uckland’s central suburbs have figured prominently in recent media coverage about the heated Auckland residential property market.

bracket. Fifteen of these fell in the $1-$1.5million price band, nine in the $1.5-$2million range and four in the $2million-plus category.

With supply and demand dynamics creating spirited competition among buyers for limited stock, and the resulting upwards price pressure creating headlines, there’s no denying these are coveted suburbs.

Of the six central suburbs mentioned above, Grey Lynn, Westmere and Freemans Bay recorded the highest number of sales during August 2013.

Real Estate Institute of New Zealand (REINZ) sales statistics showed that 28 of the 50 house sales recorded in these combined suburbs during August 2013 were in the $1million-plus

Bayleys has a proven results record in the central suburbs and our reputation for getting the job done is reinforced by impressive volumes of repeat and referral business cementing our place as the ‘go-to’ agency for the area.

The suburbs of Freemans Bay, Grey Lynn, Herne Bay, Ponsonby, St Marys Bay and Westmere have the distinction of being in Auckland’s $1million club; these suburbs combined average property value is in excess of the magic million.

MESSAGE FROM THE

JUNIOR/YOUTH COMMITTEE HI ALL CLUB MEMBERS What a fantastic way to wrap up the season with Prizegiving, and based on these, the newsletter this month recognizes the award winners with a collection of photos... WELL DONE TO EVERYONE! It is a great feeling to see the joy and pride on the children’s faces as they walk up on stage to collect an award as recognition of the effort put in over the season. It is always a challenge for coaches to pick individuals out of a team and I am sure they would prefer to recognize everyone rather than just a few. The feedback from the various events that were held was all positive and I hope you all enjoyed it. We need to say thank-you to Kim Roberts who spent a huge amount of time pulling this all together.

Good to see kids making the most of the fields during the weekends, we just need to remind everyone on the rules for the pitches – no flat soled shoes, boots must be clean and no eating or drinking, other than water. We need to make sure we are protecting this great facility!! On behalf of the Committee, I hope you enjoy your off season and summer and I am sure we will see everyone back next year. Thanks

Michael Hope

13th GRADE GIRLS Oratia Tournament Runner’s Up WESTERN SPRINGS WAS WELL REPRESENTED SUNDAY SEPTEMBER 15TH AT ORATIA. It was essentially a development squad with a core of Avatars’ players, and a number of invited players along for the day. Unfortunately, a number of late team withdrawals somewhat depowered the tournament with effectively three weak teams and two strong teams, and the day being changed to a round robin. This however made for a great opportunity to try a few things, and the team flew through the initial three games: Game 1 vs Oratia:

2-0

(Tayla O’Brien 2)

Game 2 vs Bay Olympic: 3-0 Emma Fletcher, Jess Lamont)

(Tayla O’Brien,

Game 3 vs Central Utd: 4-0 (Emma Fletcher 2, Tayla O’Brien, Faye Busfield) The last game was effectively a final with our rival Drury United having also convincingly won its prior three games, although we were ahead on goal difference. Drury turned out to be a composite side from multiple neighbouring clubs & schools including multiple AFF FTC players. This made for a stonking good final game, played in great spirit and at high pace with both teams attacking

and defending strongly. With Western Springs’ passing and wide play looking like it would carry the day, the game was sealed dramatically with less than 60 seconds left when a Drury player turned on the side-line not far inside our half and blasted a speculator towards goal, catching our goalie just off her line & sneaking in under the cross-bar. Cue wild celebrations from the opposition players and parents! Not our day ultimately, but great fun! Thanks to Saskia Strand-Saseve, Cealagh Taillon and Lucia Scott who joined us for the day and all played well. Tayla O’Brien was tournament golden boot, and deservedly so. Emma Fletcher was our player of the day and was outstanding throughout, especially in the final game. The contribution of our remaining players was also fantastic: Katie Robertson, Jess Lamont, Nina Foley, Lucy Hackett, and Faye Busfield.

Helen Edwards and Richard Busfield

9th GRADE RAIDERS

THE 9TH GRADE RAIDERS AT THE NATIONALS AT THREE KINGS. Made it through to the top 8 but lost to eventual winners Greenhithe in the quarter finals. Well done to Tony and the boys on a great result against some tough opposition!

Western Springs Raiders - a great team, and a great performance at the National Champs— finished in the top 8. Smiles all round

WSAFC MAJOR SPONSORS

It is with great pleasure that I can announce that once again The PBT Group have committed to sponsoring WSAFC for the 2013 season. We have now been involved with the club for the past 6 years and it has been a privilege to watch the club grow and develop into a club that I am sure other clubs can only dream about. I do not believe the club would be as successful as it is today without the strong leadership and vision the club has shown. We at PBT also share a vision and goal to be a leader in the freight industry and to simply be the best. With this in mind we wish all teams, both Juniors and Seniors, a fantastic season for 2013 and know you will enjoy playing on the 2 new astro turf fields come rain, hail or shine. To Neil Emblem and the WSAFC first team all the best for the season it is great to see a coach of Neil’s experience join the club, I am sure many players will benefit from his coaching and playing expertise.

All the best everyone for the 2013 season. Peter Baker, The PBT Group CEO.

We are very pleased to announce that Bayleys Real Estate Maritime Square are back on board as a Major Sponsor for the club for the 2013 season. Their very generous contribution to the club is reflected in branding and signage for the Men and Ladies First Team. Bayleys are pleased to be able to offer all WSAFC members an opportunity to support their local club by way of a $1,500 donation for every property which is listed exclusively and sold by Bayleys Real Estate Maritime Square. If you’re thinking that this might be the time to sell, let’s make a time to discuss the possibilities. Call Rachel Dovey on 309 6020.
