The New Mammoth Baywest Mall Opens

T

he much-anticipated Baywest Mall in Port Elizabeth opened its doors on 21 may 2015.

Baywest Mall is located on the western side of PE along the N2 national highway. It is the catalyst and first phase in the development of the multi-billion rand greater Baywest City Precinct. At 90 000sqm, the super-regional Baywest Mall will be the largest shopping centre to open its doors in the Eastern Cape. Developed as a joint venture between Abacus Asset Management and the Billion Group, the mammoth mall will offer some 250 stores, restaurants and entertainment attractions such as an ice rink, an 8-screen Ster-Kinekor Cinema complex with an IMAX screen, a ten pin bowling alley, hi-tech games arcade and indoor dodgem cars offering. Baywest is arguably the most innovatively designed mall and differentiates itself by being one of the most compact superregional shopping centres. It has a totally unique architectural design in the shape of a square, which is unlike any other super regional mall in South

Africa. Most mega malls are expansive and shoppers have to walk a long way from one end to the other. But, Baywest Mall has a compact layout, with prime parking at each corner, and ultimately the shopper in mind.

There’s also going to be a beautifully landscaped Europeanstyled boulevard at Baywest Mall, where visitors can take in the fresh air in a secure environment before heading back indoors for a bite to eat or shopping spree.

Convenience of this layout sets it apart from other super regional malls in South Africa. However, the comprehensive mix of 250 tenants, in addition to attractions such as the mall being home to the only ice rink in the Eastern Cape, were integral aspects of the overall world-class offering at Baywest Mall.

Baywest Mall will no doubt be the flagship retail destination in the Eastern Cape, and is currently more than 92% let. International brands such as Swarovski, Lacoste, River Island, Express, Dune, Mamas and Papas, Superga, Timberland, Toss, Karaca, TM Lewin and Tom Tailor will make an entry into the province for the first time at Baywest Mall.

The mall will have several other distinctive offerings and features such as four quads inside its square-shaped design. These quads will serve as pause areas for shoppers, and be functional spaces with coffee shops and other eateries.

Construction of the new multi-million rand super –regional mall commenced in July 2013, and it employed close to 4 300 people on site and once open, the mall will employ a further 1 500 people.

Bringing it all together at Baywest Mall

B

etts Townsend is proud to be the principal agent and joint project manager, together with Abacus Asset Management, for Baywest Mall. The R2 billion, 90,000m2 mall will form the centrepiece of Baywest City – a massive new mixed use development in Port Elizabeth. The entire precinct is being developed by Billion Group and Abacus Asset Management in joint venture, and will create over 3,500 permanent jobs in the area.

This is not the first project that Betts Townsend has worked on for the Billion Group – the company carried out the project management for the impressive Hemingways Mall in East London completed in 2009, and brought the lagging Mdantsane City (between East London and King Williams Town) back on schedule. Work on Baywest Mall has required an incredible degree of co-ordination between all members of the project team, as well as on site. This fits well with Betts Townsend’s ethos of taking a hands-on attitude and maintaining a cohesive team approach. The sheer size of the building and the various technical, logistical and environmental aspects have all combined to make this a particularly challenging project. Nevertheless, the team has kept up with the construction programme and the mall will open in April as planned.

Phase 1, Monte Circle Office Development by Gothic Construction

T

he Monte Circle office development park, a project developed by Abland in partnership with Tsogo Sun is undergoing its initial phase. Monte circle Phase 1 is due for completion in August 2015. The contractor hired to undertake building activities on site is Gothic Construction. Gothic Construction was established in 1979 spanning over 35 years of experience in the construction industry.

This exciting new office development gives companies an opportunity to occupy space in a growing area with freeway access to the N1, which is conveniently situated off the William Nicol off-ramp within 2km of the Montecasino Precinct. This development is the first of 7 different developments that are being developed by Abland who own

the piece of land stretching from Monte Casino Boulevard all the way to William Nicol.

a certain high level of expertise to be able to execute. It is a challenge and certainly one we are enjoying.”

Construction work on the project commenced late November 2014 and is scheduled for completion on 21st August 2015. Construction Insight caught up with Patrick van Gool, contracts manager for Gothic Construction.

On Employment

On Sustainability “This is a green star project,” says Patrick van Gool. “This means we are taking care of the environment by ensuring the waste that comes out of the development is either recycled or reused. The waste on the site is collected after a separation process and is handled by a waste collection company, which then recycles all the waste from this development.”

On Challenges According to Patrick van Gool, the major challenge in this project is ensuring that the architectural identity of the general Monte Casino precinct is captured in this new office development. “There is a lot of architectural detail on the face of the building which blends in with the general Monte Casino ancient Italian Tuscan style architecture. This requires

On Technology Patrick van Gool explains, “We made use of a concrete technology called Penetron, which makes the concrete waterproof. Using penetron concrete is both cost-saving as well as time-saving in that we do not have to water proof the concrete once it is cured. Penetron is an add mix that is put into the concrete at the plant, making the concrete waterproof right from the word go. Penetron is not a new technology even though it is fairly new in South Africa.”

On Safety “On this project the developer, Abland took safety seriously and appointed a safety consultant to make sure all safety standards are adhered to. Gothic Construction also has its own in-house highly qualified safety officer to ensure that all Gothic Construction sites are up to the national standard. Additionally Gothic also runs a safety training program, where various employees are incorporated into the program and mentored and trained by the Chief Safety Officer.� Monte Circle will feature an Italian village ambience with a modern edge, offering tenants superior office space with high quality finishes, state-of-the-art systems and excellent accessibility. The phase 1 of Monte Circle office development comprises 2 buildings with three floors of office space and below that will be 2 floors of parking; with additionally an open area of outside surface parking to guarantee that all tenants and visitors have sufficient, safe and secure parking. Security will be ensured by access control to the basement and offices, as well as by on-site cameras and 24-hour security guards.

Kusile Power Station underway

F

or several years, concerns about South Africa’s power shortage have been mounting. With the growth of South Africa’s economy, the demand for electricity has increased significantly. Grid margins have been reduced and electric supply cannot always meet demand resulting in load shedding at times, which hashad a negative impact on communities and businesses throughout the country. It is imperative that new power supply is commissioned quickly to meet this growing demand and sustain South Africa’s economic expansion with as little impact on the environment as possible.It takes years to design and construct a power station large enough to alleviate the strain on the power grid. It has been over 20 years since a coal-fired power station has been built in South Africa, creating a skills shortage today.

Eskom is taking action to address the power crisis, while minimising the impact on the environment and awakening a dormant industry. The Kusile Power Station, which is being constructed in Mpumalanga, is one of Eskom’s most ambitious and innovative projects to date. Upon completion the plant will increase South Africa’s power supply capacity by 10% while reducing the environmental impact typical of coal-fired power generation.

Setting higher standards The Kusile Power Station will be Eskom’s most advanced coal-fired plant to date, and will be one of the largest coalfired plants in the world. In fact, it will be the largest coalfired power plant in the southern hemisphere once complete.

More power, less harm to the environment

Water is essential to the process of power production, but unfortunately water scarcity is another concern in South Africa. The Kusile Power Station will be usingair-cooled condensing technology to significantly reduce the station’s water consumption. The station has been designed as a ‘zero-discharge’ site,which means that all water effluent will be treated and re-used by the station instead of being discharged to estuaries.

Eskom is committed to mitigatingthe environmental impacts associated with coal power stations. To this end, the Kusile Power Station will be Eskom’s first power station which will utilise FGD to achieve 90% sulphur dioxide (SO2) removal and to greatly reduce other carbon emissions. The power station will also make use of six 800 megawatt (MW) supercritical boilers, with the result that less coal will be burnt and emissions per MW will be reduced. According to Abram Masango, the Kusile Power Station Project Director, “The Kusile Project was designed with the

has not constructed a project of this magnitude in more than 20 years, thus making difficult to obtain the needed skills in the construction of the project.”

Approximately 17 000 people are currently working on the project, and once the power station is fully operational it will employ approximately 600 permanent staff members.

Eskom is currently addressing the problem by establishing training centres in local communities toboth overcome the skills shortage and increase employment opportunities.Along with skills development the Kusile project will also benefit the community through immediate and long-term job creation.

Masango further adds, “Construction is going well at Kusile and a number of milestones have been reached.”The project was approved in March 2007 and construction began in May 2008. Eskom estimates that the entire power station will be completed by 2020.

Kusile power station – another world-class project supplied by Ash Resources

E

skom’s Kusile power station is being constructed using environmentally-friendly concrete incorporating the classified fly ash, DuraPozz®Pro, from Ash Resources’ Matla Plant. In this respect, Kusile is following in the footsteps of Medupi, which was the first Eskom power station constructed using a fly ash concrete mix. Since 2009 when concrete work began on Kusile, Ash Resources, South Africa’s leading fly ash supplier, has delivered over 180 000 tons of DuraPozz®Pro to the five concrete plants servicing the main contractor, Kusile Civil Works Joint Venture (KCW JV). The plants are those of the KCW JV itself, 3Q Mahuma Concrete, Crocodile Readymix, Franki Africa, and WBHO. “While committing to delivering to five different companies and operating sites seemed

challenging, it has in fact worked out extremely well,” comments Mike Moore, Ash Resources’ Segment Manager – Construction. “Our highly experienced logistics team, in combination with an excellent transporter, gives a flexible, responsive delivery service that ensures no one runs out of fly ash, even if a plant has to cope with unanticipated high demands.” The peak period of concrete structural work is now over but the KCW JV will continue to require fly ash up until 2016, when equipment installation will be the primary activity. However, additional projects are already underway, including a coal stockyard and an environmental control catchment dam for water runoff. The completed power station will require in excess of 600 000 cubic metres of concrete – equivalent to four Cape Town soccer stadiums! Incorporating DuraPozz®Pro fly ash in the concrete mix design produces a denser, more durable hardened concrete, consistent with the power station design life of a minimum of fifty years. Consistent high quality fly ash has also become a standard ingredient for helping to control the heat of hydration in mass concrete pours, as well as creating mixes with excellent workability and flowability. These were particularly important factors when much of the concrete had to be pumped in order to deliver the required volume rate on the very congested Kusile site, and then disperse through high density reinforcing without segregation or settlement. “We focus on total supply reliability to our customers regardless of the size of the project,” says Ash Resources’ MD, Tshepiso Dumasi. “We are proud to be supplying fly ash to the massive Kusile power station – a project that is vital for South Africa’s future economic growth.”

onstruction is currently under way at a rapid pace on the contemporary structure which will be the new premises of petrochemical giant Sasol. The ten storey high building which is aiming for Green Star Rating by the Green Building Council of South Africa will undoubtedly change the landscape of Wierda Valley permanently.

The Sasol Pension Fund in a 50:50 partnership with developers Alchemy properties is developing the multi million rand development. Described as a “floating glass box� by its designers, Paragon Architects, the building is the latest in a stream of high profile structures which Paragon Architects, led by Anthony Orelowitz, have been commissioned to design. Other iconic

Final touches being applied to the mammoth Sasol basement in Sandton

Giving it Gas in Sandton Introduction Franki Africa has received widespread acclaim for its foundation and general geotechnical work on a host of different basements in the Sandton area in Gauteng, South Africa. Two of the most recent include the mammoth 170 000m³ basement for the new Sandton premises of petrochemical giant, Sasol, and the 60 000m³ basement for the new head office of legal firm Webber Wentzel.

Sasol Magic “This is not just another building,” says Franki Africa’s Paulo Alves of the Sasol premises. “The building will have a massive footprint of about 6,500m² and will be 67 000m² in total,” he says.

“Our main challenge on this job was to excavate the 170 000m³ - of which 100 000m³ was decomposed granite rock - to a depth ranging between 14m and 18m and still complete the job in seven months, which is extremely tight from a time perspective” Alves says. “The granite required drilling and blasting, which is challenging in such a densely populated area as Sandton. We were of course considerate of our neighbours who were notified well in advance every time there was to be a blast.” Alves adds that this was a two-phase contract, which meant that Franki Africa did not have immediate access to the entire site. “It is fairly difficult to work under partial-access circumstances, which were exacerbated by the fact that there were also five large buildings on the site that had to be

demolished. We had to work while the demolition was taking place and on only half the site at a time. This left us very little room to manoeuvre,” Alves says.

Teamwork

But ultimately this project went off very smoothly starting with the fact that the original soil investigations were, according to Alves, pretty accurate. “There were no surprises,” he said.

Alves says that to complete, in seven months, two significant basements totalling 230 000m³ excavation and requiring drilling and blasting and the installation of hundreds of piles is no mean feat and one which could not be achieved without exceptional teamwork.

The scope of works included: 170 000m³ excavation; 6 600m² of lateral support; 169 (no) 600-diameter soldier piles, 550 strand anchors, 400 rock-bolts and a 6 600m² gunite face area. It also included approximately 85 (no) structural piles and the diversion of existing storm-water and sewerage lines that ran through the site. The Sasol project began in May 2013 and was finished by the December 2013 shutdown. The other basement, that of Webber Wentzel’s new head office, while considerably smaller than the Sasol excavation turned out to be quite a lot more challenging. Of the total excavation of 60 000m³, no less than 20 000m³ was extremely hard blue granitic rock. “This is very hard material which required extensive drilling and blasting,” Alves says. “But easily the biggest challenge on this job was the diabase dyke that we came across along the Rivonia Road face when we were installing the soldier piles. “This was unexpected and required a completely different piling application and technique, which entailed us replacing 40 (no) auger drilled soldier piles with 610mm diameter percussion-drilled piles, which took in excess of a month to install. “This too was a tight job with respect to time and in this regard we were put under pressure with the discovery of the dyke and when the demolition of the existing structure took longer than anticipated limiting the lateral support and earthworks access on site.” But Alves says the contract, which started in June 2013 and was completed by midNovember 2013, was still completed in an acceptable time-frame. The scope of works included: 60 000m³ excavation to a depth ranging between 8m and 14m; 96 (no) 600 diameter soldier piles; 240 (no) strand anchors and 250 (no) rock bolts and a total gunite area of 2 900m².

“Our team and our partners on these jobs, Zero Unlimited Earthworks and Pro-Frag Blasting, went way beyond the call of duty in order to get the job done professionally and on time. They often sacrificed weekends and never complained about the extra hours that were needed when the pressure was on,” Alves says. He adds that unless there is harmony and teamwork between all the players on complex geotechnical sites, all the expertise and experience in the world can mean very little. “From our project managers to the Zero and Pro-Frag on-site managers, these jobs were shining examples of how engineering and related teams can work together to produce world class results,” he says For both jobs Franki Africa utilised three lateral support teams and two Soilmec SR 30 drill rigs, which proved to be invaluable in the speedy and efficient drilling and installation of the soldier piles. “Balance between quality and time is always the issue in projects with tight timing and these machines as usual proved to be significant in us maintaining this balance,” Alves says.

here is an exciting and trailblazing development happening in Gauteng, with a whole new city between Johannesburg and Pretoria, rising out of the ground and the super-regional Mall of Africa set to open its doors in April 2016. New Polokwane private hospital to improve access to cost-effective, quality healthcare “Situated within the Savannah suburb of Polokwane, the hospital is expected to attract patients not only from within the city itself but from throughout the province. We have identified a particularly great need for highly specialised services such as cardiology, and the hospital will include a cardiac catheterisation laboratory. This will employ sophisticated imaging equipment to visualise the arteries and chambers of the heart to identify abnormalities and treat them. Patients will no longer have to travel beyond the borders of the province to obtain such services,” adds Du Plessis. he development of the new state-of-the-art private hospital in Polokwane will greatly improve the community’s access to quality private healthcare services and assist in stimulating the local economy.

Netcare Polokwane Hospital will initially open with 109 beds, but the facility is being developed in a modular way that will enable easy and rapid expansion in order to meet the growing needs of the community.

This is according to Jacques du Plessis, managing director of the Netcare hospital division. The construction of Netcare Polokwane Hospital, which is being developed in partnership with empowerment consortium Pholoso Holdings, commenced in February 2014 and is scheduled for completion by September 2015.

Du Plessis says that aside from cardiology, the hospital will offer a wide range of other medical and specialist services and, over the coming months, Netcare will be looking for opportunities to expand on these even further.

“This is a tremendously exciting project not only for Netcare and Pholoso, but also for Polokwane, the capital and heartbeat of the Limpopo province. Polokwane is developing rapidly and there is a great need within the region for the specialised and other healthcare services that the new private hospital will be offering,” explains Du Plessis.

Multi –Billion Power Plants on Track Avon Peaking Power project is located in Shakaskraal north of Durban, whilst Dedisa Peaking Power plant is located at the Coega IDZ in the Nelson Mandela Bay Metro. The 685 MW Avon Peaking Power plant (and the 335 MW Dedisa Peaking Power plant in Port Elizabeth), two opengas peaking power projects, will be the first large scale independent power producer (IPP) based projects in South Africa, outside the country’s renewable energy programme, following a power purchase agreement (PPA) entered into with state owned power utility Eskom. These projects will sell electricity to Eskom for 15 years from their completion through the two power generation plants. The agreement for the Avon Peaking Power project was signed in 2013 and construction started in April 2014. Commercial operation is scheduled to start in April 2016, adding 685 MW to the national grid.

The plant currently employs 1500 people - 97% South Africans and about 25% locally employed. The Dedisa Peaking Power plant will be operated in accordance with the terms of the power purchase agreement but will not supply electricity to the grid continuously. Peaking power plants can be dispatched at short notice and assist in stabilising the grid. Once operational, the plant will employ about 40 people. The two facilities are situated next to existing high-voltage Eskom substations, one at Dedisa, 20 km north-east of Port Elizabeth, and the other in KZN (Avon). The electricity generated by these facilities will be fed into the transmission systems of the two substations. Dedisa will comprise two units – gas turbine and generator. The turbine will use diesel (SANS 342) as the primary fuel and will use water injection for NOx control.

Construction started in September 2013 on the R3.5-billion Dedisa power station. The plant will help prevent blackouts nationally and complement the city’s power supply.
