TA S K S : For a smooth running project we break it down in stages. Each phase have different taks and a level of expectation. In general the phases are sequential and you will sign off on the completion of each task, permitting the project to move forward based on the decisions made up to that point.

PHASE 1 PRE DESIGN

TIME: The time frame to complete each phase varies depending on the complexity of your project.

GOAL: To research and determine the criteria for the project.

FEE: Our percentage fee varies on the complexity and value of the construction work. We invoice based upon Quantity Surveyor estimates of the amount until such time as a Contract Sum is fixed.

GOAL: To explore a range of solutions to fit your given brief, we will present concept and narrow them down. Commencing design: We start off with sketches then progress into floor plans and 3D model walkthroughs. During the concept design stage, you will receive a number of different alternative ideas for your project. Several meetings will take place during this phase to make decisions and determine a direction for the design. At the end of this phase these documentations will be produced: •

PHASE 3 DEVELOPED DESIGN

Refine and develop design with preliminary structural systems defined. When the concept is agreed upon, we will refine in detail and shape the final design. We will make recommendations for the design of detail and the use of materials that reinforce the vision previously developed in the concept design stage.

PHASE 4 DETAIL DESIGN + DOCUMENTATION

Outline Specification: Preliminary written description of the project’s major systems and materials.

Key Interior Elevations: Drawings depicting the relationship and material choices of the project’s interior rooms.

Interior Schedules: A preliminary list of the type and location of interior finishes.

Key Details: Preliminary Large scale drawings of specific elements within the project.

Systems Consultant Drawings: May include structural, civil, and mechanical drawings.

Revised Cost Estimate: A revised estimate by a contractor of the cost of construction based on the current building design.

GOAL: Get pricing and engage with contractor for the projct This will include: •

• For this project we will be having a Temporary construction office on the site (Digram 1) • In the beginning of the construction the family will need to relocate to Floor 1. As seen in Digram 2, the parents will be in bedroom one and the kids in bedroom two. • Perimeter & fencing established around the site • Access - As seen in Digram 3 there will be a temporary clip on stair on the Southern side of the balcony for access to top floor for builders. • Underground plumbing, where pipes are place, prepare the earth, remove any vegetation that is needed • The main Foundation for this project will remain the same

There will be a temporary kitchen unit set up in the garage for cooking if needed.

This project is a commercial build and we help with the marketing side of things. We do this constantly throughout the build, from design phase to end of construction.

During the construction of downstairs to get the business up and running the family will have a food cart and be selling their food at markets around Wellington. There will be a grand opening for the Restaurant, when everything is complete and tidy around the site. Things we can do to promote your new Restaurant: • Website development • Content creation for social media - Instagram, Facebook posts with images of food, menu board, interior finishes, logo and upcoming deals.

CLOSING PHASE • Deliver the final building with client • Builder user orientation, how to use devices/ spaces • Check everything is under the warranty in the house • We will do a quarterly checkup to make sure everything is going well with your final restaurant and residential home.
