"It's all about that relationship with the person writing the repair order and the mechanic working on your vehicle. If customers don't have that trust with their shop, it is unlikely they will come back." wing Optical has been helping Mission residents look sharp and see clearly for 29 years. The downtown shop carries the largest selection of eyewear in Mission as well as latest trends. A sight test is a non-invasive procedure done by computer which determines if you need eyeglasses. The test is performed by a licensed sight testing optician who is government certified. Clients qualify for a sight test if they are between 19 and 64 years old, and have had an eye exam within the last

five years. Swing Optical was started by Craig and Debbie Poole, who built the business by supporting the community and offering excellent service. That tradition continues today with owner Satti Grewal. Satti purchased the shop in 2006 and continues to follow the same principles. “We offer the same type of excellent customer care and service for which the business is famous,” Satti said, noting Swing has been

recognized as the best optical store in Mission for the past 16 years. Now is the time to invest in downtown L

Mission Downtown Business Association President Lyndon Balisky says that interest rates staying low has made the area a good investment opportunity.

ow interest rates coupled with an area primed for revitalization means that now is the time to invest in downtown Mission. The Mission Downtown Business Association (DBA) is encouraging investors to take a look at the historic section of the municipality, which currently has a number of vacant spaces. But that won't last much longer, predicts DBA President Lyndon Balisky. "This area is one of the best deals in town." The District of Mission is probing underneath the downtown area to determine what infrastructure would be required, and to see what buildings the land could support. And once the ensuing redevelopment begins, investors won't be able to afford to purchase or lease at per-square-foot rates as low as they are currently, he said, similar to what happened across the river in Abbotsford after its downtown was revitalized. The downtown offers a great

opportunity for start-up businesses, as setting up shop in this area automatically brings you under the auspices of the DBA, and allows entrepreneurs to take advantage of the organization's marketing and administrative support. The DBA now has an executive director, Ronda Cushnie, working out of the new DBA office on James Street, which is open Monday through Friday, 9 a.m. to 5 p.m. The charm of downtown is special, and many residents feel connected to the area, said Balisky. "The downtown is unique because it belongs to everyone, and we look forward to the community's input for what the downtown is going to look like in the next few years." Public hearings on revitalization will begin in early 2013. "We're confident that the completed vision for the downtown is going to be spectacular," said Balisky. Get ahead with a Riverside education R

iverside College offers a wealth of educational opportunities, including high school completion, upgrading and trades. Students can prepare for careers in automotive technology, plumbing, carpentry, esthetics and hairstyling, warehousing, business support and community support worker. Principal Cathy Anderson said there is a broad range of students at Riverside. There are high school-aged students taking entry-level trades programs, adults who go back to school to achieve their career goals and the transitions program, for "those under 19 who need a different setting than a high school to meet their needs." Anderson just completed her second school year as principal at Riverside. "It's a really impressive facility. The profile from Dewdney Trunk Road is very small, and you don't realize how big it is," she said. "You've got to come through the door to see what Riverside has to offer. It's a top-notch facility, our instructors are excellent and we have new and beautiful equipment." There are a couple of points she wants to make for students considering Riverside.

Firstly, they should know that students under 19 receive free tuition, because of the provincial government's commitment to educating young people. "The same program that would cost $8,000 as an adult only costs a few hundred dollars for students under age 19," Anderson explained. That has important ramifications for students who want to take a break for a year after they graduate high school. Financially, she recommends they get straight into a program. "That could be an expensive year off." Secondly, Anderson is also the principal of the Summit Learning Centre, which offers online school courses for kindergarteners through to high school students. She wants high school students in particular to be aware of the opportunities they have through taking online courses. Taking an online course allows students to customize their high school program, opening up elective course options at their home school. An online course through Summit can free up a spot on a student's course calendar for a different high school course that they want or require. That's a win for all concerned.

Liberals aim to help small businesses E

conomies continue to struggle around the world, but the B.C. government has found a way to maintain its AAA credit rating, which is critical to keeping debt costs under control. B.C. is one of the only provinces in Canada, and one of a few jurisdictions in North America to do so. "It's a tribute to how we've handled our economy here," said Abbotsford-Mission Liberal MLA Randy Hawes. "Debt loads are eating away government's ability to provide services in countries like Greece and Ireland." A strong economy means jobs, and an atmosphere in which small businesses can thrive and survive. "We recognize the job engine is small business and respect people who risk their own money to provide jobs as a cornerstone of the free

enterprise philosophy and the government's beliefs." While some governments would increase tax rates to try to fill their coffers, the Liberals believe that in having businesses achieve financial success, there will actually be more public revenue generated, even though tax rates are kept low. That's why the provincial government is offering competitive tax rates and a reduction in red tape and regulations — both assist small businesses in remaining competitive. The return of the Provincial Sales Tax in April 2013 may not be helpful to entrepreneurs, but the Liberals are harmonizing as much as possible in accounting processes and examining ways to make PST simpler and easier for businesses to administer.

Mission is a great place for business T

he current economic development activity associated with commercial, industrial, recreational and institutional investment in Mission is very strong. For the first time in a very long time, 2012 new construction tax revenue for non-residential (industrial/commercial) may be greater than new construction residential tax revenue. This is important because it diversifies our tax base and lessens the tax burden on the homeowner, said Stacey Crawford, economic development officer. This commercial and industrial increase in activity is double the activity of 2007, which will result in one of our busiest years in over two decades of data collection. This is despite a downturn in the economy that has hampered growth in other jurisdictions. "I believe this is a result of the development community recognizing Mission as one of the most underestimated and undervalued development opportunities in the Lower Mainland," Crawford added. "What makes this current investment interesting and future potential particularly exciting is the commitment of Mayor and Council, which includes creating the most business-friendly municipal government in the Lower Mainland and increasing commercial and industrial development as top priorities." This effort is paying off, as evidenced by the recent designation by Alberta Venture Magazine recognizing Mission as one of the most business-friendly communities in Western Canada, said Crawford. The following is an update on major development projects: Commercial/Industrial/Institutional • Smart Centres has completed its first building for Walmart. The building is 95,385 square feet, with construction costs of approximately $5,723,100. Building permits for Phase 2 (four buildings totaling 21,685 square feet) have not yet been applied for. • Mission Common, on the corner of Cedar Connector and the Lougheed Highway, has received building permits for four buildings totaling 12,624 square feet with a construction value of about $2,269,695. An additional 13,082 square feet has not yet been applied for. • Heritage Market Place Mall, on the corner of 11 Avenue and Stave Lake Street, has leased out space to several new businesses and professionals. The buildings total 43,314 square feet, with an investment of approximately $5,510,000 to construct. Foundations for the last two buildings are in. • Zoning for the mixed commercial (23 acres) and residential

Downtown In July, council directed staff to prepare detailed terms of reference for developing a comprehensive downtown revitalization plan. The intent of this effort is to create a vision for downtown to guide municipal and private decision-making including a summary package for investors and developers outlining the various incentives, opportunities and requirements applicable to projects in the downtown. Tourism • August marks the launch of Legend Tracker, which is the most interesting and exciting legendtracker.com geo-caching experience in western Canada as a result of its game-like format that also incorporates augmented reality into the experience of tracking down the Sasquatch!

(7.75 acres) development on the corner of Wren Street and the Lougheed Highway is at third reading and the last of the environmental approvals has been addressed. • A new BC Hydro office in Silver Creek Industrial Park totaling 15,270 square feet is under construction, with a total construction value of approximately $2,300,000. • Under construction beside Mission Memorial Hospital is the Fraser Health Office Building which will total 27,754 square feet, with a construction value of approximately $6,423,920. Waterfront In February, Mission council recommended that Phase IV: Implementation Strategy, move forward as the last remaining component to assess the financial feasibility of waterfront redevelopment. This final phase will determine the key stakeholder and developer interests, as well as identify the financial implications for the District when preparing a comprehensive land use plan. In effect, this last phase would bring the cumulative findings and recommendations derived from the three previous phases to a practical end with the key objec-

• The Mission Interpretive Forest is a 5,000 hectare (12,000 ac.) area along the western shore of Stave Lake. The District, in collaboration with its First Nation partners, is looking to overlay a recreational master plan to develop the area as a recreational playground for a multitude of all-season user groups. Look for an update on this amazing initiative this fall. Service Improvements Council is determined to create the most business-friendly municipal government in the Lower Mainland. As a result, several service improvement efforts have been implemented over the past 12 months. Some of the highlights include the formation of the A-Team, a cross-departmental pre-application review team that streamlines the development application process. BizPal was introduced; an online source of information on permits and licences to help you understand what may be required to start and grow your business. The District also launched WebMap, a new web-based GIS mapping system, which is a user-friendly visual tool that makes basic property information available to the public, contractors, developers, and consultants via the internet. Specific to the economic development function, BIZEnews, a bi-monthly electronic newsletter, was launched this spring to keep interested parties up-to-date on economic and tourism related development activity in Mission. The District of Mission just completed customer service training workshops for all staff.
