AS IS WHERE IS TO FULLY RESTORED When the current owners purchased their Fendalton property it was significantly damaged. They said that most people would have pushed it over and started again. But one of the owners had fond memories of living in the home as a child. This drove their resolve to repair, strengthen and update the home. They knew they needed a good engineer and a builder with experience in major residential earthquake repairs and that special skill set required when restoring Character homes. “We contacted Simco Engineering for advice on the engineering requirements and he suggested Whyte Construction. We had seen Whyte Construction working on a number of Character homes around the city and after meeting with them, they quickly provided a fully costed repair strategy. Our project was managed by Whyte’s in a very professional manner. It was important to us to have the project completed on time and within budget. Whyte’s managed to achieve both. The regular communication around progress to completion and monthly updates on costing, meant a potentially stressful project went smoothly. We are very happy with the quality of workmanship and the standard of the finish” comments the owners. Retaining the curved covered entrance, stain glassed windows and intricate panelling on the stairs, while exposing some of the steel work has been an architectural masterstroke. The extensive strengthening throughout the house adds a new character. And the seamless blending of old style charm with new, including the modern home features, suits the owners. The addition of a stone plaque on the side of the house, is a wonderful reminder that they too are creating a legacy for their family, just like the families who have gone before. The end result is a safe warm comfortable family home, just what the owners were after.

ith Canterbury Fashion Week next week, and our latest cover a fashionable nod to what we can expect from this year's show, I've been thinking quite a lot about the subject. Generating billions of dollars per annum in New Zealand, fashion is the untameable beast at the heart of consumer culture. The chameleon like nature of the industry keeps loyalists to 'what's hot and what's not' on their toes, and leaves the rest of us who consider ourselves a 'work in progress' rather perplexed. All of this 'threads and kicks' talk has inspired some nostalgic and rather cringeinducing memories for me as I reflect on my style – or rather unstylish evolution. It would be difficult to determine which of the styles I donned as a kid of the eighties and nineties eras deserves the 'most heinous' fashion faux pas title. My obsession with unflattering fabrics; oversized, wideleg jeans, and tie-dye leggings with slouch socks spring to mind as does a denim 'cowgirl' styled dress covered in sequins, which I picked up second-hand shopping with my Mum and wore to the point of its extinction. That was a sad day in our household. Although I worked far too hard on those floors to commit to this sentiment quite as enthusiastically, it did get me thinking about beauty. We seek skin that is dewy but not

Her smile is bright and eager, yet she also appears incredibly – admirably – calm about the whole thing. Clearly, this level-headed young woman is more than ready to achieve her goals. Although she has travelled to Australia and the United Kingdom, the trips to New York and Milan will be firsts for Georgia. Her parents will accompany her, as will her sponsors; Christchurch theatre producers Craig Hutchison and Ali Robb. “Without Craig and Ali’s help, their mentoring and guidance, I wouldn’t be getting to New York or Milan. They’ve been behind me all the way, and believed in me, so it’s great they get to be at the shows and cheer me on.” There’s enormous preparation ahead to get Georgia’s collections ready. “Work’s already begun,” Georgia says. “There’ll be no Christmas break for me.” When not working in a retail store to fund her trip, she’s flat out organising pattern makers, fabric suppliers and manufacturers. “I’m determined to keep it as New Zealand made as possible, but fabrics may have to be sourced from overseas,” she says. “However, everything will be hand-selected by me; I won’t give up control of that!” Georgia has also found an international company to make her shoe designs which will complement her collection. I wanted to dress myself – in clothes of my choice.” Thirteen years later, that stubborn determination for creative independence found its place when Georgia enrolled at the Hagley School of Fashion. All those ideas jostling in her head could now be unleashed and brought to life. “Hagley has been amazing,” says Georgia, “My main tutor, Vicki Dixon, has been fantastic, not only with the sewing, but with coaching in time management skills, how to learn and just being there with emotional support.” Last year, Georgia took part in a few shows with Denyse Saunders, which opened her eyes as to what her future could be. “The shows helped me to understand that these were the paths to my success.” She then went on to present her debut collection in this year’s 2017 New Zealand Fashion Week, one of the most prestigious fashion events in the country. Now it appears Georgia’s star is everrising, as she’s been invited by the Oxford Fashion Studio (which presents extraordinary collections by independent designers to global audiences) to take part in New York Fashion Week and Milan Fashion Week in September 2018. For someone about to turn 18, this is nothing short of a triumph! “You don’t really realise how huge it is till it creeps into your mind, and then it’s like – ‘Oh yeah, that’s happening,’” Georgia says.

rabian beauty and mystique has been captured in numerous stories throughout the years and, although the JONZ Imports story has the same Middle Eastern twist, the tale of how this culinary collection found its way to New Zealand is so much sweeter. The business that found life through the passion and ingenuity of founder Subhi Jabri more than 80 years ago has proved capable of wooing even Jordanian royalty and now, through one of Subhi’s grandsons, Mohanad and business partner Nick, these Arabian delicacies are available right here.
Can you tell us about the family’s culinary background and how the JONZ story began? In 1935, Mohanad’s grandfather Subhi Jabri established the renowned Subhi Jabri & Sons Catering Company, producing the finest quality Arabian delicacies. Mohanad is privileged to have a passionate and hardworking grandfather who started from scratch and who was fortunate to be recognised and cater for the royal family of Jordan. Jabri delicately creates artisanal handcrafted baklava, Arabian sweets, chocolates, Arabian food, pastries, ice-cream and wedding banqueting. We (Nick and Mohanad) were introduced in Dubai and spoke about Jabri, formulating an opportunity to bring Jabri into New Zealand due to a lack of premium Arabian delicacies available to the New Zealand consumer and the rest is now history. We founded our company JONZ IMPORTS Ltd. in January 2017 and introduced an initial range of what Jabri exports to the UK, USA, Canada, Dubai, Israel and Germany. How did you come to be in New Zealand? Nick is originally from New Zealand and Mohanad is from Jordan. The idea developed over a chance meeting in Dubai where we saw potential in introducing the Jabri export range to New Zealand.
Can you tell us about the range of what the company creates? We exclusively import the Artisanal Export Range, such as premium hand-crafted Baklava and Royal Baklava (also available in exquisitely carved wooden Mother of Pearl gift boxes), Chocolate Coated Dates with an Almond Centre, Arabian Nougat with Pistachios, Almonds and fragrant Cardamom enrobed in a Chocolate coating and Toasted Sesame Cookies with Pistachios.
How have these unique products been received here in New Zealand? Our customers instantly realised that these products are of a very high quality and standard. We enjoy hearing of their perception of other types of baklava (usually it’s too sweet and too rich for their liking) they had eaten at restaurants while traveling abroad. We are always pleasantly surprised by our customers’ engaging responses when they try one of our products at markets, especially the Baklava – it’s a real game changer. Do you have any exciting plans/new products in the pipelines? Yes, we do. We are always looking out for premium Arabian consumables. On a recent fact-finding mission in Jordan, we engaged in numerous conversations with companies that share our philosophy and desire for quality and uniqueness. Watch this space for early 2018. What’s the most fulfilling part of what you do? Taking our customers on a journey of taste discovery to Arabia and sharing the unique and inspirational story of the Jabri family’s 1935 foundations in downtown Amman, Jordan. pening night on November 23 saw the launch of the affordable collection by talented artists, with prices ranging from $150 to $2,500. Owner and artist Min Kim has been collecting 70 paintings especially for the exhibition from 15 Bryce Gallery artists, including 20 works from three Italian painters from Rome and Florence, where she previously lived and studied under the classic masters. Ten of Min’s own paintings from recent travels to Morocco, Spain, Paris, Florence and Venice, are also for sale. “Every piece of art has an owner – you will know it is yours when you see it,” she says. Min has been also collecting exquisite giftware for her Art Centre gallery, where the surroundings are as beautiful as the art. Silver jewellery, sculpture and handmade glass embellish the collection of paintings. “The most important thing in buying someone art, is that it is something unique from human passion – you can’t compare it with any other present.” A while ago, a lady came in before Christmas and brought a painting, asking for it to be beautifully gift wrapped. When chatting to Ethel and Bethel, (aka The Bingo Babes), fundraisers and consummate comediennes, the banter flows in a delightful stream of naughty innuendo and risqué reminiscing.
“W
e’ve been friends forever, but we began calling the numbers around 4 ½ years ago,” says Ethel. “That’s right,” agrees Bethel, “That’s when we became a couple of old call girls.” According to their “agents” Sandy Neale and Becky Hayston, Ethel and Bethel have tickled funny-bones from Christchurch to Wellington, as well as acquiring a fan following throughout South and North Canterbury. “We love country folk, especially those lads in their picnic table shirts,” declares
Ethel. “Yes,” says Bethel, “Talk about boyfriend material!” “Speaking of North Canterbury,” continues Bethel. “Remember that fundraiser in Woodend for the local rugby club, Ethel?” The ladies get a bit giggly, “We’re not into name dropping, love, but that Wyatt Crockett’s a handsome man, isn’t he?” This dynamic duo has a lot to be proud of. “In the past 12 months we’ve raised over $150,000 for the community,” Ethel says. “Fundraisers, corporate and private
functions – you name it, we’re all about giving it a go. A work colleague is sitting at her desk with her head bowed over. It’s clear she is crying. You want to go to her, to help her in her evident distress, but how do you approach her so as not to aggravate that distress? What do you say to her? How can you be non-threatening?
t’s to help people respond to just such instances of emotional distress in the workplace that TriEx, the workplace health, safety and wellness specialist, has launched a new programme – Psychological First Aid. This four-hour course, presented by qualified adult educators, is designed to preserve life, provide help, promote recovery and provide comfort. The course covers topics such as listening skills and how to approach a person in distress. In order to break down the stigmas that still exist with respect to mental illness, topics such as suicide, anxiety and workplace bullying are also covered. Through the work of people like John Kirwan, we are becoming better at acknowledging that every day people of all walks of life are subjected to stressors that can have an impact on their mental wellbeing. However, there is still some way to go for our society to develop real mental health awareness and to have the tools for an appropriate response. TriEX has had excellent feedback from early participants in the programme. Skope Industries’ Health and Safety Manager described it as, “A truly valuable and rewarding course”. “I am recommending for more people in our business to attend so we can spread the message to talk about mental health issues.” The course is open to individuals and to organisations. CHRISTMAS DAY There’s something about the deadline of Christmas that dispels a frenzied panic among the calmest of women. As soon as December 1 arrives, somehow the mind goes into a cloudy fog of to-do lists, which then only seem to grow. Leaving ourselves to last, we then forget about what to wear. Try these ideas to help you look forward to, not dread, the 25th.
Treat yourself to a new outfit For no other reason than you deserve it. Christmas is an emotionally charged day and time when we reflect on the summation of the year. A new outfit will make you feel refreshed, worth it and vibrant. It’s also OK to leave this purchase until the final weeks. Most clothing retailers start their sales in the final weeks of December, so it’s a great opportunity to get something beautiful, shiny and new at a discounted price.

Dress festively Yes – this means dress up. Christmas Day is an occasion and your outfit should reflect this. Avoid black. There, I said it. Black gets enough runway during the year (especially over winter) and doesn’t reflect the cheerfulness that Christmas should have. Colour and brights are a natural option, as are white or metallics for Christmas Day.

Suggest a dress code for the family Depending on your clan, this could be something funny like garish Christmas sweaters or more elegant, such as a single colour. Christmas Day is the perfect opportunity for a family photograph, as it is the one time of year when everyone is present and together. Think about this and suggest a colour theme, but give people time so that they don’t all freak out at the pressure. Our family is doing an all-white Christmas this year which came with a fair amount of moaning from the men. Groans aside – they are all following the brief!

It’s one of the most eagerly awaited times of the year: when fashionistas flock to the sartorial arena at Christchurch Casino New Zealand Trotting Cup Day and are put through their paces.
A
ddington Raceway & Events Centre plays sophisticated host to ‘the’ creme de le creme of style showcases – Westfield Riccarton Style Stakes Best Dressed – and style mavens put their most fashionable foot forward, courting the public’s attention and vying for the judge’s recognition. Metropol speaks to this year’s Best Dressed Lady Katie Parish about the journey leading up to her colourful win. What inspired the concept for your award-winning design? The design was inspired by an outfit I discovered on Pinterest worn by the Senior Fashion Editor of Vogue Japan, Giovanna Battaglia, to Milan Fashion Week. It is a pencil skirt in bright colours with a simple blue top. Fabric is by Matthew Williamson who designs for Pucci. How long did your design take to evolve and was the concept fixed or fluid from the outset? There was trial and error/adjustments in the making. Luckily Tony Aebli, my dressmaker, took it in her stride! Suze Meares from Seventh & Figg designed the headpiece to fit with the outfit. How would you define style – do you have a particular inspiration in the sartorial sphere? Generally I wear a lot of black (surprise for Christchurch!) and love New Zealand designers Nom D and Zambesi. However, for this outfit I was determined to wear colour! Helen at Seneca Fabrics helped me find the perfect New Zealand silk fabric. What do you envision for fashion in 2018? It’s so hard to say! I don’t really follow seasonal fashion. I tend to buy things I love and mix them with gems I find in second-hand stores. Classic things never go out of fashion. How did you feel the moment your name was announced as the Westfield Riccarton Style Stakes Best Dressed Lady? To be honest, I was thinking ‘Damn it, I didn’t get runner up so I’m out’, so when they called my name, I was in a bit of a daze! Suze Meares (Seventh & Figg) was my sounding board and personal groomer! I couldn’t have done it without her.

t’s not just the music at the reception, but it’s what’s played throughout the ceremony and into the afternoon that takes a bit of planning. So, where to start? Generally there are three pivotal songs throughout the ceremony; the walking up the aisle song, music during signing of the register and the celebration song at the end when you’re introduced as a married couple for the first time and walk back down the aisle. The walking up the aisle song is usually the first time your partner has seen you all day and it’s the last time they’ll see you as a single person. This song is generally the big tear-jerker at any wedding. You want to time the walking in to this song out well, as you don’t want it to finish when you’re halfway up the aisle. At the wedding rehearsal, go over it a couple of times, along with any other members of the bridal party who are able to make it, so that your entrance is at the perfect time in the song. If the song is too long, don’t worry, the person you put in charge of music can fade it out when the time is right. As for music throughout the ceremony, there’s a perfect moment during the signing of the register where you’ll want to keep your guests engaged, rather than have them wander off. Yes, this does happen. Perhaps you’ve got a friend called Ed Sheeran or Ben Harper and they’re keen to play acoustic love songs while you sign the marriage documents, ensuring you have a captivated audience. Even if you have a non-internationally recognised muso friend playing music, that is more interesting than silence. The alternative is to play a fun, upbeat song through your sound system. Then there’s the celebration song, when your celebrant introduces you as a married couple for the very first time. This is when you want your final ceremony song to play. Immediately. You don’t want any awkward silences – it’s party time! Then you head down the aisle for hugs and kisses with all your guests, to an up-tempo tune. Other music to consider is a quiet playlist for before the ceremony, an upbeat playlist or live entertainment for the afternoon while you’re away having photos taken and, of course, at the reception. Your first dance, coupled with the song you walk up the aisle to, are the most poignant musical moments at any wedding. Choose a song that means something to you and just go for it. Having said all this, it’s your wedding and there are no set rules. These are purely ideas to get you thinking and just another thing to add to your list of things to do.

Pick up some ice block moulds from the supermarket, or use small cups and popsicle sticks. Pour the mixture into moulds and insert sticks. If using cups, freeze until partially frozen and slushy, about 30 minutes, then insert sticks. Freeze for at least six hours or until firm. To remove, run hot water over the outsides of the moulds for a few seconds, then gently pull the sticks.

You should definitely take Michelle Devereux’s business, Saveur de Sel, with more than just a pinch of salt – in fact, grab a handful. It’ll tickle your fancy thanks to its delicious personality, just like we hope this one on one with the down to earth culinary master will.
How did you pursue your culinary dreams? By accident – 22 years ago in France. When I cooked for people, they asked about the flavour – especially the Smoked Garlic. They asked if I would make the blend for them and then gave it to others as gifts etc. My first public venture was Christmas Festival Markets in villages around where I lived. By word of mouth it went from there. What have been some of the biggest challenges you’ve faced along the way? There were a number – French Sea Salt Fleur de Sel is wet and grey, my base is Marlborough Flaky Sea Salt which is white and dry. All my French recipes had to be adjusted and some re-written. Everything I use is fresh, so I need reliable, regular supplies of top quality organic, seasonal produce, including a person to forage for nature’s wild delights, like porcini mushrooms and truffles. Sourcing the right people took time – like the dedicated organic farmers who share my passion. I make the blends by hand, but as the business has expanded, I’ve had to delegate. Do you think New Zealand has a supportive landscape for startups? Thank goodness for farmers’ markets! You deal directly with your discerning customer, get a good price for your handcrafted product and are part of a vibrant and diverse community based around food. What are the milestones you are most proud of? Moving from France to New Zealand; starting a new life, in a new country. Also, my partnerships: • The Robinsons Bay Olive Oil collaboration, resulting in oil infusions using their award winning olive oil and my salt blends • Bacon Bros. for whom I make a unique, exclusive sea salt blend which they use in their restaurant. Now another award-winning connection as they won this year’s NZ Best Pop Up Restaurant Award • Experimenting with how to extend the joy of eating truffles past their short season. Each year my results have improved and I’m happy my customer list has grown. Just recently, I was approached to see if I would be interested in testing my method commercially. Chef Jimmy Boswell at A Taste of Home in the North Island is putting together a selection of recipes using my blends ready for my new website • Jas Futter from Fromage at Franklin who has had great success with her Goats Cheese and my Lavender Salt. What is on the horizon for you? The great surprise of the unknown: endless possibilities, more experiments, fabulous opportunities, many more great evenings around the table enjoying good food with friends.

Favourites remain, but Wayne has changed gear with new dishes such as mussel and smoked hoki fritters. At least 50 percent of the sharing plates are gluten free or vegetarian. Since taking over ownership in October, Genaea and Dean Calvert have reunited the community at the bottom of the Cashmere Hills. Wanting to bridge the gap between fine-dining and the everyday, they have created an offering and a menu that has re-enlivened the Protocol bar, restaurant and function centre.

s the owners of the Valley Inn Tavern in Heathcote, Genaea and Dean are not new to the hospitality industry; they know what they are doing, and it shows. “Our locals are thrilled with our menu changes,” Genaea says. “We offer beautiful middle of the range food, a bar menu and a very popular breakfast menu. Our dinner menu still has all the beautiful steaks, salmon, salads and risottos, it is just in a more everyday way.” Protocol opens earlier in the weekends (8am instead of the weekday 10am), as it is a popular and beautiful spot for a brunch pre or post-exercise in the area. This is just one of the many ways they
listen to what their market wants. The two function rooms attract people from all over town – the ability to cater for both social occasions and meet the needs of business customers explains why, with these spaces ideal for presentations, meetings and conferences. “Having access to our catering and being able to dine and have a drink post event is convenient for many of our customers. It just simplifies things,” Dean explains. Dean and Genaea are looking forward to getting to know the community even better, meeting all the locals and serving them for years to come.

During the design process, the concept was conceived that the roof could lie on the hill like a leaf on a flat surface, a juxtaposition between a geometrically flat surface and the organic ‘flat’ surface of a leaf. Architecturally, this has meant the home cascades down the hill, allowing most rooms direct access to the garden while anchoring the home to the ground. Ensuring it sits tight to the contours of the land while still achieving the client’s desire to capture the dramatic views, inside and out. Twin structures, or pavilions, form the two primary living terraces on the hill, while a central link achieves a better north-west aspect to the lower pavilion, and a widened view from the rear. A third pavilion has then been placed above the home for utility spaces and provides protection from the strong southerly winter storms. Critical to the success of the design was understanding that the built form and landscape are different, yet intrinsically linked, as it is the landscape that has informed and inspired the structure. Unlike a home designed and built in the city, there was no urban context to draw on however, the firm’s design approach is always the same: to create a bespoke housing solution perfectly suited to you, your needs and your site. Recognised at the recent Architectural Designers New Zealand Design Awards as the National Winner in the Residential New Home over 300sqm category, this design also illustrates the firm’s architectural expertise and understanding of how living environments can enhance the success of your home. An aptitude for skilful changes in direction is serving Brett Mather well. His first incarnation as a professional rugby player for nine years led to zigs and zags down other routes while recovering from injuries. Brett and his business partner Dan’s newest destination is a Scandinavian-inspired store for interior pieces, called Hello Dear Interiors.

renaissance man, while playing rugby Brett determined he was also passionate about interior design; he loves renovating property with Dan and brother Mike, as well as repairing and upcycling furniture. Home staging, working with interior designers and doing Airbnb fitouts were in the crucible as well. Brett learnt the ropes of importing from a friend during an injury break and, together with Dan, formed the wholesaling company No Eye Deer or NED. The desire arose to showcase their carefully selected pieces the way they wanted. In turn, that led to the stunning light-filled space for Hello Dear Interiors at 51 Durham Street – the building renovated and fitted out by Brett, Dan and Mike, of course! The Scandinavian design aesthetic features strongly at Hello Dear Interiors. Brett enjoys timber raw and
unfinished, so that it tells its own story as you use it. All the pieces are clean and simple; there is not a lot of colour and pattern, allowing them to be added to an existing design, bringing a quietly elegant wow factor. The wood, natural, white and blue colourways of the shop are a natural pairing with the modern, lighter look of Christmas decorating in whites, golds and silvers. In store are NED candles, which come in nine fragrances and two sizes. Priced at $19.90 and $29.90 with 30 and 50 hour burn times, the wax is all soy. “We go out of our way to source quality,” Brett says. Hello Dear stocks Bear Brothers; a label from a local designer who creates gorgeous cushions and placemats in denim. The newest furniture item in store is a coffee table called ‘The Bowie’, which is in oak with an oiled finish, while the Aspen range of furniture features iron with pine or fir wood. Brett travels the world to choose the items and shortly to join the hand-woven baskets from Marrakesh are textiles from Indonesia and Mexico. The ceramics in white are popular – handmade and glazed to a matt finish, while a beloved choice for children’s rooms are the storage baskets in the shape of a shark. Brett’s current favourite is the ‘Barney’ table lamp; a fine, white, angled lamp with a surprising concrete base. Inspired by the “Tiny House” movement having lived in both France and Japan, Brett is passionate about utilising every square inch of a house. As a result, there is an emphasis on smaller furniture items that are flexible in their use. The clever moves look set to continue for the boys, with the store soon to include a café using local coffee beans ‘Sailor’s Son’, NED products heading into the Australian market next year and “more retail fronts for NED pieces would be ideal”. IKON architects were privileged to be involved in a design and build partnership, alongside Armitage Williams Construction, to deliver the New purpose-built Woodham Road Medical Centre and Pharmacy.
he design process was centred on IKON’s philosophy of full client engagement which ensured the entire medical centre team were able to take ownership and actively participate in the creation of their building right from the initial concept layout down to the detailing of consultation rooms. Running this process in collaboration with Armitage Williams construction ensured we were able to deliver a bespoke project while maintaining clear cost certainty throughout the design and construction process. The building was designed to a residential scale to reflect the surrounding context and the wish from the medical team to create a relaxing atmosphere where patients will feel at home when visiting the doctor. The layout was carefully configured to incorporate garden vistas at the end of each corridor axis introducing greenery and connecting with the adjacent Avon river. The incorporation of high level dormer windows also creates a sense of space and introduces fluctuating degrees of natural light throughout the medical centre. The medical centre team are thrilled with how the collaborative design and build process has unfolded to create their bespoke medical centre

As an occasional writer and a fulltime realtor, I’m always looking at the marketplace, trying to read and interpret its nuances as well as comment on what I’m noticing at that time. I like combining observation with reflection, and this constant journey has given me many topics to consider as we approach the end of the year. I love this time of year. Christmas has always had a special meaning for me. Family, festivities and the chance to recharge my heavily depleted batteries are integral to being able to excel at this profession. So, to our team, clients, and the community that supports us in so many ways I hope your Christmas and holiday period is safe, memorable and precious.
Our current market has seen the pendulum move from favouring the homeowner to favouring the purchaser. It’s almost as simple as that: it didn’t happen overnight and it won’t last forever, but currently it’s a fact. This new dynamic rebounds off changing policies, including increased Loan to Value Ratios (meaning fewer investors in the market), more choice for purchasers, and a reduction in the number of large insurance pay-outs supporting high sale prices. The flow-on from this has been a normalising of both the volume of sales and sale prices in our fair city. Choice creates caution and caution can lead to ambivalence. Urgency evaporates when this occurs, and then prices get challenged. This is where my current observation kicks in. Unfortunately, just because you paid a certain amount of money on buying, repairing or renovating a property, and

regardless of what your R.V. states, there will often be an element of risk. Despite what we’ve been led to believe, it doesn’t always follow that we will get more, or a lot more, when our property sells. What you saw as a brilliant investment when you undertook the purchase or the repair strategy may not necessarily translate to something a prospective purchaser values, let alone pays for. Take care with your perceptions. All of us, myself included, want to come out of a property transaction on the positive side, but this takes skill, timing and really good advice: that’s market-relevant advice, not just hearsay. Capitalise on your greatest asset, if that’s what your home represents. Use the best person, company or brand. Ensure your realtor knows what your ideal outcome is and hold him or her accountable. I value the lessons I’ve learnt. Risk and return is just one of them. In the meantime here’s to a Happy Christmas.

Change is recognised as what occurs when something passes from one state or phase to another. With perhaps the most pervasive influence over life itself, its presence is one of life’s few inevitabilities. Despite its significance, it is not change, but rather the ability to adapt to it, which has been deemed key to survival. In the local context, Canterbury is not only surviving, but thriving against what have been some pretty exceptional circumstances. This time last year, 2017 was widely tipped as the one in which we would finally break out of earthquake-recovery mode, with ground broken on every anchor project except the stadium and just one bigticket roading project remaining on the infrastructural to-do list. And we’ve got there. The sense of resilience is palpable. Manifestations of its presence can be witnessed in building sites which are rapidly transforming as they adopt new identities, with the re-imagining of what was for so long, a desolate landscape and the reshaping of both the city and its surrounding areas. This issue we’ve looked at the bold impact engineering has had on our local landscape, the plan for the residential red zone and a world-first residential base isolation system. Plus, we’ve profiled some exciting local businesses, including the cool new kids on Antony Gough’s block. n 30 November 2017 I ended my association with the Canterbury Employers’ Chamber of Commerce (the Chamber) after 21.5 years of rewarding and sometimes challenging times. Over those 21.5 years I have seen our city transformed, our region go through a period of unprecedented economic development and our island establish itself as one of the world’s best kept secrets. My role at the chamber has allowed me to get a very clear understanding of what makes this economy tick and the significant contribution made to the welfare of our community by our hardworking business sector. Of course, the earthquakes of 2010/2011 changed everything – from a generally conservative, inward looking, and slightly old-fashioned community. Christchurch has been through unprecedented upheaval and is now positioned to be a modern, forward looking, entrepreneurial, multi-cultural city and well equipped to face its future. I will always be proud of the role the chamber played in the post-earthquake environment. Together with other agencies, we operated as a safe pair of hands for business and through being involved in driving various interventions. I believe we had a material impact on business survival in extremely challenging times. One of my proudest moments was the appointment of Leeann Watson as my successor. Leeann and I have worked together at the Chamber for 20 years and she has been involved as General Manager for the last eight of those years. She is the right person, in the right position, at the right time to assume leadership at the chamber.

onstruction is emerging as a technology hot-spot. At the New Zealand Institute of Building (NZIOB) hosted ‘Constructing our World’ conference earlier this year, the local construction industry heard from a dozen international speakers. They shared new construction technologies and techniques with the New Zealand audience. One speaker that I found particularly insightful was Mark Sawyer, Director of Industry Strategy for Construction at Trimble in the United States. Mark said; “between 2010 and 2015 venture capital firms increased investment in the construction technology fivefold, and the funding of companies focused on digital technologies for construction increased eightfold.” Why the interest? Globally the construction industry represents a little over 3% of GDP (in New Zealand the figure is 8%), which means that the annual construction spend worldwide is enormous. Bracket that with the statistic that the sector’s productivity has increased by only 1% over the past 20 years (Turner & Townsend, 2016), and you gain an appreciation of the upside that high-tech applications can unlock. Put into a New Zealand context, should productivity gains start mirroring other innovation rich industries, a 5% productivity gain would provide annual savings of $1.5B. This equates to one extra Waterview Tunnel project each year (CIC/CSG, October 2017). With global venture capital firms now investing in digital technologies for construction applications, it follows that the industry will become a preferred destination for the tech-savvy people needed to envisage and implement the forecasted sector disruption. Increased numbers of technology-focused people coming into construction will lead to higher levels of productivity, transforming the sector and the built environment.

ith the days getting longer and the evenings getting warmer, now is the perfect time to enjoy a stroll or cycle around the city. It is in a state of flux with the rebuild still well underway, and the quiet streets and soft light of the summer evenings make for the perfect environment to hunt for the hidden housing gems that have been popping up all over the central city. Start off on Dorset to see a fine example of strong forms, all in black featuring punched windows. Opposite, warm timber and large windows are showcased in a group of units. Head down Park Terrace and then along Salisbury to pass a striking pale timber townhouse on the right which epitomises the ‘street front’ nature of the modern townhouse. Up Montreal, you’ll find the red house (you can’t miss it) and then wind your way back down along Peacock, Beveridge and Conference for some more fantastic finds. From Conference, carry on to Gracefield Ave, then along Salisbury to the end to see a pair of beautifully composed mirrored townhouses in striking black and white. Down Barbados and onto Cambridge Terrace brings you to some grand homes before taking Peterborough back to the West. Stop off just before Manchester for something a bit different and then go all the way down to Park Terrace and the elegant white town houses. With more of these townhouses cropping up all over the centre, city living is looking more attractive by the minute.

takaro is building major projects in the central city. The projects are geared towards helping to make the city a place where people want to live, work and spend time. Several projects will be finishing very soon. Evolution Square, next to the Little High Eatery, opens on 15 December. It’s like a ‘living room’ for the central city; a place that people can meet and relax, or for markets and entertainment. Sections of the central city promenade will also be open around Christmas. Take a walk between the main entrance of the Earthquake Memorial and Worcester Street. The central city’s ‘backyard in the east’ opens just before Christmas. Rauora Park is around 45-metres wide and crosses five blocks of the future East Frame neighbourhood, joining up with the Margaret Mahy Family Playground to the north. The restored Victoria Square reopens in early in 2018. New artworks will join old favourites like the Bowker Fountain, floral clock, Pou and Queen Victoria statue. Just across the road the Convention Centre - is taking shape. Otakaro has been preparing the land for construction since late last year. In the past month more than 250 truckloads of concrete have been poured, mainly for the foundations of the 1400-person auditorium. Its direct economic benefit to the region is estimated to be about $90m. It will be ready in 2020. - On behalf of everyone at Otakaro, thank you. ike many people in our city, I’m keen to see faster progress in the central city rebuild. As a Minister, getting rid of the roadblocks in our recovery is one of the key jobs I’ve set for myself. The sight of big vacant lots where major new facilities are meant to have been built by now simply isn’t good enough and it’s something I’m determined to sort out. Under the previous Government, there were too many projects that were behind schedule and over budget. That’s what made the discovery of a $75 million budget blowout on the Metro Sports Facility – a facility that is already years behind schedule, so disappointing for me. I know most Cantabrians will agree that when a budget blows out by $75 million, you can’t keep writing blank cheques with taxpayers’ money, especially when the project keeps being delayed. That’s why the decision was made to cancel the early contractor involvement process - and direct Otakaro to finish the design work themselves, then go to market to complete the construction of the building within the agreed budget. I’ve also asked officials to use that time to conduct an urgent review of the plans for the facility. We need to check if the assumptions made about this project in 2012 still hold up five years later or if there might be better, quicker ways to deliver the sporting facilities that Canterbury needs. After years of delays, this new Government’s priority is getting things happening – breaking down the roadblocks and getting the projects we need back on track.
W
hen I saw a very positive news story about there being no fatal accidents on Christchurch rebuild worksites, the superstitious side of me wondered whether it was a somewhat early celebration given the amount of work still to be done. Nevertheless, it is a major achievement, the significance of which is magnified when you consider that the rebuild has been happening in parallel with the development of new health and safety legislation in New Zealand which is only now in full affect. The new legislation is largely due to the Pike River Mine disaster which happened just two months after the 2010 earthquake. Seven years on from that event, worker safety is as much a legal obligation as a moral one. At Perception PR & Marketing, we have been speaking with a number of businesses and organisations recently about emergency and crisis planning. In postearthquake Christchurch, it can be easy to become complacent about readiness. Much like the emergency kit at home, crisis and emergency communications plans need to be maintained. This can be as simple as checking names and contact details haven’t changed, or testing the plan through a scenario exercise. Consistency with health and safety requirements is another consideration in light of the legislation changes, which have come about as recovery and rebuild workers in Christchurch have gone to work day-in day-out since 2011, and made it home safe every night. Of course, there will have been non-fatal injuries of varying sorts, but the fact no one has died, is to be celebrated – superstitious or not.

egenerate Christchurch has been seeking public feedback on 10 possible combinations of land use for the space which is about three-and-a-half times the size of Hagley Park, receiving 1871 responses from both individuals and groups. Common themes included support for ecological restoration, flatwater and whitewater facilities, and eco-sanctuaries. The idea of reintroducing residential housing to the regeneration area received more than 400 responses and, although most people did not support any largescale development, there was support for innovative and adaptable housing. The proposed land-swap with Avondale and Rāwhiti golf courses was not generally supported. Regenerate Christchurch is refining its shortlist of land use options, with a major public exhibition planned for early next year, before a draft Regeneration Plan is expected to be finalised by the end of 2018. “The exhibited options could be drawn from the 10 combinations, or a mix-andmatch of those ideas and land uses,” Regenerate Christchurch Chief Executive Ivan Iafeta says. “The exhibition will include design plans for the refined shortlist of land use options, together with information on the costs, benefits and impacts of the land uses. We will give people the opportunity to provide feedback in a range of ways and over a longer timeframe.”

University of Canterbury Associate Professor Geoff Rodgers has been incorporating worldleading technology into a range of buildings throughout Christchurch and even further afield, to enable them to “absorb energy and carry on”. Current designs for earthquake-safe buildings have seen the development of structures that absorb energy and prevent building collapse. Designed to saves lives, the buildings experience significant damage, with high repair costs and significant downtime post-quake. In Christchurch, it is estimated that much of the overall $40 billion cost is a result of this ‘sacrificial’ damage design approach. Associate Professor Rodgers has designed new structures and dampers that not only absorb energy to prevent building damage during an earthquake, but do not need to be replaced or reset after a large earthquake, eliminating downtime and interruption for building use. These dampers, which use the reversible extrusion of lead to absorb and dissipate energy, have been used in the new Forté Health specialist hospital on Peterborough Street, base build designed by Wilson and Hill Architects, with specialist interior fit out and design by Klein. Associate Professor Rodgers’ work in the field has earned him the Cooper Award - the Royal
KLEIN
Society Te Apārangi Early Career Research Excellence Award for Technology, Applied Science and Engineering. He is now working to incorporate his dampers into a low damage community housing project in San Francisco and is involved in a project to test a three-storey reinforced concrete rockingwall structure in Shanghai, with funding from the New Zealand government and Tongji University. “I am extremely grateful for the strong relationship between researchers and the engineering industry in New Zealand,” he says. “This collaborative environment is essential to drive uptake of innovative solutions to improve the resilience of our built infrastructure. “It is extremely satisfying when research outcomes get used in the field, where they can help to reduce the impact of future earthquakes.”

If only a house could remain steady during large earthquakes, isolated from ground shaking. Sounds like wishful thinking, right? Nigel Colenso, Project Manager and inventor has ingeniously created a world-first solution to protect houses and the contents and people in them, during earthquakes.
A
fter decades managing construction in the UK, Australia and NZ – including heritage refurbishment and cyclone-proofing in Darwin – the challenge of our broken Christchurch beckoned Nigel and his wife Pat in 2011. Working on commercial and historic building remediation, Nigel noticed commercial structures being fitted with heavy-duty base isolation systems, but saw no base isolation for lightweight housing. After searching globally for solutions but finding no answers, Nigel spent the last three years working with an IPENZ engineer to develop his simple, ground-breaking invention. In February 2016, BRANZ successfully tested the ABI Piers foundation system in simulated earthquakes at their Porirua laboratory. In 2017, BRANZ appraised the system as compliant with NZ Building Code NZS3604. The system has a provisional patent and registered trademark. The project has reached the stage where son Chris saw enough potential to leave his career in Melbourne to take up the role of Director for ABI Piers, to manage the business, both nationwide and globally.
“The mechanics kick in once there is sufficient force from lateral earthquakes,” Chris says. “Plastic plugs at the top of steel piers (piles), slide across stainless steel pans fixed to the underside of floor bearers, while springs connecting bearers and pier bases act to re-centre the piers under the steel pans. With pier height adjustment up to 140mm, houses can be easily relevelled, even after their foundations have slumped. Damage mitigation aside, avoiding having to deal with major insurance claims is motivation enough!” “The ABI Pier system can replace pile foundations under existing detached houses, school prefabs, libraries, and up to twostorey houses,” Nigel says. “The system is ideally incorporated into new builds at design stage, where we work with clients’ own builders, architects and engineers.” The ABI Piers system is pivotal in Christchurch’s future because it can be used on all soil types, including TC3 and red zoned land. iven the house was rolled to the side of the section so a complete new foundation could be laid, this was so much more than a ‘reno’. There was a full removal of lath and plaster, new insulation, a full electrical rewire, new plumbing and gas, new Rondo ceilings, a complete re-roof and a re-line with Gib board. An extension from the kitchen birthed a new laundry and bathroom. The result is beautiful. The kitchen is light, airy and modern. The wooden benchtop is contemporary without being overbearingly so, there is a feeling of spaciousness that the high ceilings foster. While the functional rooms are top of the range, you
still see respect for the home’s heritage. Beautiful wooden battenboards feature and the staircase remains the home’s piece de resistance – for good reason: the Queen has walked on these stairs. “The homeowner made it clear we needed to protect it,” Matt explains. After a full lead removal, Andrew and Katie De Wys of ADW Painters did a full repaint. “The crisp white finishes this whole project perfectly,” Matt says. The team also built a new garage, paths, patios and the new driveway completes the exterior space, this total makeover will see this home through its next century.

zones, ‘induced seismicity’ is a more recently recognised phenomenon opening up opportunities for Kiwis in other parts of the world. Induced seismicity is earthquake activity generated by humans, typically through actions like mining or gas extraction. As the world’s need for resources drives these activities, more earthquake zones are being recognised that can benefit from the experiences we have had and the expertise we have built. In the northern Netherlands, for example, there’s a huge amount of work in the strengthening of buildings that weren’t designed for seismic activity— as well as the design of new buildings demanding increased levels of resilience. Local firms aren’t experienced in that kind of design, so New Zealand engineers are in demand. At Holmes, two more of our Christchurch engineers have headed over to join a Netherlands office that is directly supported by our experienced engineers who remain in New Zealand. In this way, we are able to export our expertise, while maintaining our commitment to the region that taught us these hard-won lessons. This is just one example of how engineers can keep the economic momentum of the Christchurch recovery in place. Our business community needs to be considering what they will be doing in the post-recovery phase we are entering so Christchurch can continue to thrive.

T
he rebuilding of Christchurch was always going to span generations, not just a few years. Needs-driven planning in the immediate aftermath of the earthquakes has brought us to this point, but the city must now be allowed to grow and develop in a more organic fashion. Many of the planned strengthening and new build projects are either completed or underway, but future development is likely to be completed at a more measured pace. Now that we have the capacity to reflect, organisations should be thinking about their medium and long-term opportunities, both locally and beyond. The challenge is to refocus and look at how to capitalise on our unique experience. New Zealand was already close to the top of seismic engineering (and construction) globally and our experience certainly cemented that. Studying the performance of buildings and structures during the earthquakes put the microscope on the way we design and construct, providing the data and motivation for new thinking and advancement. With that experience behind us, New Zealand firms involved in the rebuild are ideally placed to offer other parts of the world the benefit of their expertise. There are many parts of the world vulnerable to damaging earthquakes. While some of those are in known seismic

he fixtures and fittings there are desirable in a way that excites a possessiveness – they stimulate the covetousness of the collector’s eye. Simply put, the interiors of Max Bremner’s bars and restaurants are blisteringly hot. Architectural Designer John Ayers, and the talent behind the art and theming, Dean Johnstone, are almost telepathic in their understanding of each other’s ideas. Their Mick and Keith-style connection creates the magical double act whereby the whole is far greater than the sum of its parts. Darryl Park is Chief Operations Manager for the bars and restaurants, a role involving an element of the ringmaster in a three-ring circus. John says the great challenge was the epic race to meet Max’s non-negotiable opening date of August 2017. The brief directed separate concepts for each venue – strictly no blending of ideas. As each concept hails from a different era, John and Dean agree it was mind-bending going from one planning meeting to the next, utterly absorbed in one concept, then “changing your hat” on your way to the next. Fat Eddies’ design concept features American jazz legends and prohibition-era rebellion, layered with slices of New York and New Orleans. As musicians, John and Dean ensured the performance area is perfect with velvet booths as prime real
estate for seeing as well as hearing the band. John has created a space of many spaces – the scarfie flat pays more upmarket homage to the original Fat Eddies style. This is achieved through the use of fabric and colour, hand-blown neon, poster originals, and a 1960s television cabinet, all designed and made by Dean and his team. Swanky cocktail bar Kong is a favourite for both John and Dean, creating its own illusory and immersive 1930’s art deco world. Purposing an escape from the 21st century mundane, John and Dean lose you in a glamourous age when style and panache peaked. The back of the bar is designed as a radiogram, and the lobby doors are the doors to a 1930’s lift, complete with lit floor indicator dial. Brass beading on furniture, authentic lighting and the general essence of luxe will have you screaming like Fay Wray at closing time. Original Sin claims the fearsome magnificence of a gothic cathedral that has escaped the pickpocket tendencies of reformation. The confessional screens on the front of the bar, the fine art, the gilt (and the guilt as you rapidly tot up seven deadly sins), the alluring courtyard apple on its wrought iron vine with leaves that turn green in the sun, will have you contemplating the mysteries and your soul prostrating itself at this alter of opulence.

‘YOUNG ACHIEVER’ Inovo has built a respected reputation through the leadership qualities in its people behind the projects – with one outstanding young star.

Five years ago, the company found gold in Rachel Bowen-Price, employing her from the UK as Design Manager for Ara’s new Engineering and Architectural Studies building. The very likable, gifted 28-year-old was a finalist of this year’s Greenwood Roche Young Achiever at the Southern Excellence Awards. Kahukura, or K-Block, is a unique building using sustainable features and exposed surfaces and is purpose
built for work-ready students. Once design plans were complete, her drive, management skills and credentials were a natural fit as Project Manager. “It was good communication and collaboration between architect, builder and client,” Rachel says. All three stories and 6,500sqm of Kahukura were completed in July. As sole Project Manager, it has been Rachel’s baby for four years. New Zealand owned Kirk Roberts Consulting this year celebrates 11 years as a multidisciplinary consulting engineering firm. Established in 2006, the company has a team of more than 100 expert staff nationally, with offices in Christchurch, Tauranga and Auckland.

ompany Director and cofounder Jade Kirk is a nominee for the Buchan Group Outstanding Leadership Award at the Property Council’s 2017 Southern Excellence Awards. There is also a 2017 nomination for the WSP Best Team award for the work done by Kirk Roberts, in conjunction with Calder Stewart, for the Vodafone building in the Innovation Precinct. For the Vodafone building, the project team utilised smart, innovative methods, such as stone columns, to improve the geology of the site and remove the potential for liquefaction. By using Building Information Management (BIM) technology, Kirk Roberts and Calder Stewart made significant financial
savings and reduced the build time for the client. Other major projects for the company include the Hoyts Entertainment Exchange and Quest Hotel adjacent to the Justice Precinct, and the Guthrie Development – a new retail precinct going in opposite the ANZ centre. There is also the riverside Farmers’ Market which will have space for stalls, retail and food outlets, with hospitality establishments on the upper level. Jade and his team are driven to work on “complex technical designs that other people can’t do”, recently completing the five-storey Otago Polytechnic Student Village, which is the tallest cross laminated timber (CLT) building in New Zealand.

The firm’s genuine sense of innovation and ‘can do’ attitude towards modern engineering challenges has seen serious investments in research and development. Specifi is a result of this commitment to innovation and maximising value. An online engineering design tool that turns users into ‘virtual engineers’, Jade says Specifi is raising the bar in the engineering and architectural industries, with users able to design and create construction documentation fast, efficiently and with total quality assurance. While a lay person can use it, Jade says Specifi is aimed at architects, designers and residential building companies.

SEISMIC SECURITY A collection of some of the city’s most cherished heritage buildings, the Arts Centre was always going to be a big responsibility for those charged with its restoration.
owever, Warren and Mahoney responded to the challenge, with the international architectural design practice’s Heritage Category Award at the prestigious 2017 NZIA Awards recognising the “painstaking attention to detail and faithful replication” of the category 1 heritage buildings. In the same week, the Arts Centre was recognised with a renowned UNESCO Asia Pacific Award for Cultural Heritage Conservation for two of the site’s most valuable buildings – the Great Hall and Clock Tower. “The challenge with the Arts Centre was to work with the fabric of historic buildings to bring them up to seismic standards, make them commercially viable and future-proof the spaces to become a vibrant centre of a modern community,” Warren and Mahoney Managing Director Peter Marshall says. “It is a pleasure to be involved with returning these buildings back to Christchurch.” Works included the use of world-leading seismic-strengthening processes. GlassReinforced Polymer (GRP) was applied over brickwork, layer upon layer, to lock it in place, with the Arts Centre representing the largest site in New Zealand to use this process. Due to the scale of the damage caused during the February 2011 earthquake, new modern elements could be discreetly introduced, including a canopy linking the theatre with the Boys’ High building, the installation of Wifi within the structure of the buildings, and artesian heating and cooling.
