Ten Chimneys Foundation hosts director and author Sheldon Epps

On Sunday, December 11, 2022, Ten Chimneys Foundation hosted a conversation with director and author Sheldon Epps at the Milwaukee County Historical Society, 910 N. Dr. Martin Luther King Jr. Drive. Epps discussed his life and journey as told in his book,"My Own Directions, A Black Man's Journey in American Theatre," highlights the successes and challenges of being the one, often the only, black on a project. From his life in the theater, having directed numerous plays around the US, in London, and on Broadway, he conceived and directed both the Duke Ellington musical, Play On (which received three Tony Award nominations) and the highly acclaimed musical revue, Blues in the Night (also nominated for a Tony Award), and has directed the plays Unchain My Heart, Purlie, Showtune, Blue, The Importance of Being Earnest, Les Liaisons of Dangereuses, and As Bees In Honey Drown, among others. North Division High School competes in first-ever RoboFest Hackathon

On Thursday, December 8, 2022, North Division Community High School in partnership with Milwaukee Robotics Academy (The Academy) hosted the first annual RoboFest Hackathon. Thirty North Division scholars (grades 9-12) received four hours of engineering design education at Messmer Preparatory School, 3027 N. Fratney St. The mid-day field trip was supported by NDHS Alumni Association, school staff, and fourteen Academy volunteers in Science, Technology, Arts, and Math (STEAM) professions across Milwaukee’s Fortune 500 firms.

The goal of the event is to inspire and kickstart the career of future mechanical engineers, industrial designers, computer scientists, and entrepreneurs in the North Division student body. In four hours, North scholars built, tested, and improved on 50+ prototypes in a "hack-

Postal worker shot to death while delivering mail in Milwaukee: 'A Beacon of Light'

A longtime postal worker was shot to death in Milwaukee on Friday, December 9, 2022, while on his mail route.

Aundre Cross, a 44-yearold mail carrier who worked for the U.S. Postal Service for 18 years, was honored by friends, family, and coworkers at a Saturday, December 10, 2022 vigil, per TMJ4

The vigil came a day after the Friday shooting, at 4:38 p.m. at the 5000 block of North 65th Street in Milwaukee, according to a release from the Milwaukee Police Department. The U.S. Postal Inspection Service out of Chicago confirmed his identity to the Milwaukee Journal Sentinel.

The MPD and USPS have since shared releases, asking locals to look out for a silver

Audi Q5 SUV with tinted windows, and the U.S. Postal Inspection Service is offering a $50,000 reward for information leading to a suspect's arrest. A suspect has not been identified in the shooting, and a motive has not been released by authorities.

"The shooting death of a Milwaukee postal worker is alarming. My thoughts are with the victim's family and colleagues," Mayor Cavalier Johnson said in a statement. "The postal worker in this homicide was a public servant, which makes this crime even more disturbing."

Security camera footage obtained by local station WISN reportedly showed gunfire and somebody running to a car, which resembled the one on the U.S. Postal Inspection Service's wanted poster.

Hundreds of locals gathered at the same Hampton Heights neighborhood in the city to honor Cross on Saturday, as those on his mail route said they considered him to be more than their mail career — to some, he felt like a family member. "He touched so many lives, so many, and we as a community we are hurting really, really bad," resident Sherry Adams said. "It's going to take us a while to move past this."

Postal worker Tia R., who worked with Cross for eight years and called the mail carrier "a beacon of light to all of us," delivered a plea against violence at the vigil. She said she "broke down on the spot" when she heard the news, per WDJT.

"If you know your mail carrier's out there, your delivery driver's outside, just make sure they make it to their truck, and they go home safely," Tia shared. "That's all we want to do, is go home at the end of the night."

Cross, a husband and father of four, was honored with flowers, candles, and postal attire being displayed at the area of his shooting. He was remembered as a joy at work, who would make his coworkers laugh even on strenuous 12-14 hour shifts.

"If you had a bad morning, he could come in loud, joyful and change your whole mood. Forget what you were even upset about," Cross' friend and coworker, Jyfena Brown, told WISN. "He was a good person. [He has] three beautiful kids, a wife. Imagine how they feel, two weeks before Christmas."

"Being a carrier in Milwaukee is very scary now. And you are alone on the route. It's just literally you and the mail," Brown added.

The MPD are encouraging those with information on the shooting to contact the department.

Brittney Griner arrives in the US after being released from Russian custody

Brittney Griner, the American basketball star detained by Russian authorities in February, has safely returned to the United States after being released from custody in a prisoner exchange.

Griner, 32, "arrived at Joint Base San Antonio-Fort Sam Houston, Texas early Friday ... and was taken to Brooke Army Medical Center for a routine evaluation," a State Department official told CNN

U.S. officials who met Griner Friday morning in San Antonio said she was "in good spirits" and "incredibly gracious," National Security Council spokesperson John Kirby told CNN on Friday, December 9, 2022. Griner stepped off the plane shortly after 5:30 a.m. ET Friday at Kelly Field.

"So happy to have Brittney back on U.S. soil. Welcome home BG!" tweeted Roger Carstens, a State Department official traveling with Griner, Friday morning.

Griner's release was secured after a prisoner swap between the U.S. and Russia that involved international arms dealer Viktor Bout, who was arrested in 2008 in Thailand and extradited to the U.S. in 2010.

The exchange was conducted Thursday in Abu Dhabi, senior Biden administration officials said. A joint statement from the United Arab Emirates and Saudi Arabia said the Gulf countries played a role in mediating the exchange between the U.S. and Russia.

It is not a sign of improvements in U.S.-Russian relations, Kremlin spokesperson Dmitry Peskov said Friday.

Griner's arrest and conviction played out against the backdrop of Russia's invasion of Ukraine and added further attention to the plights of other Americans in Russian custody, including Paul Whelan and Trevor Reed. Whelan's release could not be secured in the latest prisoner swap, while Reed returned to the U.S. in April after a nearly three-year ordeal.

The Biden administration will continue negotiating with Russia to secure Whelan's release, it said Friday. Russians "have things they want in this world," and Moscow knows ultimately the two sides will reach "a mutually acceptable arrangement if they keep talking to us," a senior administration official told CNN

President Joe Biden said

efforts to bring Griner home took "painstaking and intense negotiations" as he thanked members of his administration who were involved.

"This is a day we've worked toward for a long time. We never stopped pushing for her release," he said Thursday.

The final deal came together over 48 hours, senior U.S. administration officials said, launching the process of moving Griner from the penal colony where she was serving a lengthy sentence. Biden gave final approval for the prisoner swap freeing Griner over the past week, an official familiar with the matter said.

Bout has returned home to Russia, the Russian foreign

ministry said Thursday. The prisoner exchange with Griner was "completed successfully at Abu Dhabi Airport" on Thursday, the ministry said.

Griner's family thanked Biden and his administration Thursday in a statement, as well as former New Mexico Gov. Bill Richardson, whose Richardson Center worked on behalf of the family to help secure Griner's release. They also expressed gratitude

for the outpouring of public support they've received.

"We sincerely thank you all for the kind words, thoughts and prayers – including Paul and the Whelan family who have been generous with their support for Brittney and our family during what we know is a heartbreaking time," the statement said.

"We pray for Paul and for the swift and safe return of all wrongfully detained Americans."

In a recent interview with People magazine, former first lady Michelle Obama revealed her struggle with lowgrade depression during the COVID-19 pandemic. One might wonder how someone as successful, accomplished and admired as Ms. Obama could be plagued by mental illness.

The fact is, depression is a form of mental illness that, although seldom discussed or acknowledged openly, is one of the most common forms of mental illness, as it can affect persons of any race, age, gender or class.

Depression is described as a mood disorder which causes feelings of sadness, worthlessness, loss or anger that interfere with a person’s daily activities. In 2019, according to the Centers for Disease Control and Prevention, about 18.5 percent of American adults have experienced symptoms of depression within any two-week period.

Everyone experiences loss or feelings of hopelessness or helplessness sometime during their lives; that’s simply a part of life’s normal ups and downs. However, if these “blue moods” recur often or last weeks or months and interfere with living a normal life, then it may be time to seek out professional help.

Clinical depression can present a variety of symptoms, including:

• Trouble concentrating or making decisions

• Pessimism

• Guilt feelings

• Sleeplessness or sleeping too much

• Excessive irritability

• Restlessness

• Loss of interest in things formerly enjoyed

• Chronic pain, cramps or aches that don’t go away

• Chronic digestive problems

• Persistent sadness or feelings of emptiness

• Suicidal thoughts or even attempts

Doctors don’t know exactly what causes depression, but they point to a combination of factors, including:

Genetics – a person is more likely to suffer from depression if a close relative also has it;

Brain structure – researchers have found that people with depression exhibit physical differences in their brains;

Hormones – changes in hormone levels can occur at dif-

ferent phases of life or with health conditions, such as puberty, before, during and after pregnancy, menopause, or with illness such as thyroid disease;

Brain chemistry – neurotransmitters (chemical substances that convey impulses between cells) in the brain that are not working correctly can bring on depression symptoms or cause mood swings.

Clinical depression doesn’t “just go away” by itself. If you suffer from depression, it is important to seek professional help and get treatment. The type of treatment depends on the type and severity of the symptoms and may be employed individually or in combination.

Medications include drugs that act as mood stabilizers, anxiety reducers, antipsychotics, or stimulants.

Psychotherapy includes meeting and talking with health professionals who can help you better understand your feelings and deal with your moods.

Hospitalization may be needed if depression impairs a person’s ability to care for or who may harm themselves or others.

In additional to seeking professional help, self-care in the form of lifestyle habits can help manage the effects of depression.

Regular physical exercise increases the body’s production of endorphins, which are hormones that improve your mood. Drinking adequate water each day prevents dehydration, which can contribute to irritability and anxiety. Avoid alcohol, as it acts as a depressant and can interfere with the production and activity of neurotransmitters. Avoid caffeine, as it

can increase production of the stress hormone cortisol. Most importantly, take care of you. This includes getting enough sleep and eating a healthy diet, as well as setting boundaries in your personal and professional life.

The bottom line: Identifying the symptoms and following through with a treatment regimen – including medical, psychological and self-care -- is a sure way to address depression and move from darkness into the light of stable overall health, productivity and a life worth living.

The lure of first-time homeownership is powerful. Your focus could be building generational wealth or creating an investment to sell when you retire.

Whatever your reasons for buying a house, you may be quite a few steps from the moment you can kick back and enjoy your home purchase. Here’s our best advice for first-time home buyers looking to embark on the journey to homeownership.

1. Be sure you’re ready to commit to a loan

The No. 1 tip that we can offer first-time home buyers is to be sure you’re ready. The average mortgage loan term is 15 – 30 years. Although you don’t need to stay in your home for that long, buying a house is still a major commitment. Be 100 percent sure that you’re ready for homeownership before taking on a mortgage.

Start by asking yourself these questions:

A. Am I ready to commit to this home and city for at least 5 years?

B. Do I have an emergency fund that can cover at least 3 months of expenses?

C. Do I have a stable income?

If the answer to any of these questions is “no,” you may want to hold off on a home purchase for now. Keep saving. Keep researching.

Consider whether you have any events on the horizon that could affect your location, income or expenses. If so, these are other reasons to pump the brakes.

2. Don’t skip the preapproval

It can be tempting to jump right into hunting for the perfect house, particularly if this is your first time – and especially if you’re in a rush to move out of your parents’ house. However, it’s a really good idea to get a mortgage preapproval before you begin comparing properties.

Knowing how prequalification differs from preapproval is also important. Let’s review that difference now.

Prequalification letter: A prequalification is an estimate of the amount of home loan you can get. It’s based on an informal evaluation of your income and other information.

Preapproval letter: A mortgage preapproval is an official document from a lender that tells you exactly how much loan money you can get based on your financial information, such as W-2s, bank statements and your credit score.

Benefits of preapproval

Some of the benefits of getting preapproved include:

A. You know exactly how much home you can afford. You and your real estate agent know your home-purchasing power once you have

a preapproval letter in hand. This will help you shop within your budget.

B. You can make a stronger offer. Sellers need to know that the buyer they choose can afford their home. A preapproval shows a seller that you have the money needed to purchase the

home.

C. You’ll experience fewer surprises. When you’re preapproved, you’re less likely to run into last-minute surprises or delays with your mortgage lender.

The bottom line? Request a preapproval before you start shopping for a home.

Read on to learn why a preapproval may not reflect the final loan offer.

3. Maintain your credit

Now is not the time to open a new line of credit, like a credit card or a personal loan. When you apply for mortgage preapproval,

lenders will pull your credit report. They’ll do it again before you close on the house and its corresponding mortgage.

you’ve started to make late payments, it could risk your final approval.

Be sure to keep paying your bills on time. Don’t attempt to influence your credit rating for better or worse or begin any risky spending. Lenders want to see that your behavior patterns are consistent and reliable for future payments.

4. Save for a down payment

One of the most important priorities of the Federal Housing Administration (FHA) is helping home buyers with the purchase of their first home, and this includes assisting borrowers with their down payment. If you qualify as a first-time home buyer, you may have access to state programs, tax breaks and an FHA loan.

According to the U.S. Department of Housing and Urban Development (HUD) website, a first-time home buyer is anyone who meets the following criteria:

A. An individual who has had no ownership in a principal residence during the 3-year period ending on the date of purchase of the property. This includes a spouse. If either meets the above test, they’re considered a first-time home buyer.

B. A single parent who has only owned a principal residence with a former spouse while married.

C. An individual who’s a displaced homemaker and has only owned a principal residence with a spouse.

D. An individual who has only owned a principal residence not permanently affixed to a permanent foundation in accordance with applicable regulations.

E. An individual who has only owned a property that wasn’t in compliance with state, local or model building codes, and can’t be brought into compliance for less than the cost of constructing a permanent structure.

If you qualify as a first-time home buyer, you can benefit from several assistance programs, including down payment assistance loans and grants.

We’ll get into minimum requirements below, but the upside of saving at least 20 percent on a down payment is that you can avoid private mortgage insurance (PMI) on conventional loans.

5. Understand your loan options

Did you know that you can decide between multiple types of mortgage loans? The type of loan you choose will determine your down payment amount, the type of home you can buy and more. Here are some of the more

familiar types:

Conventional loans: Conventional loans are the most common type of home loans.

You can purchase a home with as little as 3 percent down.

FHA loans: An FHA loan can allow you to buy a home with less strict financial and credit score requirements. You can get an FHA loan with a 3.5 percnet down payment and a credit score as low as 580.

USDA loans: USDA loans are for people who want to buy a home in a qualified rural or suburban area. You can get a USDA loan with 0 percent down, subject to household income restrictions.

Rocket Mortgage® doesn’t offer USDA loans at this time.

VA loans: VA loans are exclusively for veterans and members of the armed forces and National Guard, and qualified spouses. You can buy a home with 0 percent down if you qualify for a VA loan.

Each type of loan has qualification standards that you must meet. For example, VA loans carry military service requirements. Make sure you meet these standards before applying.

Once you have a goal in mind, you can begin to set up automatic payments to your savings account, making it easier to predict when you can make your move.

6. Don’t forget closing costs

Don’t assume that your down payment is all that you’ll need to close on your mortgage loan. You’ll also need to cover closing costs before you take control of your property.

Closing costs are upfront expenses that go to your lender in exchange for arranging certain loan services. Some common closing costs you might see are:

• Attorney fees

• Pest inspection fees

• Appraisal fees

• Escrow fees

• Homeowners insurance

• Title insurance expenses

• Discount points

• Property taxes

You’ll see your exact closing costs on a document called a

Closing Disclosure. Generally, you can expect to pay 2 –5 percent of your total loan amount in closing costs.

As a first-time buyer, you may qualify for government-backed grants or loans that assist with closing costs. Additionally, it’s fairly common to ask the seller to help cover closing costs. Seller concessions could be a flat percentage of the total closing costs, or they could cover specific fees, like appraisal or attorney fees.

7. List your needs, nonnegotiables and nice-to-haves

Your reason for buying a home will be your north star for making decisions about your purchase. If your goal is to dip your toe into real estate investment, a duplex may be the perfect option for you.

If you’ve decided to move closer to older parents or a support system as you start a family, consider a condo or townhouse that will require less upkeep.

Once you’ve decided on the type of home that’s right for you, you can begin to prioritize which features you want in your home based on your needs.

For example, you might focus on finding a home with extra bedrooms if you plan to have children or need a home office. If pets are the light of your life, a big yard or a location near plenty of green spaces may be nonnegotiable.

Sit down and create a list of qualities you want and need in your new home. This will help you shop for homes more effectively and be less stressed when you compare properties.

8. Work with a real estate agent

Work with a real estate agent or REALTOR® to find the perfect property. Agents and REALTORS® are local professionals who are experts in the home-buying process and your local market.

A real estate professional can help by:

A. Showing you properties in your area that fit your needs and price range

B. Attending showings with you to learn more about your priorities as a homeowner

C. Helping you decide how much to offer for a property

D. Submitting an offer letter on your behalf

E. Helping you negotiate with the seller or the seller’s agent after you submit an offer

F. Attending the closing with you to make sure that everything is in order with your sale

Remember that only a buyer’s agent will work on your behalf. Don’t rely on the seller’s agent to represent your best interests. Always choose a qualified REALTOR® or real estate agent to help you buy a home.

9. Be confident when you submit an offer

You should never submit an offer on a home unless you’re 100 percent committed to the purchase – or you could risk losing your earnest money deposit, also known as a “good faith deposit.” Giving this money signals to the owner that you’re serious about the offer.

The deposit is typically equal to 1 – 3 percent of your total home price and goes toward your down payment. If you back out of the sale for a reason not listed in your offer letter, you’ll lose your earnest money deposit.

10. Hire an inspector

You need to hire a professional inspector before getting a home. An inspection is different from the appraisal required by your lender. Here’s how:

The appraisal: During an appraisal, your appraiser only gives you and your lender a rough idea of how much your home is worth based on comparable properties (comps).

The inspection: During a home inspection, the inspector tells you about specific problems with the property. You can use the results of your inspection to learn more about your home and request concessions from your seller.

An earnest money deposit letter often includes a home inspection contingency, which would allow you to

invalidate an offer and not lose your deposit if extensive repairs are needed.

Stick to your budget

It’s likely that your desire to purchase a home is driven by emotion. You might want to feel secure, the freedom to express yourself through your home or have a vision for your desired lifestyle.

Many first-time home buyers get emotionally invested in a house. This can backfire if they can’t get the loan for the house or they don’t have the funds to address major property issues that the inspection revealed.

Don’t go over your budget for a house, even if the house seems perfect for you. Be sure to budget in enough money for repairs and renovations. The right home is out there for you, so keep searching until you find a home that fits your budget and satisfies your list of must-haves.

12. Save physical copies of your paperwork

Once you get moving on a house purchase, don’t forget about the paperwork. Yes, cloud-based storage is the obvious choice for keeping tabs on documents, but you should keep a physical copy of your mortgage statements, deed, Closing Disclosure and other documents in a locked, fireproof file cabinet.

Let anyone else named on your loan know where the documents are and how to access them in the event of an emergency.

13. Don’t stop learning

Investing in homeownership education can help you avoid making costly mistakes, prioritize smart investments that offer reliable ROIs, and build sweat equity in your first home.

• Determine if you’re ready to be a homeowner

• Budget and manage your finances

• Calculate your home affordability

• Compare different mortgage types and lenders

Both in-person and online real estate courses are available. Some programs even offer financial perks, such as low down payments and closing-cost assistance.

The bottom line: plan ahead when buying a house for the first time

Buying a home for the first time doesn’t have to be overwhelming. Wherever you land, it’s you and your loved ones who bring a home to life. Maintain your financial health so that your quality of life increases with the purchase, rather than decreases.
