Cutting a Dash on Cup Day This year marked the 115th running of the Christchurch Casino New Zealand Trotting Cup at Addington Raceway and the pomp and circumstance of the 2018 event was every bit as magnificent as the very first Cup Day, way back in 1904.
I
t was a day of glitz and glamour, bespoke tailoring, fantastical, whimsical headgear, and fun and frolics, as Cantabrians paraded the racetrack, sipped bubbly and basked in the heady atmosphere of one of the most prestigious and highly anticipated events of the year. Up on the Lindauer Lawn rooftop, Sons of Zion, the band that brought us the fabulous song ‘Drift Away’, had the sold out crowd dancing the afternoon away. The Westfield Riccarton Style Stakes Fashion saw some of the most impeccably turned out men and elegantly clad women showcase their stunning ensembles on the runway in the Public Village, while The Hits Body Art entrants wowed the punters with their gloriously imaginative body art.
The Westfield Riccarton Style Stakes Best Dressed Lady was won by June Youngman in a stunning aqua custommade dress embroidered with pale pink and red roses and matching wide-brimmed hat. Runner-up was Tanaya Jeffcott in a pale yellow dress with white and gold accessories. The Westfield Riccarton Style Stakes Best Dressed Man went to Duncan McFarlane in a navy wool suit with mustard accessories, including a family heirloom whip. The winner of The Hits Body Art went to sister duo of Georgia (model) and Gemma (artist) Dubson with their geishainspired creation. St John and Ronald McDonald House South Island were the charities of choice this year. One dollar from each racebook sold at
both the Cup and Show Day Races goes to St John, while 50 percent of revenue from the sale of the Cup Day Pin will go to Ronald McDonald House South Island. The Christchurch Casino New Zealand Trotting Cup, the premier race of the day, was won by Thefixer and was driven by Natalie Rasmussen, only the second woman driver to win the cup race. The icing on the cake on this momentous day was to hear our New Zealand National Anthem sung by Porirua College trio Le ART; these gifted girls have performed at major sporting events, such as the Silver Ferns vs Australia, and have sung recently before the Duke and Duchess of Sussex. Director, Ross Gumbley, says. Director Stephen Robertson says his vision is to partially take the production back to its 1970s roots while maintaining a contemporary feel. “It was written as a rock opera, so the music and sound are being designed to honour this,” Stephen says. The story centres on the last days of Jesus’ life with point of view coming from Judas Iscariot, the disciple who betrayed Jesus. Through his eyes, the very human soul of Jesus Christ is revealed. Nic Kyle (whose last performance at The Court was in the 2012 production of Grease) takes the leading role of Jesus, while Caleb Jago-Ward plays the infamous Judas Iscariot, and Monique Clementson plays Mary Magdalene. With musical direction by Richard Marrett, The Court Theatre brings this timeless musical to life with 27 singing and dancing superstars. “I don’t know that I’ve heard a stronger singing ensemble than the one we have for Jesus Christ Superstar,” Gumbley says. Today I was writing some of the film we’re working on with all our characters. Thought we better do that before we part these shores. The day is whatever I want to do sometimes. When the gigs roll in we’re really structured. We might do 4-5 gigs a month that can vary from a big corporate do, to an appearance at a Breast Cancer breakfast or the Gay and Lesbian Awards. Our job description is extremely varied.
How has your music evolved since you first began playing together? I think the music is more personal. We were writing about lots of issues, writing songs about being nuclear free, the Springbok tour. It was all the stuff that was happening in the 80s and 90s; that was history making-times in New Zealand then. But now it’s more personal; our latest song Tom Boy was about us growing up as kids. That’s what they called us.
How did the idea for your A Culinary Journey Through New Zealand with The Topp Twins cookbook come about? The book came about mainly because it was such an inspiring show (Topp Country). We didn’t want to lose those recipes. Mum said to us when we did the programme, ‘it should be fun, I should know how to cook the meal at the end of the programme and nobody should be able to be voted off!’ That’s the wisest advice for anybody. We were pleasantly surprised how well the programme was received. We got wonderful stills etc while we were doing that. We wanted to pay homage to all those people we had visited and they let us put all the recipes in the cookbook. New Zealanders have a great idea about recipes, that idea that it’s something you hand down.
Who are you inspired by? Growing up in the middle of nowhere, we were inspired by each other. We were really positive little kids on the farm. Dad inspired us to be good farm workers, ride a horse or two. You don’t have to look out to the world to be inspired; you can look in the home. The interesting thing about New Zealanders is that we’re always looking outside of ourselves. We feel like we are outsiders. A lot of the time we’re world leaders. We’re away from everybody, so we don’t feel like we have to wait for permission, or wait for the world to catch up. We were first in the world to give women the vote and now here we are again with a woman Prime Minister. We’re not afraid of change. What’s an average day like for you? I’m very lucky because I don’t have to go to a job. Some people enjoy that but it’s not for me. I put my gummies on, check the cows are shifted. I live in the outblocks of the Kaipara Harbour. You can’t see the city. I consider myself lucky; it’s a real privilege to have that, we’ve worked long and hard. I wake up every day and say man I’m lucky. We’re living in paradise. Meghan and Harry’s parting words were ‘you live in heaven’. They’re right, we live in an amazing place.
What is the most fulfilling part of what you do? I think it’s very social and we meet lots of amazing people. It’s the people we meet. We’re not stuck in an office; we’re out performing. I saw something on CNN the other day that said it’s good for your health to meet someone new every day. So many people are in their room on their computer. They have millions of friends on Facebook but they’re lonely. It’s a funny world; we call it social media, but it’s not social. If mum and dad want to be social they go out for a cup of tea, they don’t join Facebook. We’re 60 years old now and still love doing what we do; still love putting Ken’s and Camp Mother’s outfits on. We’re 60 going on 20! Life’s still full of lots of adventures; we never know what road we’re going to turn down next! We’ve had an amazing career. It aint over yet.

Your awards list is growing. Did you ever think you would be appointed Dames? Never in a million years. One of our pet lines at the moment is ‘the rebels got their medals’. Although we started out as really radical, the world has caught up with us. We thought about not accepting it but thought it would be more political to accept to recognise all the support we have had.

If you had one message to give to your fans what would it be? I appreciate you! What is one of your more embarrassing memories from childhood? Being in a band. We started at Boys’ High School. After we did okay at a talent quest we performed a lunch time concert for the Girls’ High School. Things went very wrong. They threw their lunch at us. Nothing scares me on stage any more. What are the best and worst purchases you’ve ever made? When I proposed to my wife I bought a dozen $2 rings from the cheap shop. She accepted and took two of them. I was $4 down. Wasn’t expecting that but turned out to be a great investment. Worst was a one year gym membership. I went twice. By my calculations each visit cost me about $500.
Who are you inspired by? People with what seems to be unlimited energy. You know those people who have chased dreams and fulfilled their potential. I hear them talk and get inspired. I tell myself I will go home and start some sort of project, really get things done. My enthusiasm wears off on the way home. I nap instead. What’s something your brain tries to make you do and you have to will yourself not to do it? Any sort of manual labour. I win over my brain most of the time. What’s the most useless talent you have? I have a time machine. It can only go forward and only at 60 minutes per hour. What has been your biggest challenge in life and how did you overcome that challenge? Doing a short stand-up comedy set in Te Reo Māori on live TV. I overcame it with the patience and help of Matai Smith and the awesome crew at The Project. What ‘old fashioned’ way of doing things is better than how they are done now? Dating. What advice do you have for people who want to get into New Zealand’s entertainment industry? Turn up on time, be respectful, do what you say you will do, be patient.
What fact do you wish you had never learned? That the universe is infinite. Scared the crap out of me. What is the weirdest thing you have seen in someone else’s home? My folks have a double garage full of old crates, bottles, machinery, skis, fishing gear and detritus. There is a tiny square space that you can fit their car into. What is your favourite part about your line of work? Your least favourite? Why? The variety of nonsense and people and getting to talk stupidity with talented comedians and TV hosts is pretty much a dream. I’m not a fan of writing new material. It’s the hardest part. Every idea I start on I feel has been done better or done to death. I think that’s why I like the adlib stuff… you don’t get to think about it, just say it and it’s out there.

Christchurch Detective Sergeant Brad Greenstreet beat depression and is now sharing his story and the stories of other colleagues who have encountered tough times. “Mental Health is such an important topic and it’s ok to talk about it,” the 38-year-old says.

aving been in the police force for 13 years, Brad says an accumulation of small things led to his bout of depression last year. When he started talking about it to others he discovered it was far more common than he realised – and certainly nothing to be embarrassed about. “I realised it wasn’t just me and it was ok… I wasn’t crazy,” he smiles. During his career, Brad has attended traumatic traffic accidents, incidents involving serious violence and death. He loves what he does but says the things police officers have to deal with can have a significant impact on someone’s state of wellbeing. It was only when he started talking about his own experiences he realised how important the topic of mental health was. “It doesn’t have to be one big thing. For me it was an accumulation of a lot of small things.” Brad says he started to think about what he could do to help other cops. He reached out to a number of his colleagues asking

Each fellowship is comprised of funding for international travel for up to six to eight weeks and includes time to holiday and undertake a pre-agreed programme of study. “I’d like to see what police abroad are doing about staff mental health and welfare.” Working in the Metro Crime Squad, Brad is in a supervisory role with about 10 staff and says their welfare is paramount. them if they would share their personal stories on film. Then, with the help of police photographers, he compiled a series of six videos. “They shared their stories which varied from traumatic incidents on the job to personal life struggles outside of work. “It was very emotional hearing their stories and what hard times they had gone through and how they got through it.” Brad said he didn’t want the video to solely focus on depression as it was only “one end of the spectrum and there’s a whole lot of other factors at play in someone’s wellbeing”. After the video was created, Brad made it available internally to all New Zealand police staff. From front-counter staff to district commanders he received praise from every level. Unbeknown to Brad he was recently confidentially nominated (and awarded) a Sir Woolf Fisher Police Fellowship for his work. Established last year, this year’s recipients are only the second to ever receive such an award.

The circus comes to town Having been involved in media for the last thirty years, I’m aware this time of the year is a brilliant time to get into Christchurch and soak up the juice that is events in the city. The Buskers Festival has always been a top favourite of mine and the re-invention, Bread and Circus, promises more excitement than ever.

read & Circus will run from 10 January to 3 February 2019. The festival kicks off with an intensive 10-day programme full of exciting free events, exceptional ticketed shows, a large-scale spectacle and world-famous busking pitches. The ticketed programme and festival hub will then extend into February. With more than 50 talented performers from around the world, including 22 of New Zealand’s finest, it’s hard to pick favourites.

Mortgage Magic Makers The past four years have been a whirlwind,” says young, dynamic mortgage adviser Nathan Miglani. “I have achieved things I never even dreamed about eight years ago when I came to New Zealand from India as a student with practically no knowledge of English. I realised early on however, that in order to succeed here I needed to learn about and understand Kiwi culture and the way business is conducted in this country.”

athan came to Christchurch to study business. His family owns a construction company in India and Nathan had always wanted to be involved in commerce and finance. “I got my first part-time job washing dishes in a restaurant. From there I moved on to working at McDonalds, then a petrol station and eventually landed a full-time sales position at Harvey Norman.” It was while Nathan was working at Harvey Norman that he made the acquaintance of two prominent Christchurch businessmen; Bert Govan and Rob McCormack, who he says simply changed his life forever. “They told me I had a real talent for connecting with people and that I was wasted in sales. They advised me to look for work in the banking sector.” Nathan explains that while he was at Harvey Norman a large part of his role was preparing finance applications for customers. “It may sound bizarre, but it was at this time that I fell madly in love with finance. So I took the advice I was given and successfully applied for a job with the ANZ. I spent nearly two years with the bank working in their home loan division. I loved the role. Most of all I loved being able to create finance solutions for clients and to help them into their first or their tenth home.” Eventually Nathan decided it was
time to set up his own mortgage broking and advisory business. “So many people told me the early days on my own would be horrible. It certainly wasn’t easy and I worked crazy hours to start with, but the clients came and I soon needed to have support from others.” Now Nathan has a team of five. “We are a family, all caring for each other and for our clients. We do want to expand over the next few years and become a household name for mortgages in Christchurch. We would like people to think of us first whether they need advice on buying their first home, managing their property portfolio or refinancing their mortgage.” So from that first job washing dishes Nathan is now the top South Island franchise owner and mortgage broker for Loan Market, the biggest mortgage firm in New Zealand. “I bought my first home a few years ago and now also have an investment property portfolio, so I can give practical hands-on advice to my clients as to what will work best for them now and into the future.”

Wonderful Wigram
Wigram is an increasingly popular place to live, work and play. Peter Walker looks at the history of this happening place.
N
inety years ago, Wigram captured international news headlines when Charles Kingsford Smith landed the first successful trans-Tasman flight at Wigram Aerodrome on the morning of September 3, 1928. The flight from Sydney to Christchurch took more than 14 hours and thirty thousand people gathered to witness history being made. Named after English-born Christchurch businessman, Mayor and aviation enthusiast, Henry Wigram, the Aerodrome already had a substantial local history. ‘Sockburn Airport’, as it was previously known, served as a pilot training facility, sending pilots to the British Royal Flying Corps during WWI, helped establish regular mail services, and pioneered commercial aviation in the region. In the late 1800s, the area was called Plumpton Park. It was a popular horse racing track and regular hare hunting venue. For centuries before that, the wider area was home to and hunting grounds for local Ngāi Tahu. After nearly a hundred years of operation, the airfield was closed to all
aviation traffic, finally, in 2009. The full history is spectacularly displayed at the Air Force Museum of New Zealand, situated on Harvard Avenue. In 1997 Ngāi Tahu Property purchased the site with a vision. According to a promotional video, “the vision was to create a new suburb. It had a scale to it where it needed a master plan, it needed more than just a residential subdivision, it needed a sense of community. So the vision was to produce that, with some social infrastructure including town centre, sports fields, education, all those things that make up a vibrant community.” Wigram Skies is that vibrant community. It is a community rich in aviation history, reflected in its landmarks, buildings and street names – Kittyhawk, Corsair, Skyhawk and The Runway. Wide open boulevards give way to intimate neighbourhoods and cul-de-sacs tucked into vast green spaces which include walkways, playgrounds, public transport hubs and rest areas. At the centre of Wigram Skies is The Landing, “a shopping, dining and work destination”.
This modern town square is home to office space, community services, and an array of retailers and eateries. From fastfood and cafés to gastropubs, breakfast specialists and ethnic delights, there is something for every culinary desire. With a supermarket, childcare facilities, a large, multi-disciplinary medical centre, retirement homes, and a veterinary service opening soon, Wigram Skies is an ideal living environment for all. Wigram Primary School, Te Piki Kahu, will move to a new campus on The Runway in 2019. Wigram Skies is a diverse and inclusive community. Resident-led initiatives abound - walking groups, yoga sessions, a local newsletter, ESOL classes and language groups. The local Lions Club assists with regular fundraising projects. From the grand landscapes to the smallest details, such as the meaning of the raukura (feather) in the logo and the references to aviation throughout the community, it is obvious a lot of careful thought has gone into making Wigram a wonderful place to live. and was sometimes forced to urinate in abnormal locations, which indicated that her urge to urinate was uncontrollable. She showed no signs of urinary leakage in her bedding, which was an important piece of information. Some spayed female dogs develop an increased tendency to leak urine, often while they’re asleep, or very relaxed. Luckily, Rosie did not have this problem, however her urge incontinence required further investigation. Rosie was very co-operative and provided us with a urine sample during the consultation which revealed large numbers of bacteria present. It was late in the evening, so we elected to see her again the next day. By then, Rosie’s bladder felt smaller and firmer on palpation, which raised a suspicion that perhaps something abnormal was within. Rosie was taken to ultrasound, which revealed a spectacular large, ovoid, smooth stone – the size of an egg – in the bladder. The bladder wall was remarkably normal considering what was rattling around inside it! With such a large stone, the treatment of choice was surgical removal. Special diets can dissolve bladder stones, but this would have taken far too long in Rosie’s case. The surgery ran smoothly, and within hours, Rosie was happy and comfortable, and actually went home the same day. Her post-op recovery was uneventful, she was the perfect patient and her urinary habits returned to normal within days. The urinary stone was sent to the USA for analysis. This is a wonderful service provided by Hill’s Pet Nutrition. Rosie’s stone was found to be composed of struvite crystals. We talk to leading brow specialist Pip McGregor about the most commonly asked question she gets in her Christchurch clinic Making Faces.

he explains, both methods are a form of cosmetic tattoo used to enhance the brows. Micropigmentation is done with a digital machine which deposits pigments into the dermis; and microblading is done with a series of needles that act like a blade. “While we offer both techniques at Making Faces, we advise people based on their skin type, pain tolerance and expected outcomes.” Micropigmentation has been around 35 years and microblading has become popular more recently. New needle cartridges for digital micropigmentation machines now make creating realistic brows achievable. The digital machines at Making Faces are the latest technology available from Germany, and Pip says you really
do get what you pay for. “Cosmetic tattooing is not something you should try and find a bargain on – it’s a highly specialised treatment and it’s much better to shop for quality.” Hair strokes can be created with both blading and a machine, depending on the cartridge used. The most important part of any brow enhancement is the operator that you choose. Widely known as an expert in the field, Pip is an advocate for constant upskilling. “It’s really important to get offshore and see what new skills and techniques are coming up. The latest wellness trend popularised on social media by celebrities and professional athletes, is now available in Christchurch, with the opening of New Zealand’s first Cryotherapy Centre.
F
or years, Anita Leney was a competitive gymnast and judge, before a back injury changed everything. After multiple scans and tests she was prescribed medication, yet still found no relief from the excruciating pain. Eventually diagnosed with chronic pain syndrome, she discovered cryotherapy, a treatment for pain and inflammation invented in 1978 by Japanese doctor, Toshima Yamauchi. Now, it’s being used for everything from sports injuries to beauty therapies. In cryotherapy, the body is exposed to temperatures between -120°C and -160°C with liquid nitrogen vapour for 30 seconds to three minutes. Over a period of six treatments, Anita began to notice changes and the pain reduced. “Before, I was unable to do many everyday things that people take for
granted, like go to the park with my kids,” she explains. “Now, I’m functioning as a normal, productive member of society. I would be the first to admit it probably all wasn’t just because of cryotherapy, but it definitely helped alongside the other tools and practices I’d adopted.” Anita has now become the Cryotherapeutics New Zealand Director based right here in Christchurch, setting up New Zealand’s first Cryotherapy Centre, using a state of the art pod, designed and manufactured in Finland by cryotherapy industry leader, Cryotech Nordic Limited. Even as a young girl, Bella Pearce loved handbags but as she grew up she discovered their expensive price tags didn’t always fit her student budget, and she wasn’t about to give up on her favourite luxury item.

It was during her three years studying at The University of Otago, that the designer handbag dream was born. “I’ve always been obsessed with designer fashion, it’s been a big passion of mine, but when I was a student, I became aware that these items aren’t always affordable,” she says. “I wanted to make the same hype around the larger brands, but bring it back to a more affordable level.” Using sustainable leather as her primary product – there are also non-leather options – Bella designs the handbags herself, has them manufactured abroad, then sells them online through her website. By working a season ahead, she stays bang on trend with overseas styles and works hard to make sure each bag has been ethically made to endure the test of time. Thanks to word of mouth, an Instagram and Facebook following, and the quality of the product, the brand’s popularity has been growing steadily. “I have a really good customer base who all love the quality and craftmanship of the bags, and I try to give them all a bit of personality, because a handbag tells you a lot about the person carrying it,” she says.

NOT RESPONDING TO STATIN MEDS? Statins are a class of drugs often prescribed by doctors to help lower blood cholesterol levels. By lowering the levels, they help prevent heart attacks and stroke.
C
linical studies show that, in certain people, statins reduce the risk of a cardiovascular event (heart attack, stroke, death) by about 25 percent to 35 percent. Studies also show that statins can reduce the chances of recurrent strokes or heart attacks by about 40 percent. Statins should be used in conjunction with lifestyle changes such as diet, exercise and stopping smoking. The most commonly used statins in New Zealand are Simvastatin and Atorvastatin but others are available including Pravastatin and Rosuvastatin. Statin drugs work by blocking the action
of the liver enzyme that is responsible for producing cholesterol. Too much cholesterol in the blood can cause a buildup of plaque on the walls of the arteries. That build up can eventually cause the arteries to narrow or harden. Sudden blood clots in these narrowed arteries can cause a heart attack or stroke. Statins lower LDL cholesterol and total cholesterol levels. At the same time, they lower triglycerides and raise HDL cholesterol levels. Statins may also help to stabilise plaque in the arteries. That makes heart attacks and strokes less likely. However, a significant number of people
taking a statin develop an intolerance. Statin intolerance is an inability to tolerate the dose of a statin required to sufficiently reduce a person’s LDL cholesterol and/ or cardiovascular risk, due to significant adverse effects, including abnormally elevated markers of either liver or muscle function. The most common symptom of statin intolerance is myalgias (muscle aches). There is also evidence that statins may increase the risk of new onset diabetes and elevated liver enzymes. There have also been reports of memory impairment. If a person reports symptoms of a possible statin intolerance then their doctor will generally advise stopping the statin or reducing the dose. If the symptoms do not settle on a reduced dose or if the statin has been stopped then the doctor may advise trying another statin. It is quite common to experience symptoms of intolerance on one statin (for example Simvastatin) which may not recur on trying another (for example Atorvastatin). Some people are unable to tolerate a second statin and a third might be tried. Or an alternative medication such as Ezetimibe may be used. Another medication called Bempedoic Acid (not yet available in New Zealand) has been shown in clinical trials to have a positive cholesterol lowering effect and to have no more muscle pain problems than placebo.

For the macarons 3 egg whites apx 100g 3 tbsp caster sugar 110g ground almonds 175g icing sugar 1 tbsp meringue powder/egg white powder 1/8 tsp almond essence Purple gel food colouring For the blueberry and lime curd 3/4 cup fresh blackberries 60g unsalted butter cubed 100g or scant 1/2 cup caster sugar 2 eggs, or 2 yolks and 1 egg, beaten 2 limes, zest and juice
ME THOD
Macarons Line two baking sheets with parchment. Combine ground almonds with the icing sugar and run through a food processor to ensure both are finely ground. Set aside. ‘Age’ egg whites by microwaving them for 20 seconds. Place into a mixing bowl and add the meringue powder. Whisk to frothy peaks with an egg beater. Once voluminous, add the caster sugar gradually, beating well between each, until stiff peak stage. Switch to a spatula, add almond extract and a dollop of the food colouring gel. Sift half the icing sugar/almond mixture on top and gently fold in using the spatula. Sift in the rest of the icing sugar/almond mixture and continue carefully folding it in until batter looks smooth.

To test consistency, lift the spatula up and watch to see how the trail of batter running off it falls into the bowl. A soft trail that takes five or six seconds to ‘melt’ back into the batter is ideal. If it just sits on top, it’s not ready. Overmixing can yield thin batter that won’t hold its shape when piping. Fit a piping bag with a 1cm plain nozzle and fill with the batter. Pipe 3cm wide rounds of batter on the baking sheets, leaving a small space between each. Lift and drop baking sheets onto the bench a few times to knock out any air bubbles and to level them into smooth discs. Leave for up to two hours until they form a skin. Place them into an oven preheated to 140 degrees C and cook for 18-20 minutes, ensuring they have risen and have their characteristic macaron ‘frill’. When ready they should be firm on their frilly bases. When ready they should lift off the parchment and have a smooth base. Curd filling Place the blackberries in a jug with a half teaspoon of water and microwave for about a minute on high until bubbling. Blitz cooked blackberries to a fine liquid then stir in the lime juice to cool it. Set aside. Place butter in a bowl over a barely simmering pan of water, not letting the water touch the bottom of the bowl. Once it begins to melt, stir in the caster sugar and continue to cook over low heat until the sugar melts into the butter and loses its grainy appearance. Stir in the blackberry/lime juice mixture. Add the beaten eggs, lime zest and beat. Gently cook the curd for about 20 to 30 minutes, stirring regularly until thick. Pass the curd through a sieve to remove and lumps and zest and pour into a hot, clean jar. Put the lid on and allow to cool completely. Pair up the macarons with a dollop of the cooled curd in between each pair. Enjoy.

We love repeated pattern, or shades of the same colour. Our eyes crave a certain amount of order and repetition. For an organically-themed room, it feels good to include something natural or rustic, like a vase of blooms or a potted tree. We love symmetry and we also delight in the restful qualities of green. Vary the scale of similar shapes in other furnishings. To finish your room, it’s fun to add something unexpected, slightly crazy, or whimsical. Don’t over-think it. Often the parting touch on a successful scheme happens almost by accident.

Moving On: Transitions in Real Estate Every day someone in our company is required to help with a transition in someone else’s life. The purchase of their first home, second home or subsequent homes. The sale of property because the owners are parting ways – harmoniously or acrimoniously – the purchase of investment property as a platform for wealth creation or, what I personally find the most moving, the transition from a private home into a retirement property or facility.

• The other important word was ‘confidentiality’. Without a client’s written permission, you cannot divulge any personal information. Casual discussion about relationship breakups is not appropriate or acceptable. Finally, I’d like to discuss the category of ‘first time on the market after decades in the same property’. My parents come to mind immediately. Not because they wish to move but simply because I know what would be required if they ever decided to. What do you think this group asked for? To a man (and woman) it was patience. Gentle, kind, caring, ‘take all the time needed’ patience. Their families will often encourage them to engage the top person in the marketplace, which is a great idea but doesn’t necessarily work when an elderly client wants to talk and walk their way through a completely new process. Sometimes it takes years to develop the empathy, skill, patience and expertise to make all the various real estate phases seem actionable for clients. For others it’s second nature, and some will never truly have it. I’ll leave to you to decide who’s best for you or your loved one’s needs.

Bring the calming influence of the seaside into your home, aesthetically, emotively and practically, coastal themes have ridden an eternal wave in interior design. They’re having a huge resurgence now though, as we crave the lifestyle they elude.

he colours of the coast. Sigh! Glistening pale aquamarines to bright turquoise tones, gradually fading away baby blues, crisp reflective whites, shades evoking soft warm sand, and hues of a summer sunshine. As originality is now king, amazing artists are now adorning our décor. There is something in the stores for every coastal theme. Begone the ’70s kitsch dolphins, but they now feature along with other beautiful sea creatures in vintage, artistic, or eclectic renditions. The once-hippy mermaid is now a glamourous, evocative thing. Although, you may prefer to just be one yourself, dozing on your new seaside-style lounger with an oversized cushion and a good book. Triboard TGV – manufactured by Juken New Zealand Ltd [JNL] is an innovative engineered wood panel that offers an alternative to plasterboard.
his product is specifically designed for the lining of highimpact areas such as garages and rumpus rooms”, explains Gordon Wilmshurst, Sales & Marketing Manager for JNL. “These areas are commonly lined with plasterboard products. “Holes in the plasterboard are often caused by car doors being opened onto the wall lining or kids’ bikes scraping down the wall, which often requires a trade person to carry out remedial repairs.” Triboard TGV – tongue and groove panels, have been developed specifically for high impact resistance. A
rchitects have long held the idea that a building tells a story. Only now, this architectural storytelling is taking on a far more literal meaning. When Warren and Mahoney designed a new Salisbury Street townhouse using crosslaminated timber (CLT) panels, they realised the product played an important role in the building’s architectural story. So, they created a CLT feature wall and ceiling, exposing it within the internal spaces. Other developments – such as the $40 million medical facility Forte Health – have made their seismic strength an architectural feature. Those who enter the hospital’s central city confines can get a rare glimpse into its literal and figurative heart, with the internal steel braced frames that are responsible for re-centering the building in a quake, visible through a frosted glass enclosure. A theme of replacing like for like was integral to the post-quake restoration of 104-year-old Darfield homestead, Racecourse Hill estate. Surfaces that were painted pre-restoration were replaced with painted surfaces postrestoration, as were the natural timber finishes that existed pre-quake; cracked internal doors were retained and even coffee cup stains an upstairs bedroom were kept because of their role in telling “the homestead’s story”. In another residential rebuild, owners chose to keep doors which the home’s former habitants had carved their names and birth dates into, as well as internal door frames which recorded their physical growth during their tenure. Regardless of whether the developments are new or old, they are all architectural threads in the rich tapestry of the emerging city.

s we head into spring, Christchurch is looking spectacular. With the opening of two new city amenities, the $50 million Hoyts EntX cinema complex and Tūranga, the central library, it’s great to see Christchurch residents getting back into the central city. We’ve seen many businesses make the commitment to return to the central city. Now we need the people of Christchurch to come and experience the unique offerings and make the most of what’s on offer. The Terrace provides an array of new restaurants, bars and cafés with spectacular fitouts and a range of dining options. The Crossing complex provides private lanes and stunning retailers, many of whom can only be found in the central city. Dispelling the myths of no parking in the central city, there is now more than ever, with around 2900 parks in parking buildings and over 1700 on-street parks. Why not jump on a bus and head into the Bus Exchange, or enjoy the experience on a new Lime electric scooter. If you haven’t ventured into the central city for a while, I encourage you to head in. Take the kids to the Margaret Mahy Family Playground followed by a coffee or lunch in New Regent Street. Have dinner and a movie at the new Hoyts Entx complex, or have brunch at Little High, with a spot of shopping at The Crossing and Cashel Mall. Let’s support the local businesses that have been courageous and made the commitment to lead our central city’s regeneration.
I
t was exciting last month to announce that we’ve begun a series of community workshops with local sporting codes, businesses and the entertainment sector to co-design our city’s new Multi-Use Arena. As part of the Acceleration Fund that was announced in Budget 2018, the council has requested that $220 million of funding goes towards the new arena and the Government has agreed to earmark the funding for that project. This funding brings Canterbury’s much needed arena one step closer. It will be a huge boost for the city and it’s important we get it right. That’s why we are bringing the sporting codes, local businesses and entertainment sector together to help us make sure the design is right and the building is fit for purpose. The workshops will allow each of these sectors to hear what they need from the arena, and how it can be made to work best for them. From here a full investment case will be developed to ensure the project is well designed and stacks up financially. These workshops will ensure the business case is strong and I’m hopeful of seeing early construction work begin in 2021. We’ve seen with the Metro Sports Facility how working hand in hand with local people can lead to a better result – there we were able to turn around a $70 million budget blowout and get the project back on track. Working with the local community will ensure the arena is fit for purpose and best suited the needs of Christchurch.

he night of Wednesday 31 October was the Foodstarter Pressure Cooker event where five ambitious food and beverage startups from all over NZ vied for the incredible prize package that included distribution across the Foodstuffs South Island retail network. Beefy Green took out the top prize which you can read about at www.foodstarter.co.nz. Friday 2 November’s alarm went off early, with 200 of our city’s most future-industry focused residents at the brand new AwesomeHQ in the stunning Kahukura building on Moorhouse Ave. The assembled crowd was inspired by Joanna Norris, CEO, of ChristchurchNZ who shared the vision for our city as a global leader of innovation, opportunity, and exploration. This was followed by excellent Q&A session with the founders of our city’s hottest young startups including Shuttlerock, Skillitics, Romer App, Kea Aerospace, and Boma NZ. If there was any doubt as to the drive and bold ambition fuelling the transformation of our city, one look around the room cured the pessimists. Later that morning, Startup Christchurch hosted a ‘Fireside Chat’ with George Smith, founder of Glassjar, New Zealand’s first startup accepted into Y Combinator. George shared his journey from UC student idea to Silicon Valley startup thrilling all with his insight. The amount of support that is available for high growth entrepreneurs in this city is astounding. significant milestone in planning the future of the Ōtākaro Avon River Corridor has been reached, with public notification of the Draft Regeneration Plan which provides guidance on future development of the area. The draft plan, and details of where hard copies can be seen, are on our website. The deadline for written comments is 5pm on Wednesday 19 December. Another regeneration advancement in recent weeks has been the Christchurch City Council’s development of its Central City Action Plan, which builds on Regenerate Christchurch’s earlier assessment and advice on increasing regeneration momentum in the central city. The Council’s action plan acknowledges the influence cohesive leadership will have on its success and reflects Regenerate Christchurch’s call to action, particularly for the public sector, to ensure regeneration decisions are made on a “best-for-city” basis. This will not necessarily come easy largely due to the fact that there is not necessarily a shared understanding of what “best-for-city” actually means. Nevertheless, it will not be optional and a genuine commitment will be required. There are always competing demands. Never more so than in a city setting itself up for future success in what could still be described as a challenging environment. Addressing these demands in a manner that considers what will deliver the most benefit to as much of the community as possible, is my idea of a “best-for-city” approach. What’s yours?
I
t may only be 117 metres long, but the short stretch of road between the hospital and new Christchurch Outpatients facility, known as the Oxford Gap, is undergoing some major surgery of its own. When it opens towards the end of the year, the Gap will cater for a significant amount of traffic. Every day 800 people visit Outpatients along with 300 staff, all arriving by car, bus, bike or on foot. On average 1000 people bike through the Gap each day on their way to or from the city. So, to keep vehicles moving safely and efficiently, Oxford Gap has been redeveloped into what is best described as an airport pick-up and drop-off area, with short-term and mobility parking. You will drive in from the southern end, near Riccarton Avenue, and exit via Antigua Street. For people walking and cycling through the Gap, there will be a 4.5 metre wide shared path on the west side of the street, adjacent to the hospital, and dedicated pedestrian footpaths on both sides of the street. To get between the hospital and the outpatients building there is a 12 metre wide raised pedestrian crossing, ensuring users can be easily seen. You can get a good look at the new Oxford Gap layout from the City Promenade, which opens on 25 November. It’s a big change in a very busy part of the city so when using Oxford Gap for the first time please do so with care while we all get used to the new layout.

maller tenants looking to return to the Christchurch CBD from the suburbs are snapping up rapidly diminishing space in the city centre. The CBD isn’t for everyone and some businesses are choosing to stay in the suburbs. But many others are keen to take advantage of CBD offerings. The city market is changing. Landlords initially focused on the large anchor tenants but they’re now turning their attention to filling the final smaller office vacancies in their buildings. Steady enquiry is coming from tenants seeking anywhere from 50sqm to 250sqm. The smaller size of these tenants naturally means they are far more price sensitive than the multinational corporates. But prices have come back and they’re becoming for realistic for these smaller tenants. Landlords, too, are being more flexible in length of lease terms than the longer leases required to secure space on completion of a lot of the new builds. There are certainly deals on the table at the moment and I think that we’re seeing the bottom of the market in terms of rental and the top of the market in terms of incentives. Landlords will definitely be getting tougher as the space fills up. Contrary to popular belief, there is not a glut of quality CBD office space. In fact, the reason that there has been this surge in enquiry is because supply is limited. What you see is what you are going to get, and it’s quickly being absorbed. Smaller tenants have a very real fear of missing out.

Out of nine projects recognised with ADNZ | Resene Architectural Design Awards in New Zealand – four were from Canterbury. The other winners were ‘Latimer’ by Kelly Rush of Krush Architecture, ‘Redcliff Village Library’ by Greg Young of Young Architects and ‘Glandovey Home’ by Cymon Allfrey of Cymon Allfrey Architects Ltd. Redcliffs Village Library – designed by Greg Young of Young Architects won the Commercial/Industrial Architectural Design Award. The brief was to deliver a small, fit for purpose, community hub facility that supports both the voluntary library function and a multipurpose community space. Cymon Allfrey had another winning home, this time in the Residential
New Home over 300m2 Architectural Design Award. A residential home on Glandovey Road with a soaring pitched roof that runs the length of the house, Glandovey Home was praised by judges for being an “individualist” but at the same time sitting nicely with its surrounds. Kelly Rush of Krush Architecture received the Residential Multi-Unit Dwelling Architectural Design Award for a modern design of three large, high-spec townhouses located in Christchurch’s central city. Judges were complimentary of Rush for creating a sense of privacy in a busy urban setting. Architectural Designers New Zealand CEO, Astrid Andersen, says the four Canterbury projects were worthy winners in a hotly contested awards season. “With home owners taking greater creative risks and putting more trust in their designers and architects – the resulting architecture is more exciting, interesting and bold,” she says. “Cymon Allfrey’s bach design is an example of this. Cymon was free to design a home that was brave, adventurous and a work of art. We only hope that this trend continues and more of our members are given the opportunity to push the boat out and let their creativity take sail.”

A greater Accessible City

The e-scooters have landed! Seven hundred Lime scooters descended on the city recently and another five hundred will be here soon. Many have wholeheartedly embraced this new mode of transport; others are less enthusiastic, calling them a public nuisance and citing safety concerns.
I
see real advantages in the introduction of e-scooters, especially for getting around in the CBD and nearby suburbs. Users can go directly to their destination on their own time and not be dependent on public transport. I have seen all kinds of people on
the scooters – from students to business people in suits – and they have without exception had huge smiles on their faces. Being on a scooter brings out one’s inner child. I do understand that we are in an early
stage of learning to find the balance between pedestrians and scooters on our footpaths and access areas. To be accepted, scooters must be used responsibly. Change takes time. When smart phones first appeared, they were thought to be a temporary fad. Now where would we be without them? The Christchurch City Council is leading the way by having a scooter base outside its premises and I believe CBD apartment residents will become massive users in the future because of the convenience. Ride that scooter a short distance from the CBD to Merivale to a just launched boutique apartment complex. Central city comeback queen Almost eight years since the 2011 February earthquake forced its closure and three years since restoration work began, the Christchurch Town Hall is earning its place as the central city’s comeback queen. The first rebuild of this magnitude to be completed in the city, enhancements include modern and integrated technologies, extensive heating and cooling systems, improved accessibility, retractable theatre seating and reconfigured backstage facilities, though its heritage aesthetic will remain largely unchanged. Vbase is gearing up for a busy year when the Christchurch Town Hall reopens for business in March 2019, with the first events now getting locked in, Vbase Acting General Manager, Events Services Chris Wallace says. “We’re really excited to see both existing and new events return to the Christchurch Town Hall, and to the central city. Vbase are hosting hundreds of events and thousands

The spacious, yet functional bathroom features grand floating oval mirror cupboards, Corian oval sinks, a black Italian porcelain tiled wall, a vanity bench top and subtle lighting to add softness. Interior architect Emma Morris wanted to create a bathroom that exuded elegance and sophistication. “It’s unique in its bold collaboration of bespoke design cabinetry, high-gloss black lacquer finish, and hidden power points in the drawers to keep the tops clean and uncluttered. The materials and finishes were carefully chosen to incorporate and capture the beauty of the home’s various spaces.” To be recognised at the prestigious awards, was a “real honour”, says Emma, noting she couldn’t have done it without her amazing team. “These awards are a collaborative effort, working with wonderful clients who have a certain vision and give you creative control to create these wonderful interior spaces. Esplanade’s Exceptional Newcomer The renovation of this 1900’s arts and crafts style house on Sumner’s Esplanade is a favourite project of Ben Brady, from Linetype Architectural.
T
he result has exceeded the client’s expectations: they described the lifestyle sought but weren’t prescriptive, leaving Ben plenty of space for ideas. Ben says the outcome is something that might always have been there. “It essentially respects the existing house, but transports it to 21st century living.” The exterior is finished in white to let the architecture speak for itself and the addition of a first-floor deck is paintfinished to stay in harmony. An external black painted stainless steel spiral staircase incorporates the ladder-style details of the original windows, referencing early 20th century French design. The front entrance design features a stunning painted stainless-steel gate and highlights the existing sculptural ‘bonsai-on-steroids’ tree. The challenge was fitting the desired living into the footprint. “It looks like a large building but is really not,” Ben says. Internally, colour is pared back: white spaces balance timber while its orientation to the sea is enhanced with accents of blue. The high stud exalts the coffered ceiling, which in turn defines the spaces

beautifully, with an existing beam finding a second purpose as a frame. Ben comes to architecture from a background of painting, sculpture, music and sheetmetal working. “Architecture is a great mix of business, my trade, and art. I always design buildable homes, understanding how they will be constructed.” The construction firm, New View Construction, specialises in new, particularly hillside properties, and owner Steve Pike says this renovation was a unique opportunity. “We pride ourselves in our top quality craftsmanship but this renovation also required a respect for heritage and history.” Ben says, “This house looks as good close up as far away”. Steve is thrilled with the exterior deck and staircase. “It was a huge task, but the result reflects perfectly the property’s style: additional external living space integrated to inside living, plus a connection to ground floor living and outdoor spaces. The windows are another highlight, 21st century doubleglazing in timber sashes replicating the original design era. “Working with Ben and
the contractors was a pleasure, and I’m delighted with the completed construction, a genuine heritage property providing 21st century living. I know the owners will enjoy many happy years in the home.” Tony van der Plas of Timber Tru Ltd joiners has enjoyed working with Ben again, helping to bring another of Ben’s visions to life in making the kitchen, laundry, ensuite, entertainment units and wardrobes for this project. “The use of solid American White oak bench tops (in particular the large 80mm thick angled island top weighing in at around 85kg), and shelving with the white cabinetry looks great, and the detail of matching the on-bench cabinetry doors with the window style makes it blend with the outside walls. Affordable hilltop lifestyle
A hilltop lifestyle dream and a desire for affordability produced Linetype Architectural Designer Ben Brady’s own enchanting home on Moncks Spur.
A
search for hill sites led him here, but Ben initially rejected the section because its 30-degree slope meant the numbers just didn’t add up. However, a serendipitous price reduction put the numbers where they needed to be, and just like that the project was on. Ben says the house is conceived in simple form, but the rectangular box shapes set against the slope, plus the magnificent views over Barnett Park to the mouth of the estuary, mean the effect is dramatic. Unusually, the three bedrooms are below the living space, but Ben has ensured that every room in the house has a view; from the kitchen, dining, and living area across the deck that spans the length of the room, it is panoramic. Budgets were key in material selections and resulted in lightweight construction utilising timber framing, including floors.
Metalcraft Kahu profile steel was chosen because it works for both the low-pitched roof and the cladding. Interiors are neural toned to allow the views to prevail, and are again satisfyingly cost effective. The flooring is whitewashed Stranboard, and the kitchen is an undercover mass-produced modular purchase, customised with timber shelves and toe boards. It whispers bespoke, but came in at an astonishingly low $10,000. Necessarily complex foundations allow the top one metre of soil to slide, while all retaining walls are meticulously separated from the house to prevent ‘hammering’, meaning the house will stay intact in an earthquake. Keane Building constructed the house, with Chris Keane helpfully allowing Ben to manage certain elements to assist with the budget. “Chris has done a great job and
nothing was ever a problem”. Chosen by Ben for their enthusiasm and positivity Ben believes “a project should be fun and these guys made it so”. Chris Keane says, “It was a real privilege being chosen to assist Ben building his home. We’ve worked with him in the past and really enjoyed collaborating with him, this time was no different. We find that Ben is innovative and pushes the boundaries, which is always enjoyable.
