HELLO In this issue: It’s the July issue (already!) and as school starts to slow down ready for the holidays and excitement for those six weeks of freedom start to brew, there has been no rest for us! We have been as busy as ever filling this issue with the very best of what’s happening locally – BUT we’ve still had time to indulge in a few activity ideas, readying ourselves for the summer holidays... If you feel the need to get off dry land this summer, Claire McKinson has taken a look at the mountain of activities (and events) you can do on or in the water. With the Thames so nearby, as well as Danson Lake, Charlton Lido and Deptford Creek– there is no shortage of water-based fun to keep you and the kids busy over the holidays, and beyond. If our cover hasn’t already given it away, our area focus this month takes us to Blackheath Village. Nicola Berry has been serenely strolling about the streets of Blackheath to speak to the people behind the independent businesses there - who help to maintain its interesting and energetic reputation and discovering why it is such a beloved and desirable area. Hopefully, you’ve had the chance to get back out into the garden now, and the idea of enjoying the alfresco lifestyle is becoming a daily daydream. If you’re not sure where to start, just turn to interiors, where you’ll find our handy guide to creating the most of your outdoor space - whether it’s a courtyard, bijou plot or embarrassingly vast. In food & drink this month, you’ll find us fighting the good fight against RRD – repetitive restaurant disorder. Valerie Breese speaks to local restaurants to see what they have on offer right now, and, if you’re guilty of having RRD – this will definitely persuade you to try something new. So, get out there, explore, and taste the difference. If that isn’t enough, we also have our monthly education update, local art news, our extensive listing pages – for all the local events, as well as property, health and beauty – plus much more.

Paralympian, David Weir CBE, was special guest of honour at the official opening of The Wooden Spoon Spider therapy room at the newly opened Freddie Farmer Foundation physiotherapy centre. The centre supports disabled children aged 3–16 years with cerebral palsy, developmental delay/co-ordination disorders and other non-progressive neurological disorders and syndromes. Pop up Garden The Shard officially became the home to London’s highest Summer garden, with the sky deck at the top being transformed to celebrate British summertime. The garden is placed on level 72, 244m above the city, and contains over 2000 different plants, ranging from poppies, lavender, foxPatel Photo: Rico gloves, marigold and birch trees and 750m of decorative foliage. Blackheath Morris Men performed at the official opening of London’s highest garden installation at The View from The Shard, open until September.
The new centre is the result of a three-year fundraising campaign which saw hundreds of people take part in activities such as climbing mountains, triathlons, cycles, parachute jumps and a 70s disco-thon, raising over £400,000. Paul Shrubsall MBE, chairman of Wooden Spoon’s Kent Region which donated £25,000 towards the cost of creating the therapy room, said: “Wooden Spoon, the children’s charity of rugby, supports projects that benefit physically, mentally and socially disadvantaged children and young people under the age of 25 in UK”.

River Events On Saturday 25 July, Royal Victoria Dock, ExCel will be hosting the London River Rat Race. This unique, 10km aquatic obstacle event (where you run, jump, crawl, swim and kayak your way around the course) will host over 35 obstacles, including a 50ft water slide and a knee-knocking 20ft Walk the Plank. There is still time to enter - plus, £10 from every entry is donated to the homeless charity, Shelter. londonriverratrace.com Come the end of August, the Tall ships return, creating the fabulous spectacle The Parade of Sail on the river. Book a voyage on one of the vessels or head to the Firework display on the Saturday night, in Woolwich. The ships will be sailing off on the Bank Holiday Monday. Bookings and info from www.sailroyalgreenwich.co.uk Then there is Totally Thames in September. Set over 30 days, 42 miles and hosting over 150 events, Totally Thames brings the river to life with a month-long season of river-related events: art, music, open days, family fun, talks, walks and boats galore. The full programme will be announced shortly, so keep an eye on their website: totallythames.org The Great River Race is London’s river marathon, a boat race up the Thames, covering 21.6 miles, from London Docklands to Ham in Surrey, with over 330 crews taking part. Taking place on Saturday 12 September, the closing date to take part is 18 August, but it’s also a great spectator event for all of the family. You can even set sail on a mini electric ship, and there is always the beautiful park and its surroundings to make the most of too. Go to bexley.gov.uk/watersports for more info. For those who are looking for bigger thrills, how does zorbing, wakeboarding or flyboarding (with high powered water jets) sound? It’s all happening at The Royal Docks, which includes a 2,000m rowing course with seven racing lanes. Those looking for a calmer pace can also enjoy activities like paddleboarding or raft building, which look just as fun. Visit wakeupdocklands.com for further details or londonsroyaldocks.com/london-watersports-centre The AHOY centre is a watersports based charity that aims to change people’s lives and build life skills for the disadvantaged and at-risk youths, and offer opportunities for disabled people through sailing and rowing. Volunteers can help raise funds by participating in team building challenges such as The Oarsome Property Challenge, which took place in June. Ten teams representing companies from the industry took to the Thames for an 8.5 mile rowing challenge, which raised more than £30,000 for The AHOY Centre. www.ahoy.org.uk.
Open water swimming takes place in outdoor bodies of water such as, lakes, rivers, canals, reservoirs and quarries; where around 85% of accidental drownings occur. Kids can also take part in their week long summer scheme. creeksidecentre.org.uk Take a boat trip, from River Lea to the Olympic Park, and pass through beautifully landscaped parklands in the shadow of some of the iconic venues from the London 2012 Olympic and Paralympic Games: the Stadium, ArcelorMittal Orbit, London Aquatics Centre and Lee Valley VeloPark, while learning fascinating facts about the park and its future from a professional tour guide, too. Alfresco Living Unwind and relax with our guide to creating the most of your outdoor space.
Whether you have a city garden, bijou courtyard, neglected plot or a vast garden, enjoy nature this summer and live alfresco. The first rule of your home’s patio or outdoor deck echoes the first rule (for many) of the home itself; location, location, location. Do you, for example, want your outdoor space in full sun, in partial sun, or in the shade? Because where your garden gets the sun at different times of the day could make a big difference to how much you’ll use your new area. The usual place to put it is near the house, for the most convenient alfresco dining, but there might be a better spot elsewhere. You might also want to pave or deck the entire garden, especially if it’s a courtyard. Decking is a good way to make sloping gardens more usable, as an alternative to creating the more difficult tiers. By extending the deck out from the house to cover the whole garden, you’ve solved the problem of an awkward, hard-to-use and even potentially dangerous (if you have small children) outside space.
When deciding on the location of your patio or deck, you also need to think about things like where the doors to the garden are, where the bedrooms are (especially with a bungalow or flat) and if the patio or deck will be overlooked. Also consider the prevailing winds, traffic noise, if any, and what you’ll be looking out on when you sit and relax. Decking can be formed on different levels, with, among other things, built-in benches, planters, steps and cutouts – ideal if you have, or dream of having, a hot tub. Sometimes, the only thing between you and a leisurely alfresco dinner is the weather. A veranda is a more permanent solution to alfresco living that will allow you to enjoy your garden all year round, as it can protect you from the wind, rain, and the heat of the sun. Aside these feature, a veranda can add value and aesthetic appeal to your home. A simple glass veranda consisting of a glass louvre system that allows the roof to open and close, you can even add side panels to create a glass room. Or if you prefer a more traditional look, wrought iron construction is tough and durable and your installation will last you not just for years but for decades to come.
Cooking in the open air, there’s nothing quite like the taste of food cooked over a smoking wood fire. A time-saver, but not so authentic, is a gas BBQ, alternatively, invest in a multi-functional pizza oven, which will let you cook artisan style pizzas as well as grilling and smoking food. Garden Furniture, needs to be practical. Choose a table and chairs that reflect the style of your garden; whether that is a Riviera-style set of chic metal table and chair or a modern and minimalist woven rattan chair set. Furnishings – The lines between home and garden are often blurred, the garden considered an extension of your home. Adorn your seating area with large sumptuous cushions and lots of soft blankets, Consider an outdoor rug that will cushion bare feet from cold grass or stones when the dew sets in. When the sun drops, so too does the temperature. Make sure you and your guests are kept warm and toasty with outdoor heating. From chimeneas to firepits, there is an option for everyone. A fire pit give us 360-degree view of the flickering fire and means everyone can appreciate the heat and toast marshmallows over the dancing flames.

Need more space but can’t afford to move? Or do you want to sell your house on? The best option is to really make the most of what you have. The biggest need and want for homeowners is now space as apposed to destination. Bigger rooms are the top of the list when shopping for a new home. Since the market crash and ever rising house deposits many people aren't in a position to move. There is another option though, Look at what you can be doing to improve you current home and where you can add value.
Things to consider: Extensions
An extension, 95% of the time is going to add value, We advise you to shop around and check local house prices to understand how much value another kitchen, bathroom or bedroom will add to your property, be careful not to overdevelop.
Conservatory
If you need more space another option is a conservatory. They can be a quick, cheaper way to add space and another room and they generally don’t require planning permission to build.
A side extension can add floor space and are a far cheaper way of opening up space.
Gardens
Weigh up the value of your garden VS an extension. Large gardens are hard to come by these days and reducing the size can actually reduce value rather than increase it. Always make sure you aren’t cutting off too much outside space as this is an important factor when coming to sell.
Be aware…
Planning permission
Research before you submit your plan as it ‘typically costs around £300 even if it is not approved. You would need to look at the other properties on your street, this will give you an idea of the type of projects that are likely to get planning permission in your area.
Internal changes
Side extensions
Extensions are expensive, so first consider whether you can increase the space and potential of your property by changing the internal layout instead. Removing or moving internal walls can make a big difference and far cheaper than building a new room. You must check that the wall in question is not load baring before you go knocking out walls though
Some improvements won’t add value but will break even and give the rooms a better flow with more space but stay away from the following to ensure you don’t decrease value: Losing a bedroom in your property, for any reason, will devalue your house. If you’re considering losing a bedroom in order to create a bathroom or study..... Don’t Do It! Garish and ‘unique’ kitchens and bathrooms will not appeal for the majority, be unique but careful not to go overboard, try to stay neutral. Big bold, bright colours, animal print etc are a no, no if you want to sell, you may like it but the chances are others won’t so keep it simple and neutral
Be Original, Be Ream If you need help with your home improvements call Ream Interiors now for a friendly chat on 0208 166 8173 or www.ream.co.uk
5 Tips to add value: Add a bedroom – whether you extend the house or split a bigger bedroom into two, more rooms means more money. Having a fitted bedroom means you will utilise a lot of wasted space and it will look far neater than free standing units Adding an ensuite to bigger bedrooms is a great way to entice a buyer or for you the convenience of having an ensuite is a huge benefit. Add a bathroom or toilet a downstairs toilet is a huge plus, especially if you have guests Make it open plan – separate kitchens, dining rooms and living rooms are nice but close off the room and make it feel smaller. Knock down that wall and make it open plan to make the house feel bigger Open plan kitchen/diners and even living rooms are the current must have, think about creating a beautiful ‘entertaining’ area with centre island, dining table and breakfast bar so your family or guests can socialise with you whilst you cook, drink and prepare.

Greenwich Peninsula a new urban village
Greenwich Peninsula is fast becoming the place to visit.
“We want to make everyone aware of this great waterfront, to unlock Greenwich Peninsula and make it a fantastic destination.” Kent Jackson (SOM) Skidmore, Owings & Merrill, Architects. The first urban village fete was held in May and more than 10,000 visitors enjoyed the free event, set in Peninsula Gardens on the Greenwich peninsula. In July, pop up screens will create the first an open-air cinema in Central Park. Several niche restaurants have recently moved into the area. Rubbing shoulders with the restaurants and bars is the Now Gallery, already popular with a post-work crowd and art enthusiasts and o2 concertgoers alike. From September, the Jubilee line will run throughout the night on Friday and Saturday and an all-night bus service from north Greenwich is under consideration by TfL. Proof that there is much more to the Greenwich Peninsula than just residential developments. Working in partnership with the Mayor of London and the Royal Borough of Greenwich, the master developer Knight Dragon is creating a new district for London at the peninsula, including thousands of homes, and offices, schools, shops and community facilities.
The development is divided into five districts: Lower Riverside and Parkside, which are nearing completion, Upper riverside with anticipated occupancy autumn/winter 2018. Meridian Quays and Brickfields are later phases. With an unrivalled waterfront location, Upper Riverside sits between the Eastern edge of the Thames and Ravensbourne College, the creative heart of the Peninsula. While Parkside is nestled between two contrasting landscapes: Central Park to the west and the Thames to the east. Bordering Central Park, the district combines peacefulness with an urban setting. At Parkside’s social heart is the long lawn of Central Park, with views of the iconic O2, and Aperture, a modern incarnation of the village hall. Award-winning architects and designers have created a light and open meeting place that provides important services and brings together residents for socialising and recreation. Occupying Aperture’s third and fourth floors, the gym boasts two mirrored exercise studios and a state-of-the-art training area.
Lower Riverside borders the Thames on the peninsula’s eastern side. Cafes, restaurants and performance spaces will overlook the water from a lively promenade studded with public art. A brief stroll along Lower Riverside leads to the Jetty, site of a pop-up theatre, housed in a collection of old sea containers. For those looking for some peace and quiet, the Greenwich Peninsula Ecology Park is the perfect place. The Peninsula’s original marshland was restored and a freshwater habitat created over four acres, creating the ecology park. An astonishing variety of wildlife thrives in and around the park’s two lakes, from frogs and newts to dragonflies, butterflies and 38 species of bee. The many local and migratory birds can be watched from hides linked by accessible wooden boardwalks. Although it’ll be a long wait till the peninsula is officially finished, 25 years for its entire master plan, it’s certainly worth a visit now to this ‘work in progress’ site.

Children benefit from learning to read at age 7 Children who start learning to read at age seven read just as well or surpass their peers who had started at age five, according to a recent study in New Zealand. Academics suggested that when infants are given more time to naturally develop their language skills in early years (as opposed to being taught), they had a better foundation when starting formal learning at seven. This sits in contrast to the UK and America, where national curriculums introduce children to formal learning at age four or five, or even earlier. At Greenwich Steiner School, where we focus on supporting a child’s need to play in early years, and where formal learning starts at six or seven, inspectors also found that children were reading at the same level as their mainstream peers by Class 5 (Year 6). The New Zealand researchers, led by Dr Subastion Suggate, said that the environments created in Steiner kindergartens favoured language development which later feeds into better reading comprehension. This finding supports another recent study by American psychologist , Prof Howard Friedman, who analysed the progress of children over 80 years and found that “early school entry was associated with less educational attainment”. Nadir Youth Academy A new sports academy has been launched in the south east of London by cricketer, Junaid Nadir. The aim of the foundation is to engage with youths who may be at-risk or have a general interest in sport. The foundation will start-off, primarily, focused on cricket, offering classes and tuition from accredited professional coaches. Whilst the foundation will start on a small scale, they hope to expand into other sports.

“Blackheath has a real village atmosphere” Richard says “with excellent shops, schools and plenty of open spaces, including the famous Heath, which adjoins Greenwich Park. It’s superbly placed for commuters, with central London and Docklands on the doorstep and there are excellent train and DLR links. There’s also a wide choice of housing stock from modern to period, and, as such, really does offer something for everyone.”

Elegant Blackheath “Is Blackheath one of the nicest places to live in south east London?” asks Richard Piddock from JDM estate agents, when I discuss with him what makes Blackheath such a popular place to live. Of course, if you’re already a resident then you won’t need much convincing, but if you’re thinking of moving then its hard to better Richard’s reasons as to what makes Blackheath such a great place to live. Of course, such popularity comes at a price, and as with many London areas, house prices are high. According to Zoopla, the average cost of a property in Blackheath is now £660,637, but what does that buy you? JDM currently has a beautifully modernised 2 bedroom, end of terrace cottage in Osborne Terrace for £600,000 and a stunning 2 bed ground floor apartment with private garden in Lee Terrace for £635,000. Those looking for a character-style, family-sized house will need deeper pockets; it’s hard to find much under £1m. Whilst at the top of the market, detached, exquisitely modernised Georgian properties go for £3m plus. However, canny buyers will find they get more for their money by looking at some of the 1960s houses that were built in and around the prestigious Cator Estate, many of which have been cleverly modernised.
Blackheath is extremely fortunate when it comes to good primary schools; Brooklands, All Saints’ and John Ball are all rated as Outstanding by Ofsted. The good news is that John Ball is being significantly enlarged and will soon be three-form entry. Secondary schools include The John Roan, which was founded in 1677 and is one of the oldest state schools in the country, St Matthew Academy (3-16) and Thomas Tallis in neighbouring Kidbrooke. Independent schools are also numerous; Heath House, The Pointer School and Blackheath Preparatory School all have an extremely good reputation. There’s also the Greenwich Steiner School, which offers a modern version of the Steiner Waldorf curriculum, for children aged 3 - 14 years. Blackheath High School (Girls) has both a junior and a senior School, as does the coeducational Colfe’s (just down the road in Lee), which is opening a new, multi-million pound sixth form centre, this August.

And let’s not forget the popular Sunday morning Farmers’ Market. Blackheath residents are proud of their cultural and sporting heritage. Blackheath Halls, along with the Conservatoire of Music and the School of Art, is part of the oldest surviving purpose-built cultural complex in London. The Blackheath Society acts as guardian of the village, as well as custodian of over 10,000 images of Blackheath throughout the years. The Blackheath Sports Club, which was founded some 100 years ago, provides a sporting base for rugby, cricket, tennis and squash whilst The Blackheath golf club is reputed to be the oldest golf club in the world. It has hosted many tournaments and is famous for its collection of trophies and medals, including the prestigious Royal Blackheath Spring Medal. And finally, the Heath, which is what really sets Blackheath apart from its neighbours. Once a notorious haunt of highway men, the Heath is now the place to fly a kite, feed the ducks, go for a walk, go for a very long run (it’s the official start of the London Marathon), listen to music (On Blackheath is back for a second year), get married (the distinctive All Saints church has played an important role in the local community since 1857), stay for the weekend (at The Clarendon Hotel - a Blackheath institution) or simply chill at one of several delightful pubs overlooking the Heath. On a summer’s evening, there’s simply no better place to be!

Good Looks – Beach ready body? No matter how many stomach crunches we do or salads we eat, that annoying middle tyre around our abdomen refuses to budge. The Venus Freeze is an advanced tummy-toning therapy that uses radio-wave energy to heat the surrounding tissue; this thermal reaction weakens the fat cell membrane causing the cell to emulsify from the inside out. The restoring response of the body causes new collagen to form and the production of new elastin fibers. The result, a more defined figure! The quick 30 minute process (which can be done on any part of the body) can reach tricky areas, with the lifting, contouring and firming action. Results can be seen and felt immediately after the first treatment. Skin feels tighter and toned to the touch.
The treatment, which feels more like a hot stone massage than a cosmetic procedure, requires no healing or recovery time. The Venus Freeze is a revolutionary treatment which is highly effective in circumference reduction, body contouring and skin tightening. It is recommended that between 8-10 treatments are required to see the best results.

And to mark Babur’s 30th anniversary, a mural is being commissioned for the 30-metre long wall next to the restaurant.

Tea for Two

Carluccio’s at Intu
I decided to treat my son to a nice catch up with his mother over tea - a novel experience for someone who has spent the last four years at university! The sun was shining so we headed for afternoon tea at The Clarendon Hotel, which is situated on the edge of the Heath overlooking Blackheath Village. The hotel has a large, attractive garden, which makes it the perfect place to sit on a sunny afternoon. We opted for The Clarendon Afternoon Tea (£12.90 per person), which consisted of finger sandwiches, scones, clotted cream, jam and a mini cake. However, if you’re in a celebratory mood, you could opt for the sparkling afternoon tea (£16.90), which is the same as the afternoon tea menu but served with either a glass of prosecco or a pink ginger soda cordial. Top marks must go to our unfailingly cheerful waitress, who had to run up and down the steps into the restaurant every time we needed something. Perhaps we’d picked a quiet day - we had the garden all to ourselves . The Clarendon is a perfectly pleasant spot to enjoy afternoon tea away from the hustle and bustle of the village. And the strawberry jam and scones were absolutely delicious!. Nicloa Berry www.clarendonhotel.com 020 8318 4321 16 Montpelier Row Blackheath Village, London, SE3 ORW

Dining out at The Hill Restaurant
Offers that little bit more than most Experience a taste of Latin America, with authentic food, art and music
Alivar Villamagua working on his mural
Ecuadorian Dishes on the coast normally contain seafood whereas up in the Andes region you will find more meat, rice and potatoes. The Hill offers an Ecuadorian twist on their Mediterranean menu.
Brothers and co-owners, Andres and Alyvar Villamagua have been entertaining diners at the Hill restaurant to a taste of Latin America with traditional dishes from their Ecuadorean background, included in the menu.
There is a range of Tapas dishes including Gambas al ajillo, sauteed tiger prawns with garlic and chilli, Chorizo al vino, slowcooked chorizo in red wine and Patatas Bravas.
More recently, after a visit from their father Alivar Villamagua, a well-known Ecuadorean artist, the restaurant has the added attraction of several commissioned works gracing the inside of the restaurant and a large mural in the garden. Alivar’s contemporary work conjures up an image of Andes skies and the distinct Calla lilies on the four-panel work in the restaurant while the mural takes the Andean region as it’s subject. Using the medium of acrylic/polymer paint, the colours are vibrant, waterproof and won’t fade. Alivar Villamagua studied painting and sculpture and graduated from the Escuela de Bellas Artes, Cuenca (College of Fine Arts). Since then, he has painted for four decades and his work has a unique and unmistakable style, which places him among the most influential Ecuadorean painters. With Latin American origins and keen observations, Alivar captures in his works the different moments of nature, like dew, the sunset or a swallow’s flight.
Lunch on the terrace. Cordero (suckling lamb) one of the favorites
Music and more
On Saturdays from 7.30pm, experience the sound of Latin American music from local guitarist, Steve Mac. The Hill restaurant is also available for hire for functions and wedding receptions. www.thehillgreenwich.com 020 8691 3626 89 Royal Hill, London SE10 8SE
On the main menu a popular speciality is Ceviche, a method of marinating with lime juice, onion, coriander and fresh tomato with either de palmito (heart of palm), de carne (meat) or de camaron (prawns). As well as Cordero Lechon (grilled leg of Spanish suckling lamb), Paella Valenciana, and of course, Argentine Rib-eye and fillet steaks amongst other dishes.

JAMES HADDRELL, ARTISTIC & EXECUTIVE DIRECTOR OF GREENWICH THEATRE, UNVEILS A UNIQUE SUMMER DOUBLE-BILL Summer is traditionally a quiet time at Greenwich Theatre. We usually spend August repairing, cleaning and testing equipment, and getting ready for the autumn season, while in Edinburgh at the world’s largest arts festival we look for new shows to bring to Greenwich and try out some of our own. At the Edinburgh Fringe, this year will be no exception – we are working on seven productions for the festival, and have already confirmed dates this year and next for four of them to transfer to our home venue for local audiences to see. However, the Summer in Greenwich is set to look very different. From 29 July – 23 August we are set to host the first London production in almost 20 years of The Who’s iconic rock opera TOMMY. Casting has just been confirmed for this three-time Olivier Award winning musical, and we are delighted to be bringing performers from the West End, the Royal Albert Hall and English National Opera to Greenwich. The full creative team has also been announced, including choreographer Mark Smith, founder and artistic director of Deaf Men Dancing, whose choreography credits include My Silent World for
Channel 4 and The 2012 Paralympic Opening Ceremony. However, TOMMY is not the only production lined up for the Summer. While the pinball wizard will be taking over the evenings at the theatre, day-times will be given over to a new musical adaptation of Pinocchio, transferring from the US for its UK premiere in Greenwich, and written by Broadway and Disney writing duo Neil Bartram and Brian Hill. In recent years we have seen audiences at Greenwich Theatre grow and grow, we are presenting more shows than ever before, we run one of the country’s most over-subscribed artist development programmes, we are a national leader in supporting and presenting theatre for families, and musical theatre in Greenwich has enjoyed a huge resurgence. As we strive to grow even more, and bring these two iconic titles to Greenwich for a unique summer season, we look forward to welcoming even more people to share this latest chapter in the life of our historic venue. VIOLIN AND PIANO RECITAL Eltham Warren Golf Club members marked the 125th Anniversary of the founding of their club in 1890 by holding a Hickory Golf Day. More than 60 ladies and gentlemen dressed in period costume and attempted to recreate the play of their founding members using genuine turn-of-the-century clubs. An original six hole course was laid out at Eltham Warren in 1890 making it by far the oldest surviving golf club in Eltham, and once a further three holes were added around 1910, the whole course was then famously redesigned by five-time Open Champion James Braid.

Young family believe Kidbrooke Village caters for all their needs
Finding somewhere to live that meets the needs of a young family and allows the parents to work from home can be a hard task, but at Kidbrooke Village, Paul and Xiaofang Sutton believe they have found the perfect fit. “When we were looking for a new home we wanted somewhere that had convenient transport links, green spaces and amenities in the area, such as a local supermarket, doctor’s surgery, good schools and the ability for us to work from home. “It was just by chance that we drove past, saw the development (which looked fantastic) and decided to visit the sales and marketing suite. After listening to what was available and the future phases for Kidbrooke Village, we knew it was the perfect place to bring up our young family and run our law firm that we set up two years ago from home.” Kidbrooke Village is located in the Royal Borough of Greenwich, and having previously been renting in Lee and Lewisham, Paul and Xiaofang decided to take the plunge and buy their property off plan: “It was a big step for us as we had never bought anything this way before so it was something new to us and a good opportunity.
“However, we could not have made a better decision. Throughout the whole process Berkeley kept us informed about what was happening and that was very reassuring. We have already made many new friends, in what is a very multicultural environment.” In fact, such was their faith in the development, the couple have since purchased a second home in SE3 as an investment: “The quality of finish and attention to detail was something we were very impressed with and the ease in which Berkeley dealt with us. We had been looking at buying a second property that was a bit older and needed renovating. However, we decided we could not commit the time to manage that kind of project. Instead we elected to buy another off plan option at Kidbrooke Village, as we were already convinced of the long term prospects.” As part of their yearly service charge, residents at Merlin Court have access to the gym, swimming pool, concierge, cinema room and business centre facilities. Aspects which, according to Paul, have really made a difference to their lives. “We have incorporated a lot of the facilities into our lifestyle. We go to the gym together at 8am in the morning five times a week and this allows us to spend some time together at the start of the day. The business centre facilities are also very impressive as they allow us to hold professional meetings, or even use them as an office, which is incredibly convenient.” “This is aided by the fact that Kidbrooke Station can get us to London Bridge in 15 minutes, Canary Wharf in 22 minutes and Victoria Station in 28 minutes.”
As a young mum, Xiaofang has been impressed with the way she has been able to fit seamlessly in to life at Kidbrooke Village and said: “There is a real sense of community here already. As a mum with young children I could not have asked for anything better. The dentist the doctors and the local supermarket are just five minutes away. “Also, just across the road is Sutcliffe Park. This is great for us as our children are able to run around or use their bikes, and see animals like geese, ducks and swans enjoying the natural environment. Everything is on our doorstep which makes our life relatively stress free.” Paul was quick to add that the landscaping of the area played a part in their decision: “There is 136 acres of open space here and the trees that have been planted really do make it something quite special. You would think you were in the countryside, with so much green space on show.” With many local amenities in the area already, Xiaofang is excited about future plans which will be taking place in Kidbrooke Village over the coming years. “The plans for the new village centre played another part in us moving to the area. It will see a host of new commercial outlets and provide a real focal point for the community, with shops and bars. There will also be office space available within the centre and that is something we will be looking to pursue for our business. All of this means we can see ourselves staying at Kidbrooke Village for a long time.” www.kidbrookevillage.co.uk
