The new super-regional Mall of Africa will be the heart of the ambitious Waterfall – a city developed on a scale beyond anything South Africa has known. Earthworks for Mall of Africa began in October 2012. When it opens in April 2016, Mall of Africa will be the iconic heart of the innovative Waterfall precinct, superbly situated between Johannesburg and Pretoria. The Mall of Africa will be a visual, social and economic anchor within Waterfall. ld Mutual Emerging Markets (OMEM) will be moving its Johannesburg Head Office from its existing property, Mutual Square on Grayston Drive, to the new headquarters currently underway on Stella road in the heart of Sandton, where the company will be located from the end of 2017. The new development was marked by an official sod-turning on the site and followed by strides made to drive greater collaboration in the group and execute the company’s African growth strategy. Ralph Mupita, CEO of Old Mutual Emerging Markets, said the new Head Office, when completed by end-2017, will provide a convenient central hub from which the business will drive its collaboration initiatives and further expansion plans in Africa. About 500 employees from Mutual & Federal will also be moving to Stella Road.

“By ceremonially breaking new ground here, in the middle of the city that is a major financial and commercial gateway to Africa, we are also signifying that we are confident about the future of Africa and confident about our role – as well as South Africa’s role - in it.” The new 30 000m2 Stella Road premises developed by Old Mutual Property will be visible from the main arterial routes of Rivonia Road and West Street. With its prime location directly opposite the Sandton Gautrain station, it will also strengthen Old Mutual’s corporate presence in Sandton. The 12-storey development is targeting a five Green star rating from the Green Building Council of South Africa, in alignment with Old Mutual’s commitment to sustainability. The site will feature an urban precinct around an internal “piazza” incorporating food and beverage retail outlets that will be attractive to customers and employees alike.

Old Mutual Basement – one of Franki’s most challenging in Sandton

I

n recent months leading geotechnical solutions provider, Keller’s Franki Africa, has enhanced its reputation with several history-making basements in the Sandton area. One of these, the basement for the new Old Mutual building on the corner of West and Rivonia streets (opposite the Gautrain station) turned out to be one of Franki Africa’s most challenging projects in the area. While there were several reasons for this, the three main challenges were the extensive diabase dyke on the south west side of the site, the presence of the Gautrain tunnel, which runs directly under the site and the integration of the adjoining Sandown Mews development. The Gautrain necessitated a challenging approach for the excavation and ‘expected’ rock profile works directly over its tunnel alignment along the entire Rivonia Road face. No blasting was permitted in this region and there were some anxious moments during the installation of the soldier piles. As it turned out the soldier piles were installed deeper than the final excavation level thereby providing the first signs that rock might not be present over the Gautrain alignment. “This proved to be the case,” says Franki engineer, Paulo Alves, “with numerous benefits accruing to the client with respect to the management of the risk in this area.”

the north-west corner was detected at 8m below natural ground level, where the basement excavation extends to its deepest point of a total of 22m. The shallowest point is situated on the south-east corner where the excavation is only 14m deep. The design comprised 184 no. soldier piles of 600Ø drilled to refusal, 12,500m2 of gunite walls, 860 strand anchors of 600kN and 750kN capacity and 920 no. soil nails / rock-bolts varying in length from 3m to 12m. The total excavation volume was calculated to be 380,000m3, of which 80,000m3 was in hard rock. Site access was granted on 20th October 2014 to commence the Earthworks and Lateral Support contract. Partial access for the first phase was afforded to the building contractor in mid May 2015 with final works completion on the 24th October 2015, when the balance of site was handed over to the building contractor.

He adds that even when blasting in areas not directly over the Gautrain tunnel, extreme caution had to be exercised. This was achieved by constant physical monitoring of all blasting vibrations in the tunnel.

In terms of the Sandton Mews 3-level basement, which also had soldier piles and anchors as a lateral support solution, while we were able to remove the piles, and did so, our overall solution had to include the geotechnical ‘marriage’ of the two sites i.e. the physical integration of the Sandown Mews site into the Old Mutual foundations, Alves says. He adds that the third main challenge, the diabase dyke, has been a perennial geotechnical issue in the Sandton area. “The main problem is that it has weathered so differently to the rest of the site, which is granite. When the diabase dyke weathers it forms a much more clayey material, the bedrock is generally deeper, it retains more water and has a localised, elevated phreatic surface. Also its weathering is very hard and spheroidal,” says Alves. Franki is the Main Contractor working with Zero Azania as the preferred earthworks specialists and Alves says that although a geotechnical report had been presented, Franki’s experience of ground conditions when it comes to Sandton basement work, indicated that an extension of the geotechnical investigations was required – a decision which paid off. “This revealed the diabase dyke in the south-west corner of the site, situated directly over the Gautrain tunnel and confirmed the Sandton granite profile over the remaining site footprint. A Bigger and Better Clientèle community: Construction of new building and upgrades to the office park CONSTRUCTION AND DESIGN OF NEW BUILDING

I

n 1992, Clientèle opened for business in a single office in what would eventually become the Clientèle Office Park. By 2010, due to its steady growth, it had bought out the remaining tenants and had offices in all buildings. As of December 2015, Clientèle has a staff count of 1,400. By 2020, Clientèle will have a projected headcount of 2,500. In order to accommodate for future growth, Clientèle commenced the construction of a new building in March 2014. The project was briefed into the architectural firm, AMA Architects, via Yelllowwood Investments, which Clientèle is associated with by means of its largest shareholder, the Capricorn Capital Group. The Sandton based AMA Architects, a specialist in contemporary design, was commissioned to create a functional building that would be able to accommodate approximately 1,100 call centre staff on existing land within the Clientèle Office Park. The design also had to be flexible enough to allow for a growing compliment of staff whilst projecting a professional image.

They succeeded in creating a design with a strong linear geometry that helped to break down the mass of a 21 meter building. This resulted in a building that is both approachable to the public and still in line with business requirements. Equipped with four floors and three parking levels, the building is laid out in an ‘L’ shape that creates a ‘piazza’ type space in front that spatially connects to the office park. All floor plates are free of service areas and obstructions whilst maximising the usability of the floor plates. They are structurally open and can accommodate for future growth. However, an additional building would be required for a significant increase in headcount. The office block uses standard South African construction technology, namely, w.r.t. concrete and brickwork which is applied to 70% of the building thus ensuring cost efficiency. The glass facade system and some textural cladding elements further scale the building and provide layering for the overall building effect. During the closing stages of the construction of Clientèle’s new building (referred to as Building 7), the remaining buildings in the Office Park receivedsomewhat of a “refresh”. Each building was repainted and subject to interior

renovations, including plumping upgrades, new carpets, tiling and maintenance to the ceiling tiles.

INTERIOR DESIGN OF THE NEW BUILDING AND MEETING ROOMS Savile Row, a multi-disciplinary architectural firm, was briefed to create a work environment in Building 7 that more strongly

aligned with Clientele’s brand, improved clients’ experience, enhanced Clientèle’s values and employee culture, as well as, enhance staff retention, professionalism and productivity. As a starting point, Saville Rowleveraged their understanding of the building architecture to create a new workplace for Clientèle that ties into the base building aesthetic. Using this aesthetic as their canvass they then set out to personalise

the various spaces and facilities according to the audience and activities within them. The journey from the main entrance at the ground floor foyer, up through the atrium is deliberately neutral, reserved, professional and true to Clientèle’s master brand. However as one moves onto the call centre work floors the design, colours and patterns evolve into something more vibrant and playful. This was intended so as to reflect the mix of culture and energy of the staff who occupy these areas. The work styles vary between floors. For example, the Executive Floor is all-cellular, while the other floors are predominately open plan. In order to enhance opportunities for staff interaction and better cater for staff events, formal and impromptu meetings, various breakout areas were created. These spaces vary from the in-house coffee shop (Seattle Coffee Co.)and staff restaurant (Madiba’s) on the ground floor that opens out onto a covered terrace. The work floors all have pause areas with a mix of open and enclosed meeting spaces and the third floor provides an exclusive client meeting and entertaining suite, opening onto a covered terrace. As the trend to mobile flexible work increases these spaces will offer Clientèle staff greater choice in work and social settings. A collage of artwork that takes inspiration from South Africa and Clientèle culture was developed by graphic agency Design Vow. This artwork is applied as framed art or printed wallpaper in key areas. This approach was generously applied to the meeting rooms in the office park. No two rooms had exactly the same artwork.

INNOVATIVE FEATURES Energy efficiency Building 7 uses an energy efficient conditioning system, energy efficient light fittings on sensors/timers and energy efficient water heating (via a heat pump). Excess water is stored to avoid water shortages and responds carefully to orientation in facade treatment to maximise efficiencies, especially in terms of energy usage. Glass panels, in addition to maximising views to the exterior allowing for a friendlier internal office environment, ensure minimal heat gains or losses as they are made from performance glass. Meeting room booking system The Clientèle Office Park is equipped with many great places to share ideas, collaborate, make business decisions and comfortably meet with clients and suppliers. Each one of our meeting rooms has custom made décor to reflect our proudly South African heritage. The roll-out of the new meeting booking system has ensured that we use these areas even more efficiently and effectively. Outside each of the meeting rooms Building 7 is a tablet that notifies users of their status (Available, Pending and In Use), at any given time and also allows one to make bookings on the spot.

Recycling Located in the pause areas within Building 7 are specially designed recycling bins that allow employees to dispose of waste according to the following categories: ) GREEN BINS: Glass - glass bottles, glass containers and broken glass. ) YELLOW BINS: Plastic – plastic cups, plastic bottles and empty plastic containers. ) RED BINS: Tins – Cold drink tins and food tins. ) BLUE BINS: Waste – Chip packets, sweet packets, polystyrene, containers, leftover and fruit peels. Another interesting feature in Building 7 is dispensers which link directly to clean filtered pumped water. This is expected to lead to a dramatic reduction for the need forbottled water, thus reducing our impact to the planet’s ecology. Prior to the implementation of sorting and recycling, within most departments was a Nampak box for the collection and recycling of paper. This continues today.

New Pit Building for Kyalami Race Track

he R100 million –plus upgrade to the 54-year old Kyalami race track project is currently underway. The new circuit layout is visible and the extent of the work undertaken is evident all around the 73 ha site.

Achimota Shopping Centre Opens in Ghana

The Mall is owned by Delico Achimota Ghana Limited, the same group that owns the West Hills Mall, has more than 45 shops and two anchor tenants—Shoprite and Palace. Construction group Stefanutti Stocks puts its multidisciplinary skills to play at Kusile D

ivisions from all four of the multidisciplinary construction group Stefanutti Stocks’ business units (Building; Structures; Mechanical & Electrical; Roads, Pipelines & Mining Services) have participated in the construction of the Kusile Power Station in Mpumalanga. The most high-profile and visually evident aspect of this mega-project, was the civil works contract undertaken by the Kusile Civils Works Joint Venture (KCWJV) with Stefanutti Stocks Civils as the lead partner. This was completed in September 2015, after a seven-year construction period, during which some of the JV highlights included: • • •

The construction of the dewatering building base - a continuous concrete pour over three days and using a total of 3 636m3 of concrete. The successful construction of four Turbine Generator Blocks in one year. The successful sliding of 120 55-metre high Air-Cooled Condenser columns.

The completion of three boiler units in one year (combined these three boiler units have around 55 000m2 of apron slabs). The boiler house team alone poured just over 46 886m3 of concrete in 2014. Achieving the safety milestone of 10-million lost time injury free (LTIF) hours worked in July 2015.

Currently the KCWJV is working on the completion works phase. Stefanutti Stocks Roads & Earthworks, probably the first division on site, commenced the bulk and restricted excavation for the power station in 2009, a contract which saw the division excavate in excess of 1,5-million-m3 and backfill in excess of 1-million-m3. The division’s scope of work also included blasting, construction of three dirty dams, laying of pipelines and the construction of access roads.

South Africa’slargest piling contract, awarded to Stefanutti Stocks Geotechnical (lead partner) in a Joint Venture, was completed in 2011. The project entailed the design and construction of 8 540 auger cast-in-situ piles (800 - 1 200mm diameter) designed to carry their loads in a combination of side shear and end bearing. Other highlights included the removal of boulders and obstructions using coring barrels, and the utilisation of 77 725m3 of concrete and 9 229 tons of rebar. Stefanutti Stocks Civils in a separate Joint Venture, also undertook the design and construction of the material handling silos including six 5 000-ton fly-ash storage silos, two 1 000-ton coal surcharge silos, the ash-conditioning building and fly-ash dump. A further project the division undertook at Kusile saw it apply its resources and skills to the structural concrete construction of the coal stock yard, terrace material handling and limestone material handling facilities. Stefanutti Stocks Building, again in a Joint Venture, is currently undertaking a building contract that sees the JV

constructing a total of 84 buildings and structures that form an integral part of the 4 800MW Kusile Power Station. These structures include conventional buildings, 27 sub-stations, a water treatment plant, wastewater treatment plant, access control building, workshop, administration offices as well as the masonry and finishes within the six-storey auxiliary bays that alone comprise of 20-million bricks. Stefanutti Stocks Mechanical undertook the fabrication and erection of steel work to six miscellaneous structures, as well as the erection of free issue steel work to a further five structures.

A project like the construction of the Kusile Power Station only comes along only once or maybe twice in your lifetime, says Mark Stannard, KCWJV’s project director. In

addition to contributing via our multidisciplinary capabilities, these Kusile contracts have all provided an incredible learning ground for professionals, the workforce, graduates, interns and apprentices - all of whom have benefited from their participation in this technically exciting mega project.

NEW OFFICE WING EXTENSION TO THE EXISTING NRF BUILDING

T

he National Research Foundation promotes South African research interests, both nationally and internationally. Because of the success in fulfilling its mandate, the organization has outgrown the existing accommodation, necessitating the commissioning of the new wing. SNAPP Architects participated in a stringent tender process, culminating in their appointment to the project. The challenging brief, was to provide a world-class facility that complemented the existing buildingdelivered within the strict budgetary constraints; incurring the minimum impact on the landscaping. The terrain slopes significantly from southeast to northwest and is triangular in shape, approximately 2,8Ha in extent. The manicured parkland of indigenous trees and shrubs is interlaced with pathways that lead from the parking areas. The decision was made to build on the crest of the property, in order to take advantage of the magnificent vistasover the gardens, towards the city. The construction area of the extension is 3977m² in extent, comprising two principal elements, an office component and a conferencing facility with underground parking. The new building takes cognizanceof the multiple sectors within the NRF organization their different requirements. This necessitated the introduction of a separate entrance and reception area to serve both the new conferencecentre and the office wing.

The aesthetic concept is faithful to theform of adjacent building by maintaining the rhythm and by featuring similar construction materials. The office wing is in keeping with the look and feel of the original works with a fresh twist.However, as the building turnsthe corner at the new entrance, the design becomes bolder with the introduction of angled concrete frames. It further breaks form by introducing a curvilinear roof that cascades over the auditoriumand conference area in a sweeping arc.The articulation of different functions is thusachieved, through the formal development of the building from the familiarity of the new office wing, to the large dynamic entrance portal and, finally, the main feature of the curved auditorium and reception spaces. Spill-out areas and external passageways take full advantage of the panoramic views. Along with the continuation of rhythm and scale, the use of off shutter concrete feature elements at sloping angles speaks to various elements in the existing building; and the use of face-brick infill panels and precast sills directly relate to the existing materials. Steel was introduced as a new material throughout the extension and together with the matching colouredRheinzink roof sheeting on the curved western façade ties the whole building together with careful metalwork and detailing throughout. The entrance and guard-househas been sculptured to showcase the works, in celebration of the aspirations of the NRF. We trust that the all who enter will enjoy the premises as much as we relished the assignment.

Eastgate Mall gets a massive Redevelopment

O

wned by Liberty Group Properties Pty, bedfordview based Eastgate Mall is currently undergoing the second phase of the redevelopment. The large- scale redevelopment project started in July 2014 and is scheduled for completion in the mid of 2016. It entails the relocation of the Ster Kinekor cinema complex to the retail roof level of the shopping centre, the design and construction of the cinemas structure has only been possible due to the advances in 3D software technology where steel is robotically cut directly from the electronic 3D model developed in the design process. Creation of space to accommodate Hamleys Toy Store and the additional of two parking levels which will add a further 1 300 parking bays are also part of phase two. A new lead-in mall to accommodate Zara will also be created. In addition, priorities were also made to expand Woolworths by just over 2000m2 and a new external pedestrian piazza and the creation of an enlarged Edgars, Jet and Foschini stores. The design aesthetic utilised in the upgrade really takes its inspiration from the fact that Eastgate sits in a valley and has beautiful views out to the northern and southern hills

surrounding it. The new design explores the visual connectivity of these hills. This is seen in the form of the massive window used at the WW extension where views out and natural light coming in make the external environment more interactive. The new entrances have large double volume glass facades with huge oversailing roofs to welcome the landscape into the centre and in turn allow the centre to reach out to its physical environment. The cinemas’ forms also reinforce the softness of the hills, with gently undulating roofs and façade cladding. Internally, this can be seen in the form of the drop down ceilings, allowing more light to flood the bulkheads and signage of shops and the long interlocking lines of the new tiling layouts which assimilate the strata running under the complex connecting the energies of the surrounding geography. As with most shopping centres, the redevelopment work is being undertaken while the mall remains operational.
