Welcome The house that Larry built I wonder if Oracle owner Larry Ellison built a house what it would look like. The man, who interestingly wrote a database for the CIA in the 1970s, would no doubt adopt the no expense spared philosophy he had when he funded the Oracle campaign. This house would have hydraulic everything, an expansive garage to house, among his many cars, his Audi R8, and a McLaren F1 along with his favorite the Acura NSX, and air hangars to tuck the planes into. There would be a boat mansion (not shed) and obviously a separate office building for his team of lawyers. As I write this I may just be the slightest bit bitter – Oracle has just won the America’s Cup. I am not sad for the obvious effort of our kiwi lads have put in, but more for the sheer joy that Larry Ellison has robbed from me and those who have remained tied to their TV screens and radios for the duration of this campaign. (I was even lucky enough to make it to Shed 10 in Auckland, only to have the racing postponed due to lack of wind.) With his fat cheque book and endless wads of cash, Ellison was able to send for those Warkworth boys and rearrange the configuration of his boat, introducing new technology that would no doubt prove to be a deciding factor in the win. I am not taking away from the brilliance of Oracle tactician Ben Ainslie either – credit must go to his influence as well, but to me it’s almost like having all this money is similar to the cyclists in the Tour de France (you know those ones who enhance their performance). In some ways I wish there was a rule where boats were only to be tampered with as a result of breakage or serious malfunction but once they hit the water for the first race of the America’s Cup they could not be changed. Anyway I am sure whatever is decided by America’s Cup officials in the future, Ellison will still have a flash house and I will most probably be never invited to it.

Christchurch architectural designer wins national award A Christchurch architectural designer has taken out top honours at the 2013 national ADNZ Resene Architectural Design Awards.
C
ymon Allfrey of Cymon Allfrey Architects Ltd won the Residential New Home over 300sqm Award, sponsored by James Hardie, for his Cashmere Hill design ‘Evans House’. Allfrey received the award ahead of more than 130 architects and architectural designers from across the country. Announced last weekend at a gala awards ceremony at the ADNZ Resene Architectural Design Awards celebrates successful design in residential and commercial architecture across a range of categories including new homes, interiors, alterations and additions and industrial design across New Zealand. Allfrey’s design ‘Evans House’ sits on the upper slopes of Christchurch’s Cashmere Hills. The project was a result of the 2011 Christchurch earthquake which claimed the previous
home. Judges of the ADNZ Resene Architectural Design Awards were Duncan Joiner, Tony van Raat and Italian architect Caterina Steiner. They said ‘Evans House’ was “A suave and elegant composition that turns the kitchen into the theatre and with a staircase the happy owners will dance up and down for hours! “The architect has known when to stop; one of the most impressive things about this house is how many things have been stripped back to their bare essentials, to the enormous benefit of the whole project. A quiet, restrained composition that is a delight to look at and would be even more delightful to live in.” ADNZ General Manager Astrid Andersen said Cymon Allfrey should be an inspiration to all New Zealand architectural designers. “Cymon has

won several ADNZ awards over the years and we are delighted to award him with another in honour and admiration of his elegant and beautiful designs he brings to the Canterbury region.” The much coveted 2013 ADNZ Resene Architectural Design Supreme Award went to a North Shore café in Auckland. Constructed from four shipping containers, the striking ‘Long Bay Showroom + Café’ by Cameron Cotton of Cubular was awarded the overall supreme title for its unique design philosophy. Judges said “The Long Bay Showroom + Café reflects the systems approach, to the procurement of buildings, is essential in situations like the Christchurch rebuild, where large numbers of buildings were needed in a hurry. These buildings can be factory prefabricated and moved onto site. This building ended up looking far, far better than you would expect the assemblage of containers to look.” In addition, five other architectural designers from across the country were awarded national awards for their designs.

What will they Who will have Christchurch’s top job will be decided with the local body elections on 12 October. With present mayor Bob Parker not standing the main contenders to emerge are Lianne Dalziel and Paul Lonsdale. Canterbury Rebuild magazine asked them and candidates Hugo Kristinsson and Victor Catermole, what their policy is regarding the rebuild and what their rebuild priority would be if they were elected mayor. Here’s what they had to say.
LIANNE DALZIEL (One City Together) The council’s Share an Idea engagement produced a collective vision for the rebuild of Christchurch that is clean, green, safe and smart. That must be our starting point. We need to deliver a city that is accessible to all, which has the in-built capability to measure and monitor the environment. People-friendly and cycle-friendly – they are a must. The council needs to forge genuine partnerships between everyone who has a stake in the city’s future – community, iwi, business and government, including ECan. We need everyone to be collaborating with each other to create a clear, united vision for our future. That’s the only way the rebuild can capture the confidence of investors and people willing to build their lives here. Christchurch should be a magnet for young people – they’re inheriting the city we’re rebuilding and we have the chance to do something great. I will ensure that the council provides clear communication to the people of Christchurch so they know exactly what’s happening and when. I will sit down with government and establish a clear timeline with agreed priorities in the central city. We must get a momentum going. The central city is absolutely vital, but so are the worst affected suburbs. We cannot leave people behind. I will also facilitate an urgent meeting of all the relevant agencies to get the breakthrough so these people can get on with their lives.
PAUL LONSDALE (Independent) Christchurch is a city of people, so people should come first. We have to listen to the people and be transparent in our decision-making. While we have a Blueprint for the City Centre, we need to make sure we continue on and repair and rebuild our communities, their centres and amenities. This includes all horizontal infrastructures. Working with the Government to resolve the outstanding issues around land zoning in some of the hill areas and while the council is not directly responsible for repairing private homes, we are capable of placing pressure on the agencies that are; EQC and the insurers. We have to be bold and the city Blueprint is bold but needs support. That said, we do need to prioritise the anchor projects that deliver the best economic returns to Christchurch first. In other words, the new convention centre is likely to provide upwards of $200 million of revenue back into the community annually but other projects may not. That does not mean we do not deliver on the other projects. Some may be put on hold to reduce the immediate level of council debt and the risk of causing a construction bubble that could push construction costs to an unaffordable level. 8 October 2013 Canterbury Rebuild

do if they become mayor? HUGO KRISTINSSON As a matter of urgency, we need to ensure the rebuild is sustainable: implementing short-term solutions will only transfer the problems to the next generation. For example, we need to ask whether land zoning decisions will result in an unacceptable risk for the council and the city's residents. Open discussion, focusing on facts and sustainable solutions, between CERA, the EQC, the Insurance Council and the affected residents is crucial. Relocation of properties has not been considered by the authorities, despite EQC having done this in the past. Also of concern are legislation changes that have largely transferred liability to residents. Consumer protection that is supposed to be mandatory has been omitted from these changes. It is now up to residents to insist on written documentation to protect themselves, a fact they have not been informed of. I am also alarmed by the new low-risk building consents, which will be permitted without inspections and without the council assuming liability. These should not be permitted for foundation repairs on volatile land. We should openly discuss depopulation of some areas and only allow building relocations on the worst land. My first priority is residential recovery, to assist the people worst affected. In this way we will enable community healing and aid the social recovery of our city. We have an opportunity to turn this disaster into initiatives that will generate new industries and employment. As an independent candidate, I will work with the political groups, not for them. My responsibilities are to the people and the city of Christchurch.
One of my key policies will be to roll out a Public Private Partnership extension of the red-zone offer to include TC3 residents. A significant number of TC3 residents are still waiting for EQC and/or their insurance companies to assess whether their properties will be repaired or rebuilt. I have been an advocate for home owners since the February quake. As a Council our biggest priority needs to be resolution for earthquake damaged homes. Residents have already waited far too long. We don’t want people in damaged unhealthy homes or isolated in broken suburbs with potentially unavailable infrastructure. Decisive action is required. For those who want to consider this option, I am confident I can come up with a minimum offer of 110 per cent of the 2007 Rating Valuation.
Other candidates for the Christchurch mayoralty are: Blair Anderson (Another Mildgreen Initiative), Rick Tindall (Independent), Sammy Harris (Independent), Robin McCarthy (Independent), Peter Wakeman (Independent), Tubby Hansen (Economic Eugenics), Kyle Chapman (The Resistance Party) and Brad Maxwell (Independent). The local body elections are being held by postal vote from September 20 to midday Saturday October 12.

Hidden plumbing problems need to be checked Plumbing is a hidden maze and one which is crucial to modern life. Yet ironically we think little of it, until something goes wrong. ut, fact is, prevention is always better. Many private lateral gravity sewer pipes, the drain that takes wastewater from your household to the sewer network system on the road, have been damaged as a result of the Canterbury earthquakes. Unrepaired, gravity sewers pose potential risk to wastewater sewer services both at your own property as well as the main sewers and wastewater treatment plant which serve the city. Gillon and Maher Plumbing managing director Darren Maher says items such as silt and excess ground water can rise up through the system which is where the damage occurs. “Private lateral gravity sewer pipes need to be checked by a registered drain layer using CCTV equipment,” he says. “The longer you leave it, the harder it is to determine if damage has been caused. In many cases damage may escalate and cost more down the line.”
B
While the CCTV examination will be at the expense of the homeowner, if there is no damage, this will be the only cost. If you had house insurance during the period the damage occurred, any earthquake damage will be covered by EQC and/or the insurance company. “It is a straightforward process, but one which needs to be done to ensure there is no damage which could cause disruption and added expenses to your services in the future,” Darren explains. Gillon and Maher Plumbing is a member of the Master Plumbers Gasfitters and Drainlayers Inc. “We have the equipment and knowledge to ensure all cleansing and underground investigations are completed in a thorough manner. We operate state of the art underground camera equipment which ensures your drainage and sewer problems are fixed quickly and efficiently. And we handle all aspects of drainage; new residential and commercial builds, repairs to existing drains and sewer pipes and all
maintenance and replacement parts.” Gillon and Maher Plumbing is not only available for new home builds, commercial premises and industrial fitouts, but emergency callouts are also part of the service offering. “Years of experience in all aspects of new construction, gives us the edge over our competitors,” Darren says.
“We are able to make your dreams come true, and can offer great advice with competitive pricing.” For all your residential and commercial plumbing needs contact Gillon and Maher Plumbing by phoning 379 3930. Or stick Darren’s cell number on your fridge for all your emergency repairs – 021 885 163.

First post quake revalution for Christchurch City Council The Christchurch City Council is undertaking its first post-quake revaluation of more than 160,000 city properties. he earthquakes delayed a citywide revaluation scheduled for 2010 and the Government gave the Council permission to continue basing rates on 2007 property valuations. This year's revaluation method was adopted by Cabinet on the recommendation of Land Information New Zealand (LINZ) and will treat Christchurch properties as if any earthquake damage has been repaired. It assumes insurance and EQC payments will return affected properties to their pre-quake state, and reflects the current practice of assigning insurance entitlements to buyers when properties are sold. The Council has contracted independent valuer Quotable Value to carry out the reassessment of property values, and ratepayers will receive their new valuations in March, then have six weeks to lodge objections. The new valuations won't have any effect on rates until 1 July 2014.
T
Christchurch City Council Acting General Manager Corporate Services, Diane Brandish, said extended use of the 2007 valuations was an emergency measure adopted after the earthquakes, and the Council had a statutory obligation to return to the practice of updating its property valuation database on a three yearly cycle. "With considerable changes in property values across the city since 2007, valuations need to more accurately reflect current circumstances. The Rating Valuations Act says rating valuation systems must be equitable, and it would be unfair to continue apportioning rates using data that is now six years old." "It's also important to note changes in valuations do not affect the total amount of rates collected, which is set in the Council's Annual Plan. However the changes will have an effect on how the rates burden is distributed between
property owners. "Your rates bill is based on the value of your property in relation to the value of all properties city-wide. If your property value goes up by less than average,
then your rates bill will go up by less than average, and may even fall. If your property value has risen by more than average, then your rates bill will go up by more than average."

Get rid of those bathroom blues Bathrooms are taking a turn for the better. Latest trends include immaculate rooms with wallpaper, or distinctive tiling often in darker hues, level entry showers with glass doors, larger windows with curtaining, or even chandeliers and chairs. it for door clearance,” Rick says. A number of people who had previously had baths removed were now considering having them reinstalled to increase the sale potential. “This is important for those wanting to target the family market. It just means your property will appeal to a wider group of people.” More noticeable recently, are the number of clients who are having their bathrooms renovated while other earthquake repairs are being undertaken. “This makes absolute sense, because you are already out of your house and it saves the inconvenience of having it done at a later date.”Although bathroom specialists, Bathroom Express can also undertake all aspects of building work.

Auctions work in current property climate “Auctions work,” says “top selling Harcourts Gold agent Mary Turnbull. “For best results, auction your home. Especially in a sales climate that exists at the present time.”
S
“
pring is traditionally the time when a lot of property comes on the market but we haven’t seen that at all,” says Mary. “There’s a chronic shortage of homes, so that’s why a strong auction focus has developed.” “We believe auction is the best method of selling in a market short on supply because it gives you a better price. It’s incredibly difficult at the moment appraising houses regarding the price level. We can only do it based on past sales; we can’t base it on people competing in an open forum.” “That’s why auction is a great platform to get the best price. The competition is creating a ‘new normal’ every week.” Mary says her Harcourts office recently had 12 auctions and achieved fantastic
results. “Eleven were sold under the hammer with the 12th later. In our office we have brilliant auctioneers, Chris Kennedy and Bryan Thomson.” “Some were in areas that have suffered in the past – the east and Sumner seaside areas – but now they have bounced back strongly. We’re also selling a lot of houses ‘as-is, where-is’ and even uninsured homes and we’re getting strong results.” So why should a homeowner employ Mary to sell their home? “I’m the number three top agent in Canterbury out of 330. Last year I got seventh in New Zealand for the whole of Harcourts and ninth internationally. There are over 7000 agents worldwide.
The great team Jenny Fowler, Sue South, Mary Turnbull, Kate Rollo “I’ve got a proven track record. My specialty is the north-west of Christchurch but I also sell a lot in other parts of the city, particularly in Cashmere, Somerfield, Spreydon and Hoon Hay and I often achieve extraordinary prices.” What is Mary’s general philosophy? “I work hard and I’m sincere. I tell people as it is and with my team of two buyers’ agents and a personal assistant
I provide a great service to my clients.” That great team is Jenny Fowler, Kate Rollo and Sue South.
Mary and ‘Team Turnbull’ can be contacted through the Harcourts Gold Papanui office located at 471 Papanui Road. Phone Mary on 352 6166 or 0275252959, or email at mary.turnbull@harcourts.co.nz

A superior fencing solution for the future The Canterbury earthquakes, while devastating in their impact, reinforced our belief in one of the oldest building materials known to man – timber. Wood is an attractive natural product that offers design flexibility, durability, thermal, acoustic and fire performance. And of course timber is an environmentally friendly resource.
Jenkin A-lign weatherboards are already well known in the Canterbury area. The innovative A-lign Concealed Fix version of the A-lign cladding range allows timber weatherboards to be installed quickly without the hassle of nailing, leaving the surface of weatherboards unbroken for greater weather protection and a finer finish. Now there is a new product – Jenkin A-lign® Fencing – the easy way to create a double sided neighbour friendly fence with exceptional street appeal. Designed to save you time and expense without compromising on quality, Jenkin A-lign Fencing, using precision-machined solid timber components, is easy to assemble and pre-primed and undercoated to assist in achieving a superior final paint finish. This is truly a fence built to last, with
treated kiln-dried radiata pine engineered to withstand up to extra high wind zones and a system you can trust to endure through years of summer sun and winter rain. It is classic, elegant, simple and functional. Jenkin exclusively uses timber produced in New Zealand's radiata pine plantation forests. The timber from these forests meets the standards set by the international Forest Stewardship Council (FSC) for environmentally responsible, socially beneficial, and economically viable forest management. This means Jenkin can supply product that carries the prized FSC certification. In 1922, the philosophy of founder Harry Jenkin was simple —“You don't sharpen tools — you keep them sharp.”
Today staying sharp for Jenkin is still based on the original values established over three generations ago; integrity, innovation and foresight. It means the company strives for quality in everything it does from providing consistently superior product to timely investment in technology, to fostering loyal relationships with its customers. Foresight has turned its focus entirely on adding value to finger-jointed and clear wood products. Finger-jointed pine products are created from high quality timber from which defects such as knots have been removed. Finger-joints are precisely cut into the pieces of timber, and each joint is then glued in place. This creates a product that has superior durability, strength and stability than the original pieces of
lumber. Jenkin's finger-jointed products are manufactured to meet the demanding New Zealand and Australian Standards. The Jenkin A-lign Fencing solution is easy to install and has exceptional street appeal. It is a fence designed to provide a stylish classic backdrop to your outdoor living spaces, to frame your garden and to add the finishing touch to your home in just 12 easy steps. Check out the website www.jenkin.co.nz – it is a system and has clear straightforward directions about assembly. It can be ordered with one final paint coat of the chosen colour straight from the factory. Then the last coat can be organised by the owner – perfect for the final touch! It is double sided and looks equally great from both angles.

CCL Construction Contracting When you establish a new business in an already competitive marketplace, you need to have a clear cut modus operandi – one that is defined by integrity, consistency, and excellent service. Ahead of the pack
CCL Construction Contracting knows and appreciates the importance of these qualities on a fundamental level. Despite being a relatively new professional player in the commercial marketplace in Christchurch, this business' portfolio is growing by the day.
Staying ahead of the professional market in a small and over-populated market like Christchurch demands the establishment of robust working relationships characterised by trust and longevity. CCL Construction Contracting works around the clock to ensure it fulfills the expectations of its clients and understands that a strong reputation is everything. It is a company that takes pride in its work and because of that fact, enjoys a consistent workflow of repeat business.
Extensive experience The company undertakes a variety civil construction works ranging from roading to commercial and residential site works. It employs 22 staff in the areas of management, engineering, transportation and operations.
Specialist contracting disciplines also include:
Ground remediation Ground remediation has become the primary focus for CCL. Valuable experience has been gained through the completion of commercial and residential ground remediation work in Christchurch and the surrounding areas. The company provides an efficient service for clients by ensuring works are carried out accordingly from the initial site excavation and removal of material to the subsequent backfill with gravel/qualified material. Through the continuous management of remediation works by its own civil engineer and excavations foremen, the company ensures excavation is carried out as outlined in the project plans and documents. A civil engineer provides the knowledge and expertise necessary to oversee the work process and liaise with the client, design team and geotechnical engineering teams. This allows for the most efficient and economical outcome possible, which is CCL's main priority.
Roading works Roading has become another area of
Hamish Wright specialty for CCL. A variety of roading projects for major companies throughout Canterbury include road upgrades, remediation and new routes. The most notable of these roading projects to date can be seen on Canterbury St and Weston Rd.
Unwavering standards At the helm of the business are two individuals investing significant time, energy, knowledge and expertise into it. Collectively, owners and operators Hamish Wright and Alan Edge, bring more than 40 years experience to the operation. Alan also owns Southern Demolition – a company that is playing an integral role in the Canterbury earthquake recovery. Both companies work in a symbiotic partnership to give their clients an end-to-end service that is second to none. Hamish and Alan have a cohesive vision for the business, which is firmly focused on delivering excellence and upholding the highest presentation standards. Both believe these standards apply to every element of the operation – the staff involved in a project, the equipment used, and, most critically, the end result. In addition to delivering excellence, the company works to maintain the highest health and safety standards, which are at the forefront of the company's work ethic and practises. All levels of staff including directors, managers, site foreman, tradespersons
and labourers have undertaken health and safety training applicable to their needs and area of responsibility. Underpinning these operational standards is a rock solid work ethic, which ensures high productivity levels during every project. This strong work mentality has been adopted by all the staff at CCL, who are well supported, and benefit from a flat management structure. Hamish and Alan ensure that strong communication is a core part of day-to-day operations and that the successes of the business are recognised as the successes of its employees too.

Tax free perks for the trades Do tax free perks for the trades really exist? Yes. f employees are required to provide their own tools during the course of their employment, employers are able to pay a tax free allowance to reimburse employees for the use of the tools. The amount payable can be based upon the actual costs incurred by the employee or a reasonable estimate of the costs incurred. Some clients prefer to reimburse employees at a fixed rate per hour for the use of their tools. There are no specified amounts that must be paid, however the costs must be substantiated. This also includes specialty clothing such as uniforms, overalls, boots and so on.

hat makes a home like this affordable, is when the construction also includes smart methods. At Carpe Diem the design of its modular and concept homes, incorporates efficient use of materials – saving time, eliminating wastage, and best of all, saving clients’ money. “For example internal Gib size is 1.2m, so all of Carpe Diem’s plans are designed in increments of this amount,” says branch manager Max McMillan. “It saves the labour time in having to cut the Gib and also the cost of disposing of the excess pieces that is wasted.” The company offers eight “off the rack” three and four bedroom house plans as well as four plans for smaller dwellings which can be used for granny flats, studio, guest accommodation, a sleep out, or a bach. All of these designs can be customised to suit the individual needs of a client. One aspect which is of great importance for this family company, is to ensure its customers receive real value when they build. “We want people to be in affordable homes that
also incorporate features of affordable living,” says Max. This means builds already include upgraded insulation, but Steve, Max and the team highly recommend to their clients to ensure they incorporate the highest quality insulation and energy efficient products within their budget into their new homes.“We believe other finishing aspects can be delayed but the most affordable time to ensure your home is well insulated and has the best chance of working for you, is at the build phase. Retrofitting the top bath or best bench is easy, retrofitting insulation is not.”Carpe Diem also employs its own builders directly so has total control of the quality of each build. The company’s three-bedroom Grassmere showhome will soon be on display at the Sovereign Lakes show home village in Kaiapoi. The home features open plan living with three double bedrooms, a family bathroom and master bedroom with en-suite and walk-in wardrobe in 189sqm. he Smarter Small Home is built on a modular system (not to be confused with kitset or prefabricated – all homes are built on site in the traditional manner). Being modular means that we are able to maximize efficiencies and reduce waste by 80% of a standard build. Those savings are passed directly onto the home owner. The other great concept of this is that you can design your own home using the modular system. We have these modules available and are happy to show these to you, enabling us to truly understand what it is you are looking for in your new home. The power of a one team approach The Greek philosopher Aristotle once said “the whole is greater than the sum of its parts” and I'd suggest that now more than ever, people need this principle applied for them, particularly if they're to get the required outcomes from EQC and their private insurers.
Hoani Hipango
S
o what does Aristotle's quote actually mean and how is it relevant to this insurance environment where people are being stonewalled, refuted, dismissed and ignored over issues of fair entitlement that need to be properly responded to. Perhaps we could look at understanding the quote from the perspective of the human body. We all have bones, muscles and organs, and individually each of these has a particular function and purpose though they really aren't much good if they simply operate in isolation. However because our body parts are designed to function in unison we're able to walk, talk, breath, think, create and invent......the whole body has the capacity to do much more than what a pile of bones, muscles and organs can individually do. Now if we relate that principle to the insurance environment and look at the individual efforts that the vast majority of people have done in hoping to resolve
their own EQC and insurance claims, it's easy to see that the maxim of divide and conquer has allowed both government and private insurers to create a dominant and dictatorial position that prevents the rightful and necessary outcomes being achieved. The parts (we the insured) have stayed apart and people are individually battling EQC and their insurers and trying desperately to get something that resembles a proper claim settlement. Some people say they're getting a little bit of headway with their own efforts, though most aren't making any progress at all, and in the absence of hope people are simply giving up. A different approach is urgently needed if a different result is to be achieved. The reality however is that EQC and private insurers will not change their behaviour unless they're forced to do so. The only means available to force them is through legal direction, either from the Insurance and Savings Ombudsman and/or the High Court. We've all seen the proliferation of fast track High Court cases where individuals have taken their insurer's to court on issues of assessment, costing and interpretation, however apart from the recent Quake Outcasts action, these
cases have focused on the specific plaintiff's situation and their unique circumstances. To our knowledge, none of these cases have resulted in Declaratory Judgements that enable other claimants to apply those rulings on a global basis and thereby have direct application and benefit to their situation. We believe that a smarter and broader legal strategy is required, one that sees a 'reverse engineering' approach being adopted, applicable for most if not all situations, so that EQC and private insurers are held accountable to do the right thing – make sure the fix is right – make sure the sum is right. In our opinion there are three factors critical to designing a 'reverse engineered' court case that benefits the whole as opposed to just one party; the outcome must be a judgement that's directly applicable to many other situations (not just the plaintiffs case); the legal costs must be shared by a group of participants who will benefit from the ruling (if many benefit then many should contribute); and they then need to have their own claim represented by the team who designed and initiated the action, so that EQC and insurer's don't wriggle out of their obligations after the fact.
Proclaims has been working with dozens of affected property owners and now intends launching a '1 Team' strategy that intends taking court action against EQC and some insurers who are affecting the majority of claim situations in Christchurch. We have met with leading Christchurch insurance lawyer Owen Paulsen of Cavell Leitch who believes we have a strong case and is prepared to run it. The power of a 1 Team approach is based on the engineering principle of leverage. Get much more out of what you actually put in. And our method will be simple; One case. One contribution. One judgement. One representation. Many successes. The power of a 1 Team approach will result in a Together Everyone Achieves More outcome. What does a real universally designed home look like? A
s with any building project, fancy terms and phrases get bandied about by developers and builders to describe the process, vision and end product in the hope of capturing your imagination, no more so than during the rebuild of an entire city like ours. One such phrase is “Universal Design” – a concept defined by R L Mace as the design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialised design. So what does this mean for your home? In New Zealand, Universal Design features for residential homes are promoted by the Lifemark, an independent seal of approval awarded to homes that meet a set of design criteria that makes a home adaptable, accessible and safe for all persons no matter what age, stage or ability. For many people this evokes images of ugly ramps, ill placed grab rails and a feeling more akin to an institution than a home, reality couldn’t be further from this notion. In fact homes designed to
CanterburyRebuild
meet the Lifemark Standards, are both beautiful to look at and functional to live in. It is the often small and indiscernible inclusions that make the biggest difference – wider doorways and hallways that allow for extra natural light and make it easier to manoeuvre for those with mobility aids. A day in the life... ew blossoms, spring flowers and ducklings are not only indicators of the change of seasons here in Canterbury, for many people this signals the right time to put their houses on the market; to sell and be firmly ensconced in new lodgings by Christmas. It always seems to have happened this way, with the only difference this year being the phenomenal demand we are experiencing. I would really like Reserve Bank initiatives being introduced to ‘cool’ the markets in Christchurch and Auckland to work. However, I understand second tier lenders are already in discussions with NZ mortgage brokers about loans that bridge the gap between 10 and 20 per

cent deposit requirements. High interest second mortgages may be on the horizon and that will be very ‘uncool’ for first home and low deposit buyers – and the market will still continue the way that it is. Several weeks ago I appraised a house for a retired couple who had secured a unit at a retirement village and intended selling – but only after their EQC work was completed. Keeping in touch as you do, they proudly informed me they had achieved a private sale by word of mouth, without going to the market. Naturally I was delighted for them. A very nice lady walked into our offices one afternoon wanting to be
shown some properties. After some discussion she told me she had entered into a private agreement for a house purchase and was having doubts about her decision. She thought perhaps she had rushed into the contract and was uncertain of the value of the house. Low and behold I was talking to the buyer of the house I had appraised weeks before. I was able to discuss the merits of the property and assure her that she had indeed made a good decision and bought a great home. I received a mail-out from my accountant recently with an article listing the 50 most trusted professions in NZ. While bemoaning the fact the Readers Digest compiled list had accountants ranked number 28 – he was pleased they were ahead of lawyers at 37. For the record real estate agents did feature in the top 50 just ahead of insurance salespeople and politicians. Phone: 351 3002 john.wright@harcourts.co.nz or visit www.harcourts.co.nz/Offices

Land acquisitions for Anchor Projects now past halfway mark It’s been a busy time at the Christchurch Central Development Unit. We’ve been making good progress in the acquisition of land for the Anchor Projects laid out in the Christchurch Central Recovery Plan.
CCDU director Warwick Isaacs, As the Canterbury Earthquake Recovery Authority’s operations general manager, Warwick has managed the demolition and operations work programme - both residential and commercial - throughout greater Christchurch.
T
he Anchor Projects include a convention centre precinct, retail precinct, bus interchange, justice and emergency services precinct, stadium, metro sports facility, Avon River precinct, and health precinct. Back in June we announced the costsharing agreement between the Christchurch City Council and the Crown to split the cost of the Anchor projects and the city’s horizontal infrastructure including roads, water and wastewater. Under the cost sharing agreement the Crown will pay $2.9 billion and the Council $1.9 billion. This was an important milestone in providing the certainty required to allow us to make the Blueprint plans a reality and we’ve been getting on with making that happen since. As at 13 September, through the willing buyer/willing seller process, agreements had been reached for the purchase of 171 properties in the central business district, which represents over 54 per cent of the total
land area required for the Anchor Projects. It was great to celebrate the opening of Watermark at the end of August. Watermark is the first pilot section of the Avon River precinct, which will also include Margaret Mahy’s Amazing Place playground, and will be completed by mid-2015. The construction of Watermark involved a slight narrowing of the river, with landscaping and re-contouring to shape the new space. Walkways and seating areas have been improved, while boardwalks, new street furniture, and lighting have been added. Some trees were pruned to improve the
canopy but no large trees were removed. The design of Te Papa Otakaro/Avon River Precinct is something we can all take pride in. We want to know what you think so the designers can take this into account for the next stages. You’re invited to comment on key elements such as ecology, planting, boardwalk and lighting. Feedback will be used to inform the design for the rest of the Avon River Precinct. You will see your chance to participate on the information boards when you visit the Watermark site, or you can go to www.ccdu.govt.nz and have your say. Finally, I want to tell you about an interactive map tracking the progress within Christchurch’s central city. The map gives progressive information about the Anchor Projects and will continue to be updated as each project gets underway. The map can be found at www.progressmap.ccdu.govt.nz and includes the location and information about some of the most prominent private constructions in the central city.

How firm is the ground beneath our feet? More than a thousand days on from February 2011 and the ‘Quake City’ rebuild is ramping up at last. Now the shaking’s almost stopped it’s time to ask ourselves how much do we know about the ground beneath our feet – the foundations we’re actually building the new Christchurch on?

oil & Rock Consultants are experts at assessing the physical properties of soil and rock – the foundations for the future. Its investigations can include surface and subsurface exploration using geophysical methods to obtain data, soil sampling and laboratory testing. Surface exploration can include geologic mapping and photogrammetry, or something as simple as a geotechnical professional walking the site to observe the actual physical condition of the land. Christchurch manager, Dwayne Wilson, explains the importance of geotechnical investigations further. “We investigate the ground
conditions as best as we can to minimize risk to developments. This helps us provide recommendations on selecting the right foundations, supplying advice on whether sites are subject to geo-hazards or not, as well as helping to reduce the occurrence of variations during construction due to unforeseen ground conditions.” Omitting these crucial steps - or doing them wrong – can jeopardise an entire build. build can sometimes be dangerous, depending on location. The steep, treacherous terrain of the Port Hills has been one challenge that Soil and Rock have overcome recently. “We’re ready, willing and capable to take on more of the same,” says Dwayne. “A professional investigation saves money in the long run,” advises Dwayne. “Be sure to check the scope of work when comparing quotes – cheapest is rarely best – you must compare apples with apples.” That’s solid advice, especially
remembering that EQC reported over ten thousand homes sustained damage to their foundations – an indication of how important these geotechnical investigations are. “Drilling in places like the Port Hills above Sumner, overlooking the beaches and Pegasus Bay, reminds you what a beautiful place Christchurch still is, and how important it is to rebuild properly, based on the most reliable information possible,” says Soil and Rock Consultants team member Tom Garden. Tailored homes with the personal touch Ensuring the design of your home fits with the way you want to live is crucial. Getting expert assistance can be the difference between loving where you live or just liking it. Canterbury Rebuild asked Blueprints architectural designer John Gibbs of Ashburton why it is important to seek out assistance from a designer.
hat is the difference between using an architectural designer or using a plan from a building company? Most building companies will offer a range of plan options and typically will seek to fit their client into a version of one of their standard plans. Building company plans are copyright to the builder and cannot be used if a client wishes to employ someone other than the building company to construct their home. A designer will normally provide a personalised service to provide a home that is tailored to the client’s specific design brief.
W
What are the benefits in using a designer? A designer works on a personal level to establish the design brief with their client and discuss things like how the house will interact with the specific site; orientation to sun or outlook for views, compliance with planning regulations and building code rules, the style or type of home that appeals, and also the available budget. The eventual project will be a mixture of the client’s initial wishes which have progressed through the design process to provide a home that is personal to the owner. When design work is complete there are no building ties, and clients can seek competitive prices from different builders.
What should I do before talking with a designer? Take some time to jot down things that are important to you in the proposed building project you intend to embark on. Give thought to your budget and how much you are willing to commit to the building project. If you have documentation pertaining to your site, like boundary measurements and contour plans if the site is sloping, or specific subdivision covenants is also helpful. Your designer has a passion to create something that will satisfy your wishes, and each project can become its own unique adventure. What types of buildings do you design? All building projects requiring a building consent need detailed drawings, and where these are for work on a house, either new homes or alterations, this design work must be completed by a person who is licenced to carry out design work. Blueprints undertakes all levels of design work ranging from smaller alteration projects and houses through to bespoke new homes, commercial and industrial projects, farm buildings, hotel and restaurant work. What other services do you offer? We can provide tender administration and project management, site observation. We also will do site feasibility studies to advise a prospective client of the suitability of an anticipated site to be built on. We regularly work with other consultants such as structural and fire engineers to provide a total design package. To find out more visit www.blueprints.net.nz

The loss Cantabrians experienced during the sequence of earthquakes throughout 2010 and 2011 is still keenly felt more than three years on. vidence of this loss is palpable physically, emotionally and spiritually. But, in the face of significant adversity, greater Christchurch is rising up in every way, shape and form. The public eye and heart is hungry for progress. Day by day, this progress manifests in projects that represent great hope – projects like the rebuild of Knox Presbyterian Church on the corner of Victoria Street and Bealey Avenue. The $5.5 million rebuild of this architectural and cultural icon was formally confirmed at an official contract signing on Friday 13 September 2013. At the helm of this building’s aesthetic and structural metamorphosis are Knox Church, Higgs Construction Ltd and Wilkie and Bruce Architects. Knox Church has been but a shell of its former self since the brick façade fell from this iconic building. Its timber skeleton survived, however, demanding significant lateral thinking during the design process. Lead architect, Alun Wilkie, of Wilkie and Bruce Architects, says the rebuild is a unique construction project in its own right. “Knox is quite unlike a lot of other stone churches like the Cathedral where the timber is often damaged by falling stone. “The timber column structures within Knox Church are ground up, so they survived. The challenge for us has been to create a new structure around the
E

surviving timber columns, which have been temporarily braced with tension rods and ties.” Wilkie says although they may exist, he has not come across any heritage rebuilds quite like this. “It is a different design challenge and what we have effectively done is marry up a new, fully contemporary exterior with the traditional interior. “With the new design, visitors will be able to look directly into the building. In the old building this wasn’t possible because the windowsills were too high.”
A change in ecclesiastic philosophy has inspired these design changes, with Knox Church committed to providing an open and engaging space. It will be open to the public as a community centre and a venue to host events. Brown copper gables will feature on the new building and other “dignified materials” including dark concrete panels that will be handled in a modern way. Post-tensioned concrete buttresses will be included where the brick buttresses formerly stood. “This involves threading high

tensile strands down the middle of the column to improve the resilience of the building.” Funding to fully complete the project is yet to be confirmed, but to date includes insurance pay-outs and various grants – one of which came from the Canterbury Earthquake Heritage Building Fund. The project is seeking $2 million in fundraising including personal donations. Further information can be found at www.knoxchurch.co.nz

Creating a stylish image In today’s competitive environment, image is everything. While Italian furniture is widely lauded as being at the forefront of international design, it is so often expected to come with an equivalent price tag. ut according to Bishop Interiors’ managing director Barry Bishop, the new range of Quadrifoglio Italian furniture is sleek, stylish and surprisingly cost effective. “These products have a strong design focus, with nothing left to chance.” Bishop Interiors’ sales manager Lisa McNicholl recently travelled to the Milan furniture fair to find something unique for the Canterbury rebuild. “We were looking for products that would really make Canterbury businesses stand out from the crowd. We certainly found it with Quadrifoglio.” An exquisite range of executive office furniture, Quadrifoglio is much more than a desk, Lisa explains. “It is a beautifully designed, full package suite – it encompasses the full accessories, seating and lighting you require.” Never before available in Australasia, Bishop Interiors has become the sole New Zealand distributor for the brand. All the componentry is interchangeable and better yet, there can be as little as a five-day lead-time before shipping. “It really is a beautifully engineered range of office furniture which provides you with functionality as well as elegance.”
B
The striking sophistication of the Quadrifoglio range is complemented perfectly by another Italian icon of style – Caimi Brevetti. One of the innovative Caimi product ranges is a space dividing and display panel. Bright and colourful, while still stylish and sophisticated, the panels are a unique way to break up an open plan space. Bishop Interiors provides space planning and 3D rendering, with CAD packages of the Quadrifoglio furniture available for architects and designers. Specialising in commercial office interiors and the hospitality and education sectors, Bishop Interiors covers the initial concept stage through to the total supply and installation, providing a complete fit-out package, working alongside customers to provide solutions. “We have more than 50 years combined experience in the commercial, hospitality, and education sectors which allows us to draw on significant experience to enable all size of projects to run smoothly.” Each project is taken on a personal level with no two projects ever the same because, Lisa says, “Bishop Interiors stands out from the rest, so why shouldn’t you?” To find out more about how Bishop Interiors can help you stand out from the crowd, give them a call on 377 3729 or visit them in store at their 204 St Asaph Street premises.

Plea for light rail in Christchurch Professor Peter Newman, who is on the Board of Infrastructure Australia, has given public lectures in the city about the benefits of light rail for Christchurch. rofessor Newman, who has been a guest lecturer at the University of Canterbury (UC), says light rail has significant benefits to a modern economy. He has been to Christchurch 12 times and is pleading for the city to consider light rail as fundamental to the rebuilding of the city centre. “Now, very suddenly in fact, the world is building urban rail faster than ever before. All major developed cities and emerging cities in China and India are building rail as fast as they can. All Australian cities had rail projects as their number one issue in the past few years. “Why? Partly the price of fuel is impacting on outer suburban commuters, partly its congestion that has gone too far and partly it’s a change in culture with young mobile phone-
P
using millennials (Generation Y) preferring public transport to driving. “But mostly it’s because urban economies must have competitive centres and only rail enables this. Big roads disperse economic activity, bus services can't cope with the numbers needed, so urban rail is high on the agenda. “Christchurch can have a very good bus service for the foreseeable future servicing its many popular malls, made even more so by the earthquakes. But it will never be able to truly rebuild its city centre without a fast modern light rail servicing it. The financial commitment to build in the city centre demands a light rail. It’s that simple. “The costs of light rail in Christchurch and Wellington have been overstated in recent reports and there has been little attempt to develop new alternative funding mechanisms. Perth built its new rail line at $17 million per km whereas light rail is seen to be double this in Christchurch. “Recent work in Australian cities is showing that a major part of the costs of light rail can be found from land value capture.’’ Professor Newman is an Erskine visitor to UC. The Erskine fellowship programme was established in 1963 following a generous bequest by former distinguished UC student John Erskine.

he Ministry is keeping a close eye on the Christchurch rebuild, with international evidence showing that rebuild operations too often result in underpaid and overworked employees. The Labour Inspectorate has issued an improvement notice to a construction firm after an investigation found a worker had not received his full wages, annual leave or public holiday entitlements. He and another employee were also not supplied with employment agreements. The Labour Inspectorate’s acting-southern regional manager Steve Watson says the employer has now introduced written employment agreements and outstanding wage and holiday payments are being made. “The rebuild is creating a variety of work opportunities, particularly for skilled tradespeople such as painters, carpenters and plasterers,” says Mr Watson. “Employers need to make sure they’re acting lawfully
and each employee is receiving their minimum entitlements.” The rebuild also poses a risk for migrant exploitation, with high numbers of workers in Canterbury coming from outside New Zealand. “Migrant workers are a particularly vulnerable section of the workforce and are an increasing focus for the Ministry’s enforcement operations,” says Mr Watson. “The Labour Inspectorate is working with Immigration New Zealand to ensure migrant exploitation, such as paying less than the minimum wage or making people work excessive hours, does not occur in Canterbury.” There are financial penalties for not complying with employment laws of up to $10,000 for individuals and $20,000 for companies. The Labour Inspectorate encourages anyone in this situation or who knows of people in this situation to phone our call centre on 0800 20 90 20 where your concerns will be handled in a safe environment.
Decrease in skilled job vacancies in August Online job vacancies for skilled workers have fallen following an increase in the past month, according to the Ministry of Business, Innovation and Employment’s latest Jobs Online report. The latest seasonally adjusted results show that online advertisements for skilled workers fell by 2.1 per cent in August. Overall, online job vacancies fell by
3.7 per cent. Vacancies for skilled workers decreased in most industry groups. The biggest falls were in the healthcare and medical industry (down 9.6 per cent), and the accounting, HR and administration industry (down 6.0 per cent). The construction and engineering industry had the largest monthly rise (up 5.8 per cent), followed by the hospitality and tourism industry (up 1.4 per cent).

In Canterbury the largest increases were in the hospitality and tourism (up 23.0 per cent), sales, retail, marketing and advertising (up 11.5 per cent) and construction and engineering (up 8.7 per cent) industries. “There has been an upward trend in skilled vacancies over the year. However, there are regional disparities, with Canterbury, Auckland and the rest of the North Island (excluding Auckland and Wellington) growing, while other regions have declined,” said the Ministry’s acting manager of Labour Market and Business Performance, Ben Wallace.

Work starts on one of Chch CBD largest commercial projects One of the most significant commercial projects to get underway in the Christchurch CBD rebuild was kick-started recently when Earthquake Recovery Minister, Gerry Brownlee, broke ground at the prominent site on Durham St. The block spans Armagh through Gloucester Streets, bound by Durham Street to the east. A complex of three connected buildings surrounding a central courtyard, the development is scheduled for completion in mid 2015. Under the Blueprint, the development is in the heart of the much sought after western bank of the Avon River with the Convention Centre, Avon River Park and the Cultural and Performing Arts Precincts all nearby. The complex looks onto the historic Provincial Chambers. The site was previously home to URS House and Amuri Courts and has been owned by family firm Awly Investments Ltd since 1996. “Considerable effort has been made to remain sensitive to our location,” says spokesperson, Andy Yeo. “This project has always been more than merely an investment opportunity; we are privileged to be able to make a small contribution to our city’s return.”
Architects Warren and Mahoney have designed a commercial building that is sensitive to the new Christchurch context of building safety, business continuity and sustainable design. “We have balanced spacious open plan spaces with leading thinking in building safety, and made the most of natural daylight opportunities, views of the city and the Avon River,” says project director Graeme Finlay. The base-isolated building is designed to achieve a five star Green rating, employing sustainable building practices ranging from efficient thermal and solar performance to management of construction waste. Locally sourced basalt, otherwise known as volcanic stone, will be used both as a cladding material and as a durable floor finish. “This is a significant commercial project for the city, which we are proud to be a part of and we look forward to
seeing it under construction,” says Finlay. The development will be constructed by Arrow International (NZ) Ltd, one of the largest construction companies in New Zealand. Arrow’s expertise in complex projects and seismic technologies will be key to delivering the Awly development within the time parameters set. Colliers International, Christchurch is the leasing agent for the Awly development and according to Colliers’ agent, Helen Weideman,
interest has already been high. “We are currently negotiating with several high calibre tenants who recognise the virtue of this building and the meticulous thought which has gone into its design and positioning. We consider it to be one of the key sites in the reconfigured city.” The 17,000sqm development has been designed to allow for a range of potential tenant configurations to suit varying tenant sizes ranging from 200sqm to 2000sqm.

Refocus and shift reinvigorates business In 1993 Just School Furniture was launched. There was a demand to supply schools through a “direct from the manufacturer” supplier. In the proceeding 15 years, the company became one of the leading suppliers to the education market.
“D
uring these years we had worked some commercial jobs firstly with Tait Electronics and then more with accountants and lawyers supplying Lundia mobile and static shelving in council libraries,” managing director Brent Atkins explains. “But our main focus was firmly on education. Then as we all know the earth moved and with it our lives and livelihoods changed, what we didn’t expect was the major change that has, and continues to happen, in the funding of schools in Canterbury.” It was an opportune time for the company to refocus its direction. Enter JSF Ltd. When the Canterbury rebuild started, JSF Ltd was approached to quote the new Kaiapoi New World Supermarket for the supply and install of workstations, office chairs, staff tables and chairs, whiteboards and boardroom furniture. JSF Ltd won the contract and with the help of the company’s installer, had the
SCREWPILES FOR REBUILD OR NEW
products supplied and installed on time. “With the backing and support of some of our key and long-time suppliers we had the tools,” says Brent. Next came St Martins New World and later Blenheim Pak’nSave. “These were big time-framed jobs that we did, with some smaller supply to other supermarkets in between,” he says. Dixon and Dixon Decorators approached JSF for workstations, chairs, file cabinets and much more, one at a time. “With a factory behind us we can custom make as well, to add to or complement the ‘off the shelf’ product range we supply.” “We can, and will take on, the big corporate fit-outs to the smaller one-on-one office fitout, with off the shelf furniture ready to be assembled to supply and install.” Since the earthquake JSF Ltd has downsized, relocated to a home office and stopped carrying stock. “This gives us lower overheads and therefore lower
SEATING
prices which we can pass on to the customer. But with our ‘quick ship’ we can still get some product to you within five working days from order.” “The market has moved and so have we. Now is the time to stay focussed and get our city moving into the future. “We have been here supporting Canterbury schools and businesses since 1993 and Jackie and I are not going anywhere else.” Visit www.jsfltd.co.nz to find out more. Recent investment opens doors for custom sheet metal company If you asked Pressworks general manager Colin Fraser, for his view on the Christchurch rebuild, he would share his optimism. Like many, Colin sees the prospects for local businesses as exciting. “As a company we've made a significant capital investment to ensure we maintain our edge in versatility and that we can continue to provide fast turnarounds during increased demands.” Pressworks capabilities in precise sheet metal pressing, welding, punching and folding are second to none. It can produce virtually anything that customers ask for out of sheet metal, metal bar or coil. It can also arrange a variety of finishing, including powder coating, plating and polishing. For the rebuild, Colin sees custom perforated claddings and profiles as playing a significant part in the range of new building solutions being developed. “It's the ideal solution for custom architectural cladding, interior fit-outs, outdoor cycle enclosures and even illuminated signage.”
Market feedback is signalling the need for lightweight structures, and designs that are able to be rapidly produced and installed in a minimal time. Perforated metal is an ideal solution as it tends to require less fabrication, is easy to install, and can be economically replaced in sections. Recent debate about the apparent “ugliness” of some new buildings points to the need for exterior claddings that are both decorative and functional. When customised into architectural claddings, perforated metal offers both a practical and distinctive finish. “We're fortunate that we have much experience in prototyping and working to high tolerance requirements. This is beneficial, now that we are talking directly with architects and specifiers. Our systems and procedures then ensure we can deliver on time and to specification.” Pressworks' in-house engineer
Pressworks general manager Colin Fraser
ensures designs are able to be produced efficiently and that the design integrity is maintained. Pressworks are able to fabricate a variety of materials and, as such, can provide invaluable assistance in material selection also. “There's little doubt that demand for
our services will increase as we continue to receive new enquires for work specific to the Christchurch rebuild. With the recent upgrade of machinery we're ideally placed to deliver to these needs,” Colin says.

Vital to get sum insured value right Getting your sum insured value on your property right isn’t just important - it’s vital. nder insuring your home could see you left short in the event of a disaster – meaning you will not be able to replace what you once had. Over insuring your property, could mean you are paying premiums above and beyond what is necessary. Both could potentially end up costing you more than it needs to. If you want to ensure you have the sum insured value of your property absolutely right, you need to enlist the help of the experts. That’s where the team at My Rebuild Value can help. The great news is its staff will be at the upcoming Canterbury Home Show at the CBS Canterbury Arena, from October 18 to 20, ready, willing and able to answer any questions you have with regards to your sum insured valuation. “We’ll be at the show educating the public about what they need to do to protect their asset and how we can help them,” says office manager Aimee Davey. What makes the My Rebuild Value team experts in this field is they have qualified quantity surveyors who are experts in measuring and pricing a building. But why use a quantity surveyor? They are trained to know exactly what is required when it comes to rebuilding your home to current building standards. “Your sum insured is different – it is the cost to rebuild your home, as it is, including all external
U
features, demolition and site works, code upgrades, professional fees and valuation,” says Aimee. The company’s representatives will visit a property and look at all aspects – right down to the plugs and light switches. This information is then passed on to one of the experienced quantity surveyors who will make an expert assessment of the sum insured. “They will put together a document giving you the figures for the replacement of your dwelling, including all external work. It will also include costs for demolition and site works, potential foundation enhancements, the extra costs to bring the new dwelling up to today’s building code and some specific allowance for inflation. “This information combined will mean you are fully informed when you speak to your insurer about the correct amount to insure home for.” Insurance companies are unable to evaluate all the detail in a home that would make up the sum insured value as each home is different. “It is the sole responsibility of the homeowner to provide their insurer with the correct amount to insure.” That is why it is important to get it right and where My Rebuild Value can help you.
