Is your house a tax time bomb? By Daren Wallbank, FCA regulated wealth manager No-one wants to leave their loved ones with a huge tax bill when they die. But that’s what many local homeowners may be doing if they do not take steps now to address the amount of inheritance tax their families will have to pay on their estates. IHT is no longer a tax for the super-rich. Look in any estate agent’s window and you’ll see the sheer number of even modest looking houses priced at over £1 million. With the tax threshold fixed at £650,000 for a married couple until at least 2018, IHT is becoming the rule, not the exception. And it’s a costly rule. If you’re married with two children and an estate worth £1 1/2 million, the tax bill when you and your spouse die will be a sobering £340,000! So, what can you do about it? A lot as it happens. With professional advice and planning, you can minimise “death tax” – or even avoid it. To find out how, I’m offering Meridian readers a free one hour private consultation. To book a consultation, call 0203 675 9050 or email IHT@ginkgofinancial.com Ginkgo Financial regularly run Inheritance Tax Seminars. Please contact us for further details of the next event.
“I was aware that I had an inheritance tax liability before I went along to Daren’s seminar. But I was shocked when he explained just how much of my estate would go to the tax man unless I acted now! Fortunately, Daren has proved a mine of expert knowledge on how to legally reduce my liabilities. His advice has fundamentally changed my husband’s and my thinking on how we look at our estate. He’s come up with some really clever strategies that are helping us move from years of accumulating wealth towards making sure it benefits our family now and in the future.” Jacqueline, Westcombe Park

Inspired by the recent Ideal Home Show, we have found local designers and stockists that are on trend when it comes to interior designs. Highlighting ideas that will bring a dash of excitement and playfulness to transform your existing living space. This season’s key trend is botanic garden-inspired designs, an abundance of flora and fauna will flood your living room. Leaf, floral, insect and bird prints are making an appearance on everything from sofas and wallpaper to soft furnishings. Wallcovering specialists, Sanderson and Cole & Son, both have a comprehensive range of wallpapers on the botanical theme. Strong images, used as a feature wall or in recesses, will look stunning. The elements featured in Sanderson’s Cocos design could all have been found in a cabinet of curiosity. It is available in monochromatic colourways and two versions reminiscent of old sepia hand-tinted photographs that complement the Cocos printed fabric.
Think about different textures and retro materials such as marble, geometric prints and embroidered fabrics, and experiment with upcycling. There is something about a collection of picture frames or curated artwork that turns a normal house into a cosy, inviting home. It is this personal touch a ‘gallery wall’ brings to the living room that makes it a must have in the contemporary home, filled with glazed surfaces and simple, straight lines. Embellish your interiors with pieces of art collected from auction houses, antique markets or local galleries.
Gone are the days of the plush living room couch in boring beige, simple white or unassuming grey. It is time to add a bit of vibrant colour to the contemporary living room, with a colourful sofa that reflects the style of the room. Considering how most modern living rooms already use a neutral backdrop, it is barely surprising that home decorators are turning towards bold couches in bright hues to create an instant focal point in the room. If you don’t want to upgrade your sofa you can always fill it with a selection of bright coloured cushions. Retroluxury: understated but luxurious furniture and accessories, including vintage or vintage-look items, will be very stylish and add a style to a room.

Add the Wow Factor to your Bathroom Whenever you look at a house, the most important aspects for most are the kitchen and the bathrooms. These are the features of the home that, when done well, exude quality, style and that all-important ‘wow’ factor. On the other hand, if they’re dated and falling apart, they wont impress! Your bathroom is the one room in your house that can add a lot of value. Whether you’re staying or selling your home, getting it right is essential.
turn. The growth in the popularity of spa-like home bathrooms epitomizes this idea perfectly. With homeowners willing to spend that little bit extra for an opulent bathroom, beautiful Asianstyle bathrooms are becoming more common. Inspired by classic Chinese and traditional Japanese design elements, these bathrooms easily usher in that spa-inspired vibe. Filled with natural materials, water features and minimal aesthetics, they are indeed perfect for the contemporary home.
So, what hot trends await us when it comes to bathroom design in 2015? As always, there are the usual line-up of suspects, like the exquisite use of grey, freestanding tubs, expansive walk-in showers and water-saving fixtures, which were already trending in 2014.
Great lighting can make or break a bathroom. Too much can spoil the ambiance and too little can leave you scrabbling to find the soap. Think about where you are placing the light, if you have the freedom to do so. The positioning of the lighting is just as important as the types of lights that occupy your bathroom. By adding a dimmer you can change the bathroom from a children’s aquapark to a softer, relaxing haven.
As our lives get busier and far more frantic, we are left searching for avenues that help us rejuvenate, rest and revitalise at every possible
Try adding heated flooring to bring a touch of luxury to your bathroom. You’ll never have cold feet again.
Floorings follow the natural trend with quality solid wood. Carpet trends distressed and striated patterns are popping up in almost every collection, and the great thing about these patterns is that they are very forgiving in your home. Along with these forgiving patterns, you’ll also see a heavy influence from nature. From actual natural materials like wool and sisal to nature inspired patterns like animal prints, insect wings and natural textures. If you’re a nature-lover, you’ll also love 2015’s floors.

Land with potential and short Leases, we can help! I wanted to talk about two advice workshops we are going to be running in April. The first is a short lease workshop we are holding at our Blackheath office on Wednesday 22 April. If your lease is less than 85 years it is certainly worth getting advice as it can make a big difference when you come to sell your property and like most things in life it is better to act now, even if you are not thinking of selling yet. Also if you have owned the property for 2 years or more, you have the right to request an extension of the term of the lease. These are just some of the issues surrounding lease extensions, which is why we are working in partnership with Thackray Williams solicitors who have a specialist team to deal with all these matters. They will be hand on from late afternoon onwards, so if you wish to come along for an initial discussion please call us on 020 8463 0091 to book your appointment. We are then holding a land workshop evening from 6.00 pm onwards on Tuesday 28th April at our Chislehurst office. We are working in partnership with Robinson Escott, who are planning specialists and our team from our Land &New Homes department will also be on hand.
So if you have a large garden that could offer the opportunity to build a new property on or commercial premises with potential to develop into a residential development do come and see us. We have even had a number of neighbours who have come to us with a view to joining up their gardens to create a new development. So if you think you might have an opportunity, we are happy to explore it. Please contact us on 020 8295 2505 to book your appointment. So how is the market doing so far this year? There is still plenty of activity with lots of people still out viewing properties, which I am sure is being helped by interest rates at record low levels. The impending election doesn’t seem to making much difference at the moment and we are coming into what is traditionally the busiest time of year with the weather warming up (hopefully) and gardens coming back to life. Better weather for Dougal walking as well! So we are always in need of more homes to sell and we are always happy to come and see you and give you some good old fashioned straight forward advice.

Going Private… This April, it may not just be your home that needs a spring clean, but your health too. More people than ever are investing in their health; whether that’s through private insurance, private treatment or seeking advice about changing their lifestyle for the better. As a nation we are wising up to the importance of taking care of ourselves with regular exercise, a healthy diet and the wonder of preventative medicine. With an increasingly ageing population, there is a higher demand of people wanting to remain looking and feeling top-notch, and be reassured that their health is the best it can be.
Health MOTs
If you feel like you are in need of an overall checkup, or just want some reassurance, you may want to consider a medical MOT. Also known as a well man/well woman health screening, these screenings offer a range of tests, which include an assessment of your lifestyle (your diet, current exercise regimes, alcohol consumption, and whether you smoke) plus an assessment of your medical history. This is then supported by a series of diagnostic tests (including blood, urine, ECGs and more) which can alert health practitioners to any health concerns, early on. Health screens are available at private hospitals and some private GP practices, although the breadth of tests will vary depending on how much you want to spend.
Dental Care
A visit to the dentist no longer conjures up nightmarish panic in people these days. The latest technology can now offer implants in place of dentures, and veneers in place of discoloured, uneven teeth - as well as whole range of treatments to make you feel more confident. Missed out on braces as a teenager? You’ll be pleased to hear the options now are much more discreet, too.
Opticians
A visit to the opticians can now test you for more than just poor eyesight. An optometrist will check the health of your eyes, looking for eye disease such as glaucoma, cataracts and macular degeneration; but and can also spot the signs of general health problems.
Dr H Wang introduces the Traditional Chinese Medicin, Health Qigong’s week jointly with CHQA and HQFUK. Chinese Health Qigong Association and Health Qigong Federation UK workshops and events between 24 to 30 April for Qigong, Tai Chi, Yoga, Martial Artists, Health workers & Therapist. Exercises can be practiced as part of a health and fitness routine by people of all ages and physical levels. Opportunities for anyone wishing to learn or deepen their understanding of Qigong. This will be a relaxed, informative enjoyable week.

Top Tips
Before undergoing any procedure or treatments, make sure they are properly accredited by recognised and relevant organisations, e.g: Chartered Society of Physiotherapy; General Dental Council, General Medical Council, etc. If you are paying for treatment (without the help of insurance) be clear on how much it will cost; and check there are no additional costs. Take time to properly research any treatment before you make a decision. Also ask friends and family for recommendations, and read any case studies or patient stories. By Claire Mckinson

Change Your Career, Change a Life 2015 is now well under way but there remains a national shortage of foster carers, meaning children who cannot live with their family are being moved away from their home. Next Step Fostering, a leading independent fostering agency, is seeking new foster carers for its London and Kent offices to provide essential foster care services to children and young people in the local area. Many people considering a career as a foster carer think that the local council is their only option. Most are completely unaware that independent fostering organisations even exist. A family-owned business, Next Step Fostering has provided fostering services for over 25 years across Kent and most areas of London is urgently seeking foster carers in the London and Kent areas. Next Step Fostering was established by Maureen and Alb Ward – who were foster carers themselves – and therefore have had personal experience of caring for vulnerable children. Next Step Fostering remains a family company as Maureen and Alb’s daughter Lesley is the Director. She plays an active role in day-to-day decisions about the company and enjoys visiting foster carers to hear firsthand how they are. As a family-run company, Next Step Fostering is able to offer a personal, individual service to its foster carers and children. Supervision, support and training can be tailored to individual needs, and foster carers have an open invitation to approach Lesley Ward directly to discuss any issues they may have. As a company we advocate for the children in our care and strive to achieve the best outcomes for them. A national shortage of foster carers means that children who cannot live with their family are being moved away from their home communities, resulting in a change of school, community, friends and religious contracts. Every day, Next Step receives child referrals from local authorities across the south east of England, but due to high levels of demand, do not have sufficient families to meet the needs of the many children being referred. Fostering a child is not an easy task, but it is possibly one of the most rewarding, and thanks to the generous allowance Next Step Fostering pays, many people give up unfulfilling jobs to undertake a career in fostering, where they feel they can really make a difference to young lives. Neil McCarthy, Registered Manager of Next Step Fostering says, ‘People often worry that they won’t be suitable, based on things they have heard from friends or the media, but I would encourage anyone thinking about fostering to speak to us directly. We can answer all of their questions about the type of people we are looking for and what fostering is like.’ If you are considering a career in fostering or simply want to learn more, call Next Step Fostering on 0845 603 8354 for further information, or visit their website at: www.nextstepfostering.org

KS2 SATS 2015
The Statutory Attainment Tests (SATS) are an important part of the end of primary schooling. Children who are currently in Year 6 will be the last Key Stage 2 students who take the SATS in their current form. These students have been taught under the new curriculum for the academic year 2015-2015 but will be assessed under the old curriculum.
Pupils look forward to showing you around at the school’s next Open Day on Saturday 9 May from 9.15am to 12 noon. Booking is not required but please contact Registrar, Lynne Davies, 01634 888590 or email admissions@kings-rochester.co.uk with any questions or for more information.
Lin Potter from Y E S shares some sound advice The children complete: a reading test, spelling, punctuation & grammar test, 2 maths tests, both of which are non-calculator papers, and a mental maths test. There are many ways you can help your child. You can read with them every day, ensuring they understand complex vocabulary they encounter and the implied meaning of texts, practice mental maths at home, especially the times tables and
make sure your child can tell the time accurately. The home and the supermarket are great places to practice maths. We are surrounded by it in these places - “Please pass me a kilogram of sugar.” or “Can you get me a litre of milk?” are good questions to ask to practice mathematics skills. Above all, you need to make sure your children are relaxed about the forthcoming tests by reassuring them that they can only do their best and that you will be proud of them!

Man on a mission Thanks to Ashley Reading, the future of Bromley FC is looking increasingly bright. Nicola Berry finds out more.
“We’ve changed the brand name to Bromley Arena and our aim is for it to become Bromley’s leading events, entertainment and sports venue.”
Ashley Reading is a man on a mission: to see Bromley Men’s 1st Team reach League Division Two by 2020. “It’s ambitious, but achievable. We’ve got a terrific Manager (Mark Goldberg), the best squad in years and we’re currently top of Conference League South.” In fact a few more wins could see Bromley celebrate promotion to the Conference Premier League at the end of this season. “If this happens” says Ashley, co-owner/chairman since August 2014, “things really will change. We’ve got a great set up down here but moving up a league will attract even more supporters through the turnstiles and put the club firmly on the football map. Of course, with matches all over the country, we’ll have to do more travelling.” But here’s the rub. How does a local club find the money to pay players and fund the overnight hotel stays necessary to compete in a higher league?
This is where Ashley’s talent for business comes in. As the owner of a private investment company and co-owner of another, equally successful, recruitment business, Ashley quickly realised that ticket sales alone wouldn’t be enough to fund Bromley’s ascent. “If we’re to go up and stay up, the club needs to become more commercially viable. To do that we have to look at other sources of revenue, such as sponsorship (Churchill Theatre sponsors the Ladies 1st Team whilst the Men’s are sponsored by Bromley recruitment firm Networkers), advertising, functions and events.” Ashley explains: “We’ve changed the brand name to Bromley Arena and our aim is for it to become Bromley’s leading events, entertainment and sports venue.” Their new function suite Raven’s Bar. has quickly become a popular choice for corporate hires, weddings, parties and funeral receptions. Additionally, five new state-of-the-art 3G floodlit AstroTurf pitches are already being hired out to local clubs and teams including Crystal Palace and Millwall, whilst plans are about to be submitted to build an indoor sports hall in conjunction with the redevelopment of the South Stand. It’s refreshing to see that, alongside all the commercial activity, Ashley is determined to cement Bromley Arena’s role in the local community. To this end the AstroTurf pitches are made available to local schools, the new sports hall will be shared
with the community and there’s an exciting new PlayZone for younger children with a climbing frame, soft ball pit and large stage. Over 300 boys and girls from 3-12 now attend the Saturday morning and after-school soccer clubs every week, and the £15 per day holiday soccer clubs continue to be incredibly popular. Most impressive of all however, is the time Ashley puts into visiting local schools to talk about the benefits of sport, health and nutrition. He takes along one of the first team players plus Billy Brom-ley, the Club’s mascot. “I really enjoy giving something back to the community and I know what a difference football can make. In fact it can be a real turning point for some children. We invite the children to come to the stadium with their parents before a game on Saturday and take part in a free coaching session with our coaches APD (Harry Watling and Jamie). They then receive free tickets to watch the match (half price tickets for parents).” Ashley sums up his first nine months as “exciting, exhilarating and exhausting.” I expect modesty prevents him from adding that what he and his team have achieved in such a short time is nothing less than impressive. Bromley in Division Two by 2020? I wouldn’t be surprised! www.bromleyarena.co.uk www.bromleyfc.tv

James Haddrell, Artistic Director, Greenwich Theatre In 2012 the Office for National Statistics published “Taking Part”, a report drawn from research into the UK’s leisure habits. For those of us in the theatre industry, the results proved a fact that most of us already had a pretty good idea of – namely, that theatre is losing out to cinema, and by a huge margin. One statistic stood out above all others. According to the report, whilst over a quarter of adults attend the cinema at least once a month, more than three quarters of adults had not been to see a play or a musical in the last year. The obligation to turn the tide, to establish theatre as a pastime as regular and instinctive as the cinema, lies with the theatres themselves. Theatres, and particularly local theatres, have the power to change the public’s perception of what a trip to see a play or musical is all about, to change it from something that people do at great expense for a special occasion to something they consider doing as readily as eating out, going to the cinema or watching a sports event. At Greenwich Theatre that’s just what we have been doing over the past decade. As a result we were selected to help shape the national Family Arts Standards which all arts venues and companies are now encouraged to sign up to, and last year we were asked to present our work at the national Family Arts Conference. Attracting parents with children, from as young as possible, means that when those children become teenagers they may still head for their local theatre on a Saturday night, and on into adulthood. Without that security, aside from the major once-a-year birthday present or the international tourist attraction that the West End increasingly represents, what future is there for theatre? This is an extract of a blog originally published by greenwichmums.co.uk in March 2015. For full details of the family programme at Greenwich Theatre, visit www.greenwichtheatre.org.uk

World Famous Royal Artist to launch largest exhibition to date in south east London
Classical Horse Exclusive Limited Edition Signed Print on canvas £995
The Artist by the Artist This was a piece which was commissioned by a collector of Darren’s work. To discuss a commission of your own by Darren, please contact M1 Fine Art.
A collection of previously unseen, original works are to be unveiled along with exclusive new limited edition prints. In 2011, Darren Baker became the youngest artist ever to be commissioned by the palace to paint an official portrait of the Queen. Today he announced plans for his largest exhibition to date to be held at M1 Fine Art in Greenwich and excited residents with the disclosure that many of the works to be displayed will depict south east London. His unique hyper-realistic creations are widely accepted by art critics as being ‘beyond photographic quality’, meaning they are often mistaken for photographs by admirers. Capturing every point of detail in any given subject he paints or draws, Baker presents to admirers beautiful images, which have

already proven a shrewd investment for buyers to date. Prices have more than doubled in under a decade and show no signs of slowing down! Peter McAllister, Gallery Director at M1 Fine Art, said: “We’re thrilled to be able to host such a momentous exhibition of this incredibly talented artist’s work. Works by Darren Baker have been displayed in The National Portrait Gallery and others are held in permanent collections at St James’ Palace, 10 Downing Street and The Olympic Village, to name just a few. “To know that we will shortly see over 60 pieces arriving with us, ready to be displayed all in one location, forming his largest ever exhibition is incredibly exciting. Knowing that he has created works especially for this occasion only adds to our anticipation.” Running from the 1-31 May, the collection will feature over 60 works, including original oil paintings, pastel sketches and charcoal & chalk drawings, as well as an exclusive set of signed limited edition prints. Darren Baker will personally launch the exhibition at an official event, details of which are available by contacting M1 Fine Art directly, using the details below: Greenwich@M1fineart.com. 020 8269 0906. Crossrail
Computer generate image of the proposed Woolwich station entrance
Europe’s largest infrastructure project is nearly complete. Between now and when the line becomes operational at the end of 2018, the demand for public transport will continue to grow, making the delivery of this new, high speed, cross-London line crucial for the Capital. The population of London has now passed its previous record-high, seen just before the outbreak of the Second World War. By 2036, the city’s population is forecast to reach 10 million, and demand for public transport will have risen by another 50%. Transport infrastructure in London is already straining to keep up with passenger numbers, which have risen by a third on the tube in the past 10 years. The underground ran more services and carried more customers than ever before in 2013/14, with a record 1.3 billion passengers. The demand on current transport infrastructure in east London has increased sharply over the last decade, partly due to new areas in this part of London gaining renewed traction as residential hubs. The number of people using the London Underground’s Jubilee line - the only underground line directly serving Canary Wharf has risen by more than 80% since 2002, the biggest percentage increase across any line in the tube network over this period, according to figures from London Underground. This highlights the importance of Crossrail, which will further open up these areas in the East, adding to the transport capacity, and dramatically cutting travel times into central and west London. The increased demand for property close to transport links has a clear relationship with price performance. This has been shown historically with the extension of the Jubilee line to North Greenwich. Yet those areas where price growth has lagged the surrounding areas may offer significant opportunities for further price uplifts, especially where large-scale regeneration and development such as Woolwich is underway. In many cases, it is not just the reduced travel times that have the potential to create value, but also large regeneration projects connected with Crossrail, which are not only improving the realms around stations, but providing a wider choice of higher level amenities, as well as residential property options.
On average, residential properties within a 15-minute walk of stations in the Eastern section of Crossrail have outperformed prices in the surrounding local authorities. Such levels of development usually bring with them the scope for price uplifts as the public realm is improved, amenities receive a boost and buyers have new reasons to visit the area. The relative ‘discount’ in terms of price per square foot in these areas compared to more central locations is also likely to work in their favour. Average residential prices have risen by 25% around Woolwich Station, this is a slight underperformance compared to the 32% uplift in Greenwich over the same period.
We expect this trend to change however as the extensive new development around the station is completed. There are currently 163 new residential units under construction within a 15-minute walk of the new station, and planning has been approved for 2,700 more, with 400 being built directly above the new station. Such ‘place-making’ will likely create price uplifts and deliver value, as this area of London becomes a more highly connected place in which to live.
