New Multi – Million Rand FNB Acacia House Umhlanga C

onstruction of FNB’s new office development in Umhlanga Kwa-Zulu Natal is scheduled for completion in November 2014.

Once completed, the FNB Acacia House complex will become a regional office for FNB, Rand Merchant Bank and other divisions within the Group. Encompassing environmental best practice methods, the development will enjoy extensive green energy-saving

efficiencies in the primary, electrical and mechanical installations. The project will aim to achieving a four-star ‘by design’ and ‘as built’ green rating. The building incorporates construction, design and operational practices that reduce and eliminate the negative impact of development on the environment. WBHO are the Main Contractor and Bentel Associates International (Pty) Ltd is the firm behind the design.

Umhlanga Development is located on the corner of Umhlanga Rocks Drive and Kikembe Drive, Umhlanga. The property is accessed from Precinct Boulevard off Kikembe Drive on the corner of the site. The site is to be developed with a total bulk of 16 000m2.

Complexities of Design and Site • 5-storey change in level from one corner of site to the opposite corner of the site • Design has to withstand wind loads from location on the ridge • Views to be panoramic but have to be controlled in respect to heat build-up and glare

The FNB building comprises of rentable office space spread over six levels that will house 800 employees. The main entrance to the building is located on the southeastern side adjacent to the Precinct Podium. The reception area, Welcome Centre, staff restaurant, kitchen, security control and utility services, and FNB Retail Branch, are located on the ground floor with the first to fourth floors of the building comprising of flexible office space. Boardrooms and flexible function space and bar area, finishing kitchen, stores and office space on the fifth floor. External terrace to perimeter. The approximate GLA for each level varies from 1780m2 for ground floor to about 2769m2 for first to fourth floors and 1982m2 for fifth floor, with a further 2618m2 in basements.

The building geometry is developed around a central core comprising of four destination control lifts, one fireman’s/ goods lift (linking all levels including all basement levels), and two fire escape and circulation stairs, ablution facilities including mobility impaired ablutions in both male and female ablutions, a janitor’s room and a tea kitchen. There is further provision for two pause areas adjacent to an escape stair on each level. Two dedicated areas for bulk filing is provided adjacent to the core. The surrounding floor plates are of varying floor depth from 12m to 27m to allow for flexibility in the space planning design. Fenestration on the façade is limited to certain areas to allow for enough natural light in an open plan office environment, while reducing the amount of exposed fenestration on the south-western and northwestern facades. Sun screening to the north-western and north-eastern facades. The structural grid for the building is 8,4m x 8,4m.

The roof comprises waterproofed structural concrete slab to allow for accessibility and to accommodate the HVAC plant. Saturated electrical and data services are provided in the raised 300mm access floor. All offices spaces are fully airconditioned. The building is designed with energy efficiency in mind and contains appropriate responses to green issues as agreed to during the design process and design to achieve a green star rating 4: • Recycling facilities provided with sorting for dry/wet waste • Materials used for construction are selected to suit the requirements of the green design Council requirements • Renewable resources used to fabricate components of the building • Cycle facilities provided, cycle racks, ablutions and lockers. • Preferential bays for hybrid cars, motorcycles • Performance glazing used to reduce load on HVAC system • Power factor correction will be installed at medium voltage to ensure that the maximum demand of the site is equal to the actual energy used • No incandescent lamps will be used in the development • Low voltage lamps will be kept to a minimum by using alternative technologies like LED lamps, compact fluorescent and natural daylight • All light fixtures will be equipped with electronic ballasts • Light fittings in the office environment will be equipped with T5 Technology • Occupancy sensors will be used in the office space to ensure that the electrical lighting load is kept to a minimum • In addition, the office lights will be switched off after hours by the building management system • The architectural designs will incorporate the use of natural daylight in the offices, atrium and entrances • External light fittings will be switched via photocell • The HVAC system will incorporate a central chilled water system for maximum energy efficiency • The building is designed to a notional building as described in SANS 204 and will yield better efficiencies as described in the Code • The HVAC design also incorporates a full economy cycle whereby using external fresh air during optimal external conditions HVAC is a decentralised variable air volume (VAV) system serving the office building and ground floor Branch, restaurant, Welcome Centre and other special areas. A highefficiency water cooled chiller plant supplies chilled water at approximately 8oC to the various air handling units on the office floors. Condenser water from the chiller is distributed to dry coolers used for heat rejection. The chilled water plant is located in a double volume plant on basement 3 and the dry coolers are located in a triple volume air cooled plant room (basement 2, 3 and 4).

The VAV air handling units supply filtered and conditioned air at a varying temperature to the office space. The supply air temperature set-point will automatically be reset according to the zone’s cooling requirements thus maintaining better air quality and reducing the terminal reheat load and energy consumption. The units will not be supplied with an economy cycle due to high humidity conditions in Umhlanga. The supply air is distributed throughout the air-conditioned areas by means of externally insulated galvanised sheet metal ducting. These ducts will be installed in the ceiling void. Supply air will be introduced into the air-conditioned space by means of ceiling mounted VAV swirl diffusers. The diffusers consist of a motorised damper that controls the amount of conditioned air supplied and electrical heater element. The indoor air temperature is controlled through a wallmounted set-point adjuster that allows occupants to adjust to the desired temperature set-point. The VAV air handling units will generate condensate which will be drained by gravity to trapped floor drains in the plant rooms to prevent odours being drawn back into the unit. The wiring closest/nodal rooms/and security control rooms require 24 hours cooling with duty and standby units. Each room has two VRF/VRV units which are connected to the duty/standby outdoor units located on the roof of the building via refrigerant lines. The indoor under ceiling units supply air directly into the room via unit mounted grilles. The ablutions, tea kitchens and network rooms are separately mechanically extracted. The exhausts are positioned as best as possible to prevent the re-entrainment of the exhaust air through the fresh air intakes. The kitchen is on the ground floor and has dedicated kitchen canopies extract system complete with built-in make-up air and fire dampers on the extract spigot ducts. The extract ducting (black steel welded) and make-up air ducting is routed to the roof level via a dedicated shaft.

The finishing kitchen on level 5 has a dedicated extraction system complete with extract canopy and black steel ducting. The office areas and basements have smoke extraction. The fireman’s lift lobby and relevant staircases are pressurised. Basement parking is mechanically ventilated to prevent the build-up of noxious fumes, carbon dioxide and carbon monoxide. Ventilation shafts are provided with low level and high level grilles and fans are rated for smoke extraction. A water storage tank of sufficient capacity to provide for the consumption of the building for a period of three working days will be provided in the basement. The tank capacity was based on storing 30 litres of water per person per day, including kitchen and bar areas on the topmost floor. Domestic water is pumped from the water storage tank via the pipe reticulation to the end fittings by means of a variable speed pump set with built-in redundancy consisting of at least two individual pumps, located at basement level adjacent the water tank. These pumps will only deliver the water flow and pressure required to match the demand at any particular time, and in doing so, provide energy efficient operation. Also, the design and operation of the pump set

with built-in redundancy will allow for maintenance and repair work, when required, to be undertaken on a particular pump without disruption to the supply of domestic water to the facility. Public toilet areas, pause areas and tea kitchens, as well as main and finishing kitchens, are provided with hot and cold water. The exterior of the building is finished in natural stone, Versus wall coating and curtain walls designed to withstand wind loads expected on the ridge as well as offering the performance figures required to meet with building design. The building is positioned on north-western side of a terraced podium/garden space. Total parking in the basement is approximately 748 bays providing 4,6 bays/1002 of rentable office space. Access to the building is managed via two shuttle lifts linking all basement levels to the building lobby, four lifts server office floors. All electrical plant, delivery areas, combined waste sorting and holding areas and change room facilities are located in dedicated areas in basement -4 with the sprinkler protection and potable water plant located in basement -4, beyond the extend of parking to perimeter of site.

iesel Electric Services (PTY) LTD has built a long term relationship with FNB and is proud to be associated with the latest FNB Umhlanga project, providing them with power generation solutions that address todays energy challenges. The scope of work included installing 2 x 1000kVA Diesel Generating Sets with full synchronizing functionality. The plant room is equipped with sound attenuators fitted to reduce the noise levels.

Both day tanks and bulk tanks have been installed, providing security and reliability of fuel to the sets. Quality of fuel is ensured by utilizing a receiving tank, with fuel filtered and treated before being pumped into the bulk tanks. The fuel control panel will control all the tanks to ensure optimum fuel supply and ensure that the bulk and day tanks are always full of diesel. The Uninterruptible Power Supply System comprises 4 x 250kVA UPS’s configured in parallel redundancy with a

battery autonomy of 60 minutes per UPS at full load,1 x 80kVA UPS with a battery autonomy of 30 minutes at full load was also supplied, thus ensuring uninterrupted clean secure power at all times. Diesel Electric Services (PTY) LTD had to interface with Malaysian Switchgear Distributers who supplied, installed and commissioned two of the substations with Tamco VHIH 11kV switchgear and one consumer substation with 3 panels. Malaysian switchgear also supplied 3 panels to the transformer room. The consulting engineers are One Zero (PTY) LTD and the main contractor is WBHO. PC FLOORS DELIVERS QUALITY FOR

MIDAS WAREHOUSE

C Floors, a South African company specialising in industrial concrete flooring recently participated and completed flooring work on the new 20,000sqm, MIDAS warehouse at the Meadowview Business Estate.

The new MIDAS warehouse is located at Meadowview Business Estate situated at the London Road interchange, adjacent to the N3 highway and R25 Modderfontein Road, in Johannesburg. The business estate is development by Intaprop, which was launched recently as the demand for fast-moving consumer goods (FMCG) logistics grows. According to an Intaprop study, the centre of gravity for fast-moving consumer goods (FMCG) supply is located at

this point in the province. Intaprop is a private property development and investment enterprise with a successful track record in corporate real estate development. PC Floors took up the challenge and managed to deliver a strong hardened R8 million jointless floor for MIDAS within 12 working days after a very tight schedule. The schedule was described as “very tight” by PC Floors MD, Adrianus Huijskens, whose team performed in 12 days nonstop to deliver an immense load bearing floor of 12 tonpoint load. Last year PC Floors was awarded 145 flooring projects and has delivered on all of them by bringing innovation, great engineering and experience to the market. Construction Insight visited the offices of PC Floors for an interview with its MD, Adrianus Huijskens, to discover what PC Floors brings to the South African Market and how the company is run. Adrianus Huijskens explains that PC Floors SA is owned by a much larger company, RCR Flooring, the biggest in the flooring business, with its headquarters in Luxemburg, churning out 12 million square metres of floors every year amounting to approximately 380 million euros. RCR Flooring bought into PC Floors in 2012, and the new operation has been in place just over 2 years in South Africa. TYPE OF FLOORS PC Floors offers a floor design service, in conjunction with its engineering division, resulting in an optimum valueengineered floor specification. PC Floors creates jointless floors using PERMABAN armoured joints, BEKAERT steel fibres, ROCLAND hardeners and SOMERO machines, like LASER SCREED and TOPPING SPREADER – the only one in the country, with professional installation to produce the best performance.PC Floors works to TR34 standards for floor construction to conform to all flatness specifications.

DOING BUSINESS IN SOUTH AFRICA Adrianus commented that MIDAS is a great client who is connected to its mother company, Imperial South Africa, which gives PC Floors the exposure it needs for future business. “There are just two companies that could have done the jointless floor for MIDAS and we won the contract based on our product and the quality we bring to the market.This is how we like to do business, where someone speaks about our professional work and recommends PC Floors to a new client.” THE BUSINESS PROCESS PC Floors benefits from 3 key departments in RCR 1. RCR Flooring Services – This incorporates RCR design, structural engineering and project management services for industrial floors. 2. This is to achieve best customer satisfaction and also to be ahead in terms of picking up faults and developing problems on all PC Floors projects.

Our technology prevents curling and delamination of the floors on all our projects.” SUSTAINABILITY The holding company, RCR floors recognises that companies today need to fulfil environmental regulations, and meet stakeholder expectations and that doing so starts with the building’s design.RCR has the tools to calculate the carbon footprint of its products, and hence propose the most carbonefficient specification for the floor and building owners can be confident they are making a responsible choice. RCR dry-shakes and resins also hold LEED (Leadership in Energy and Environmental Design) product certification, and have a very low VOC content. As a large international Group, RCR takes its own corporate environmental responsibilities seriously. All the companies are encouraged to operate within a recognised environmental management framework. SOCIAL RESPONSIBILITY Adrianus added that PC Floors has great plans of helping communities and local workforce to advance economically as this part of the vision of the holding company all over the world. Even though a fully funded social responsibility project has not yet taken off in South Africa, Adrianus has worked hard to improve the working conditions of its workers who are in total 70 permanent staff, and up to 100 if the subcontractors are included as well. There is also an aspect of knowledge transfer going on as PC Floors brings in experts from Europe on all its major projects. The European engineers work closely with local staff ensuring that a transfer of knowledge takes place. This according to Adrianus creates huge enthusiasm to work and learn both for the experts as well as the local workforce.

GROWTH PC Floors is currently pursuing plans to expand into the greater Southern African region. So far projects have been carried out in Angola, Mozambique and Zambia. Over the next few years growth into these areas is likely be accelerated with South Africa as the regional centre. THE FUTURE Adrianus explains that when he goes back to Europe he would like to leave behind a successful company that is good for everyone. “Firstly this must be a company with the best possible flooring solutions to South Africa. Secondly we must take care of our staff on the floor, because they are important to the company, they get the job done on behalf of the company. Once the job starts it isnonstop, you cannot stop it and usually needs to be executed within very tight timelines. The company is about making money but more than that it is about the philosophy of how we work and how we advance and impact local workforce with knowledge and economic value.”

Nampak Opens its R1.2 billion Energy Efficiency Furnace G

lass manufacturer Nampak Glass recently opened its new energy-efficient glass furnace in Roodekop, Gauteng. The Furnace was officially opened by South Africa’s Minister of Trade and Industry, Dr Rob Davies, and Nampak’s Chief Executive Officer, André de Ruyter. The R1,2 billion furnace, which is the third at Nampak Glass, will increase the plant’s capacity to 295 000 tons per annum and create about 140 direct jobs. Nampak has already secured long-term contracts to supply customers with a mix of glass bottles and jars. On the official opening Nampak Glass CEO André de Ruyter said , the addition of the new furnace, which had the capacity to produce up to 1 700 glass bottles a day, or 300-million bottles a year, increased the manufacturer’s production capacity from 195 000 t/y to 315 000 t/y.

In the past year alone, Nampak spent approximately R2,5 billion on a number of capital projects, the majority of which were in South Africa. More will be spent in the future, mainly on refurbishing and upgrading existing operations in order for Nampak to remain competitive in the face of increasing competition and cost pressure” said André. As the leader in packaging in Africa, Nampak recently acquired a beverage can-making business in Nigeria for US$300 million and is doubling its beverage can-making capacity in Angola from 800 million to 1,8 billion cans by 2015. Nampak Glass is considering both Greenfield and brownfield growth opportunities in the key regions of West and East Africa. This is in line with the group’s strategy of accelerating growth in the rest of Africa.

Of the R1,2 billion invested in the third furnace, 50% was spent on developing the building in South Africa and the balance was used to buy the furnace equipment in Europe,” said De Ruyter He further added that the furnace was also already 15% more energy efficient than the other two furnaces, with an additional 12% to 15% efficiency improvement expected to be achieved once the furnace’s preheating technology was activated later this year. New technology in terms of wastewater harvesting also reduced the facility’s water requirements to one-tenth of its previous needs. One of South Africa’s largest Rotary Uninterrupted Power Supply (RUPS) has also been installed on the site, removing the risks of power outages and surges. Construction on the new furnace started in August last year, with the first bottle produced in August this year. During peak construction, 2 600 people were employed at the project, with the new furnace also having created 140 direct long-term jobs.

New Polokwane private hospital to improve access to cost-effective, quality healthcare “Situated within the Savannah suburb of Polokwane, the hospital is expected to attract patients not only from within the city itself but from throughout the province. We have identified a particularly great need for highly specialised services such as cardiology, and the hospital will include a cardiac catheterisation laboratory. This will employ sophisticated imaging equipment to visualise the arteries and chambers of the heart to identify abnormalities and treat them. Netcare Polokwane Hospital will initially open with 109 beds, but the facility is being developed in a modular way that will enable easy and rapid expansion in order to meet the growing needs of the community.

This is according to Jacques du Plessis, managing director of the Netcare hospital division. The construction of Netcare Polokwane Hospital, which is being developed in partnership with empowerment consortium Pholoso Holdings, commenced in February 2014 and is scheduled for completion by September 2015.

Du Plessis says that aside from cardiology, the hospital will offer a wide range of other medical and specialist services and, over the coming months, Netcare will be looking for opportunities to expand on these even further.

“This is a tremendously exciting project not only for Netcare and Pholoso, but also for Polokwane, the capital and heartbeat of the Limpopo province. Polokwane is developing rapidly and there is a great need within the region for the specialised and other healthcare services that the new private hospital will be offering,” explains Du Plessis.

Some of the specialist disciplines that Netcare Polokwane Hospital will offer once it has been completed include: cardio-thoracic surgery; vascular surgery; obstetrics and gynaecology; urology; ear, nose and throat (ENT) surgery; paediatric services and surgery; and orthopaedic surgery. The facility, which is being developed using the very latest in hospital design techniques to optimise both operational

VI Energy was delighted to be chosen by Actis to developa commercial scale, carport mounted solar PV system for its Garden City Mall - a first for Kenya. The Mall is a flagship project that has been awarded Partner Status by Vision 2030 and will result in the first LEED certified retail mall in East Africa. It will alsonow includeAfrica’s largest carport solar system. With the price of renewable energy technologies steadily droppingover the last ten years, solar can now be cheaper than the prevailing grid tariff. The problem is, companies are often put off by the large upfront costs required to install a solar system, preferring to pay for solar on a monthly basis, just as they currently pay for grid electricity. They are also reluctant to commit to the task of constructing, monitoring and maintaining their own solar power plants. These issues are not unique to Kenya. In fact, these same barriers to solar adoption existed in markets such as the USA. In the US, the explosive growth of solar has been unlocked by

the emergence of third party finance solutions like as power purchase agreements (PPAs) and solar leases. In response to this NVI created a Solar Solutions Platform (Solar4Africa). Solar4Africa offers comprehensive financed solar solutions to companies wanting to generate their own electricity using solar. For East Africa, NVI has partnered with Cross Boundary Energy to provide capital for its Solar4Africa Platform. The Platform offers plans that overcome these barriers and connects power users, design and installation firms in a cost effective manner,offeringAfrican businessesa way to pay for solar power on a monthly basis, similar to how they currently pay for electricity (or similar to renting a generator). At Garden City, SolarCentury (East Africa)were contracted, to design and build the solar system, while also providingmaintenance services. NVI will oversee the installation and maintenance and insure the solar equipment over the lifetime of the agreement. Garden City makes monthly payments under its Solar4Africa plan, and at the end of the agreement, will own the system outright. The solar system will not only reduce the cost of power, and hence the service charge and occupancy costs for Garden City retail tenants, but will also reduce CO2 emissions by an estimated 492 tonnes per year. Through the incorporation of various technologies such as heat recovery from HVAC systems, occupancy sensors on both lighting and cooling and ventilation systems, LED lighting and heat pumps, it has been calculated that Hilton hospital will use 890 MWh less per year to run than if it had been built utilising the same specifications as other recently built facilities.

Architecturally, sun louvers and the positioning of areas that require maximum cooling on south facing areas has been incorporated into the design of the hospital as well as increased thermal insulation and various other efficient designs to further aid in reducing the energy demand of the building.

A PV proposal will soon be presented to make the hospital less dependent on the national power grid. “A photovoltaic

Any proposed designs are pre-submitted to CMC’s design office, which in turn submit same once accepted, to the contract consulting engineers SMEC for approval. Only once all approvals are obtained, commencement with structural works can commence. On the Northbound , not visible to the public there is a massive pipe culvert being constructed by Duncans Industrial. The pipe culvert is approximately 615m long and constructed with 1,2 meter diameter pre-cast concrete pipes. The pipes are laid in a row of 4 , and total quantity of pipes to be laid is approximately 985 on this section alone. The pipe culverts joins into an previously constructed inlet structure and canal , which was also constructed by Duncans Industrial.

New FNB Building Windhoek goes Green

F

irst National Bank (FNB) Namibia is poised to add another ‘green’ or environmental friendly skyscraper to the Windhoek architecture, with its head office building that is under construction in the city centre. Windhoek already has an environmental friendly green building in Old Mutual Towers along the Independence Avenue, opposite Zoo Park. The FNB head office, called FNB Freedom Plaza, is right next to the park. It has been designed to allow occupants to easily access nearby amenities, thus reduce pollution from vehicles. The land on which the FNB is being built was previously a parking lot with very little ecological value. By reusing this site, the FNB said, it had preserved ecologically valuable land. “Occupants will experience reduced discomfort as a result of glare from natural light as the glazing selection and the specification of internal blinds

Green Star submission,” said Gregory Rice of WSP Group Africa. The building is well on its way to achieving certification under the Green Star SA Office v1 Rating system. The Green Star Certification process consists of certifications for design, where systems and initiatives were recognised as “to be constructed” elements, and certification for As Built, where systems and initiatives were recognised for being “constructed” as part of the finished building. The design of the irrigation system ensures that there will be over 90 percent reduction in potable water use for irrigation. The new building, which will consist of five stories as well as six basements with 700 parking spaces, will be completed by August 2015. More than 14 000 tons of concrete and a quarter of a million tons of steel have been used to make the dream of FNB Namibia, first envisaged 10 years ago, a reality.

Kusile Power Station underway

F

or several years, concerns about South Africa’s power shortage have been mounting. With the growth of South Africa’s economy, the demand for electricity has increased significantly. Grid margins have been reduced and electric supply cannot always meet demand resulting in load shedding at times, which hashad a negative impact on communities and businesses throughout the country. It is imperative that new power supply is commissioned quickly to meet this growing demand and sustain South Africa’s economic expansion with as little impact on the environment as possible.It takes years to design and construct a power station large enough to alleviate the strain on the power grid. It has been over 20 years since a coal-fired power station has been built in South Africa, creating a skills shortage today.

Eskom is taking action to address the power crisis, while minimising the impact on the environment and awakening a dormant industry. The Kusile Power Station, which is being constructed in Mpumalanga, is one of Eskom’s most ambitious and innovative projects to date. Upon completion the plant will increase South Africa’s power supply capacity by 10% while reducing the environmental impact typical of coal-fired power generation.

Setting higher standards The Kusile Power Station will be Eskom’s most advanced coal-fired plant to date, and will be one of the largest coalfired plants in the world. In fact, it will be the largest coalfired power plant in the southern hemisphere once complete.

More power, less harm to the environment

Water is essential to the process of power production, but unfortunately water scarcity is another concern in South Africa. The Kusile Power Stationwill be usingair-cooled condensing technology to significantly reduce the station’s water consumption. The station has been designed as a ‘zero-discharge’ site,which means that all water effluent will be treated and re-used by the station instead of being discharged to estuaries.

Eskom is committed to mitigatingthe environmental impacts associated with coal power stations. To this end, the Kusile Power Station will be Eskom’s first power station which will utiliseFGD to achieve 90% sulphur dioxide (SO2) removal and to greatly reduce other carbon emissions. The power station will also make use of six 800 megawatt (MW) supercritical boilers, with the result that less coal will be burnt and emissions per MW will be reduced. According to Abram Masango, the KusilePower Station Project Director, “The Kusile Project was designed with the

onstruction is currently under way at a rapid pace on the contemporary structure which will be the new premises of petrochemical giant Sasol. The ten storey high building which is aiming for Green Star Rating by the Green Building Council of South Africa will undoubtedly change the landscape of Wierda Valley permanently.

Final touches being applied to the mammoth Sasol basement in Sandton

Giving it Gas in Sandton Introduction Franki Africa has received widespread acclaim for its foundation and general geotechnical work on a host of different basements in the Sandton area in Gauteng, South Africa. Two of the most recent include the mammoth 170 000m³ basement for the new Sandton premises of petrochemical giant, Sasol, and the 60 000m³ basement for the new head office of legal firm Webber Wentzel.

Sasol Magic “This is not just another building,” says Franki Africa’s Paulo Alves of the Sasol premises. “The building will have a massive footprint of about 6,500m² and will be 67 000m² in total,” he says.

“Our main challenge on this job was to excavate the 170 000m³ - of which 100 000m³ was decomposed granite rock - to a depth ranging between 14m and 18m and still complete the job in seven months, which is extremely tight from a time perspective” Alves says. “The granite required drilling and blasting, which is challenging in such a densely populated area as Sandton. We were of course considerate of our neighbours who were notified well in advance every time there was to be a blast.” Alves adds that this was a two-phase contract, which meant that Franki Africa did not have immediate access to the entire site. “It is fairly difficult to work under partial-access circumstances, which were exacerbated by the fact that there were also five large buildings on the site that had to be

demolished. We had to work while the demolition was taking place and on only half the site at a time. This left us very little room to manoeuvre,” Alves says.

Teamwork

But ultimately this project went off very smoothly starting with the fact that the original soil investigations were, according to Alves, pretty accurate. “There were no surprises,” he said.

Alves says that to complete, in seven months, two significant basements totalling 230 000m³ excavation and requiring drilling and blasting and the installation of hundreds of piles is no mean feat and one which could not be achieved without exceptional teamwork.

The scope of works included: 170 000m³ excavation; 6 600m² of lateral support; 169 (no) 600-diameter soldier piles, 550 strand anchors, 400 rock-bolts and a 6 600m² gunite face area. It also included approximately 85 (no) structural piles and the diversion of existing storm-water and sewerage lines that ran through the site. The Sasol project began in May 2013 and was finished by the December 2013 shutdown. The other basement, that of Webber Wentzel’s new head office, while considerably smaller than the Sasol excavation turned out to be quite a lot more challenging. Of the total excavation of 60 000m³, no less than 20 000m³ was extremely hard blue granitic rock. “This is very hard material which required extensive drilling and blasting,” Alves says. “But easily the biggest challenge on this job was the diabase dyke that we came across along the Rivonia Road face when we were installing the soldier piles. “This was unexpected and required a completely different piling application and technique, which entailed us replacing 40 (no) auger drilled soldier piles with 610mm diameter percussion-drilled piles, which took in excess of a month to install. “This too was a tight job with respect to time and in this regard we were put under pressure with the discovery of the dyke and when the demolition of the existing structure took longer than anticipated limiting the lateral support and earthworks access on site.” But Alves says the contract, which started in June 2013 and was completed by midNovember 2013, was still completed in an acceptable time-frame. The scope of works included: 60 000m³ excavation to a depth ranging between 8m and 14m; 96 (no) 600 diameter soldier piles; 240 (no) strand anchors and 250 (no) rock bolts and a total gunite area of 2 900m².

“Our team and our partners on these jobs, Zero Unlimited Earthworks and Pro-Frag Blasting, went way beyond the call of duty in order to get the job done professionally and on time. They often sacrificed weekends and never complained about the extra hours that were needed when the pressure was on,” Alves says. He adds that unless there is harmony and teamwork between all the players on complex geotechnical sites, all the expertise and experience in the world can mean very little. “From our project managers to the Zero and Pro-Frag on-site managers, these jobs were shining examples of how engineering and related teams can work together to produce world class results,” he says For both jobs Franki Africa utilised three lateral support teams and two Soilmec SR 30 drill rigs, which proved to be invaluable in the speedy and efficient drilling and installation of the soldier piles. “Balance between quality and time is always the issue in projects with tight timing and these machines as usual proved to be significant in us maintaining this balance,” Alves says.

St Helena to be connected to the outside World

A

remarkable construction project is underway to bring the remote South Atlantic island of St Helena closer to the outside world.

St Helena a 420 km² volcanic island, with a population of 4,300, is a British Overseas Territory 1200 miles off the coast of South West Africa. The island has neither had an airport or even a sea port in the past. The current life line has been landing by boat from RMS St Helena. St Helena Government and the UK Department for International Development are spending around £250 million on the development of the airport. There hope is that the investment will promote tourism to the island and reduce the UK’s £25m annual subsidy. In November 2011 a contract was signed with South African construction company Basil Read.

Approximately 8 million m³ rockfill embankment through which a 750m long reinforced concrete culvert will run; An airport terminal building of 35,00m² and support infrastructure; Air traffic control infrastructure; bulk fuel installation for 6 million litres of diesel and aviation fuel; a 14km airport access road, and all related logistics. A key milestone has recently been achieved by the filling of Dry Gut valley with 450,000 lorry loads of material, moved over 22 months. The airport is scheduled to open early in 2016. The operational phase will be in partnership with Lanseria Airport for the first 10 years.

Due to the geography and lack of equipment and material on the island, the project is exceptionally demanding logistically. Mitsubishi Electric appointed to the St Helena Airport Project

t R3bn, St Helena Airport development represents one of the largest construction projects awarded to a South African construction group by the UK Department of International Development (AID). Basil Read, the successful bidder, has estimated the ST Helena Airport build time to be four years with the completion date set for early 2016. The airport project, when completed, will measure 3500m2 and offer landing facilities for aircrafts up to an Airbus A320 or Boeing 737-800. The airport buildingis designed as a mixeduse development which includes the terminal building for arrivals and departures and (limited) office and retail space.

Mixed-use buildings are generally the most challenging buildings to keep comfortable. With the wide variety of environments, the cooling and heating needs of the ST Helena Airport are significant. HVAC specialists, Worley Parsons Engineering were appointed to assist on the project, with 52 Engineering acting as the onsite HVAC contractors.

The City Multi can heat and cool using minimal energy and has a high coefficient of performance (COP). The world’s only two pipe simultaneous system means that by eliminating the 3rd pipe,the CITY MULTI costs less, is quicker to install and is more reliable. The amount of piping sites is also reduced. The Key to the CITY MULTI system lies in the BC controller. The controller houses a liquid and gas separatorallowing the outdoor unit to; deliver a mixture of hot gas for heating and cool liquid for cooling, out of the same pipe. The more the heating and cooling process is engaged the better the COP performance. The unit also has the ability to regulate temperature through the “changeover mode”. This allows for maximumcomfortthroughout the multipurpose structure. The ST Helena Airport building will be installed with a mixture of midwall, cassette’s and hideaway units. The fresh air volumes (L/s) will range from 30 to 60 volumes. Air supply will vary from 333 to 630 volumes.

ifty-Two Engineering was awarded the HVAC contract for the St.Helena airport in 2014. St. Helena being an isolated island the majority of power comes from diesel power generation. With energy being a serious economic issue, efficiency and energy consumption were critical factors when choosing equipment.

The system offers an impressive Coefficient of performance (COP) of 4.0 meaning for every 1kw of power input you can achieve up to 4kw of cooling. As well as supplying Mitsubishi air conditioning system Fifty-Two Engineering designed and manufactured a flat panelrecuperator heat exchanger system.The recuperators work by re-using the waste heat from the buildings exhaust air and channelling it through a series of parallel aluminium plates containing the supply and exhaust air streams.
