TALES OF AN URBAN INDIAN
MAY 22 JUNE 3
2 & 7:30 PM
Starring Craig Lauzon [of the Royal Canadian Air Farce]
[Performances will take place on a moving transit bus] Age 16+ “My story is based on memory so it’s not entirely accurate, or fair…It’s a story I need to tell, not because it’s extraordinary but because it’s common, too common, and it’s not told enough” – excerpt from Tales of an Urban Indian This dark comedy is the semi-autobiographical story of Simon Douglas, a contemporary First Nations man raised on the reserve in British Columbia and the streets of downtown Vancouver, examining issues of race, identity and assimilation as well as themes that we can all relate to: survival, forgiveness, and ultimately hope. Equally as riveting as the story itself is the venue: a moving Mississauga Transit Bus that will stop at locations relevant to the story!

MODERN ARTIST:
The Dreamboats by jay kana
Paying homage to retro rock & roll since 2009, Mississauga’s incredibly hard working, talented band, The Dreamboats, perform cover songs between 1950 and 1965, with that groovy genre also influencing their original music. The band consists of Bryan Fligg, Gianmarco Fiacconi, Matthew Bestvater Tennison and Chris Hummel. Says Chris Hummel “we love the pop and blues style progressions, three-part harmonies combined with modern production. On stage, we stay true to the era through dance moves and matching wardrobe.” The name originates from the memorable “Johnny B. Goode” scene from Back to the Future where one of the gals in attendance referred to Marty McFly as a “dreamboat.” 2017 was a massive breakout year , which saw them embark on their first US tour (California for three weeks) and their second European tour (14 shows in four countries.) They performed at Ronnie Hawkins’ "Graceland of the North" estate dubbed the "Final Hoorah" before Hawkins sold the property. That gig saw them play with Jim Cuddy, Kris Kristofferson and of course, Hawkins. Their original music from two EP’s (Blue Singles Vocal Warm Up) were (and still are) featured on A-list rotation on AM740. Impressively, these were the first songs added to rotation in the last 30 years! Additionally, they performed at Moses Znaimer’s renowned ‘ideacity “conference and were invited to return in 2018. Locally, these fine fellows and Robbie Lane and The Disciples sold out Hammerson Hall at our Living Arts Centre.
Building upon an amazing 2017, they’re poised to catapult even further in 2018. The Dreamboats did another three-week tour in California, including the popular “Modernism Week” festival and are returning in autumn for additional gigs. This spring, they’re releasing a six-song album of originals called "Cat City Sessions" along with a collection of cover songs recorded at Mississauga’s Metalworks. In any niche market, the challenge is to stand out and be remembered. The Dreamboats, though hard work and perseverance, have achieved resounding success by staying true to their vision and crafting a positive industry reputation. Smartly, they blend both era-specific cover tunes along with original music to increase listener appeal. Their collective advice for other bands/musicians, courtesy of Hummel is “be versatile. Whether it’s teaching, songwriting, video and audio production, live sound, marketing, booking, etc. The more well-rounded you are, the more employment opportunities will come your way. Most importantly, have respect and be likable. You'd be surprised how often your name will come up for employment with that trait alone.” Looking forward, their goal is to earn a reputation as a household name, continue to make great music and videos, perform and receive radio airplay via charting singles. Most importantly, they strive to make friends, family and city proud of them while making a comfortable living by performing and doing what they love.

BUILDING A STRONG MATHEMATICAL MIND Co-operative Group Work
by kimberley langen, CEO & co-founder, Spirit of Math
®
Schools
Imagine having the opportunity to be in a room of brilliant people, not just for one day, but week-after-week. Imagine that you could listen to those brilliant people: to their logic; to their thoughts; and to their thinking. Also, imagine that you were able to share your own thoughts, getting immediate feedback from those people. Imagine that you were able to ask them to help you with problems that you just couldn’t seem to get through. Wouldn’t that be exciting? Now, imagine your children having the same opportunity, once a week for an entire year. Every week, they are being taken care of and guided through the process. This is the magic of a Spirit of Math class. When a group of high performing students who enjoy a work like it is candy for their minds, and who thrive on challenging questions get together, they just can’t help but get excited. Their minds are stimulated by the interaction. The challenges they pose to each other not only feed their enthusiasm, but change the way they think. When it comes to math, collaboration is critical. Working through
difficult problems starts first by struggling through them on your own; but after a little while, you will need to ask someone for help. Learning to use the ideas of other bright people will generate an explosion of new ways to think, and consolidate well thought-out, logical and realistic ideas. Cooperative group work and presentation skills are stressed in the Spirit of Math class, not only for their essential life-skills benefits, but because teamwork is often essential for a student to get the solution to a problem. Through teamwork, students develop the ability to work effectively with others, learning from their peers, and learning how to make helpful contributions to group learning. Our experience has shown that when we present mathematics at an appropriately complex and thought-provoking level, students naturally want to analyze their work and discuss ideas with their peers. SIX WAYS TO BOOST YOUR
YouTube Channel by victoria sheba
With nearly 80% of online content viewed in video form, there’s a vast amount of YouTube is channels both existing and being created. The challenge becomes how to stand out in a crowded room. The important factor is to know how to keep your audience entertained, engaged and coming back. Here are six ways to help boost your YouTube channel: INTRODUCE YOURSELF Tell your viewers a little about yourself and who they’re watching. Periodically do Q&A episodes to connect with your viewers and let them know more about you. DO A CHALLENGE Challenge videos are trendy and often receive plenty of views. Although some challenges are outrageous and dangerous, there are some you could try. The ALS ice bucket challenge, the Try Not To Laugh challenge and the Speed Drawing challenge are great ways to engage your audience. DIY AND HOW TO Teaching people new things is a strong way to educate your audience. Better yet, why not show your viewers how they can do things using their own resources instead of having to buy extra materials. From “life hacks” to saving money to being resourceful, this is a wonderful way to boost sharing of your video. GIVEAWAYS With fans giving you views, one way you can give back is by doing giveaways. This increases engagement, views and sharing. Plus, you’re offering something as a reward! Don’t make it too tough to win though, or else your campaign won’t be effective. REPLYING TO COMMENTS While the “don’t feed the trolls” line is worth noting, allotting time to answer some questions/comments from your fans goes a long way. It illustrates that you’re engaged with them and that you want to hear from them. BE CREATIVE For every episode, make sure you have new content. This will help your audience stay focused and loyal without getting bored. Coming up with new and trending material isn’t always easy but it’s definitely worth it in the end. There’s a finite number of times you can recycle your old material so look at your topic differently, brainstorm with friends/colleagues and try something new and exciting for an existing topic. Having fun and connecting with people around the world is something that we’ve only had recently so go out there and start creating! MODERN MISSISSAUGA | SPRING 2018

Ah, Nova Scotia… Canada’s Ocean Playground. With over 7,600kms of coastline, a plethora of attractions and absolutely delightful dining, this history-rich province makes for a memorable adventure whether it’s your first or hundredth visit.
12 MODERN MISSISSAUGA | SPRING 2018
I spent six remarkable days in Nova Scotia researching this story for you (you’re welcome!) and as I toured the province via road trip, fell in love with our east coast gem again. Here are your mustsee-spots when you go, covering attractions, food and lodging! The Halifax waterfront is absolutely breathtaking and is constantly bustling with excitement and things to see and do. With a working port on the horizon, hammocks on the dock, activities for folks of all ages, the launch point for city-tours (I recommend the 2.5 hour Deluxe Halifax City Tour) and a charming array of local shops and restaurants, Halifax’s famed waterfront is your focal point for fun. Hit up the Halifax Seaport Market (North America’s oldest Farmer’s Market!) the Maritime Museum of the Atlantic, the Halifax Citadel National Historic Site to get good eats and learn about just how deep Halifax’s historic roots run in Canada. My visit to Pier 21 really stood out as I’m a child of immigrant parents. My girlfriends mother and grandparents came to Canada via Pier 21 and walked that gangplank, along with thousands of others. Standing in the spot where they likely entered Canada for the first time was something I won’t forget. While it can be a sombering visit, it’s gives strong perspective to how our country was shaped and a further testament to how richly steeped Nova Scotia is in history. After all that sightseeing, head to the renowned Five Fishermen for fresh, delicious food, an upscale yet approachable atmosphere and… well… ghost stories. Famously the former morgue for Titanic victims, the stories of it being haunted flow freely from the staff. There’s plenty of fresh, local seafood and mouthwatering Angus beef on the menu, along with several other high quality items that’ll suit nearly everyone. They’ve certainly earned their reputation as one of the best dining options in Halifax. So you’ve been entertained and fed; now it’s time to rest your head, and what better place to do that than The Haliburton, a quaint, charming boutique hotel that offers an unmistakable cozy feel.
Nova Scotia Consisting of a trio of heritage townhouses joined together, my stay here was quite enjoyable and the room and service will certainly bring me back soon. Next up on my mammoth road trip, I headed northeast towards picturesque Pictou. Along the way, I made a stop in Truro to experience the 400 acre Victoria Park. The trails and waterfalls are breathtaking and after a couple of hours of walking and over 100 pictures later, I got back in the car in search of lunch. The famous Truro’s Pizza House on Willow St. was in my GPS and upon arrival, arrival, the owner, Nada, made sure my first Donair experience was oh-so great! The short, scenic jaunt from Truro to Pictou saw me land at the gorgeous Pictou Lodge Resort, where the customer service was topshelf. My cabin had a clear view of the water, was inviting, clean and created a wonderful atmosphere for a comfortable stay. Dining wise, I enjoyed the fresh seafood that was offered at the on-site Dining Room where again, the customer service and friendliness was typical east coast; friendly, conversational and warm. Carrying on with my east coast adventure saw me stop into the Caldera Distillery, where they produce premium rum and whiskey with locally grown ingredients for a smooth taste. If you’re into lavender, the Seafoam Lavender Farm is a good choice to pop in to and enjoy all sorts of lavender-based products. After a quick stop in Tatamagouche to experience their informative Road Train
tour, where you’ll learn about the history of this 600-ish person village (which really is quite interesting) I continued west and ended up at Sugar Moon Farm, an awardwinning, year round maple syrup farm. The staff walked me through the various types and flavours of our beloved maple syrup and yes, many samples were had. I checked into the Old Orchard Inn in Wolfville for a cozy stay and dined at the onsite restaurant for yet another meal full of fresh, mouthwatering seafood plus a beautiful view of the lush landscape that seems to be endless. Drive 20 minutes north and you’ll end up in one of my favourite spots, Hall’s Harbour. This quaint fishing town is gorgeous during the day with a coastal view that goes on for miles. At night, there’s a hauntingly beautiful essence that’s exuded by the fog and boats that’s simply unmatched and must be experienced. Next up was the enchanting Annapolis Valley, where not only did I soak in the elegant views of their agricultural regions from a high vantage point (and got another 100 + pictures!) but I also spent over an hour watching and filming the famous Bay of Fundy tides come in (one of the highlights of my trip!) I swung by the Annapolis Cider Company afterward and was given a tour of the facility plus a few samples. I’ve always liked cider and this place is a must-see for both the tastes and cozy atmosphere. As I left Wolfville for the Western Shore, I came across a lawn full of life-sized Charles

continued from pg 13... Schultz’s Peanuts characters in Chester. I pulled over and the family was kind enough to let me take pictures and video of this one-in-amillion find. Affectionately, the man behind this simply did it for his wife’s love of the cool cartoon characters. Finally making it to the Atlantica Oak Island Resort for lodging and food (both of which were magnificent with fresh seafood and a vivacious view of the water), I made fast friends with Guy Paul Thibault, an extremely talented, terrific, local musician who was performing that night. After his set, we chatted extensively about
music and life and I’m happy to say we still keep in touch. Historic and charismatic Lunenberg was calling and of course, I quickly answered. It was there that I met a truly wonderful lady, Shelah Allen from Lunenberg Walking Tours, who was the tour guide for the group I found myself with. She’s a lifelong Lunenberg resident and the hour long morning tour was so comprehensive yet fun and enjoyable without the information overload. I spent the next few hours with her experiencing the 18th century architecture, getting plenty of tidbits of history, restaurants, attractions and hidden gems that the area has to offer. The highlight was the small yet stunning Blue Rocks village, named for its blue slate rocks that kiss the ocean... if I had more time, I would’ve gone kayaking in the ocean… just another reason to return! The colourful houses, the beauty of a small town and the kindness and generosity of Shelah to give me a true behind the scenes look and true appreciation of this gem of a town made my stop here unforgettable. As my week-long adventure was wrapping up, I spent some time at iconic Peggy’s Cove. While not my first experience there, this one was different as I wasn’t on a set schedule and spent two hours roaming the area, walking and climbing the smooth granite rocks, elegantly touched for hundreds of thousands of years by the ocean waves, producing the smooth scenery enjoyed today. The abundance of places to sit, stand, climb, walk and gaze into the ocean are, to me, the biggest draw here. Yes, the actual lighthouse is lovely but there’s so much more to this fishing village to appreciate. The drive from Peggy’s Cove back to Halifax is in my top 5 for “best drives ever.” Seeing as I’ve driven over a million miles in my lifetime, the 44 km drive east on Hwy 333 is full of twists and turns was something you see in sports car commercials. The graceful angles, sweeping curves and picturesque scenery surrounding you is something that I’ll always remember. Before I headed home, I spent a night in Halifax at the Westin Nova Scotian in a gorgeous room overlooking the harbor and dined yet again (and happily) on fresh seafood at their onsite restaurant, Elements. I strolled the boardwalk leisurely as the sun descended into the horizon, recalling the past weeks’ worth of adventures, new experiences, new friends and a stronger appreciation for Nova Scotia. I’m thankful and fortunate to have engaged in numerous pockets of the province during my time there. While this visit to Canada’s Ocean Playground wasn’t my first, this experience solidified that there will be many more excursions to Nova Scotia in the coming years.

Last year someone boarded a MiWay bus 55 million times, or 1.05 million times weekly, the MiWay fleet puts on nearly 33.3 million kilometers collectively per year across Mississauga roads. That’s like driving the circumference of earth 830 times yearly. As such, MiWay’s fleet of nearly 500 buses need to be strategically managed and maintained as they crisscross the city serving our residents. We were invited to visit the MiWay headquarters and depot for a behind the scenes look at their vast network of buses and to get a first-hand look at what it takes to keep their fleet in motion. The big news at MiWay is the introduction of the new, 2017 model year Nova buses that have recently begun servicing Mississauga. This came with the recent Federal, Provincial and Municipal funding for transit to renew a part of an aging fleet, seeing as some current MiWay buses are 2003 models with over 1 million kilometers on the clock. The replacement of older models will be done over the next few years to space out deliveries and by December 31, 2018, we’re projected to have an even 500 buses on fleet. The breakdown of overall types of buses is this: • “Regular” buses, which are 40 feet in length • Articulated buses, which are 60 feet in length • Orange and white buses are for local routes • Blue and white buses are for express routes • And recently driving off into the sunset this March were the short, 30 foot Eldorado buses
16 MODERN MISSISSAUGA | SPRING 2018
So we’re getting new buses…huzzah! But won’t that mean we have too many on fleet? Nope, not at all. MiWay is replacing/retiring 30 of the 2008 60 foot articulated buses by year end to make room for the new Nova’s. As of April 30th there will be a minimum of 8 articulated buses in use coupled with 37 of the local 40 foot buses, all of which are orange and white. All in all, there’ll be 67 new Nova buses, 30 articulated and 37 local buses with a further 12 local Nova buses arriving this October, which completes the order. During a site visit to their primary garage at 975 Central Parkway West (there’s also a secondary location in Malton), we spoke with Darren Ridings, Manager of Transit Maintenance. After a few hours of conversation, it’s remarkable what Ridings and his highly talented team do daily to ensure MiWay buses are in the best of shape daily, year round. Every night, the hardworking team of General Service Persons (GSP) washes, cleans and fuels all the buses, ensuring they’re ready for the next day’s valuable passengers. These folks work very hard and while it’s a job that’s unseen by the public, it’s certainly one who’s effects are felt daily. Interestingly, a 40 foot bus and 60 foot articulated bus almost have the same sized gas tank with each tank respectively holding 492L and 467L. Furthermore, Ridings told me that there are no fuel gauges on MiWay buses. In fact, most city buses don’t have fuel gauges as it’s one extra gauge to manage. Worried that after reading this

a bus will run out of fuel? Don’t be. MiWay carefully planned their routes to make sure buses never run out of gas. Yes, buses are refueled daily but primarily overnight via the GSP team and through their onsite gas station. Their intricate RFID computer system provides a plethora of information, including how much fuel was put in, consumed, when it was done, etc. and it covers the entire lifespan of each bus. So if a bus is using too much fuel, Ridings and his team can analyze the data to find the cause and rectify it and ensure the buses are running as efficiently as possible. Miway has a 20% spare ratio of their nearly 500 buses to allow for routine maintenance, MTO Inspections, collisions, flat tires and other issues. You simply can’t remove half the buses at once to do oil changes, right? That’d nearly cripple the fleet and leave a ton of folks without transportation. I asked Ridings what some of his obstacles are managing one of Canada’s largest transit fleets, to which he replied “supplying the right number of buses in the right configuration to meet the schedule. Because there’s no one size fits all, that number changes daily and I’ve got to react quickly to that. My goal is to ensure everyone at a bus stop has a bus to board.” He goes on to say “my challenge is that anything mechanical or electrical can break, so my team and I try to minimize number of out of service situations by regular and preventative maintenance. Unplanned breakdowns are what I’m trying to mitigate…we keep a careful eye on the fleet and start predicting longevity of brakes, engine, etc.” The key here is finding balance of fleet maintenance. Each bus that has maintenance done is taken off the fleet and part of that 20% spare is used to fill in the gap. It comes down to maintaining buses to a high standard in a timely manner to prevent any breakdowns as to ensure seamless service for the public. Between the introduction of the new Nova buses and managing the maintenance of the existing buses, coordinating with scheduling and operations, reacting to situations out of his control, along with several other daily tasks, Riding speaks very highly of his entire team and realizes that they’re crucial to the Maintenance department’s success. Their effects of their hard work are felt, even if not seen. There’s often a flurry of activity at 975 Central Parkway West that contributes to keeping our city in motion.

6 GREAT
road trip rides by jay kana
It’s that time of year again where we start planning our warm weather road trips to create travel memories that last a lifetime. Here’s a list of my six favourite road trip vehicles for 2018 that make the journey that much better!
1. HONDA CLARITY
This Plug-In Electic Vehicle can run you nearly 600 km from a single charge and tank of gas combined. It’s comfortable, smooth and upscale. Plus, with the gas tank holding only 26.5 L of fuel, you’re saving plenty of cash on your adventure!
2. BMW X1
My favourite “X” offering from BMW, the 2018 X1 combines luxury, power, excitement behind the wheel and functionality for wherever the road takes you. Great visibility and a very comfortable ride, plus 505 L of cargo space make for a great road trip.
3. MAZDA MX-5 RF
Mazda’s iconic MX-5 now has a retractable hardtop, which is perfect for road trips. The wind in your hair, a crystal clear view of your surroundings plus a sexy car make for a vivacious voyage. This two-seater offers 127 L of cargo space, which will force you to pack only the essentials, otherwise known as being creative.

4. FORD EXPEDITION MAX
Got seven friends? Great! They can all fit quite comfortably in the massive and all-new 2018 Ford Expedition. With 15 cup holders, tons of technology and cavernous cargo space, this full-sized SUV is road-trip ready, whether is Moncton, Montreal or Maple Ridge. 400 horsepower, tech and gadgets galore plus plenty of leg room make this big and brawny truck your ideal highway companion.
5. NISSAN ROGUE
Nissans wildly popular crossover blends fashion and functionality with a smart, spacious interior. With fuel efficiency in the 8.5 L/100 km range plus several safety features, the 1,112 L of cargo space is enough for everyone’s travel bags.
6. HYUNDAI ELANTRA GT
The first car I bought was a 2002 Elantra GT and I did a few dozen roads trips with it. 2018’s version is so well put together throughout that it’s certainly road trip ready. There’s 705L of trunk space, very comfy seats, and a smooth and comfortable ride quality. All of this plus great fuel efficiency make the new Elantra GT a strong road trip vehicle options.

2018 HYUNDAI KONA by jay kana
Hyundai’s all-new Kona enters the 2018 subcompact hatchback market with a big splash. Prominent wheel arches, a strong, attractive front end design and thin LED day runners are certainly eye catching. The exterior design lines feature well placed curves and accents, wrap around tail lights, all of which reflect modern automotive design cues. You’ll certainly know when you see one on the road. Beneath the hood is either a 2.0L 4-cylinder engine with 147 horsepower 132 lb-ft. of torque or a 1.6L turbo 4-cylinder 175 horsepower 195 lb-ft. of torque. Sadly, yet understandably, there’s no three-pedal option on the menu. Front Wheel and All Wheel Drive options are trim level dependent. FWD fuel efficiency is combined 7.9L/100 km and the AWD comes in at 8.6L/100 km, all while running on up to 50L of regular gas.
In typical Hyundai fashion, the interior layout is smart, clean and ergonomically sound. The seats are quite comfortable and there’s a sturdy feeling behind the wheel for a car with such a small footprint. There interior sees some hard plastic but the majority of it won’t come into contact with your arms or hands. Standard features include a rear camera, Apple CarPlay and Android Auto, heated front seats, alloy wheels and a large colour touchscreen infotainment system. Climb the trim ladder to enjoy wireless phone charging, a heads up display, heated steering wheel, blind spot detection, lane change assist, rear cross traffic and other goodies. Plus, the functionality of 544 L of cargo space with the seats up and 1,296L with the seats down is a plentiful. On the road, the Kona is great for city life
as it’s compact, simple to park, enjoyable to drive, paired with strong maneuverability. Entering and exiting is quite easy and there’s no cramped feeling in the cabin. The high seating position is ideal for those who are downsizing from larger vehicles but value a high line of sight. Add in the generous cargo space and there’s little to dislike about their new offering. The 1.6 turbo provides brisk acceleration, great cornering and handling for its class and is surprisingly nimble and athletic, even with its higher stance. Priced from the low $20 K's to the low $30 K's, with seven trims and two engines, the Kona is stylish, tech savvy, agile, fun to drive and loaded with value. Whether it’s urban or rural routes, put this on your short list of small cars with big features.

MODERN ENTREPRENEUR:
Eddie Suliman by jay kana Longtime Mississauga resident and entrepreneur Eddie Suliman has become one of Mississauga’s premier wedding and events planner through an interesting path. After spending a dozen years in the aviation industry, Eddie found herself at a junction when the company she worked for suddenly shuttered on March 31, 2010. Through her time there, Eddie had organized several work events including the company’s largest Christmas party, something she enjoyed doing but never considered as a career. She began contemplating “Either I go back into aviation and stay in familiar territory or I start something new, take a risk and start my own company” said Eddie. After interviewing with another Canadian airline and barely not being hired, oddly enough Eddie was thrilled. She says “as I got to the parking lot and into my car, I had the biggest smile on my face and a feeling of absolute certainty because I knew exactly what I was going to do.” In the summer of 2010, she became certified in wedding planning and began actively volunteering within the industry to strengthen her knowledge and skills. Mystical Weddings was launched in January, 2011 and it’s been a remarkable journey. “The more I volunteered, the more my name got out there and I felt at home doing this. I love the creative and customizable opportunity I am able to offer and or provide to each client’s wedding… the magical moment when two lives become one is important to me and what drives me to do what I do.”
20 MODERN MISSISSAUGA | SPRING 2018
Expanding upon the success of Mystical Weddings, she launched Eddie Suliman Events in 2014, with a resume that includes Mayor Crombie’s successful 2014 Mayoral Campaign, Absolutely Fabulous Women Awards 2015 and 2016, Ward 10’s Canada Day Together Festival 2017 and more recently Mississauga Art Council’s Renaissance Masquerade Ball 2017, amongst others which include being involved with many local charity organizations. Eddie humbly says “No event is too big for me… my business will never be so big that I won’t be able to or want to do smaller events.” On overcoming challenges: “You have to think fast and walk slow, always be ready for the unforeseen, keep thoroughly organized and be sure to have a contingency plan.” This acclaimed entrepreneur wouldn’t change anything as she “believes everything happens for a reason” and offers this as advice to others: “volunteer experience is essential, especially when you’re breaking into any industry. Nobody is born knowing everything so create your own style and work hard. Know your worth and don’t feel bad about charging for your experience, time and efforts.” I’ve had the pleasure of getting to know Eddie over recent years and admire her steadfastness for her family and community and willingness to help others. She is indeed a strong success story and an inspiration to many, including myself. She concludes with “I’ve always been a positive person by nature; it’s important to follow your heart.” Do what you love as life is too short.”

6 WAYS TO IMPROVE THE VALUE OF YOUR HOME While the value of homes and property tends to generally appreciate over time, how much they appreciate will often depend largely on what you do with your home while you live in it. While there are certainly home upgrades that you will enjoy more, there are also home upgrades that will help you get a better ROI when it comes time to sell. Here are six ways to improve the value of your home that you can also enjoy: 1. FINISH YOUR BASEMENT There is probably no other project that can bring you a better ROI than a finished basement. 2. INSTALL WOOD FLOORING There is probably no type of flooring in greater demand right now than wood flooring. Be careful, however, if you are installing flooring as an investment. You may want to invest in something a little more neutral for future homeowners to enjoy. 3. CREATE SPACE Where once homeowners wanted features like a separate dining room and walled-off kitchen, today's homebuyers are looking for open floor plans and light, airy spaces. 4. NEW ROOF AND SIDING While a roof and siding may not be the "sexiest" of upgrades that will add the most to your own personal enjoyment of your home, they may provide the best ROI overall.
by sam mcdadi
5. PAY ATTENTION TO THE SMALL DETAILS While you may be used to the slight squeak the third step on your staircase makes or the chip in the tile in the bathroom, these are all relatively easy fixes that will go a long way towards convincing potential buyers that everything in your home is ship-shape. 6. SPRUCE UP THE BATHROOMS AND KITCHEN You want as large a pool of buyers as possible to be interested in your home, so you don't want to invest a great deal in something that is very taste-specific. Sometimes, a fairly inexpensive overhaul can actually give your kitchen and baths the same fresh, new look that a complete remodel would. As a real estate agent with more than 28 years of experience, I have helped hundreds of families sell their homes across Mississauga and the GTA. This is a list of the top six items I would recommend sellers to undertake. Call me at 905-502-1500 for more information.

is your pet showing signs of
DENTAL DISE ASE? With over 80% of pets aged 3 and older having some form of periodontal disease, it is the most common disease that afflicts household pets year after year. In severe cases, poor oral hygiene can affect your pet’s kidneys, liver, heart and brain. Be sure to watch for these signs that your pet might be one of them! 1. BAD BREATH “Dog breath” seems to imply that all dogs have bad breath. This should not be the case! While you shouldn’t expect your dog or cat’s breath to smell like roses, particularly foul smelling breath is an early sign of periodontal disease in pets. 2. EXCESSIVE DROOLING If your pet is drooling more than usual, it
could be triggered by dental disease. A build-up of tartar will rub against your pet’s lips and the sides of their mouth, encouraging increased drooling. 3. PAWING AT THEIR FACE Just like you might instinctively touch your jaw if you have a tooth ache, pets will paw at their face and mouths if they are experiencing discomfort. A pet who frequently paws at their mouth is likely experiencing some sort of oral pain as a result of gingivitis or periodontitis. 4. POOR APPETITE Eating can be a painful experience for a pet with inflamed gums or sore teeth. As a result of the discomfort they experience while chewing, your pet might
by julia zammit become reluctant to eat to avoid dealing with the pain, appearing as if they have lost their appetite. If you notice any of these signs in your pet, make an appointment with your veterinarian for a full dental exam. They will be able to professionally remove plaque and identify any issues. The best defense against dental disease is a proactive approach to your pet’s oral health. Incorporate brushing their teeth and providing dental chews into your pet’s daily routine. Don’t forget to also schedule appointments with your pet’s veterinarian for an annual oral checkup.

reasons to love

by john murray lewis | photo courtesy of sxc/freepik Here at Modern Mississauga, we adore the spring. Harmony, energy, regeneration... what's not to love? So without further ado, let's lay down 9 reasons why we think the spring is simply the BEST mechanical device for storing energy!

Who doesn't appreciate a little spring cleaning? Unlike your soul, marked indelibly by the stain of your original sin, cleaning a spring is a cinch. Apply WD-40, lick vigorously, wipe dry. Like new!

SIMPLE HARMONIC MOTION. Simply the

RENOVATOR by rob campbell
What does it take to turn a $650,000 house in Mississauga’s Applewood neighbourhood into a million-dollar home that is so astonishingly pretty it raises property values along the entire street? It takes an experienced home renovator with a wide spectrum of diverse skills, a business professional who can dream up cost-effective home improvement plans and build them on time and under budget. This rare practitioner is more than a good building contractor; he's a flawless administrator, an amateur architect and journeyman carpenter all wrapped in one amazing business entity. More than any other trade, the renovator becomes the house-poor homeowner’s bridge to future prosperity, comfort and style. Keith Travers, the builder behind Eastview Homes, has formed his own opinions, techniques and approach to the art of renovating houses; his design-build carpentry unlocks the true potential in each property. Like a gem-cutter who studies fresh dug stones, Keith surveys each house looking for its best angles before cutting, reshaping and polishing the property. In his preliminary walk-about, the Mississauga contractor takes in the structure from the curb and notes the angle of the sun overhead, and how the house is situated, and what it says to the world. Inside the domicile, like a diamond-smith he looks for flaws and dull facets that are uncomfortable and need brightening. And during that first survey he conceives notions which become schematics that remove ungainly portions to better open and expand interior spaces. The veteran home designer moves stairways, deletes walls, doubles doors, raises ceilings and adds kitchen islands to replace breakfast tables and become evening homework bars. Side-split houses with two bedrooms over the garage and stairs in the center of the home were built all across Mississauga in the 1950's and 60's, and these awkward small-box structures are being remodeled today, and are often expanded with home additions to reshape and modernize their interiors. Like diamonds-in-the-rough, their faded vinyl sided red brick exteriors are resurfaced with stylish wooden columns and comfortable front porches. Each house is given a unique and commanding curb appeal to make it distinctive among the tall trees of what are now mature and coveted neighbourhoods. Keith Travers knows the perfect family home is a jewel that unlocks the best parts of life in Mississauga. 2. Avoid pressing down on burgers or chicken, steak, etc., while they’re grilling as it squeezes out the juices and dries out the meat.
8. Food safety is a top priority! Eliminate cross-contamination
or vegetables using tongs opposed to a fork and limit the number of “flips” on the grill to once per item.
3. For that aromatic, smokey flavor, soak hardwood wood chips in water for three hours and then put them onto your charcoals. Using a gas grill? Put them into your smoker box following the manufacturer’s instructions.
4. Save basting for the end so the sugars in your marinade or sauce won’t have time to caramelize or burn.
5. Preheat your grill for 15 minutes prior to cooking to ensure the
right temperature is reached and to kill any bacteria. A well-heated grill sears foods on contact, keeps the insides moist and doesn’t stick. Searing also creates improved flavors through caramelization.
6. Even on a clean grill, lean foods may stick when placed directly on the rack. Reduce sticking by oiling your hot grill rack with a vegetable oil-soaked paper towel: hold it with tongs and rub it over the rack.

Get in the routine of scraping debris before and after each use. by using separate cutting boards, utensils and platters for raw and cooked foods. Refrigerate foods while marinating and never baste with the marinating liquid. Instead, make extra marinade just for basting. Interestingly, marinating also impedes the formation of potentially carcinogenic HCAs (heterocyclic amines), which form when grilling poultry, red meat and fish. Marinating can reduce HCA formation between 92 and 99 percent.
9. Always check the internal temperature before eating any type of meat via an instant-read thermometer.
10. Reduce flare-ups by selecting leaner cuts of meat, trimming
excess fat and removing poultry skin. Keep a spray bottle of water nearby to douse any flare-ups. The problem with flare-ups are that they cause carcinogenic PAHs (polycyclic aromatic hydrocarbons) to form on your food causing a peculiar taste. They can also char the outside of food before the inside has thoroughly cooked.
