Fit For The Kingdom

‌therefore glorify God in your body, and in your spirit, which are God's. 1 Cor. 6:20

Therefore we should Glorify God within our lives in totality and it's hard to glorify God in fullness when we're limited due to obesity and health conditions caused by it. We have concentrated on our spiritual fitness, as we should and have neglected the discipline necessary to take care of the temple that house's that spirit. As a Military Veteran I can attest that wounded and ill soldiers aren't allowed in battle and as soldiers in the Army of the Lord we must be prepared for mobilization to take over territory, wage war and obtain spoils of war. We are called to be faithful to a few things and He'll make us rulers over much. If we can't be faithful to our own bodies how can we rule and govern the much that most aspire to obtain. Rick Warren said it best, "God created it, Jesus died for it, so we better take care of it" Apostle AJ Roney

KNOWING YOUR HOME Real Estate Tips by Rick

QUESTION HOME BUYERS SHOULD ASK SELLER BEFORE MOVING IN Moving into a home you've just bought is exciting—and sometimes it can be a little exasperating. That's because, although you might love your new place, you really don't know it all that well— which means that sooner or later, you're bound to end up in a situation where you're struggling cluelessly with the circuit breaker, or dealing with a heating system that might be a bit. No matter what however, its still YOUR home, right? Yet you'd be surprised by how many of these unfortunate surprises home buyers can circumvent merely by asking the person who sold them the home some simple questions before moving in. Sure, you’re gonna the seller's disclosure agreement, and the home inspector who gave a thumbsup to the property, and eventually you’ll even talk to your neighbors. But truth be told, there's nothing better than hearing about a home straight from someone who's been living there for umpteen years. So make take out your notes, which you should have been taking throughout your home buying process anyway , jot down any questions you may have and go ahead and ask! Just keep in mind that some sellers might feel tight-lipped if they think your questions might jeopardize the sale. So, many of these questions might best asked near the end of the process— like during your walk-through or at closing. 1. Are there any special quirks about the house? A thorough inspector will point out any oddities that are unsafe or devalue the house, but only someone who’s lived there will have a handle on all the unique characteristics worth mentioning—

light switches in unexpected places, doors and windows that stick up or down, poltergeists, you name it. This question is most effectively asked during the final walk-through. “You might ask, ‘I’m wondering if you can tell me anything I might need to consider in the future?’” Be subtle, but be persistent.

utility features will be unique in their operations, so rather than fumble around blindly, it's just makes good sense lean on the seller’s experience. 4. How is the neighborhood? This is a great question to help establish rapport between buyer and seller, and is also best asked near the end of the buying process.

2. Have you had any past problems with the house that you've fixed? The truth is, sellers are often required to disclose most existing problems or issues related to the home. But what about past problems that have since been repaired?

REMEMBER: Keep it light: You might simply ask the seller, "Tell me about the neighborhood."

In some states its required, However, it varies by state and sellers aren't always required to fess up. As a buyer, you want to find out, Is there anything else that has happened or that the seller has done that would be helpful to know. You can use the Sellers Disclosure as a jumping-off point to learn about what hasn’t been revealed. 3. Where are the water shut-off valve, fire extenguisers, circuit box, and other little things which are easily forgotten? “Hopefully, the home inspector will locate all of these things and point them out to you as a new buyer as part of educating you about your new house. But not all inspectors do that, so these are important safety questions that your really need to know. Ask the seller to show you not only the location of these valves, switches, and pumps, but also how they work. If you’re moving into an older home, chances are that many of the

You will find that the good, bad, and ugly can often be revealed by engaging the seller in friendly conversation, and while you're at it, if you’re new to the area, you might want to ask the seller for recommendations for everything from shops, to grocery stores, and even restaurants. 5. Is there anything you want to leave behind? This one doesn't so much help you get to know your home, but it might result in a few nice bonuses. Got your eye on a few things of theirs that you might like to own? It's worth a shot to see if the seller is willing to part with items they might not want to bother moving. “Most things that are being left, such as appliances, are dealt with in the original contract. But, as it gets closer to closing, sellers are often wanting to unload some other things, too. And who knows you might get lucky and wind up with something great!

CDM Ministries is the new kid on the block. Or better yet, the new ministry in the building. Located at 1 Court Street, Newark, NJ inside of the Court Towers Apartment building. CDM Ministries started by Minister Curtis D. Mincey back in 2014, is serving the senior population that resides at Court Towers. God’s grace and Curtis’s unique and caring style and attitude has allowed him to preach and teach the word of God to a sometimes ignored segment of the population. Curtis who is also a resident of Court Towers was led to start CDM Ministries out of an obedience to God’s leading and a personal desire to help individuals learn more about the word of God in order to become better disciples of Christ. “ The reality is, there are a lot of people who live in this building who are looking for hope, for answers and sometimes just a friend.” Curtis likes to say “Studying God’s word is one of the most important things that we as Christians can do. It’s what allows us to be drawn closer to God and is the tool that renews our minds and transforms our lives.” So on Wednesday evening from 7pm - 8pm, except the second Wednesday of the month; Curtis can be found in the community room of the building; conducting bible study, praying for individuals and talking with members while enjoying light refreshments after bible study. Curtis is also quick to admit, “For some this bible study may be challenging only because it is very inclusive. I’m not the only one doing all the talking. I like to ask questions, encourage people to read the text, and be active and involved in the study of the word. So if you find yourself in the downtown Newark area, feel free to stop by. He would love for you to join in.
