OFFICE CONCEPT

DESIGNED FOR PERFORMANCE Never a one-size-fits-all solution, the ideal workplace design for any organization is a custom approach that addresses the demands of the 21st-century organization and workforce, and their specific needs.

O

ffice Concept is honoured to have the privilege of featuring Unispace’s parade of scintillating new projects based in North America, Europe and Asia Pacific in this edition. And rightly so, given that this is not the first time we’ve been given this

honour.

A common design thread running through these office projects is Unispace’s unswerving commitment to creating workplaces that provide the ultimate employee experience, recognizing that the right type of workplace is a company’s foundation for a highperforming workforce and more effective, happy and creative employees. For starters, Orrick’s new LA office is a space that pulsates with a conversational, backand-forth vibe, and one that uses both digital and physical infrastructure to transform the office into a crucible for co-creation and collaboration. Then, there’s also Arup’s Auckland office, a showcase of gathering places that are not only flexible in shape, but provide a variety of multi-purposed, functional areas where people of all worker- and personalitytypes can engage, share, create and innovate with one another while still making sustainability a priority.

PUBLISHER’S NOTE

On another note, with the worst of the pandemic behind us, we’re, slowly but surely, seeing more new collections being unveiled and, we’re optimistic, more will follow in the foreseeable future. So, if you’re looking to furnish the office with stylish and sustainable chairs, Humanscale’s Path may just be the ticket. Or if you’re eyeing some wow factor underfoot, Carpets Inter’s Mesa Alto collection will have you covered. Alternatively, gussy up glum corners with the Se:dot nifty stool featured in the Entree section, or simply spark joy in a collaborative setting with Teknion’s highly-configurable Bonds modular seating. But that’s not all; more cutting-edge products are waiting to be discovered in this issue. So now, enjoy! Kenneth Khu k.k@kenneth-media.com

ARUP

ARUP LEADS THE WAY IN SUSTAINABLE WORKPLACES REFLECTING THEIR PURPOSE TO SHAPE A BETTER WORLD, ARUP’S NEW WORKPLACE IS DESIGNED TO PUSH BOUNDARIES. IT SETS NEW BENCHMARKS FOR CULTURAL INCLUSIVITY, SUSTAINABILITY, AND EMPLOYEE EXPERIENCE.

lobal specialist engineering firm, Arup set out with a goal to create one of the most sustainable workplaces in Aotearoa New Zealand. Arup’s portfolio includes some of the most iconic architectural and civil engineering developments in our modern history, including the Sydney Opera House, the Gherkin, London, and the tireless restoration of the La Sagrada Família, Barcelona. Arup’s establishment in Tāmaki Makaurau, Aotearoa (Auckland, New Zealand) is in response to their delivery of a transformational transport infrastructure development for the country. Arup engaged Unispace to create a workspace that attracts, retains, and supports a specialist workforce to aid in delivering these works. As an organisation deeply committed to sustainable development, Arup set out to target the most comprehensive sustainability accreditation in the world, the Living Building Challenge. Key priorities for the space also involved weaving the local Māori cultural narrative into the workplace design and creating an environment that encouraged their people to return to the office. The workplace has been an immense success. Post occupancy data shows average utilization is at 95% - a rate higher than pre-pandemic. To accommodate the increased demand, Arup and Unispace are working together to expand the workplace into the building’s sub-tenancy area.

ARUP

RETURN TO THE OFFICE The workplace is designed with a hybrid workstyle, supporting a 4:1 Flexible Working Policy. Employees can choose to work from traditional desks, informal collaboration spaces, mixed-sized meeting rooms or a specially designed innovation hub. Town halls and events are supported in a central cafeteria zone. The people-centric design has focused on achieving the following organizational priorities:

• Diversity, equity, inclusion and belonging (DEIB) • Spiritual connection to space • Emotional, physical, and spiritual well-being • Sustainable performance (materials and biophilia)

024

A JOURNEY OF CO-CREATION Unispace worked with Arup’s specialist sustainability engineers and local Māori tangata whenua (ancestral people) to develop the strategy, design, and construction pathways for the project. Pursuing Living Building Challenge certification challenged both Unispace and Arup to go further, setting the benchmark for corporate environments in the future. It was important that the native New Zealand culture – known locally as the Māori worldview - was meaningfully felt, seen, and connected with within the workplace. As such, a significant engagement was undertaken with Māori tangata whenua, Dane Tumahai and Paora Puru of Te Manu Taupua Ltd, to ensure the workplace design connects with New Zealand’s environmental and cultural heritage.

PURSUING LIVING BUILDING CHALLENGE CERTIFICATION CHALLENGED BOTH UNISPACE AND ARUP TO GO FURTHER, SETTING THE BENCHMARK FOR CORPORATE ENVIRONMENTS IN THE FUTURE. IT WAS IMPORTANT THAT THE NATIVE NEW ZEALAND CULTURE – KNOWN LOCALLY AS THE MAORI WORLDVIEW – WAS MEANINGFULLY FELT, SEEN, AND CONNECTED WITH WITHIN THE WORKPLACE.

LIVING BUILDINGS ARE REGENERATIVE AND POSITIVE, REQUIRING A PROGRESSIVE AND THOUGHTFUL APPROACH TO DESIGN AND CONSTRUCTION TO ACHIEVE NET POSITIVE CARBON, WATER, AND WASTE TARGETS. IT IS AN ACCREDITATION THAT RAISES THE BENCHMARK.

THIS PHOTO: An informal social space for people to come together, supporting creativity, collaboration, and interaction.

The Māori principle of kaitiakitanga (guardianship) connected strongly with the Living Building Challenge. Guiding design and construction, the project targeted minimal impacts to nature, reusing and upcycling materials to reduce waste – ultimately leaving a net positive impact on the environment and occupants’ wellbeing. LIVING BUILDING CHALLENGE Living Buildings are regenerative and positive, requiring a progressive and thoughtful approach to design and construction to achieve net positive carbon, water, and waste targets. It is an accreditation that raises the benchmark. The Unispace project team achieved the following outcomes in the design and construction of Arup’s workplace:

• 99% of waste produced was diverted from landfill. • ~90% of materials free of toxic ingredients, fostering a

healthier work environment free of toxins and harmful chemicals. • 50% of materials sourced locally within New Zealand, minimizing transportation impacts and supporting local economies. • 95% of workstations located within 14 meters of natural light. • 100% of timber is FSC-certified. • 100% carbon neutral fit out through carbon offset.

TOP: Designed for flexibility, the central café area also functions as a town hall space, complete with a projector screen.

OFFICECONCEPTDESIGN.COM

ARUP 028

Original bricks from the heritage basebuild were salvaged and repurposed into a feature kitchen bench. The benchtop material alone closed the loop for over 5,000 pieces of plastic waste. The Living Building Challenge goes beyond just reducing harm. It positively impacts the future and in addition to waste and toxicity mitigation, it creates beauty through reuse and restoration. This project has reshaped the way Unispace’s contractors work, all suppliers and trades were educated and upskilled to comply with the stringent processes, creating a new best practice standard in the industry. Compliance with the Living Building Challenge is based on actual, rather than anticipated performance. Projects undergo a 12-month performance period to verify compliance. Once this is complete, Arup’s workplace will be the first interior to receive Living Building Challenge certification in New Zealand. Unispace completed end-to-end design and construction within 10 months, with an 11-week window for construction. This is an incredible achievement for the Unispace project team given the additional complexity and diligence the Living Building Challenge requires.

s part of our global partnership, Boston Scientific worked with Unispace to increase their footprint to factor in projected team growth, and create a new workspace and MedTech training centre for their team in Dusseldorf. In order to find the right space, Unispace first launched a feasibility study looking at several buildings before settling on the perfect location in the new Ratingen business district, just a stone’s throw away from the airport. After launching a global survey in 2020 with Boston Scientific that gathered over 15,000 responses, Unispace utilised these results to understand how their employees globally, and in Dusseldorf, wanted to most effectively and happily work. The outcome was mostly hybrid, informing our designers to produce a future-proofed and accurate desk-sharing ratio, department adjacencies and room count. The survey also helped to update Boston Scientific’s global guidelines to incorporate post-pandemic behaviours. Dusseldorf’s office was the first to incorporate them.

GOING GREEN Everywhere you looked in Boston Scientific’s new workplace was a reference to nature and sustainability. The atmosphere felt truly natural with wall panels and overhead suspended lighting made from natural timber, cork, recycled felt, and naturally preserved moss. The overhead acoustic panels were strategically positioned to guide team members throughout the space, playing with the floorplate rhythm and flow. The acoustic moss panels over collaboration and social spaces were also used as beautiful yet efficient sound absorbers. As a nod to the local environment, German flora textures and patterns that resemble lichen were incorporated into the carpets, textures and finishes, along with abstract leaf motifs embedded into meeting room carpets. lobal design firm Unispace was tasked with bringing HUGO BOSS’ creative vision to life, while meeting their functional objectives. HUGO BOSS needed a multi-functional new office where they could host branded events, showcase collections and hold fittings. Unispace’s clever layout ensures the HUGO BOSS team have everything they need in the space. This includes a training space, an area for visual merchandising, somewhere to host fashion showcases and events, and most importantly, an office where employees are empowered to do their best work. The collaboration between Unispace’s project and client teams ensured the process was seamless for HUGO BOSS, from early concept design through to construction and handover onsite. However, the project wasn’t without its challenges. When the original site for HUGO BOSS’ Melbourne HQ fell through, Unispace successfully pivoted, designing a space in a new building where HUGO BOSS secured a lease, within the creative hub of Cremorne. Working collaboratively with the HUGO BOSS design team, Unispace took advantage of the newly constructed building, using the blank canvas to implement innovative design concepts.

Construction kicked off at the beginning of the Covid-19 pandemic in Melbourne, which was one of the most locked-down cities in the world. This led to unprecedented delays for the project, and a change in workplace strategy, as the headcount required for the space had changed. Overall, early engagement of Unispace’s multidisciplinary team and subcontractors meant that delays were minimized, which reduced risk for HUGO BOSS without compromising on quality. The project presented a unique opportunity to create a fully immersive brand experience. With a host of high-end furniture, fittings and finishes at the client’s fingertips, Unispace collaborated with HUGO BOSS’ design team to curate a collection of their furniture pieces that would suit the new space. Up to 80% of the furniture was repurposed, contributing to a sustainably considered project.

ustworks’ rapid growth required a new workplace to aid in the war for talent and enhance the employee experience. Justworks, one of the fastest growing HR technology companies in the country, was rapidly expanding – more than doubling their workforce in a short timeframe. They were outgrowing their New York headquarters, so they relocated to 55 Water in the Financial District. Their new workplace needed to embrace their culture, support their focus on community, accommodate their rapid growth, and be a destination for their staff. FLEXIBILITY DURING TIMES OF TRANSITION ENSURES A FUTURE-PROOFED WORKPLACE Justworks partnered with Unispace to meet their workplace goals with the Unispace one team approach. During the strategy phase, the Unispace teams held visioning sessions with stakeholders to understand their core values, desire for a team-oriented atmosphere, and requirements for flexibility and growth.

Unispaces’ integrated process enabled teams to navigate challenges throughout each phase. When Covid-19 caused global construction site shutdowns, the Unispace preconstruction and construction teams kept the Justworks site operational. Despite the challenges and uncertainty of Covid, the Unispace hands-on approach and creative communication tactics allowed teams to hold virtual site walkthroughs and keep everyone up to date. Using the Unispace Propeller design model, the design team de-densified work areas to adhere to new Covid-safe distancing protocols.

CAPTURING JUSTWORKS’ VISION ON BUDGET AND AHEAD OF SCHEDULE The Unispace integrated approach and seamless communication allowed the Unispace team to bring Justworks’ vision to life. The new office honors the look and feel of Justworks’ original space while making strategic enhancements, such as highlighting their brand and culture throughout. Using a neighbourhood-themed layout for optimal flexibility, Unispace ensured each discipline had access to the different workspace types needed for maximum productivity. Unispace established customized areas, quiet cars, phone booths, a library for focus work, and horseshoe-shaped collaboration zones. A special place in the Justworks team’s hearts is the café area, where meticulous attention to detail is evident at every turn. Hand-picked trees were used for the custom woodwork, pendant light fixtures, counter backsplashes, and even the farmhouse table. Justworks’ branding is carried through to the custom blue metal interconnecting staircase, which acts not only as a major focal point, but a vital piece of the design and workflow – allowing team members to easily circulate and connect between floors. Custom-built community zones were created around the stairs for this very purpose, providing teams with visibility and touchpoints for ad hoc collaboration and engagement. The project was completed two weeks ahead of schedule, and since moving in, Justworks has doubled in size – proving that the new space is truly future-proof.

Situated in a historic listed building set over six floors, the collaboration aimed to align the office space with Kering’s modern and sustainable luxury values, represented by iconic brands including Gucci, Saint Laurent, and Balenciaga. Delivered in four months, the end-to-end solution included the initial workplace strategy and design, through to the final construction. The primary objective was to create a showcase space that reflected Kering’s industry-leading position in e-commerce. To achieve this, the headquarters housing the digital and IT teams, focused on providing a modern and progressive environment. Clear communication and collaboration were crucial throughout the project. OpenSpace video technology facilitated progress updates, weekly meetings, and comprehensive reporting. This streamlined approach proved especially valuable during the pandemic when travel restrictions made on-site visits challenging. Despite being a luxury group, Kering wanted to be disruptive with the design of their space, incorporating modern urban materials such as concrete, wood, metal, and raw elements. The space exudes understated yet timeless luxury, with additional elements like swing desks and flea market lamps adding a youthful and start-up ambiance. The transformed headquarters embodies Kering’s overall brand identity while providing a dynamic and inspiring space for colleagues, clients, and visitors. With a focus on sustainability, innovation and collaboration, the workplace reflects Kering’s commitment to modern luxury and sets a new standard in the industry.

THE QUEST FOR A NEW HOME Previously located in a suburban area, far from the vibrant centre of Milan, Kraft Heinz decided to relocate to new premises that would support their continued growth and expansion. The team at Unispace were challenged with finding a new home for Kraft Heinz before creating a space that would provide team members with an unsatiable appetite to return time after time, thanks to a design inspired by powerful and iconic global brands. Having outgrown their previous space, there were certain criteria that Kraft Heinz requested of Unispace in the search for new premises. Firstly, a location in the beating heart of the city centre. Kraft Heinz wanted to make their presence known and spice up the palette of business located in Milan. Access to amenities and a gym were also specific requests that needed to be either in the space or within walking distance.

KRAFT HEINZ 070

PHYSICALLY EMBODYING THE KRAFT HEINZ BRAND Two design principles were key to measuring the success of this project from a design perspective. The first was to create a space that truly embodied the brand. This includes its playfulness as well as showcasing Kraft Heinz’s internationally renowned range of products. Colour, energy and fun would sit at the heart of the space that comprises designated workplaces, and collaborative and social spaces in the form of kitchens and hospitality suites, where teams can relax at the end of the day or entertain and cater for guests. The extensive kitchen facilities are particularly impressive and fittingly find themselves at the heart of Kraft Heinz’s new Milan home.

KRAFT HEINZ 072

FAR FROM SERVING ONLY AN AESTHETIC PURPOSE, THE UNISPACE DESIGN WOULD ALSO PLAY A KEY ROLE IN ENGAGING COLLEAGUES AND TEAMS TO ENTHUSIASTICALLY RETURN TO THE SPACE, ON A REGULAR BASIS . TO THIS END, IT WAS IMPORTANT TO CONCEIVE A SPACE THAT INCLUDED A DIVERSE VARIETY OF SPACE TYPOLOGIES.

THIS PHOTO: The space was designed to cater to people of all generations, with different working patterns, different priorities, and backgrounds.

The alignment of the strategy phase with the design phase proved to be a complex process, given the sheer variety of brands that are housed under the Kraft Heinz name. With such a wealth of expression, a diversity of colour, and multitude of logos to encapsulate within a single space, the only way to identify a way forward was by establishing a strong and collaborative creative relationship with the project team. Therefore, before setting pen to paper, Unispace’s design teams had extensive calls with the US-based marketing team, providing invaluable insight into brand guidelines that are woven through the completed space. Working hand-in-hand with the project team at Kraft Heinz, great importance was placed upon the creation of a space that lives and breathes the brand DNA.

KRAFT HEINZ 074

Far from serving only an aesthetic purpose, the Unispace design would also play a key role in engaging colleagues and teams to enthusiastically return to the space, on a regular basis . To this end, it was important to conceive a space that included a diverse variety of space typologies. The importance of designing spaces that cater to people of all generations, with different working patterns, different priorities, backgrounds and approaches cannot be underestimated. Therefore, it was important to ensure that the spaces enabled everyone to perform at their very best, providing each individual with the choice to select an environment that was best suited to their tasks at any given time.

KRAFT HEINZ 076

PROJECT OUTCOMES The result of this three year, end-to-end collaboration has been the creation of a workplace that facilitates greater collaboration and cooperation between all team members. The workplace is no longer just an office, but a third space lying somewhere between home and the workplace that caters to people from all walks of life who approach their working day in different ways. It is a space that intuitively, thanks to its design, encourages people to have more impromptu, informal conversations. It is a space where people can relax and complete their daily tasks in one of many environments thanks to the diversity of typologies that populate the post-industrial building. A space where real belonging and togetherness flourish as teams uncover together the fun of the new environment that is the Italian home of all things Kraft Heinz. Fewer meetings, greater creativity and better productivity.

rrick’s goal is to be the most inclusive law firm in the industry, and for their LA office, and they’ve created a space where everyone belongs. The Unispace team was tasked with developing a new space that reflects Orrick’s culture of innovation, collaboration, and inclusion. DESIGN THAT CREATES A HEALTHY AND DIVERSE OFFICE CULTURE Orrick wanted their new LA office to be a manifestation of their existing culture, centered around: • Collaboration in a meaningful way for Orrick’s 100+ staff, where offices are organized around suites of collaboration spaces that support true learning and mentoring vs. learning in the partners’ office doorway. • Innovation that meshes knowledge gained via staff feedback, at all levels, who worked virtually for 2+ years to create highly functional and tech-enabled hybrid spaces. • Inclusion through universal design principles that create equitable office sizes for all attorneys; with a lack of hierarchy (i.e., no corner offices), access to natural light in all spaces, and accessibility features ranging from braille signage to gender neutral bathrooms.

A TRUE PARTNERSHIP APPROACH ACHIEVED ORRICK’S VISION Starting with strategy, Unispace centered the space around how Orrick’s staff would function in a truly hybrid environment, with all the technology and spaces to support a 21st century law practice. Unispace also worked with Orrick to help them grow their Diversity, Equity, Inclusion, and Belonging (DEIB) goals, which ultimately translated into the Art for Impact program that they launched in their LA space and are now implementing in other locations.

With this approach, the design creates an art-filled space that is inherently inclusive with collaboration technology in every room, and multi-use accessible spaces for people that are differently abled, including wheelchair accessibility (height of fixtures, appliances, etc.), sight impaired (braille), and neurodiversity (quiet spaces, different colours in rooms, etc.). AN INSPIRING AND HIGHLY FUNCTIONAL SPACE THAT DIVERGES FROM THE TYPICAL LAW FIRM By incorporating single-size offices, new ideas like micro-offices, new community work areas, and embracing hoteling to reflect the new hybrid work style, Orrick was able to reduce its footprint by approximately 60%. The two murals by Robert Vargas totalling over 35 feet coupled with the overall community engagement story of the Art for Impact project has had a deep impact on staff, visitors, and clients. This office carries a statement for other law firms in the industry and creates a benchmark and message to them: you need to walk the talk to compete in the future.

ilver Fern Farms is New Zealand’s leading marketer, producer, and procurer of premium grass-fed meat with operations globally in China, the US, the UK, the Middle East, and personnel in Korea, and Japan. They are committed to being the world’s most successful and sustainable grass-fed red meat company. With the pandemic forcing Silver Fern Farms to rethink their future of work, they came to Unispace with a simple desire; “create a workplace experience where our people feel more energized and enriched when they leave.” Housed within a Category 2 heritage-listed building that was once Dunedin’s Central Post Office, the Silver Fern Farms hub needed to pay homage to the company’s rural roots in a fresh and dynamic way while supporting flexible, project-based work. Unispace and Silver Fern Farms worked together to develop their post-Covid workplace strategy, prioritizing face-to-face collaboration. With a 0.7 desk sharing ratio, the layout incorporates ‘innovation’ and ‘discover’ zones, alongside dedicated long and short-term project rooms.

Previously held off-site, the tasting kitchen provides a space for in-house product development, cooking demonstrations, and marketing activities, while also serving as the venue for Silver Fern Farms’ internal ‘MasterChef’ competition, broadcasted live to employees worldwide. “We wanted a cutting-edge space that our design and innovation team could use to showcase and create products. Previously they did this off-site so it’s great to be able to bring this in-house and allow our people to see what’s going on.” said Julie Cooper, Organizational Development Manager at Silver Fern Farms. As new meets old, the thoughtful layering of materials brings warmth and softness into the heritage base build. The architecture of the building façade is abstracted into forms within the interior fit-out, giving it new life. TRIPADVISOR’S DESIGN PREFERENCE WAS FOR A SOFTER HOSPITALITY FEEL. MATERIALS AND ARTIFACTS WERE STRATEGICALLY SELECTED BY THE UNISPACE DESIGN TEAM TO INCORPORATE LOCAL SOUTHEAST ASIAN INFLUENCES.

THIS PHOTO: Soft and warm colors, such as neutrals or earth tones, create a sense of comfort and hospitality, making staff feel at ease.

With these in mind, we wanted to create a flexible, yet energy-evoking space that would allow for planned meetings, informal team gatherings and an agile work process. AS TRIPADVISOR WELCOMES THEIR PEOPLE BACK INTO THEIR REIMAGINED OFFICE, THEY ENTER AN INTIMATE AND ENGAGING SPACE THAT CAN BE LIKENED TO A TROPICAL RESORT AMBIANCE Tripadvisor’s design preference was for a softer hospitality feel. Materials and artifacts were strategically selected by the Unispace design team to incorporate local Southeast Asian influences. Singapore based artisans and suppliers were also approached during the sourcing process, with the finalized office containing select pieces of furniture and artworks created by local craftsmen. Throughout the project, sustainability remained a key focus - a good number of existing furniture items and IT equipment were repurposed, in order to minimise environmental impact.

With much ado about climate change. Humanscale has made it a priority to minimize the carbon footprint of its products. One of the standout features of the Path’s design is its FormSense Eco Knit, a mesh-like textile made from upcycled plastic bottles collected from coastal areas at risk of pollution. In yet another reverential nod to the environment, the green office chair is designed to adhere to Humanscale’s corporate philosophy that good design achieves more with less, making function, simplicity, and durability its core attributes. Built to last, the Path office chair still looks like new even after a decade of intense use. The chair also embraces a minimalist concept. By eschewing controls and springs, and keeping the number of parts at a minimum, the Path uses up fewer resources, thereby reducing waste and minimizing the environmental impact. Additionally, its modular design allows for easy disassembly and recycling at the end of its life cycle. So, if you are looking to make a positive change in your workspace, consider taking the Path, not just to a more comfortable seating solution, but also to a more sustainable and eco-friendly future.
