Greenwich Peninsula, the largest emerging neighbourhood within the capital, will be home to the Urban Village Fete for its third year, on Sunday 21 May. Curated by HemingwayDesign, Urban Village Fete is an alternative, contemporary twist on the traditional summer fete for the Peninsula’s pioneering residents and all Londoners. Having attracted more than 25,000 visitors in the past two years, 2017’s event looks to be a bigger, bolder celebration of the best in design, music, art, innovative events and modern craftsmanship, right at the heart of Greenwich Peninsula. The free day out will feature a range of curated designer marketplaces, street food vendors, art & design workshops, unique pop-ups and a series of talks hosted by BBC Radio London’s Robert Elms. For music lovers, Gilles Peterson, the iconic British DJ and owner of Brownswood Recordings will be at the helm all day. There will be walkabout entertainment throughout and a line-up of interactive workshops for all ages including the chance to become a DJ for the day with The Charity Shop DJ. For food enthusiasts, there will be a diverse variety of food stalls including; Taco truck, STAKEhaus, Le
Swine, Wildes Cheese, Palm By Caribbean, Van Dough, The Cheese Truck, Mypie and Cakehole. Stevie Parle’s British Restaurant Craft London will also be cooking over an outdoor fire-pit all day, especially created in time for Urban Village Fete. Serving slow-cooked meats and vegetables with breads, pickles and yoghurt, visitors will be able to enjoy world class cooking created by the legendary chef and his team. There will also be stalls offering men’s and women’s fashion, jewellery and homewares including; Edy and Bridge, & Sons Trading Co, Chung-Rowe, StolenForm, Nylon Sky, Issay Issay, Fronte, Laura Nelson Design, Basil & Ford, Teah Wilson, Ply Coasters, M Botanicals and cool, urban candle makers Earl of East London. Greenwich Peninsula’s NOW Gallery is also collaborating with East London Comics and Arts Festival (ELCAF) to present The Island. Opening on Friday 19 May until Sunday 25 June, The Island is a site-specific interactive storytelling experience for all ages, imagined and created by French illustrator duo Icinori. The installation will explore the possibilities of storytelling, giving subtle nods to the importance of imagination and flights of fancy. During Urban Village Fete, visitors are invited to make their own island. From 1-4pm, using hand-made stamps with words and images, Icinori
will use the visual elements of the exhibition to encourage participants to create their very own version of The Island Urban Village Fete will take place in the flourishing Peninsula Garden designed by Alys Fowler and Thomas Hoblyn in collaboration with Tom Dixon’s Design Research Studio. The site is easily accessible on public transport by Jubilee line, bus, Emirates Airline and by Thames Clipper river services via incredible views of the London Eye, Tower Bridge and Canary Wharf.

Flooring - a major consideration in any home
It can set the tone of the room, inject personality and be a talking point, while all the time providing comfort underfoot.
So, if you’re thinking of livening up your living spaces - take the plunge. Maybe you have a tiled floor that’s hard and cold to walk on and you want to change to something more comfy like carpet. Or perhaps you currently have carpet in your dining room and are fed up with cleaning up after toddler spills (or messy grown-ups) and would prefer practical laminate flooring. Whatever your need, changing your flooring will be like a breath of fresh air giving your home an instant refresh and in some cases the feel of a total make-over, just by making that one alteration. Flooring choices have come a long way from simply choosing between carpet and floorboards. Now, there are a multitude of attractive and durable materials, which will add wow-factor as well as provide comfort. If you have a carpet that’s been down for a number of years and has seen better days, maybe it’s time to change. Like a wall covering, carpet can change the look of your room dramatically. The latest styles are bold and colours are becoming bolder, with designs in rich red, chocolate brown and beautiful tones of blue, from navy to aqua. Pattern is growing in popularity again, especially smart stripes and checks. When choosing a pattern, the general rule is that larger and bolder patterns are best suited to bigger rooms. Carpets with small patterns in a mix of colours are good for busy rooms as they can help disguise day-to-day wear and marks, whereas bright colours can make a real style statement. Cork flooring has made a comeback in the last few years, and this is largely based on its combination
of design flexibility, eco credentials and health benefits for the entire family. Cork floors will not absorb dust, but they are also resistant to bacteria and fungus, and are widely recognised as an acoustic leader due to its ability to reduce noise, making it perfect for apartments and flats.

A Fond Farewell Sadly, Owen Pine and Oak in the small hamlet of Well Hill, Chelsfield, will be closing their doors for the final time on 18 June, this year. Owners and directors, Bill and Marygold, have been running Owen Pine and Oak for over 30 years with the help of their very loyal and dedicated manager, Jo, and daughter, Jessica. Over the years, Owen Pine has watched the industry and furniture fashions change and fluctuate yet they have always strived to keep up with these changes.
The closing down sale for Owen Pine and Oak starts on Wednesday 3 May. There will be huge discounts on all stock, including all of their gifts, mirrors and paintings. They will also be offering discounts on orders of existing ranges. They ask that you tell a friend about their sale and pop on up to the shop, if not to buy something to just say goodbye.
However, it is now time for Bill and Marygold to retire and enjoy a slightly quieter life with their children and grandchildren.
Bill isn’t so sure he will be able to stop making and restoring furniture so perhaps we should also watch this space!

Where there’s a will, there’s a way
About seventy per cent of adults in England die without having made a will. Often, this may not affect the distribution of the estate, particularly when the intestate would want his or her estate to devolve upon a spouse and children. Partners, other than civil partners, would not be covered by the Intestacy Law and would not be beneficiaries. A major problem can arise where the intestate (a person who dies without having made a will) leaves children, as well as a spouse or civil partner. The entire estate, available for distribution, passes
to the surviving spouse/civil partner, in so far as (excluding personal possessions) it does not exceed £250,000. Any excess is divided as to one half for the surviving spouse or civil partner and as to the other half for the children absolutely.
These are only a few of the issues that can arise to inhibit the finalisation of an intestate estate. Problems can, of course, occur even where there is a will, but, generally, the administration proceeds more smoothly.
Where there are no children, and other relatives survive, the residuary estate passes to a spouse or civil partner up to a value of £450,000. Any excess over that amount is again divided, but in this case, one half of the excess passes to the surviving spouse/civil partner directly and the other half to the parents of the deceased directly, but if none of them survives, then such share goes to blood brothers and sisters. A surviving spouse or civil partner will only inherit the entire residue of the estate available where there are no parents or siblings alive to inherit.
Some people seem to think that making a will is tantamount to tempting fate, but statistics suggest that this is definitely not the case. Others may agree with the French poet, René Char, who said: “Our inheritance was left to us by no testament.” Perhaps we do inherit the earth, but having a will, dealing with one’s worldly goods, makes a time of mourning just a little bit easier to bear for those left behind.
A further problem can arise where the person who would normally administer the intestate estate, the closest relative, is mentally incapable of accepting appointment. This can cause long delays in obtaining the Grant of Administration, while the necessary medical evidence is gathered, and a separate application has to be made to have someone else appointed as the administrator (called an executor where there is a will).

The Rendez-Vous 2017 Tall Ships Regatta – A once in a life opportunity
Around 50 local young people were sponsored to take part in the first leg of the Regatta from Royal Greenwich to Sines, Portugal. They will have spent 15 nights aboard, and during the voyage the sail trainees will have had the opportunity, with help from the ships’ captains and crews, to: steer at the helm, climb the rigging, take watches, and chart the ship’s progress. After arriving in Sines, they took part in a crew parade and prize-giving ceremony before heading back to the UK. Royal Borough of Greenwich recruited the sail trainees as part of the Royal Greenwich Tall Ships Festivals. Trainees have to pay for the experience, but the Royal Borough, through co-sponsorship,
funded the experience for the local trainees who meet certain criteria. Sponsors of sail trainees included: Peabody, Seafarers UK, U+I, London City Cruise Port, Port of London Authority, and Visit Greenwich. Of the 50 trainees, local students were from: John Roan - 2 trainees, Crown Woods Academy - 5 trainees, Eltham Hill - 10 trainees, Woolwich Poly - 1 trainee, London South East College - 5 trainees, Ravensbourne University - 7 trainees, and Goldsmiths Uni - 1 trainee. After such an amazing, life-changing adventure, these students will have plenty of stories to tell their fellow students.
Nature Week 2017 In response to the growing evidence of the fundamental importance of nature to children, Blackheath Prep School implemented a whole school Nature Week earlier this term. Every class went out for a day to explore the natural world and learn about the environment in which they live. Greenwich Park, Hyde Park, Kew Gardens and Sevenoaks Wildlife Reserve provided some of the habitats they explored. The children learnt how to identify trees, calculate their height and age and create their own trees using natural materials. Representatives from each class shared their experiences of being ‘out and about’ in a whole school assembly at the end of the week. Additionally, the Gifted and Talented focus this year is Science and the most able scientists in the school investigated nature in the local area and created journey sticks. www.blackheathprepschool.com
King’s of Rock The 2017 Olivier Award for Outstanding Achievement in Music has gone to School Of Rock, The Musical. Sam Hall, who left King’s Rochester school in 2013, is the children’s Musical Director and Rock Coach for this hugely acclaimed new West End show. This year’s Olivier Award nominations for Outstanding Achievement in Music include School Of Rock, The Musical. Sam Hall has been part of the team finding and training three sets of 13 astonishing child actors for the London staging of the show who play instruments live, every night
at New London Theatre. Even more astonishing is that Sam is still a student at the Royal College of Music and as well as his theatre commitments, is also the lead singer for indie-rock band TORVA. This comes as no surprise to those who knew him as a student at King’s Rochester. Whilst at school Sam was so involved with all things musical that he played the lead role in Sweeney Todd, ran all the Open Mic nights and assisted with every music event held. Sam returned to King’s Rochester to play bass guitar in the school’s own production of Into the Woods in March.

Parks and Open Spaces London is one of the world’s greenest capitals – with plenty of parks and open spaces… From leisurely walks, to family picnics, an outdoor work out, to catching some rays, there’s always a good reason to visit one of the many open green spaces. You’re probably not aware but the Royal Greenwich Borough has over 50 parks and open spaces within its boundaries. Plus an amazing waterfront, just under 14 kilometres long with a serious amount of Maritime history and stunning architecture along the way. Making the borough a hot spot for new developments to keep up with the demand for homes, for those that want to have an easy commute but still enjoy the peace and tranquillity that Greenwich has to offer. Among the parks, Royal Greenwich Park, which has `Royal Park’ status, and offers spectacular views over the river Thames. It’s the perfect place to take a break between visiting Greenwich’s other attractions, and boasts three cafés, a children’s playground, and a bandstand with Sunday concerts throughout the summer months from 2pm. If you’re lucky, you might spot the small herd of fallow and red deer that live in the park or visit the ‘drop in’ at the wildlife centre near the south end of the lake on set days, between 1-3pm and find out more about the deer and other wildlife in the park. Blackheath Common, world famous starting point for the London Marathon (last month) and bringing delight to thousands with the annual November Firework display and spaces designated to sports. This time of year it’s the perfect spot for kite flying and a leisurely picnic to watch the sun set.

Oxleas Wood, ancient woodland with some parts of the wood dating back over 8,000 years to the end of the last Ice Age. It is part of a larger continuous area of woodland and parkland on the south side of Shooter’s Hill and is home to Severndroog Castle. Situated in the heart of Greenwich Peninsula alongside the River Thames, Greenwich Peninsula Ecology Park is a beautiful urban oasis and green space, which is home to a fascinating variety of wildlife. Activities already taking place at the park include pond dipping, moth trapping, wildlife walks and urban park ranger volunteer training. Two current developments by Berkeley Homes include the Royal Arsenal Riverside, occupying a prime location along the River Thames with a forthcoming on-site Crossrail Station and new retail hub. Open spaces are abundant, from the lawn and formal gardens of Wellington Park through to green corners, wide avenues and broad squares. The forthcoming Waterfront Park at Royal Arsenal Riverside, covering four acres and over 1km of river walks has been carefully designed to embrace the many differing aspects of the English countryside. Offering a tranquil destination for both residents and visitors to enjoy, the green space around the Waterfront includes sensory planting, tranquil water movement and an impressive new linear park.

And Kidbrooke Village, which comprises of 4 distinct neighbourhoods: Kidbrooke Village Centre, Meridian Gate, Blackheath Quarter and City Point. Situated to the south of Kidbrooke Village, City Point sits adjacent to Sutcliffe Park, an established Green Flag status environment. This large, tree-lined park features areas of open grassland, meadow and wetland. The river Quaggy meanders through the site after a flood alleviation scheme was created. Rich in wildlife, Sutcliffe Park has been declared a local nature reserve and is one of Greenwich’s Green Flag sites. There is an athletics track, an outdoor gym installed as part of Greenwich’s Olympic Legacy, outdoor table tennis and a children’s playground. Parksfest, part of The Royal Greenwich Festivals, is a programme of free summer events across local parks in Royal Greenwich during June and July. A £1bn building, topped with a crown-shaped cluster of glass towers, inspired by the 19thcentury designs of Isambard Kingdom Brunel, is planned as part of a major redevelopment of the area around London’s O2 Arena. The Peninsula Place development by Knights Dragon will sit on top of North Greenwich underground station beside the O2, covering 1.4m sq. ft. and featuring 800 apartments including 200 ‘affordable’ homes, as well as offices, shops, restaurants, a cinema, a performance venue and hotel. Spanish-born architect, Santiago Calatrava, has designed a 24 metre-high (79ft) glass arcade with ‘winter garden’ atrium for the complex, which will be topped by three towers, each rising more than 30 storeys above North Greenwich station, which is to be renamed Greenwich Peninsula.
There are landmarks in London that never fail to evoke wonder. Calatrava’s first UK project on Greenwich Peninsula will be one of them. North Greenwich bus station is also going to be rebuilt and Peninsula Place will be connected to the nearby south bank of the Thames by a new footbridge. Peninsula Place forms part of an £8.4bn revamp of 150 acres of former industrial land and gasworks around the O2, opposite the financial district of Canary Wharf. It is billed as the biggest regeneration project by a single developer in the UK and is expected to be completed by 2032.
Peninsula Place Exhibition Through sketches, models and film discover more about Peninsula Place, designed by Santiago Calatrava and set to transform Greenwich Peninsula. Within its walls there will be homes, pavement cafes, shops and restaurants; creating a new public space in the heart of the Peninsula. Blending art, architecture and engineering, Santiago Calatrava’s approach becomes all the more evident when you look at the inspiration and the process behind the creation of Peninsula Place. The free exhibition presents Calatrava’s initial drawings of the 80-foot high galleria and winter garden, a to-scale model of Peninsula Place and the footbridge, as well as an interactive screen showcasing what will happen here. Election Special! Well that was an unexpected turn of events. After months of Theresa May saying she was not going to the polls, she has called a snap election. So that will be 3 years in a row now that the prime buying season of the property market has/could be affected by political events. 2015 – general election, 2016 – referendum, 2017 – another general election. As I have discussed in my previous articles this year, up until now things were looking positive. Activity was up on all fronts and buyers were voting with their feet with the number of agreed sales on the up. One interesting point was that we have seen a return of buyers at the upper end of the market. One theory was that wealthier buyers, who might have in the past purchased buy to let properties, were now upsizing themselves. This could be due to the additional costs involved in the buy to let sector with the additional 3% stamp duty on second homes and the tax changes affecting the ability

to offset interest payments against rental income being phased out over the next few years. So what lies ahead? As I write this article only 3 days after the election was called, it’s too early to be certain, but at the moment we have had no knee jerk reactions and the phone is still ringing and buyers are making offers, so I think it will be business as normal. I am not a political expert by any means and I know I am on dodgy ground talking about politics, but as a local estate agent my personal view is that the election being called is a good thing as it will give the government (whoever they may be) a clear mandate and time to negotiate the best deal for the UK. This will give us greater stability and hopefully certainty which, at the end of the day, is what we all want. So if you are thinking of moving this year, with interest rates at historically low levels and demand for good quality homes still strong, don’t let the election put you off trying to move.

Just like viewing a new property, it is easy to become overexcited and fall in love with a place without checking the venue can cater to your requirements. So, we are here to answer that question - how to choose a wedding venue?
That Funny Feeling
Wait until you get the feeling - much like finding your dress, the shoes, a new home, it is true that when you view venues you will know if it is right for you. You need to be able to picture yourself there on the day and ensure the style of the building, both exterior and interior, will work with the theme of your wedding. Finding the right venue is the most important factor, once you fall in love with somewhere, before rushing in to anything, at the very least check the following match your criteria:
Is it the right location?
Where will your guests be coming from? If they are not local, choosing a venue that is easily accessible, has accommodation on site or hotels in close proximity is desirable. If it’s in the middle of nowhere will your guess be able to find it? If you have guests coming from abroad how far is the closest international airport? These factors may play a role in your decision making.
Is the capacity right for you? Think about whether you need a large
capacity wedding venue or a smaller and more intimate wedding venue. The size of the venue is just as important, too small for your number of guests and the room will feel stuffy and overcrowded, too big and guests will feel lost and the space will feel cold. When a space is empty it is hard to imagine how it will look when filled with tables. For this reason we would always advise viewing a venue when it is set up for a wedding. If this is not possible ask to see photographs, most venues should have a photo book or slideshow. Another tip is to ask for a seating plan of the room at capacity, this will give you a good idea of how much space there is and how comfortably your guests numbers will fit.
Ask about the flow of the day
Make sure the venue representative talks you through how a typical day runs. The flow of the day is crucial, any long pauses or delays and your guests will become bored. If your ceremony and reception is in the same room how long does the turnaround take, where will the guests be and what will they be doing? This is also relevant between the reception meal and the evening dancing. The weather in the UK can be unpredictable to say the least! If it does rain, does the venue have indoor space for the reception drinks? Do they provide a master of ceremonies/manager? This takes the stress off you and is the best way to make sure all your guests are where they are meant to be - at all times.

GRACE - A GENUINE GRASSROOTS INITIATIVE The Conservatoire in Blackheath village has been at the heart of the community for over 135 years. Part of the oldest surviving multi-arts complex in London, it was founded by the community who purchased bonds to raise the funds to build it, eager to bring high quality arts to south east London. It now provides exceptional teaching for those aged 0 to 100, running on average 350 courses per term and serving nearly 5000 students a week, as well as offering concerts, exhibitions and events. Local charity, GRACE (Greenwich Refugee Aid & Community Enterprise) started in exactly the same manner – a genuine grassroots initiative for good, from local couple Claire and Andreas Papazidis. The charity has grown from its origins in their backroom to setting up its own premises in Leegate to run community initiatives and sell unsuitable donations. Andreas was working in Greece as the refugee crisis escalated and witnessed it firsthand. True to its founding principle of wanting to effect real change on the ground, GRACE also distributes aid directly to camps in the Greek islands and Northern France.
I was introduced to both organisations at a charity benefit concert for GRACE in the Conservatoire’s beautiful Victorian art building on 31 March. Jo Girdlestone, one of the Conservatoire’s Early Years tutors, whose son attends the same local school as Claire and Andreas’, put together a fabulous bill of singer/ songwriters, many of whom are part of the local Icarus club, as well as performing internationally. Ady Johnson, Emma Jane, The Gillies, Bruise and, Jo herself with Richard Finch Turner, provided a fitting soundtrack for this inspirational cause. The atmosphere was further enhanced by wine and delicious canapes provided by the Brockley Deli, who run the onsite café. ADRIAN BERG RA Hall Place and Artwise present a new exhibition of the vibrant paintings of Adrian Berg RA running until 3 September 2017. Adrian Berg (1929-2011) painted landscapes, often returning to the same place again and again over weeks, months and years. This exhibition, the first survey since his death, includes paintings of four of his favourite places: Regent’s Park and Kew Gardens in London; Stourhead in Wiltshire and Beachy Head on the south coast of England. His exuberant, colourful oil paintings glow. Like Claude Monet, the artist he admired above all others, Berg found
