Demand for spacious residences in beautiful locales will not let up

EXPECT TO SEE DEMAND CONTINUING to outstrip supply in the luxury end of the real estate market worldwide, extending a trend from mid-2019 as the COVID-19 pandemic kicked off one of the most spectacular bull runs in the prime residential business worldwide.

What this means is that real estate brokers and agents will have to keep at it to win listings in a highly competitive environment.

More creative approaches, better marketing outreach, smarter use of technology and an emphasis on the sphere of influence will help in listings acquisition as potential home-sellers weigh options between different agents, brokerages and networks.

Sand to Slopes

Markets with beaches, mountains, lakes, ski slopes and oceans will continue to perform well. But some may become a victim of their own success, with resort and second-home locations turning into co-primary or main residences.

Flexible working conditions have led to many affluent consumers making warmer, low-tax, second home states such as Florida and Texas their primary residence, thus locking up real estate for a far longer period of time.

Beyond North America, affluent consumers — equally seeking safety from the pandemic and not tied too deeply to offices — will continue to seek second or coprimary homes in less densely populated towns close to major urban centers.

Warmer-climate countries such as Spain, Italy and Greece will retain their allure, as will Middle Eastern financial hubs such as Dubai, which is fast liberalizing, with citizenship available and a newly adopted Western work week and weekends off.

Liquid Diet

What may help with the listings crunch is the rise in interest rates, which in turn, will raise the cost of borrowing and refinancing. The U.S. Federal Reserve will raise interest rates several times in 2022 to curb inflation, which reached 7 percent in 2022.

With repeated interest rate increases, property owners may think it opportune to list residences that they held on to during the height of the pandemic.

Another measure to curb growing inflation is the U.S. Fed’s decision to pull back on buying bonds from the market, amounting to $120 billion a month throughout 2021. That injection of liquidity in the market may have worked to keep the U.S. economy humming along during the pandemic, but now it has led to fears that inflation could derail any progress made.

Long story short, homeowners and investors may think the peak is past and start listing their properties on the market. So that may bring back some balance in the demand-supply situation.

As a corollary, expect the time on market to also increase for luxury properties in key locations as housing inventory grows, if the Fed tapers and higher interest rates take effect as intended. Expect asking prices to hold, however.

Vicissitudes in international trade will continue to have a domino effect on luxury real estate.

We will continue to see a disruption in the global supply chain. Labor shortages at ports, higher costs of shipping containers, lack of ship-movement data from China and generally ballooning prices of materials such as lumber, stone, accessories and fittings will plague the real estate industry at all price points. Add to those supply chain issues the potential for geopolitical surprises.

That said, expect inventory of high-end homes to be tight across key markets.

New developments cannot keep pace with the demand, and, in any case, take up to three years to turn from dirt to move-in residences.

Another key driver for continued demand for homes new and old is demographic.

Millennials — consumers born between 1981 and 1996, per the Pew Research Center — are now hitting their key buying stride.

On the other hand, the oldest baby boomer turned 75 in 2021, with this group now right-sizing to smaller residences and warmer climes.

Space and Place

The COVID-19 pandemic will continue to cause concern and further lockdowns if the caseload rises dramatically globally. This will obviously, again, impact cross-border travel and transactions, as well as the ability of several sectors such as hospitality, travel and retail, to return to some semblance of normalcy.

In 2022, we expect the home to continue to be at the center of the consumer’s life. Flexible working conditions are here to stay for the next three years or so.

So, two to three days per week on a staggered, hot-desking schedule may eventually become our common future.

BOTTOM LINE, barring wars, terrorism and a deadlier turn in the COVID-19 pandemic, the real estate industry, especially the luxury end of it, will chug along in 2022 as long as agents are agile in winning listings in a market low on old and new housing stock.

Affluent consumers will still insist on lifestyle, quality space, modern amenities and that old staple of luxury homes — location, location, location.

NEW TAKE ON MINIMALISM Ultra-minimalism is out. Whilst clients with a love for minimalism still exist, the requirements are that the home should still provide a sense of warmth, peace and elements of nature. Think Scandinavian touches within a Japanese design framework. It is a warmed-up version of the crisp whites and grey tones of recent years. Cozy, warm, natural, textured spaces are light and airy, bringing nature in. Green subtly provides us with a framework to breathe and feel at ease, and botanicals are the key green highlights.

THE NATURE OF INTERIOR DESIGN FOR OUR RESIDENCES, however big or small, has always been for inner joy and peace and to delight the eye, as well as to provide a sanctuary for all of our needs.

Such a yearning even goes back to cave dwellings — sharing victuals, stories and laughter with loved ones, providing a safe haven for our children and a sense of security and comfort for relaxation. In the last two years, this has become even more fiercely apparent.

Health and well-being have risen to the forefront. Protection from the outside world and independence from outside influences have become the key notes within our walls. Whilst restrictions will be

increasingly lifted worldwide and the freedom of life restored, the key elements for a new way of living and goals will be forever changed.

As a designer who does not stamp my authority onto other people’s ideals, but instead embraces different lifestyles, cultures and aspirations, I have always steered clear of fads that come and go in design.

However, the deafening sound of certain needs across the board in our homes and workplaces has never been more apparent. Listening to our clients plays a significant role in the starting point of any design space. The key trends for this forthcoming year are the reflections of these real-life conversations.

TEXTURE Raw materials such as clay pots, stone, terrazzo and wood floors, walls or sculptural pieces bring history to the forefront, as do natural fabrics such as raw silk, soft wool, crisp linen and soft linen voile. Soft-colored washed walls using antiqued methods such as limestone plaster, wallpaper and rustic rugs add texture next to smooth concrete or wood floors. Sustainable and enveloping materials will very much be in the forefront, from mohair, cashmere, sheepskin and leather to new technologies in vegan materials.

BIOPHILIA AND NATURE

COLORS Warm earth tones will be prevalent this year: terracotta, antique cream, buttery yellows and moss greens. They are soft and light, enveloping cozy spaces. We will see historical colors too, reminiscent of the countryside or warm sunshine-filled Mediterranean holidays. The elegant cool greys will still be used by a generation that loves the chic feel, which can now be combined with strong hues such as yellow, fuchsia and purple to warm up the rooms and provide a zany sense of fun and happiness

Keeping our connection with nature helps us to ground our emotions and gives life, color and definition to a space, whilst also providing oxygen. Sought-after nature can be introduced as large trees spanning tall spaces, indoor gardens in key areas and, in smaller areas, significant seasonal branches — from cherry blossoms and pussy willow to huge swathes of jasmine or roses to scented pine. Set against a minimalistic backdrop, nature thrives and thus we do, too.

REPURPOSING AND SUSTAINABILITY Activate

the space with an element of vintage — maybe a single decorative antique chair amidst simplicity, the age telling a story and adding a human element to a minimalist space with the warmth of color and pattern. As being sustainable is still very much the current ethos, so is repurposing and refreshing antiques or reusing and reinventing generationalfurniture hand-me-downs. I am currently using a client’s fabulous Tiffany chandelier from the 1970s, purchased on King’s Road in London, and restructuring and customizing it by adding additional contrasting glass sculptural pieces and making dual installations.

MULTIPURPOSE HOMES

The trend for multipurpose use of homes continues as clients spend more time cocooning, and also feel the necessity to rely on personal space to fulfill all of their needs wherever possible. Activity and entertainment spaces are key. Gyms, art studios, interactive golf rooms, dance studios, cigar lounges, game rooms, makeup rooms, hammams, lap pools, music rooms, meditation rooms, libraries, school, workspaces and quiet rooms: all areas have been requested this year. The conversion of unused rooms and basements, or creating additional structures within a garden or rooftop, can provide this. We have been seeing glass-room additions as the leading structure for increasing space capacity: light-filled, nature-reflecting, fullof-purpose spaces.

Celery Fields

Who said Florida doesn’t have any hills? Just a few miles east of downtown Sarasota, you’ll find a 75-foot man-made hill boasting expansive views of wetlands, trees and wildlife. While mainly serving as the county’s primary stormwater flood mitigation zone, the 400-acre area includes several trails for walking or jogging as well as lakes for kayaking or fishing. There also is a nature boardwalk that provides a wonderful opportunity for bird and wildlife watching.

Port Boca Grande Lighthouse and Museum

Learn about the rich history of Gasparilla Island at the beachfront Port Grande Lighthouse and Museum. Built in 1890, the oldest building on the island sits at the southern tip of Gasparilla Island. Today, the lighthouse is home to a charming museum filled with the rich history of the island. Learn about the Calusa Native Americans, the island’s role in the phosphate industry of the 1900s and the world-famous tarpon fishing in the Boca Grande pass. The museum also has a fun, kidfriendly “please touch” area with local bones, fossils and shells.

The Legacy Trail

Savor views of Florida’s scenic, diverse landscape while bicycling, walking or jogging along the paved Legacy Trail, which runs along an old seaboard railroad corridor between Venice and Sarasota. Recently extended to downtown Sarasota, the smooth, well-maintained trail now totals 18.5 miles. Covered rest stations and benches are located every couple of miles or so and there are restrooms at some trailheads.

If you’re looking for an even longer trek, head south from the historic Venice Train Depot onto the beautiful 4-mile Venetian Waterway Trail.

Bradenton Riverwalk

Adults and children alike will enjoy this 1.5-mile park along the Manatee River in downtown Bradenton. In addition to picturesque water, marina and sunset views, the park offers plenty of activities, including skate and splash parks, beach volleyball courts, a fishing pier and amphitheater. It also has an expansive lawn for large events, including the annual Bradenton Riverwalk Seafood & Music Festival in December.

Sarasota Art Museum

As the region’s first museum dedicated to contemporary art, the Sarasota Art Museum offers 15,000 square feet of space across three floors showcasing thought-provoking exhibitions. In addition to gallery spaces, the museum includes an outdoor sculpture courtyard, auditorium and expansive grounds. It also has a bistro offering a selection of light gourmet meals and a shop with an eclectic collection of art and architecture books, contemporary jewelry and unique gifts.

Myakka Canopy Walkway

Walk high above the trees on the Myakka Canopy Walkway in the heart of sprawling Myakka River State Park. Suspended 25 feet above the ground, the walkway extends 100 feet through the lush hammock canopy. Climb up a few more flights of stairs and you’ll reach a 74-foot-high observation tower boasting spectacular views of treetops, wetlands and prairies. You might even catch a glimpse of a soaring eagle or hawk.

We’ve always been here

MSC Foundation remains deeply rooted in our community

AS ABUNDANTLY GIFTED as Southwest Florida is, it still experiences hunger, homelessness and abuse. Investing in the lives of those in our communities has been a priority of Michael Saunders & Company since the beginning. The MSC Foundation was founded in 2011 after the recession as an opportunity for all in the company to contribute collectively and amplify support efforts throughout the community, said Drayton Saunders, Foundation Vice President and President of Michael Saunders & Company.

How it works

Every grant is made possible through the generosity of our participating agents, who donate portions of their real estate commissions, and the company’s staff who make voluntary payroll deductions throughout the year. To be eligible for a grant, an organization’s mission must be consistent with at least one of the Foundation’s goals of providing shelter, sustenance, education and a path to self-sufficiency.

At the end of 2019, MSC Foundation board of directors set a goal of reaching $1 million in grant distributions by the end of 2021. As our communities experienced increased hardships during the height of the pandemic in 2020, agents and staff rallied behind the Foundation by putting it on the path to surpass its goal in mid-2021. As of July 2022, the Foundation had contributed $1,152,048 to 249 organizations in Sarasota, Charlotte and Manatee counties.

Saunders said the severe need that arose throughout our local communities in 2011 and again in 2020 drove the Foundation’s mission and continues to drive it today.

“Over 10 years later, we’re really proud that we hit $1 million, not because of the number but because we know we made a big difference,” he said. “We chose to channel what was best about who we are as a company and the people in it, which was to give back to thecommunities we serve and call home.”

Personal touch

During twice-a-year distributions, representatives from grant-awarded organizations gather at branch offices to discuss their cause and how the money is being used, providing an opportunity for face-to-face interaction.

“Funding is only a drop in the bucket for the vast need that exists in any community, but it is the connection and the understanding that we operate as a community that is essential,” Saunders said. “We use the opportunity for grant distribution to weave a broader story and a broader understanding. That sense of connectivity really is a big part of the mission.”
