FULL SERVICE STUDIO PROJECT MANAGEMENT While your new fitout / build is underway, your business still needs to operating. Berika Spaces will project manage your build on time and on budget. From our very first meeting you will be assigned a personal Project Manager - your first point of contact throughout your project. This is to enhance personal service and effective communication. Your experienced Project Manager will take control of the entire process. Planning, costing, co -ordinating , relocating and motivating from the beginning of the project right through to its completion; your Berika Project Manager will deliver a smoothly managed fitout, relieving you from stress and worry. Your Project Manager is extremely experienced, able to interpret and implement requirements and work methods. At the same time keeping a tight grip on budgets, timelines and quality requirements. To ensure your ideas are achievable within budget, we produce and arrange thorough professional documentation including: • • • • •

OUR FEE STRUCTURE At Berika Spaces we pride ourselves in being honest and upfront. We understand that building a project can be a rewarding experience when complete, but it can also be a very stressful time if unexpected costs arise. You can trust us to always keep you informed and up to date with all of the details you need to know.

If there are any changes outside of the agreed scope of work, we will let you know the associated costs before the work begins, we make sure there are no surprises. We have a fixed price for everything and use the design build project model. Elements that make up our design build fee structure: 1. Project design costs – Including fees to do with architectural, CAD support software, 3D Rendering, mechanical engineering and other support. 2. Cost of Materials – Prices for the material can change. Some aspects that factor into changes is material cost availability, delivery requirements, manufacture production and order size. 3. Quantity of Materials – the variety of different project materials necessary to complete the project is a crucial element of the overall project cost. 4. Labor Hours - Depending on complexity 5. Labor rates - Depending on the skill rates for architectural, engineering and other specializes. 6. Subcontractor fees - Based on the overall project scope, fees for electrical plumbing and other specialties will be factored in the design build fee structure. The subcontractor quotes will include the cost of their materials, equipment and labor. 7. Indirect costs – Other materials, labor, equipment necessary to complete project such as fees, permits. We will help you define a budget that is appropriate to your design, we will provide a fixed price for the overall project from start to finish.

We have a very trusted and experienced group of contractors and partners, who we work with to provide pricings of custom design elements such as custom furniture, lighting, fixtures, technology, signage (internal + external) and branding ideas.
We monitor and manage the financial and contractual elements through documentation of any changes that occur on-site.
At Berika we have a team of very experienced project managers who take care of the overall project.
Our Architects and project managers will take care of all off the technical and written graphic documents that set forth all of the detailed requirements for constructing the project and obtaining government approvals (building consent documentation and lodgment).
Every task, delivery or milestone is managed on a strict timeline to ensure the project runs smoothly, and most importantly meets the deadline. We will send you regular reports including project, site and health & safety updates to keep everyone up to speed.
