A
uckland’s central suburbs have figured prominently in recent media coverage about the heated Auckland residential property market.
bracket. Fifteen of these fell in the $1-$1.5million price band, nine in the $1.5-$2million range and four in the $2million-plus category.
With supply and demand dynamics creating spirited competition among buyers for limited stock, and the resulting upwards price pressure creating headlines, there’s no denying these are coveted suburbs.
Of the six central suburbs mentioned above, Grey Lynn, Westmere and Freemans Bay recorded the highest number of sales during August 2013.

SENIOR CHAIRMAN’S MESSAGE IT’S A WRAP! The season has well and truly finished. Well done to all of our league winning sides and to those of you who won individual trophies at Prizegiving. I would just like to take this opportunity to thank all of the senior club committee who do a tremendous amount of work behind the scenes in order to have the club looking as good as it does today. This year the club and all the committees have helped gain the new pitches, organise the seasons for both Seniors and Juniors, have helped run academies, tournaments and prizegiving—all without a glitch! I would like to thank Mini for her fantastic newsletters, programmes and the photographs we see in each edition— they are great promotion for the club. I also would like to acknowledge all hard work that the staff at the club put in.
Special thanks go to: Paul (club manager), our bar, kitchen and general staff: Dave, Pat, Kowhai, Olivia, Claudia, Grace, Jen, Hayward, Elliott and Dillon. All of them have done a fantastic job, having to cope with an increased demand that the new fields have brought, assisting with numerous functions and setting up the clubrooms and pitches every week—without this help chaos would reign! I hope to see you all back at the club next year, where we won’t have to endure the same start we did this year with the pitches and training.

CLUB PHYSIO
HI MY NAME IS JUSTIN LOPES AND I AM THE PHYSIOTHERAPIST FOR WSAFC The Western Springs Football clinic will remain open through the summer, and is free to all Springs AFC Members.
W
e are also sponsoring the 7-a-side tournament with instant ice packs for each team and discounted rates for all teams. Ruth Fletcher will be covering Monday and Wednesday nights, and I will do Tuesday nights and am available for treatments every afternoon down at the club and Saturday mornings. Please text me on 021673732 if you would like an appointment. For this newsletter edition I would like to cover a couple of common youth growth related injuries as with the increase in activity hours that young athletes are playing, the chance of surfing from all these frustrating conditions increases. The most common growth related conditions for young footballers are Severs Disease (presents as pain at or around the heel), Osgood-Schlatters Disease (presents as pain in the affront of the knee) and stress fractures (most commonly in the lower back but can be in the foot, shin or femur too. I will cover each condition briefly but the main take home point with all these conditions is that they are activity related... ie. If you reduce the activity (stop running, jumping, playing football) the pain and swelling associated with the condition should settle down. Young athletes may be playing school football, club football, FTC’S, NTC’s, doing PE, running around with mates before school, at lunchtime, and after school... That’s a lot of load! Something needs to give to unload the stress the growing skeletal system is under. Prioritise the most important sessions and stop or reduce the rest. Youth athletes should not be doing more than 18-20 hours of training and games in a week, but every child’s system is different and can respond differently to the same amount of load during different times of their growth. This means communicating with coaches and teachers and getting their buy in to support your child’s health. It also may mean making some hard decisions about availability for games or tournaments. Understanding the load the growing skeletal system is under allows you to address overload and reduce training, games or play to settle the pain. Severs Disease Severs Disease occurs when there is an overload of shear and traction forces at the insertion of the Achilles’ tendon into the back of the heel.
Osgood-Schlatters Osgood-Schlatters occurs when there is an overload of shear and traction forces at the insertion if the patallae tendon at the front of the knee. It is most common in 9-16 years, males more than females. Symptoms can include pain that is worse with activity at the tibial tubercle at the front of the knee, swelling over the tibial tubercle, pain with squats or lunges. Both Severs and Osgoed schlatters respond to relative rest, topical anti- inflammatory gels, ice cup massage, and stretch. Athletes may need shoe modification or inserts as correcting bio mechanical deficiencies can support the overloaded tissue. Stress reactions can lead to stress fractures which can lead to fractures. Common sits for stress fractures in young footballers is the lower back, shin, foot and femur. Symptoms may include localised or diffuse pain over the stress site, pain that worsens with activity, night pain, swelling over the stress site and loss of function or performance. When bone is under load the usual response is to break down slightly, repair and rebuild stronger. However if the load the bone is under is too great or it does not have enough time to repair before it is (over)loaded again then it can weaken. Over time this can lead to stress reactions, pain and and a reduction in function. If overloading persists then the bone can weaken further and become a stress fracture. If your child is having pain then please contact me to get a diagnosis and discuss the best management. See you on the sideline,
Justin Lopes
NAVY BLUES EDGE SPRINGS A second half strike by Darren White was enough to hand Auckland City FC a narrow 1-0 win over a hardworking Western Springs at Seddon Fields. WORDS GORDON WATSON PHOTOGRAPHY MINI REIS
T
he Navy Blues were the better side for much of the contest at Point Chevalier but had to overcome a Western Springs side eager to match their pedigreed opponents. And although it took Auckland City FC until after the interval to edge ahead, coach Ramon Tribulietx will have been content enough with the way his men went about their business overall. “It was a good exercise, a good practice for us. We had a lot of new faces out there that we haven’t really done too much tactical work with. The team was a little bit disjointed at times but thats normal we’ve only had a few training sessions. I thought Western Springs did very well they did a lot of defending with a lot of people in there and they gave us a good game and that’s what we needed,” Tribulietx said. After just over a week of training, it took time for the Oceania champions to make their dominance count. Changing most of the team at halftime did the trick though and the increased tempo from the replacement was enough to give the visitors victory. Western Springs won the NRFL Second Division title at a canter and that meant they approached this game with a touch of caution after a natural comedown. Albert Riera missed the game but the other players who made the journey across town were all fit and boss Tribulietx took the opportunity to give each of them some game time. Roy Krishna made his noncompetitive debut while there were starts for American Sean Morris and fellow trialist from Japan Daichi. Auckland City dictated play for much of the first 45 minutes with Ivan Vicelich going closest with a long range shot that forced goalkeeper Louie Caunter into tipping the ball onto the face of the crossbar. Daichi and Alex Feneridis both had good chances to score with the trialist firing a close range shot high and wide and Caunter blocking the Navy Blues midfield man in a tight situation. The second period saw Auckland City make wholesale changes with only Angel Berlanga—re-signed from Indian professional football—remaining on the park for the Navy Blues. And five minutes after the restart they took a deserved lead with a well-worked goal by Darren White.
White evaded the Western Springs defence before firing home an impressive finish that Caunter, for once, could do nothing about. Caunter was called into action shortly after when he produced another good save as Auckland City piled on the pressure. Then Western Springs almost produced a shock equaliser when Alec Beresford almost latched onto a near post cross with substitute goalkeeper Oliver Sail stranded. Impressive in a short cameo was new signing John Irving who possesses pace and strength while Sam Burfoot - playing for the Navy Blues in the second half after starting for Western Springs in the first - also played well. Rory Turner - a former Waikato FC and Waitakere United player - also made his non-competitive debut. Adam McGeorge replaced skipper Ivan Vicelich in a new role at centre back. Chris Bale also impressed for City while for Western Springs Caunter was the pick of the bunch alongside veterans Liam Mulrooney, Mauri Wasi and Neil Emblen. Tribulietx is delighted the depth of his squad at this early stage of pre-season already looks strong. “We have a very good squad with depth. I’m going to have a lot of problems making decisions but its a welcome problem and I think its healthy for the club. “The trialists put their hands up tonight. Sam Burfoot is a good young player with good potential. New players are going to take time to get used to what we do but overall the signs so far are good,” he said.

WSAFC MAJOR SPONSORS
It is with great pleasure that I can announce that once again The PBT Group have committed to sponsoring WSAFC for the 2013 season. We have now been involved with the club for the past 6 years and it has been a privilege to watch the club grow and develop into a club that I am sure other clubs can only dream about. I do not believe the club would be as successful as it is today without the strong leadership and vision the club has shown. We at PBT also share a vision and goal to be a leader in the freight industry and to simply be the best. With this in mind we wish all teams, both Juniors and Seniors, a fantastic season for 2013 and know you will enjoy playing on the 2 new astro turf fields come rain, hail or shine. To Neil Emblem and the WSAFC first team all the best for the season it is great to see a coach of Neil’s experience join the club, I am sure many players will benefit from his coaching and playing expertise.
All the best everyone for the 2013 season. Peter Baker, The PBT Group CEO.
We are very pleased to announce that Bayleys Real Estate Maritime Square are back on board as a Major Sponsor for the club for the 2013 season.
