here, employees are able to come together to enjoy a hearty meal with their colleagues at the social zone in the centre. As the space becomes quieter and more individual-focused towards the perimeter, employees are also able to escape for a quick respite from the hustle and bustle of their day. The overall aesthetic of the office takes its cue from Deliveroo’s own branding and company values - a fun and well-thought-out environment, that is bright, transformable, and serves to connect people. “We wanted to create a fun, creative space and Unispace understood this from the outset of the pitch process. over, an online platform connecting pet parents with dog people to provide in-home dog boarding, pet sitting, dog walking and day care needs, needed a renewed headquarter in Seattle, USA, that could embody their passion for pets. As a rapidly growing start-up, they wanted their headquarters to support growth, portray them as an energetic brand and evoke a dog-friendly atmosphere. Having outgrown their disjointed, inherited space, Rover knew they needed to upgrade their work environment to align with their company culture and values. To create an atmosphere connecting their employees to each other, Rover joined hands with Unispace to design and build four additional floors in a new building, and construct a “woofdeck”, with two additional expansion floors to accommodate future growth. This pet-loving haven, where staff can work with their dogs in the vicinity, bears in mind workplace operation and durability. All workstations are enclosed with sliding doors, allowing pets of Rover staff to roam free near their owners. Finishes, hard surfaces, carpet and furniture have all been strategically curated to sustain dog shedding,

scratching and any accidents. In order to mitigate noise and distraction challenges that may accompany the presence of pets at the workplace, additional focus and phone rooms were added near workstation areas, and larger meeting areas were consolidated within the same floor area. Beyond spaces for day-to-day operations, Rover also needed a versatile space to regularly accommodate large gatherings and all-hands meetings. This space, constructed on the central floor, currently takes up almost 25% of the floor plan, and transforms from a café into a work lounge and open office space when not in use. Using the internal staircase, Unispace collaborated with Rover to coordinate like-business units on contiguous floors to maximise efficiency and collaboration. Created for Rover, this unique and inclusive space conveys their personality and passion, while showcasing their forward-thinking approach towards workplace design.

2 are global tea specialists. But they represent so much more than tea - they challenge the way things are done, and have made it their mission to use brews to fuel discussion around diversity, inclusion and sustainability. With a mission to integrate this brand identity into their new workplace, T2 engaged Unispace to create a modern office design that would highlight these core values. The new office space presented some challenges due to the warehouse’s limited natural light, poor acoustics and high ceilings. To overcome this, a light well was added at the rear, and the back of the building was demolished and rebuilt to make way for end-of-trip facilities. These included bike storage, to encourage staff to get to work in more eco-friendly and enjoyable ways. The new workplace design also features an open office layout - central areas are designated for connectivity, and these are surrounded by closed meeting rooms for group or quiet work. A staircase leads to the upper level, which features a tea workshop - this is where new blends can be created and tested, and it also doubles as a space for teamwork and collaboration.

When entering the office, T2’s reception immediately immerses guests into their brand, by showcasing their products as the hero of the space. Within it, a large Persian rug and combination of antique and modern furniture also helps create a warm, eclectic and homely environment. As T2 wanted their new space to celebrate their dual identities as a global brand as well as a local business, they commissioned a local graffiti artist to create bespoke artwork throughout the office, and displayed more local art pieces in their meeting rooms. Sustainability was also a crucial part of the design brief, so many sustainable materials and resources were used as part of the build. For example, the carpet featured in the work area was made from recycled bottles. The collaborative process between T2 and Unispace was critical to the success of the process. “It was a fastpaced design and build for Unispace, and, I think under the pressure they performed really well. It’s a really great space to work in,” said Kate Iles, Head of Store Design, T2.

n August 2020, Unispace was ready to reconstruct its Auckland studio into a future-focused space enhanced by the latest technology for their newly agile team, and accelerated by the impact of COVID-19, the company was able to test out Unispace’s Propellor Framework - a huband-home model that lays out key guiding principles for the future of the office. Unispace began by conducting hundreds of hours of research, client surveys, and executive interviews, to better understand the factors that will improve the post-COVID work experience. In speaking with their staff, Unispace gathered that there were diverse opinions on the preferred location for focused work (38% prefer remote locations, 29% prefer the office, and 33% are comfortable with either), as well as varying preference for face-to-face interaction (54% like the office for bouncing off ideas and 51% prefer for meetings to be conducted face-to-face). As such, leveraging these invaluable insights, Unispace designed its Propeller framework, and built its first example of a COVIDresponsive workspace in the Auckland office.

The Auckland office now boasts of 52 ergonomic workpoints to accommodate a staff base of 85, eight enclosed meeting rooms with custom acoustic ceilings in the larger rooms to preserve sound quality, and a series of custom-built, acoustically-treated curved ‘Teams’ pods as alternatives to larger meeting rooms - in recognition that more meetings now take place between smaller numbers of in-person and remote workers. The office also has a raised coworking space at the entrance lobby accommodating six ergonomic workpoints, a soft-seating reception, and soft-seating booths meant for three to six people to lower noise levels. Every space in the office also uses a plug and play system, and is decked with wireless chargers and docking facilities to enable a seamless technological experience.

Hospitality is also taken to the next level in the Auckland studio to encourage staff, clients and partners to come together in new and creative ways. The front of house desk provides a tech-led concierge experience, combining visitor registration technology, occupancy and density data to signpost available space and amenities for staff and visitors. This not only enables COVID-secure coworking to take place, but also supports event hosting in a way that doesn’t disrupt other occupants. The studio also has two ‘open’ project meeting spaces - the Design Library and Innovation Space - which are VC-enabled with significant whiteboard and touchscreen coverage for improved collaboration with clients. With Unispace’s lean methodology, the 736-squaremetres office was completed within six weeks, presenting the best possible blended workplace experience bound to enhance culture and productivity, maximise performance, and further future-proof the company.

oming from a previously-owned building of five floors with small floor plates, the Unispace London team was initially siloed, impeding employees’ ability to focus, collaborate, and communicate effectively. Now, the revamped headquarters boasts an envious view of Tower Bridge and spans two floors, seamlessly blending hospitality into the workplace. This project adopted a truly borderless approach, grounded in Unispace’s methodology and their belief that bringing their staff together would maximise and create the optimal balance of happiness and productivity. The overarching strategy informing the design of the fourth floor is aimed at bringing people together in a work environment that will suit their every need. As this serves as the main workplace for the Unispace London team, flexibility has been consciously integrated into the space, offering staff the opportunity to create an environment that best fits their needs and working style. The floor offers an array of amenities and spaces, including booths, high stools, low sofas, boardrooms, benches, and focus pods.

The overall refurbishment of the fourth floor reflects a markedly strengthened culture and workflow for the Unispace London team. The top floor holds a curated space for Unispace to meet with current and prospective clients in a variety of formats. Blending hospitality with professionalism, the space is designed for a range of purposes, from informal meetings to formal presentations. Key highlights of this space include a working lounge area with a large table, aimed at facilitating collaboration and focused work for both employees and clients, as well as a bar area, for socialising and hosting events. Coupled with the scenic views from the terraces, this is a space for clients and staff to come together for an unrivalled meeting experience. The flexible and multi-functional fourth floor, as well as the elegant hospitality-led fifth floor in Unispace London’s office thus creates an overall bold and energetic space that highlights the company’s true culture and offerings.

riefed to create a sustainable and cutting-edge building for Woodside’s employees, Unispace’s design strategy had to showcase the company’s expertise as Australia’s largest independent oil and gas company, but also challenge the traditional notions of how a workplace should look, feel and function. Additionally, given that the building was slated to operate around the clock, and host employees and contractors from all around the world, the workplace also had to incorporate design elements that promote health, social connection, collaboration, inclusivity, and focus. The project, spanning 32 floors and 688,890 sq. ft., was three years in the making, and is the first campus in Australia to provide a more holistic approach to health by encouraging well-being and creating synergies between work and life. Featuring the highest Green Star rating possible in Australia, Woodside’s building offers more than 60 different spatial configurations for employees to choose from, and provides a range of environments for individuals to complete their daily tasks in - including bustling collaborative zones and quiet focused spaces. Woodside’s workplace philosophy, Rightspace – a new way of working based on choice, and designed to foster movement, connect people and break down traditional silos. Aligning with Woodside’s belief in work-life balance, Unispace also designated the second floor as a familyfriendly level for employees’ family members to access, and a well-being level on the 14th floor, designed to encourage rejuvenation, rest and relaxation. The latter features a universal prayer room, parenting suites, a mindfulness area, a massage chair, fireplace, chill out area, and a library that also features artificial intelligence to help staff find the information they need across Woodside’s vast archives. Beyond creating spaces that offer employees greater choice in how they wish to operate within the workplace, Unispace worked alongside Woodside’s furniture supplier to pick out interior elements that would best complement the setting. This included 100 percent sitto-stand motorised desking, as well as ergonomic and agile light set-ups. The workplace design also integrates some of the most advanced technology in Australia into the building, such as a frictionless biometric access system, and an app-based program that allows workers to find each other, wherever they may be working across the campus. “The project has dramatically transformed the way we work, and showcases Woodside as both a partner and employer of choice,” said Michael Abbott, former Senior Vice President, Corporate & Legal, Woodside.

Featuring a refined minimalist aesthetic, Cynara is the result of a three-year collaboration between the Okamura team, Andreas Krob of Swiss design agency b4K and Joachim Brüsk. The team’s main intention is to create an adaptable chair to fit different styles and preferences. Inspired by the yumi, a Japanese bow with a distinctive arc form, Cynara translates the bow’s strength and flexibility into a gently curved framed that cradles the seat. This design produces an exceptionally comfortable chair that supports various movements. With this chair, Okamura introduces a new spring system that adjusts tension to support a broad range of body types responsively. The chair is also significantly lighter than conventional chairs, which inadvertently contributes to a lower carbon footprint. “When compared with our standard products, Cynara’s 50% reduction in weight translates to an impressive 35%
reduction in CO2 emissions,” Okamura elaborates. To enhance comfort and relaxation, Cynara features an intuitive smart ankle title reclining function that optimizes the recline tension for each user. Additionally, a lever on the left side of the chair allows users to manoeuvre the back position that fits them best – whether it is locking it in an upright position, letting it recline freely or up to 12 degrees. A lever on the right side also enables the seat’s height to be adjusted by up to 110mm. Cynara comes in a variety of colours and options to meet different specifications. Choose between standard colours like black, white, or dark grey, or accent colours including sage, dark green and orange red for the body, base and mesh. orkspaces can be cosy and functional at the same time. That’s the idea behind the dynamic Floater lounge and desk system. Featuring a sofa and easy chair range as well as a new desk system, Floater is the first work-lounge concept for COR created to meet today’s evolving work environments. “I wanted to create a practical sofa for people who are constantly on the move with their laptop under their arm and who work everywhere and at any time — with all kinds of people,” says French designer Pauline Deltour, the brainchild behind this imaginative collection. The Floater system comprises several components, including solid wood frames that incorporate an upholstered outer shell, seat, and back cushions, as well as boxes, shelves, or racks. These modular elements can be combined to create individual configurations – for example, a basic S- or U-shaped arrangement. Userfriendly and versatile, the system is similar to a construction kit with different panels functioning as links to connect several modules to each other. The lounge modules with high or low back sofas and easy chairs are ideal for communication zones and can merge seamlessly with the Floater desk system to create a complete office oasis. ustralian artist Elizabeth Langreiter unusually began her artist journey after being hit in the back of her head by a tennis ball in 2008, which created in her a sudden urge to start painting, when she had never painted before.
